Our Housing & Construction Awards shine as the highlight of our yearly event calendar, and for good reason. They provide us with the opportunity to step back and appreciate the hard work that we’ve done, and give ourselves a pat on the back— something that we rarely get the chance to do amid the busy, high-pressure environment we work in.
The Awards not only recognise outstanding residential and commercial projects but also celebrate the remarkable individuals who contribute to making the industry truly exceptional.
For the Master Builders team, it was great to see so many of you gathered at all our events across the state, done up to the nines and ready to party as we toasted your amazing achievements.
This year’s judging panels were impressed by every entry, marvelling at their ingenuity and craftsmanship, which reinforced the stellar reputation of the builders and tradies behind them.
On that note, I’d like to extend a special thanks to our dedicated judges. They faced tough decisions when choosing our deserving winners owing to the next-level build quality and individual efforts on show—a nice problem to have! We are always grateful for their expert insight and eagle eyes.
Each project and individual winner have put their own stamp on their work, exhibiting determination, skill, and excellence in construction.
They also contributed something unique to their home regions, helping grow and shape them for the future through a vast and diverse array of projects.
Several projects got underway as the worst of the COVID-19 pandemic started to wind down —but the challenges that began at its peak persisted, including the scarcity and rising cost of materials, a shortfall of skilled labour, and delays in the supply chain.
As these conditions stabilised, a fresh wave of tests confronted our industry and the
communities and other stakeholders who rely on us. As 2023 drew to a close, those in the state’s far north grappled with flooding resulting from ex-tropical cyclone Jasper, while parts of the state’s south-east were hit by severe storms—the Gold Coast suffering the wrath of a mini tornado at Christmas. 2024 opened with severe tropical cyclone Kirrily lashing Townsville, before large, alreadywaterlogged parts of South East Queensland were inundated by the torrential rain that moved down the coast.
As the year has gone on, we have found ourselves facing further headwinds, such as the continuing labour shortage, a 40 per cent rise in construction costs since 2021, an avalanche of regulatory change, and the red tape which has a stranglehold on housing as we play our role in tackling the existing crisis.
It’s clear the past 12 months have thrown plenty of challenges our way—but as we know, our industry is nothing if not resilient. Ingenuity in construction was one of the key
attributes praised by our judges this year, along with the ability of our members to pivot and deliver projects of the highest standard, even when things don’t quite go to plan.
From enviable waterside abodes to stunning rural retreats, and from cutting-edge health facilities to essential education, sporting, and wellness projects, the calibre of our winning entries is testament to the talent and tenacity of our members.
Within the following pages, there are endless examples of building excellence. Are your showers ticking time bombs?
Despite builders best efforts, leaking showers are consistently listed in the top 10 most common defects.
Sadly, sometimes this is due to substandard workmanship, but most of the time it is the design of the shower itself which is creating the potential for disaster.

COLORBOND HOUSE OF THE YEAR AWARD HAVENDEEN FOR PALA GOLD COAST
INSPIRED DESIGN MEETS INCREDIBLE CONSTRUCTION
Gold Coast builder Havendeen came first in a highly competitive field to win the prestigious Colorbond House of the Year Award for the breathtaking PALA at Mermaid Waters.
Inspired by its owners’ beloved vintage Impala, the cleverly designed home boasts five bedrooms, eight bathrooms/ powder rooms, a ‘man cave’ and golf simulator, while the pool and kitchen won their specialty categories at the Gold Coast Awards earlier this year.
PALA was also named the state’s best Individual Home from $5 million up to $10 million.
In creating PALA, Studio Snell was engaged to conceive a design concept for the home that melded construction technologies and standards of finish not often seen in the area—bringing with it a new perspective in canal-front living.
PALA sits closer to the street and fans out on the large wedge shaped, north-east facing waterfront block, increasing the width towards the water while maximising outdoor areas.

elements. The use of precast panels is not common in single dwelling residential builds and was a challenging aspect of the project.
With 22 panels in total, the tallest being 12.7m high and the heaviest weighing 15.6 tonnes, meticulous planning between all parties and stakeholders was required during the installation process. A feature detail is the timber print panels to the lift core, which required Havendeen at the precast yard lining the steel precast beds with Oregon timber to achieve the desired look.
A curved sculptural façade with layered materials, landscape and colour was designed to overlay pedestrian and vehicle entry points with no street fencing. Precast panels are splayed from the street to embrace the full width of the garden, waterfront, and city views. Concrete slabs are playfully revealed from the front and move through the building and project towards the view creating a strong horizontal articulation. The broad rear façade
provides shade to the interior and exterior spaces. The architecture and construction knowledge in creating the unique, expansive and unbridled rear façade is really what sets this building apart.
The natural flow of the building orientates towards the outdoors, further enhanced by a resort-style pool to the west and by sheltered outdoor entertaining areas to the east, both forming a central garden and lawn space which takes full advantage of its setting.
The challenge of council flood storage requirements was overcome by building a suspended structure gaining additional lawn while providing secure storage. An innovative steel retaining edge detail was created for the water-facing block work creating a lawn-only edge to water view, for which the team coined the term ‘infinity lawn’. The unique and tiered design negates the need for a balustrade.
PALA is a testament to the meticulous attention to detail the team invested in planning and execution. The high level of craftmanship is evident in every aspect of the build, none more so than the seamless transitions of materials and difficult junctions and angles the wedge demanded. The crucial early coordination when building with concrete are further evident with the ply layout to exposed surfaces and location of services and glazing rebates.
The aesthetics of the building are cohesive inside and out, with a focus on natural and substantial materiality to support the strong and expressed structure of the building.

XACT ACCOUNTING PROJECT OF THE YEAR AWARD
JOHN HOLLAND FOR LOGAN HOSPITAL EXPANSION PROJECT - STAGE 1
John Holland is the deserving winner of the coveted Xact Accounting Project of the Year Award, as well as best Health Facilities over $20 million for its exceptionally detailed construction of the Logan Hospital Expansion Project - Stage 1.
The John Holland team earned high praise from this year’s judges, who hailed the level of construction detail on this complex project as nothing short of exceptional.
The five-level vertical expansion was crafted above the live emergency and paediatric departments with no disruption, while several other departments including the kitchen were refurbished in existing buildings. The panel also commended the team’s seamless integration of hi-tech services for patient care, and pivoting to complete works on time during COVID-19, and a flooding event.
The new Logan Hospital expansion provides five 32-bed inpatient units, a 16-bed intensive care unit, a new pathology department, an eight-bed coronary care unit, a new acute geriatric care unit, an additional 13 short-stay emergency department beds, a 24-bed and nine-chair transit care hub, a new satellite medical imaging services, biomedical
technology services, new administrative offices, education, and training spaces.
The refurbishment works completed at the time of submission included refurbished and expanded kitchen and food services department, and back-of-house facilities.
The Logan Hospital Expansion (LHEX) Project - Stage 1 was delivered under a twostage managing contractor agreement, on time and on budget.
The LHEX team developed an open and transparent relationship with principal and client and the relevant hospital representatives. Weekly meetings were held with Metro South and implemented a formal NIA (Notice of Impacting Activity) system to communicate construction activities. This way Metro South had full visibility of potentially disruptive activities and was able to flag any concerns, develop
contingency measures for planned services and operational impacts (medical gas, power, lifts, water, fire services etc).
The project team effectively managed several other construction interfaces, with other contractors completing works for a new carpark and refurbishing the existing maternity ward adding a further layer of complexity to construction staging and onsite coordination.
Another challenge was the kitchen refurbishment, which included the use of temporary externally located demountable scullery and hot kitchens for differing phases of the five-stage refurbishment. The team reviewed and changed the service infrastructure connections and valves to minimise the number of isolation and curtains on live services reducing the impact to the live hospital.

testing clinic with thousands of people lining up daily to use the testing facility that was set up by Queensland Health. This location of the testing facility impeded access to the construction site, requiring the LHEX team to develop a work-around to ensure works could continue without impacting COVID-19 testing. The 2022 floods also significantly impacted the project, with Logan flooding and the hospital becoming isolated. The LHEX team’s planning and methodology ensured patient and staff access to the hospital’s emergency department was always maintained.
The project required the removal of the existing roof above building three (contained plant room, paediatrics ward, and emergency department) to allow the five-level extension to be constructed. The roof removal occurred at the end of 2021 and start of 2022 when over 2m of rainfall was recorded on site. The temporary waterproofing and dewatering methodologies were critical during this phase to mitigate and eliminate the ingress of water to the live hospital.
The project also required extensive consultation and planning for services connections to the live hospital that included black start (HV power outage), medical gas cut ins, UPS power shutdowns, etc. For all these necessary works, the LHEX team developed methodologies that had contingencies (additional standby generator for black start, oxygen bottle during medical gas oxygen cut in, etc) and spent considerable effort and time in consultation with the relevant clinical departments prior the works. All isolations,
testing and augmentations were achieved with no unplanned outages or impacts to the clinical functions of the hospital.
The LHEX team’s key quality strategy was to identify and implement stringent hold points, for example lead linings testing in the Medical Imaging Department prior to ceiling install, pressure testing in rooms prior to ceilings, façade water testing, etc. The LHEX team performed defect management on the first completed department of 14 as a test case to identify defects. This set the quality standard for trades ensuring they maintained this quality for the remainder of the build.
As a result of the honest, transparent and professional working relationship the builder established with the Metro South team during the delivery of LHEX, John Holland was awarded the contract to design and construct Stage 2 of the Logan Hospital Redevelopment.

