The exterior of the home showcases a subdued colour palette, with the white brickwork and black timber cladding exhibiting a subtle yet confident design.

The interior has warmth and character with a bold, vibrant colour palette that is the result of the collaboration between the construction team and the client. The team paid close attention to impeccably preparing and finishing materials including the ply sheeting, steel work and handmade tiles. This home showcases the result of meticulous planning and impeccable craftsmanship, as well as a daring design eye. The architecture of the home is a tribute to Origami, the Japanese art of paperfolding, with the use of different angles and shapes to create a visual masterpiece. The exterior of the home showcases a subdued colour palette, with the white brickwork and black timber cladding exhibiting a subtle yet confident design. The feature green wall helps incorporate the stunning natural surrounds of the home, and it makes you feel as if you’ve found a hidden gem amongst the greenery. Keeping environmentally considerate practices at the forefront of their build, the team opted for recycled timber products, low VOC finishes and the use of high-quality materials that will stand the test of time. The Excellence Awards judges noted, “The sheer amount of thought, attention to detail and innovation that has gone into the use of materials in this project is incredibly complex.” Thoughtful and detailed planning, combined with incredible craftsmanship has resulted in a truly stunning and unique home.

The Northridge Project is an art deco extraordinaire, with 38 dwellings comprising the multi-unit residence. Each of the units feature clean lines, high quality materials and an overall polished design. This residential block was built with durable materials and timeless design at the heart of the project. The spring-curved metal cladded roof and the bronze exterior cladding beautifully complements the picturesque surroundings. Core Building Group created a sleek yet sustainable design, opting for double glazed windows to increase energy efficiency and choosing sustainable building materials where possible. The project features charming walk-ups to the dwellings with beautiful landscaping, which reduces the need for energy consuming residential lifts. The Abrazo building comprises of 81 stunning apartments across seven stories with three levels of basement parking. The building incorporates an abundance of reinforced concrete, glass and solid aluminium into the design of the building, which creates a beautiful modern aesthetic. The buildings curved faรงade is an incredible feature that maximises the solar gain to the apartments across the building. The team showed impressive construction methods by successfully mitigating the challenge of working between three existing developments and the logistics of the protected trees at the front of the building. The complex boasts a beautiful entry, a separate gym and a BBQ alfresco area. WINNING HOMES MAGAZINE

MILIN BUILDERS Ivy, Phillip

This project delivers 280 apartments across 16 stories, with 50 percent of the land devoted to recreational space that promotes outdoor activity. The plan for this residential tower was “to promote a modern lifestyle centred around sustainability, recreation and health.” Each apartment takes full advantage of the incredible surrounding views, with floor to ceiling windows allowing the sunlight to cascade into each room. The Ivy shows an incredible dedication to high-quality construction by delivering 22 different apartment layouts with three different colour palettes throughout the building. Residents of the apartments enjoy high-quality facilities with an indoor and outdoor pool, two gymnasiums, a library, a children’s playground, bocce court and stunning outdoor living spaces. The space is designed to incorporate modern elements into the home’s beautiful historic details. The natural timber vanity adds a contemporary element to the timeless marble benchtop. The judges noted the ‘harmonious colour, very clean lines and crisp edges’ as particular stand out elements of the space. This room shows perfect attention to detail with the mosaic tiles perfectly butted against the ceiling without the need to cut tiles, which was achieved by only tiling half of the wall until the ceiling height was determined. The workmanship and design of the bathroom are made to stand the test of time with sturdy materials and timeless design at the centre of this project.

The teams delivered a modern, intimate and unique bathroom that perfectly balances the grandeur of the space. The room exudes magnificence with beautiful natural stone benchtops set against the timber veneer vanity. The wonderful golden tones in the timber tie into the metal bronze finish of the tapware, while the graphite stone bath and matching basins breathe warmth and style into the space. To complete the construction of this incredible project, the large format wall tiles minimise the appearance of grout and visible seams, maintaining the sleek design of the space. The result is spectacular.

BEST USE OF MATERIAL IN A RESIDENTIAL PROJECT

MCDONALD & CO Campbell

These three townhomes in Campbell showcase high-quality materials used in its best form to create elegance and warmth. Two different styles of concrete were used throughout the build, both pre-cast and off form, to diversify the overall finishes of materials in the home. The timber flooring laid in a herringbone pattern complements the modern style already laid out by the concrete, while also adding new touches of warmth to the townhomes. Steel is used throughout the project both for functionality and for interesting building features, such as the bronzed downpipes and the wonderful steel balustrades.

