MASTER Builders recently welcomed a new Board with a mix of experience and fresh thinking that sees their focus remain firmly ahead. We recently wrapped up the election process for the Master Builders Electoral College (MBEC), Divisional Representatives and our Office Bearers. Thank you to all who put their hands up and congratulations to those who were appointed. The pool of talent in nominations this term was remarkable and I can assure you, the association is in very good hands. Whether you’re a general member or were appointed as a Divisional Representative to specifically represent your region, these roles are vital in driving positive change and improvements for all sectors and segments of our industry. The broad cross-section of members that the MBEC represents also ensures every 4 | Master Builder

member segment and region has a voice. As an association representing the whole industry, it’s vital that we include this diverse range of representatives from our industry to ensure we have a voice for all sectors and levels of industry. As well as driving our policy framework, this group also had the very important responsibility of appointing our new Office Bearers – President, Housing and Construction Sector Committee Chairs and General Board members. As your newly elected President, I’m excited to introduce my fellow Board members, who will serve their three year term from 2019-2022: Housing Sector Committee Chair - Stephen Havas; Construction Sector Committee Chair - Mark Spry and General Board - Geoff Baguley, Drew Brockhurst, Ross Hogno, Brett Johnston and Christopher Taylor. I’m proud to be a part of this new group who will lead you into the future – a mix of

re-elected members who will offer experience and continuity, contrasted with some new members who will inject the Board with new skills and a fresh way of thinking. I’m also very satisfied with the governance journey we’ve been on as an association over the past three years. It’s timely to recognise and thank our 2016-2019 Board – Ross Hogno, Mark Spry, Geoff Baguley, Drew Brockhurst, Adrian Gabrielli, Nick Herron, Peter Schriek and Rod McDonald. We’ve achieved a lot in three years, and I’m most proud to have driven our regional presence. Our goal was to regularly visit regional Queensland and ensure the entire state has the opportunity to be heard. We’ve achieved that and much more and I believe, really made a difference. We have come so far and I know the new Board will also consider the future needs of the industry and Master Builders as an association.

That’s a wrap with Grant Galvin, CEO 2019 has been a year of significant highlights and achievements. After spending a lot of time setting some solid foundations during the 2018-19 financial year, this year we have turned our focus to the ever-changing and evolving building landscape. While we continued to invest revenue surplus into improving our key products and services, our overall focus changed tack this year. Ultimately, as a leadership team, we made the decision to return to our roots and focus on lobbying and advocating on behalf of our members – which is the original reason why the association formed more than 130 years ago. This year has been characterised by change and complex regulatory reform – we’ve never taken our role as advocator and innovator more seriously than now. 6 | Master Builder

We’ve lobbied for a ‘back to basics’ approach, which has strived to highlight how complex and overly-regulated our industry has become. We’ve pushed a simple, sensible and pragmatic approach that will solve many of the industry’s woes without burdening those doing the right thing. As we head into a Queensland Government election year in 2020, we’ll continue to support members and industry through a robust lobbying and advocacy program. We’ll be everywhere – sometimes at the forefront of debates and conversations and other times working hard behind the scenes at state and grassroots levels. We want to make sure members have a voice and our industry is a better place to work, now and into the future. The Annual Report reflects the hard work of the Board and broader Master Builders’ team, who have transformed the organisation

Mind the gap with Paul Bidwell, Deputy CEO

WHY the time has come to address the skills gap in new builders and raise the bar for our industry. Over the past 18 months, we’ve seen mounting evidence that new residential builders are entering the market without the necessary skills and support to succeed in business. Following discussions with the Housing Industry Association, we wholeheartedly agree that the Queensland licensing system must be improved so it supports new licensees as they enter the industry. This is in order to address the hit list of defects, as well as some systematic business management problems. We believe there is an overwhelming need to support new builders. We need to help them put in place business systems to profitably price work, ensure on-time payment, track finances, meet the ever-changing and increasing compliance obligations and resolve the disputes that will inevitability arise. We’ve already approached Minister Mick de Brenni with the concept of a New Builder Program for all newly licenced house builders 8 | Master Builder

