Provincial Tories express anger over leadership KIM ZARZOUR kzarzour@yrmg.com Is the Ontario Progressive Conservative party imploding? With a strong lead in the polls, PC Leader Patrick Brown appeared to be cruising to an easy victory in the next provincial election. Now some say the party is in danger of collapse. Disgruntled and disillusioned PC supporters are reportedly dropping out in droves following months of allegations of improprieties, intimidation, ballotstuffing and fraud by Brown’s supporters during local votes to nominate PC candidates. Click the icons on the map below for more information and links to the background stories. PC Party president Rick Dykstra seems undeterred by the loss of supporters, saying the party has grown from 10,000 members to more than 100,000 in the past

MAKING A WILL WITH FISH & ASSOCIATES The Will Planning Process Many readers have contacted us to inquire The Wills Lawyers about the process involved in making a Will with our law firm. Firstly, we offer a free Will consultation for those who do not have a Will and are not sure where to start. We also offer a free Will review, if you have a Will and are not sure if it is up to date. If you wish to make a new Will, you can contact our office to set up an appointment. Generally, there will be two appointments necessary, one to discuss a Will plan tailored to your particular life situation and the second appointment will be a signing appointment where we will explain every clause of your Father & Daughter Team Will and if you are satisfied, you will sign in front of one of us and our legal assistant. Les & Michelle Kotzer When we refer to a Will tailored to your www.willappointment.com particular situation, that is important. Many people believe that there is one Will that fits all. This is not the case. Every life situation is different and requires its own unique plan. For example a couple in a first marriage with young children have different needs from the single person with no children. Similarly, a couple in a first marriage will often plan differently from a couple in a second marriage, where each spouse has children form a prior marriage or relationship. If you have a child or grandchild who is on the Ontario Disability Support Program, we will discuss the importance of setting up a “Henson Trust” in order to protect that child or grandchild’s government benefits. If that child is left your estate outright as opposed to by way of a Henson Trust, there is a probability that your child will be cut off government benefits. If you are excluding a child, your Will planning will be different from a parent who is including all of his or her children. If one or more of your sons or daughters are spendthrifts, your planning will often be different from parents who have children who are very responsible with money. For example, many parents will set up a trust in their Will for the child who cannot handle money so that the money is protected and managed by your executor, as opposed to an outright gift of money to your child which allows that child to take his or her inheritance and waste it. It is important to pay attention to the executors you appoint in your Will. For example, parents with one adult child may have different will planning needs from a parent with young children under the age of majority. The parents who have children under the age of majority will have to find a back up executor if both parents are deceased, to look after the estate and monies for those children. On the other hand, the parent with the adult child may likely appoint the adult child who may end up being the beneficiary of the entire estate. If you have three or more children, you may consider including a majority rule clause in your Will when it comes to appointing executors. That way two out of the three of your children can make a decision as executors, after you pass away. Alternately, you may decide not to appoint any of your children and instead appoint a neutral party. In our initial Will planning meeting, we will also discuss ways to minimize probate tax. We will discuss the implications of naming a beneficiary on your life insurance, TSFA and RRSP or RIF. You should also be aware that if you have married since your last Will, marriage revokes your Will. We also talk about the important family law clause. This clause protects your children’s inheritance in case they get separated or divorced after your death. Many Wills that we review do not have this important clause in them. This clause stops your son-in-law or daughter-in-law from benefiting from the inheritance your leave your children, in case they separate or divorce. In the initial Will planning meeting, we will discuss the importance of powers of attorney for financial and personal care matters. The financial power of attorney is one of the most important documents you will ever sign. This document stops the government from stepping in, in the event you are unable to manage your assets. The power of attorney allows the person you appoint, your spouse, your child etc. to manage your assets in the event you are unable to do so yourself. On the medical and personal care power of attorney, you will be appointing someone you trust, your spouse, your child etc. to look after you, in the event you are unable to make medical and personal care decisions yourself. Fish & Associates is located at 7951 Yonge Street ( Yonge St. south of Hwy 7) in a turn of the century home with plenty of free parking. Michelle Kotzer can be reached by email at mkotzer@fishlaw.ca or telephone at (905) 881-1500 ext.22 and Les Kotzer can be reached by email at les@leskotzer.com or telephone at (905) 881-1500 ext. 19. two years since Brown became leader. "We are gaining new members daily and we will continue to work with all of our current members as