We treasure the concept of family, likening “one happy family” to successful business teams and industry gatherings. Idealistic though this is (we forget the sibling rivalry and the all too common feuding), we think of ‘family’ as a tight-knit unit in which we are trusted, treated fairly and have good security. And, despite the special stresses of living together and working together, the family is a good umbrella under which to create a successful workplace. Family businesses are the backbone of worldwide enterprise, much as the ‘mom and pop’ marina has been at the centre of American boating since boats tied up at docks. Although private companies and municipal authorities now own the lion’s share of US marinas, as you can read in our special article on p. 43, there are not only excellent examples of successful family-run marinas thriving in the United States but there is every chance that owners will continue to run such facilities – if they wish – for generations to come. They may not be as plentiful in the marina market but in worldwide terms their business model predominates. According to the US-based Family Firm Institute (FFI), family businesses create an estimated 70-90% of global Gross Domestic Product (GDP) annually. In the USA, up to 90% of all business enterprises are family owned and employ over 60% of the total workforce. In Canada, around half the workforce is employed by a family business and such companies create nearly 45% of Canadian GDP. In Chile, we’re looking at an estimated 75-90% and in Brazil, home to around 20 century-old family firms, 70%. The Middle East, as a region, unsurprisingly comes in at around 90% with dynastic family businesses ruling the scene. European countries paint a similar picture, with Finland at over 90%, Sweden at nearly 80%, France at 83% and Spain at 85%. The UK, at 68%, at first glance is more modest but still family-dominated but most companies are in fact first generation and tend to be very small. The UK actually has the lowest proportion of family-controlled ‘listed’ companies in Western Europe at 8% versus Germany (36%) and France (30%). Most of the biggest family firms are located in the USA and in Japan, where the oldest family-run enterprise in the world is to be found – Houshi Onsen, the oldest inn in the world (1,300 years – 46 generations of owners). If you’re part of a family firm you’re in big company – think Ford, Hilton, Marriott, Mars, De Beers, Lego, Porsche, Ferrero, Ikea, Sainsbury, Toyota. And think, too, about your whole family. The FFI reports that businesses with the most innovative approach are those that include family members of several generations. So, look after the seniors - and get your sons and daughters involved!

State of Ohio to build new marina

Marinetek buys Swedish pontoon builder FINLAND: Marinetek Group has purchased Nordiska Flytbryggor Ab (NFB), one of the three biggest pontoon builders in Sweden.

USA: The Ohio Department of Natural Resources (ODNR) has announced plans to build a full-service marina at Caesar Creek Lake, approximately 70 miles south of Columbus, the state capital. The 3,000-acre (1,214-hectare) lake sits within a national park. As Marina World went to press, state officials were actively seeking a design consultant as well as public input. “We’re in the early stages,” said Heidi EtzelEvans, a spokeswoman for ODNR. “We’re accepting requests for proposals now.” According to an ODNR feasibility study, the Caesar Creek Lake region - formed in the 1970s after the US Army Corp of Engineers built a dam in the waterway - can support a 300-slip marina with fuel services, toilets, a boat launch and concessions to be run by a private company. The cost is estimated at about $4 million and is justified through a 2007 economic study that predicted direct and secondary impact

to the local economy. Such positive impacts include almost 30 jobs, $100,000 in labour income annually and $1.3 million in revenue for the entire region. The lake currently has four boat-launch ramps and sees almost three million visitors per year. The first phase of the project includes building half of the proposed 300 boat slips by 2014. Initial construction is expected to begin in 2012.

ITALY: October’s Genoa International Boat Show attracted a grand total of 260,330 visitors despite access issues caused by city protestors and atrocious weather conditions. Over 500 of the 2,300 boats on display were new models. Ingemar, which has provided the marina elements for the event since 2005, extended the floating piers connecting the two basins for 2010 and also increased gangway widths to 6m. This improved traffic flow for visitors. The Genoa Boat Show is recognised as having the largest on-water exhibition area in the world.

Headquartered at Högsäter on the western coast of Sweden, NFB has production units in Högsäter and Mellerud, and on the eastern coast at Oskarshamn. The company’s turnover is in excess of €5 million and it employs 30 members of staff who will continue to be employed by Marinetek Group. The company has an extensive portfolio of pontoons, breakwaters and equipment, prestigious customer references and a strong sub-contractor network. It operates most particularly in the southern parts of Sweden and Norway. The acquisition brings significant advantages to Marinetek Group’s international distribution strategy. “The acquisition will enable us to swiftly grow our market presence in Sweden and significantly increase our production capacity in the market,” says Marinetek Group CEO, Ilkka Seppälä. “Nordiska Flytbryggor also has a firm foothold in the Norwegian market, which gives us even greater opportunities for growth throughout the entire Nordic region.” The newly acquired company will be renamed Marinetek NFB and will be headed up by managing director, Anders Johansson, who is also in charge of Marinetek Sweden.

Lusail readies for first phase QATAR: Dubai based Mourjan Marinas IGY has been contracted by Lusail Real Estate Development Company to undertake the design, construction and operation of all marinas in the Lusail City development in Qatar. Mourjan will take over all maritime aspects of the project, from marina master planning and design to building, owning and managing the full marina portfolio. The marinas are expected to offer over 1,500 berths and all marina districts will be completed in phases over the next five years. The first phase of the marina development, estimated to be operational in January 2011, will comprise significant upland work

IGY rewards loyal customers USA: Island Global Yachting (IGY) has developed two value-driven berthing offers aimed at attracting megayachts to its facilities in St Thomas, St Maarten and St Lucia. The first offering is IGY Homeport; a long-term berthing programme that gives a significant discount to customers opting for either a five-year or ten-year berth. The second deal – IGY Caribbean Anchor Pass – is targeted at transient yachts. With an Anchor Pass, customers who purchase 120 days of berthing at the existing long-term rate will receive 365 days of dockage at any IGY marina in the participating network. Pass holders will have priority reservations at significant savings off the daily dockage rate.

Situated along the coast just north of Doha, Lusail City will be a thriving maritime hub with a number of marinas serving different types of customer, e.g. private, business and community. Lusail Real Estate Development is keen for the marinas to appeal to customers interesting in ‘lifestyle yachting’ whether they own small recreational boats or megayachts.

