Breakwaters – in the news
An essential element in any waterfront project, the modern heavy-duty breakwater does more than keep marina basins sheltered. It provides additional mooring for visiting boats and/or superyachts; can become a public amenity; and helps marinas raise their profile. 2013 has been a year for new products and new records. One of the newest examples comes from Italian company Ingemar – with the FCA 20x6, claimed to offer the greatest weight, height and freeboard of any ‘series production’ unit on the market. Details are given on p. 15 of this issue on the product and its installation to create a 280m long x 6m wide breakwater at D-Marin Port Göcek in Turkey. New records were set this year by SF Marina and Marinetek. Swedish manufacturer, SF Marina, built a 380m (1,246ft) floating breakwater at Nynäshamn - the largest breakwater to date in the Nordic region (see photo p. 35). Constructed using heavy-duty SF500 concrete modules, the breakwater doubles up as a generously proportioned promenade enabling people to stroll out into the harbour and view the city from a sailor’s perspective. Marinetek North America also pushed the boundaries in terms of length by designing the world’s longest wave attenuator for Nathan Benderson Park in Sarasota, Florida, and installing its heaviest breakwater to date for the City of San Francisco’s West Harbor Marina. The Sarasota example – at 5,070ft (1,545m) – for a rowing and aquatic sports centre will run the entire length of a freshwater lake. When not in use for racing events, three of its sections will open to give boaters access to the whole lake. The breakwater is designed to double as a roadway during rowing events when a Fiat 500 camera car races alongside. The system is being built using 50ft (15.24m) long attenuator floats. The heavy breakwaters for redeveloped 385-slip West Harbor Marina can withstand sustained wind forces of 85mph, waves up to 6ft 7in (2m) and mooring forces of 20 tons and above, giving the marina exceptional protection. The record breakwaters play a crucial part in attracting people to the waterfront. West Harbor Marina was pivotal in the 2013 America’s Cup; Nathan Benderson Park will become the leading competitive rowing facility in the USA; and the opening up of Nynäshamn harbour was integral to its centennial celebrations. St Augustine in Florida – the oldest settlement in the United States – also included breakwater plans to celebrate its 450th birthday this summer. The newly opened $2.4 million breakwater at the city’s municipal marina was completed by Bellingham Marine, just in time to welcome El Galleon, a unique 170ft (51.8m) replica of a 16th century Spanish sailing ship. The 1,000ft long (304m) L-shaped attenuator protects the marina from storms and gives it three valuable megayacht slips - thus making for a very worthwhile investment.

African ‘race village’ and marina planned GHANA: US based foundation, Take Back Our Routes (TBOR) in support of Ghana Ocean Racing Club (GOR), is to become the master developer for the first ever African Race Village and Marina City at Fosu Lagoon in Cape Coast. TBOR signed a Memorandum of Understanding with the Cape Coast Municipal Assembly to secure the role. The historic city with its new race village will bid to become a stop-over host city for the 2017/18 Volvo Ocean Race in which GOR is working to enter. The site plan calls for the environmental remediation of the Fosu Lagoon and
over one million square feet of mixed commercial, business, retail and residential development, including a marina to accommodate over 100 boats of 10 to 70m. Infrastructure will be put in place to host global boat racing
TBOR is partnering with global investment and remediation firms to assist in the financing as well as the environmental clean-up process. Although pre-sales of leaseholds, property plots for developers and marina moorings will officially begin soon after the public private partnership is executed, the interest in the development is being driven by the potential GOR will bring as the anchor to the project. “Our goal is to enter the Volvo Ocean Race and to put in a bid to host a future Volvo Ocean Race stop-over at Cape Coast in 2017/18 and 2020,” confirmed TBOR managing director, James Ragland Darden. Prior to any remediation or building, the team will conduct an extensive social and environmental impact assessment. “The venue for football is its stadium and pitches, while the venue for sailing is a marina,” explains GOR co-skipper Eyram Hevi. “Like an Olympic Village or the World Cup, this race village and marina city will be a world-class purpose-driven development that is a one-stop shop to put the historic capital of Ghana on the development map.”
Excellence Award for YCCS marina builders BVI: Bellingham Marine and H+K Engineering Group have won the COPRI Project Excellence Award (large project category) for their work on Yacht Club Costa Smeralda Marina (YCCS) in Virgin Gorda. COPRI (Coasts, Oceans, Ports and Rivers Institute) is run by the American Society of Civil Engineers. The project involved construction of a world-class superyacht facility on a small island with limited infrastructure. The region’s exposure to dynamic weather events created some unique challenges. The team was praised for its exemplary use of engineering best practices and for the way it addressed the difficult environmental conditions associated with a remote, deep water project. Great attention to detail was essential. “Advanced modelling and analysis of how each individual pile would perform was vital to ensure the long term successful performance of the entire system,” explained Bill Huffman, principal and senior
engineer at dock engineering firm, H+K. The extreme nature of the site which has water depths of over 35 feet (9m) and extremely hard limestone combined with the loads placed on the docks by large vessels, necessitated the development of a technically