well," Dykstra said. But longstanding, cardcarrying members of the party, expressing their disappointment and "disgust" with the party’s tactics under Brown, are vowing to withhold their votes or marshalling forces to defeat their leader. Several splinter parties and organizations have mobilized, hoping to derail the PCs in the next provincial election. Brown has said the controversy is evidence of the party’s strong momentum and, based on an internal memo obtained by Metroland, it appears he wants to "bring closure and move forward". In the memo, Dykstra announced that all 64 candidates selected to date would be endorsed by the leader and further appeals for reconsideration would be rendered moot. "Rather than constantly looking in the rear-view mirror, we simply need to move forward," he said. But not everyone is prepared to ignore the rear view, and the fallout continues among longtime members of the party. "We can honestly say that the environment now is as toxic and destructive as we ever have seen it," Tim Broschuk, president, Dr. Richard Bonato, VP, Carl Arsenault, CFO, and Vel Velauthanillai wrote in their letter of resignation from the executive of the Kanata Carleton riding association June 11.
Rob Beintema/Metroland
With a strong lead in the polls, PC Leader Patrick Brown appeared to be cruising to an easy victory in the next provincial election. Now some say the party is in danger of collapse. The executive quit en masse; the executive board of nearby riding of Ottawa West-Nepean executive board quit days later. "The party has veered so far from the place we joined that we can no longer in good conscience say that we identify with what it stands for." A similarly worded statement announced the mass resignation of the executive from the Newmarket-Aurora association, pointing to "blatant disregard for the democratic rights of the people". Marie Leone, VP of membership with the Aurora-Newmarket executive, said she and others
like her, who have supported the PC party for years, are stunned. "The party absolutely is imploding," she said. "I’ve never seen anything like this. There’s always internal scrapping, you expect that, but I don’t know about this blatant breaking of the rules...[Brown] can’t win at the rate he is going - he’s losing support of the people the party has always had." Newmarket resident Anne Leroux also believes the party is in danger of collapse. Leroux said she resigned from the AuroraNewmarket board and executive, after 12 years’ in-
volvement, because the party parachuted in a candidate from outside the community and cheated to let her win - after letting the local riding association "go through the agonizing process of door-knocking, signing up members, identifying a good person to spend time and money putting his name forward...That is just so wrong on so many levels". Leroux has joined the Trillium party, one of two splinter groups gaining strength from PCers that have abandoned ship. A new Facebook group, "GTAers Interested in Politics", has enlisted a graphic designer to create white-
board videos and is polling "concerned conservatives" to find out how to fix their party’s problem. Other groups are organizing spin-off parties - Ontario Blue - is reportedly making itself known in coming weeks and another fledgling party, Ontario Alliance, is currently seeking official party status. The Alliance was founded by Jay Tysick, a candidate in Carleton riding who says he was kicked out of the running by Brown after pointing out "shady business" in his local riding nomination. After he went public with what happened, Tysick says he was contacted by PCs from across the province with reports of rigged nominations and resignations. "I realized this was not just a local thing. I had become a lightning rod." Tysick decided they should band together and fight back with a party of their own. "If [Brown] is not going to address these very serious problems, if they’re already lying, cheating, corrupt, what will they do when they’re in government?" Other party supporters, like Bryan Moir, have decided to withhold their vote altogether. Moir says he is "technically" a board member of the King-Vaughan riding association, but admits he has disengaged after witnessing "huge irregularities" by Brown’s people in that riding and more than a dozen others. As bad as the Liberals may be, Moir said, he and others who formed the backbone of the party now believe they have nowhere
to go with their vote "So I’m sitting this one out. Even though we face some of the gravest fiscal challenges Ontario has ever seen, I can’t get off my ’old white man’s’ ass and get out the door for him." Moir warns that the party, which was on the verge of winning, is heading towards "a rupture more profound than people think". Carlos Naldinho agrees. The Ottawa man said he has been a member of the party since he was a teen and spent countless hours working for the party, from gruntwork to software assistance. "I’m as diehard as you can be." But now he has spearheaded a new group called ImOut.ca to encourage grassroots, card-carrying Conservatives - particularly those in ridings where nominations were considered "rigged" - to organize against their party by staying home on voting day. "This is our party and it was stolen from us for his own personal serfdom. That’s not what Conservatives are all about. We are about integrity. "If this problem isn’t avoided, if Brown gets elected, he will likely be in that position for four years and never get elected again, harming the party’s reputation for a long time to come." The I’m Out group hopes to help elect a minority government, which would prompt a leadership review and re-evaluation of the entire executive. "This will allow the party to remove the cancer that currently makes it impossible for any thinking conservative to support."