Poralu invests in Nautiscaphe FRANCE: Marina facilities provider, Poralu Marine, has become the major shareholder of French underwater anchorage systems specialist, Nautiscaphe. The two companies have been cooperating for over a year under a commercial and technical alliance in order to offer turnkey solutions to their customers. Nautiscaphe posted sales in 2009 of €800,000. Poralu’s investment in Nautiscaphe follows its recent acquisition of French pump-out company CEI, and further boosts its aim to strengthen its services division.

Blue Flag! DENMARK: The International Blue Flag Jury awarded its 50,000th Blue Flag Award in 2010! During its second annual meeting on 29th September, it also accepted a further batch of candidates from the southern hemisphere. Awards were given to a total of 85 beaches and 12 marinas in the Bahamas, Brazil, Dominican Republic, French Departments and Territories, Jamaica, New Zealand, Puerto Rico, South Africa and Caicos Islands. Broader focus for Marinas 2011 AUSTRALIA: Marinas 2011, the conference and exhibition to be held 20th-22nd June 2011 in Melbourne, is adopting a broader focus than previous events in order to be of greater benefit to boat service and repair businesses. “As well as conference breakout sessions, there will be exhibitors catering for the needs of such businesses,” explains conference committee chairman, Mike Harvey. “The introduction of conference breakout sessions will deliver more targeted benefits for delegates and support a broader range of exhibitors selling to the marina industries,” he adds. The conference also includes an optional field trip – led by committee member Allan Cayzer – around Port Phillip Bay, visiting a diverse range of clubs and commercial marinas. New walkway revitalises Santa Barbara Harbor USA: First phase work at Santa Barbara Harbor’s Marina 1, located along California’s southern coast, was completed by Bellingham Marine (BMI) in August. The project is part of a multi-phased plan to replace around 500 slips. Work included replacement of the marina’s 1,160ft x 10ft wide headwalk and access gangway, and upgrades to the marina’s water, sewerage, fuel and fire suppression systems. To minimise disruption to operations and maintain boater access during construction work, the new headwalk was built parallel to the old version. When construction of the new walkway was complete, the old headway was removed and the new one moved into place. BMI project manager, Eric Noegel, said the method of installation was the result of good planning and communication with the City of Santa Barbara and the marina tenants. The City developed an alternative access plan for boaters to reach their slips when the single gangway, which gives

access to all 500 slips, was under construction. The walkway was designed with a slightly higher freeboard than the existing docks and sloped transition floats were installed between the new headwalk and the existing mainwalks. When adjacent mainwalks are rebuilt in later phases, the floats will be removed. Santa Barbara Harbor facilities manager, Karl Treiberg, is pleased with progress to date. “We’re all happy to have this first phase of the project behind us and are looking forward to working with Bellingham Marine as we move forward on the next phases.” These are scheduled to start next year and will include replacement of docks ‘O’ and ‘P’.

New moves for East Providence USA: Just a year after one developer tossed up his hands in frustration and walked away from his mixed-use waterfront plans in South Providence, Rhode Island, a $167-million proposal just across the harbour in East Providence has been approved with enthusiasm. The first week in October, City officials in East Providence approved plans for sewer and water lines with a new road to begin construction on the Village on the Waterfront. For decades, the City has been trying to develop along the 14-mile (22.5-km) coastline - and what many consider to be a financial goldmine - but various efforts have failed to launch. This time around, the City and developers plan to work together to finance a project to be built on a 25acre (10-hectare) property owned by Chevron in its former light products terminal on Veterans Memorial Parkway. The site will have a marina with town houses, condominiums and apartments (approximately 600 units overall) with 40,000 sq ft (3,716 sq m) of commercial space, including a restaurant, shops, office space and a fitness centre. There will also be a kayak beach with a rental store open to the public as well as walking trails, a bike path and a proposed fishing pier. Although initial stages of the project have been approved by the City, developers are still seeking state and federal approval. If all goes according to plan, construction is expected to begin in 2011, with full completion by 2020.

Monaco Ports awards Port Hercule contract MONACO: State owned authority, Ports de Monaco, has selected Marinetek to undertake first-phase renovation at Port Hercule in Monte Carlo. The marina, which is the main yachting facility in the principality, is world famous for its luxurious yachts and associated jet-set lifestyle and is situated right in front of the Monaco Grand Prix track. Marinetek will replace three old fixed piers with its Concourse and Super Yacht floating concrete pontoons. These are the largest and strongest pontoons in the company’s portfolio and have been designed specifically for mooring the biggest yachts. The massive concrete floats, each weighing up to 55 tons, offer great stability, high freeboard and exceptional capacity for the utilities required by demanding yachts. The pontoons will be safely secured using new, fully tested mooring cleats and the Seaflex By-Pass mooring system.

The floats will be manufactured at Marinetek’s Croatian factory, delivered by ship to Monte Carlo and installed during the winter. The project will complete in April 2011, just in time for the next Monaco Grand Prix. The site conditions, with deep waters and continuous swell, and the timeframe of the fully custom designed project will make for special challenges. But, when complete, Port Hercule will fully meet customer specifications and offer permanent berthing for vessels over 30m (100 feet) in length.

Rewarding gardeners

Marina completes for Asian Games OMAN: A 54-berth marina for boats up to 12m in length, has been completed by UK company Walcon Marine specifically for the 2nd Asian Beach Games. The company used its upgraded System 2000 pontoons with aluminium frames, hardwood timber decking and fibre-reinforced concrete floats for the project. All the components were built at Walcon’s facilities in the UK and Dubai. The marina also features a 30m x 2.5m warren truss access bridge, which allows for a gentle gradient from shore to pontoon. The Games, which were first held

in 2008 in Bali, are being hosted this time from 8th-16th December by the purpose-built Al-Musannah Sports City, which is situated 125km north of Muscat. They are expected to attract over 2,000 athletes and 50,000 spectators. The sailing element involves both sailing and windsurfing competitions with laser Redials and Hobie 16s being used in the dinghy races.