This home was designed to be, “A house that is bold, but not outrageous”, it utilises various angles and bespoke elements that make it an incredible work of art to behold. The team wanted the homes design to pay homage to origami, the Japanese art of paper folding, with the homes interesting use of shapes and angles. The Excellence Awards judges described the home as, “longevity, beauty and usability coming together. Architekt Grüne Häuser showed commitment to delivering a high-quality finished product by doing all their own roofing and metalwork, with the steel being delivered in raw lengths and the team fabricating the metalwork onsite. From the first clay paver this garden exudes a quiet elegance, and it is the picture of thoughtful design. The garden incorporated the existing mature trees with a wonderful, lush exotic planting palette. Amongst the plethora of stunning flora there is Magnolia Teddy Bear shrubs, Viburnum, Gardenia and Rosemary. The garden features a sunken seating nook complete with steel and timber cladding as well as a curved bluestone sitting wall. The garden showcases wonderful 600X600 limestone tiles, a sculpture by artist Rudi Jass and a custom kitchen made from spotted gum, stainless steel and a waterfall concrete benchtop. One of the innovative practices on this build was the windows constructed from the floor to the roof line using black glass as a feature to create the parapets for the trusses and box gutters. 44

The purpose of the renovation of this home was to take the awkward original layout and make functional, livable spaces that all feel connected. The renovation included an extension on the home which provided a beautiful new kitchen, a dream master bedroom, a secondary living space and a butler’s pantry. The build also involved removing the lower section of the split-level roofing to create a consistent ceiling height throughout the home. The home now flows beautifully between the new elements and the classic features, creating a home that is in perfect harmony with the lush natural surrounds.

This endeavor saw a 1960s Canberra red brick cottage transformed into a stunning, energy efficient family home. Salvaged Canberra red brick was reincorporated into the interior design as well as featured on the home’s exterior. Compressed straw paneling was used for the ceiling and wall linings of the home, which creates valuable thermal and acoustic properties. The addition is adorned with burnished black oxide polished concrete in-slab with hydronic heating, that provides a more energy efficient solution to the home’s heating. The exposed timber frame adds an incredible natural feature to the renovation. The clients were thrilled with the finished product because it preserved the character of their original home and gave them the space they craved. WINNING HOMES MAGAZINE

The project involved the transformation of a 1950s Canberra residence into a contemporary family home. The teams managed to reuse the majority of the original hardwood floors as battens for the ceiling, creating a beautiful and unique feature throughout the home. The home is finished with handcrafted joinery pieces and the main bathroom is decorated with handmade finger tiles from Japan. There was also significant consideration placed on making the home more energy efficient, including installing LED lighting, using natural materials where possible and extending the eaves to maximise solar efficiency. This project involved updating a dilapidated 1930s Canberra cottage to enhance the heritage elements while providing essential modern updates. The brief for the project was, “to play up the heritage elements of the old home and transition into the more modern extension with beautiful finishes.� The home features incredible examples of restoring heritage materials, the red brick from the demolished portion of the cottage was cleaned and cut down to finish the herringbone flooring in the basement cellar. While the replacement of the original windows with new double-glazed timber windows, provided a much-needed modern upgrade that improved the energy efficiency of the home. PROJECT COORDINATION (AUSTRALIA) Azure Village, Marymead, Narrabundah

This project involved the delivery of 84 independent living units, new infrastructure and roads, the construction of a community centre, a care house, a 3-storey administration office and the refurbishment of the existing building in Narrabundah. These units are collectively known as ‘Azure Village’, and feature two and three bedroom designs, which provide a community and living facility for people over the age of 55. The team showed diligence in their practices by ensuring the footpath did not exceed a 5% gradient, to make sure they were functional for residents. The units were designed to be energy efficient, through the use of waffle pod concrete slabs, double glazed windows and opting for a permeable membrane over sarking to provide better sealing to the external walls and roof. This project is designed to be an underground eco bunker, which prioritises sustainability and low running costs. The 200mm thick concrete walls are designed to act as a thermal mass which cools the home in summer while providing subtle warmth in winter. The home is equipped with two 5,000 litre water tanks and the harvested water is used for the home and the 500 plants that inhabit the homes surrounds. Built to be integrated with nature, the home is a natural habitat for native frogs, lizards and birds. To explain the impressiveness of the project, the entire building process was captured on the TV series Grand Designs Australia.

environmental health and genuine respect for the natural environment. This may necessitate air exchangers to eliminate mould and condensation rather than vacuum tight buildings. There is no point of 10 stars if mould will thrive. Sealed buildings put us back into the dark ages,” Andy Stodulka said. Mr Stodulka thinks that the most important single goal of sustainable architecture in the future will be to think long term and considering the energy efficiency of the entire life cycle of a building. Designers, architects and engineers will employ different techniques to reduce energy needs and increase the ability to capture or generate the building’s own energy. “The approach in the coming decade will be to develop buildable designs that save money during construction and over the lifetime of the house. Careful planning is critical to avoid major renovations in the future and to reduce costs associated with energy usage, water usage and maintenance,” Mr Stodulka added. Less formality, more functionality and greater comfort seem to be on the menu for future renovations or new builds, with the home office likely doubling as a guest room. The basement might be transformed into a media room and/or a home gym. Imagine a spacious walk in robe doubling as a quiet reading nook! It’s important for anyone building a new home to do their research when choosing the right team. EMERGING TRENDS With popular renovation shows on our TV screens every week, homeowners are gaining more confidence in expressing themselves.
