Over the past few months,our panel of dedicated judges have physically attended each entrant’s property andmade athorough assessmentofeach entry against the strict Awards criteria list.

The judges aren’t looking for the cleanest home or the best interior design, their eagle eyes arehoned in on workmanship, degree of construction difficultly,external appeal, siting and aspect along with amenitiesand aesthetics.

After jam-packed weeks of reviewing entries, the judges returnedtoour North Queensland headquarters to deliberate.

Over aperiod of several days meeting together,they gradually begin to makeashortlist. After muchpassionate discussionand sometimes debate, one winner was selected for each category

The feedback from our judges has noted the high calibreofentrants; both those we’ve not seeninthe Awards beforeand those who continued their stellar work and made our judges’ job adifficult one.

Reeves Constructions House of the Year

ATRULYstunning residence in what may be oneof Queensland’s mostbeautiful locations: North Queensland’sHouse of the Year is adeserving recipient of 2019's top gong.

Created by Brisbane-based contractors Reeves Constructions, the North Ward property has become a stunning and uniquehome that served for practical day-to-day living in the tropical environment of Townsville.

David Reeves of ReevesConstructionssaid he and his team werehonouredtohave received recognition for the beautiful project, titled 'the Cleveland Residence.'

“Itwas very humbling actually,it’s apretty coveted award,” he said.

“We’ve been in business for 28 years but we’venever been able to achieve aHouseofthe Year award, so it’s quite an amazing experience.”

Mr Reeves particularly acknowledged the client who worked with the construction and design team to see

the finished productcome to life, who he described as “amazing.”

“They werefantastic,” Mr Reeves said.

“Everyone, the whole design team, it was just a dream job.”

Mr Reeves said the home presented many challenges throughout the design and construction phases.

“Ittook us 15 months from commencement on site,” he said.

“Wehad to do alot of preliminary work to strengthen the foundations, abit of geotechnical work on the part that faced The Strand,and had to build new retaining walls and rock anchors. It was quite asubstantial undertaking, it was about four months before we got startedonthe building.”

Mr Reeves acknowledged Arkhefield Architects, Ultimate Design Solutions, LCJEngineers, McClintock Engineering Group, Parker Hydraulics and interior designer BrookePascoe for their contribution to the multi-award-winning property

Home Renovation/ Remodelling Project over $1 million

WHILEthe ClevelandResidence’s new look is certainly its mostspectacular,itwas not the first timethe property had beenrenovated or altered since its construction

“Ithas probably had about three incarnations previously It was apre-warhome, but it had been significantly altered around15to20years ago,” Mr Reeves said.

“Thereweretwo floors, it was two-storey so therewas one living and bedroom level and downstairs was sort of likeabasement that had been made into another bedroom and bathroom, and arumpus room.

“The transformation was pretty amazing, because we removed most of the upper floor structure, the roof, everything went, and then we made all the alterations.”

Mr Reeves said the complex site location meant construction materials required critical review,toensure they would be compatible with the marine environment, be able to offer low maintenance and meet the criteria of high wind loadsfor roofing cladding and windows. “The use of louvres for many of the windows meant due consideration of construction details for the various claddingmaterials,” he said.

“The job was unique in so many ways, including the existingstructurewhich presented issuesofalignment and some structural defects, but the internal stairs were perhapsthe most unique component.”

The 2019 House of the Year was also awarded 'Best Residential Kitchen'and 'Best Residential Bathroom.'

“The structure was acombination of concrete, reinforced masonry, some 24 tonne of structuralsteel, timber wall and floor framing and roof trusses. Detailing of the respective finishes to work with these variousstructural components was adifficult and time-consuming task for all concerned, but the result was well worth the effort.”

AWARD-winner DavidReeves of Reeves Constructions said despiteits challenges,workingonthe Cleveland Residence was something of a“dream job”.

“The Trevor Mustey Award, I’mvery,very proud of that one,” he said.

“Thereisnothing ‘industry standard’ about this job, it challenged every trade.

“All detailing was specific to the task, so some of the moreexperienced trades accepted the task and excelled, with the less experienced keen to see the result.

“The internal finishes arepredominantly black and white surfaces and joinery,black Indian granite and Carrara marble, spotted gum flooring and featuretrim. (It provides) astunning and high visual impact that exudes the quality of the materials.”

Mr Reeves said the accolade was asignificant team effort.

“I havebeeninvolved with this project for two years with my client and can proudly say it has been athoroughly rewarding challenge,” he said.

