SHAPE is proud to support charities across Australia. Recently, we hosted our Annual Charity Golf Day in support of SeeBeyondBorders and the Bernie Banton Foundation.

Over 100 people attended the event, where they enjoyed a great day out playing an 18-hole course with colleagues and the SHAPE team . We were thrilled to raise $42,000 on the day.

I just wanted to drop a quick note to say that I’m very pleased to see that the data reflects what I actually have been feeling from day one working for SHAPE. A supportive, team culture was why I joined the company in January last year, when I was doubtful that it even existed in this industry. It’s the hardest thing for organisations to achieve but SHAPE are doing an amazing job so far.

IN OUR ever busy daily lives sometimes, no matter what industry you’re working in, it’s easy to see endless to-do lists and overlook celebrating our own success.

The judges aren’t looking for the cleanest home or the best interior design, their eagle eyes are honed in on workmanship, degree of construction difficultly, external appeal, siting and aspect along with amenities and aesthetics.

Tree house a masterclass in design and structure

The residence is based on a brief from the client to design a home that was raw in its materials palette; that sat among the trees, taking advantage of the native fauna and flora of the river front property.

The three-storey building sits atop substantial earthworks, footings and cliff retention systems high on the banks of the Brisbane River overlooking the University of Queensland and the client’s private jetty.

Utilising significant monolithic off-form concrete walls and slabs, this highly engineered structure has enabled expansive energy efficient glazing systems complete

with custom insect and security screens and various detailed Blackbutt timber elements.

MCD Construction Managing Director Cameron McDonald said the complexity of the project required a huge amount of management.

He said the project was all about the off-form concrete and there were no tolerances in the design for any errors.

“(The project) was about as hard as it gets,” Cameron said.

“People can look at the home and appreciate its beauty, but don’t know all the details and

precision that makes it so special.

“We, that is the architects, the owners and our team, made a commitment at the start of the project to make the quality as high as it possibly could be.”

The property has three bedrooms, two bathrooms and a powder room and has been designed to always feel open to the external landscape and yet private from neighbouring properties.

The main living areas are separated from the ‘backyard’ by a freshwater frog pond that was designed alongside the native landscaping to emulate the natural surroundings.

The home also has the luxuries of a six-star energy rating, eight kilowatts of solar power, a solar hot water system, ducted airconditioning, security/intercom, Gaggeneu

and Miele appliances and significant water tank storage.

The judges commented on the challenging nature of the project, particularly when considering the site, access and the materials used.

“Off-form concrete and the ability to get that so perfect off-form is fantastic and shows the level of skill of this builder,” the judges said.

“It’s visually stimulating but it’s not an overly complicated design - it flows.

“The home incorporates different materials, timber, steel, concrete block that’s quite industrial but it’s all beautifully tied together and softened with strategic use and placement of greenery.”

The judges remarked that an extreme level of detail would have gone into creating the uncomplicated finish of the home.

Cameron said the McDonald Construction team was thrilled to have won the House of theYear accolade.

“It really gives our team a lot of excitement that the hard work we have done has been rewarded and appreciated,” he said.

“And to the contractors who worked on the project, I can’t thank them enough for the hard work and the care they took with the details of the project.”

W Brisbane redefines next-level luxury

The first stage of this $1 billion development offers opulent inclusions not seen in Brisbane for twenty years and earned Multiplex top honours.

Lighting up the city’s foreshore, W Brisbane is the first 5-star hotel to be built in the city in more than 20 years and is the first stage of the new Brisbane Quarter; an iconic, integrated, world-class mixed-use development located on the former Law Courts site at 300 George Street.

W Brisbane features 312 hotel suites complemented by luxury amenities and guest facilities.

The four-level podium includes a master ballroom, specialty restaurants, conference facilities and retail stores, and affords commercial and residential tenants, and retail visitors stunning river views.

The design of the fit-out component of the build was intensely coordinated and carried out over three years, resulting in some of the

most intricate and complex features seen in Brisbane.

