BUYER TURNOFFS
Whilst every listing is unique there are some common complaints from buyers that we hear over and over again. Knowing what they are and how you can avoid them when it's your time to sell is key.
CLINGY SELLERS Letting go of a property is difficult, we get it. But once you decide to sell you need to commit to that process and give your agent the room to do their job. Sellers that linger during inspections in our experience will turn most people off.
DIRT This one is seeming obvious but walking into a house that is inundated with dust, dirt or other muck is a mood killer. The quickest and most effective way to avoid this is to invest in having your home professionally cleaned and viola! Problem solved!
CLUTTER It is generally expected that when you list your property for sale that you do a little more than a quick spruce up. Buyers can turn a blind eye to poor styling, but clutter is just unacceptable. In our experience you can’t really overdo it when it comes to decluttering. Less is definitely best.
TEMPERATURE The temperature of your home is the first thing buyers notice. Having poor temperature control not only invites pointy questions like – does the heating or cooling work? or is it expensive to heat? But buyers are easily turned off if they can’t experience your home at it's optimal comfort levels.
NO PRICE Fewer things frustrate buyers more than an advertised property with no price. Most house hunters have a budget and if your house has no price it may be excluded from the search criteria. Use your agent’s experience and local knowledge to get the best pricing strategy.
NO ADDRESS This one is a no brainer. Buyers want and deserve to know where their investment is located and sometimes the suburb alone isn’t enough.
NO PHOTOS First impressions count and photos are the single most powerful tool to inspire a potential buyer to make an inquiry. Investing in the best available marketing can make or break yoru sale.