advanced floating dock system, and Everett Babbitt, president of Bellingham Marine, acknowledged that the project had required a lot of hard work and dedication. “It is with great pleasure that we accept this prestigious award on behalf of the entire project team,” he said. “We could not be more proud of the team’s efforts and what was accomplished.” Bellingham and H+K worked in concert with the ownership group, which consisted of Victor International and Applied Technology & Management. 50 years for Walcon UK: Walcon Marine, one of the world’s leading companies in the design and construction of yacht harbours, celebrated 50 years in business at a summer birthday event held on a balmy July evening at Southampton’s Aegeas Bowl. Over 230 staff, clients and friends dined and danced to mark the special occasion. Walcon chairman, Robin Walters, kicked off after dinner speeches by describing the background to a company he founded by ‘accident’. He spoke of early years, significant projects, special people and the guiding principles that have led to the company’s growth and longevity. He paid tribute to all who had contributed to Walcon’s success and received tributes in return from guest speaker Sir Robin Knox-Johnston and from Sir Ben Ainslie. Walcon managing director, James Walters, spoke about Walcon today and its prospects for the future. Guests praised the setting, the food and ‘Walcon’ during an event that James Walters summed up as ‘a most memorable evening’. “It was a great pleasure to welcome so many old friends to a celebration of our first 50 years,” he said. “Our thanks go to all those who worked to make it such a success.”

During that period Walcon estimated

In 1989 the construction arm of Walcon was sold and a dedicated marine business created. Robin’s son, James, has been managing director since 1998. The Walcon story began on 3rd June 1963 when Robin Walters set up his own civil engineering company. Two years later Walcon was involved with work linked to the new marina at Port Hamble and the marine side of the business began to grow. Walters

Plans for tourist marina INDIA: The Maharashtra Tourism Development Corporation (MTDC) is proposing to build a marina at Nariman Point, the premier business district in Mumbai. If the project is realised, it will follow Kochi International Marina in Cochin, Kerala and be the second marina to be developed in India to date. MTDC plans are for a Build, Operate, Transfer (BOT) contract for which it will ultimately be issuing tenders. The marina, which will be designed specifically for transient boats and have around 150 berths, is part of an

The new fixed pontoon has been designed to blend perfectly with the surrounding architecture.
The contract involved replacing an ageing and potentially unsafe fixed concrete pontoon of 87m in length, the equivalent of eight standard individual pontoons. The decking was made of concrete slabs covered with chippings so as to blend with the general architecture of the port. Designing and installing the pontoon was a technical challenge. The pontoon’s 12.5m span with 3m carriageway and 300 kg/m² overload, not to mention the considerable weight of the concrete slabs, represented significant technical constraints. Another issue to be resolved was how best to replace the existing steel and concrete arrangement without