When it comes to smoked meats the humble chicken usually gets overshadowed by the likes of brisket, ribs and sausages, when it can actually be jaw-droppingly delicious. Slightly salty, permeated with smokiness, ultra juicy, our whole smoked chickens are the bomb! There are a couple ways to enjoy these: fire up your Q and warm sectioned breasts and thighs over indirect heat while grilling your chosen veggies, and enjoy with the red pepper jelly we have on special, or just shred by hand and throw on a salad (Smoked Chicken Caesar, anybody?). These are super labour intensive, thus we don’t do them OFF all the time, so get them while the getting’s good! Reg. $15.95 each

We’re trying something new and a tad outside the box this week with this one. These are made from wild hogs and are mildly seasoned with salt, pepper, garlic and parsley to let the rich flavour of the boar shine through. Every year I find myself waiting for those few short weeks when Washington Cherries are in full swing. I’m a total fanatic for local produce, but there really is no beating a Northwest cherry for firmness and flavour. Often I take a bag home and consume it all before I even get there, littering the DVP with cherry pits as I’m stuck in traffic. These 9½ count behemoths are nothing short of amazing and at a price lower than I think we’ve ever featured at /LB

PEAMEAL WHAT'S INTHE We’ll have a feature on whole pieces of our storemade Peameal this week. Legally we have to refer to these as ‘Sweet Pickled Pork Backs in Cornmeal’ but as that name has roughly the same amount of sex appeal as a boiled turnip, we’ll just refer to them as Peameal Bacon. What makes ours special is that: a) we use only centre-cuts of pork loin to make it, b) we cure it fairly lightly so that you don’t get a salty taste, and c) we don’t ‘extend’ the meat in a tumbler, which means that you won’t get a water residue when you’re cooking it. If there’s a better breakfast than several slices of this on Steeles white bread with a touch of Nance’s mustard and a dash of hot sauce, I haven’t found it OFF yet. Reg. $6.99/lb