REGAL RENOVATION FOR CENTURY-OLD QUEENSLANDER
RYCON Constructions’ flawless renovation earned them the soughtafter BUSSQ Building Super President’s Award for Brisbane River-side masterpiece, Dutton Park Queenslander. The RYCON team also won Best Use of Sloping Sites for the home, rewarded for their masterful demolition and construction at the challenging location.
Located on the banks of the Brisbane River in one of Brisbane’s most esteemed suburbs, RYCON’s renovation of a century-old Queenslander seamlessly blended the building’s classic allure with new and contemporary comforts. While the RYCON team builds many new luxury homes, the team has a soft spot for renovating character homes. Specialising in the renovation of traditional Queenslanders, the team was excited to be able to give this beautiful and distinctive home a new lease on life.
This was a challenging build on a steep riverfront block, comprising a partial demolition and full renovation of the century-old three-storey Queenslander.
Demolition started with the arrival of a fivetonne excavator via barge on the Brisbane River. With little to no side access onsite, excavated rubble had to be removed by lifting 3m 2 skip bins from the rear of the block over the house to street level, which were then unloaded into l0m 3 tip trucks. A 60-tonne slew crane was used to accomplish this safely, along with two dogmen. This renovation is home to a family of five, who were keen to retain the Queenslander charm at street level while enjoying the best of modern style and convenience over three expansive levels.
RYCON added a new kitchen and living areas, with the kitchen showcasing smooth, modern finishes harmoniously blending with classic VJ panelling—a hallmark of quintessential Queensland architecture. Stunning floorto-ceiling windows framed with a cathedral timber ceiling elevate the outlook from the heart of the home, letting in that allimportant natural light. Clean lines, warm tones and ample storage are cornerstones of the interior design.
Outside, a terraced patio area overlooks the spa and curved wet-edge swimming pool. A frameless glass balustrade makes for unobstructed river and mountain views while
adding a touch of modern elegance to the outside spaces. This is complemented by a satin blackbutt wood feature ceiling on the deck.
Remarkable new life has been breathed into this old Brisbane beauty, blending original features with contemporary design, perfect for the modern family.

JACK COLL LYKE HOMES (CENTRAL QUEENSLAND)
Master in the making
Highly respected for his work ethic and love of his trade, Lyke Homes’ Jack Coll was named Master Builders Insurance Services Apprentice of the Year.
Jack has been an employee of Lyke Homes since November 2019, when he joined the team as a school-based apprentice. Jack made the decision in Grade 11 to take the big step to change schools to enable him to enrol in and complete the St Brendan’s certificate in Construction Pathways Program, in which he was awarded ‘Construction Student of the Year’ in Year 12.
The Lyke Homes team was impressed that a young man would have the drive and determination to leave his friends and school behind in order to pursue his dream of becoming a carpenter. Jack impressed them further when he reached out and asked to do some work experience, proving he was willing to work hard at achieving his goal.

completing his carpentry apprenticeship and is respected onsite as a fully qualified tradesman. Jack’s determination and commitment to his trade has seen him have far more time on the tools than most apprentices, completing 59-hour weeks almost every week of every year. This leaves precious little time for him to complete bookwork, however, he has still managed to get everything done due to his organisational skills and ability to set aside social distractions . The maturity shown by Jack to dedicate himself to the long-term commitment required to complete his certficate proves he has a spectacular future ahead of him as a builder.
Jack’s skillset is that of a confident tradesman in all areas of residential new homes and renovations. He has been trained in traditional approaches to building, with his skills including but not limited to: reading plans, hand tool skills, measuring and cutting materials, site set-out, form work, stick framing, truss placement, roof battening, window installation, site safety,
sheeting, cladding, soffit, fix-out, fit-offs, hanging doors, tiedown for cyclone wind rating, problem solving, quality finishing, client liaison, and more.
Jack has actively taken the steps to gain this apprenticeship, worked hard to grow his skills at all levels, shown great enthusiasm to be part of the Lyke Homes team, and shown up every day with a humble and eager work attitude.
When ambition meets commitment
The commitment to excellence and quality workmanship demonstrated by Sunshine Coast custom-home builder Joseph Thomsen has earned him the Procore Rising Star Award.
Joey, as he’s known, commenced his career in carpentry by completing his Certification in Carpentry in 2010 while working alongside his father, Tony Thomsen. This foundational period provided Joey with hands-on experience and a strong understanding of carpentry fundamentals.
In May 2014, Joey obtained his Carpentry Trade Contractor Licence, which enabled him to collaborate with various custom-home builders on specific home and renovation projects. Over the years, Joey has expanded his portfolio and solidified his reputation in the industry.
In 2016 Joey fulfilled the requirements for his Certificate IV in Building and Construction (Building) delivered by Training & Assessment Solutions. By December 2018, Joey acquired his Builder Licence for low-rise constructions,
empowering him to take on more extensive roles in project management and oversight. In the same year, Joey established JT Constructions.
In 2019, Joey transitioned JT Constructions into JT Homes, assuming the role of director and lead carpenter. In this capacity, Joey oversees the design, planning, management, and delivery of custom homes, ensuring each project reflects JT Homes’ commitment to excellence.
Joey’s commitment to quality workmanship is demonstrated through his strategic project selection and execution at JT Homes. To maintain Joey’s high standard of excellence in bespoke design and quality workmanship, he only commits to building a limited number of homes each year.
Transitioning from a $100,000 kitchen remodel to a $900,000 luxury home reflects deliberate progression in complexity and value, aligned with team capabilities. This strategy allows for dedicated attention to each project, ensuring
high-quality craftsmanship.

A voice for women in construction
Brisbane-based qualified builder and interior designer Claire Perham has been honoured for her meticulous approach and contributions as an advocate and role model for others in the industry with the Emerging Women in Construction Women in Building Award.
With almost 20 years in the construction industry, Claire is a strong and confident voice in a male-dominated industry.
She says, “Being a role model in building and construction involves epitomising qualities and behaviours that inspire and encourage others, while specifically promoting diversity and inclusivity, especially for women. I need to be the change I want to see in the world, and I have built myself a platform through my own company that allows me to do this.”
As the face of Axiom Construction Group, Claire enjoys attending construction industry events so she can connect and advocate for women who are doing great things for the
future of building and construction.
“Achieving my builders licence this year has been the highlight of my career and validates to myself and other women that it is entirely possible,” Claire says.
“Using my own business, I can employ and work with other women in the industry and support them in their journey to becoming leaders in their field. Our third-year female apprentice is a great example of this. After several years of working with other construction companies who had little respect for her, she came to us disillusioned and deflated. I have been able to support her from a disparaged first year into becoming an incredible asset to the industry and our team and exemplifying to other onsite workers that your gender should have no bearing on your ability to do the job you love.”
Claire is involved with the National Association of Women In Construction (NAWIC) and Women Building Australia mentoring programs, where
she mentors young women fighting for their place in the construction industry.
“I get a great deal of satisfaction out of these programs knowing that I am someone these girls can look to for support and help them navigate their own challenges and rise above adversity and stereotypes,” she says.