UK: MDL Marinas has announced the winners of its annual MDL in Bloom competition, which rewards ‘greenfingered’ teams across its 21 marina sites. The marina teams entered a variety of garden displays and floral arrangements into the competition’s five categories: best borders and beds; best hanging baskets; best tubs and containers; the ‘X Factor’; and best overall marina display. Scooping the X Factor title and the coveted best overall award was Shamrock Quay Marina in Southampton. Other category winners were Woolverstone Marina in Ipswich, Mercury Yacht Harbour on the River Hamble and Hamble Point Marina. Jon Eads, managing director of MDL’s marina division, commented: “Our marina teams work so hard throughout the year to make sure that the marinas always look their best so it’s great to be able to recognise and reward all the hard work and effort that goes into achieving this with the MDL in Bloom awards.” Nicola Walsh, who is area manager for MDL Marinas in Southampton and is based at Shamrock Quay Marina, said: “I’m delighted for the team at Shamrock that they have been awarded the top prize for this year’s competition.” She praised all the gardening team members who ensured the marina was clean, tidy and attractive and said the lovely displays made Shamrock ‘a home from home for visitors’.

Uncertain regulations, unclear procedures, fierce competition, growing management costs and financial checks that discourage many boat owners are just some of the difficulties faced. All of this has been exacerbated by an increase in state fees of eight to ten times the amount charged prior to the 2007 Budget and the fact that such fees are often legally dubious. Grey areas surrounding concessions and alteration of previous contracts have led to much opposition and various lawsuits.

Domestic driver

The brightest spot in the Med Italy is the fastest growing Mediterranean country in terms of new marinas and marina expansions. Projects are, in the main, led by courageous entrepreneurs. Donatella Zucca reports

The domestic boating industry that continues to export and maintain a good international position of leadership is, in part, driving current expansion projects. Regional and coastal municipalities, and most especially industry entrepreneurs, have taken UCINA’s call to increase facilities seriously and are fired up to improve marina hospitality. In a UCINA study conducted two years ago, for example, new projects to transform industrial wasteland into marinas – and create 20,000 new berths – were under discussion.

Despite the international crisis and a host of other difficulties, the growth of the Italian marina network increases and marinas are adopting an increasingly important role in the rehabilitation of coastal areas. This is a development strongly encouraged by the Italian Association of Boat Builders – UCINA – which has been fighting for years to reverse the trend for large yachts to head exclusively to French marinas. It is also a development supported by a sector of government that recognises yachting tourism as a driving force in economic development as opposed to a means to evade or avoid tax. While it is now accepted that a pleasure boat generates ‘earnings’ of

The projects

Fortunes are, however, mixed. On one hand we see an increase in marinas with at least 14 interesting projects timed to generate over 9,000 berths by 2012 and, on the other, the negative effects of the economic climate. In a recent survey conducted by Assomarinas on 86 member companies, a decrease of 1030% in transit, services and fuel sales was reported.

SPECIAL FOCUS: ITALY To be completed in 2011, Imperia Marina is a 1,300-berth facility in Liguria. Around 80% of berths are already sold. Around 80% of its 1,300 berths have already been sold. The same company has also started work on Porto Concordia in Fiumicino (Rome) and is committed to build Marina di Archimede in Siracusa, Sicily. Porto Concordia, a €400 million investment, will have 1,445 berths, 400 of which will accommodate boats in excess of 18m in length. Marina di Archimede will have 500 berths and take boats up to 70m. Sea works have started.

Also in Campania, work has begun on Marina di Vigliena, Naples, which by 2013 will offer 853 moorings, a shipyard, commercial and residential buildings. The project is being financed by Porto Fiorito SpA, which is 67.5% made up of local entrepreneurs and 32.5% owned by Italia Navigando, a subsidiary of Invitalia that acts on behalf of the government. The €140 million investment is just part of a major €2.3 billion redevelopment project for the suburbs that is being promoted by NaplEst. The project includes renovation of a nineteenth century factory. The concession for the port is 44.5 years and a 50 year concession is granted for the buildings. Three marinas are situated in Tuscany – the New Marina di Cecina with 900 berths and Marina di San Vincenzo near Livorno, which is being developed with a 30-year grant. San

Vincenzo was inaugurated in July and sales began in 2008 for 283 berths for vessels up to 27m. Work began in May on Marina di Pisa in Boccadarno, a project that looks set to be a masterpiece. Designed by Study Island of Turin, Studio 3C+T and Modimar of Rome, the marina will open in 2012 and the entire project complete by 2014. It is situated within the scenic Sanrossore Park at the mouth of the historic Navicelli channel, halfway between Pisa and Livorno. Around 70,000 sq m of the 200,000 sq m site is to be used for 350 privately owned moorings. Meanwhile, in Liguria work proceeds with the new Imperia Marina. Built by Acquamarcia and the brainchild of entrepreneur Francesco Caltagirone, the marina will be finalised by 2011.

Marina Cala del Sole, also in Sicily, is taking shape. Situated in Licata near Agrigento, the project is inspired by late 17th century Sicilian Baroque architecture and is being constructed with a 99-year concession. Privately financed to the tune of €116 million, the marina covers 500,000 sq m, slightly over half of which will be used for the 1,500-berth marina basin. Boats up to 70m with draft of 4.5-6m will be accommodated. Solar power equipment and a desalination plant (that can also supply potable water to the town) have been installed. Many local companies are involved with the project, including Sud Pali and Trinacria Pontoons. The first phase of 250 berths up to 50m will be operational by December. The marina is the first International Boat Service (IBS) Yachting Point in the Adriatic and offers a 100 tonne boat hoist, 30m fuel dock and a generally high level of infrastructure. Nearby Marina del Gargano in Manfredonia is also set to broaden berthing options in Puglia. Financed by Gespo srl (€34 million) and the Italian Government (€20 million) the marina will have 600 berths and a 130m fuel dock. Some berths will take vessels up to 60m and maximum draft is 5.7m. Its location, set behind the fishing port, will particularly suit customers seeking long term moorings. Construction began in June. Mention should also be made of the new Marina Sveva di Montenero di

Bisaccia just up the coast in Molise on the Costa Verde. Bisaccia offers 280 wet berths and a further 120 berths at a forklift operated drystack. The final word goes to Venice where work is soon to start on Marina Santelena in a former and historic Celli shipyard site. The sea works, devised by Architects Micheletto and Zane, are being undertaken by Gregolin Lavori Marittimi working with partners Ingemar, Giorgio Pantano and Nautica Bozzato. All of the 200 berths, at least 20 of which will be 40-140m long for vessel drafts up to 6m, will be sold by Celli Shipyard Ltd. Celli CEO, Stefano Costantini, believes the location will be a strong selling point: “We are 15 minutes from San Marco and we expect to have large boats moored up here. Venice could well be ideal for this type of vessel.” All sea works will complete next year and landside developments complete in 2012. Publishing is the next project!

