Look no further than this issue for prime international examples of ambitious and innovative plans to provide stylish moorings for even the largest of luxury yachts. ART Marine Marinas has been appointed to transform Soma Bay Marina on the Egyptian Red Sea coast into an international destination with greater emphasis on the superyacht sector; and Marina Vela Barcelona, a new development in the port of Barcelona, Spain, will offer comprehensive yachting and leisure facilities and berth vessels up to 40m. The impressive master plan for The Melaka Gateway in Malaysia includes an exclusive marina, which will eventually have 1,000 berths. When completed it should prove to be the largest single marina complex in Asia and will cater for the most luxurious of superyachts. A more detailed article will appear in Marina World later in the year. Other impressive, ambitious and radically different new marina plans include Miami Mega Yacht Marina in Miami, Florida, and Golfito Marina Village & Resort in Costa Rica. The focus for Miami is, not only on exclusive covered superyacht berths, but on additional private onsite accommodation for captain and crew. Each of the 16 megayacht slips for vessels up to 200 feet (60.96m) comes with its own mini complex: parking for four vehicles, indoor storage, storage for two tenders up to 13.7m and a three-level luxury residential suite with private elevator. Golfito Marina Village & Resort will offer a new world-class superyacht destination in Costa Rica and ultimately have a 130-slip marina. The first phase of 50 deepwater berths includes mooring for vessels up to 350 feet (100m) and high level luxury accommodation for captains and crew. Despite the ‘resort’ tag, the emphasis is on privacy, much as it is at beautiful 1,000-berth Marina di Loano in Italy where a dedicated superyacht pier is now open for yachts up to 77m. It is particularly exciting to hear of plans for an ambitious upscale marina development in Albania. This country, situated between Greece and Montenegro, has a completely undeveloped marina industry and the planned €200 million project in Kalaja e Turres that is anchored by the proposed marina is the country’s biggest bid to date to attract tourists. A 720-berth marina is envisaged with a dedicated pier for visiting superyachts up to 75m in length, a VIP yacht club and a helipad. Work should start in 2016. We will continue to track these projects and more in coming months.

Stavros Katsikadis, president of the Greek Marinas Association and managing director Flisvos Marina, Greece, will speak about the Greek marina industry: “Now that the worst of the global recession finally seems to be behind us, I think there’s more and more room for cautious optimism when it comes to yachting in the Mediterranean and Greece. I will give direct, up-to-date information regarding the Greek yachting market and its place in the region, including, especially, new marina developments and the latest lowdown on government plans related to upcoming concessions, as well as new legislation affecting local industry.” Nikos Koutsodontis, general manager K&G Med Marinas Management, will present examples of operational practices implemented within the K&G network of four marinas and 2,800 berths: “A network of marinas is the best tool to establish best operational practices. Our company recently joined the D-Marin Group, bringing our marinas into the fold of a huge network stretching across the Mediterranean. This will give customers at our marinas access to special benefit programmes, and is just one of the many ways in which we emphasise the role of marina networks.” Jean-Michel Gaigné CMM, international director FFPP (French Marina Federation) has visited marinas worldwide. He shares his insight on best operational practices: “We all know that in business as well as sailing it is the little things that can make the difference… and that the devil is often in the detail. I plan to highlight some of the examples of good practice I’ve gleaned from around the world. Examples include practical issues that make customers happy while facilitating marina processes and improving operating procedures.”

MALAYSIA: The Prime Minister of Malaysia YAB Dato’Sri Mohd Najib Tun Haji Abdul Razak has unveiled the master plan for The Melaka Gateway, a massive new island development in Malacca, writes Mike Derrett. The development will comprise one natural and two manmade islands – spanning 609 acres – and feature 15km of premier waterfront villas with private jetties and an iconic 290mhigh Gateway Beacon Tower, which will house a 7 star hotel and luxury apartments. The project is being undertaken by Malacca based KAJ Developments and is already under way, following an on-site launch ceremony on 7th February. The Prime Minister struck a note in his speech of mega changes that are evident in leisure and tourism globally including the rapid rise in the number of High Net Worth Individuals (HNWI) in Asia, who are spending increasing amounts on leisure, including large yachts for purchase and charter. “The Melaka Gateway is a ground breaking and innovative tourism project that complements the government’s tourism ambitions by attracting an estimated 2.5 million additional tourists over the next 12 years,” he said. Datuk Michelle Ong, CEO of KAJ Developments, said: “The construction of Melaka Gateway

is a much sought after waterfront investment due to the heritage of Malacca and its strategic location in the Malacca Straits astride one of the world’s classic routes for yachts venturing into Asia from the west.” A key component of the project is an exclusive marina, which will eventually cater for 1,000 yachts. When fully completed, it will be the largest single marina complex in Asia. According to Alan Pickering from marina consultants, Prometheus Marine, the first berths should be operational late in 2014. Present at the launch was HE Mhd Al Shaali, chairman of UAE-based superyacht builder Gulf Craft, who said “I am extremely pleased to see the launch of the project, which will provide much needed additional berths and service support facilities for our Majesty range of superyachts in Asia.” Malaysia has few obstacles to leisure boating as there is zero tax on leisure boats, no compulsory registration or licensing and no requirement for crew to be licensed on yachts under 24m.

