Over a year of uncertainty, more than ever, we have seen Canberrans decide to invest in their homes. Who would have thought a lego room would be the new necessity in the modern home? The innovative aeronautical inspired design is a challenging build and design, even with the Lego room at hand for practise modelling. But with all the modern amenities and the sheer scale of the 2,000m2 home, the house has an incredible sense of warmth and practical conveniences. The views of Parliament House, Telstra Tower and the Airport, make this home a fitting winner of the MBA ACT House of the Year. Thank you to the Excellence Awards judges for graciously following us into uncharted territory last year and welcoming in-person judging again this year. Your expertise and experience add tremendous value to the judging process and to the awards altogether. The 2021 House of the Year is an outstanding 2,000m² home that sits on a 4,900m² heritage block in the heart of Forrest. The home has a sense of harmony that comes from the nature that surrounds this serene abode. The design brief was to create a home that incorporated work, hobbies, family and extended family. This was achieved by creating different wings in the house to produce cohesive, yet segregated spaces.

The home has the perfect amount of indulgence with a Lego room, home theatre, commercial lift and a handsome library completing the home. The three stories reach up to the glorious rooftop terrace, so that the clients can enjoy a calming retreat from their busy lives. The home has a secure basement server room that acts as the brain of the home, as well as providing extra storage and speciality equipment. There is also a strong focus on Better Building Services House of The Year

running the home using energy efficient practices. This includes installing 72 solar panels along the roofline and adding a 90,000-litre ground water tank. The 7-metre-long fishpond at the back of the house is the perfect symbol of the peace, flow and harmony that has gone into making the home. STAIRCASE A pivotal change in the design process, included transforming the staircase into a stunning feature in the home. The inspiration for the client was the glass staircase in the Apple California store, with the teams deciding on a combination of structural glass stringer balustrade that supports the floating timber treads.

KITCHEN The kitchen in this winning home, is the ultimate space for avid foodies, with impressive features such as two luxurious island benches and a generous butler’s pantry. The rich blackwood timber front island bench is the perfect warm welcome into this spacious kitchen. The front island also acts as a workspace, while the central island can be used as a functional meal preparation space. The central island utilises a crisp white colour palette to reflect the light from the overheard skylights, around the kitchen. The wall of rich, charcoal grooved panelling cleverly conceals the entry to the roomy butler’s pantry, that is built with impressive bench space and open shelving. To top off the ultimate entertainer’s space, the kitchen is equipped with all the latest appliances including a large wine fridge, an integrated column fridge and warming drawers. MBA Member Capital Veneering were part of the team that brought this kitchen to life.

With specialist lighting, it also acts as the perfect office/gaming space.

The expansive Lego room is a carefully planned space that required lighting and display cabinetry that would best serve the Danish brick creations. With specialist lighting, it also acts as the perfect office/gaming space, that is a supreme celebration of the owner’s life passions. HOME THEATRE This room is particularly structurally impressive, with the proportions of the room specifically designed for optimum acoustics. Concrete walls and a concrete roof were added to the theatre to ensure sound does not travel throughout the rest of the home. The room was also acoustically lined to create a space that allowed for the perfect sound experience.

The stunning master bathroom provides 36m² of wet area with a centre island bath and double shower space with ceiling mounted shower heads, included in the space.

The spacious his and her closets provide ample room for clothing, shoes, accessories and luggage. The plentiful hanging space makes choosing an outfit a breeze with all clothes beautifully displayed. The wardrobe carries on the space and functionality from the other rooms in the house. Every nook and cranny in both closets is carefully designed and delivered to suit the homeowners. In this generous walk-in closet, the teams maximised every inch of space.

The bath is centred in the room so that the homeowners can enjoy the beautiful treetop views from their luxurious bath. The bath tapware is cleverly concealed in the multi-function wall to keep with the sleek, modern design. The Dept. of Design created a monolithic stone bath hob which integrates storage as well as a mounting location for the bath spout to aid this seamless design. The toilet is hidden behind a porcelain door that blends into the wall of marble. This allows for the beautiful design to stand out, while concealing the functional elements of the room. The bathroom is fitted with all the modern amenities a family could ever need, including heated towel rails, LED strip lighting, in slab heating and bathroom exhaust, lighting and audio are controlled through a smart device.