Some neighbours who have had 1,500 evergreen saplings planted near their homes wish they would make like a tree and leave. The saplings were planted last October through a partnership between the city of Markham, the Toronto Region Conservation Authority (TRCA), Forest Ontario, and Del Ridge Homes in an area in Milne Dam Conservation Park near Drakefield Avenue. Drakefield Road residents Elizabeth Tan and Lea Forst have both objected to the saplings, suggesting they haven’t been planted in the proper location in the park. They also say the city didn’t consult with area residents before planting the saplings, though the park is public land. "This field is a public open space, where everybody (including wild animals) can walk, run, and play ... the green open space behind our homes is a playground for the children living here and visiting grandchildren, a meeting area for dog walkers and neighbours, cross-country skiing, and snowshoeing within the safe boundaries of home with great sight to the park/trail," Tan said. Forst agrees. "I am a tree lover and have great appreciation for the Markham Tree Initiative and the gift of these trees. I respect and appreciate the efforts of other residents and council members who have helped create and maintain the Markham treasure that is Milne Dam Conservation Park. I do not, however, agree with the location chosen for the planting of these trees and believe there are other more suitable locations in the park," she said. However, recent developments have caused a rift between the city and residents, with the city accusing residents of ripping out and destroying as many as 500 of the saplings. Councillor Karen Rea, in whose ward the saplings were planted, said "it’s sad when someone thinks this is OK to do". Markham’s parks manager, David Plant, in a letter to area residents, stated "in excess of 500 (seedlings) had either been crushed and broken, or had been physically removed from the ground. These findings ... led staff to believe this was . a case of vandalism and destruction of city property." Plant says York police are investigating and that thee lost and damaged seedlings will be replaced. That’s got Forst stumped. She would like to see all the trees moved to another part of the park. But nearby resident Wendy Alexander-Penny is happy with where the trees are. "Why would anyone not want trees planted in the park? Are the trees not part of the beauty of the area? The trees provide oxygen, clean the air, help to muffle the sounds from Hwy. 407, provide shelter for animals and birds, provide shade on a hot day, and are just plain beautiful. If the neighbours who complained about the tree planting didn’t want trees, why did they move close to the park?"

Speeding-related deaths on the rise For a few minutes on a Sunday afternoon in April, a stretch of Highway 400 in Barrie resembled a scene from one of the (seemingly endless) Fast and Furious movies. A dozen vehicles, including a Lamborghini, a RollsRoyce, a BMW and a Porsche, were reported speeding "erratically" and "dangerously" northbound toward the city. Fortunately, they sped right into a police blockade. Twelve people were charged with stunt driving, their vehicles impounded for a week, and their licences suspended for a week. Was that a one-off, unique circumstance? Hardly. Last winter, Toronto police caught a driver doing 203 km/h in a 60-km/h zone. In another incident, radar clocked a 22-year-old man doing 183 km/h on Highway 401. There have been about 110 stunt driving charges laid in Toronto so far in 2017. About 200 charges were laid in all of 2016. School crosswalks, construction zones, it doesn’t seem to matter when it comes to reckless, dangerous driving. And the tragic consequences are adding up. As of June 26, speeding has been linked with 30 road deaths on OPP-patrolled roads, compared to 17 by this time in 2016. The OPP cites speeding drivers as the No. 1 cause of road fatalities so far this year, with the death toll in this category up by 76 per cent. Of the speeding tickets handed out this year by the OPP, more than 1,400 charges were against drivers clocked at 50 km/h or more over the posted speed limit. "For some drivers, instances of speeding and other forms of aggressive driving are frequent and for others, they are part of their everyday driving behaviour, said OPP Deputy Commissioner Brad Blair in a media statement. Much like drunk driving, it seems that existing penalties simply aren’t stiff enough to amount to a deterrent. The maximum penalties for an aggressive driving conviction include a jail term of up to six months, fines of up to $10,000, and extended licence suspension. But, in non-tragic circumstances, are those penalties ever invoked? Would it make a difference if they were? Somewhere in between simply losing a car for a week and spending six months in jail, there must be a penalty severe enough to make people think twice before trying to emulate Hollywood stunt drivers on our roads. This deadly behaviour needs to be stopped before more people are killed.

Legalizing bawdy houses? What’s next? Re: Could Markham set up its own red-light district?, June 8. What follows is Ward 3 Coun. Don Hamilton’s solution to illegal residential bawdy houses in his ward, as reported by Tim Kelly: "If council wants to discourage prostitution from occurring anywhere/everywhere across our city, then perhaps we should look at zoning which isolates it to a less desirable area such as a commercial/industrial area, which may keep it out of our residential communities (where apparently it now exists) and relegates it to an area where the authorities can keep a watchful eye on it". Even if licensing a bawdy house was permitted by law