Women in Building

“WE candoanythingweset our minds to.”That was how the 2019 Master Builders Women in Building recipient Deni Knuth responded when asked if she thought women wereata disadvantage in the buildingand construction industry.

Ms Knuth currently manages five male employees and subcontractors as the owner of local roof restoration and painting company Roofguard.

“I have always been afixer-upper but since my initial involvement with Roofguard in 2012,I have grown to love the intricacies of the building and construction industry and morespecifically the roofing component of it,” Ms Knuth said.

“I thinkaswomen we have the upper hand in having an eye for detail and anurturing side, which is somewhat lacking in the industry

“I thinkit’s amentality that we’relimited.”

Roofguard was Ms Knuth’s first foray into construction when she started doing the admin for her husband’s business.

“I startedwithRoofguard doing basic admin and

things on the ground and over time things changed and Igot moreinvolved with the business behind the scenes,” Ms Knuth said.

“It’s an intense industry and no day is the same, we arevery much focused on planning our days and shape them as much as possible.

“I’mplanning to takeittothe next level with product development.” Ms Knuth said she was honoured to have received the award given the strong female presence in the industry

“I am still buzzing, Idid not expect to win,” Ms Knuth said. “Thereare so many successful women around town in the industry

“I think the Master Builders platform is agreat opportunity to tell people of the importance of women getting involved in the construction industry -not only from the desk and admin point of view.”

Project of the Year andIndustrial Building over $5 million

STAGE 2ofTownsville’s Ergon Depot is now providingworkers withamodern, functional facilitytokeepour regionpowered as efficiently as possible

The 2019 Project of the Year was separated into three stages to allow Ergon to continueoperations throughout the construction,and A. Gabrielli Constructionswon the contract for the Garbutt Depot Stage 2redevelopment project in November 2016

A. Gabrielli Constructionsmanagingdirector Adrian Gabriellisaid Ergonhad planned an upgrade of its facilities in the North Queensland region for a numberofyears.

“The award was agreat accolade and recognition for our teams efforts to deliverand build the remodelled facilitiesfor Energy Queensland,”he said.

“Weare working towards delivering worlds best practiceconstruction in our region, North Queensland.”

The project included the demolition of existing buildings, including storage tanks, bunded areas and wash down bays. One building underwent a major refurbishmentincluding video conferencing rooms, work stations, lift installations and mezzanine extensionsamong other additions and improvements.Construction of anew oil handling facility including tanks and pump installation was also included in the Stage2upgrade.

External civil works included heavy and light fleet car parking, roadways and anew wash down bay facility incorporatingavehicle underbody wash.

A. Gabrielli Constructionsbased afull-time project manager and engineer on site despite the location beinginclose proximity to their head office, allowingfor direct communicationwith the project team and astronger working relationship between the client and contractor

Mr Gabrielli thanked his team for their hard work in producingthe end result for the project.

“Withoutall their professional and personal efforts,our endeavours would never reach the pinnacle of delivery or construction that we have achieved and arecontinuing to achieve,”hesaid.

The project consisted of creating anew one-storey building with an upper level plant room, music theory and practice rooms, as well as external paths, stairs, ramps, irrigation and more.

Refurbishment /Renovation over $750,000

AMODERN oasisteemingwith productivityinthe heart of Townsville City,GHD’s newly refurbished office spaces would certainly makegoing to worka delight.

The new GHD Townsville office refurbishment included built-in joinery, partitions andglazing, ceiling works, installation of furniture, tiling and waterproofing, operable walls and more, all delivering afresh and modern office space.

“Wehad been the base build contractorpreviously for the leasinglandlord,sohad an intimate knowledge of the existing building space prior to construction of GHD office fit-out project,” award recipient Adrian Gabrielli said.

“Itwas avery intricate and demanding construction

due to the timeline requirements of the client. We also brought in someinnovative ideas that enhanced the totallook of the fitout,giving an added look to the clients’ original design concept.”

Mr Gabriellisaid anumber of people put in the hard work to produce the final result.

“I would liketoespecially thank all my team at A. GabrielliConstructions Pty Ltd,” he said.

“Itwas very unexpected, and obviously really rewarding,” Emporio’s PaulFotinos said

“Asabuilder the reward is moresofor the trades as well, because they put most of the effort in. It’s acredit to (the subcontractors) as well and they’renever normally thanked.”