Fergus Builders takes home Queensland Award and eight regional awards
Under the direction of Ben, Nathan, and Adam, Fergus Builders continues to grow and evolve in this ever-changing industry, while creating their own relationships with suppliers, subcontractors, and clients.
The boys strongly believe in the ‘grow your own’ philosophy, as Ben and Nathan themselves started as apprentices and Adam as a building cadet. With this mindset and their passion for construction, Fergus Builders has been crowned winner of Individual Home from $400,000 up to $550,000 at the Queensland Awards for their amazing project “Ella New”, while also taking home an incredible eight awards at the Mackay & Whitsunday regional awards— the highest number for one builder in any region’s awards.
At the Mackay & Whitsunday Awards the team won both the highly-regarded McInnes Wilson Lawyers Project of the Year Award and Education Facilities over $10 million for the world-class Whitsunday Anglican School—STEAM Centre—a first for the region. In the commercial category, their work on the Mackay Apartments won them best Community Service Facilities, while the North Jacklin Motor Group Refurbishment achieved Commercial Refurbishment/ Renovation up to $5 million.
Fergus Builders’ work on four stunning homes was also rewarded regionally, including Individual Home up to $400,000
for “Meadow View” (Beaconsfield), Individual Home from $400,000 up to $550,000 for “Ella New” (Bakers Creek), Individual Home from $550,000 up to $700,000 for “Mist Cove” (Shoal Point), and Home Renovation Project from $450,000 up to $600,000 for “Stella Rise” (Alligator Creek).
Fergus Builders has left an indelible mark on the landscape of building and construction, from award-winning residential homes to groundbreaking commercial and industrial structures.
Following are the highlights of Fergus Builders’ Mackay & Whitsunday regional award wins.
McInnes Wilson Lawyers Project of the Year Award and Education Facilities over $10 Million
Fergus were excited for the win regarding their construction of the new state-of-the-art STEAM Centre at Whitsunday Anglican School.
Fergus Builders has left an indelible mark on the landscape of building and construction, from award-winning residential homes to ground-breaking commercial and industrial structures.
A first for the region, the world-class Whitsunday Anglican School STEAM Centre boasts the latest in education innovation and technology. The Fergus Builders team overcame challenges including limited site access in the centre of the school, demolition, and construction during normal school operations—plus a significant redesign due to seasonal rain—delivering on time and budget. Boasting state-of-the-art labs and classrooms, indoor/outdoor learning spaces, senior and junior libraries and teachers’ facilities, the Master Builders judges hailed this build as an impressive achievement.
Community Service Facilities
The project consists of a two-storey building with five sole occupancy units, external laundry, external office space, carpark, children’s playground, and outdoor sitting area.
The presence of low power lines to the front of the site meant that materials such as first floor reo, blocks, timber frames, trusses, and roof sheets all had to be craned to the first floor from within the footprint of the site which proved difficult when scaffold was also needed to carry out the works.
Fergus was able to deliver the project to the client within the time frame and of a high standard of quality despite these challenges.
Commercial Refurbishment/
Renovation up to $5 Million
For Fergus, a challenge in the construction journey is no stranger. North Jacklin Motor Group entrusted the builder to undertake major renovations and refurbishments of their main showroom.
The challenge was to keep the drop off/ service reception operational while demolition works were completed. However, Fergus are natural problem solvers and so solutions and flexibility were constant.
When the showroom works were 90 per cent complete, a temporary service department was set up in the rear carpark. The customer amenities were also fully overhauled during the refurbishment works.
Individual Home up to $400,000
“Meadow View” was constructed as a spec home on land that Fergus has owned for some time with the view to build an appealing, cost effective, beautifully finished four-bedroom home that would sell immediately.
Mission accomplished—the first buyer to walk through this home bought it on the spot, commenting the colours and finishes—all handpicked by the Fergus team—were exactly what she would have chosen herself, completely her style, and the moment she saw the photos online she knew she had to buy it.
Home Renovation Project from $450,000 up to $600,000
The project Stellar Rise is an exquisite house extension set on a tranquil one-acre rural lot. This stunning addition to the existing home— also built by Fergus Builders in 2019—has been built with dual living for modern families in mind; seamlessly incorporated into the original design, but with complete autonomy for independent living quarters.
This space was designed to accommodate the retired parents of the owners of the
property, allowing them to spend time with the family whilst giving them their own independent living space to enjoy the peace and tranquillity of the rural landscape.
Individual Home from $400,000 up to $550,000
Tucked away in the tranquil Waters Ooralea, “Ella New” stands as a beacon of modern luxury and refined elegance.
In the heart of the home lies the open plan living, dining, and kitchen area, where stone benchtops and a kitchen island with stone waterfall ends opens up onto the outdoor area via floor-to-ceiling stacker doors. Inside a modern circle pendant light illuminates the dining space, reflecting warm light into the living area.
Construction ran smoothly with no delays, and Fergus were able to handover the home three months ahead of schedule.
Individual Home from $550,000 up to $700,000
Custom design “Mist Cove” was a fun project from start to finish. Having built before and not ending up with her dream home, Fergus’ client was adamant that this experience would be different. Indeed, the grandeur of the design begins to unfold the moment you step through the front door into the oversized entry.
The odd shape of the block presented challenges in fitting in all the design requirements. Fergus worked closely with the owners to tweak their design until it ticked all the boxes, which they were extremely grateful for.

A place in the shade
Koru Building Contractors is a boutique custom home builder based in Cairns, Far North Queensland.
OMBRA is the building company’s first display home, and Koru is incredibly proud to have won the Display Home over $800,000 award at the Master Builders Queensland Awards as well as the House of the Year categories at this year’s Far North Queensland Housing & Construction Awards.
The brief for OMBRA (meaning “shadow” or “shade”) was to create a contemporary home with the feel of sanctuary. Koru wanted those visiting OMBRA to exhale upon entry. OMBRA had to feel cool but warm in spirit, with elements of light and shade reflecting the movement of the shadows cast by the surrounding trees throughout the day.
OMBRA is situated on a 1031m2 block, selected for its privacy with no rear neighbours. Instead, the property enjoys the borrowed landscape from the council reserve that envelopes two sides of the home.
As a Koru Building Contractors’ display home, OMBRA provided an opportunity to
experiment with products not often used in Far North Queensland, such as off-form concrete (OFC) and modern metal cladding systems. The brief included such things as a connection between the outdoors and indoors, curved walls, a round Plungie Australia pool, high ceilings, rooftop planter boxes, and low maintenance exterior finishes.
Koru’s in-house interior design studio, Studio K Interior Design, was responsible for the selection of all the interior materials, fittings and finishes
as well as the cabinetry design, electrical plan and interior styling. This integration meant the design and construction teams could work collaboratively throughout the build.
OMBRA features three bedrooms, two bathrooms, media room, living/dining room, dry bar, kitchen, butler’s pantry, al fresco kitchen, patio, Plungie pool, office and laundry. OMBRA’s self-contained studio features a bedroom, dining, kitchenette, laundrette, ensuite and outdoor courtyard.

Kyson has demonstrated these values throughout their longstanding partnership with Guzman Y Gomez. The Mexican food franchise have been so impressed, they invited Kyson to build their new Cleveland venue.
This exciting project has led to the Kyson team securing their first award, Retail Facilities up to $5 million, at the Brisbane Awards, and taking out the same award category in the Master Builders Queensland Awards. The win is sure to motivate the Kyson team to keep growing and striving for excellence in quality and service.
Remarkably, the project was delivered approximately three weeks ahead of schedule, showcasing the commitment to efficiency and excellence. Within a mere four months, Kyson completed a full ground-up construction and
fit out. This allowed the store to be opened to the public just days after handover.
Kyson Commercial are proud that the project was delivered ahead of schedule, defect-free, and within the allocated budget.
Notably, Kyson transformed an existing building by featuring a unique drive-through that seamlessly travels through the existing structure. This drivethrough is equipped with state-of-the-art CO2 extraction fans to mitigate potential emissions buildup during wait times. Additionally, the drive-through lighting incorporates UV sensors, ensuring a smooth transition for customers’ eyes from outside to inside.

After years of delivering many Guzman Y Gomez restaurants throughout QLD, Kyson were pleased to create the largest restaurant location yet, with the addition of a training facility for staff. Once an IGA tenancy, now an impressive and expansive eatery, the project was led by hands-on Director, Brendan Dales. With Kyson Commerical, anything is possible.
structural upgrades. The team successfully engineered the drive-through and installed new concrete levels as needed, while also undertaking the extensive mechanical, hydraulic, and electrical work to ensure the restaurant’s cuttingedge facility was second to none.
The location's proximity to neighbouring tenancies presented logistical hurdles. To minimise disruptions, Kyson Commercial had to close adjacent businesses temporarily, compensating them for potential sales losses. The Kyson team then committed to round-theclock efforts covering shifts over a 24-hour period to further mitigate any potential cost escalations to the client and the further impact on neighbouring tenancies.

The 5-level vertical expansion was crafted above the live emergency and paediatric departments with no disruption, while several other departments including the kitchen were refurbished in existing buildings. The panel also commended the team’s seamless integration of hi-tech services for patient care, and pivoting to complete works on time during COVID-19, and a flooding event.