to complete early on in their careers. We’ve suggested that the New Builder Program would focus on the practical business systems, processes and skills needed for: 1. Estimating, tendering and quoting (assessing project risk, margins, overheads and programming) 2. Business operations (accounting basics, payments, tax and MFR requirements, cashflow) 3. Compliance (systems to ensure ongoing compliance with payments, safety, NCC and employment rules) 4. Negotiation and conflict resolution (clients and subcontractors). The Minister supports the proposal and has agreed to introduce it as part of a mandatory Continuing Professional Development program, that would apply right across the industry, to all licensees. While the finer details are yet to be explored, we expect that this new program will roll out during 2020. The program would be restricted to new builders in the Builder Low Rise Licence

class who are intending to undertake building work on Class 1 dwellings only. New ‘low rise’ builders not intending to undertake Class 1 building work would not be required to undertake the program. The program would be delivered through a series of short courses, and via both face-toface and online learning. Assessment would be practical and based on the licensees’ own business and systems. But what will it cost? Any additional training will come at a cost, but we’ve held our preliminary discussions with Construction Skills Queensland regarding the provision of funding to offset some of the cost. We are convinced that the program will improve the control a new builder has over their business; increase the likelihood of them establishing a successful business and assist them to delivering quality built products with fewer damaging disputes. There are wider benefits of the program including improved consumer confidence and outcomes and improved security of payment across the delivery chain. Watch this space.

Building approvals at an all-time low AS THE state’s third largest employer, when construction and building shows a down-turn, the effect on communities is dramatic. The year has been tough as many of you know. According to the Australian Bureau of Statistics (ABS) Queensland’s building approvals are down almost a third, with 28 per cent fewer residential dwellings approved over the past 12 months compared to the year before. Across the regions, Queensland’s building and construction industry has been struggling for a number of years, with some regions, like Central Queensland hitting rock bottom. In response, the Rockhampton Regional Council took the bull by the horns and announced an innovative solution designed to stimulate local building. Rockhampton Regional Council introduced a $5,000 new home builder’s grant for contracts signed after 1 August 2019 with homes completed before 31 March 2021. And the results so far have been encouraging. Master Builders supported this initiative when it was announced a few months back and Deputy CEO, Paul Bidwell, believes the results so far are very promising. “To date council has reported there has been a reasonable take up with an increase of approximately 35 per cent in building applications over the first two months,” Mr Bidwell said.

“The regions are definitely showing better results than Greater Brisbane, with Central Queensland up 138 per cent, North Queensland up 56 per cent and the Gold Coast 27 per cent over the past three months.” Master Builders have also taken heart from the housing finance numbers released from the ABS in October. “They provide a good indication of what will happen in the near future, by using these figures and the building approvals we can track how our industry is travelling,” Mr Bidwell said. “While the 12 month figures are all still well down, the August numbers show a positive improvement, with the number of dwellings financed for first home buyers up 5 per cent and the number of financed owner occupiers’ dwellings up by 2 per cent. “We are definitely still concerned, but we welcome any good news we can get.”

However, with the outlook for the industry overall still presenting as negative, Master Builders continues to call on the Queensland Government to increase spending on new public buildings and for other regional councils to take up the gauntlet set down by Rockhampton Regional Council. There is no doubt that the Commonwealth Games have given the Gold Coast facilities that would not have otherwise been planned for years in advance. With the extension of the light rail to the north, the third stage south is eagerly anticipated and development in areas such as Palm Beach have escalated as a result. Projects such as the Jewel Residences are quickly coming to fruition, with the exterior of the project now completed and becoming another landmark for the city.