AUSTRALIA: Abell Point Marina in Airlie Beach, Queensland, is in the process of a multi-million dollar transformation that owner, Paul Darrouzet, believes will make it the most vibrant marina precinct in the Whitsundays. Supporting a total rebranding and tag line, ‘Stay, Play, Explore,’ the marina team is focusing on offering more choice and personalised service to support the revamped amenities. The marina has 507 wet berths and can accommodate vessels up to 60m in length. Special facilities and services are available for superyacht captains and crew. Changes also include improved and increased car parking and an ongoing project to develop a 2.5 acre community park. In conjunction with the re-launch and, as part of its vision to create a destination experience, the marina has announced its support of Abell Point Yacht Club (APYC). Darrouzet said: “Most marinas around the world have a yacht club which attracts people to visit and provides the opportunity to run sailing and cruising events.” He will thus assist APYC in delivering its 2014 event calendar and strengthening participation in on- and off-water events out of the marina.

Taking Soma Bay to the next level EGYPT: ART Marine Marinas has been appointed operator and manager of Soma Bay Marina on the Red Sea. The marina is positioned within a large coastal resort that boasts diverse luxury hotels, residential developments, a world-famous spa and golf course and coveted dive and kite spots. The Dubai-based management company was appointed to enhance

and further develop the marina as Abu Soma Development Company general

manager, Ahmed Dabbous, explained: “Given their internationally recognised experience and quality, and their keen environmental standards, ART Marine is the right partner for the development of Soma Bay. It is our objective to expand the number of our berths significantly to accommodate bigger boats and yachts. We are confident in becoming an international destination that offers unique homes and quality vacation destination.” Bruno Meier, COO of ART Marine and head of its marina division, said: “Soma Bay is a beautiful holiday resort and we are proud to have been selected for the refurbishment and management of its boutique marina. Like all marinas in our network, we will implement our high standards of operation. However, we will also create a unique flavour for the marina and make it one of the most sought after destinations in the Red Sea.” According to Meier, Soma Bay currently has one 40m berth, four 30m berths and several 20m berths. “We are currently busy refurbishing the marina (new pedestals, cleats, new office etc.) but the resort and the golf club are all operational and doing well,” he told Marina World. The company is also working on a phase two plan but the size and scope of the berthing arrangement is still under consideration.

Completing yacht berths at Luhuitou

CHINA: Work is well under way on the second phase of Luhuitou Marina, the first public marina in Sanya. The project has been divided into two sectors: a tourism boat zone and a yacht zone. Construction of the tourism boat zone began in October 2012 and was

completed in September 2013. The area has 22 berths (7 x 18m, 9 x 32m

and 6 x 37m) and currently moors up 13 vessels and a cruise boat; a 64% occupancy level. Building work for the yacht zone berths will begin in earnest next month (June) and is scheduled to take 16 months to complete. While 72 berths already exist in this sector, 129 will be added to bring the total to 201. Other amenities include yacht service and repair centres and a tourist complex of shops, restaurants and other leisure and entertainment facilities. The complete project represents a total estimated investment of RMB 296.5 million (around US$47.5 million) and is funded by Urban Investment & Development Co. The marina has been designed by NDA Group and is being built by Shenzhen Botongna.

Plans confirmed for new Canaries marina SPAIN: Calero Marinas of Lanzarote has confirmed plans to build a 290-berth marina at Morro Jable in the south of Fuerteventura island in the Canaries. Work on the new facility, to be known as Marina Jandía, will commence as soon as Marina Lanzarote is completed. The launch of the €8.5 million investment project was attended by President Paulino Rivero of the Canarian Government and Domingo Berriel, president of Canarian Ports and Minister of Public Works, Transport & Regional Policy. The President of the Cabildo (local government) of Fuerteventura, Mario Cabrera, also took part and spoke highly of Calero Marinas president, José Calero. “Based upon his previous achievements, we have a guarantee that the work carried out here will be of a very high standard and will provide a quality, complementary offering to tourists,” he said. Marina Jandía will have a total area of 64,180m² and will berth vessels of 6 to 35m in length. It will also have a commercial area of 2,000m² to accommodate 20 retail outlets. Calero Marinas has declared its commitment to

Westhaven expansion under way NEW ZEALAND: Waterfront Auckland has awarded Bellingham Marine New Zealand the design/build contract for X and Y piers at city centre facility Westhaven Marina. The project consists of over 1,710m² of new concrete pontoons. The pontoons are being manufactured at Bellingham’s plant in Otahuhu, Auckland, and production started in April. Bellingham will also provide the pile design and perform all installation work including all utilities and accessories, from the security gates to the new pump-out system. The new pontoon will become the bookend of the southern side of Westhaven and a number of features were included in the overall design. Examples include sewage outlets to individual berths and underwater lighting for the entire city side of the new pier. Waterfront Auckland’s general manager of marinas, Tom Warren, confirmed: “The new Y pier is the first major project to be delivered from the

recently released Westhaven Plan. The pier completes Westhaven to the east and allows Waterfront Auckland to deliver a project that not just expands the marina but includes a significant fuel facility along the edge of the new berths.” Once complete, the two piers will

add a total of 64 berths to the marina, which already boasts 1,860 slips. The new berths will help meet an existing demand for a variety of vessel lengths from 14 to 20m and demand for multihull berths.