Ben and Sarah, enamoured with the classic charm of their 1950s home, embarked on a significant renovation rather than moving.
Their vision included doubling the home’s size to accommodate their growing family and wish list items. They prioritised incorporating modern amenities while preserving original character features like bay windows and traditional cladding.
They entrusted Brenden, recommended for his attention to detail, with the project. Throughout the 11-month build, they appreciated the proactive problem-solving and expertise of the team. Renting nearby, they were hands-on during the transformation, ensuring the home met their expectations.
The upstairs living area was reconfigured, featuring exposed timber beams and European Oak flooring for warmth. A sleek fireplace and
custom joinery provided ample storage, while ducted AC and decorative rafters enhanced comfort and aesthetic appeal.
The entrance was transformed into a stylish foyer with a skylight and integrated bench seat for practicality. A European Oak staircase provided internal access, with the space below utilised as a wine store.
The front façade maintained its original charm, enhanced with textural materials, wrought iron accents, and a traditional-style fence. The front porch was enlarged with travertine tiling and a pergola, inviting greenery to soften the space.

oriented to capture panoramic views and evening sunsets. An adjacent pool and alfresco area, designed for entertainment and relaxation, featured a stone wall for privacy and European-inspired textures.
The lower living area, with its modern aesthetic and stone flooring, seamlessly connected to the alfresco space. While upstairs exuded classic charm, downstairs offered a contemporary retreat with squareset ceilings and a stylish wine store.
Ben and Sarah successfully transformed their beloved home into a modern haven while honouring its timeless appeal. From the enhanced living spaces to the outdoor oasis, every detail was meticulously planned and executed, resulting in a future-proof home they adore.

The renovation and extension project involved a comprehensive overhaul of both internal and external spaces, aiming to seamlessly integrate modern amenities while preserving the heritage of the original Queenslander home. The scope included a new front driveway, carport, and decorative front fence. On the upper level, the layout was reconfigured to enhance flow, with a new kitchen area, renovated bathrooms, and additional internal walls. Below, new bedrooms with walk-in robes, a shared bathroom, gym, storage room, laundry/multipurpose room, and living room were created, connected to an extended deck and entertaining area.
The design approach prioritised a balance between modern functionality and homage
to the home’s heritage. The clients provided clear direction on finishes, favouring bold stone benchtops, dark joinery colours, feature tapware, and timbers while aiming for a clean and minimalistic palette.
For the kitchen, the aim was to open the space and create a central hub conducive to both cooking and entertaining. High ceilings were accentuated, and materials were chosen to reflect a raw, minimal palette, including spotted gum timbers, brass fixtures, Japanese-style glazed tiles, and a large format porcelain slab for the benchtop. In the bathrooms, bespoke vanities and mirrored cabinets were designed to reflect the joinery language of the house. Stone benchtops, timber-look laminates, terrazzo floor tiles, and white stacked wall tiles were used, complemented by solid spotted gum shelving and brushed brass fittings.
The bar area, doubling as an entertainment space and concealed laundry, was designed with a darker colour palette and varied lighting settings to create an intimate atmosphere. Solid spotted gum was used for the benchtop, extending seamlessly to the outdoor bar bench, while dark tones, brass fittings, and a KitKat-style tile splashback reflected the kitchen design.
Throughout the project, a holistic palette was maintained to offer a calm rhythm to the interiors, with materials chosen for their durability, practicality, and ability to elevate the design. The integration of natural textures, such as timber and stone, served to enhance the connection between the interior and exterior spaces. The meticulous attention to detail ensured a cohesive and stylish outcome across all areas of the renovation and extension.

Recently, RYCON embarked on a home renovation project valued over $2 million. Within months, a stunning renovation to a Queenslander located on the banks of the Brisbane River in Dutton Park was completed. Attention to detail ensured the blending of the building’s classic allure with new and contemporary comforts.
It was a challenging build on a steep riverfront block, comprising of a partial demolition and full renovation of a three-storey Queenslander built in the 1920s. However, the hard work was worth it as RYCON Constructions brought home an array of awards from the Brisbane and Queensland Master Builders Awards.
RYCON added a new kitchen and living areas, along with a terraced patio leading to a spa and curved wet edge swimming pool.
Demolition started with the arrival of a fivetonne excavator via a barge on the Brisbane River. With little to no side access on site, excavated rubble had to be removed by lifting 3m2 skip bins from the rear of the block, over the house to street level, then unload into 10m3 tip trucks. accomplish this safely along with two dogmen. The renovation was fitted out with the finest finishes and fixtures, many of which were imported from overseas. The kitchen showcases smooth, modern finishes harmoniously contrasting with the classic VJ panelling, a hallmark of quintessential Queensland architecture. Stunning floorto-ceiling windows framed with a cathedral timber ceiling elevate the outlook from the heart of the home, letting in the natural light.
The client wanted clean lines and ample storage throughout their home renovation. Warm wood tones and zero handles in the large walk-in wardrobe were one way of achieving this.
A frameless glass balustrade makes for unobstructed river and mountain views while adding a touch of modern elegance to the outside spaces. This is complemented by a satin blackbutt wood feature ceiling on the deck.
The owners also enjoy gorgeous views towards the river from an impressive infinity pool which
seamlessly becomes one with its environment. Adding a curve heightens the sense of fluidity and complements the natural surroundings.
A remarkable new life has been breathed into this old Brisbane beauty, blending the original features with modern finishes. This renovation is home to a family of five, who were keen to retain the Queenslander charm at street level while enjoying the best of modern style and convenience over three expansive levels.
Although RYCON do love building luxury homes, there is a deep appreciation for renovating homes and revealing their true potential.
This project was perfect for RYCON as they specialise in the renovation of traditional Queenslanders as well as the development of modern Queenslander homes.
They recognise that the quintessential Queenslander house, although beautiful and distinctive, may need a little help to be brought into the 21st century to create a practical living space while adding value to the home.
Some construction companies walk away after the project is over, but not RYCON.
On completion of all projects, RYCON Constructions presents each client with a fully detailed portfolio of all the relevant building approvals, inspection certificates, certification, and warranties, along with a CD or USB containing progressive photos of the project construction from start to finish.

This project marks significant milestones for both StoreLocal and construction partner Total Construction (TOTAL). The construction of StoreLocal Berrinba is their first collaboration and has received the Master Builders Queensland award for Commercial/Industrial Building from $15 million up to $30 million.
Conveniently located close to Logan Motorway along the rapidly expanding Brisbane to Gold Coast corridor, StoreLocal Berrinba is nestled within a vibrant community centre among fast food outlets, a carwash, childcare centre, and swimming school services.
TOTAL’s dedicated design and delivery team collaborated closely during the preconstruction design phase with StoreLocal to shape the project and align their shared visions of success. This collaborative approach resulted in optimising the floor space utilisation, expanding the net lettable area and increasing the storage unit capacity, whilst maintaining the building’s functionality and aesthetics.
Leveraging TOTAL’s extensive self-storage expertise from the outset, StoreLocal Berrinba boasts a well-proportioned and efficient design, where self-storage space was maximised without compromising
functionality or accessibility, providing an outstanding customer experience.
StoreLocal Berrinba spans over four levels, encompassing a gross floor area of 14,377m2 With a net lettable area of 9,499m2, the facility achieves a 66 per cent space utilisation rate, maximising its storage capacity. Equipped with two goods and passenger lifts for convenient movement of belongings, the facility caters to diverse customer needs with features including co-working space, ideal for entrepreneurs or remote workers seeking a flexible work environment; a customer selfservice area with an interactive kiosk; and spacious units specifically designed to meet the needs of tradespeople, accommodating larger equipment and materials.

This $77 million complex project was delivered over 23 months, overcoming unique challenges such as the COVID-19 pandemic, labour shortages, material scarcity, and the 2022 Brisbane floods.

hundreds of new jobs for the local community. The recognition received underscores Wiley’s expertise, dedication, and innovation in creating cutting-edge meat processing facilities.

Inspirational builder and interior designer Claire Perham from Axiom Construction Group has won the HBA Legal Women in Building Award in both the Brisbane and Queensland Awards. Claire, her husband Jay, and the Axiom team also celebrated winning the Home Renovation Project from $450,000 up to $600,000 in both the Brisbane and Queensland Awards for their flawless renovation, Avalon, at Gordon Park.
With almost 20 years in the construction industry, Claire is a strong and passionate voice in a male-dominated industry. Her mantra of being the change she wants to see in the world has catapulted her into the successful position she is in today.
Following her father around building sites as a young person instilled a passion inside her that was realised in her own career in construction. From starting in admin and bookkeeping roles to now being a licensed builder and general manager of her own construction company, Claire has gone from strength to strength in her career.
Her Diploma in Interior Design along with
her builder’s licence has allowed Claire to be able to take the reins of each project she undertakes. Being part of the planning process provides Claire time to build the project in her mind so when it comes to breaking ground, she knows it inside and out. This process consistently ensures a seamless and harmonious building experience.
Claire has a strong belief that women should be more visible onsite and in leadership roles. She encourages other women through mentoring programs, public speaking events, podcasts, and industry events to stand up and be counted.