Mr Fotinos said it was apositive experience to build a homewith energy-efficient qualities, and combininga classic Hamptonsstyle with aNorth Queensland-inspired look.

“It’s not likewe’retryingtofollow atrend out of Sydney or Brisbane,orwesaw something out of amagazine,” he said.

“Itgot built or was coming to the end of the build through abig wet seasonthis year,but the wet season really didn’t hamper it too much.”

The Kent remains adisplay home currently,also winning the award for Display Home $250,000 -$350,000,but it’s only amatter of time until it’s snapped up by adeserving

“Eventually,hopefully,anice homeowner takes it,” Mr Fotinos said.

“The house is family-friendly in the sense that the parents’ master suite is totally awayfromall other bedrooms, and it was based on homes I’ve lived in in the past whereyou’ve got growing kids.

“It’s perfect for parents and the kids can have the other side of the house.

“For asemi-retired couple wherethe kids arecoming back to the house, they can have their privacy on one side of the house and grown-up kids or visitors can have the otherside. It’s multi-purpose.”

Mr Fotinos said feedback on the property had been extremely positive,and thanked thedevelopers for the opportunity to create the home

“The Orchard is kind of iconic now,you drive in and that’s the house you look for,” he said.

“The Orchard werevery welcoming in letting me build that there, they werevery supportiveinterms of helping with the block preparation, and all the trades have been fantastic.”

PAUL Shafer describedhimself as ‘flying under theradar’ withhis localbusiness Broadscope CarpentryServices, but whenhetook outthe 2019 Master BuildersRising Staraward, he was doing anything but

“Itwas all abit overwhelming for me but it’s great to be recognised,” Mr Shafer said.

“I had mixed emotionsreceiving the award —I wasn’t prepared at all.

“Mywork is mainly word-of-mouth so Ifly under the radar abit.”

Mr Shafer has been in the building industry for 30 yearswith an eight-year period betweenteaching TAFE trade courses and small business skills courses.

He has also taughthigh school students Industrial Arts in an effort to progress the industry

“I have apassion for eclecticdesign and restoration work both commercially and residentially,” Mr Shafer said.

“While Iembark on new home projects as well, I liketorecycle materials into design to show longevity in material usage

“I’ve beenliving on Magnetic Island for the last 18 months which is wheremost of my work has been.”

Mr Shafer submitted to Master Builders ahome renovation of ahouse on Stanton TerraceinNorth Ward.

Owners Bob and Del Flemming said they were thrilled with the finalresult and attributed it to Mr Shafer’s dedicationtohis work.

“With Paul’s attention to detail, he came up with the perfect combination of VJ panelling and plasterboard to give the contemporary look we wereafter,” Mr Flemming said.

“The original plans of engineeredwide oak boards was replaced with solid Victorian Ash flooring and the glassand timber staircase helped achieve the contemporary look.

“The renovation came in on budget and Del and I werethrilled with the finishes and the end result.”

Mr Shafer said the house was agroup effort and highlightedthe calibreofthe people he worked with.

“The house that we nominated was a collaborative effort and Ihad great guys that worked with me on it,” Mr Shafer said.

“It’s acelebration of the group of people and what we achieved

Apprentice of theYear

"I HAVE worked in group training for 14 years and David was oneofthe most outstanding apprentices Ihave ever hadthe privilegetowork with."

Those werethe wordsofLeigh-Ann Poole who employed and managed the 2019 North Queensland Master Builders Apprentice of the Year,David Beresford, for the last three years of his carpentry apprenticeship.

Mr Beresford,who completed his Certificate iii in April this year,said he was inspired by his father

"I have always been interested in construction because my dad was achippie," Mr Beresford said.

"I remember Iwas always working on the house with my dad and was on the tools with him so Iguess that's wheremyinterest came from.

"Assoon as Ileft school Iwent out to different builders and cameacross Torgas who helped me start my apprenticeship."

Ms Poole, the business leader at Torgas, said Mr Beresford received nothing but glowing reviews from his hostcompanies throughout his apprenticeship.

"Hewas very mature, respectful and obliging, which was shown to all the people he came into contact with," Ms Poole said.

"Therewas consistent feedback from each host businessDavid has been with statinghe had great potential from the very first day of placement."

Mr Beresford has now gained full-time employment with localbuilders Ninth Avenue Constructionsand said winning the award was agreat recognition of his hard work.

"I'mabsolutely stoked to have won," Mr Beresford said.

"It’s agreat achievement but it was really unexpected.