No city is complete without a dedicated cultural precinct, and with Home of the Arts (HOTA) now complete at Bundall, construction on the adjoining council facilities and accommodation has commenced. Investment has also started on the Gold Coast airport, with a new motel being constructed and plans for major renovations to include sky bridges now underway. While the domestic market is under pressure, we are seeing the rebirth of older areas with knock-downs and rebuilds in many of the sought-after areas such as Sorrento and Broadbeach Waters. On the flip side, we are seeing homes in the upper end forging ahead with no end in sight. The Gold Coast, and its surrounding areas, provide a lifestyle choice and appear to weather the market fluctuations.

Fatigue check WE ALL get rundown and tired, but when you’re in a busy workplace or on the tools, being fatigued can reduce your ability to perform work safely and effectively. The result? Your likelihood of errors that can lead to incidents and injuries increases. Fatigue generally occurs due to periods of mental or physical activity, sleep loss and/or disruption of a persons internal body clock. There is often a stigma associated with speaking up about feeling fatigued at work which can make it challenging to identify. As an employer, there are contributing factors you should consider, both work, and non – work related. These include:

The control measures you should consider implementing to manage fatigue will vary greatly across workplaces. They will depend on the nature of the work, environmental conditions and factors relating to the individual. Safe Work Australia has developed a Guide for Managing the Risk of Fatigue at Work which includes guidance on how fatigue should be controlled.

Controlling fatigue: • Design work hours and rosters to allow for sleep and recovery time between shifts • Monitor shift lengths (e.g limit to 12 hour shifts including overtime, or less if night shift or safety critical tasks) • Avoid work during periods of extreme temperatures • Provide workers with training on fatigue (toolbox talks, etc) If fatigue factors are identified, you should have a documented safe system in place to manage the risk. This can be done through a workplace fatigue policy which should be communicated to your workers.

Construction workers are generally more susceptible to heat stress due to the nature of their work. Winning solution MULTIPLEX has been recognised in the Queensland Housing & Construction Awards for their innovative approach to good work design for their 300 George St Stage 1 project. In line with Multiplex’s principle of maximising opportunity to control risk by design, planning and re-planning, the project team proposed a safety in design solution to work at heights. To eliminate the need to work at heights, the W Hotel Multiplex team utilised their safety in design experience to prefabricate the roof structure on the ground and lift into place. In assessing the typical erection and installation process of a roof structure, the project team determined that the following hazards needed be managed to meet regulatory requirements: • Work at heights • Falling objects • Mobile plant • Temporary structural support systems. The roof structure is a combination of structural steel, sarking, cladding and roof sheets, and was prefabricated on the ground floor and lifted into place utilising the site tower crane. The lift required significant coordination and road closures, however, it removed the need for work at heights and to locate heavy plant and equipment such as mobile cranes on the roof slab structure. The team held a number of risk planning meetings with the structural steel installers and the roofing contractor to coordinate the installation. It was identified in the risk workshops that the following activities were required to safely install the system: • The roof would be prefabricated and installed in six sections • Lifting lugs should be designed into the permanent structure • A temporary works engineer would need to be engaged to certify the modular sections to be lifted into place • Road closures would be required to lift in place the internal three preceding floors • If the roof was constructed in the conventional manner, significant back propping would have been required. This innovative approach to work at heights is a perfect example of where good work design can eliminate a common construction risk.

Where do you start? It’s best to begin when planning a new task. Why? This early stage presents the greatest opportunity to design out hazards, incorporate effective risk controls and include efficiencies in the design. I AM PAYING MY EMPLOYEE ABOVE THE AWARD, DO I STILL HAVE TO PAY PENALTY RATES FOR OVERTIME?

WHAT ARE THE NEW BUILDING CODE CONDENSATION REQUIREMENTS?

As an employer, it is at your discretion to pay your employees above the minimum rates of the applicable Award. However, this doesn’t mean you’re exempt from paying penalty rates when your employee works more than their ordinary hours. Or, if you employee works outside the normal spread of hours.