New breakwater design helps broaden market reach TURKEY: The newest precast reinforced concrete floating breakwater design from innovative Italian marine engineering company, Ingemar, has been fully tested in situ by a violent storm and high seas. The 280m long x 6m wide attenuator was ordered by D-Marin of the Dogus Group as part of its restoration and modernisation project for D-Marin Port Göcek in Fethiye Bay. Protecting a marina with 380 berths for yachts up to 40m, the breakwater is made of newly developed FCA-20x6 modules, which are claimed to offer the greatest weight, height and freeboard of any ‘series production’ units currently available on the international market. Each weighs 130 tonnes, measures 6m wide x 20m long, has a total height of 2.4m and a freeboard of 75cm. Units have been tested for wave heights of up to 1.5m at intervals of 3.3 to 4.0 seconds.
The Port Göcek modules were manufactured in two 3m wide elements to cut transport and handling costs and were rigidly connected when in place by means of stainless steel girders. The modules are anchored to deadweights installed on the seabed at depths of up to 35m using Dyneema rope mooring lines instead of steel chains. The Dyneema offers substantial resistance and minimum extension under load. The breakwaters have been designed for continuous mooring of 43 yachts of up to 20m on the inner protected side and seasonal berthing of megayachts up to 70m on the outer side. Modules are made of special reinforced concrete
with added synthetic fibres to prevent cracking and have a brushed cement and resin surface finish to give a pleasing appearance and non-slip surface. They have a core of expanded polystyrene to ensure floatation even if damaged. Modules are joined together to achieve the design length by means of robust steel cables with rubber elements. This allows vertical movement between the modules and minimum deformation of the longitudinal axis of the pier. Due to the size of yachts moored in Port Göcek and the service equipment requirements, each module was individually designed and fitted with appropriate pipeline arrangements and reinforcing structures arranged where necessary for mooring bollards. The new breakwater design is the result of Ingemar’s ongoing research to broaden the range of its floating products and to further improve their safety, durability and performance. Marina del Rey facility renovated USA: The prestigious Harbor at Marina Bay - previously known as Bay Club Marina – in Marina del Rey, California, reopened in May after extensive renovation. The entire original marina system was removed and replaced with modern, low-maintenance concrete docks with upgraded utilities and the latest in dockside amenities. Owned and operated by AvalonBay, the facility includes a total of 207 single berth slips and 11 end ties for boats of 22 to 90 feet. Bellingham Marine provided a
complete turnkey package for the project, giving permitting support, removing the 30-year-old dock system, and designing and building the replacement marina. Marina Bay’s new floating docks feature a coloured concrete finish with ashlar stamped pattern. Other upgrades include contemporary designed gangways with accent lighting, in-slip

pump-out and rounded finger corners. The marina also has a newly installed paved promenade, new showers and toilets, very convenient car parking and wireless internet. The marina serves as the focal point of the property’s high-end apartment development. Boat slips were offered first to residents and are now open to the public for leasing.

Top facilities, prime location Although concentrated on just 45km of Adriatic coastline, the tourist ports of Slovenia are strategically positioned for sailors wishing to explore the Mediterranean. The marinas are well equipped and have good occupancy levels but, like most European countries, Slovenia is not immune to current financial challenges. Donatella Zucca reports Bordered by Italy, Austria, Hungary and Croatia, Slovenia has just a snatch of coastline – less than the distance between Monaco and Cannes – in the upper part of the Croatian peninsula of Istria. Over 1,500 berths are to be found in several very busy marinas. The marina sector in Slovenia is as ‘new’ as the country itself, dating back to the 1990s when Slovenia declared independence from former Soviet bloc country Yugoslavia. Marina development has since been strengthened by Slovenia’s entry into Europe in 2004 and its adoption of the euro in 2007. However, while
changes in port management and private ownership policies led to growth, development has slowed due to the international financial crisis. A major setback was the bankruptcy of Istrabenz Marina Invest Srl, a company dedicated to marina projects, in 2010. For the most part, the sector functions well year-round and enjoys an increasingly high profile with Marina Portoroz playing host to Internautica, the most important boat show in the Adriatic. The country’s three major marinas – Marina Koper, Marina Izola and Marina Portoroz – are close to its three
principal coastal cities (Koper, Izola and Piran). All marinas have been built to European standards and are under private ownership with government granted coastal concessions. They are operated at a high level and benefit greatly from their surroundings. The city of Piran, which Fiorenzo Lupieri encompasses Marina Portoroz, is a significant tourist attraction and Koper is known for its commercial port as well as marina. All three cities have ancient ties with the Italian city of Venice and enjoy various revived common initiatives. “One of the main strengths of Slovenian marinas is geographic location,” confirms Fiorenzo Lupieri, a former manager of all three Slovenian marinas and Istrabenz Invest who is currently working with Camper & Nicholsons Marinas on the start-up of Calaponte Marina in Italy. “Milan, Monaco, Munich, Vienna and Budapest – all cities whose residents have high purchasing power – are about 500km away. Over the past three years in Portoroz, around 200 boats have been