Residential Trade Contractorofthe Year

PROUDLYrepresenting regional NorthQueensland, Paul Mifsudsaid it wasanextremely good feeling to have beennamed North Queensland Residential Trade Contractorofthe Year again in 2019 Charters Towers-based Kitchens &Joinery by Paul Mifsud has now taken homeaMaster Builders Award for four consecutive years, this year for the stunning revamp of aresidential kitchen

“Itwas really good, abit of ashock –you’rehoping for it so much and you’retrying not to work yourself up, and then all of asudden you get it,” Mr Mifsud said.

“It’s abit overwhelming.

“It’s good to see that these small country towns can still do outstanding work.”

The ‘Simpson Kitchen’ was created using moistureresistant whiteboard, except the sink cupboard, where 100per cent water-resistant PVC board was chosen, Mr Mifsud’s material of choice.

The painted shaker doors wereproduced from 18mm satin whiteboard, cut and styled then finished with a hand sprayed applicationoffurnituregrade two pack

paint. Atriple coat of 70/30 semi-gloss lacquer was meticulously applied by hand to result in aperfect, run and streak free finish.

The benchtops weremanufacturedlocally,with acrylicchosen not only for the luxury aspect, but also for the durability required in afamily environment.

“The streamlined and seamlessfinish of acrylic tops is another reason our clients often choose this option,” Mr Mifsud said.

With soft-close hinges, kickboards laminated and brushed with stainless steel to match appliances, the ‘Simpson Kitchen’has already proven to be akey feature in theclient’s home

“The clientwanted something alittle bit different,” Mr Mifsud said.

The design had to takeinto consideration the rocky natureofthe site along with the requirements to maximise the views of Castle Hill

Ownerofthe company Chris Taylor said the difficulty in construction combined with the design showcased the skillthat went into the build.

“Weundertook and completed the entireprocess on this project, from the initial town planning works throughtodetailed design, certification and construction,” Mr Taylor said.

“The owner provided atightrocky site which we developedinto aunique and customised solution for their business.

“Design was critical to makethe best use of the site and to minimise the costs given the slope,access difficulties and rock that the site presented.”

Taylor Builders also won the award category 'Medium Density up to Three Storeys, TwotoFive Dwellings' for Betts Units in Hughenden.

“Working in small regional communities has its challenges including access to materials and available trades,” Mr Taylor said.

“Thereforesome trades had to traveland stay in Hughenden during construction.

“The site itself had to be liftedupalmost one metre to accommodate the buildings and various drainage and civil works wererequired.”

The company's third accolade was for the Simpson Units in Richmondwhich won them the award for the 'Medium Density up to Three Storeys, OverFive Dwellings' category

Mr Taylor said the achievements wherearesult of the effort contributed by the entireteam.

“All three projects areacredit to the hard working team of staff and subcontractors that Taylor Buildershas,” Mr Taylor said.

The award was atestament to Mr Lewty’s dedication to the local building industry, which he has been part of his entirelife.

“Mygrandfather formed C.D.Lewty and Sons in 1945 and in 1952 he joined Master Builders by correspondence,” Mr Lewty said.

“Hehad that commitment years ago and saw the value and the need for it in the industry

“Myuncle and father took over thebusiness in 1970 and continued the relationship with Master Builders and in 1996 they stared a sub-branch down here(in the Burdekin)."

Mr Lewty said being basedinAyr,itcould sometimes feel likehewas a‘little guy’ in the industry

“I’mfromasmall population in the Burdekin and it feels good that my voiceisbeing considered,” Mr Lewty said

“Myfather died in 1989 so Istepped up into his shoes.

DAL Santo’s Deli is an institutioninNorth Queensland, with lovers of the bestItalian staples travellingfrom farand wide for adelicious coffeeand bite toeat.

Ayr-based business C.D.Lewty and Sonssaid the deli’s renovations wereachallenging and rewarding experience, working closely with owners Carla and Laurence Dal Santo since early 2017 on the lengthy design and planning process.

Aprogram of works was designed by C.D.Lewty and Sons to allow the construction to proceedinstages so that therewould be no major impacts on the deli’s day-to-day tradingactivities.

Recently named Life MemberJames Lewty said the intricate construction process took about 18 months to complete.

“Ifsuccess is measured in increased business activity then the project has been aresounding accomplishment, and certainly rewardsthe Dal Santo family’s commitment to their business and clientele,” he said “Ithas been apleasureand honour to successfully constructand deliver this projectfor the Dal Santo family.”