Various specialty trades were commissioned for several bespoke interior finishes, including 2400 sq m of insitu terrazzo poured on podiums, a hand-painted feature ceiling above the level four wet-deck and custom mosaic tiles in the level five spa.

Multiplex Regional Director Dave Redding said being part of the Brisbane Quarter project was a highlight for the company.

“This is a truly transformative development for Brisbane and we’re immensely proud to be involved,” he said.

“It’s been wonderful to partner with our client Shayher on this first part of the project, W Brisbane, and we’re grateful to them as well as our many subcontractors, consultants and suppliers.”

“The W sets a new benchmark for complexity and quality in Brisbane.

"It’s been a fantastic project to be part of and I’m proud of the whole team for their dedication and hard work; a remarkable outcome.”

The judges were astounded by Multiplex's quality of work, as well as their management of the project.

“W stands for Wow! It’s a massive project, (and) the level of finish is excellent,” the judges said.

"The innovation in design draws you in and makes you want to keep looking around.

"You get such a feeling in there that you don’t want to leave."

Site-access on an inner-city site would have been incredibly difficult, something the judges said they would not have wanted to manage themselves.

“In addition to all the technical building elements, site access on this inner-city site would have been a challenge," they said.

"They would have had great trouble with vehicles having nowhere to pull off.

“There were many outstanding projects in this category but this had the wow factor and we couldn’t fault it, it really blew you away in design and quality of build.”

Award-winning home features stunning design elements

The President’s Award is special recognition of a home that combines affordability with quality workmanship and innovation.

In addition to achieving top marks in the standard judging criteria, the construction cost must not exceed $475,000 making it a home every Queenslander can aspire to.

Winning the award this year is Brighton Homes’ stunning Mika 35.

Light-filled and featuring a unique and contemporary design, the Mika 35 suits those looking for a sophisticated yet affordable family home.

Located in the new Providence estate in South Ripley, this single-storey, fourbedroom home was built with family in mind and perfectly captures the essence of Queensland living, with a generous, light-filled and open layout, a quality fit-out and several design elements that make this home stand out from the rest.

Features include a straight square set cut-out

window and sweeping cut-out breeze way. These openings create a talking point in Mika 35 and expand the views from the kids zone out into the open plan living. Both cut-outs create a vibrant flow throughout the home and allow you to keep your eye on the kids while they play.

The three minor bedrooms, an activity room and shared bathroom are located at the front of the house – a haven for the kids. The entertainment area, also at the front of the home is for afternoons watching movies and eating popcorn with the family.

The team at Apollo Property Group completed several outstanding projects last year, including an award-winner, but one, stands out for Director Leon Bowes

Contenders in this year’s Master Builders Housing & Construction Awards included the Kailo Wellness Medispa and Eagleby Service Centre.

However, for Leon, it was completing the refurbishment and multi-level fit-out of the Master Builders Queensland head office that was the best indication his building business was on track.

“Looking back, when we went through the tender process, we had a fair idea of the calibre of companies we were pitching against,” he said, adding that many were much

larger and more established than his team.

“So, when we were appointed the job, I really felt that as a small business operating for just on ten years, we were heading in the right direction.

“Especially given that we were chosen by our peers in the industry so to speak.”

The project, in conjunction with Project Manager, Gaskin Construction Services and novated Architect, Ellivo was a challenge due to location and limited access. Leon said the

resulting strategy for the refurbishment was quite literally out-of-the-box.

Access to the site was via external scaffolding outside the building, so Master Builders Queensland could remain fully operational during the work.

Continual communication throughout the course of the build ensured the premises was safe and the team caused minimal disruption.

The result was a beautiful workspace delivered on target and on budget.

A WIN in the prestigious Master Builders Housing & Construction Awards program has become a pinnacle those in the industry aspire to achieve.