Results good for ‘35th’ year end ITALY: Maritime engineering company, Ingemar, celebrates its 35th year with a positive financial year end statement. The group closed 2013 with a consolidated balance sheet of more than €10 million and, as of March, had a contracts book for 2014 that exceeds €3.5 million. Last year the company completed three new prestigious marinas in Manfredonia, Polignano a Mare and La Spezia that signalled signs of recovery in the flagging Italian yachting sector. It also secured contracts for Port Hercules in Monte Carlo, La’Ala in Kuwait, Aspropyrgos in Greece and Aqaba in Jordan. SPAIN: Formentera Mar has been selected to oversee the new Marina Vela Barcelona now under construction in the port of Barcelona. The company will work alongside firms from the Balearics and Catalonia.

Comprehensive plans for Marina Vela Barcelona include wet berths, drystack, plentiful amenities and public spaces.

The marina will have wet berths for vessels of 15 to 40m and a three-storey drystack facility – a first for the port – to house 189 boats of up to 9m in length. Floor area will measure 3,400m² and the building will incorporate space for shops and other commercial premises.

Vela will boast plentiful amenities and public spaces. Key facilities include the Mirador building with restaurant, bar etc., and the spacious drydock plaza. There will be a 400m long x 19m wide promenade on the top of the breakwater and a 350m long x 18.4m wide walkway on the Ribera Quay.

New-season upgrades at Dutch marina NETHERLANDS: Marina Muiderzand on the Ijsselmeer in Almere has completed the first stage of a three-phase pontoon upgrade programme. During the winter months, Poralu Nederland delivered three new floating pontoons. Poralu installed its signature system with aluminium frame and non-slip polypropylene decking and added very spacious finger pontoons; 60% of berth length. All berths have electrical connections operated by keycard and monitored and controlled via bespoke software from the marina office. Water taps are provided at 20m intervals along the pontoons and a separate system is available for washing boats. The pontoon decking incorporates solar LEDs and normal LED illumination is installed on the power pedestals. The software constantly monitors the quality of the drinking water and automatically switches off electrical supply whenever an electrical plug is removed. Marina operators, Den Daas Recreatie, have invested in an access control and payment system developed by CAT Control Systems and a 50-ton Roodberg boat hoist. The marina has secured Blue Flag status and TYHA 5 Gold Anchors.

Located in a well-protected basin on the north arm of the Frasier River on Richmond Island, it has 220 slips for vessels of 30 to 80 feet in length and a drystack building for smaller boats. Full utilities are provided at all slips. The floating concrete Bellingham Marine (BMI) docks are terracotta in colour with rounded finger ends. Inspiration for the colour was taken from a high-end BMI-built megayacht marina in the British Virgin Islands. In addition to securing the design/build contract for the marina, Bellingham’s scope of work included electrical design and supply of electrical equipment. The Milltown Marina development has transformed an area on the island that has suffered years of neglect further to heavy industrial use. A comprehensive clean-up of the water and upland property, and various habitat restoration measures have brought the area back to life. The developers hope that the marina will give residents and visitors a chance to reconnect with the riverfront and also provide some relief from chronic mooring shortage. Currently, waiting lists for mooring in Vancouver can stretch up to eight years.

Ligurian marina opens new superyacht moorings by Robert Wilkes What can compare to making port amongst the beau monde on the French Riviera? Monaco, Cannes, St Tropez…the names are legendary. But it’s virtually impossible to find berthing there in high season without a reservation made months in advance. And once you’ve squeezed your stern in and set your bow anchor, your privacy, peace and serenity may be rare and fleeting. For a different experience, cruise just 40 nautical miles east from Monaco to Loano on the sun-drenched Ligurian coast. Enter the 1,000-slip Marina di Loano and ease into an available finger-pier berth. If you arrive in a yacht up to 77m, you may be among the first to enjoy the just-commissioned section of the marina newly remodelled for superyachts. While Loano lacks the celebrity glamour of Monaco or Cannes, this new marina has its own allure. Marina di Loano provides five-star service for guests who appreciate tranquillity and

privacy. The marina is still new, having just opened in 2011, and bills itself as ‘a destination within a destination’.