Marina di Scarlino near Grosseto in Tuscany enjoys a much deserved reputation for excellence and is considered a sailor’s paradise. Another plus for Newport was MT’s patented all-wheel electronic steering. Essentially, this means that each wheel is able to steer, providing superior manoeuvrability. Operators can manoeuvre in close quarters, around tight corners and on uneven ground, which means the yard can utilise absolutely all available space. It’s particularly good for Newport, as Forman concedes – “they have a tight yard, which isn’t hard to imagine in downtown Newport.”

Rhode Island yard buys second MT hoist Newport Shipyard in Rhode Island, USA, has purchased a 100 BFMII mobile boat hoist to join an existing Marine Travelift (MT) machine at its prime Newport Harbor site. Eli Dana, Newport Shipyard’s manager and dockmaster, said the yard purchased the new hoist to replace an existing 70-ton machine. “We got it to handle smaller and mid-range boats – race boats, catamarans, power and sail cruising boats up to the 90 and 100ft range,” he said. The new 100-ton hoist was assembled at the end of April and the yard completed its new set of piers in June; all in time for a busy July. According to Chad Forman of MT dealership Martin Walter Company, Inc., the famous Rhode Island yard has been an MT customer since the 1970s. “They purchased the 70-ton machine in the early ‘80s,” he recalled, “and, in recent years, they added their 300-ton machine.” At the time, Forman said the yard was experimenting with a business mix comprising both commercial vessels and private yachts. He confirmed, however, that the core of the yard’s business remains pleasure boating – from family yachts to world-class racing sailboats. “They’re doing a lot with long-keel racing sailboats,” he noted,

explaining why they invested in the new pier and purchased the 100BFMII machine. “The new sailboat top beam extension option was a really big deal. It saves a lot of labour.” During sailboat lifting, the backstay or forestay can interfere with a mobile hoist’s top beam. With the top beam extension, the top beam is moved forward, providing additional clearance while the boat is suspended in the slings. With this feature, a shipyard can lift a much larger number of sailboats without needing to adjust the vessel rigging. “We’re pleased to see how the top beam extension is saving time and manpower at Newport Shipyard,” said Erich Pfeifer, MT vice president of business development and marketing. “There’s no need to dismantle the forestay, which reduces stress on the mast and gives greater ground clearance to the keel during lifting, and that’s going to be very important to a yard whose typical loads involve a large number of elite racing sailboats.” Pfeifer also observed that the extension is a major benefit when lifting power vessels

Five optional steering modes are available. In addition to front and rear wheel steering, there is coordinate steering, which permits the hoist to be manoeuvred around a pivot point to either side. In this mode, the inside wheel will turn as much as 45 or 55 degrees. Next is crab mode, in which all wheels turn in the same direction and angle so the hoist can be steered obliquely or traverse sideways. The final option is carousel mode, in which all wheels turn around an axis point at the machine’s centre. Forman said he’s observed a trend in the US for yards to purchase new mobile hoists specifically to work alongside their older machines. Pfeifer sees this elsewhere and believes it to be a worldwide trend. “First of all, we make a machine that is known worldwide for holding its value and for continuing to provide reliable, efficient, top-quality service for many years,” Pfeifer said. “That’s a huge benefit for yards that plan to expand their facilities and capabilities. Taking boats out of the water for the off season protects boats and the environment whilst also enabling essential vessel maintenance and repair to take place. Italian boat launching and dry-dock equipment specialist, Cimolai, is enjoying considerable increase in its export business, in some cases delivering ‘first of class’ machines to entirely new markets. One prime example is a 450 ton boat hauler, commissioned for the refit yard at Aganlar Marina in Bodrum, Turkey. The machine will be the biggest boat hoist ever installed in the country. The machine will be fitted with a micro-processor controlled special steering system, a high precision digital weighing device and a real time supervision and diagnosis system. The entire installation will be supported by tele-service assistance that enables the machine to be controlled from company headquarters in Italy. A similar unit, also with 450 ton capacity, is meanwhile undergoing tests in Italy for a customer in Shanghai, China. Securing yet another industry first, the machine will be the biggest and most up to date machine for boat launch and dry-docking ever supplied to the Chinese boat market. Cimolai aims to take advantage of prestigious orders such as these to increase its market presence in China and it exhibited at the recently held

China (Xiamen) International Boat Show to further promote its technology.

US company Brownell Boat Stands has introduced three new products to enhance storage facilities at boatyards. The first two are the Stern Drive Installation Jack and Racks and the third is the TLC Pad (pictured). The heavy-duty SD-1 makes the installation and removal of stern drive units an easy, one-man job. The unit tilts on three axes to properly align the holes and fasteners and features pneumatic wheels. Racks are available in two sizes. The SD-7 is a two-tier version that accommodates seven stern drives; four on the first level and three on the second. It measures 49in wide x 24in deep x 60in high. The lower level SD-4 at 22in high is single tier and accommodates four stern drives. Both have casters for easy manoeuvrability and, like the jacks, are coated in rubber where appropriate to protect any part

Yard Shuttle poised for US launch The Shuttle will be launched in early 2011.