Email us at newsroom@yrmg.com (and it is not), I cannot think of a more ill-conceived and inappropriate solution to the problem. Many people who live in the residential areas of Markham, including Mr. Hamilton’s ward, also operate businesses from, and/or own real estate in, Markham’s commercial/industrial areas. Their investment in Markham extends beyond the borders of their home. The last thing these rate-paying Markham residents would want to see operating next to their commercial/industrial property and/or business is a licensed bawdy house. And clearly Mr. Hamilton has not considered the fact that a great number of people

who live in Markham also work, eat, shop, study and play in what he has wrongly characterized as Markham’s "less desirable areas". I can picture it now . the young mother pulling into the parking lot of the building where her child takes gymnastics lessons and her child pointing to the building next door and asking, "Mom, what do they sell at "Pleasure Palace"? The use of zoning to isolate existing Markham bawdy houses to commercial/industrial areas is not a realistic solution to this problem. The only way deal with this problem is to make sure that existing federal and municipal bylaws, which prohibit bawdy hous-
es and the activities carried out therein, are rigorously enforced. I urge all Markham residents who are concerned about this problem, and about any other problems which may be adversely impacting our streets, neighbourhoods and the character of our great community, to speak out and to pressure our elected representatives to take swift and appropriate action using all available and lawful means. Legalizing bawdy houses in Markham. Seriously? What would be next . giving them a booth in the Unionville Festival? Cosimo A. Crupi Markham

Teams tackle region’s rental crisis LISA QUEEN lqueen@yrmg.com You’ve decided to turn your basement into apartment. With the Canadian Mortgage and Housing Corp. pegging York Region’s rental vacancy rate at 1.5 per cent, meaning there is only one and a half apartments available to be rented for every 100 rental units in the region, there’s a wide pool of potential tenants out there. Now comes the hard part. Getting the permits, doing the construction, ensuring it conforms to the building code and facing a price tag of tens of thousands of dollars. But there could soon be another option. Part of an ongoing challenge to brainstorm practical solutions to the region’s affordable housing crisis, a York Region team has come up with an idea for a modular apartment kit. For less than $30,000, the kit would create a studio apartment in someone’s garage with minimal on-site work, said team
member Dan Johnstone, adding his team is now working to bring the vision to reality. Made with prefab walls that bolt together, the apartment would meet building codes and could be removed if a homeowner wanted to revert the space back to a garage, the Oak Ridges resident said. It would have to be hooked up to a house’s plumbing and electrical systems. If the unit rented for $1,000 a month, it would pay for itself in two and a half years, significantly less time than creating a basement apartment built to code, Johnstone said. Johnstone, a father of two daughters, is worried about the region’s dire lack of affordable housing. "My kids are still in school, but that doesn’t mean they don’t have friends that are stuck in that position," he said. "And I have other friends of mine who have kids that have had to move back home because they can’t afford to move out." That’s what drove Johnstone

ideas, including two addressing affordable housing challenges in York Region. The other team came up with an app called HappyHome that would help landlords and tenants find each other on a platform built through trust and education, team member Hermione Shou said. "We want a win-win solution for both the landlord and tenant. Our ultimate goal is to increase the number of affordable housing options in the GTA," she said. The idea behind Blueprint is to have the community develop practical solutions to the affordable housing crisis that will see the light of day, said VentureLAB senior analyst and Blueprint lead Heather Crosbie. "I think what’s remarkable about the teams is they didn’t know each other, they’re not experts in affordable housing, but they have great interest in the issue and understand its seriousness," she said. "They are doing this as volunteers, and we work them hard."