The 2019 National Construction Code (NCC) introduced a new condensation performance requirement in all climate zones for Class 1 buildings, sole-occupancy units of Class 2 buildings, and buildings with a Class 4 part.

For example, under the Building and Construction General On-Site Award 2010, a permanent employee who works more than 7.6 hours in a day (Monday to Friday), or a casual employee who works more than eight hours a day, is entitled to be paid time and a half for the first two hours of overtime, and double time thereafter. You should also note, if an employee starts work before 6am or finishes work after 6pm, they are entitled to be paid penalty rates for hours worked outside of these times.

CAN I PAY MY EMPLOYEES A FLAT RATE FOR ALL HOURS WORKED? Yes, but only if it can be proved that in all circumstances, the employee is better off overall on that rate of pay than if they were paid as per their Award/ enterprise agreement or other registered agreement. In order to pay under this arrangement, it is recommended that a written agreement is made between the employer and employee. This is known as an Individual Flexibility Agreement (IFA). An IFA allows you to vary when work is performed, overtime and penalty rates, allowance and leave loading. For example, under an IFA, you can put together a rate of pay for all hours worked up to a set amount of workable hours plus penalty rates, overtime and applicable allowances. Without a written agreement in place, it can be unclear as to what has been included in the rate and therefore what additional allowances should be paid. Please note, IFA’s are not necessarily a cheaper option, but can help with the administration and payroll. As a Master Builders member, we can assist you in putting together these agreements. I SUPPLY MY CARPENTER WITH A VEHICLE, DO I HAVE TO PAY THE DAILY FARES AND TRAVEL ALLOWANCE? Employees covered by the Building and Construction General On-Site Award 2010 are entitled to be paid a daily fares and travel allowance for any day they present to work. The allowance, however, is not payable on any day that the employer provides, or offers to provide, transport free of charge from the employee’s home to their place of work. However, the Award states that the allowance is still payable if the employer provides a vehicle to the employee for the purposes of carrying out their contracted duties, and the employer requires the employee to drive the vehicle to and from their home to their place of work.

Risks associated with water vapour and condensation must be managed to minimise their impact on the health of occupants. How? It’s done by installing a pliable building membrane as a water barrier onto the external wall framing. The requirements do not apply to single skin masonry or single skin concrete. In climate zones 6, 7 and 8 the membranes must be vapour permeable to assist in the transfer of moisture from the internal to the external environment. Where a pliable building membrane is not installed onto the external wall, the primary water control layer (e.g. brick veneer) must be separated from water sensitive materials by a drained cavity.

WHAT TYPE OF MEMBRANES DO I NEED TO USE? All membranes must comply with AS/NZS4200.1 Pliable building membranes and underlays Part 1: Materials and be installed in accordance with AS4200.2 Pliable building membranes and underlays. All joints in the water control membrane shall be: • Lapped not less than 150 mm, or • Lapped not less than 50 mm jointed and taped • Butt-jointed and taped where the combined uncompressed nominal material thickness is greater than 5 mm and overlapping will compromise cladding installation • All end laps shall be fixed at a stud to form a continuous membrane • Penetrations shall be sealed with a pressure-sensitive and heatand moisture-resistant tape • At windows, doors and other openings, the wall wrap must be cut and dressed (taped) into all sides of the opening to achieve the desired function of the membrane.

CAN I INSTALL WINDOWS AND DOORS BEFORE I INSTALL THE MEMBRANE? The standard AS/NZS4200.2 does not provide any detail for sealing the membrane to the window and door joinery. If you choose to seal the membrane to the window and door joinery, the building certifier may require evidence of a performance solution to satisfy the NCC requirements.

DOES THE FALLS REGULATION APPLY TO WORKING ON THE BACK OF A TRUCK?

AM I LIABLE IF I PAY INTO THE WRONG ACCOUNT?