The new program was run in conjunction with the Housing and Construction Conference in 1988, which formed part of the iconic

Brisbane’s Expo ’88 event program.

Regional Queensland joined the party in 1993 when the awards were opened across the state at the first Master Builders Regional Housing & Construction Awards.

The state-wide ceremonies have grown from strength to strength over the years and Brisbane has blossomed from a small ceremony with just a handful of categories to

57 categories including construction, housing, trade contractor/specialty and individuals awards.

Now, as we continue to celebrate our industry more than 30 years on from those initial awards ceremonies, it is truly heart-warming to see original regional winners who are still active Master Builders’ members today.

Multiplex delivers five-star luxury to Brisbane CBD

W Hotel anchors $1 billion transformation in city’s heart

As the first five-star hotel to enter Brisbane’s CBD in 20 years and the only internationally branded luxury lifestyle hotel in Australia, W Brisbane has been transformative for the city.

Located at 300 George Street, W Brisbane is part of the $1 billion Brisbane Quarter development, which comprises seven basement car park levels, a four-storey retail podium, the 34-storey W Brisbane Hotel, a 40-storey commercial office tower and 82-storey luxury apartment tower.

Stage 1 of the development including the W Hotel, the basement car parks and the retail podium were delivered by Multiplex in 2018; Multiplex are now in the process of delivering stages 2 and 3.

Multiplex regional managing director Graham Cottam said a key challenge in delivering W Brisbane was giving the operators access to their space as early as possible.

“Strategic areas such as the 'Heart of House' areas were handed over significantly earlier than the contract completion date, to ensure all parties would be able to deliver the W Hotel to the public on time.”

In total Multiplex delivered the project in 10 separable portions, collaborating closely with both the client and hotel operator. Safety was another integral driver.

In line with Multiplex’s principle of maximising opportunity to control risk by design, planning and re-planning, the 300 George St, Stage 1 team aimed to eliminate the need to conduct work at heights.

“To reduce the requirement for work at heights the roof structure was prefabricated on the ground and lifted into place,” explained Graham.

“The entire process was a great success, eliminating more than 95 per cent of the work to be conducted at height.

"Due to the expedited nature of works on ground, there was the added benefit of the work being completed four weeks ahead of schedule.”

Now complete, W Brisbane is a destination hotel drawing visitors to the city and enticing locals alike.

“Due to the size of the project and the complex building operator’s requirements it was important for us to schedule our work and hand spaces over as early as possible."

Buying, building or renovating?

Here’s a handy, go-to guide for you.

FROM where to buy or build, sourcing quotes, signing contracts to what to do before you move in, we’ve got it all covered for you.

Some of the first questions and considerations you’re going to have often lean toward where you want to live and what you want your home to look like.

But what should also come into the equation is your budget – how much have you got to spend?

The thought of owning a new home can seem almost out of reach for many Queenslanders. But with initiatives including the $15,000 First Home Owner’s Grant (FHOG) for new builds and the proposed First Home Loan Deposit Scheme (FHLDS) assisting first home owners who’ve been able to save five per cent to achieve their 20 per cent deposit, there’s an array of options to ease your entry.

If you’re looking to buy, build or renovate, Master Builders offers Display Villages in the most progressive parts of Queensland. A visit to a display village is a fantastic place to see what you like in a home, what options are

available and what fits within your budget. There are consultants in each home who will be able to facilitate your every question and can arrange a meeting with a broker if you’d like to explore that path.

When it comes to sourcing quotes, we recommend getting at least three quotes from licenced builders. Why? Because the cheapest quote isn’t necessarily the best option, so don’t feel you have to accept the first quote you get.

When sourcing quotes, the more specific you are about your plans and requirements, the more accurate the quote is likely to be. If you create a job brief setting out exactly what you want and supply it to every builder you’re sourcing a quote from, it should make the process of comparing quotes easier as it will ensure the quotes will be based on the same specifications.