BACKYARD The 4,900m² block is complemented by the addition of a generous 15 metre by 5 metre pool. The fishpond symbolises the homeowners strong tie to the local flora and fauna. The generous block sings with the retention of the beautiful heritage trees and the classic style hedging used to give the landscape heart and soul. The use of Wee Jasper stone around the pool concourse delivers a timeless look and a durability that will make it stand the test of time.

The development features a stunning private wine cellar with a moody colour palette, and a covered barbeque area made from recycled ironbark timber. The development has an impressive focus on the environment, with 75 solar panels and more than 11,000 plants decorating the exterior.

This magnificent development comprises of 142 apartments and five retail shops, built around the incredible existing 300-year-old Yellow Box eucalypt tree. The team was tasked with the brief to create one of Canberra’ most energy efficient and most comfortable apartment complex. The Lumi Collection achieved an impressive average energy rating of 8.67 stars, with some units achieving as high as 9.6 stars. These units showcase an amazing use of materials and elegant design with feature walls made of mineralized paint, solid aluminum cladding, hot dipped galvanized metal balustrading.

This bathroom delivers the ‘Perfect Hampton Luxury’, that the client requested. The incredible herringbone tiled floor is laid to be the perfect complement to the custom vanity. The room showcases thoughtful planning through the satin chrome tapware which ties in the grey accents in the tiles. One of the standout elements of the room is the beautiful free-standing bath, which the client spotted on a trip to Melbourne. This spectacular renovation showcases how high-quality building practices can transform a room into a beautiful and functional space. The finished result produced a stunning bathroom and very happy clients.

OF DESIGN AND CAPITAL VENEERING Forrest The brief for this project was to create ‘a private sanctuary’ for the busy clients, with a space that capitalises on the abundance of natural light. The teams used beautiful, large format tiles that showcase the texture of each tile when the natural light hits. The stunning timber veneer vanity that runs nearly the entire length of the room, is perfectly finished with high end fittings and a stone top. The central island bath can be the true masterpiece of the room, due to the team’s careful planning, allowing all service points on the flanking sides of the space. WINNING HOMES MAGAZINE

BEST USE OF MATERIAL IN A RESIDENTIAL PROJECT

SELECT CUSTOM JOINERY Curved Plywood and Recycled Timber Kitchen

The use of plywood and recycled timber was cleverly planned to suit the functional requirements of the space. The birch plywood cabinetry has exposed edges that are mitred, which creates a visually appealing aesthetic and a stronger construction. The curved, recycled timber benchtop perfectly complements the shape of the space, with the timber coming from the now decommissioned Northbourne apartments. By using plywood and recycled timber, the team were able to incorporate finger pulls into the drawers and doors to suit the minimalistic design. Through their use of materials, the team has created a kitchen that has an expected lifespan of 50-100 years. 26

INSPIRED BUILDING GROUP Strathnairn

The team utilised the upward slope of the block to create a stunning split-level home with both functional and stylish spaces. Keeping within the modest budget, the team were able to deliver three generous bedrooms, a rumpus area/guest room, three bathrooms, two living areas and an alfresco living space. The team ensured that the home has longevity and optimal functionality by installing double glazed windows and additional insulation to ensure maximum energy efficiency and reduce heating and cooling costs. The team used a parapet wall on the garage to conceal the flat roof to deliver a more aesthetically pleasing alternative to a split-level roof. WINNING HOMES MAGAZINE

The Master Builders Fidelity Fund was established in 2002 to protect the interests of builders and home owners in the ACT. Income received by the Master Builders Fidelity Fund remains in the ACT, and is securely invested, and used for the betterment of the ACT building and construction industry. The Fund issues Fidelity Certificates which provide protection for new homes or those making substantial changes, if the builder dies, disappears or becomes insolvent. The Certificates protect the owner during construction and for up to five years from the date a Certificate of Occupancy is issued. Members of Master Builders ACT receive reduced premium rates. The team delivered the home with a 7.7 energy rating through solar orientation, double-glazed high-performance glass and the installation of a 15-kilowatt solar system. The stylish aluminum cladding is an outstanding design feature and an ingenious way to conceal the garage space.

The teams also took an aeronautical approach to planning the layout of this home, by separating the house into different wings. The four wings include the living zone, the office, the double height entry and the sleeping zone, which allowed for solar penetration and cross flow ventilation. The location of ‘Forrest’ is ideal for this home, as it perfectly blends nature and home with the use of large glass windows and heritage trees at focal points.

