Change for the better It was good to see a resounding start to the busy 2011 marina conference programme with a record number of registrations for the International Marina & Boatyard Conference (IMBC), held in Fort Lauderdale, Florida, in January. And, as was expected, IMBC set the stage for some of the key themes that will be discussed at conference venues in Singapore, the UK and Australia over the next four months. Significant emphasis is being placed on the industry’s need to respond positively to ‘change’, to look to the future and think about innovative ways to boost customer loyalty, grow boating on an international level and improve the overall customer experience. The World Marinas Conference (WMC 2011), Singapore – the first of the ICOMIA series to be held in Asia – will appropriately focus great attention on developing new marina markets and promoting leisure boating. Discussion topics will span several continents with emerging markets such as Russia, the Middle East, South East Asia, South America, China, Korea and India, for example, all up for analysis. Operational and environmental issues will be amongst the topics appropriate to operators in established marina markets. New horizons as opposed to new markets will be the overall theme at Marinas 2011, Australia, where presenters will focus on the future of marinas in terms of best business practices, innovation, design, sustainability and the wider regulatory and planning environment in which they operate. A special presentation will additionally be given on social media, a topic that will also be picked up at the UK Marina Conference where the primary focus will be on ‘change’. Presentations on innovative marina practices and new marina developments will follow a keynote addressing major trends that will shape the future of small businesses. The need to take responsibility for shaping your own future was a clear message delivered by motivational keynote speaker, Vince Morvillo at IMBC. A keen sailor and yacht broker who has been blind from birth, Morvillo encouraged the audience to overcome business challenges by acting rather than waiting. “Change is an opportunity. We must embrace the change, work with it and become comfortable with it,” he urged. “We have to look for what’s possible and see what the opportunities are.”

Mooring up in Central London UK: A new marina at Imperial Wharf in Central London is due to officially open this quarter, offering over 600m of Thameside berthing space in the fashionable Chelsea district. The facility was designed and built by Walcon Marine under a contract valued at around £750,000.

The River Thames is a challenging environment for marina construction with its daily tides creating powerful currents, significant volumes of river traffic generating wash, and the risk of floating debris. Walcon used its System 21 allwelded steel pontoons with hardwood decking and fibre concrete floats for the layout, anchoring the pontoons with 27 deep-driven piles. The pontoons are fully serviced with water and electricity. Access from the riverside is via fixed 6m and 18m bridges supported on two, four-pile dolphins leading on to an articulating 30m long bridge that, in turn, terminates on a specially converted steel barge. The design loading on the bridges is 5kN/sq m and they have a spacious internal width of 2m. Michael Woolf, a director at Imperial Marina Wharf, commented: “It was a complicated project that took five years to realise from the original conception. However, we were glad to have Walcon Marine working beside us as we faced a succession of challenges and the marina is now open for business as a top quality, long-term mooring facility for leisure boats.”

First phase completes at Redcliffe AUSTRALIA: Following several years of planning, stage one of a threephase marina development on Moreton Bay in Redcliffe, Queensland, is now complete. The marina includes 74 marina berths, ranging from 10 to 15m, an architect designed building development comprising a marina

administration facility, boat shed, shower and laundry facilities and a covered community area. It also features a large grassed area and

extensive landscaping with interwoven pathways for cyclists and pedestrians. Being developed by Peter Harburg, director of Compass Marinas, with the approval of Port of Brisbane and Department of Transport Queensland, the project is coordinated by Karl Morris of Compass and Bellingham Marine’s project development manager, Wayne Priestley. Great attention has been paid to environmental impact and the use of any timber products in the marina has been eliminated. To meet the developer’s request, Bellingham Marine Australia installed a full composite waler system – its first in Queensland – and, to enhance quality and appearance in general, utilised single-piece rounded pontoon finger ends. Other features of the marina include specially designed kneebrackets to create more water space and installation of Marine Technologies’ Platinum pedestals with Compass Marinas’ corporate colours of blue and grey. In addition, vandal-proof water taps were fitted across the entire marina. These can only be activated by berth holder key and will reduce water waste by minimising drips. Compass Marinas has also requested bilge and black water pump-out facilities.

heavily involved from marina design stage to floating dock installation. Float calculations paid special attention to the additional weight of the distribution panels, transformers and other services to ensure a proper balance and Technomarine utilised aluminium docks of three different capacities to

accommodate the wide range of boat sizes. Slips for small boats have tapered fingers and slips for larger vessels have rectangular fingers. The docks feature hardwood decking and customised cleats, and a fixed breakwater protects the marina from the open sea.

COLOMBIA: Marina Santa Marta, already included in the IGY Marinas network, opened for business last September. Tucked into one of the most stunning coastal areas of the Caribbean, the marina offers 24-hour security, heliport, pump-out, fuel, restaurant and a host of other amenities. On-site local port authority, immigration and customs officers are to hand to speed entry procedures. The marina has 256 slips, five of which are dedicated to yachts of up to 132 feet (40m). Official opening set for NIYC CHINA: Final work is under way on Nansha International Yacht Club (NIYC), due to open in September. The project, which incorporates a 350-berth marina, is located at the seaward entrance to the Pearl River in Guangszhou, close to Hong Kong and numerous southern Chinese cities. Described as one of the highest quality Chinese marina projects to date, Nansha’s marina was designed by NDA utilising a bold concept that promotes modern sailing and watersports while retaining the 18th century cultural heritage of the site. “The insight of the client and a detailed analysis of the history of the navigation routes of the ‘Companie des Indes Orientales’ [French East India Company] between Europe and Asia enabled us to design a unique architectural style,” said NDA CEO, Emmanuel Delarue.

Financed by Hong Kong Fok Group and local government, NIYC will be part of a marina village complex with cafés, restaurants and conference facilities. The marina features five floating piers and alongside slips for yachts up to 45m. All berths have water and electricity and a service area is planned with a 50 ton boat hoist and pump-out system. A high speed fuelling station will be located along the breakwater. The club was inaugurated last November at the Guangszhou Asian Games when 80 slips were available to boaters.

Second stage progress at Ocean Village GIBRALTAR: After completing first phase works at Ocean Village Marina in April 2008, Poralu Marine has won the tender for stage two. The total value is approximately €1,250,000.

For stage two, Poralu has designed and built 72 additional moorings for boats of 12m, 15m, 18m and 25m lengths. Installed on piers and on ‘Ellipse’ anchors, manufactured by Poralu’s partner Nautiscaphe, the pontoons are clustered around a ‘leisure island’ complex comprising bars, shops, offices and casinos. Poralu and Nautiscaphe installed

200m of pontoons in time for last year’s boat show, retained 50% of these in original position and reorganised the remainder around the island after the show. Work on site continued with the installation of moorings and buoys and a further 100m of pontoon. Ocean Village Marina will ultimately be able to offer 300 berths for vessels of 10-45m.

The first residential and retail complex, named Teuta, offers restaurants, delicatessen, book store, coffee shop, furniture and home accessories store and more.

Enticing crews to Montenegro Now entering its second year of operation, Porto Montenegro Marina and nautical village in Tivat, Montenegro, is offering 183 of a projected 630 berths for yachts up to 100m in length. Emphasis has been placed on ease of access and early implementation of a range of leisure facilities and yacht services that will prove particularly enticing to superyacht crews. Located in the heart of the Bay of Kotor – Europe’s ‘southernmost fjord’ – the Porto Montenegro development is funded by Canadian gold mining entrepreneur, Peter Munk, in partnership with a consortium of international entrepreneurs and yacht owners that includes Lord Jacob Rothschild, Nathaniel Rothschild, Bernard Arnault, Oleg Deripaska and Sandor Demjan. The vision for the facility is to rival Antibes, Monaco and Porto Cervo as a premier port for yachts of all sizes, with additional infrastructure for superyachts, their owners, captains and crew.

Porto Montenegro has partnered with the Knightsbridge International Schools, London, to open a bi-lingual school, operational since September 2010 and a nautical museum is planned for this year. The exhibition will include old submarines and industrial machines to highlight the industrial heritage of the Tivat site, which was originally a naval dockyard.