Victorian Ash timber stairs lead to a master bedroom bathed in natural light, with a timeless ensuite featuring Japanese mosaic tiles and a Velux skylight.
The renovation excels in indoor-outdoor integration, with expansive windows and a custom brick pizza oven in the outdoor area. Handmade Italian terracotta tiles and a canopy provides shade, with smooth roofing panels.
The project’s second phase involved rebuilding the garage to blend with the natural terrain and preserve the original character using repurposed bricks. A new timber fence atop the original brick wall enhances the property’s aesthetic.
Facing challenges such as sloped terrain and restricted access, the project required careful planning and teamwork. The preservation of a nearby Jacaranda tree, involving arborist expertise, was a key accomplishment.
Standing proudly on the high side of a hill, this renovation exemplifies the successful fusion of modern luxury with natural beauty, reflecting a vision realised through collaboration, craftmanship, and commitment to quality.

Castlebar Constructions attended the Master Builders Queensland Housing & Construction Awards in the Brisbane Exhibition Centre as finalists for their recent project, Iron Bark Manor. Despite not taking the award home, they received immense support from their local community and construction peers. They will undoubtedly return next year with another
breathtaking renovation.
The project Iron Bark Manor was nominated in the renovation category. The home demonstrated beautiful craftmanship through a range of features. The house included a handcut roof, handmade stairs, herringbone floors, a fireplace, and native hardwood posts.
The project was meticulously planned with every detail carefully thought out from the
intricate cornices to the elegant lighting. The combination of traditional old-world charm and contemporary design blend seamlessly to create a truly unique and inviting space.
The solid iron bark posts stand tall and proud, a testament to the quality of workmanship dedicated to this renovation. It’s clear no expense has been spared in transforming this house into a stunning example of Art Deco melding with modern luxury.
Collaborative construction
Owner/director of Saltash Homes, Brett Fowler, has been a keen student of the building and construction industry ever since starting his carpentry apprenticeship down in Tasmania at the fresh age of 16.
With over 20 years’ experience, he has developed his skills and knowledge at every opportunity. This came through trial and error in the early days, which Brett believes is the best way to learn. Over the past few years, Brett’s development and learning has come by surrounding himself with experienced, likeminded peers, mentors, and coaches.
Since starting Saltash Homes in 2018, Brett says he has been lucky enough to work with some amazing tradespeople, designers, consultants, and homeowners to deliver some incredible family homes.
“It’s been a great honour to be awarded the Brisbane Master Builders Rising Star Award for 2024,” he said.
“It’s also a great reward for constantly striving to provide our clients the best experience possible.”
Brett believes that a big contributor to Saltash Homes’ success in recent years is its PAC
Process (Paid as a Consultant) Preliminary Process. This is a collaborative process in which the homeowners engage Saltash Homes as their building consultant throughout the design phase.
Brett works collaboratively with the designer, homeowners, and other consultants. Within the program he provides advice on buildability and cost, throughout each stage of the design process. This allows the designer and homeowners to make informed decisions at each step, enabling Saltash Homes to truly design to clients’ desired project spend.
The time spent with clients throughout the PAC Process fosters great working relationships long before they go to contract and work commences onsite. This makes for an enjoyable building experience for all involved.

A site to behold
Wuersching Industries Building was honoured to take out the Downs and Western Master Builders award for Best Use of Sloping Sites with its entry TAUGOULD.
TAUGOULD represented a lifelong dream for owners John and Kathy. Twelve years ago, they started the design process with initial sketches from Wade Eiser of Aspect Architects. Coming up with a design that was both practical and financially viable was challenging, given the steepness and location of the site.
A 25 per cent site slope gradient proved the perfect opportunity for the Wuersching Industries team to showcase its exceptional level of quality and attention to detail on a difficult and challenging site. Access to the site was very limited, and moving heavy machinery, materials and trades in and out of the site required extremely detailed and organised planning.
With a stunning design and clear criteria, Wuersching Industries Building commenced the build. Work progressed from the top of the slope, with extensive retaining walls, a top-level slab and driveway that would provide access to the remainder of the site.
As the very first footings were dug, it was evident that rock was going to be a huge issue. Almost every rock dug out was reused to shape the landscaping. The next challenge was the weather. Over an eight-month period, rain stalled the project numerous times and caused significant delays.
The next major challenge was the recycled timber floor. Hours of patient craftsmanship revealed the hidden beauty of this old wood. The centrepiece of the home is the stunning fireplace ‘monolith’, which separates the living
area from the dining and kitchen spaces. It provides practical heating during winter, a recessed television space for the living area, and natural timber mantel pieces to complete the look.

Despite tight site constraints and the build being completed during term time, our judges praised the Bryant team for expertly managing challenges with careful planning and efficient execution, seamlessly integrating old and new.

Nestled amid lush landscapes, Vastu on Oak epitomises precision engineering and craftsmanship. The Orr Made team collaborated with expert consultants from India and New Zealand to ensure adherence to Vastu guidelines, while maintaining structural integrity and precision in realising every detail. Our judges lauded the craftsmanship displayed on what was a complex build with specific principles, including sculpting the soil to slope in a specific way, and strategically routing services in particular zones, delivering a first for Far North Queensland.

Unlike the origin story of most businesses, Orr Made began as a love story.
Matt and Rhiannon’s journey intertwined when they met through mutual friends. Matt, a qualified carpenter was on the cusp of embarking on a three-and-a-half-year adventure in London, while Rhiannon had just graduated from interior design school. Despite the distance, they stayed connected, and fate finally brought them together for their first official date on the very day Matt returned home to Melbourne. Their passion for adventure, property, and aligned ambitions cultivated their deep bond.
Over the years, while Matt and Rhiannon pursued their individual paths in the design and building industries, they never lost sight of their shared aspirations. Immersed in their respective roles at leading companies, they continued to refine their skills and deepen their expertise.
With their profound appreciation for considered design and impeccable craftsmanship, they often found themselves deep in late-night conversations over glasses of red wine, weaving dreams of collaboration. Fast forward seven years, filled with globe-trotting escapades,
personal renovation successes, and the joy of welcoming their first child into the world, their inaugural project materialised when friends approached them to collaborate on their Donvale property. And thus, Orr Made (formally Design Orr Build) was born.
Nestled amidst the lush landscapes of Far North Queensland, Vastu on Oak stands as a testament to precision engineering and collaborative craftsmanship. Constructed by Orr Made, this remarkable project transcends conventional architectural paradigms, embodying the ancient principles of Vastu architecture while showcasing the pinnacle of modern construction techniques. So impressive was this project that it won Orr Made the prestigious Master Builders Queensland BUSSQ Building Super President’s Award.
The construction of Vastu on Oak was characterised by an unwavering commitment to precision. Every aspect of the build, from the foundational groundwork to the finishing touches, was executed with meticulous attention to detail. Achieving 2mm tolerances in overall heights within each room and from the finished floor level to the top of the second-storey roof
structure required unparalleled precision and expertise. Similarly, ensuring consistent wall thicknesses of 120mm throughout the dwelling demanded exacting standards and rigorous quality control measures.
The construction team faced many technical challenges, each requiring innovative solutions and a collaborative approach. From sculpting the soil to slope gently from west to east, in accordance with Vastu principles, to strategically routing services within specific quadrants of the property, every obstacle was met with ingenuity and expertise. Furthermore, the orientation of doors and entrances exclusively towards the east and north posed logistical complexities that were adeptly navigated, ensuring adherence to Vastu guidelines while maintaining structural integrity.
The successful construction of Vastu on Oak was a testament to the power of collaboration. Orr Made partnered with Vastu consultants from India and New Zealand, whose invaluable insights and expertise informed every stage of the construction process. Additionally, the collaboration with Lisa from Urban Abode as the building designer ensured
seamless integration of architectural vision with structural practicality. The dedication and skill of local tradespeople and suppliers further contributed to the project’s success, underscoring the importance of teamwork in achieving ambitious construction goals.
In overcoming the myriad of challenges posed by the project, Vastu on Oak emerges not only as a physical structure but as a testament to human ingenuity and perseverance. The precision achieved in construction, coupled with the seamless integration of Vastu principles, elevates the dwelling beyond mere architecture to a manifestation of cosmic harmony in built form. Through collaborative efforts and unwavering dedication, Orr Made has played its part in redefining the boundaries of construction excellence among the cohort of high-quality builders in Far North Queensland.