The question regarding the requirements to manage falls has been raised due to recent incidents where a person has fallen from a truck during loading or unloading.

Cyber scams can take many forms. The most common is when an invoice is intercepted, and the bank account details are altered. Another form, is when an email is sent altering the bank account details after an invoice is received.

An employer is a Person Conducting Business of Undertaking (PCBU). They must manage the risk of a person falling from one level to another, where there is a likelihood that injury could result.

If you pay an amount into that incorrect bank account, you could be required to make the payment to the other party again. There are a number of matters that must be considered.

This may include climbing onto, work on, or climbing down from a truck. How? The risk of a fall is being in, or on, an elevated workplace from which a person could fall.

CAN YOU OBTAIN INSURANCE COVERAGE TO PROTECT YOU FROM CYBER-ATTACKS?

The elevated workplace is the truck bed, tray, bowl or even standing on the tyres or the rails along the side of a truck. The risk of a fall may arise from loads shifting during transport or unloading which may strike a person and cause them to fall. Solutions may include pre-slinging loads or using platforms along the side of the truck. This would remove the need for a person to get onto the load on the truck.

WHAT ARE THE FIRST AID REQUIREMENTS? First aid equipment and trained first aiders must be accessible to workers. This means that an employer (PCBU) including those selfemployed must provide a first aid kit that is suitable for the work that is being undertaken or the location of the work. For example, work in some areas may require access to a snake bite kit. Whilst welding, grinding or performing other hot work activities, a burn kit or something as simple as burn aid cream, may be beneficial to have on hand. Employers including self-employed persons or PCBUs must also provide access to a trained first aider. First aid in the workplace can be provided in a number of ways. • Training one or more of your own workers to administer first aid. • Arranging for a person who does not work for you to administer first aid to your workers provided they have been trained to do so. These may be first aiders of other businesses who share your workplace or other persons who are qualified to administer first aid. This will involve consulting, cooperating and coordinating the access arrangements with the other persons and ensuring that access is available at the times when your workers carry out work.

Yes, however it is very important that you read the terms of your policy to understand what you are covered for. Most cyber policies require that you take out additional cover for criminal cyber-attacks or ‘social engineering’ attacks. This is different to when your IT system is hacked by a virus because the mistake is made by a person, rather than another party or a piece of software. The losses suffered from an attack like this can be significant, and further attacks are likely to occur unless you take steps to change your system and processes.

WHAT STEPS CAN I TAKE TO MINIMIZE MY EXPOSURE? Education of staff is critical to protecting your business from this type of cyber-attack. It is important that staff understand the many forms that an attack can take and also, that the scam can go on for days at a time with the attacker posing as other staff members. There are a number of steps that you can take to minimize the chance that you will be attacked or re-attacked. These can be found on page 28-29.

LIABILITY DOESN’T JUST STOP AT FINANCIAL LOSS In addition to the significant financial loss sustained by victims (which can range from a few thousand dollars to millions), there is also the threat of legal action in the event personal data is stolen and misused. Strict rules apply under the Privacy Act 1988 and every business has an obligation to protect the personal data of its clients. A cyber-attack is likely to be a breach of those obligations which can lead to liability for the consequences of such a breach. If you are the victim of a cyber-attack, you must advise your clients and your contractors. Further information can be found on page 28-29.

Top tips: Submitting your report There’s a few important things to note when submitting: 1. The reporting requirements for SC1 and SC2 licensees are different to Category 1 to 3 licensees. SC1 and 2 licensees must provide a declaration and some basic financial information, whereas Category 1 to 3 licensees need to provide more detailed information (profit and loss; balance sheet; statement of cash flow, etc). 2. There is a new requirement for SC2 licensees to have Net Tangible Assets (NTA) to the value of $46,000. 3. The information doesn’t need to be prepared by an accountant; although if you already use an accountant, it will be easier to submit the latest information provided by them for your end of financial year tax reporting. 4. If you hold an individual and company contractor licences, you need to provide financial reports for both licenses. 5. SC 1 & 2 licensees are not able to use deeds of assurance or guarantees to meet their NTA requirements.