Prestigious waterfront properties enjoy superb marina views.

The master plan for the project includes 630 berths, over 130 of which will be home to yachts greater than 30m in length. Porto Montenegro village will have premium residences, a yacht club, hotels, spas, casino, shopping areas, restaurants, a nautical museum and a market.

A Lido swimming pool, designed by British architect Richard HywelEvans, will also be completed in 2011. Measuring 64m in length, it will be suspended above the sea with spectacular views of the marina and the beautiful Bay of Kotor.

Berths with property With incredibly friendly taxes and yacht laws, no capital gains tax and just 9% income/company tax, Montenegro is a low cost place to live. Property at Porto Montenegro could also prove to be a wise investment as marina-side residences continue to be amongst the best performing property assets. Introductory prices have also been well below that of equivalent developments in other parts of the Mediterranean. To stimulate the creation of a thriving marina community, Porto Montenegro aims to attract residential purchasers and yacht owners simultaneously. Residential buyers have first choice of long-term berth licences and are offered a 75% discount for the first three years, whilst the project is constructed. Owners will, subsequently, have a guaranteed right to an annually renewable berth licence. Teuta, the first residential building that was made available for sale in April 2009, exceeded sales targets by selling all of its 29 residences (studios to four-bedroom duplexes priced between

Likewise, the opening of the marina a year ahead of schedule, in June 2009, proved an instant success with berths fully booked for the duration of its inaugural summer. After the successful sale of Teuta, Porto Montenegro is taking the next step in establishing the thriving marina community by building residences in its next two buildings, Ozana and Zeta. Ozana will be home to the exclusive Porto Montenegro Yacht Club and enjoys a spectacular waterfront location with the marina to its west side and the intimate Venice Square inner harbour to the east. Its 23 premium waterfront residences overlooking the marina, each with generous private terraces and many with private pools, will form the heart of Porto Montenegro’s vibrant nautical lifestyle. Ozana is expected to be one of the most sought after buildings of the project with one- to three-bedroom residences attractively priced from €230,000 to €1.8 million.

three-year period or €1,962 per annum. The third building, Zeta, is ideally situated on the main pedestrian boulevard. Its 22 residences enjoy large terraced gardens and west-facing views to the waterfront, together with mountain views to the east. Housing here is even more affordable with prices starting at €145,000 and including a marina berth allocation with a 75% reduction in licence rates for three years. A comprehensive article on Porto Montenegro was published in Marina World September/October 2009 (Volume 10, Issue 1).

As dusk falls, lighting gives the marina a very special ambience.

Berths continue to be priced in line with first phase residential purchases to offer good value for the short and long term. For example, purchase of a two-bedroom apartment in Ozana for €850,000 will allow a 15m boat to be berthed for only €5,885 in total over a

SUPERYACHT FACILITIES Visitors give perspective to the enormous scale of the docks, pilings and bollards. Victor International has partnered with Yacht Club Costa Smeralda to operate the new marina and clubhouse facility under the Italian company’s prestigious flag, which also flies over its facility in Porto Cervo, Sardinia. YCCS is also famous as the home yacht club of America’s Cup challenger Azzurra.

First deep-water moorage in the BVI As the number and size of superyachts steadily increases, moorages with appropriate accommodation and services are ever more in demand. The developers of Yacht Club Costa Smeralda (YCCS) in the British Virgin Islands (BVI) have made a giant leap forward in providing facilities for elite yachts in the heart of the Caribbean. Robert Wilkes reports While the YCCS welcomes vessels of all sizes for short and long-term transient moorage, the just-opened marina is notable for its deep-water, side-tie berthing for vessels up to 100m (330 feet) in a secluded, unspoiled setting popular with superyacht owners and captains. Until the YCCS marina opened, deep-draft superyachts had no alternative but to anchor out, shuttling passengers ashore and running generators full time. YCCS’s North Sound location is sheltered against the northern tip of Virgin Gorda and in the lee of nearby Prickly Pear Island. The naturally deep cove is protected from prevailing winds and ocean swells and is free of surge. The marina offers a total of 762m (2,500 feet) of side-tie moorage. When hosting regattas and special events, YCCS can greatly multiply the number of boats it can accommodate by switching to Med-moorage style stern-to-dock tie ups. YCCS’s new marina and clubhouse offer an ideal base from which to cruise the Virgin Islands archipelago.

St. Barts, St. Martin, Antigua and Montserrat are only a few of the destinations a short distance away and Virgin Gorda is portal and embarkation point from which to reach the great arc of the Leeward and Windward Islands. The project is the vision of developer David Johnson of Victor International Corporation, Auburn Hills, Michigan. Victor International has several large, successful US waterfront developments to its credit, and has a strong presence in the BVI. Other properties on Virgin Gorda include Biras Creek Resort (not far from YCCS) and Oil Nut Bay Resort Community and Beach Club on the northern tip of the island.

In a part of the world where nothing is ordinary, YCCS marina is most extraordinary. Its design, manufacture, installation…even the “Roman clay” colour of the floating pontoons, was especially made for this project. Steve Ryder, manager of project development for Bellingham Marine (BMI), said, “The oversized concrete floats, including the massive 20-foot-wide main walkway, have 36 inches of freeboard. We’ve constructed superyacht facilities around the world, and these floats have the highest freeboard of any we’ve ever built.” Generous freeboard has important benefits for larger yachts. It facilitates a secure, well-cushioned side-tie and helps with guest access, resupply and boat maintenance. Bellingham Marine designed and manufactured the floats for the marina in Jacksonville, Florida, and shipped them from West Palm Beach, Florida, to Tortola. “The shipping and receiving process was a daunting task,” said Ryder. “We had to set the floats in the water at Tortola, assemble them into sub-assemblies, and tow them fifteen miles to the site.”

At YCCS a 330ft superyacht can tie-up in a natural, deep water harbour.

Victor International has a reputation for waterfront development using best environmental practices. No dredging or other intrusion to the natural environment was employed in the construction of the marina, and every aspect of the project was handled with sensitivity to the pristine environment. No paints, galvanisation or other materials with toxins that could leach into the water were used.

SUPERYACHT FACILITIES The sturdy 16ft wide gangway is built to resist hurricane force winds. At the time BMI installed the marina, the adjacent shore was inaccessible. “It was thirty feet above the water with no beach,” recalled Ryder. “We had no place to store materials, no power, no fresh water and nothing to secure to. We installed the marina entirely from the sea, working on watercraft. The job site had some of the most unusual working conditions our division has ever encountered.” The shore infrastructure to support the marina is now built and operating and the clubhouse is under construction. The marina’s electrical system is powered by the island’s existing municipal grid. A wastewater treatment and water recycling plant and a desalinisation plant are under construction and will be ready soon. When completed, the YCCS fresh water system will be entirely self-sufficient. The marina is engineered with the strength to withstand hurricane weather. “To meet the 145-mph wind-resistance requirement,” said Ryder, “the designers specified steel pipe pilings, sleeved with HDPE to protect the environment.” The connection from the elevated shore to the floating marina required two additional construction challenges. First, a robust shore-side pier was constructed by Meridian Construction, a local contractor from Tortola. Finally, a 60foot long, 16-foot wide gangway, or ‘mini bridge’ as it was called by Ryder, was built from the pier to the marina’s main walk. The pier, the gangway and the marina are all stoutly designed to stand up to the Caribbean hurricane season. The marina uses specially designed power centres from Marina Power & Lighting, a division of Eaton, Inc., which provide a wide range of receptacles from 30 amps to 200 amps with provisions for direct connection to