US Hoists of Calverton, New York, has introduced the S-Series Yard Shuttle, which is primarily designed to team up with one of the company’s proven mobile travel lifts to give marina yard operators maximum boat moving capabilities. The S-Series has been engineered to give high levels of manoeuvrability by incorporating dynamic eight-wheel hydrostatic drives with 12-degree gradeability and 90-degree crabbing

Saving space in Scotland

Ardfern Yacht Centre on Loch Craignish, Scotland, significantly upgraded its boatyard facilities in July with the addition of a 40T Sublift self-propelled semisubmersible boat hoist. The new machine enables the centre to lift boats up to 40 tonnes in weight and make better use of its winter storage area. “Having spent a long time researching the slipway hoists available, the Sublift 40T seemed to tick all the boxes,” says Ardfern’s general manager, Mark Cameron. “We have

limited storage space on the hard standing for winter storage of boats and also in the work shed. Sublift’s compact design allows us to maximise the use of space, even when handling smaller boats, which is where other designers really lose out.” Designed and built in Sweden by Sublift AB to a design originally

Integration saves money – and makes money According to Dutch company Roodberg, integration is the key to successful and profitable boat moving operations, enabling operators to compactly and logically store boats in even awkwardly shaped yard areas.

Handling boats quickly and efficiently should result in the successful storage of larger yachts and in more boats per square metre but one of the main issues is to ensure that all costs are kept at a reasonable level for boat owners. Roodberg offers its own Integrated Logistics System (ILS) to help operators handle longer, wider and deeper boats at minimal operational costs. It customises the system so that instead of using slow lift cranes or

The Sublift 40T at work in the Ardfern yard. conceived and marketed by Swedish boat builder Anytec AB, the Sublift is equipped with a rugged and reliable Kubota diesel engine and benefits from hydraulically driven mechanical operations. Via a Bluetooth remote, the operator has control over vehicle speed, steering and all lifting. Boats are raised on slings which, in turn are lifted and lowered by hydraulic rams. Each pair of rams can be operated individually and the operator can see the weight being carried on each sling on a screen mounted on the control box. Although capable of lifting a full 40 tonnes, the 40T can be used for lifting smaller boats when only two of the three slings/rams are used. The operator can also expand and contract the width of the Sublift so that it is always as compact as possible and able to store boats as close as possible together. According to Cameron, buying the Sublift was part of a staged development of facilities at Ardfern, which has around 80 fully serviced pontoon berths, visitor berths and swing moorings. “The Sublift has opened up the comprehensive repair and maintenance services offered in our workshops to larger boats based on the west coast of Scotland,” he explains. “In the Sublift’s first month of operation we had two yachts ashore in the yard weighing in excess of 30 tonnes.” The Sublift line includes three standard units – 12, 25 and 40T, a 75T unit and a soon to be released 150T. Marina and boatyard - working as one A marina manager and a boatyard manager in St. Augustine, Florida, are successfully working together to create a strong business. Sarah Devlin reports Camachee Yacht Harbor opened in the late 1970s in St. Augustine, one of the oldest settled colonies in the United States. The original island, which is surrounded by marshes to the west and the Intracoastal Waterway to the east, was situated near a cove that was developed in the 1950s when the town dredged the area for soil to build athletic fields at a nearby school. Throughout the 1980s, Camachee Island expanded the harbour further and invested in real estate, such as townhouses and single-family homes. And, by 1997, Peter Sabo had opened Sabo Custom Marine on land he leased from Camachee Yacht Harbor.

We communicated, but we didn’t business communicate.” In other words, the marina now feeds business to the boatyard and the boatyard feeds business to the marina. “It works well for both,” Sabo says. “Things flow well.” “I just climb on Peter’s shoulders,” McKenna, who became a Certified

IN THE YARD The Camachee Island Company and its marina and yard tenants overlook prime St Augustine waters. With 20% of their business coming from transient traffic, Camachee Island Company looks forward to a busy spring and autumn as boaters are working their way north and south. The marina stays open late as a special service to transient customers. “We don’t have a time when the marina closes,” McKenna says. “They know they can come in late, get fuel late at night.”

Marina Manager (CMM) through the Association of Marina Industries (AMI) in 2002, laughs. “If Peter has a project, I work out a discount on dockage rates,” McKenna says. “I can take a break on dockage if they’re making money.” Now, a boat about to get serviced or a boat in one of the marina’s slips can get washed down and put back in the slip with no inconvenience for the owner. “We try to offer all kinds of services to the boater to make it ‘one-stop shopping’,” McKenna continues. “This makes it convenient for them and makes them want to return or make us a permanent home.” The 24-acre (9.7-hectare) property houses a restaurant, a boutique hotel and condos, a bait shop, boat sales, a canvas purveyor, an insurance brokerage, a sailing club and a fishing association. The marina has over 10,000 linear feet (3,000m) of docks with no moorings. The marina currently has six liveaboards and handles about 200 long-term customers. It welcomes approximately 3,000 transient boaters each year and has 22 permanent tenants in the on-site hotel. “We have a nice mix of sailboats, trawlers, and sportfishing vessels,” McKenna says. “Sportfishing is excellent off our coast and is very popular.” Camachee was designated a Clean Marina in 2003; the first such designation in St. Augustine. “The Clean Marina designation was a natural fit as we are stewards of the waterfront

and need to keep the environment clean to protect our future,” McKenna states. In addition, the marina crew hands each fuel customer an absorbent pad when fuelling and mounts a ‘no spill’ device on the vent of each boat to protect the harbour. The full-service boatyard specialises in repairs in mechanical (diesel and gas), electrical, A/C, glass fibre, rigging, custom woodwork and painting. The facility also houses a 50-ton Marine Travelift hoist and acts as a dealership for Caterpillar, Northern Light and Westerbeke. Services include pressure washing, full mechanical repairs for props and provides grounding repairs as well as glass fibre repairs, custom glasswork, and gelcoat and blister repairs. The yard recently installed an Aquas reclaim system supplied by Atlantech Technical Sales in Rhode Island, where Sabo lived for many years. The system collects and filters all of the pressure wash water and sediments from hull cleanings. “It is so clean you can drink it after it is processed,” McKenna asserts.