The four phases of the renovation included the installation of anew commercial kitchen,the installation of anew bar and accessible bathroom, the reconfiguration of servingcounters and trading areas, and the installation of new internal and al-fresco seating. Morethan 30 businesses assisted in the completion of the deli upgrade, each playing an integralpart in ensuring the renovations werecompleted beforeits 20th anniversary celebrations.

W&F Constructions

STAGEthree of Ryan Catholic College’s redevelopment plan has provided the college with astunning librarycomplex and astate-of-the-art sciencelearning facility

W&F Constructions director Josh West said despite the complexity of the project, particularly the library,the team were extremely happy with the result.

“Welove it. Nothing is straight, nothing is square, no two walls in the building areparallel to each other,” he said.

“Itwas quite achallenge, but to get to the end of aproject when something is as challenging as it was, it’s just magnificent.”

The sciencebuilding is a state-of-the-art teaching space created to allow teachers,aides and

general staff to deliver avariety of scientific learning programs. The library, now known as ‘The Hub’, incorporates student conference, study and group learning areas even acafé area for senior students.

Both buildings include full wireless integrated data systems to allow for modern teaching methods.

Staff at Ryan Catholic College even said students who rarely entered the library beforewerefrequentingthe stunning new space.

“It’s really nice to see the functionality of all your work,” Mr West said.

“It’s atough category,sowe’rejust really excited to have won.”

VOLUNTEER auxiliary firefighters in Richmondinnorth-west Queensland now have anew modern facility to return to, thanks to W&F Constructions’ work on the region’s Queensland Fire and Emergency Services station.

The new station incorporatesan engine room, training room, duty office, bathroom,storage with cupboards and cabinets, mezzanine area, ladder drill platform,cleaner’s area and covered area. External works included landscaping, 900 sq mof concrete hard stand, carparking, fences and gates,with significant site worksto ensurethe building is not at risk of flooding.

Director Josh West said the W&F team had completed anumber of projectsinregional Queensland, and endeavoured to connect with locals in

each area as much as possible.

“It’s something we always enjoy, going to those communities and trying to engage as much as we can,” he said.

Mr West said the station was positionedclose to the highway, considering road traffic incidents were one of the biggest call-outs for QFES personnel in the area.

“Pouring water on fires is only part of their jobs, and that’s why the building was put whereitwas,with good access to the highway both east and west,” he said.

“It’s areally cool building, and fire stations aresomuch fun. Everyone likes redshiny trucks.”

Owner of Franzmann Constructions who built the house, Kiall Franzmann, said no aspects of the homeweredisregardedinthe build.

"Aside from the striking front façade the home is jam-packed full of features including a3.6mhigh raisedliving area ceiling, 2400 high sliding barn doors and alarge rear entertainingareawith a fantastic pool," Mr Franzmann said.

"Wewerealso lucky to have clients with exceptional taste with all their selections and finishes.

"All these things just added up to makeagreat home."

Mr Franzmann said the Modern Heritageproject was the type of build the business was focusedon delivering moreof.

"I started Franzmann Constructions with the intentofbuilding homes in new estates around Townsville and surrounding areas," Mr Franzmann said.

"Around three years ago we decided to change the business’s focus and shift moretowards major renovations and large scale homes likethe Modern Heritage build.

Wadda MooliParkat Elliot Springs was Transcape’s first entryinto the Master Builders Housing & Construction Awards, havingbeenestablished in Townsville since 1993 -and their firstever win Operations manager Andrew O’Neill said he and the team were‘pretty chuffed’with the result, and werestill reaping the long-term benefits of the project.

"Wespent alot of time,effort and resources delivering that package,and it’s apretty stand-alone landmark out there," he said.

"We’revery excited as abusiness, we’ve grown significantly since the award of that contract. We’ve been able to put on moreapprentices and our staffnumbers have increased."

The space required significant preparation, and local traditionalowners, the BindalPeople, observed all groundwork and clearing due to the culturalsignificance

of the site. Wadda Mooli means ‘welcome’ in traditional language.

The projectincludes abio-basin to capture rainwaterand overflow as part of the community’s water sustainability initiatives.

Mr O’Neill said it had been agreat experience to see the project come to life with the use of walking paths, the asphalt bicycle training area, the playground, picnic and barbecue facilities, the junior sports field and the space as awhole.

"Wesee about100 peopleatthe parkaday,and that’s the reward for us," he said.