480 volt service. All units will provide lighting and a full array of amenities, including potable water and pump out hydrants to all slips. For fire protection, a Fast Attack fire suppression system has been custom built on a GEM cart vehicle and will be capable of providing AAA foam to any fire emergency on the docks. Aesthetic touches include underwater lighting as well as deck lighting cast into the concrete modules themselves. Specially designed ‘sails’ mounted to the pile system provide areas of shade on the walkways. Extensive on-board provisioning and concierge services will be available, as well as on-site customs service to enable yachts to enter the British Virgin Islands at the YCCS marina. The beautifully appointed clubhouse is scheduled to be completed later in 2011. The Yacht Club Costa Smeralda clubhouse will blend European

sophistication and the raw, untamed beauty of the Caribbean. Its dining room will be preparing continental- and Caribbean-style fusion cuisine. The club is designed to host regattas and private events and includes a large events lawn. The club itself will include a reception area, club room, dining room and an outside bar overlooking the swimming pool with a stunning view of North Sound. Inside and outside dining services will be capable of hosting up to 150 guests and 300 guests for events. The Club’s concierge yacht service will offer catering for visiting yachts. YCCS is renowned for organising international sailing events. The Virgin Gorda location opens the season with the Caribbean Superyacht Regatta & Rendezvous on 17th-21st March, 2011. This will be followed by the Transatlantic Superyacht Regatta that starts in Tenerife in late November 2011 and will finish in the British Virgin Islands during the first two weeks of December 2011. The new marina is already considered by many to be the finest in the Caribbean with the luxurious world-class service visitors have come to expect from the Costa Smeralda name. The opportunity to tie up to a dock at a five-star marina in the middle of an unspoiled turquoise paradise will be a powerful allure to many Caribbean cruisers, and especially to the owners, captains and crews of the world’s most glamorous yachts. Technical centre under way at Vilanova

Work on the first phase of the new shipyard at Vilanova Grand Marina in Barcelona, Spain, started last December. The marina, which has 49 berths for vessels of 25-80m, will manage the newly opened technical area, offering services such as paint work, repairs, maintenance and dry docking. The first phase covers an area in excess of 8,000 sq m and the second phase, to feature the construction of two painting sheds and a 300m waiting dock and esplanade, will bring the total area to 30,000 sq m. A 200-ton Cimolai boat hoist has been commissioned for phase one and an 800-ton hoist will be ordered for the second phase. In the first 20 months of operation, the superyacht marina sold around half of its moorings in water space terms for a total of €12.5 million. Occupancy during its second winter season exceeded expectations and a further

boost was announced in February with a special one-week free dockage promotion. As well as receiving one-week free for a minimum stay of two weeks, customers also get discounts

on rental fees when staying for at least one month. Marina general manager, Ignacio Erroz, commented: “Because of its location and wide range of services, Vilanova Grand Marina is an

ideal facility for those superyachts returning from the Caribbean and wanting to prepare for a charter season. The promotion is already showing results and we have received the first bookings.” The move follows on from the launch of a successful autumn/ winter programme of sport and leisure activities for captains and crew that included vineyard visits and wine tastings, barbecues and skiing trips. The marina plans to launch two programmes a year with an array of interesting activities appropriate to each month of the year.

There are also many places of cultural interest such as the Valley of the Temples of Agrigento and other archaeological sites. “The opening is in May,” confirmed marina manager, Antonio Pasqualino, an expert in navigation and the former manager of Marina Villa Igiea in Palermo. “The first 250 berths, from 8-70m, will be operational and these will gradually be followed by others until the marina resort is completed.” Of the total 1500 berths, around one third will be for vessels of 25-80m and water depths will be up to 7m.

Sicily makes ready for luxury yachts Marina di Cala del Sole in Licata, Sicily – a marina resort with berths for yachts up to 80m in length – is scheduled to open in May with 250 of its projected 1500 slips. The facility is due for completion in 2015 and is being operated with a 99-year state concession; a first for Italy. Donatella Zucca reports Basking in the warmest rays of the Mediterranean sun, the island of Sicily enjoys a temperate climate that is appreciated by tourists and sailors alike. In yachting terms, however, the climate, which traditionally has been one of suspicion, is changing. The norm of state-run marinas is giving way to partnerships, financed by regional funds and local entrepreneurs, to develop luxury tourism that centres on boats, nautical services, trade and property. New facilities in Marsala, Taormina, Lipari, Mazzara del Vallo and Licata are set to enrich the 1600km waterfront. Like many other projects, Marina di Cala del Sole has suffered delays and has had many an obstacle to overcome. Soft opening with first-phase berths has been delayed from 2010 to this spring and the completion date consequently shifted to 2014/15. The developer and owner is the Geraci family via its company Imprese Immobiliari, together with Caltagirone, the builder of Marina di Archimede in Syracuse – one of

the few totally private investors in the sector.

Perfect spot Perfectly positioned in the centre of the Mediterranean, Sicily is an ideal spot for visiting private maxi yachts and luxury charter vessels returning from the Caribbean and South America in March and April. Sicily fits in with the two classic routes to north and south either starting in Spain or Sicily (Trapani or Palermo) to head to the Tyrrhenian Sea or steering to the Aegean to Greece and Turkey and maybe south to North Africa.

“We would have already put all the pontoons in the water,” Pasqualino continued, “but the marina is not filling up quickly and empty berths are not good to see. So, we split the installation. Keeping the large water space free also enables us to use it for other things. For example, we are hosting the North Sails Cup and we are planning a women’s race in the opening phase of the marina.” Space is actually at a premium, with over 250,000 sq m of water and 260,000 sq m of land for maritime and tourism infrastructures. Upon completion, there will be two villages named Borghi, a five-star resort,

First phase docks feature outsize bollards and Plus power pedestals.

Aside from Malta, which is super crowded, there is a dearth of yachting facilities along the southern route, making Marina di Cala del Sole a much awaited stop-over and long term mooring destination. The mildness of the climate encourages year-round boat use and the location with its rugged cliffs, beaches, sand dunes and nearby islands of Lampedusa, Malta, Favignana and Pantelleria is

There are a further 350 shops alongside the maxi yacht quay, which will be dominated by international brands. Several reservations have already been taken.” The marina is also supported by a 20,000 sq m shipyard with full refit capabilities and towing gear for vessels up to 450 tonnes. There is plenty of space for wintering boats and an extensive bunkering station with six fuel pumps, each of 20,000 litre capacity, is anticipated. “The range of services includes daily transport to and from the airport in Valletta, Malta, using Harbour Air Malta helicopters and seaplanes. The service is available at the request of shipowners and captains,” Pasqualino explained.

II di Svevia development and local boats also have a special place to call their own as, although the marina is primarily aimed at customers in northern Italy and Europe in general, the local fleet of small boats is very important and has acted as a flywheel for the growth of marinas. Unregistered vessels of up to 10m, known as ‘natanti’, have a docking area near the harbour office and border police station. Several changing rooms, showers and toilets are located on the docks for natanti use.

Completed homes reflect local styles. Landscaping will improve when the new irrigation system is in place.

As of May, the marina will offer a concierge service, seven apartments of 40-120 sq m, a section of the projected 1,000 parking spaces, green spaces and the shopping centre.

Bins for recyclable solid waste materials are located on the quayside and waste oil, black and grey water recovery stations will be installed on both the fixed quay and floating docks. The marina is also equipped with accidental fuel spill clean-up equipment and has an environmentally friendly boat hull washing system.

Water and waste Although nothing special is envisaged regarding alternative energy for the next few years, some form of integration with renewable resources has not been ruled out. Early plans included the use

of solar panels but these were rejected as the appearance of the panels was thought to clash with the style of the villages. The biggest problem in the south of Italy is lack of water. Four desalination and water purification plants, each providing 650MTC/hour, will satisfy demands placed by the port and also contribute water to the town of Licata.

All timber for piers and docks has been sourced from controlled areas to guard against deforestation and illegal sale of hardwoods and all carts used at the port are electrically powered.

The marina reception features detailed roof ornaments.

Aside from the daily link-up service to Valletta, the only nearby airport currently in operation is in Catania. Another, however, is due to open in June in Comiso, about an hour away from the marina. An absence of concrete agreements with the airlines suggests that, initially, this will be used by private aircraft and low-cost airlines able to organise schedules swiftly. The construction of another airport just 5km from Licata at Agrigento is also undergoing approval processes and may possibly by built by the marina builders, Iniziative Immobiliari Ltd. With a 1700m runway, the facility will be able to host the Airbus 318 and Boeing 737.