Most of their business hits after 1st November, since insurance companies in Florida put parameters on boats they are willing to insure during hurricane season - a result of four big-name hurricanes in 2004. In fact, with the ink just drying on the insurance contracts during their merger, those four named hurricanes slammed Florida and their facility. Most boats cross the line into Georgia during hurricane season, but traffic in their safe harbour during a storm and in the boatyard after a hurricane helps sustain them. “We found out pretty quickly that we were a hurricane hole,” McKenna says. In other words, as some boaters were hauling their vessels, other boaters were steaming into the harbour for protection. Without much on-land space (they can store about a dozen boats), “the permanent guys left, but the transients came in. It worked out financially.” Plus, “we got a tremendous amount of work after the storms,” Sabo interjects. They insist they had a good plan in place before the big storms hit. “We did it for ourselves more than anything. We asked ourselves ‘what would happen if we had catastrophic failure?’”

“We do allow full marine repair from sub-contractors as well,” Sabo adds. “Just because we do it all, it’s still not fair to the customer.”

IN THE YARD In 2009, Camachee Yacht Yard received the Award of Excellence in Customer Care from the American Boatbuilders and Repairers Association (ABBRA), while Camachee Cove Yacht Harbor was named the ValvTect Marina of the Year for its commitment to customer service and environmental stewardship. As mentioned earlier, one positive by-product of the merger is that the marina and boatyard can share slips. The yard now uses four slips and has room on an 80ft (24m) face dock, called the B Dock. When the groups merged, B Dock became their dual-purpose area for both transients and service calls.

Customer service By 2004, Camachee Island Company had started an Employee Stock Ownership Plan (ESOP), which, in theory, increases profitability for an organisation that chooses to switch over to that designation. In this case, it appears to have worked. Shares nearly doubled after the marina and boatyard merged. Sabo and McKenna mused on this: real estate was down while the value of rental properties stayed the same. The stocks rose, they concluded, because the businesses merged.

employees how to act,” Sabo states. “There are no corporate guidelines.” But the customer service doesn’t end there. “We also have two courtesy cars,” Sabo adds. “People can sign the cars out while their boats are getting serviced, do laundry, go to dinner.” Supplementing that service, the marina/ boatyard offers rooms for people who come to the yard for repairs. The shared services and upgrades are paying off and both the marina and boatyard are receiving recognition.

“It was a bonus,” Sabo states. “Before the merger, [the yard] had such little space. Now, if Sean has an open hole, we can stick a transient into it or we store a boat [awaiting service or repair].” The transient boat takes precedence over yard work because a job can be held for later. Currently, a large yacht that Camachee Yacht Yard is restoring after a fire (“We saved the boat!” Sabo exclaims), has been sitting on the B-Dock for months. But, according to McKenna, “It’s okay. It’s work for the yard.”

Also, according to Sabo and McKenna, Camachee employees are more dedicated to good service and customer relations, and they have a sense of ownership, picking up around the facility and maintaining strict guidelines. Employees receive stock based on company performance and those same employees are proud of what they own. “They have skin in the game,” Sabo says. “We encourage the yard staff to converse with the customers. Our staff tends to chat.” Sabo is quick to point out that many employees at Camachee Island have been working at the marina for 20 years or so. And about 50% of its peak season staff of over 30 is fully vested. “We don’t have to tell our

MARINA DEVELOPMENTS Jack Brewer started out by taking over a boatyard behind his great grandfather’s hardware store, which is still family-run today. Very much a handson entrepreneur, over 45 years he has built up 21 Brewer Yacht Yard (BYY) facilities – such as Brewer Dauntless Shipyard in Essex, Connecticut (left) in middle-class American society; the world of so-called Soccer Moms. “Activities must include the whole family,” he states. “Today’s sports and demands on the family’s time can take away the demand for boating in the future.”

Exit ‘mom and pop’ – enter ‘investor’? The future of the marina industry is, without a doubt, a weighty topic and there has been some dispute over the years as to whether North America, and possibly the entire world, is looking at the end of ‘mom and pop’ marinas. Or, conversely, if perhaps perceived ‘down home’ customer service can beat out destination resorts and continuity of experience. Sarah Devlin reports It’s clear that foreign investment in North and Central America continues to increase while smaller marinas are starting to focus on diversification in order to compete. In many cases, facilities and their owners are ageing and, therefore, lack the ability to respond to market changes. Limited capital or surplus cash flow coupled with a disinterested next generation lead to smaller operations simply selling out or, worse, giving up. Increased land value, taxes and the inability to develop due to tough zoning laws also play a part in the potential demise of smallscale, independent marinas.

industry - now make up for less than 10-15% of marinas overall. By the same token, Gerard McDonough, president of Marinevest in Rhode Island, says smaller marinas can keep up if they focus on customer service and such upland amenities as tennis and swimming. To a savvy investor, a marina can be a smart opportunity because the developer can control a piece of a specialised market with an expanding demand through a finite number of supply locations. According to Corrough, the annual supply of US in-water boat slips is estimated to be diminishing by 3-5%, rather than growing, over the highs of the mid1990s. But, “in good times marinas can be a very lucrative cash cow,” he says.

But, this isn’t a death knell for smaller marinas. We talked to two marina planning and design consultants from the United States to get some input on the trends in marina growth and investment.

Diversification

John Corrough, president of The Corrough Consulting Group in southern California, contends that we aren’t looking at the end of smaller marinas but, since the late 1980s, family-owned marinas - once the backbone of this