Wet weather brings mosquitoes, West Nile The wet weather in 2017 has made for ideal conditions for mosquitoes, and three mosquito traps in The Regional Municipality of York have tested positive for West Nile virus (WNV). The traps were located in Aurora near Yonge Street and Murray Drive, Markham near McCowan Road and Hwy. 7, and Whitchurch-Stouffville close to Main Street and Tenth Line. "Ongoing surveillance tells us West Nile virus is present in the community and protection against mosquitos remains important," Dr. Karim Kurji, York Region’s Medical Officer of Health, said. "By taking simple precautions, residents can reduce the risk of West Nile virus and exposure to mosquitos." According to the United
States Centres for Disease Control and Prevention website, 70 to 80 per cent of people who contract West Nile virus have no symptoms. About one in five people infected with West Nile virus develop a fever with other symptoms such as headache, body aches, joint pains, vomiting, diarrhea, or rash, and most of these people fully recover. Fewer than one per cent of people infected develop a serious neurological illness such as encephalitis or meningitis. As part of York Region’s 2017 West Nile virus (WNV) Control Plan, York Region Public Health larvicides catch basins to interrupt mosquito breeding, educates residents on self-protection, investigates human cases and conducts surveillance.
York Region treats catch basins along Regional and municipal roads and other stagnant public water sources, including roadside ditches. Private backyard catch basins are treated upon request. For more information on this or any other publichealth related topic, please contact York Region Health Connection at 1-800361-5653 or TTY 1-866-5126228 or visit york.ca/westnile. The Regional Municipality of York consists of nine local cities and towns, and provides a variety of programs and services to 1.2 million residents, 50,000 businesses and 595,000 employees. More information about the Region’s key service areas is available at york.ca/regionalservices.

7 deadly mistakes that cost them literally thousands of dollars. The good news is that each and every one of these mistakes is entirely preventable. In answer to this issue, industry insiders have prepared a free special report entitled “The 9 Step System to Get Your Home Sold Fast and For Top Dollar”.
which reveals 7 costly mistakes that most homeowners make when selling their home, and a 9 Step System that can help you sell your home fast and for the most amount of money. This industry report shows clearly how the traditional ways of selling homes have become increasingly less and less effective in today’s market. The fact of the matter is that fully three quarters of homesellers don’t get what they want for their homes and become disillusioned and - worse - financially disadvantaged when they put their homes on the market. As this report uncovers, most homesellers make

You can’t come in," the male screamed, hurling a beer bottle at the officers. "You don’t have a warrant, get out!" The male could not be calmed and the officers decided to deploy a Taser to incapacitate the man who had allegedly assaulted his wife who was hiding in the bathroom. This was the scenario at YRP’s $30.4-million training facility that just celebrated its grand opening in East Gwillimbury. Dignitaries and community members gathered to tour the 89,000-square-foot, state-of-the-art facility that features 10 classrooms, a simulation training room, practical skills training room, 50-metre firing range, police vehicle operations driving simulator, fitness rooms, lockers and a lunch room. The facility acts as a one-stop-training-shop for 2,200 sworn and civilian