All technical components of the marina system have been selected with quality and longevity in mind. Quayside decking is made from Brazilan redwood and all bolts and screws are of stainless steel. The pontoons were manufactured and installed by Trinacria Pontili of Trapani, Sicily, with galvanised steel main frames. All piers are 3m wide to allow electric carts to pass easily. Custom-made service bollards were supplied by Italian company Plus Marine with power ratings of 32, 63, 125 and 250 amps to meet maxi yacht demand. LED lights are fitted on the walkways. Superyacht basin primed for summer opening Construction of Mandalina Marina & Yacht Club, the superyacht extension of Mandalina Marina, commenced last September following the Adriatic Boat Show. The facility, which will have capacity for 79 yachts of up to 100m in length, will be the first megayacht marina in Croatia. “We are one year late but that’s nothing unusual when you consider that many projects in the world have failed due to the economic crisis,” explained Goran Prgin, CEO of the marina developer NCP Group. NCP is working with its Turkish business partner Dogus Group to progress the €17 million project. “What’s important is that we’ve moved into the construction phase now with our outstanding partners from Turkey,” Prgin continued. “The marina will be ready for the summer season and we expect that this year we will also complete the construction documentation for the five star resort hotel so that, as promised, we will

complete the overall project on time.” Progress with marina construction has been fortunately timed as movement in the boating market has been on the increase since late last year. “Good projects should start arriving at NCP Repair Shipyard [the nearby yard specialising in servicing, maintenance and refit of yachts up to 75m in length] and we expect expansion in this sector as well,” Prgin noted. In addition to the 79-berth yacht basin, Mandalina Marina & Yacht Club will have a large reception building with two restaurants in Captain’s Club style. This will form an integral part of the future hotel resort and will ultimately

www.marinaworld.com - March/April 2011

create hundreds of new jobs. An outstanding range of on-site conveniences for luxury yacht owners, their guests and crew members also forms part of the plan. Both the established 350-berth Mandalina Marina and the superyacht extension are located in well protected deep water. Water depth (25-27m at the end of the pier) dictated a floating pontoon system, which has been devised using Marinetek concrete floating pontoons for all piers and breakwaters. The system was delivered by Marinetek NCP of Sibenik, Croatia. NCP Group has benefited significantly from the investment and vision of its Turkish partner, which was swift to spot an ideal opportunity for expansion. Dogus Group operates three marinas in Turkey, is building a fourth, and enjoys a 20% share of marina operations in the country. The next move was to look overseas. “When we analysed all our neighbouring countries, we concluded that Croatia is a country with incredible potential,” said Dogus Group CEO Husnu Akhan. “We visited various ministries and agencies in Zagreb a few times and we visited Sibenik in Middle Dalmatia and concluded that this picturesque city is an ideal destination. We believe that the NCP Group is our natural partner, not only for this project, but also for future marina projects in Croatia.”

Global focus for CMM programme In a bid to promote the Certified Marina Manager (CMM) programme to a global audience, the Association of Marina Industries (AMI) has determined that the course needs to be customised and delivered regionally instead of being promoted as a single unified curriculum. “We believe that this strategic plan represents a global approach to training which is the fastest, smartest and most powerful way to grow the CMM community and professional training worldwide,” commented Jim Fry, president of the AMI whose subsidiary - International Marina Institute (IMI) developed the CMM programme. “IMI remains committed to growing participation and interest in the Intermediate Marina Manager (IMM) and Advanced Marina Manager (AMM) programming and to encouraging more marina professionals to pursue and achieve the CMM designation in the States and beyond,” he continued. In a significant move to push the new strategic plan forward, responsibility for the CMM, Certified Marina Operators (CMO) and Certified Marine Service (CMS) programmes, along with other marina manager courses outside of the United States, will be run by Global Marina Industries (GMI), a new organisation jointly formed by the British Marine Federation (BMF) and the Marina Industries Association of Australia (MIAA). The formation of GMI is seen by both the BMF and MIAA as a natural evolution of work they have both been doing in marina training and certification in their own geographic regions. The new organisation will be chaired by Mick Bettesworth CMM, chief commercial officer of MDL Marinas Group and with a board of directors including Sarah Dhanda, director of business development BMF; Debbie Burns CMM, marina manager Ocean Village Marina (UK) and chair of UK/ Europe CMM Group; Jeff d’Albora,

Five blue stars for Lagos Marina de Lagos in Portugal has become the first marina in the Iberian Peninsula to receive five star classification in the International Marine Certification Institute IMCI) Blue Star marina scheme. IMCI – an EU based independent, non-profit organisation – made the award after assessing the quality of the marina’s nautical services, its security, environmental protection, hygiene, leisure facilities, food services and overall image.

It has capitalised well on its prime location in the town of Lagos, which has long enjoyed a boating tradition, and its strategic position for both Atlantic and Mediterranean routes.

Marina de Lagos, which welcomes up to 2,000 visiting boats a year from around 30 countries, passed the certification process with excellence.

"In Lower California, marinas are exposed regularly to tropical storms" Tropical storm «Norbert», which started life last week in the Eastern Pacific, has gathered force in the last few hours. On the Saffir-Simpson hurricane scale, it should reach the Mexican area of Lower California (the La Paz area) on Friday evening, by which time it will certainly have grown in strength to category 3 (out of 5 categories), with gusts of wind reaching over 210 km/h, according to the National Hurricane Center in Miami. Focus on design

Sixteen years after the Suez Canal opened and five years after work commenced on engineering the Panama Canal, professionals from around the world gathered to discuss waterborne transport issues. EDUCATION Yas Island rally en route to Yas Marina. last Friday, or running out of fuel with friends and family on board (I could’ve sworn I filled up the tank last month!), or simply not knowing what side you should pass that buoy next to the latest reclamation project? The next common step in logic is to reluctantly accept that it’s time to hire a yacht captain.

Blue Water marinas in the Arabian Gulf? By Phil Blake, senior marine operations manager, Dubai Marina Yacht Club Whilst not a new idea, the concept of a ‘blue water’ marina in the Middle East is still in its infancy as a marina whose ethos is to encourage active boat ownership and entice boaters to venture forth into ‘blue water’ cruising. In other words, to engage in coastal and offshore exploration of their region into waters and islands that are seemingly untouched by the hand of man. Here, in the Arabian Gulf, we are blessed with clement weather, azure waters, year round sun, relatively straightforward navigation (with the exception of uncharted man made islands!) and a steadily increasing number of facilities dotted along our coastline that can host yachts in comfort.

of confidence in one’s own ability to safely operate a vessel. Perhaps it was that eighth embarrassing attempt to manoeuvre the boat back into the berth

But herein lies the catch-22. By handing over the reins to a captain, I have seen too many a boat owner lose interest in boating, thus robbed of the learning process of getting to know their boat. Or, of the immense satisfaction that comes with executing a perfect return to berth the first time, every time, or of the knowledge that you can read a chart, plan your own trip and securely anchor your boat. Add to the above the traditional approach of many a marina (and sadly many a yacht dealer) to be content with offering only a parking space (or that fancy yacht), and leave the boat owners to figure out the whole ‘boating’ thing for themselves. An old mentor of mine, Francis Lee (president of Raffles Marina in Singapore), coined the term ‘Blue Water Marina’ to present a worthy concept to boat owners. Instead of watching their yachts languish in a static marina berth collecting barnacles and accruing berthing fees, why not

Luke Chang gives fishing tips to boaters at the Fishing Workshop.

It is my belief that virtually every boat owner - whether green behind the ears or of vast sea going experience - has an intrinsic curiosity to go and explore new places and destinations. But what are the factors that prevent the majority from stepping outside of their comfort zone, and venturing beyond the relative safety of the glassy Mina Seyahi lagoon? Plenty, I hear you say! Seasickness, reluctant partners, a lack of time, busy social calendars, uncooperative coast guard permissions, or perhaps a lack of faith in your vessel and equipment? However, underlying all of these fairly legitimate excuses is one inescapable root cause for many: a lack

EDUCATION The Sir Bu Na’air rally at anchor observes preparations for the Al Gaffal dhow race. (offering a safe tie-up for the night), to anchorage destinations such as Moon and Sir Bu Na’air Islands.