Marina architecture The facility is anchored by a spectacular three-storey yacht club centrally located in the marina. The design and architecture of the yacht club and surrounding facilities was accomplished by the renowned Florentine architect Guido Spadolini of the firm Spadolini & Architetti. Spadolini is himself an avid sailor, and it shows. For anyone building a new

The large main lobby, stairwells and promenade deck of the yacht club give the illusion of being on a transatlantic ocean liner. The pool on the top deck is bracketed by dramatic fountains and surrounded by substantial cruise ship railings. A ‘control tower’ that serves as the harbourmaster office rises two storeys above the yacht club like the bridge of the ship. The theme has been tried before, but few have succeeded as magnificently as Spadolini has at Marina di Loano.

Port history The plan for the Port of Loano was originally designed in 1938 by naval architect Filippo Bonfliglietti. Due to the war, the works he designed were not built until the 1950s. The massive rubble-mound breakwater is 60m wide, 6m high and 900m long, offering protection from a 6m (20ft), 100-year wave. A 300m long, 5m high inner pier completes the basin. Originally designed to support a fishing fleet of about 40 boats, the resulting basin was much larger than needed. That proved to be fortunate a half century later after the explosive growth of recreational yachting. Whether because of bravado or farsightedness, Bonfliglietti’s marvellous breakwater is sized for a modern, world-class marina. Bonfliglietti, who in the 1920s also designed an aircraft carrier for the Italian Navy (it was never built), didn’t live to see Marina di Loano nestled in the protection of his breakwater, but he would undoubtedly be delighted by the sight of 77m yachts in his harbour.

Ownership structure The marina is now owned and operated by Unipol Group headquartered in Bologna, Italy, one of Europe’s largest insurance companies. Unipol also owns and operates other businesses, including property and exclusive vineyards. Marino di Loano was officially launched in June 2011. Operational management has been entrusted to Marine Partners, a company that specialises in marina management. The director of Marina di Loano is Marco Cornacchia, a former professional sailor with vast international experience in nautical management.

They moved the marina’s transient moorage (100 berths) to the other side of the basin. In addition, a number of the smaller berths were removed. This left room for the marina to build seven superyacht berths - from 55 to 77m built to the exacting standards of quality the superyacht customer demanded. The redesign accomplished two key goals. Firstly, larger berths would generate more revenue. Secondly, they believed that attracting dramatic superyachts to the marina would raise the image of the property. The marina’s original pontoons are a combination of concrete flotation and steel truss bracing, a traditional system often seen in the Mediterranean. A typical module consists of evenlyspaced concrete floats attached

Marine Partners was familiar with superyacht moorings around the world, including Port Forum in Barcelona and Yacht Club Costa Smeralda Marina on Virgin Gorda in the British Virgin Islands. Staff spent two months at the marina on Virgin Gorda and became familiar with the custom-designed, super-sized, onepiece modules manufactured and installed by Bellingham Marine. They wanted a similar system for Loano, and not just the pontoons. Marina di Loano envisioned a fully dedicated superyacht facility in every way. They chose Bellingham Marine’s licensee in Europe, CM Ferrer, because they knew that with Bellingham’s backing the company would be able to manage the challenges inherent in a superyacht project. Chris Lamont is operations and technical manager for CM Ferrer. “The pontoons we built for Marina di Loano are a marked improvement from the marina’s original pontoons in size and stability,” he said. “They have more load-carrying capacity and a higher freeboard better suited to the

Miami readies for innovative megayacht club An innovative marina project poised to attract superyachts to Miami, Florida, has secured essential approvals from the Miami River Commission. The facility, to be developed on the existing site of 45-slip Brisas del Rio Marina just a few minutes from central Miami and South Beach, will be known as Miami Mega Yacht Marina. The project includes covered slips for 16 megayachts of up to 200 feet (60.96m) in length. Each will have covered parking for four vehicles, indoor storage, storage for two tenders of up to 45 feet (13.7m) and captain/crew quarters; a new and unique concept in private marina design. Project architect, Tony RodriguezTellaheche, director of architecture and real estate for Florida-based HCD Developers initiated the concept of incorporating captain and crew quarters into the main vessel storage building. He explains that in most marinas the captains and crew are housed either in neighbouring hotels or in accommodation separate from the vessel storage building. In his design, 16 three-level luxury residential units – each with individual private elevator – form part of the main building. The

captains and owners will be able to see their vessel through 20ft (6m) high floor-to-ceiling windows in bedroom and living room. Owners, captains and crew members also have access to a clubhouse, dining area, spa, media room, exercise room, internet room and swimming pool. A business centre, concierge and transportation will be at the disposal of captains, crew, owners and guests alike.

Ideal location A marina has been on site at 1583 NW 24th Avenue since the 1940s and proven to be an ideal location for vessels wishing to moor close to city amenities. In 2013, however, the current property owner, Homero Meruelo, decided that the existing antiquated and deteriorated facilities should be redesigned. He turned to HCD Developers and was particularly pleased to see plans for the new living and storage quarters, right across from each slip and all in the same building.