JULIE ARMSTRONG Founder of ACT for Bees. Julie Armstrong has a passion for raising awareness about bees through education. As part of this mission she founded the ‘ACT for Bees’ organisation in 2014 as a response to the global bee crisis.

Can you describe a bee friendly Canberra? What does that look like? A bee friendly Canberra has diverse and abundant nectar and pollen from mainly native plants blooming in succession throughout the year with connectivity between habitat to support pollinator movement. There are undisturbed places of leaf litter for native bee nest sites and integrated pest management practices ensure minimal toxicity to the environment. We also need to meaningfully incorporate First Nations perspectives and knowledge of taking care of place into everyday decisions and be open to learning different ways of perceiving our environment. ‘Bee friendly’ is a positive way to be in the world!

How can Canberra be more sustainable? We can all contribute towards Canberra becoming a more foodsecure city by supporting our local growers and growing our own food. We have fantastic farmers markets and we need to shorten the food chain and be less reliant on > 90% of food from Sydney and beyond. New developments particularly medium density need to include community gardens and pollinator corridors. I would love to see more communal spaces that promote growing and eating together so that we can share stories and learn from each other and create vibrant thriving communities. Healthy cities rely on healthy social, healthy nature and healthy economic systems and the integration of these elements into the planning process from the start.

GEOFF BUNNETT Program Manager for Place Management at Suburban Land Agency (SLA) Geoff is a registered landscape architect and qualified project manager, who has worked in the property development industry for the past 10 years.

Can you tell me about what you do? I’m Program Manager for place management at SLA. I’m a landscape architect by training so my view is always wide and encompassing in what SLA does. My team looks after the land that the agency owns well before projects commence and so I have the opportunity to be part of the project from early on, which I really enjoy. What does a thriving community look like? A thriving community for me is one that engages with its place. A place that celebrates that special landscape that its on but also allows the community to celebrate the place it creates by them engaging with it. The community gives the place the spark that turns on the light for the place. What does it take to build a great place? Our SLA teams are highly collaborative from the project managers who design and seek approval from communities, to builders, to place management and Mingle – who work with residents and community members. Building great places requires collaboration and partnership at every step of the way.

How are communities innovating today? What we’re seeing are highly engaged communities in our places. We believe that highly engaged communities and participation is really unique and a bespoke element to our developments. Mingle is integral in achieving that for our places. Our place management team are constantly looking to meet the needs of our communities – the work is quick and responsive. A great example is the work we’ve done at Whitlam. From the first block being sold and settled, our engagement with the community starts at day one. We are listening so that the communities we create are from the grass roots. Also in Whitlam, we have a collaboration hub which is a community space that is supported by a whole series of assets which we call the heartbeat of Whitlam. It opens the door for communities to engage with all the stakeholders of the community. How can Canberra be a more sustainable city? SLA and other agencies in the ACT Government are working towards a more collaborative and community engagement approach. In Whitlam, we’re piloting sustainable infrastructure and our landscape infrastructure is always trying to adapt. In some places, our street trees are working in harsh environments but we have long-term plans to keep this environment sustainable. We approach our work with longterm solutions and long-term thinking so that our work meets Canberra’s sustainability goals.

CREATING GREAT PLACES WHERE COMMUNITIES THRIVE

Can you tell me about yourself and what you do? I’m the founder of ACT for Bees and have an education background with many years in teaching. ACT for Bees is primarily an education group focusing on raising awareness of the importance of bees and other pollinators for the pollination of our most nutritious food, for biodiversity and for healthy ecosystems. We provide a range of resources on our website about the importance of planting for year round flowering for pollinators.

How do we balance urban development with spaces that support healthy bees and biodiversity? We need biodiversity to be part of the development planning process as nature is integral to the resilience and sustainability of urban centres with the wide range of pressures facing us including climate change, food and water security, health and wellbeing of the community and social and economic development. Great design integrates nature and people and their wellbeing. Trees are not just things you plant in streets, they are corridors for biodiversity and urban centres can be key in turning around biodiversity loss. Climate change and biodiversity loss go hand in hand and cultivating healthy landscapes is vital for our communities to thrive.