- through the means and resources of a competent marina team - give them every opportunity and excuse to use their boats and to ultimately build up that well-founded confidence that only time, practice, practice and practice can instil? In my three years of managing Raffles Marina in Singapore, we committed to do exactly this by offering a regular sailing and cruising programme, with the most ambitious trip taking us on a 1,080 nautical mile, two week round-trip from Singapore to Phuket, Thailand. With the same commitment and zest, the team at Dubai Marina Yacht Club (DMYC) has sought to expand even further upon the concept with its programme of boat rallies and shorebased workshops. Contrary to what may be perceived as rational business practice, DMYC regularly gathers together its most active and respected boat owners, and actually escorts this priceless group to our competitors. In 2010, the DMYC Cruising Club visited Jebil Ali Spa & Golf Resort, Ghantoot Marina, Sir Bu Na’air Island, Al Hamra Marina, Yas Marina and, most recently, the somewhat mythical Moon Island. The number of vessels on each of these rallies has varied from ten to an impressive 33 boats of all sizes, offering boat owners the joy and thrill of driving their own yacht amongst a veritable fleet of yachts – the ‘safety in numbers’ effect. Our yacht owners can participate with their minds at ease in the knowledge that their club

support boats (typically, the 43ft Athena and 28ft Gemini fast response rigid inflatable boat) lead and accompany every convoy, carrying emergency gear such as fire fighting equipment, emergency pumping equipment and qualified engine mechanics. Presenting a relatively major feat in planning and logistical challenges, each rally is conceived to appeal to different sub-sets of DMYC’s relatively broad customer base. Designed to gradually ‘stretch’ the comfort zone and ability of our boat owners, we commenced with straightforward trips to nearby destinations, and gradually increased the range and complexity to destinations such as Sir Bu Na’air Island (120 nautical miles return, offshore) and Yas Island (160 nm return). In addition, the rallies have alternated between marina destinations

Whilst the club will take care of such aspects as route planning, pilotage and organising fun events at our destinations, it remains up to the individual boat owners joining a rally to plan and prepare for their trip; be it detailed route review, checking and topping up safety gear, reviewing man-overboard procedures with their guests, provisioning or preventative engine maintenance. Thus enters the second key component of DMYC’s activity programme; offering a series of indoor workshops and seminars to refresh and build upon general seamanship principles for our boaters of all experience levels. To date, DMYC has hosted workshops concentrating on basic navigation and chart work, and fishing techniques and equipment run by an experienced fisherman. In 2011, we are planning workshops on basic-through-advanced engine maintenance, advanced navigation concepts, rope work, as well as practical workshops on boat manoeuvring. As a general rule, DMYC welcomes third party companies to propose and run workshops for boaters, with the simple proviso that they be genuinely useful and interesting. It is this industry collaboration with partner companies and individuals that has contributed to the success of the Cruising Club concept thus far: people

EDUCATION Escorted by the Abu Dhabi Coast Guard, a rally approaches Ghantoot Marina. with a genuine - verging on altruistic desire to build upon an active boating culture by contributing where it counts – volunteering their time, energy and resources. With many destinations yet to explore, including Umm al Qwain and the magnificent Musandam peninsula, and many an old favourite to revisit, DMYC’s Cruising Club has a fascinating 2011 ahead. It is not inconceivable that the club will one day be a true ‘Blue Water’, with a significant boat owner population eager and willing – with the experience and knowledge to match – to partake in whatever challenge is put forward. In the meantime, these rallies are importantly serving to enable our boat owners; to empower them to stretch their legs, learn new aspects about their boats’ operation, maintenance and sea handling or to practice their hand at navigation. After all, the never ending joy of boating is that there will always be something new to learn. 02_CFO_2demi pages_SM_11417.pdf 1 18/02/11 Dubai Marina Yacht Club won an

Flagship NG offers visual marina system Pacsoft has announced the first releases of its new flagship product – PacsoftMMS NG, a visionary development that offers a complete solution for marinas, boatyards and yacht clubs. “We have taken all the ideas and lessons we have learnt from our international customer base over the last 13 years and incorporated them – along with the latest IT technologies – into MMS NG,” Pacsoft managing director, Chris Thomas, explains. NG sees the introduction of multilanguage capabilities and an increased ability for users to customise the user interface. “As we expand into new markets, these new features will make it easier for local staff to have access to MMS NG features,” Thomas adds. The new NG marina system is visual, giving a dynamic representation of the marina showing the berths and vessels drawn to scale and shaped. “We will shortly be releasing drag and drop relocation of berthing. We see this visual interface with touch screen technology as a significant step towards improving the efficiency and ease of use for all marina staff, especially on a busy front desk.” The NG Boatyard module is currently suitable for the smaller yard, providing full job management, job costing and work in progress reporting in a very simple and easy to use format.

What do you see as the most significant breakthrough in marina software in the past three years? Pacsoft: Integration. Operations such as integrating rentals and boatyard facilities with the accounting solution ensure tight control over the operation and ensure the information provided by the system is accurate. Also of note is integration with utility systems to allow fast and accurate control and reading of utility usage, greatly improving the customer check-out process. And integration with security gate access systems. - Chris Thomas

Timesheet entry is intranet based to allow easy entry from the workshop. Research is currently under way to build on the module to enable it to cater to the more sophisticated requirements of larger yard operations. Financial systems have also been bolstered with a multi-currency purchase management solution, which is deployed on an intranet basis to give all staff easy access. The feature can be interfaced to PacsoftMMS or other Scribble Software: The concept of providing a completely integrated solution for all functional areas and needs of a modern marina. These integrated areas of functionality should seamlessly work together and form a one-piece solution similar to a completed puzzle. Recent ground-breaking integration includes restaurant integration, back-office to web integration and mobile device integration. - Vance Young Successful Software: The connection of marina software with what is happening out there in the real world (in the marina and boatyard) in real time. Never before was it possible for a management system to ‘know’ where each vessel currently is (in the water or at the yard, outside the marina or

MARINA SOFTWARE president, Cam Collins, explains: “Hercules Marine is a vetted, powerful, user-friendly and cost-effective online technology solution for marina business owners to better manage their slip inventory and clients while improving revenue performance. It can be used as a stand-alone program or in conjunction with DockMaster, a back office marina revenue management system.”

Partners launch Hercules ‘real time’ reservation service

Marinalife, the foremost online boating concierge and marina reservation service, has partnered with Marina Reservation Services to offer a ‘real time’ online reservation, marketing and management system. The new partnership was announced in late January at the International Marina & Boatyard Conference in Florida, USA. Marinalife will offer Hercules Marine, a suite of online software services built exclusively for marinas and marina trades by Marina Reservation Services, a company founded by outdoor hospitality technology and marketing experts Exuma Technologies and Leisure Interactive. The new software delivers a secure, state of the art infrastructure that makes it easy for marinas of all sizes to take and manage online reservations, manage all aspects of the marina business and connect with boaters worldwide via an integrated marketing platform and ever expanding network of affiliates. One of Marinalife’s core services is connecting boaters with marinas and by serving as a portal to the Hercules Marina system, Marinalife becomes a one-stop-shop not just for boaters but also for marinas. But it’s the boat owners who have effectively driven the scheme. “Boaters have been asking us for this type of real time system for years,” Marinalife CEO, Joy McPeters, tells Marina World. “And the exciting thing is that we can really target them – with emails and text alerts and so on. It’s a

44

service that will give customers great flexibility.” There is flexibility for marinas too as the Hercules system is being made available to them on two levels – as a full system with complete front office benefits and in a hybrid version via Marinalife. For the latter, Marinalife is essentially using Hercules as a marketing tool which will offer a designated selection of slips at a specific marina to the boating public. This enables the marina to test out the service without full commitment. “I think this will allow us to ramp up quite quickly,” McPeters asserts. “And we hope to be able to deliver something by the summer.”