chartered every year by customers from northern Europe, Greece and Turkey. Other strengths of the marinas are tradition and professionalism.” There are challenges, of course, too. “An ailing financial situation easily leads to new taxes and then unfavourable legislation,” Lupieri explains. “To start with, VAT for mooring was 8%, then it rose to 20% and is now 21%.” Permanent berth holders, 55% of which are Slovenian, remain relatively undeterred by price rises, and German speaking customers (20% German and 20% Austrian) dominate the remaining berths. Italian customers (at just under 4%) favour the marinas due to the proximity of Venice and Trieste.” Visiting yachts are also drawn to the marinas for an average two-day stay, and cruise liners also now moor up in Koper.
Along the coast
Further south, lies Marina Izola – a safe and sheltered facility that was developed as an extension to the town harbour. Offering 700 berths for boats up to 40m, it has water depth of over 4m and ample space between piers for easy manoeuvring. “When the marina is complete, it will have 1,000 berths,” Fiorenzo Lupieri confirms, explaining that bureaucratic problems, the financial crisis and other factors brought plans to a halt. The marina has a 50 tonne boat hoist, a self-propelled trailer and storage area. “The services have been tailored to the standards of the best marinas and include a shopping complex, residential area, and 13 tennis courts. Like facilities at Portoroz, all developments have respected the environment and environmental management standards are high. Izola has retained its Blue Flag for 13 consecutive years.”

Although most moorings are occupied by permanent berth holders, Marina Izola welcomes visitors and also has a special arrangement with Marina di Sant’Andrea in Italy. “They winter our customer’s boats on dry stand and in exchange we offer special rates to their customers for short-time stays,” confirms manager, Matjaz France. “We are not looking to attract customers by offering very low rates as our priorities are top level service and flexibility. Marina Koper is the first Slovenian marina when sailing from Italy. It is located near the medieval town, before one reaches the commercial port, and is protected by an L-shaped breakwater. It has 75 berths, offers various services and is a delivery centre for new boats coming in from all over Europe. “It’s a small marina,” says manager, Rado Sluga, “but guests have been returning for many years in part because of the level of service we offer.” Services include a 70 tonne travel lift, 3.5 tonne jib crane, refuelling station, rubbish collection, laundry room and a small car park. A Fitmania fitness centre has modern equipment and local shops and restaurants are good. The international airport is 15km away.

Next in line, before Piran Bay, is Marina di Bernardino which offers 31 berths for Histrion hotel guests and then the Port of Piran with a couple of dozen berths and space for larger vessels up to 30m. The port offers good facilities for mooring and waste collection, has shops and a restaurant and close proximity to the city of Piran – and Marina Portoroz.

Slovenia’s pièce de résistance, Marina Portoroz was the first marina built in the country – over 30 years ago – and remains one of the best in the Adriatic. It comprises two water basins and a channel on the eastern side of the Fazan Creek and currently offers 700 wet berths and space (covered and uncovered) for a further 300 vessels. The facility is served by three boat movers (up to 60 tonnes) and two trailers, and specialists can undertake all kinds of boat maintenance, repair and refit. Rubbish collection and pump-out are available. Restaurants,

Although mostly occupied by permanent berth holders of Slovenian nationality, the marina enjoys good visitor traffic during the peak summer months, especially at weekends. The marina management team is, however, aware that customers in Slovenia are feeling the financial pinch and is receiving more requests to extend payment periods and accept payment in instalments than
usual. The team is nonetheless confident that it can maintain the level of income enjoyed in previous years, partly due to the advantage of the marina’s modern infrastructure and location as a starting point for cruises and ideal home for boats. Marina Portoroz features strongly in Fiorenzo Lupieri’s vision of the future. “We will create new moorings and expand the basin in Portoroz to create spaces for larger boats. We are already working on this,” he says.