Plans for Miami Mega Yacht Club were presented to the Miami River Commission’s Urban Infill Working Group & Greenways Subcommittee in February 2014. The committee recommended that the full Miami River Commission approve the project. “It’s the right thing for the river,” said committee chairman Jim Murley. “The concept is sound. This is the right land use... [the megayacht industry] is a very important industry in the region.” On 3rd March the commission unanimously gave the go-ahead, and one commission member described the project as ‘a breath of fresh air’. The owner has retained Susan Engle, president of EnviroCare, Inc., former president of the Marine Industries Association of South Florida and author of some of South Florida’s waterrelated legislative ordinances, to handle the complex environmental permitting issues. Historically, superyachts looking to moor up in South Florida have been heading for Broward and Palm Beach counties due to the lack of adequate facilities for large vessels in Miami Dade. Bringing more of them to Miami will have a big economic impact. As proof, the developers cite a 2006 study stating that the megayacht industry contributed more than $700 million to all three counties. The study also showed that the 1,500 megayachts in South Florida waters in that year helped create nearly 7,400 full-time jobs.

Architect, Marceline Ruckstuhl, who heads up the Spanish firm, said the aim is to develop a world class destination for visitors from all over Europe. “The project for the new port aims to respect the spectacular natural environment and sensitively integrate with the existing landscape. At the same time, the project follows an energy efficient strategy with an environment-friendly energy concept and a modern system for waste disposal in order to keep the area clean.”

Superyacht focus at ‘Port Albania’

Construction work on a marina in Kalaja e Turres in Albania is scheduled to start this year. The new facility is set to be world-class and will have over 720 berths including moorings for superyachts up to 75m in length. The marina is part of a broad development project which, at over €200 million, is the largest investment in Albania’s tourism industry to date. Hotels, residential villas, commercial outlets including shops, restaurants and cafés, golf, spa and other sports facilities are included. The project is believed to have great location benefits between the increasingly popular sailing routes of Croatia and Montenegro and the established tourist destinations of Greece and Italy. The marina should have big potential as both a visitor and a home port. Led by the Swiss investment and project management company FINSEC Ltd Zug and its Albanian subsidiary FINSEC Port SHA Tirana, the project calls for expert designers and architects. There is strong collaboration with financial institutions, hotel operators and potential investors. An international multi-disciplinary team has been established to create a truly unique destination in the region.

Planning the marina The marina master plan has been developed by Turkish consultancy firm Arti Proje Consulting Ltd of Istanbul. Managing partner, Tunc Gokce, is delighted to be working on a project that he describes as both challenging and comprehensive. “With extensive sector experience ranging from master planning to marina operation, we have been able to introduce a unique design perspective to the development project,” he said. “In line with the aspirations, the marina itself will also include a VIP yacht club, a helipad and a dedicated pier for visiting superyachts to attract upscale customers.” The planning and architecture of the port village is the responsibility of Emilio Tuñón Arquitectos, Madrid, one of the most prestigious architecture firms in Spain. Features of the plan include a hotel, casino, commercial outlets, restaurants, villas and over 150 apartments.

According to FINSEC board member, Peter Ruckstuhl, the first phase of the project comprises a hotel with 120 guest rooms and over 150 apartments, the spa, a tennis academy, sports arena, the yacht club and marina. A manmade canal will also offer apartment owners the option to have a boat moored directly in front of their home. Construction work on the tourist complex is scheduled to complete in 2016 but Ruckstuhl has a far reaching vision for the future. “The marina is the first phase in our future investment development plan. This foresees an extension over 170 hectares of land where hotel resorts, spa, golf, villas and other facilities will be built,” he said. “Following the start of the construction of the marina this year, we will concentrate on the second and much bigger phase of development, aiming to maintain and enhance the surrounding areas and deliver a luxury mixed-use resort concept. We will then seek further collaboration opportunities with other investors and operators who are ready to join us in the completion of this ambitious project,” Ruckstuhl confirmed.

Golfito resort to be key superyacht destination Golfito Marina Village & Resort, Costa Rica’s newest world-class superyacht destination and luxury resort property, is scheduled to break ground next month (June).

Quality decking from recycled carpet US company NyloBoard, a manufacturer of building products whose patented process uses recycled carpet fibre to create durable and ecofriendly products, first gained acceptance in the marine industry a decade ago with its high strength material NyloSheet. Now turning its attention to the marina sector, the company has released NyloDeck – a composite decking option with no wood or PVC content. Introduced as a concept in 2010 and launched in 2012, NyloDeck combines the best of today’s composite material options into one entirely new product. This has been subject to extensive third-party and in-house testing. Like other products in the range, NyloDeck is extremely strong and impervious to moisture, rot, termites, mould and mildew. It can thus be used in applications over or even under water. Its structural integrity is high. NyloDeck can be attached using face screws or hidden fasteners without concerns of mushrooming or cap stock and core deterioration. It is claimed to have outstanding screw withdrawal and wind uplift resistance, making it ideal for docks exposed to wind and waves. NyloBoard also claims its product has the lowest thermal expansion rate of all wood alternative decking resulting in dramatically less board movement as