Irrespective of which Hercules package is adopted, all marinas and all boat owners who sign up benefit from the Marinalife concierge and reservation services that have so far proven to be a unique information resource. Currently, Marinalife takes reservations on behalf of 8,700 marinas, 700 of which are ‘partner’ marinas, i.e. they manage all their business via the Marinalife portal. The website (www.marinalife. com) receives over 30,000 unique visits per month and up to 40,000 in peak northern hemisphere season. MARINA SOFTWARE

Optimal control with ‘grow as you grow’ concept Designed from the ground up, MarinaWare management software can be implemented in stages so you only pay for what you need instead of paying for features that you may never use. MarinaWare comes with the most commonly used reports in-built but is also compatible with other popular reporting programs, like Crystal Reports, to enable users to tailor their needs.

Swifter processes for a competitive edge Version 8.0, the latest product in the Marina Master series from IRM, is scheduled for launch this month (March). Based on the Oracle database, it has been specifically developed to give marinas a competitive edge in the marketplace offering an improved Executive Information System (EIS) to make for accurate and swift decisionmaking. With emphasis on the customer as the marina’s key asset, the new version offers greatly improved Customer Relationship Management (CRM), giving customers the ability to access their information via websites where they can order services, extend contracts or check on their vessels or financial status. According to IRM, all of this helps enhance customer trust in the marina. Technology such as Web Services (WS) and Service-Oriented Architecture (SOA), helps provide websites with pre-prepared solutions or can include cloud computing (location independent computing) where web services can be integrated with applications customers may have been using or developing on their own. Such global integration of applications is possible due to the

independence of WS from various platforms or by using software code to develop certain applications. Version 8.0 also focuses on security, with a system that operates on two levels. The first level includes the whole marina and an overview of arrivals and departures that can be tracked on a big screen in the reception. Tracking can be manual or automatic via RFID technology. In addition to tracking boats and their movements, at a second level people can also be tracked as they move through the facility. This ensures that any unauthorised movement is detected and reported in a previously defined way, e.g. to reception, via text message to the office or boat owner or straight to the police.

Under continuous development and improvement, the proven system features a graphical user interface with colour coding for easy in and out slip status; reservations by boat, slip, owner or permit; and on-dock mobile data entry, meter reads, check in/out, invoicing and slip availability. The system supports unlimited billing rates or periods on a manual or automated cycle with detailed transaction statements, and has integrated credit card processing for point of sale operations. A general ledger that will share data with most accounting packages is also incorporated and historical records by boat and arrival/ departure dates is maintained. According to MarinaWare director of development, Erik Rulifson, one of the key requirements for today’s marina management team is instant communication. “Offering forms in PDF for reservations and legal contracts and being able to easily issue monthly statements has become a priority. These are backed up by email confirmations.”

The various upgrades inherent to Marina Master 8.0 also greatly enhance the end-user experience, with swifter processes and a newly designed user interface. This can also be customised by the user and changed at will.

More is yet to come. “We’re looking at ipad applications for customers so that they can access their account or use cameras to view their boat. This kind of communication could take over from telephone and fax,” he asserts, adding “verbal communication is still the dominant way but as email proliferates we’re going to see direct communications increase. This kind of service will be slowly received, and it takes time to develop the apps, but it will work.”

MARINA SOFTWARE Roydon Marina Village (see also World News) is amongst the first to sign up to The Waypoint system. faced cost challenges when it came to implementing a traditional marina management system and associated hardware. Inspired by the government attempts at reducing IT spending across councils, James White, who manages Roydon Marina Village and the site’s prestigious holiday lodges, decided to explore whether ‘cloud computing’ could provide a better solution.

Sub-let booking platform saves time and boosts profits A new berth vacancy management system called The Waypoint, which operates by advertising and sub-letting temporarily empty permanent berths at marinas worldwide, has attracted interest in the UK further to its launch at the London Boat Show in January. The Waypoint enables the automatic posting of temporary berth vacancies at non-visitor moorings. Marinas using the system can advertise berth vacancies in real time, automate transaction processes with personalised client accounts and improve permanent occupancy.

“For smaller and medium sized marinas there has also been a lot of interest in using our system as an efficient basic marina berth management system, which wasn’t what it was originally designed for but is certainly something it can handle,” he adds.

Marinas can capitalise on out of hours visitor enquiries too as The Waypoint accepts payments online 24/7. It is up to individual marinas to decide how much of the profit they share with boat owners from sub-let bookings.

Marinas can currently sign up to the system free of charge during the first year and boat owners can currently opt for free membership or premium membership at £50 per annum. The Waypoint provides an online passage planner and reservation portal for available berths and moorings once a marina has signed up, then re-advertises boat owners’ vacant berths while they are away. It also provides a platform to plan, share and organise crews and cruising.

Avid yachtsman and Waypoint cofounder, Charles Bacon, helped create the system because he’d experienced berth reservation problems first hand and wanted to offer a comprehensive solution. “Some marina businesses today already offer their boat owners an incentive to tell them when their mooring is available by offering them a slice of the action when their berth is booked by a visitor,” he says. “The Waypoint will be the first time that this process is brought into one centralised system that automatically recognises when a berth holder has booked themselves into a visiting marina and, therefore, posts their home berth as vacant.”

Cloud computing, the change from onsite servers, hardware and programs to applications hosted online, is often very scalable, inexpensive and accessible from anywhere with Internet connection. “We had a system for organising the site’s lodges based on hotel management software but wanted something more tailored for our boat owners,” White explained. Signing up for The Waypoint gave him a simple, cost-effective management system with no upfront costs in the first year. The Waypoint only takes commission on visitor revenue driven by the application. In addition to Roydon Marina, British Waterways Marinas Ltd (BWML) is trialling the system at four of its 18 sites including its Sawley Marina headquarters, the largest inland marina in the UK. Negotiations are also under way with several other leading UK marina groups. Contact The Waypoint on email: info@ thewaypoint.com and view the system on www.thewaypoint.com

Up-to-date billing and on-target marketing With over a decade of R&D under its belt, the HavenStar system from Star Computers is tailored to track all areas of marina business including customer billing via its built-in sales ledger, purchase ledger and easily produced deferred revenue and forecast revenue reports. All is backed up by comprehensive management reports and – essentially – the ability to integrate with existing or proposed accounting and Customer Relationship Management (CRM) software. HavenStar already links into well known accounting and Enterprise Resource Planning (ERP) solutions such as SAP R3, Access Accounts, Sun Accounts, Sage Line 50 2011 and many more. Linking the system with an accounts package of choice reduces paper work and guards against duplication and keying-in errors. In addition to financial management, HavenStar is popularly used to enhance marketing and sales. Its fully integrated Star EPoS solution is ideal for front-of-house, fuel pontoons, bars, restaurants and small chandlery facilities. It supports swipe card user log-on for added security and speed, and proximity readers for customers to use. Marketing is fully supported by the Microsoft CRM 2011 module, which retains all customer

information such as billing and berthing contract periods. This enables the marina team to compile effective and welltargeted vertical marketing campaigns that reveal whether an email was opened, undelivered or deleted and whether a specific offer was clicked. HavenStar also supports automated meter reading and billing from Energy Controls MainsTalk System pedestals and Rolec’s SmartMaster and BerthMaster pedestals. To ensure that all is as up to date as possible, HavenStar technology runs on the latest 32 and 64 bit Microsoft Windows operating systems and servers. Star EpoS uses Microsoft’s DirectX technology. Past success and current upgrades 2011 is a year of reflection, celebration and determination for USbased Scribble Software as it looks back on 20 years of supplying business management solutions to a multi-industry environment and celebrates the ten year anniversary of its core product MarinaOffice. It is also poised to launch 6.7 – the newest version of this leading software system. Over the past decade, MarinaOffice has grown to incorporate many key features, including a detailed real-time integration with QuickBooks accounting software, touch screen designed point-of-sale (POS), integrated restaurant and kitchen management, dual-screen POS interface and online billing and payment interface. Today, MarinaOffice consists of an entire suite of products and solutions. These include marina slip/berth/mooring management, dry land storage management, rental billing, in-depth accounting, ship store POS with inventory control, fuel management, restaurant management and rental asset management. And, as the software is a modular based system, it is suitable for all types of marinas regardless of their size. Customer support services have been expanded in recent years. Last year Scribble began to phase in a new and advanced Customer Relationship Management (CRM) system and this year it has already rolled out phase two. This includes