Vastu on Oak
Renovation of the century
Natalie and Wayne bought their property at Innisfail in late 2021 with plans to update only the downstairs laundry. However, after consulting with Cane Cutter Construction, their vision expanded to a major renovation of their nearly 100-year-old Queenslander. The renovation aimed for an open-plan design with striking windows and glass doors throughout. Key renovations included removing loadbearing walls in the living, dining, kitchen, and study areas; stripping ceiling linings from these areas and some hallways; relocating the internal staircase; closing doorways in the fourth bedroom and living room; adding a butler’s pantry, a mudroom, kitchenette, front entry downstairs, and an external storage room; revamping the existing timber floors; installing feature wooden panels around the internal staircase; extending the main bedroom’s built-ins; and, of course, renovating the laundry—the original renovation plan.
Cane Cutter Construction worked with a structural engineer to design and remove load-bearing walls. Removal stage saw the team remove ceiling and wall linings, install acro
props to support the ceiling, and cut holes for the new staircase.
Installation stage saw the installation of large beams spanning up to 8.2m and weighing up to 500kg, which had to be lifted into the house using a crane. New steel posts concealed within wall frames supported these beams, and a new ceiling frame created a flat bulkhead over the kitchen, adjusting the ceiling height while meeting regulations. Handcrafted slat
work and balustrades were installed around the new internal staircase designed and fitted by Cane Cutter Construction.
This beautiful and carefully executed renovation has brought this century-old Queenslander back to life, providing open-plan living and loads of natural light.

Bringing dream homes to life
In Cairns and the surrounding North Queensland areas, choosing the right building company is crucial for a family’s dream home. The Seaside Residence project highlights the exceptional service offered by Makaira Homes, showcasing how they tackle challenges head-on. Through their hard work and dedication, the project was rewarded with the Master Builders Queensland award for Individual Home from $550,000 up to $700,000.
From the beginning, Makaira faced the unique situation of working on an irregularly shaped corner block. Close collaboration with the owners, architects, certifiers, and local council was essential to create a layout that met the owners’ desires while adhering to siting regulations. This corner location posed logistical challenges during construction, requiring meticulous planning for deliveries, concrete pumps, cranes, and storage.
To optimise the build, the pool shell was installed first, ensuring access for future construction. The design features, such as a stunning breeze block wall and a recessed
entry with an oversized door, enhance the home’s street appeal.
Structurally, the residence includes varying height block walls, a soaring raked ceiling in the kitchen and living areas, and a skillion roof with multiple pitches. A block parapet wall at the front and a separate pool bar structure integrate seamlessly with the overall design.
A standout aspect of the build was the polished concrete flooring—Makaira’s first experience with this material. Challenges were navigated in achieving a uniform pour and protecting the surface until final handover.
The finishing touches included fully tiled bathrooms, a kitchen complete with a butler’s
pantry, striking timber barn doors, and square-set ceilings. The timber-framed curved wall at the entry added a unique architectural flair, despite the complexities involved in its construction. With a bright white interior complemented by sleek black fixtures and feature wallpaper, this home exudes modern elegance.

A beacon for modern construction, PALA has been designed and built to realise the aim of delivering technologies and standards of finish not often manifested in its surrounds. Behind its spectacular curved façade, the home is centered around the chef’s kitchen with a jaw-dropping 12m void that draws down the natural light throughout the living spaces. Havendeen were applauded by our judges for the perfect execution of the build, from the basement through to the third-storey rooftop terrace.

Perched on one of the most iconic locations on ‘D-Bar Hill’, Awaken Residences for S&S Projects is breathtaking. Boasting eight-full floor, three-bedroom apartments, and a grand two-level full-floor penthouse, McNab has delivered a luxurious residence. The curved design presented notable challenges for conventional formwork techniques, but the team’s expert construction approaches enabled them to deliver a flawless product, inside and out. Incorporating the fine dining Pipi Restaurant and Awaken Café managed by the Gambaro family, Awaken sets the standard.
BUSSQ BUILDING SUPER PRESIDENT’S AWARD DB BUILD FOR LA FRANCE
Nestled in the prime north-east corner of Mermaid Waters, La France is nothing short of masterpiece. The perfect symphony of Caribbean-Colonial design, this home is testament to the client engaging with DB Build before the dirt was turned. The subtle blue shutters elevate the white exterior, while inside, the curved American Oak staircase, temperature-controlled red wine cellar, and showstopping kitchen are among the perfectly executed features that wowed our judges. DB Build are to be commended for their exquisite craftsmanship.

The Havendeen Group has emerged as an ambitious and driven powerhouse in the Queensland construction industry.
With two key divisions, Havendeen Roofing and Havendeen Projects, the Gold Coast-based company has established itself as a leader in residential and commercial construction.
Havendeen Projects took out the prestigious Colorbond House of the Year Award and the Individual Home in the $5 million to $10 million in the Queensland Awards. They also garnered significant recognition in the Gold Coast Awards, winning multiple accolades including House of the Year, TAFE Qld Gold Coast Apprentice of the Year, Best Residential Kitchen, Best Residential Pool, and Best Individual Home in the $5 million to $10 million range for their residential project PALA.
Built with longevity in mind, PALA has an underground basement, three suspended post tensioned concrete slabs and vertical elements, including precast panels as well as expressed steel elements. The use of precast panels is not common in single dwelling residential builds and was a challenging aspect of the project. With 22 panel installations in total, meticulous planning with all parties and stakeholders involved ensured the installation went smoothly.
Council flood storage requirements were utilised to their advantage building a suspended structure and adding additional lawn whilst providing secure storage, a total gain of 175m2 of usable land. An innovative steel retaining edge detail was created for the water facing block work creating a lawn-only edge to water view—the infinity lawn.
Taking home the coveted Apprentice of the Year award was Havendeen employee, Ned Foley. Ned is viewed as a valuable team member to the Havendeen Projects site team. Growing up on a property west of Tamworth, hands on machinery, farm labour along with good work ethic and attitude are engrained in his skillset.
“Advice I was given when starting my apprenticeship is, if you are not 10 minutes early, you’re late,” he says.
The success at the recent Master Builders Awards is a result of years of hard work and a commitment to building a robust and capable team that delivers to the highest quality and coordination on all projects. While Havendeen Roofing was established over 25 years ago, it was in 2010 that the company was

5Point Projects embraced the challenge of showcasing opulence on an expansive
scale. Every detail was meticulously planned and executed, ensuring finishes resonated with sophistication. The project features a corkscrew basement for car parking, built well below sea level utilising specialised watertight techniques to safeguard valuable vehicles against sea water ingress and leaks. 5Point Projects undertook several workshops with its retention and waterproofing contractors to ensure they delivered this feature to the highest possible standards.
With OMNIA integrating with the Gold Coast City Council’s Oceanway works, 5Point Projects liaised closely with council to build the pedestrian walkway, which was constructed over the project’s seawall. After many meetings, it was decided that 5Point Projects would carry out the construction of this section of the Oceanway on behalf of the council.
In delivering this special project, the 5Point Projects team sourced top-quality materials from Europe, creating a beautiful selection of finishes that tie the entire development together. This, paired with the quality
workmanship and attention to detail by the trade professionals selected, meant OMNIA exceeded the luxury standard expected by 5Point Projects’ client and the buyers.
“OMNIA construction commenced in July 2021, which turned out to be one of the most challenging times for the construction industry,” 5Point Projects’ client, Glenn Ryan, explains.
“COVID-19 rocked the world and brought with it long and expensive delays in the supply of materials and trades. 5Point managed to hold on while other building companies were folding, and the result is a building we are incredibly proud of.
“My wife and I held the penthouse as our residence and, as specified, a wide range of high-end finishes and features have been included. The development was delivered beautifully and, in our opinion, would be comparable to the best real estate in its category on the Gold Coast.

Nestled in the breathtaking landscape of Airlie Beach, Saltair Modular has crafted a set of five exquisite rainforest-inspired bungalows that embody the perfect marriage of innovation, functionality, and sustainable design. These bungalows, based on modified versions of Saltair’s Keppel 111 and Keppel 112 standard designs, stand as a testament to the company’s commitment to excellence, overcoming numerous challenges to create a remarkable residential retreat that seamlessly integrates with its natural surroundings. The beautiful bungalows took home the Judges Commendation for Innovation award this Master Builders award season.
The design process: balancing form and function
The design of these bungalows was no small feat. Each was meticulously crafted to balance form and function, reflecting the harmony of the surroundings. The modifications made to the standard designs were driven by the need to address the specific challenges posed by the site’s environment, particularly the stringent wind rating requirements inherent to the Airlie Beach area. These wind ratings are crucial in a region prone to tropical cyclones, where building structures must be robust enough to withstand extreme weather conditions.
To meet these requirements, Saltair Modular employed advanced engineering techniques and high-quality materials, ensuring each bungalow complied the necessary standards.

The orientation and layout of each bungalow was carefully planned to optimise natural light and cross-ventilation. The landscaping efforts were guided by a commitment to preserving the integrity of the natural environment. Native plants were selected to enhance the visual appeal while supporting local wildlife and maintaining the ecological balance of the area.