Look out: Common traps and pitfalls Licence holders have faced a few problems, these include; 1. Problems arise when contractors with a company license have their assets protected within a family trust. The licence holder (ABC Company Pty Ltd as trustee for the ABC Family trust) must meet the Net Tangible Asset test, not the trust. 2. Depreciation Schedules on plant and equipment are often used by accountants to minimise tax. If your depreciation schedule is too aggressive, you may no longer meet the Net Tangible Asset test. 3. Some contractors assume that Work in Progress (WIP) is an asset, where you have earned the money but not yet invoiced the client. However, WIP for your business can be a negative, depending on the costs that are still to be incurred. Negative WIP will mean an additional liability in the NTA calculation.

USG Boral advocates for healthier work sites in building and construction Growing concern over the rise in reported respirable crystalline silica (RCS) related cases, is putting pressure on the construction industry to crack down on health and safety practices. While governments are targeting the stonemasonry industry, and specifically banning dry cutting techniques, the wording used in new legislation from the Victorian and Queensland governments implicates all processes and products which can generate RCS. This includes plasterboard and plaster-based products. USG Boral is committed to helping create healthier work environments. As a manufacturer of plasterboards and jointing compounds, USG Boral has a responsibility to support employee and contractor health and safety and reviews the products and services it provides to ensure they contribute to a safer work place. This includes improvements in the development of water-resistant plasterboard and new jointing compounds. The crystalline silica content of raw materials can vary considerably across industries. Exposure in the plasterboard industry comes from the use of gypsum and limestone. However, local sources of both are very pure, with low levels of crystalline silica content. According to Tim Harrington, USG Boral category manager – compounds, “Plaster based products contain very small amounts of Quartz (crystalline silica) with finished plasterboard and plasterboard jointing compounds typically containing less than 0.1 per cent respirable

crystalline silica.” The Safe Work Australia Permissible Exposure Limit for RCS is 100ug/m3 over an eighthour work day. An employee’s level of risk is a combination of the type of material being handled and the manner of the activity being undertaken. That is why high quartz content manufactured stone that is dry cut at high speed, producing respirable crystalline silica above the workplace exposure standard, is under the spotlight. “The onsite preparation and installation of plasterboard does not exceed the permissible workplace exposure standard,” offered Harrington. In the last few years, the construction industry has adopted numerous safety practices to minimise exposure to airborne hazards, including vacuum assisted sanding tools and more effective dust masks with higher protection against airborne particulates. Respirable dust is generated in work places when jointed plasterboard walls and ceilings are sanded using hand or mechanical sanders. SHEETROCK® Dust Control limits the pluming of

sanded compound dust through air spaces. Technology contained in the product produces dust particles which fall directly to the wall or floor junction and react better to the vacuum of mechanical sanders. The result is far less airborne dust. Tested to the USA’s National Institute of Occupational Health and Safety (NIOSH) Method 0600, SHEETROCK® Dust Control produces respirable airborne dust at levels lower than the USA’s current Occupational Safety and Health Administration (OHSA) Permissible Exposure Limits (PELs) that are lower than the current PELs set by Safe Work Australia. How long has your business been operating?

How do you get ideas for the work you produce?

What’s your advice to someone about running their own business?

Cornerstone Coastal Builds has been operating for around two years now. We started out subcontracting and we’re now taking on our own work.

My wife and I spend a lot of time researching what works for different style builds. We always want to push the boundaries of our projects but tie into surrounding areas well.

Tell us a little bit about your business.

What do you find most challenging about your job?

We take our clients ideas and create high quality, attractive projects. Whether we’re problem solving or large scale building, we have noticed a trend of “big” companies lacking that personable involvement. That’s why we’re striving to make the industry better, whilst training up the generation around us.