the all-new ‘web to case’ online support, which gives customers the ability to open support tickets directly from Scribble Software’s website with immediate and automatic interaction to its CRM system. According to Scribble’s Vance Young, “these changes are taking us closer to a much broader goal of streamlining our customer support process with additional phases still to come.” With Version 6.7 – due for launch in the second quarter of the year – the software will be advanced to take the credit card PCI-DSS and PA-DSS compliance of Version 6.5, and adds a list of new features based on customer feedback. Version 6.7 includes enhancements to nearly all MarinaOffice modules including slip management, retail and restaurant POS, kitchen management, asset rental management, time and attendance management, Internet interface and mobile tablet functionality. UK owners opt for web based system Having successfully used ClearWaterMMS with separate databases for six years at each of its three original marinas, UK owner/operator Dean & Reddyhoff decided to upgrade to a new web based version when it expanded its portfolio to include the new 600-berth Portland Marina. The database has been centralised at a data centre and all four marinas in the group connect in remotely using their browsers to gain access to customer information at all the marina sites. Updates or maintenance are done on the server, which makes for less disruption to users. A key feature of the new web based system is that all the invoices, contracts and other documents are now in PDF format, which means they can be emailed to customers and stored as permanent, non-editable copy.

What percentage of marinas do you estimate uses a software-based management system? Pacsoft: 30% - Chris Thomas Scribble Software: Can be looked at it as anything from an Excel spreadsheet to an accounting package to a dedicated marina specific management solution. While it’s hard to determine this on a global level, our research shows that more than 90% of marinas use some sort of software product.- Vance Young Successful Software: The percentage varies from country to country but, generally speaking, I think that it is no more than 20%. Yannis Barbanas ClearWaterMMS: 90% - Tim Huggins Star Computers: All of them whether they simply use Excel or some other form of accounting system to run the entire operation. Although it should be noted that marinas or yards using just Excel, for example, are usually quite small facilities even some larger sites still use a tag-board for a back-up system! - Jackie Baer SeatizenPro: 20% including those using Excel, under 10% for those not using Excel. - Ludovic Penin

ClearWaterMMS can be configured to send emails and SMS messages directly from the system. Dean & Reddyhoff is also making use of the new visitor berthing and Electronic Point of Sale (EPOS) module, using touch screen monitors at the point of sale. This front office solution requires minimal data entry, facilitating a quick turnaround for visitors, which is especially useful at busy times. Family-owned Shepperton Marina on the River Thames has also upgraded to the web-based ClearWaterMMS with EPOS further to its decision to take over administration of fuel sales and yard services at the marina. The staff were given a short training session on the new features, including: stock control of products, e.g. fuel; the custom report tool, enabling them to create any reports they might need from the data in the system; Google style data search facilities; streamlined, efficient features for handling large numbers of visitors; the ability to handle diesel duty and the generation of the Duty Declaration Form in accordance with HMRC specifications; and the ability to administer automated credit card surcharges. Due to its clear and colourful layout, the EPOS module is very easy to use, even for unskilled operators and occasional users. Shepperton Marina is using it with a conventional keyboard and monitor. It integrates completely with the main ClearWater system, allowing quick and efficient customer service at the till. The main system

In addition to a berth management/ invoicing system, what are the most popular features selected by end-users for inclusion in a marina system? Pacsoft: End-user query and reporting.- Chris Thomas Scribble Software: By far the two most popular features in a management system are (1) the retail point-of-sale system and (2) the direct and real-time integration with a commercially available accounting software solution. Other popular features include fuel management, restaurant management and integrated credit card processing that is PCI compliant. - Vance Young Successful Software: Without doubt the Management Information System (MIS) reports with emphasis on the reports that have to do with income analysis. We call these ‘business intelligence reports’ and they are really helpful in sound decision making because they help the management team to understand current business performance in comparison with past years and spot trends as they emerge. - Yannis Barbanas ClearWaterMMS: EPOS, custom reports, meter/bollard interface.- Tim Huggins Star Computers: Graphical marina overview, fully integrated EPOS, direct debit (payment) management and boat yard management. - Jackie Baer SeatizenPro: Extranet (personal access to own and marina information and functions), management of installed equipment at marinas. - Ludovic Penin records all the information entered through EPOS, allowing this valuable information to be used within the many useful reports that are available on the system. MARINA SOFTWARE

Less waste, greener management Many marina operators are aware of the benefits of owning and operating a clean marina. The US National Oceanic and Atmospheric Administration states that clean marinas can reduce cost and liabilities; increase revenue; receive free publicity; and prove that the marina is a strong steward of the environment. Many marina operators may not, however, be aware that software can play a major role in this process. Josh Smith explains how computer software can be a strong ally when pursuing your environmental management policy.

A third piece of technology of which marina operators can take advantage is ‘auto-pay’, i.e. where customers provide a credit card to the marina when they sign up for their slip. The card information is then encrypted by the software and stored until it is time for use. At the end of every billing cycle the book keeper at the marina calculates each client’s bill, e-mails it to them and then runs the amount owed on their credit card. Auto-Pay is a feature that every software system should have.

Saving paper by emailing invoices and encouraging online payments is a significant way of reducing costs and is an environmental investment. Marina software can provide a plethora of benefits to the end user. It can track slip rentals, provide accounting and booking features, and help track and maintain inventory. It can also help reduce a marina’s environmental impact.

Saving paper Paper invoicing has a major effect on the environment and can be quite costly. A scientific model estimates that for every 10,000 invoices sent out, four trees’ worth of paper are used, 267 miles’ worth of gasoline is burned and

to use a credit card or ‘e-check’ to pay their bills online. Clients log into a secure website with a user name and password and can then view their monthly statement, verify the charges and make payment. The convenient and permanently available nature of the online payment system allows the customer to pay more efficiently and, as a consequence, speeds up the payment process for the marina owner. Online bill pay is a great tool for marina owners.

Green monitoring enough energy to power a house for a month is consumed. The total cost is an estimated US$16,000. With over 14,000 marinas in the USA alone, the environmental impact of paper invoicing is astronomical. Fortunately, a proper marina management system can eliminate most of this waste. With today’s technology, invoices can easily and efficiently be converted into PDF files and e-mailed. This is great for both the marina owner and the tenants. The tenants receive their bills in an easy to use and view format and the marinas can save, not only money, but the time and effort involved in stuffing and mailing invoices. E-mailing invoices is a great way to reduce the waste associated with traditional invoicing methods.

Online payments A second piece of technology that can reduce cost and environmental impact to marinas is an online payment tool. Online payment tools allow for tenants

www.marinaworld.com - March/April 2011

There are also tools available to marina owners that help track environmental waste such as oil, gas and sewage. The first type of this technology is a tank monitoring system. Irrespective of whether a tank holds human waste or petroleum, it is important to have a system in place that allows for electronic monitoring. Many companies today offer this type of technology, mostly with online reporting systems that can be easily accessed to provide reports for environmental regulators as well as for marina owners and operators themselves. Electronic monitoring systems are a simple and efficient way to prevent the leaking of contaminates into our lakes and oceans.

Tracking oil Besides monitoring tanks, software can be used to track oil and other pollutants produced by boating. Whether marina managers are tracking the oil they sell or collect, a proper inventory system can make the process significantly easier. Everyone keeps track of the new oil they receive to sell but most people do not think to track the oil, or other

With a capacity from 75 - 300 ton we can deliver an efďŹ cient and proďŹ table solution for yards that handle vessels of such sizes. First model to launch, the Sublift 75T, is based on long experience from the previous 65 ton hoist built for the Swedish Marine forces. Delivery will begin in mid 2011. This bigger series of Sublifts will still deliver the same advantages as the smaller 12, 25 and 40 ton models: Very compact design, low ground pressure and one single vehicle for all jobs in and out of the water, outdoors or inside buildings.