temperatures change from season to season. Unlike WPC or PVC composites that are thermoplastics, NyloDeck is a thermoset material. This enables it to better resist heat and remain rigid when exposed to high temperatures. In addition to high strength and rigidity, it is lightweight and of attractive, natural-looking finish. Maintenance requirements are minimal and the product is backed up by a 25-year limited fade and stain warranty. NyloDeck was recently incorporated in a customised dock system in North Wildwood, New Jersey, which was designed and completed by Innovative Marine Solutions (IMS). Crowe Butte sees the light When it was time to renovate Crow Butte Marina on the Columbia River in Richmond, Washington, the Port of Benton hired Riedesel Engineers to put together a redesign. The prime mover when it came to selecting a decking material was light filtration. The US Army Corps of Engineers (USACE) – the body that protects and maintains water throughout the USA – ruled that permits would only be granted if the decking comprised 50% open area. The Port of Benton upped the goal yet further as it sought 60% light penetration. Riedesel selected Eco Series Steel Dek from Marina Dock Parts to achieve the 60% target and thus aid the growth of underwater vegetation and benefit native fish species. The product was used for decking pontoons and gangways. In addition to satisfying the ‘open air’ requirement, there were other

benefits for HDB Marine, the company contracted to build the new docks and install the pontoon decking. HDB reported that the decking installation took 75% less labour time and required just simple stainless steel screws. Other advantages included conformity to the Americans with Disabilities Act; ability to span 24 inches on centre support; slip-resistant texture; low solar reference; LEED conformity; and mould resistance. The product has a 40-year life expectancy, a 25-year warranty and

is affordably priced per square foot. Multiple colours are available. The installation team at Topper Industries, manufacturer of the gangways, said the Eco Series panels were simple and easy to install. Waterfront focus in Michigan

Sustainable Kebony decking for 68 seasonal slips at Marina at Harbor Shores, Michigan.

The Harbor Shores project in Benton Harbor, Michigan, is a comprehensive environmental and economic development initiative that is transforming a 530acre polluted brownfield site into a vibrant waterfront community. Although home to thriving manufacturing facilities until the mid1980s, change came swiftly with over 6,000 jobs lost over an 18-month period. Factories closed and moved overseas leaving behind contaminated land, rubbish and dilapidated vacant buildings. Over the past 30 years, the pollution has been remediated and the site cleared in preparation for residential homes, a Jack Nicklaus signature golf course – and the new Marina at Harbor Shores. Marina at Harbor Shores will provide 68 seasonal slips ranging from 40 to 80

feet and 1,500 feet of alongside mooring for transient vessels of up to 200 feet in length. The pontoons for the 68 slips are being supplied by Floatation Docking Systems of Cedarville, Michigan and will feature Kebony decking. Edgewater Resources, the designer and developer of the project, selected Kebony for its appearance, durability, price and sustainability. Having designed more than 300 marinas around the world, Edgewater Resources has utilised nearly every type of decking material available.

The company has been continuously monitoring Kebony since installing nearly 12,000ft² of decking on a public boardwalk and marina south of Chicago, Illinois. According to reports, not a single piece of the Kebony decking has cupped, warped or twisted to any significant extent and no pieces have been replaced. The report compares this with a 1,000-slip marina with traditional treated pine decking where over 5% of the decking boards needed to be replaced due to timber movement in the four to six months between installation and marina opening. While the owners of the Marina at Harbor Shores chose Kebony for its durability and cost savings over time, they also chose it because it looks as beautiful as ipe and other tropical hardwoods without the added cost and negative impact on the environment. Kebony technology is a patented process that enhances the properties of non-durable timber to give it similar characteristics to the best performing wood. Softwoods like pine and some non-durable hardwoods are impregnated with a bio waste liquid (furfuryl alcohol) derived from agricultural crop waste. This is permanently grafted into the wood cell wall resulting in greatly improved durability and dimensional stability. The Kebony decking is a visible expression of the commitment the owners of the Marina at Harbor Shores have towards building a sustainable waterfront. Australian marina doubles capacity Geraldton Batavia Coast Marina in the booming Midwest coastal town of Geraldton in Western Australia (424km north of Perth) has been refurbished. A multi-million dollar jetty replacement project, which commenced in December 2013, has now resulted in an all-new look for Jetty A. Jetty A incorporates a floating marina pontoon system, wider walkways and finger pontoons. Work to replace the jetties was undertaken by Walcon Marine Australia and Permastruct Micro Mesh marina decking from Perma Composites was selected for the new design. The system has doubled berth capacity at the marina by adding

And the quest for a better environment has, in this case, resulted in a technology that leads to even less waste of resources as the pontoons are so durable.”