Running your own business can be fast moving and hectic at times with a lot of moving parts. Take the time to treat people with respect and build friendships everywhere. More often than not, you will learn from people and be in a better position to influence the generation below you.

Challenging aspects are getting builders to sit in an office. I love using my hands and being outside, so it’s hard to lock myself away from that, but office work piles up if I don’t.

What do you love most about your job? I love spending time with our employees and showing them that being a boss isn’t meant to be yelling and anger. There’s an industry stigma that bosses have to be horrible people to teach younger generations. It’s frustrating because they were apprentices once too. I find a lot of motivation teaching and training in an environment where workers can approach myself, and each other.

At what age did you start working in the industry? How'd you get into it? I started quite young as my old man is also a builder. From school holidays on job sites to my apprenticeship at 17, I felt I was always going to follow in his footsteps.

What do you wish someone had told you when you were starting out? It’s often quite overwhelming in the building industry, with lots of projects happening at once and the logistics of that can be overwhelming for me. I wish someone had explained good coping mechanisms for me before I had to find them out for myself. Staying on top of how I’m feeling mentally is a constant effort, as it’s hard to take time away, but it is what’s needed sometimes.

What are your top three tips for anyone starting out in the industry? Work hard, but enjoy the time you get inbetween . Treat people better, no matter the circumstance. Listen and learn, you’re kidding yourself if you think you know it all.

What’s been one of the most memorable moments of you career? Getting to work alongside people I look up to and people I have met through work that have become family. It keeps me motivated and wanting to help more people.

What is your formula for success? I think the formula for success anywhere is how you act and treat others. Success doesn’t have to mean lots of money, it's about building up the people around you. Too often people confuse success with standing on shoulders to make more money. If you act out of love and respect and look for ways to treat people better, they will be drawn to you.

Where do you see yourself five years from now? I know there will be a few little kiddies running around and I hope much of everything else is the same. We love spending time with our families and with our friends and the time we spend in and around our church is always satisfying. Master Builder | 39

Buddies build big business

WHAT do you do when you catch-up with a former football buddy? You start a multimillion dollar building company on the coast, of course. Well, at least if you’re overachievers like Matt Barrett, 33 (pictured right) and Joe Barrile, 28 (pictured left), you do. It’s the story of a project manager/ estimator who’d just moved back to the coast from Melbourne and a residential construction manager who’d returned from a two year stint in Papua New Guinea. Both were looking for new opportunities and wound up creating one together. Enter, Big Projects. 40 | Master Builder

Just two and a half years into their entrepreneurial journey, the dynamic duo are kicking mammoth goals. They’ve just finished work on their biggest residential project yet – a multimillion dollar, four level, eye-catching duplex on ritzy Albatross Ave in Mermaid Beach. Matt said the opportunity to work on the project came about through an old friend who now co-owns Studio Workshop, an architectural firm on the Gold Coast. “They were designer developers of this Albatross Ave project and were having a hard time getting the project to stack up,” Matt said. “They needed someone to work with them to redesign the structural element of it,

make it all work and for the project to make money for all parties involved – it was a big development for them too.” Numerous tough conversations later, removing the lift and replacing the front wooden façade with a metal design element, a budget was negotiated and the project was off the ground and running. “Designers start with pretty renders but they need someone to engineer the design and tweak the concepts. There had to be concessions on both sides for it to work,” he said. “You can’t make steel beams float in the air, you need something to hold them up. “We had to nut out buildability and cost. We

had to think about what the building would be like in five to 10 years and the ongoing maintenance.”

But with a step-by-step process, meticulously carried out like a good soufflé recipe, the workers were guided through the process.

Matt said there was just no way that they could create the entire front façade in real timber.

“Really when we had the process so spelt out, we just needed a handy set of hands,” he said.