Next, it’s time to compare. Review and compare each quote you receive, but don’t make your decision off price alone. View previous work from a builder – you might find a folio of work on their website – and speak with past clients if possible.

When you’ve chosen who you’re going to go

with, ensure you get your contract in writing. The majority of building disputes occur when no written agreement exists or the agreement has been poorly documented, as this can lead to misunderstandings.

Having a written contract in place between you and your builder clearly sets out what you both agree to and helps to prevent disputes throughout the building process.

Building work valued over $3,300, must legally be covered by a written contract –though it’s a good idea to have a contract regardless of the value of work.

When your renovation or new home is complete, there’s three items that need to be ticked off.

First, you’ll receive notification of practical completion, then you’ll conduct a final inspection and finally, pay the builder all outstanding money for the work.

Challenging builds a breeze for Abode

Builder creates Palm Springs inspired home in premier location .

Abode Construction were faced with a multitude of challenges when they were contracted to create a Palm Springs-style home in one of Brisbane’s premier suburbs. The property was covered by a series of codes including the traditional building character code and the pre-1946 house demolition code as well as the location on a 300 sq m corner allotment in New Farm.

With the complexity of the codes predetermining the design phase, Abode Construction were able create a 280 sq m home on a 300 sq m block to create a multilevel dwelling, complete with four bedrooms, 2.5 bathrooms, a two-car garage, and a parcel of turf.

Due to site location, slope and access issues, the innovative design enabled a two-car street-level garage for parking; the 2.5m of slope on the site also allowed Abode Construction to cleverly reinforce the plunge pool.

A unique roof concept was born to marry the modern extension with the accentuated roof pitch of the original cottage also considering the Brisbane City Council city plan restriction of 7.5m to the eave line; this was a welcome challenge to the team at Abode.The final creation was a warm and inviting home that exudes quality workmanship, an ideal innercity retreat that permeates with positive energy due to a well thought-out floorplan

that captures an abundance of natural light and river breezes.

The home, although on a small block embraces an open-plan that flows effortlessly onto the perfect outdoor entertaining area that ingeniously used Austral Breezeway blocks to make you feel as though you are in Palm Springs, the inspiration for the space.

Commercial fitout takes SHAPE

Standout features provide stellar workspaces for Allianz Partners.

SHAPE Queensland was delighted to be appointed to deliver the seven-storey commercial office fitout for Allianz Partners at 310 Ann St, Brisbane City.

The aim of the project was to consolidate all Brisbane Allianz Partners operations into one office, which now provides for current and future demands of the business.

The scope of work included:

• The complete fitout of a seven-storey tenancy, including one client-facing level

• Reception and lobby areas on each level

Kitchen facilities on each level

Agile office accommodation

The provision of loose furniture and FF&E

Breakout spaces

An amphitheatre

Designed by BVN Architecture, their new workplace spans over 7800 sq m across seven floors.

To reinforce the fitout’s agile design, touchdowns and neighbourhoods were prioritised to provide Allianz Partners staff with the tools necessary to foster communities within a larger floorplate.

“The design reflects a level of transparency and integration through all different departments. This level of transparency and flexibility of spaces lead to offices being conceived as simple retreat spaces and training rooms, designed as project spaces with walls that could be peeled away when not in use,” said BVN’s Project Leader, Belinda McGrath.

“Recycled content and acoustic surfaces double as feature wall linings over the exposed core, with interactive walls to enable collaboration along the circulation spine, and areas to personalise and celebrate the teams within the touchdown zones.”

To further encourage agility, connection and movement for Allianz Partners’ staff, the fitout was planned around a multilevel stair penetration to result in an interconnecting staircase that links all seven floors.

SHAPE worked alongside Arden Architectural Staircases to deliver this standout feature.

Additionally, it was imperative to Allianz Partners that the project achieved an environment that was completely operational from day one. SHAPE realised this vision through unwavering commitment to programme milestones, maintaining open lines of communication with Allianz Partners, CBRE Project Management, and BVN Architecture, and ensured that the relocation of staff was seamless once practical completion was achieved.