New technology for concrete docks Swedish marina builder SF Pontona has developed an entirely new method of constructing concrete pontoons. The resulting product, Prodock, offers a lightweight, long-life, corrosion-free alternative to heavy-duty concrete pontoons – making it cheaper to ship and cheaper to buy. The development journey for Prodock took several years and was initiated in a bid to find an alternative to timber systems. “We’re not allowed to use the same pressure treated wood as before for standard pontoons,” explained SF Pontona CEO, Fredrik Odhe, during a presentation in the Marina & Yard Pavilion at METS 2013. “This has reduced the life expectancy of timber products.”

A concrete product was the ideal solution for a company that has specialised in concrete pontoons and breakwaters since the 1920s. But reinforcing a lighter weight pontoon with traditional steel presented corrosion problems.

“Normally we protect the steel with a thick protective layer of concrete. The thicker the topcoat, the longer the product holds up,” he continued. “By utilising basalt instead of steel, we avoid the unfortunate problems caused by corrosion. The service life of the pontoons is not as yet known but all of the materials used in our Prodock series are corrosion-resistant steel, concrete and rock.” The floating stability of Prodock is retained despite having 3cm thick walls instead of the traditional 8cm.

A new product required a new material and, in cooperation with basalt specialist ReforceTech, SF Pontona developed an innovative basalt fibre based solution. “This allows us to cast very thin walled structures using light

Cost is a major factor. Prodock pontoons are slightly cheaper than timber and concrete pontoons but considerably cheaper than solid concrete pontoons. Entire life cycle cost, however, could well make them significantly more cost effective. “If a yacht club could accept a higher initial expenditure, for example, it would gain in lower operating costs,” he added. “In the future, greater requirements will be placed on local authorities when they need to purchase new pontoons. Requirement specifications are often so poorly planned they become overwhelmingly price-orientated and price becomes the dominant evaluation factor but we hope that this trend is changing.” Standard Prodock units measure 10m long x 2.4m wide and have a freeboard of 0.5m. He turned to MarinaWare to provide a solution for his accounting and tracking problems. Using timetested double entry accounting, the company was able to reduce accounting errors and implement an Owner Assessment feature. This technique generates the invoices, collects the payments and distributes the monies to the appropriate owners – minus the management fees. The final step in the process was using the built-in Auto Pay function to withdraw or deposit funds based on the customer’s or owner’s balance.

Keeping track of inventory and accounts Two very different marinas have recently streamlined their management practices by adopting software systems developed by Washington-based company MarinaWare. Ko Olina Marina (above) on the island of Oahu in Hawaii has 344 slips and a busy schedule as the point of departure for guest tours from the new Disney Hotel Aulani. With a MarinaWare system already in place to manage the boat slips, marina manager Chuck Krause decided to expand the use of the software for his newly remodelled shop. By implementing Point of Sale with Inventory Control and utilising standard UBC barcodes, he is now able

to streamline the process of ordering products and keep an accurate check on products received. With up to 90,000 guests a year leaving the docks for snorkelling, whale watching and fishing excursions, keeping the queues to a minimum is paramount. Now that each customer spends less time at the cash register, Krause says the new system is “like coming out of the dark ages.” Managing the money was a key driving force behind experienced

Boat Village Professional is an online service coordination and boat management tool that gives marinas, service yards, dealers and brokers the ability to proactively track each client’s vessel, receive automatic reminders when service is due and notify clients within The Boat Village application. It also allows service professionals to create a boat profile for each client, giving them instant access to relevant information about onboard equipment and supplying automatic reminders when service is due. “The Boat Village Professional Edition allows marine businesses to offer the same digital conveniences as a bank or a retailer,” explains My-Villages founder and CEO Kevin Hutchinson. “That kind of service gets people talking and attracts customers – and that is what grows our professional users’ customer base and revenue.” When marine businesses adopt the Professional Edition they benefit from an integrated and co-branded communication campaign. Mobile software empowers marina staff As customer expectations increase, marina and boatyard service levels must also increase. In order to empower staff to better serve customers at the marina or onboard their vessels, Pacsoft is preparing to release a new mobile version of PacsoftNG.

The system enables staff to take meter readings; process new or amended berth bookings and other service charges; and conduct onboard checkin and check-out. The system can be integrated with PCI compliant EFTPOS and credit card receipting and can record operational issues for follow-up; record customer requests; book requests for concierge services; conduct arrival or departure customer surveys whilst checking a vessel in or out; collect visitor and customs information; and display local visitor information for visiting crew. Other uses are envisaged. These include using the system as a simple point of sale station on the fuel dock and using it to take berthing fees for short term visitors or to collect swing mooring fees. Pacsoft also recognises the need for staff to be able to answer customer questions when they are away from the marina, and the mobile module is ideal for smaller marinas. Managers can take the device home and still be able to confirm bookings and access other information without being on duty at the marina. Developing a system that works irrespective of network coverage has been essential. “We