MARINA SOFTWARE chemicals, through their service department. If service personnel take a brief moment to note the amount of oil or other chemicals collected during the servicing of boats, it can go a long way towards preventing pollution. This data can also be collected and analysed giving the service manager a strong idea of the amount of business the marina has. One such analysis could be to track the amount of oil sold versus the amount collected. If a yacht yard is selling more oil than it collects, this is a strong indication that boaters might be being irresponsible with ‘at home maintenance’, or it might also be a sign that some of their customers are taking their boats to other service centres. Either way, this can be a useful tool to help educate staff and engage with the customers. It is also highly likely that campaigns to get boaters to recycle oil could be a simple way to get boaters into the shop where they are likely to buy something they need for their boat or schedule a needed repair. Environmental

stewardship and responsible management can be a profitable endeavour. Our information age provides marinas and boat yards with a plethora of technology to assist them in the goals of becoming more environmentally friendly, while at the same time becoming more economically productive. These tools range from computer based management systems to sophisticated monitoring appliances. Computers cannot scold a boater for dumping refuse into the water, but they can note potential violators and help to alert owners and operators as to whom their problem clients might be. Joshua Smith is vice president research and development for Smith and Company LLC of Alabama, USA, a supplier of IT solutions and the completely integrated Beyond 2000 marina management software system. He can be contacted on email: josh@smithsoftware.net

www.marinaworld.com - March/April 2011

What software development for use in marinas do you think we could see over the next few years? Pacsoft: More dynamic user interfaces with more customised features per user, e.g. allowing users to select which fields they want to see and which are mandatory. The increased use of mobile platforms. - Chris Thomas Successful Software: No one can be sure but I dare to say that the Internet and the service provided through it will play a role in the way management systems will be upgraded in the future. - Yannis Barbanas ClearWaterMMS: On-line reservations and boat tracking. - Tim Huggins Star Computers: This will be largely determined by the evolution of customer operations and services and how the available technology at that time can be leveraged. - Jackie Baer SeatizenPro: Spare parts pricing management, more CRM features, multi-marina functionalities, integration with resort management as seen in the hotel industry. - Ludovic Penin

PRODUCTS & SERVICES Maricer pedestals in place in Muscat.

Safety stands

A new SOS lifebuoy and fire extinguisher stand for marina pontoons and quaysides has been launched by pump-out and marine waste treatment specialist LeeStrom. Designed and manufactured to match all other LeeStrom equipment, the unit is finished in hard wearing, polished stainless steel and comprises a bolt mounting stand on to which is fitted a 2m stand.

Bespoke solutions

UK manufacturer Maricer utilised new product developments to complete installations in the UK and Oman prior to the close of last year. At Berthon Boat Company in Hampshire, UK, Maricer supplied a total of 37 bespoke Control pedestals (housing all switchgear) and 73 Remote pedestals at three pontoons. Power supplied ranged from 16A single

phase to 63A three phase. The Remote pedestal is a new design of compact socket outlet pedestal that is linked to Control pedestals that house all switchgear and main cable termination. Remote units closely follow

the design and shape of the main service pedestals and can, if required, include illumination to provide a low level pool of light around the socket outlets. For Oman, where Maricer undertook to install pedestals for the second Asian Beach Games (8th-16th December) in Muscat, bespoke products were again selected. A Shore Isolation pedestal, which closely follows the design and shape of the main service pedestals, was installed along with distribution units and 21 combined electricity and water service bollards. A range of pontoon lights was also manufactured and installed, again to closely resemble the style of the service pedestals. All pedestal diffusers included LED illumination, and LED access bridge lights were also installed. Contact Maricer in the UK on email: sales@maricer.com

Safety first at Mid East marinas “Having spent many years designing and managing marina service installation projects in the Middle East, I have noticed the great emphasis many of the regions place on the safety of their clientele,” comments Darren Wilkinson, general manager for Middle East business at Rolec Services.

On one side this houses a commercial and stationary use, 75cm diameter, CE/ Rina approved life ring with 10m of swim rope on an easy release hook. On the other side is mounted a thermoplastic, UV- stable fire extinguisher box with a 6kg ABC fire extinguisher, which can be supplied as powder, gel or foam. LeeStrom is jointly owned by UK based LeeSan and German based Rheinstrom. Contact LeeSan in the UK on email: sales@leesan.com and Rheinstrom Pumpenfabrik in Germany on email: info@rheinstrom-pumpen.de

“Whether it be local authority enforcement or simply a refreshing commitment to customer safety and a general duty of care, almost every new marina in the Middle East places the provision of onsite emergency services very high on its agenda,” he adds. With this is in mind, Rolec has developed a special range of emergency safety equipment, including repackaged traditional gear such as lifebuoys and fire extinguishers. However, marina insurance companies and local civil defence have been particularly interested in fire suppression systems for superyachts. “To this end, we found ourselves drawn into designing and installing some rather impressive fire hydrant

www.marinaworld.com - March/April 2011

systems and apparatus able to project fire suppression water and foam solutions on to superyachts that in some cases stand five storeys above the decking,” Wilkinson explains. In recent years, Rolec has been heavily involved in the installation of a number of fire suppression systems with some able to deliver up to 15 tonnes of water in 30 minutes, directly onto a fire at any berth in the marina. As well as fire hydrant systems, the company has reaped success with its mobile fire fighting equipment. “It now appears that if you are looking to accommodate superyachts in your existing or proposed marina it’s likely your insurance provider will

want you to demonstrate how you are able to extinguish a potential fire on what could be a US$30 million boat – sat next to another boat of the same value!” Contact Rolec in the UK on email: rolec@rolecserv.co.uk

PRODUCTS & SERVICES has a large water storage tank, which is filled at the start of the season. Water is supplied to the pressure washers from the tanks.

Haul-out and scrub down Salcombe Town Car Park in Batson, UK, which has slipway facilities, has been used for many years for boat storage during winter months. Last year a Sublift 12T slipway hoist and a Blastgreen boat scrubbing system were purchased in order to improve services to boat owners. The Sublift slips the vessels on the slipway and drives them to the scrubbing system where the hulls are power washed before the Sublift parks them in their cradles for the winter. The contaminated run-off from the power washing is collected in a lagoon and pumped through an extensive filtration process. The water is then reused.

Buoys and markers

In addition to the manufacture of the wood plastic composite decking board Earthwood, Irish company JFC Manufacturing is enjoying success with an increased range of navigation buoys and marker buoys. In use on waterways across Europe, the beacons and buoys are ideal as safety markers for inland waterways, fish farms and at coastal locations which could be a potential hazard for vessels. All are custom-designed and buoys are strong, durable, easily identified and easily

Safe and gentle on boats, the Sublift self-propelled semi-submersible hoist is able to make best use of space in the car park whilst the Blastgreen system ensures that potentially toxic wash-down residue does not pollute the waters. The closed loop washdown system is fitted into a 20ft shipping container and moved. They comply with IALA specifications and are available in a variety of colours. Also available is a range of beach marker buoys (below) in various shapes – cone, can and sphere – with truncated tops that take additional markers if necessary. The first line of defence in the Blastgreen system comprises two semipermanent lagoons, which can be packed away at the end of the season. Built from heavy-duty polyethylene material, the lagoons incorporate a tough, water filled collar. The Sublift and trailers can easily drive over and into these sumps for wash-down, allowing the contaminated water to be collected. Foul water from the lagoons is then pumped into a number of filters including UV back to a holding tank. The filters are arranged as two separate systems so that one can be backwashed while the other is in operation. Any large particles can easily be collected, removed, dried and disposed of. The attraction of the Blastgreen system is that it is portable and selfcontained. All that is required is a flat smooth area to lay

out the lagoons and the container, a 240v supply (which can be a generator) and a convenient water supply to fill the tank and top it up as required. The scrubbing system keeps the boat park clean as all power washing is contained in one area and, although scrubbing off as the boats are slipped slows down the slipping process a little, the advantages prevail. In addition to the much improved winter storage arrangements, Salcombe Harbour Authority now has a year-round facility for lifting boats of up to 12 tonnes for emergency or routine maintenance, bottom cleaning and racing scrubs. The Sublift 12T, manufactured by Sublift in Sweden, was supplied by The Pontoon and Dock Company of the UK and the boat scrubbing system by Blastgreen, working in association with Fendercare.