WATERFRONT DEVELOPMENTS Liberty Park viewed from the south. The first step for SmithGroup JJR’s landscape architects was to undertake hydrologic analysis of the area and base the marina plan upon the results. Almost the entire park is located within the 100-year flood plain of the Cumberland River. The Tennessee Department of Environment and Construction (TDEC) was not initially convinced of the plan, seeing it as a waste of valuable land and financial resources. The landscape architect worked tirelessly to change attitudes towards the mitigation design to show how it could be an integral part of the expanded park. Finally, the TDEC agreed, and work began.
Liberty Park: a flood-free zone
Given that the marina basin was located in the lowest elevation of the landscape, so that necessary excavation was minimised, an extraordinary 6.7 acres of wetland and 1,100 linear feet of stream channel was additionally removed. Excavation of the marina basin produced nearly one million cubic yards of material that had to be placed throughout the park as the budget did not allow for the cost of offsite disposal. By resculpturing the old, underdeveloped park and elevating selected portions of the site, additional developable area was created and the impact to the regional flood plain was not adversely affected.
Radical new planning arose during updates to marina feasibility studies in 2005 when the City Council realised the project could be extended to completely transform an adjacent, under-used riverfront park into a 130-acre regional recreational destination. What began as a 23-acre marina basin development plan evolved into the design of Liberty Park, complete with marina, boat launch, athletic fields, a series of park structures and event pavilions, a trail system, fishing pond, wetlands and park support facilities.
The result is an excellent example of context-sensitive design. Stormwater flows are kept to the surface to allow
Marina developers started to explore options for creating a new public marina on the Cumberland River in Clarksville, Tennessee, as far back as 1975. The concept has now been realised as a 212-slip facility within an ambitious new 130-acre waterfront site known as Liberty Park. The marina serves both local residents and transient boaters travelling between Nashville and Land Between the Lakes in Kentucky. For the design team, working within these requirements proved to be a challenge, but the final plans outlined an accessible park with facilities that could withstand frequent flood events.

Stemming the tide The area’s historic flood problems meant development here was always going to be difficult. From the great flood of 1937 to the similarly devastating flood in 2010 – which cost the city US$2.3 billion – Clarksville’s proximity to the river made developing a safe, flood-resistant park a priority. The developers were also determined that the design should take an environmentally-friendly approach at every stage.

WATERFRONT DEVELOPMENTS treatment and filtering of water through a series of swales and forebays, rather than piping water directly to the river. Native vegetation is used within these stormwater areas, and plants were chosen and placed based on their flood tolerance.
Working with the water Stream mitigation was provided on the channel into the marina basin on the northeast corner of the site. A series of step pools and stone retaining walls convey the water under a pedestrian bridge with a natural design that also aerates the water and provides a niche habitat for macroinvertebrates. Further upstream, rock vane and log drop structures create habitat opportunities in the primarily hard-packed clay substrate, and banks of the degraded channel are stabilised with native plants. Although, prior to construction, the park included a highly-used fishing pond, the original pond offered little ecological value as it was surrounded by riprap and asphalt pavement. The relocated pond in the final design will provide not only a recreational amenity but will be a cornerstone of the necessary mitigation and site stormwater management. The pond’s design and native plantings filter runoff and improve habitat. An engineered control structure at the pond outlet maintains the water level. Paved paths, boardwalks, bridges, piers, fishing platforms and picnic areas provide complete public access to the pond. A geothermal system makes use of the moderate river water temperatures

A unified landscape The structural design of the park draws on locally available, sustainable materials. Natural Tennessee sandstone is used throughout, providing a unifying element for site structures, bridges and plaza spaces, while heavy timber framing and tapered columns evoke a classic park feel. Buildings are positioned to incorporate natural daylight and ventilation, which reduces reliance on mechanical systems, positively benefiting the environment. The stone

and wood themed architecture is echoed in walls, entry features and bridges throughout the site. A conference centre – the Wilma Rudolph Event Center – provides conference space, rental facilities and a terraced lawn outdoor amphitheatre with a capacity of 4,000 to 6,000 spectators. SmithGroup JJR’s architects and landscape architects collaborated to design a building that seamlessly transitions from outdoor to indoor space, taking advantage of views of the surrounding park and river valley. The City made a considerable investment of US$35 million to create the marina basin and renovate Liberty Park in order to attract economic development to the community and increase quality of life for its citizens. Initial economic impact analyses projected that the marina would create 74 direct and indirect jobs after construction, add US$1.6 million in annual labour income to the community and provide US$2.7 million in annual profits, sales and other taxes. The City anticipated numerous property value increases for the adjoining commercial land on the north side, which was in need of revitalisation. Providing valuable views of the river and marina from these properties was a key goal of the design, as was increasing usable land area using excavated material from the basin. The City is currently in the process of selling a development zone overlooking the marina basin that was improved to be out of the 100-year flood plain.

Flagship marina pioneers mangrove experiment A pioneering experiment to investigate the use of floating mangroves for carbon sequestration (the capturing of carbon emissions) is under way at Lusail Marina in Doha, Qatar. The project is being undertaken by UNESCO Doha in partnership with Mourjan Marinas IGY and Lusail Real Estate Development Company (LREDC). The results will help shape understanding on mitigating climate change as scientists will see if the floating mangroves have the potential to make a significant contribution to reducing atmospheric carbon levels. Floating mangroves, which are rapidly declining in quantity at a global level, can contribute to environmental wellbeing by reducing land based marine pollution as they absorb potassium, nitrogen and phosphates. If cultivated in coastal salt water, they could potentially also be developed into large-scale cash crops suitable for biofuel and livestock fodder without using up valuable land space.