During the handover stage, SHAPE coordinated the integration of IT equipment, and appointed representatives from trades to remain onsite for the first two days of business to provide support. SHAPE also placed two site managers at Allianz Partners for the first week of business to close out any items of concern.

“The business’s decision to consolidate all Brisbane Allianz Partners operations into a single tenancy was not taken lightly, and it was crucial that it met our vision

of a workplace that is functional and collaborative. We were delighted to engage SHAPE, who remained accountable for the project from start to finish.” said Sandra Bishop, Manager of Property at Allianz Partners. “The project was delivered on time, under budget, and above the expectations set by all stakeholders.”

Most importantly, this project was delivered

with zero incidents, with a total of over 87,951 hours worked. SHAPE was overjoyed to achieve this outcome on a site that on some days accommodated over 180 site staff across multiple workfaces.

Bespoke build offers touch of Mojo

Though the build was small, the home features detail both inside and out.

The extensive use of varied finishes required diligent craftsmanship, from the concreting through to the custom flashings and V-shaped gutter.

Inside the Flemish bond brickwork through to the custom brass stair handrail, thresholds and sink reveal the quality of highly-skilled and specialised work.

Detailed features demand that carpentry was without fault.

Examples include the entry metalwork integrated into the master bedroom bedhead and the site-fabricated custom steel letterbox.

The home offers a solar system with a Telstra Powerwall to manage costs and in-ground cabling has been installed to allow a charging station for the switch to an electric car in the future.

The lighting is managed with AORORA A One intgrated smart lighting system and the interior paint is Graphenstone CO2, which is a toxin-absorbing paint.

Bucking the trend

FROM butler pantries and mud rooms to lifts, electric car charging stations and black and white colour schemes – that’s what’s trending in new homes this year.

The insider insight comes courtesy of the judging panel in the Master Builders 2019 Housing & Construction Awards.

And they should know, they’ve just spent the past few months physically visiting each home entered into the awards to make a thorough analysis of the build.

The judges noted other trends to be a strong continuation of the Hamptons style homes seen in 2018 including airy white interiors fit with shutters and neutral colour schemes.

Another trend – a throwback to the ‘90s – is family homes where parents allow their children to choose the colour for a feature wall in their bedroom.

“The butler’s pantries are almost the norm. For anything above $300,000 they definitely are, but even under that they’re increasingly incorporated,” the judges said.

“Homeowners love them so the kitchen looks neat and tidy when people are over.”

The judges said black and white had also clearly returned in a big way.

“It’s a timeless look and it’s certainly back to the fore,” the judges said.

“All of a sudden it makes an appearance, whereas five years ago it was all off-white and cream.

“Now, we see a lot of crisp white with black trims and handles that almost aren’t visible.

“Everything’s gone really matte in line with this, the gloss finish is gone. As a result, there’s a growing market for fingerless matte surfaces to avoid fingerprints with black finishes.”

The judges said the increase in Hampton’s style and mudrooms came hand-in-hand.

“It’s what the Americans have, it’s the room between the inside and the outside of your home. The terminology has come through from America and Canada where there’s snow and lots of water and a mudroom is imperative. "

The judges said the attraction for Hampton’s style was “homely”.

“It’s what you envisaged as a child, the architectural styling of the house has broad appeal,” the judges said.

“But the reason we don’t see it more is because of the cost. You’d probably put 20 per cent onto the cost of the house to go for Hamptons over rendered brick. Adding to this, in this style of home you see the dark, charcoal carbonated wood floors are quite prevalent.”

Beyond this, the judges said a growing trend in the higher end of the market was electric car charging stations and lifts in multi-level homes.

“Charging stations are around and being incorporated into architecturally designed homes. People are putting them in with the solar system,” the judges said.

“With some homes now the height of a multi-level unit development, lifts are an increasingly common inclusion in the higher end of the market.”