“Creating an upland marina environment that caters to the John Corrough family unit is a must,” McDonough continues. “No longer can owners rely entirely on generating business from ‘cheese and crackers’ and recreational sport fishermen boaters.” Corrough has noticed some of these changes in smaller marinas. He states that many marinas don’t have the space to expand, but recognise the need to create additional services, such as fuel, repairs, dry storage and valet launches. Many also diversify by offering special activities, such as local fishing tournaments, poker runs, regattas and boat parades. Finally, smaller independent marinas are competing by offering boat membership clubs and fractional ownership. He stresses that he sees a “shift from ‘more landscaping and a new paint job’ to more facilities and services with more tenant and visitor-demanded or -perceived value for the price.” McDonough mentions Brewer Yacht Yards in New England as a shining example Gerard of diversification. MARINA DEVELOPMENTS Family name “The mom and pop, family marina in the US is following the same decline curve as the classic US family farm, family store,” Corrough states. “It is disappearing through changes in ownership, land use and markets.” Corrough is quick to point out, however, that there are exceptions to the trend and there are methods for working around that trend. “Family name and reputation for personal service have carried individual properties through the market evolution of marinas as places to store and service boats to new people-, service-, and experience-intensive places typifying a water lifestyle on the basis of reputation and location alone,” Corrough adds. “These are the boutique properties.” Some small marinas, such as Dolphin Marina in Maine, have focused successfully on targeting their market and capitalising on their family heritage. Both Corrough and McDonough advise smaller marinas to take advantage of member associations such as the Association of Marina Industries (AMI), the American Boat Builders and Repairers Association (ABBRA), and the International Council of Marine Industry Associations (ICOMIA) for their training programmes and support services. “Family-owned marinas, while familiar with local market and boating issues, are often late to perceive, anticipate and embrace larger-scale market, business and technology shifts and trends,” Corrough says. “They typically act on them later than a corporate or investor marina, often due to lack of capital.” A family operator that is linked to a national or international industry association, however, can use their outreach and education programmes and websites to find some of the capital they might need. Plus, these associations can “offer the necessary training and support

services for a new generation of family ownership to take the marina industry to the next level,” McDonough says. In some cases, there is sufficient capital or cash flow for the smaller marina to sustain the operation over several years and through various economic cycles because of a knowledgeable and solid marketing campaign, honed business and management skills, a steady stream of

safe environment, rather than on the sometimes harsher reality of outdoor sports. Albeit usually thrilling, any outdoor activity can be cold, wet and exhausting. To meet the needs of a customer demanding comfort and amenities, large corporations can invest in destination properties that offer these safe harbours with consistent and recognisable service as well as a

Smaller family-owned businesses also easily offer acquired knowledge and local personality but, Corrough points out, corporations with leisureindustry experience hire personable locals or experienced outsiders, then train them locally and reward them for local customer satisfaction. “One may miss ‘Old George’,” he says. “But ‘Young Bill’ turns out to know the right fishing spots or the tides just as well, with his iPhone Tide App.”

Investors Within the past couple of decades, the industry has seen these investmentoriented marinas flourish. This isn’t necessarily a bad thing. As the marine industry as a whole casts a wider net to secure more boaters, many of these new boaters, and even some of the older ones, are looking for safety and comfort over exploration and adventure. Much like the skiing industry, focus is more on family-oriented fun in a

feeling of never having left the comforts of one’s own home. It’s a smart and lucrative plan. But, that doesn’t mean there aren’t challenges for even the largest of investors. “There are a significant number of investors in the office, self-storage, apartment and retail sectors who never grew up in the marina industry,” McDonough says. “In my opinion, the marina industry is very unique, particularly since it is so difficult to permit a marina, unlike other investment properties.” One of the openings for corporate investors arises because the next generation in a family-owned marina may not be interested in boating at all. Additionally, when approached by an investor, original owners and their children start to feel free to contemplate alternative lives, businesses and locations after seeing that the marina is in good, or at least competent, hands. “This happens in 80%+ cases,” Corrough says.

These are the regional, national and international chains that we all know and that, in general, do a good job for the marina industry.” On the other hand, investor groups with good experience in real estate development are typically marketed and operated as an extension of another development, such as a resort community. Also, at the higher end of the market these property investors will link the investment with a celebrity. “But this often lacks credibility to a sophisticated boater market,” Corrough says. Flush fit service point for houseboats Seijsener Marina Services has developed a special flush fitting service connection unit for houseboat use. Named Infrabox, the product was inspired by the company’s Harbour In service point, which is mounted in the pontoon instead of on top of it. As houseboats use services on a continuous basis, keeping connections, cables and pipes tucked neatly out of the way – but easily accessed for disconnection – is a safer and more attractive alternative to traditional dockside pedestals. Infrabox has three connections with quick couplings; two for power and water supplies and one for waste water drainage. All are mounted under an attractive stainless steel panel, which fits flush within the pontoon decking. The product can be customised in terms of voltage and water capacity and TV/internet connections, for example, can be added. If combined with a compressor installation,

New pedestals set higher safety standards UK based marina services specialist Rolec Services has launched a brand new marina pedestal range named Baliza. According to the company, it will set new standards for dockside utilities supply. “Our new Baliza pedestal range represents a breakthrough in the merging of both safety and style in a single form,” says Rolec operations director, Holly Brown. “As well as being an elegant and stylish pedestal, Baliza’s real work of art element is its attention to safety.” The pedestal offers both electricity and water from separate service and cable/pipe entry points with the main body of the unit containing the electrical and lighting services and two stylish side pods independently accommodating the water services. Any compartment can be worked on or maintained individually without the need to ever enter the other two and,

in the event of a leak, water simply runs out of the bottom of the water pods and never comes into contact with any of the electrical components. Baliza is available with a wide range of options

including LED lighting, metering, utility management systems, emergency services, communications and pump-out facility. There is also an almost unlimited choice of colours and service panel finishes, all materials are of the highest quality and all components are marine grade zero-corrosive. “We believe Baliza will become the blueprint for all future service pedestals and we are proud to have launched it in the USA at the 2010 Fort Lauderdale Boat Show in October and to display it at various European shows, including METS in November,” Brown confirms. In addition to the launch of Baliza, Rolec has been busily fulfilling orders for its Classic pedestals, 153 of which have been ordered by Jersey

Harbours for St Helier Marina and 34 for Nea Peramos Marina in Greece. The Nea Peramos pedestals are all equipped with the Smartmaster Solo smartcard operated electricity and water management system. Each pedestal incorporates its own radar and display screen. “There is no requirement for any additional cabling or management computer, you simply fix the pedestal to the pontoon or quayside, connect the electricity cable and waterpipe and you are up and running,” explains Rolec’s European general manager, Nigel Draper. “The berth holder simply obtains the smartcard from the office, pre-pays for credit and uses the card on any pedestal in the marina.” The system can also be used to control and monitor access gates and car park barriers, to give access to showers and toilets and to take payment for services such as pump-out, fuel and repairs. Wireless metering boosts budget control DataComSys-USA has released an innovative wireless metering solution to help marina operators accurately track slip holder electricity and water consumption without the need to fit meters to individual pedestals. Named OSCAR (Open System Communication Automatic Reporting), the product is a small autonomous communication transmitter module which collects electrical pulses from a digital meter. It then sends the output information by radio to a user-friendly self-managing computerised system at a specified central location. OSCAR allows operators to track electricity and water