UNESCO then carried out ecological observations, seed collection, preparation and planting in Mourjan’s specially developed floating boxes. In January 2013, the experimental mangroves made the switch from 50% seawater, 50% fresh water irrigation to 100% seawater. Salt-marsh plants produced from cuttings were also added
to promote growth ahead of the mangrove flowering period (March to June). As well as having the potential to bring countless benefits to the environment, the project has involved the local community. At least five university students are expected to develop the mediumscale prototypes in the second phase of the activity. “Conservation of the local environment and being as ecofriendly as we can is extremely important to Mourjan Marinas IGY - we ensure that all of our marinas are built and maintained with the greatest sensitivity to the local environment,” says general manager, Wayne Sheperd. “For a long time it has been Mourjan’s vision to have this break-through initiative incorporated into the design and construction of our marinas, and we are delighted to partner with UNESCO and Lusail Real Estate Development Company to make it a reality. We are excited to see the outcome of the experiment.” According to Alf Ziegler, LREDC environmental and sustainability manager, environmental initiatives are equally valued by LREDC. “As Qatar’s premier lifestyle destination, we are excited to contribute to global research on an area of significant scientific interest,” he comments. Lusail Marina is the first marina launched as part of the coastal Lusail City development and has been designed as a flagship yachting destination and premier marina facility for the Middle East. and showers – they also really enjoy the boatyard environment, and it is very important that Deacons does not attempt to compete with some of our larger competitors on the river, but rather be proud of the fantastic facility we have, the great position of the site and the team working here.” The service side of the business has also been developed, Shotts says. “Although times are difficult for many businesses like ours, we have greatly increased the amount of repair and service work we do, and most of it comes through recommendation.” The yard is able to handle boats up to 20 tons and 45 feet using a Roodberg static power hoist and a Hydrotrans remote control hydraulic boat mover. The hard stand area has been increased over the last few years and the existing area resurfaced with additional power points. There are over 70 heavy duty cradles available on a first-come, firstserved basis. The boatyard also has a wide range of marine services onsite, including Force 4, one of the largest chandleries on the south coast with its own rigging service. Doubling up in Montenegro
Ready for phase two, Porto Montenegro offers spacious moorings for vessels of all sizes.
Porto Montenegro, the superyacht marina in Tivat, Montenegro, is set to nearly double in size as it enters its second phase of development. With berth numbers increasing from 250 to 470, the marina is inching closer to its maximum potential of 850 berths for yachts up to 100m in length. Plans for the development of Porto Montenegro began in 2007 when Adriatic Marinas realised a former naval base could be transformed into a leading luxury marina and marina village. With an advantageous position in the eastern Mediterranean, deep water access and an enviable tax system, the location was ideal for a marina with a superyacht focus. Working closely with Italian company Ingemar, the first phase saw the completion of 250 berths alongside luxury residences. Promising not just a marina, but a lifestyle, development continues with the addition of retail units, restaurants, bars, homes, pools, sporting facilities and a language school.

Teaming up with engineers and architects, Marina Projects has worked with Adriatic Marinas since 2007, advising on all aspects from initial concept and design through to the year-long phase 2 tender process. Browne explains that the Marina Projects team continues to play a vital role in the development of Porto Montenegro. “They enable us to push the boundaries and take advantage of the technologies available,” he says. A leading Montenegrin company, Yu Briv, has won the tender for the construction of the marina’s second phase, including both the expansion of existing jetties and the construction of additional jetties. One challenge faced by Marina Projects was to optimise the jetty layout to accommodate safe vehicle access, moorings, services and landscaping in a coordinated fashion. The jetties will be built in up to 20m of water using pre-cast concrete dock
The second phase of development will comprise approximately 100 berths for yachts up to 20m and 145 berths for yachts over 23m. A new 330m long jetty will be constructed to enclose and shelter the marina and two existing main fixed jetties will be extended by 200m. Wave protection is provided by solid wave screens, which extend down from the jetty decks by up to 7m. The jetties will be finished to a high standard with soft and hard landscaping, including mature palm trees in recessed planters on an independent, remote controlled irrigation system. All berths have power (up to 2 x 600A), water, vacuum sewage connections and multimedia connections. In addition to its marina expansion plans, Porto Montenegro announced in August the release of its seventh residential development. The Ksenija Residences are due for completion in summer 2015 and each apartment features its own terrace, with a select few boasting a private rooftop and pool. Conceived by ReardonSmith Architects of London and MHZ interiors of Paris, the building will contain four swimming pools, a new restaurant, café and upscale retail units. Rates will range from €350,000 to €2,200,000 and vary in size from one to three bedrooms.
Clean water, lush vegetation and rugged scenery give Porto Montenegro natural advantages over many waterfront developments. Porto Montenegro is an attractive location for boat owners, offering value for money both in terms of pricing and tax benefits, especially in the wake of recent tax rises in nearby Italy. The current Montenegrin tax strategy treats everyone equally. Basic goods and marina services are already capped at 7% versus Italy’s