recognised that many marinas cannot easily provide comprehensive Wi-Fi coverage, especially for an onboard service,” says Pacsoft’s Chris Thomas. “We have thus ensured that our new Pacsoft Mobile Module is capable of working on or offline with automatic synchronisation when Wi-Fi coverage is available.” In the future, use will be expanded for boatyard technicians to manage timesheet records and record purchase parts requests while they are working on a boat. The 46-berth facility is set amidst a high end resort-style residential development on the banks of the Lunchoo River on the Straits of Johor, Malaysia. Jib crane saves time and money A new 13m-high slewing jib yacht crane at 100-berth Heiligenhafen boatyard in Ortmuehle on the Baltic coast of Germany has successfully completed its first season of operation. Built and installed by German specialist Vetter, the crane is of Boss type and has a capacity of 25,000kg and an outreach of 5m. It is of a box girder design and its jib can be turned endlessly through 360° eliminating the need for time-consuming reset movements. The crane has been installed on a column so as to be as close to the water’s edge as possible. Many safety and time-saving features are incorporated. A load display attached to the hoist ensures that weight is checked during lifting procedures and the display digits are 100mm high to

make them easily visible from operator level. In addition to the main hoist, the system has been equipped with a crane for mast stepping, which has a capacity of 500kg and an overall installed height of 19m above ground. This is attached to the main jib and has been designed to enable retrofitting with a big ball bearing connection should this be required. The crane could then be slewed independently from the main jib giving operators the option of lifting a boat using the main jib (from a trailer for example)

and stepping a mast at the same time. This is a valuable time-saving service for customers.

Managing berths – dynamically Group SCE companies SCE, Naomis and Creocean are now offering a new Dynamic Berth Management (DBM) service. The aim is to help marina operators optimise their facilities and implement berthing solutions that are adapted to seasonal factors and user needs. Inspiration for the DBM concept came from the French marina industry where the challenge is on to expand capacity while minimising the use of coastal space. Peak season capacity is a major issue and a handful of pioneering regions and harbour authorities are addressing the problem by implementing DBM. Examples include Port d’Azur for the Greater Nice area and Compagnie des Ports du Morbihan in Brittany. DBM is an innovative marina management idea that works to ensure that different marinas, facilities and related service providers complement each other. Although unregulated, it is covered by legal frameworks. Similar to car parking management systems that allocate spaces that are free during the day, DBM is based on the berth turnover of different user groups and the desire to find a win-win solution. Studies have been realised

by SCE in the context of planning the new Treffiagat-Le-Guilvinec Marina in the Finistère area of Brittany. Demand for berths is high, and flexibility has been achieved by means of a transparent and fair incentive-based pricing policy. Cooperative boat owners declare when and for how long they intend to leave their berth and are subject to a bonus and penalty scheme. For example, the average boater will rent a berth at the standard market price (no bonus or penalty). The local boat owner, with a high level of in/out traffic, will benefit more from the bonus related to the large number of outings than be penalised for the non-use of his boat. The boater who rarely leaves the marina can offset the penalty for non-use of his boat by informing the harbour master that the boat will remain in its berth.

The DBM system is currently being tested at a small anchoring point in the middle of a fishing port. The local maritime authorities are working to create a marina. At Treffiagat-Le-Guilvinec, the DBM process is expected to free up around 20 wet berths in peak season. This will increase the revenue generated by regular users throughout the year and generate extra revenue from visitors. A better knowledge of how

Marina focus for golf course consultant

Links Capital Advisors, Inc., a property firm specialising in golf course sales and acquisitions throughout the USA, has formed Marina Capital Advisors, LLC (MCA) to serve the marina industry. The firm will be led by Chris Charnas, founder and principal of Links Capital Advisors. He has teamed up with Cy Oelerich, a tenured property professional formerly with Insignia/ESG (now CBRE) to launch the new group. MCA will focus on the acquisition, sale and management of marinas, recreational ports, coastal

harbours, boatyards, yacht clubs and waterway resorts throughout the US and will support all aspects of marina brokerage. “We see a market with tremendous upside and an excellent opportunity to represent both institutional and individual marina owners with personalised, professional service,” Charnas explained.

“The business of marinas is fragmented and immature – similar to where the golf course industry was 30 years ago,” he added. “Large companies seeking large, profitable deals on the coasts are abundant but there are few companies or mid-sized organisations exploring inland marina operations.” In addition to offering brokerage services, MCA

The company was formed of two distinct business divisions: OceanLED and a separate commercial non-marine lighting division trading as Lietcorp. OceanLED USA LLC remains unaffected by any changes made in the UK. The management of OceanLED’s marine division has now purchased the assets of the marine business, secured investor funding and relaunched the company as OceanLED Marine Ltd. Lietcorp has been acquired by Future Energy Lighting Technologies Ltd. Derek Duffill, who joined OceanLED in January as CEO, confirms that the UK manufacturing facility is now back to full production capacity.