Each bungalow is a showcase of innovative design features that have been tailored to maximise functionality and comfort. The open-plan living areas are designed to seamlessly transition to private outdoor spaces, creating a fluid connection between the indoors and outdoors. This design approach not only enhances the living experience but also contributes to the overall sustainability of the bungalows by promoting natural ventilation and reducing the need for artificial heating and cooling.
Overcoming distance challenges: a commitment to excellence
One of the most significant challenges of this project was the more than 1,000km distance between Saltair’s factory and the site in Airlie Beach. This distance added a layer of complexity to the logistics of the project, demanding careful planning and execution to ensure timely and efficient delivery of the modular components. Despite these
challenges, Saltair’s team demonstrated exemplary expertise and ingenuity, ensuring that each bungalow was constructed to the highest standards of quality and durability.
The clients played an integral role in the success of the project by taking advantage of Saltair’s Factory Complete package. This package allowed the clients to facilitate the local works required for the project, ensuring that the final touches were executed to perfection. The clients also added their own special touches to the bungalows and landscaping, further enhancing the overall appeal and making the bungalows a truly unique and outstanding residential retreat.

An essential element in this transformation was the use of DecoClad, a non-combustible cladding material that significantly elevated both the aesthetic and durability of the Bona Vista home. Pairing aluminium’s proven strength and durability with a super durable powder coating DecoClad can be used horizontally for the traditional weatherboard look, gable ends and façades, or vertically as a contemporary feature.
The choice of Colorbond’s matt finish in enseam cladding also added a contemporary edge, with its subtle colour perfectly showcasing the ever-changing play of shadows and light throughout the day. This choice not only modernised the exterior but also contributed to the home’s overall aesthetic as well as providing easy maintenance.

Matthew Brady Projects was approached by the owners of Flavours of Vietnam to create a commercial fitout in a large space that would provide an immersive and memorable Vietnamese dining experience in the heart of Mackay. The design brief called for a space that was warm, inviting, and emphasised the authenticity of Vietnamese street food.
A builder’s dream, the construction process required stripping back the building to its bare bones exposing all of its secrets, and transforming it into something beautiful.
The resulting fitout seamlessly blends traditional Vietnamese elements with contemporary aesthetics, reflecting the rich heritage of the owners and accommodating the increased seating capacity of the new space.

The Eden Academy Mackay Day Care Centre in Rural View, Mackay was designed and constructed to create the perfect safe learning environment for the children who
will be attending the centre.
For the clients and WHF, ensuring energy efficiency and sustainability were key priorities for consideration during the construction and development process.
To ensure energy efficiency, the day care centre was designed with several features. These included the use of insulation materials to maintain comfortable indoor temperatures, natural ventilation systems to reduce reliance on air conditioning, and the installation of solar panels for renewable energy generation. The
five-star fixtures and fittings used throughout the centre further contribute to its energy efficiency by minimising water usage through low-flow toilets and tap aerators.
Sustainability was also prioritised through a careful selection of materials in relation to their environmental impact. Recycled materials were utilised where possible, reducing waste and minimising the carbon footprint of the project.
A commercial kitchen was designed with safety, efficiency, and compliance in mind, ensuring a place for nutritious meals and snacks to be created for the children in care.
Additionally, an external playground was included in the design to provide children with access to natural outdoor spaces for play and learning. Maintenance-free fixtures and fittings were chosen for their durability and longevity. These include materials such as stainless steel for door handles and taps, as well as low-maintenance flooring options like rubber or vinyl tiles. By investing in these robust sustainable materials upfront, ongoing maintenance costs are significantly reduced over the life cycle of the day care centre.

In the competitive world of luxury home construction, only a select few properties rise above the rest to achieve excellence in both design and functionality. This year, one remarkable home has captured the spotlight, earning prestigious accolades such as Best Residential Kitchen, Best Residential Swimming Pool, and Individual Home from $3 million up to $4 million in the Master Builders Awards.
Located in an idyllic setting, project Breakwater is a masterpiece of modern architecture. Its exterior is a striking blend of natural stone, wood, and glass, creating a façade that is both welcoming and visually capturing. The design harmonises with the surrounding landscapes of the marina, Castle Hill, and the city of Townsville. Large windows allow natural light to flood the interior while offering stunning views of the outdoor spaces and city around them.
Upon entering the home, visitors are greeted
by an expansive curved staircase with rendered micro-cement internal walls and natural American oak timber floors. High ceilings and clean lines give the interior a sense of grandeur, while the carefully chosen materials and finishes add warmth and sophistication. Each room has been thoughtfully designed to balance openness with intimacy, creating spaces that are both functional and inviting with ensuites to each.
At the centre of this exquisite home is the award-winning kitchen, a space that embodies the perfect blend of form and function. What sets this kitchen apart is its attention to detail. From energy-efficient appliances to smart technology that enhances convenience, every element has been chosen to create a kitchen that is both beautiful and functional. Beyond the interior, the home’s outdoor spaces are equally impressive, particularly the awardwinning pool area. The infinity pool features clean lines and a tranquil blue hue that invites
relaxation heated at 30° C for all year-round. Surrounding the pool is a private boardwalk and boat ramp. The pool area seamlessly extends the living space outdoors, making it the perfect setting for both relaxation and entertaining. Rising to the challenge
Wilkinson Homes strives to capture the principles of quality customer service. The team always endeavours the job is done right the first time, every time. The Director/ Manager/Supervisor, John Wilkinson is wellknown for combining functionality, beauty, and style in every home. His skill, along with his team’s were proven with a win at the Master Builders Awards. Wilkinson Homes won the Home Renovation Project from $600,000 up to $750,000 for their Can’t build out, let’s go UP!! project and were an entrant in Home Renovation Project from $300,000 up to $450,000 for their Room to Grow in Kelso project.
Working on the Can’t build out, let’s go UP!! project presented many challenges during the construction journey. A key challenge was building on top of the existing home whilst allowing the homeowners to occupy the lower area for all but five weeks of the construction period (from September 2023 to February 2024).
96 per cent of the roof was removed for a period to install the heavy steel bearers that support the engineered joists, timber wall frames, and flooring. Careful planning and measurements for the manufacture of the roof trusses and BHP Colorbond roofing iron and other building components were paramount to make everything fit and cyclone-proof.
A new centrepiece stairwell with Australian spotted gum hardwood adorns the centre of the existing downstairs living room. The spotted gum hardwood complements the existing flooring and new flooring. The stairs lead up to three new bedrooms, two bathrooms, and an upper entertaining room. The sliding glass door in the upper entertaining room and the sundown balcony, provides views of the lakes, nature, and wildlife.
To utilise additional space, a storage area was added which provides access to the roof space for any required future maintenance access.
A key challenge was building on top of the existing home whilst allowing the homeowners to occupy the home for all but five weeks of the construction period
The inclusion of a laundry chute between the two bathrooms ensure that the dirty clothes go downstairs for easy laundry access. Alterations were also made to the downstairs bathroom and a new butler’s pantry and kitchen was installed.
The completion of this intricate renovation demonstrated that with adequate planning, time, and resources, and using a dedicated and experienced builder, building upwards instead of outwards can welcome fantastic results.

collaborating with the clients and futureplanning, the open entry to the house allows for future planting of greenery and a ‘Bali’ garden on the outside as part of the landscaping.
Fresh open air is paramount in the home with cool breezes blowing through the many louvre windows throughout and the huge six-metre-wide entertainer glass door. Stepping outside, this door leads to a spacious patio. This renovation offers the ideal extension for a large family which doubles as a parent’s retreat from the children.

Lorient by Mosaic stands as a pinnacle of exclusive multiresidential living along the stunning Maroochy River. Residents and guests are met by a grand entrance, the suite of generous amenities befitting its ultra-boutique scale. The design sets itself apart from standard developments through impeccable craftsmanship. Innovative materials such as bronze double-glazed glass with custom champagne frames were carefully selected to marry aesthetics with energy efficiency, achieving an outstanding ESD score of 6.5 stars.

Situated on the canal in Pelican Waters, the luxurious Bells Residence was designed with low maintenance waterfront living in mind, reflected in the materials selected. Aluminium knot wood battens form the striking front façade, creating a seamless and private entrance leading into living zones and an atrium boasting fullheight glass panels, while rendered walls deliver texture and style throughout. A seamless process
The project was executed as a full designand-construct venture, requiring seamless coordination with the ongoing civil and car park works contracted separately by the client, Sunshine Coast Airport. The challenge was not merely in the construction itself but in synchronising every aspect of the project with the various entities involved. Despite these challenges, the team rose to the occasion, ensuring a smooth and efficient construction process from start to finish. The unique demands of this project required the team to think creatively and collaborate closely with the airport’s management team. This close partnership allowed them to anticipate potential issues and develop solutions in real-time, preventing delays and ensuring that the project stayed on track.
Beating the clock
Time was of the essence for the client, who needed the facility to be operational before the school holiday period. The project was delivered ahead of the client’s target, a testament to Saltair Modular’s dedication.