“We had to chat through the maintenance of it, especially with a duplex - who would be sanding it and oiling it up? There was a lot of planning that went into it,” he said. Joe said they had eight months to plan out how the replacement option for the wood – a metal façade – was going to be carried out without speciality trades. “The subbies were quite overwhelmed at the thought of it,” he said.

Throw in site access, mix in some material handling difficulties on a busy street, and top it off with working at heights of four-storeys. The duo certainly had their work cut out for them.

“It’s all in the planning, and on this project, we honestly had it mastered,” he said. Fast-forward 14 months and the project was wrapped up. The architects were so happy with the working relationships, they now share an office and further work with Big Projects. Matt said they’d love to work on more luxury houses of the Albatross scale and expand

“I knew to become a builder you had to have a certain amount of assets. I did what I had to do to be able to afford that,” Daniel said. “After working hard and saving even harder, I bought my first piece of property when I was 19 years old.” He received his builders licence at 23 years old, finishing with the builder he did his apprenticeship with at 24 to start his own renovation and new home business – Champion Construction.

But it just wasn’t feasible for the money I had at the time,” he said. Looking around the market, he noticed a few new home chains were looking for franchisees in the area.

“I met with all of them and decided Stroud Homes was the best option for me,” he said. “I was 24 when I signed on with Stroud and I was the youngest franchisee ever in the company.”

Members are the lifeblood of Master Builders, having made it everything it is today. Each year we honour those who have made a significant contribution to not only our association but the building and construction industry more broadly with Life Membership.

“IF YOU show someone respect, they’ll teach you everything.” It’s a sage piece of advice grounded in listening and learning that industry stalwart James Lewty values to its core. “Be open to ideas and maybe some of those will work for you,” he said. And Mr Lewty should know, he’s been working in the family business C D Lewty & Sons, founded in 1945, (members since 1952) since he was a teenager. His company’s won many awards, including a state award in 2010 for their Refurbishment/Renovation up to $4 million of the Ayr Anzac Memorial Club.

STARTING out his career as a structural engineer, Ron Barclay went on to attain his builders licence to construct his home. In 1951, his father Ian Barclay CBA AM started a building business which came to be know as Barclay Bros when Ron's uncle Don joined four years later. The business was then sold to Laing O’Rourke in 2006. Mr Barclay left Laing O'Rourke in 2007 and went to work for Barclay Family Companies, now commonly referred to as The Barclay Group. Mr Barclay was a member of Master Builders Committee of Management for the Downs & Western Region from 2008 to 2010. This altruistic service ensuring

Mr Lewty said he was humbled to be honoured with Life Membership. “When I found out, I thought, ‘You’ve got this all wrong, I’m just a guy from Ayr, a town you fly over with a population less than a suburb’. But when you think about it, the work I do and being a voice for the industry is making an impact,” he said. A member of the North Queensland Committee of Management, he travels over an hour to Townsville from Ayr each month to voice his views and represent the industry.

that he followed in the footsteps of his father Ian, who had a long passion for training and worked to get better training for all apprentices and young people in the industry - a passion that Ron has continued through prior service on the TAFE Council. Ian was President of Master Builders from 1966-1967 and also a Life Member. Ron Barclay’s reputation as a fair and reasonable man is paramount to his success. His approachable demeanour has resulted in great respect and admiration for him as a builder. Now a valued Life Member of Master Builders, he said the honour was “quite unexpected”.

MORE than 2,000 attendees across Master Builders nine regional Housing & Construction Awards tried their luck with an entry into our Mitsubishi ute giveaway. But there could only be one winner. After all the regional awards ceremonies had finished, Master Builders CEO, Grant Galvin was joined by Mitsubishi State Manager Jim Stewart as they climbed into the back of the Mitsubishi Triton GLX to draw the winner at Master Builders Brisbane headquarters. The thousands of entries that had been so delicately and carefully collated across our regional awards programs were tipped out and sprawled across the ute tray.