Fuel clean-up cart A diesel fuel service cart that is claimed to efficiently remove water and bacterial growth from diesel fuel was launched by US company, Reverso Pumps, at IBEX in Kentucky in September. Marina operators in the south coast of England are taking advantage of a new clean-up service offered by Portsmouth based company, Harbour Clean. Utilising a fleet of small ‘Nirvana’ workboats, designed specifically for shallow water (less than 6in or 150mm) operation, Harbour Clean offers a range

of activities within the intertidal areas of many south coast ports. “Floating and washedashore debris and litter is still a major problem,

despite the introduction of MARPOL (marine pollution) regulations,” says Harbour Clean manager, Sean Moth. “Although ships and all marine leisure craft are

Customised concrete for Dutch pontoons One of the newest pontoon products developed by UK company, Intermarine, has been installed at the Port of Scheveningen in the Netherlands. The project, led by Dutch company and Intermarine partner Interboat Marinas, involved the construction and installation of 21 ‘Interfloat 2500’ floating concrete pontoons, which were manufactured to match existing piers at the port. Traditional finger pontoons were also supplied. Intermarine supplied all floating elements and Interboat Marinas completed all other aspects of the project. The pontoons were, however, the key to winning the Municipality of the Hague contract. “We needed a robust, cost-effective solution to meet our demanding

requirements,” explained Interboat project manager, Erik Langrick. “Traditional pontoons were just not suitable and this heavy-duty concrete pontoon from Intermarine ticked all the boxes. Our client’s decision to award the contract to us was ultimately decided by the textured finish and our ability to work with Intermarine to adapt the design to meet their specifications,” he continued. Interfloat 2500 is a modular system, designed specifically to handle heavy live loads whilst maintaining optimum stability. The units are robust, low maintenance and have a

cast-in textured deck finish, which is achieved by casting upside down in a steel mould. The design can also be modified to accommodate different freeboards and lengths. Service ducts and side channels for connections of fenders, fingers and pile guides can all be incorporated into the construction on request.

Ben Grigg Sea-Alliance Group (SAG), managers of the new Karpaz Gate Marina development in Northern Cyprus, has appointed Ben Grigg to head up its business development and marina division. Grigg will be working on all aspects of Karpaz Gate, which is due to open in May 2011. He will be involved in recruitment, health and safety, management software installation, marketing and sales. He will additionally develop the division and help it move into other specialist areas such as yacht charter, new construction and yacht management. With over 25 years of experience in the leisure marine industry, Grigg has held sales and marketing roles at Lewmar and Camper & Nicholsons Marinas and has been involved with a number of projects for leading marine brands.

Phil Blake Phil Blake has joined Emaar Hospitality as senior marine operations manager for Dubai Marina Yacht Club (DMYC). The marina, which comprises three distinct basins along a 3.5km manmade canal, will expand to include a fourth basin (Mall Marina) early next year. It will then offer a total of 528 berths for yachts of 6-40m. Blake has set clear goals for his 120-plus team to make DMYC a marina of choice for active boaters. In addition to events at the awardwinning clubhouse, DMYC is actively involved in the regional race scene. Prior to joining Emaar, Blake commissioned the 78-berth Festival Marina in Dubai Festival City.

Peter Anderson has been promoted to general manager for Bellingham Marine New Zealand (BMNZ). He has been with the company since 2007, serving as operations manager for the company’s New Zealand operations, overseeing dayto-day operations and administration within the division. As general manager, he now has full responsibility for all business activities within New Zealand and the Pacific islands. Anderson holds an NZCE (civil and structural) and has an extensive background in construction and business management.

Henderson International, new operators of Al Hamra Yacht Club & Marina in Ras Al Khaimah, UAE, has appointed Toby Haws as manager. He will oversee the upgrading of the marina and creation of a new yacht club environment. “Al Hamra Marina has all the infrastructure the modern yacht owner requires,” explains Henderson International managing director, Alan Linnitt, “but it has always lacked the attraction of other marinas. With the appointment of a new manager and a range of events on the horizon, this will soon change.” Speaking of Haws, Linnitt adds: “As editor of Boat Owner Middle East, exmanager of Dubai Marina Yacht Club, author of the Explorer Guide to Dubai Yachting & Boating and a committee member at Dubai Offshore Sailing Club last year, if he doesn’t know what boat owners are after, then no one does!” Haws, who manages the 200-berth basin and full clubhouse facilities, will also guide the marina through its upgrade to cater for yachts up to 50m in length. “We aim to make Al Hamra Yacht Club internationally recognised as the first and last port of call in the UAE,” he says. “We have extensive plans for increasing both the facilities and value added service berth holders, visitors and future yacht club members will receive. We are investing heavily in both yachting and Ras Al Khaimah as together they make the most ideal cruising and racing environment.”

Edgar Vyzhletsov and Anna Lebedeva Edgar Vyzhletsov and Anna Lebedeva have established Marinetek SPB, a new Marinetek Group subsidiary in St Petersburg, Russia. They will act as managing director and commercial director respectively. Both have long standing association with Marinetek and are group shareholders.

Lee Gibbons Tingdene Marinas welcomes Lee Gibbons as manager of its Thames & Kennet Marina and associated boat sales operation. Having worked on the Thames for over 17 years in a variety of boat sales and marina management positions, Gibbons brings a wealth of knowledge and experience to his new role. Thames & Kennet, which has 5 TYHA Gold Anchors, comprises a cruiser marina, narrowboat marina, wellstocked chandlery and extensive boat sales for cruisers, narrowboats and Dutch barges.

Kent Johansson Kent Johansson has joined Marinetek North America as managing director. Previously with Swedish pontoon mooring expert, Seaflex, for over six years, Johansson brings strong organisational skills to the relatively new Marinetek Group company as well as a good knowledge of marketing and the marina industry.