A unified effort
Throughout the design and construction phases, the proactive and collaborative approach fostered an excellent relationship with the client and all involved parties. Saltair Modular says they commend the client for their exceptional coordination efforts, particularly in liaising with the eight different car hire company tenants who would be utilising the building.
Additionally, the effective site coordination between Saltair Modular and the separate civil
contractor played a pivotal role in the project’s success. Ongoing collaboration with the airport’s technical, maintenance, and operational staff was essential to ensure the project proceeded smoothly within the operational constraints of the airport environment.
Innovative solutions
The compressed construction timeframes and site constraints posed by parallel civil works necessitated an innovative approach to project delivery. To meet these challenges, Saltair Modular devised a modular delivery method that allowed for rapid assembly onsite. Two oversized 96m² modules were transported from their Coolum production facility to the airport under a carefully planned police escort during curfew hours. This strategy not only accelerated construction but also minimised disruption to airport operations, as it allowed a key airport thoroughfare to reopen by 5am.
Delivering these oversized modules during curfew hours required meticulous planning and coordination. The complexity of the project was further heightened by the need to address the unique requirements of the eight different car hire companies. Designing custom workspaces, managing extensive data and communications infrastructure, and ensuring compliance with all regulatory standards added layers of complexity that the team navigated with precision.

The judges named Palm Lake Resort Pelican Waters’ Cimarron display residence the best in its category (Display Home over $800,000) and the renovation of Pelican Waters Golf Club was named Best Commercial Refurbishment/ Renovation project from $15 million up to $30 million. The two projects sit side-by-side in this coveted Sunshine Coast suburb.
Palm Lake Resort Pelican Waters takes its style cues from the exclusive, internationally renowned holiday haven of Palm Springs; the aesthetic is obvious from the street as
you approach the award-winning two-storey Cimarron display residence.
Externally, Cimarron’s distinctive flat roofline is perfectly complemented by unexpected, curved walls and a circular porthole feature. The story of this façade is one of rich contrasting textures. Rendered Hebel finished in crisp, bright white paint contrasts against the warmth of the Knotwood timber-look metal cladding and its vertical lines en masse, as well as accents of dry stacked natural stone cladding.
Beyond the majestic Cimarron’s front door, your eye is drawn up the graceful, curved lines of the impressive staircase. Positioned to capitalise on the grandeur of this space, the stairwell is bathed in even more inviting natural light. This staircase might be functional, but more so a sculptural masterstroke.
Both inside and out, luxurious textural finishes have dominated the decision making in this three-bedroom (plus activity room), three-and-a-half-bathroom residence. From the sleek built-in woodgrain cabinetry to the custom terrazzo tiles that were specifically designed and manufactured for the Palm Lake Group, every surface of this residence effortlessly grabs your attention.
In fact, luxurious inclusions are abounded in the Cimarron. In the kitchen, you’ll find SMEG Dolce Stil Novo appliances, an integrated refrigerator and a custom-designed

The original building was completely gutted—bar the external walls and roof trusses—and extensively refitted. An impressive 1696m 2 extension was added to create a luxuriously grand 2820m 2 facility that now matches the prestige of the awardwinning Greg Norman-designed 18-hole championship golf course that it services.
The double awards win proves why Australia’s most savvy over-50s are choosing the exclusive and iconic Palm Lake Resort Pelican Waters address as their own.
Inspiring Hinterland home
Alternative Construction Projects is renowned for delivering custom-built homes with a focus on exceptional quality and transparent communication throughout the build process.
Ridgewood Downs in the Noosa Hinterland is a project that highlights the company’s expertise, earning it the trophy for Master Builders Queensland Home Renovation Project from $1 million up to $2 million.
Originally a 149m2 home, it has been expanded to 695m2, including a 546m2 extension. This project features three fireplaces adorned with over 50m2 of Jindera dry stone and more than six km of 136mm spotted gum decking and floorboards, all installed with meticulous care.
Access presented a significant challenge from the outset of the project. The long dirt driveway, characterised by a steep, tight bend, necessitated innovative solutions such as using two franna cranes working in tandem to position the trusses and craning roofing sheets from the roadside. Compliance with new Bushfire Attack Level regulations required substantial upgrades, including improvements to window screens and timber skirting around the deck.
Custom elements include repurposed farm timber transformed into a unique bench seat and hat shelf, herringbone decking patterns at changes in direction, and Queensland maple shelving with an integrated firewood
box around one of the fireplaces. To maintain aesthetics, two 5,000-gallon concrete tanks were cleverly concealed beneath the main deck. The existing house, which was 25mm out of level, required careful concealment within the decking subfloor and cladding. Preservation of a much-loved mature maple tree was ensured through vacuum pumping during excavation.
High-quality insulation was installed throughout, both new and retrofitted to the existing structure, providing comfortable temperatures year-round without mechanical cooling.
Despite the complexities, including a four-week acclimatisation period for the floorboards, the project was completed in just over nine months.
Alternative Construction Projects director and builder Todd Stolberg has amassed 17 years of construction experience over his career. Since founding Alternative Construction Projects in 2013, Todd has led a dedicated team focused on quality craftsmanship and clear communication, ensuring an enjoyable building experience.
Style set in stone
Situated on the beautiful banks of the Maroochydore River, Lorient by Mosaic is a shining example of Aspen Stone Construction’s award-winning stonework.
Within the luxurious multi-residential apartments, Aspen Stone Construction’s experienced stonemasons created a bespoke masterpiece across a number of areas throughout the building, including the two iconic curved stone walls.
The project presented a number of challenges. Aspen Stone Construction was commissioned to install the Grecian quartzite on the river revetment wall. In order for the stone to bond correctly, the team used appropriate mechanical preparation along with specially formulated materials to contend with the salt water. As the tide continually changed, they had to work with incredible efficiency to contend with the rise and falls using special fast-set adhesives.
Another major challenge was the scale of the work involved. With over 200m2 of stone installed, continuity of style and quality was absolutely paramount, particularly when it came to the two large stone curved walls. Aspen Stone Construction worked closely

with fellow trades including electricians and waterproofers in order to progress and achieve the desired finish.
Finally, the devil is always in the details, as the saying goes. The high level of detail in the stonework at Lorient required the individual shaping of stone by hammers to give it a natural, organic finish. No grinders were
used shaping the stone—only hammers and stonemasonry tools. Special care was needed when keypads and switches had to be mounted to the stone, as these selected stones had to be meticulously prepared and dressed.
Throughout the project, Aspen Stone Construction’s team of stonemasons executed each area with precision and flair.

Sjøhavn House is a family home with a true connection to the surrounding natural landscape. The simple, minimalist palette of materials and construction methods creates a sense of cohesiveness and naturality while strengthening the seamless connection between the internal and external spaces of this home. The open spaces of the home speak volumes, creating overall functionality and connection through the core living areas, while the use of landscaping and detailed screens lend seclusion and solitude to the more private areas of the home.
The use of raw and natural materials brings to life the predominantly concrete structure of the home by incorporating the use of textured Oregon pine timber to the off-form concrete walls, providing more intricate details and a sense of natural beauty.
Although initially appearing open and grand, the home also allows for privacy and retreat when necessary. The centralised double-height void creates a visual connection through the two-storey home, showcasing the connection to the ground plane that continues along to the river edge. Nonetheless, this primary, open internal void is surrounded by smaller, more intimate spaces above, allowing areas to retreat and find solitude.
The composition of glazing suites throughout the house draws light and life into the spaces. The grand, sliding pocket door creates simplicity and opens the entertaining area to reveal uninterrupted views of the Noosa River. This stunning project highlights the seamless connection between landscape and built form, creating a space that offers openness and privacy in equal measure.

through to the grey mirror fronts on the building, along with three internal lift fronts, the finishes were impeccable.
Shower screen panel placement was mindful to complement above skylights. The use of both silver and grey mirrors in the bathrooms, kitchens, and common areas show off the reflections of the waters and adjacent Mooloolaba Wharf Precinct. This beautiful idea can be credited to the owners and
designers’ innovative insights.
Winning this award is a testament to the entire Ultimate Shower Screen team and demonstrates their high level of finishes, design, and workmanship in all projects.

Despite the scale, our judges were impressed with the high-level finishes, including a custom-made curved staircase and bottle wall in the office foyer, and seamless integration of technology.