Improved berthing to benefit tourism and industry Plans are in hand to extend and improve berthing facilities at Campbeltown Harbour in Argyll on the west coast of Scotland. The development will incorporate space for up to 51 vessels and includes construction of a floating breakwater. A planning application has been submitted to Argyll & Bute to relocate the marina’s bridge access directly to the old quay, which will connect to new onshore WC and shower facilities within the existing Royal National Lifeboat Institution (RNLI) building and the harbour master’s office. The original plan for the project was to increase the number of berths from 40 to 145 and to improve on-shore facilities. A study found that, while a marina was technically feasible within the harbour, the number of berths had to be reduced due to projected supply and demand. Overall objectives were to enhance berthing facilities, ensure the facility was commercially viable and sustainable, that it offered value for money and had an agreed, robust and sustainable management organisation.

Sail West, a €7 million flagship project, seeks to encourage and increase sailing tourism in the West of Scotland, Northern Ireland and the North West of the Republic of Ireland, and also to encourage more sailing traffic between these three regions. The lead consultants on the Campbeltown berthing facility are Fairhurst Consulting Engineers and Blue Sea Consulting LLP. Blue Sea Consulting and Blue Sea Marinas are involved in a number of current marina developments at planning and early development stages in Scotland. Australian marina equipment specialist, M-Tech, has signed a formal distribution and export contract with CKIPM Marine Group, the leading marina construction company in South Korea. According to US company Scaffoldmart, typical set-up fees average at US$2,500 (for installing a yacht in a cradle) with additional earnings of around $300 per month for cradle rental. The International Council of Marine Industry Associations (ICOMIA), which represents recreational boating in 35 countries via its marine industry association members, has completely overhauled its much-valued annual statistics book. Durrat Marina under construction in Bahrain.
Selling to the East After reporting significant growth and activity in the UK market for the first quarter of 2013, Rolec’s second quarter achieved success on export markets. Sizeable projects were undertaken in the Middle East, including Durrat Marina (Bahrain), Marina Mall (Dubai) and Hawar Island (Bahrain). Rolec supplied a computerised marina management system via Spinnaker service pedestals to the 18,000m2 Durrat Marina and installed Classic power/water pedestals and Classic SOS pedestals for Hawar Marina, 25km off the coast of Hawar Island. Further orders were secured for Dubai’s five-star Marina Mall, a waterfront development that includes four marinas. The developers have been purchasing Rolec equipment for over six years and the latest 90-berth project called for Spinnaker pedestals, distribution units and LED combi deck lights. Rolec also secured plentiful projects further east – at Ocean Marina Yacht Club (Thailand), Dalian Marina (China) and Marina North (Seychelles). Further to the manufacture and supply of
marina service pedestals and Megamaster units for phases one and two of Ocean Marina Club, Rolec moved on to phase three, with the supply of a further 47 Spinnaker pedestals. Renowned as one of the best international-class marinas and yacht clubs in Asia, Ocean Marina Yacht Club is Thailand’s premier marina resort complex, offering 300 top quality berths for up to 50m (180ft) boats. Dalian Marina in north China is currently being fitted with 61 Spinnaker pedestals, which will be operated via the Rolec Smartmaster Solo control system. The marina will be home to the forthcoming Davos 2013 and national games. Smartmaster Solo was also requested for 80-berth Marina North Seychelles in Mahe, although on this occasion to work within Midi Classic service pedestals and Megamaster units.