Const. Darrin Kemp (left) and Sgt. Jeff Nolan demonstrate subject control in a high-tension situation. members. The idea for the facility has been brewing since 2004 and will be the solution to outgrowing the Vaughan training facility at District 4. YRP will no longer have to use the Sharon Gun Club to train in the use of rifles now that the gun range is long enough to meet training standards nor the old school in Nobleton for tactical training, which can now be done in house. More than 70 training programs are offered and 250,000 training hours will be completed in the first year on the grounds, according to YRP Chief Eric Jolliffe. "This will give us the opportunity to enhance our training by integrating knowledge and practical
under the same roof," he added. "This facility becoming reality is a fine example of teamwork." The firing range can accommodate 18 individuals at a time, a moving vehicle and a number of barricades for use in practicing positioning while shooting. The driving simulator allows training officers to assess the basic ability of new recruits in handling vehicles. "Our motto is out think, not out drive, and this room allows us to give trainees the tools they need to do just that," Sgt. Ron Axamit said. "We can monitor their reactions to situations presented, eye movement to see if they are checking mirrors and more in simulations." The scenario room requires the use of critical decision-making skills. Training officers are given no more information than a 911 call would provide and are forced to make quick decisions as role players act out realistic situations. A house is built of panels including windows, doors and even a bathroom. It is equipped with foam furniture to ensure trainees are safe. "The simplest of tasks can become quite complex in stressful situations," Sgt. Jeff Nolan said. "We recreate those stressful situations so an officer’s recall is quick when it happens in real life." She shoots, she scores -Markham style. The Canadian Women’s Hockey League has announced it has moved its Brampton franchise to Markham for the start of the 2017-18 season. The Markham Thunder will play out of the Thornhill Community Centre beginning this October. The Thunder has a long list of Canadian Olympic gold medallists, including Jayna Hefford, Vicky Sunohara, Cherie Piper, Gil-
lian Apps and Lori Dupuis and has been in the league since 2007 though the Thunder formed back in 1998. The push to move to Markham has been years in the making, but was sparked by the success of the Clarkson Cup, the championship tournament for professional women’s hockey, which was held in Markham for several years a number of years ago. "The City of Markham has had a strong and successful relationship with the CWHL, including hosting the Clarkson Cup in 2013 and 2014," said Mark-
ham Mayor Frank Scarpitti. "We are thrilled to be part of the CWHL and hosting a women’s team of this calibre within our community." Brenda Andress, commissioner of the CWHL, pointed to the strong development of women and girls’ hockey programs in York Region and the Markham Stouffville Stars Hockey program as another lure for the Thunder. "This partnership with Markham is another giant step for the future of the CWHL," she said.

Do you know what’s covered in your new home warranty? Almost every new home or condo in Ontario is covered by a mandatory new home warranty program. This coverage is provided by the builder and is administered by Tarion, a consumer-protection organization. While the builder provides the warranty, its cost is often passed on to the new home buyer. But this one-time fee, ranging from $385 to $1,500, depending on the value of the home, gives you significant value for your money. You’ll receive as much as seven years of warranty protection to a maximum of $300,000 per home or condo unit. The warranty program has milestones to address specific issues that can arise after you have moved in to your new home. Here is a simple breakdown of the main coverages: One-year warranty. This warranty applies for one full year beginning when you first take possession, and even if the home is sold during this time. It requires that your home has been constructed in a workman-like manner and is free from any defects in materials used. It also requires that your home is free of Ontario Building Code violations and is fit for habitation. In addition, the warranty protects against unauthorized substitutions. Two-year warranty. This warranty begins on the date you take possession of your home, or occupancy of your condo unit. It provides protection
against water penetration through the basement or foundation walls, or through windows, doors and caulking because of defects in materials or workmanship. The warranty also covers defects in materials or workmanship in the electrical, plumbing and heating systems in your home, as well as defects in work or materials that cause detachment, displacement or deterioration of the exterior cladding, such as brickwork or siding. Finally, the twoyear warranty protects against violations of the Ontario Building Code that affect the health and safety of homeowners. Seven-year warranty. This warranty covers major structural defects and begins on the date you take possession of the home and ends on the day before the seventh anniversary of that date. It protects against defects in materials and workmanship that adversely affect a load-bearing part of your home’s structure, causing it to fail or significantly affect your ability to use the house as your home. In most condominium projects, warranty coverage also includes the shared areas of the building, referred to as Common Elements. This coverage is addressed by the condominium corporation and provides up to $50,000 of protection per condo unit to a maximum of $2.5 million.

ONE COOKBOOK AT A TIME: Librarian Cortney LeGros has tapped into her love of literacy and passion for home cooking to offer a twist on the traditional book club in Northern Ontario. COLD CASE: Melanie Ethier was 15 on Sept. 29, 1996, when she left a friend’s place to walk the short distance home in New Liskeard. Somewhere along the way she disappeared. Twenty years later, local police and her mom are still receiving tips from the public as the community tries to find her. SUMMER READS: Eat, Pray, Love (from a man’s perspective) meets Under the Tuscan Sun — Juliet’s Answer is a fresh, heart-warming story about a man who travels to Verona, where he answers letters addressed to Shakespeare’s Juliet, all in an attempt to understand heartbreak, to heal and to find love again.
