PREPARING FOR TAX TIME As another fiscal year ends it can be a Property Investors time to shine. Okay maybe shine is a bit of a stretch, but you definitely want to maximise your time in the accountant’s chair. Unfortunately, though, a lot of property investors are unsure what they can and cannot claim. Landlords also often come under scrutiny from the ATO so it’s important to do your research and complete your claims accurately. Here are some tips to help you navigate EOFY with your accountant:
NEGATIVE GEARING Negative Gearing is a fancy term for describing when your property investment total expenses exceed the total rental income you derive from the property. This is a complex and hotly debated topic but to cut a long story short negative gearing may provide significant tax savings that could turbo-charge your return on investment.
INSURANCE This often gets overlooked but Landlords can claim their landlord insurance premiums as a tax deduction and some policies even have professional fees you can claim on so it is definitely worth checking your insurance policy.
EXPENSES The ATO outlines that you can claim a deduction for expenses incurred whilst your property is rented or available for rent. For example, apartment/unit owners may be able to claim body corporate fees on strata whilst landlords who rent a fully-furnished holiday home may be eligible to claim some of their rental income as a tax deduction. Then there are repairs and maintenance costs, such as fixing a hot water service or changing light globes that could be tax deductible.

This month we introduce Realty’s longest standing property manager Beverley Parker who is an absolute blast to have on the team. Bev left the bright lights of Sydney back in the 90s determined for a relaxed coastal lifestyle to raise her now adult kids. Her background as a Travel Consultant with Qantas makes her a bit of an authority on how to pick the perfect location and she still proudly rates the Sapphire Coast as number one. Not only are you a good chance of seeing her take over the karaoke mic at after work drinks but if Bev had a theme song it would be 'The Horses' by Daryl Braithwaite. Always the life of the party she is definitely a ‘pick you up if you fall’ kinda of gal and is much loved by her peers and very long Merimbula Realty client list.
