WELCOME Welcome to our latest Issue of The Hood. Our cover this month is inspired by actual footage of us at the beach for the last 5 weekends in a row. Despite the Sapphire Coast enjoying some lovely weather lately we have been too chicken to take our first dip of the season. Anyone else been brave? And speaking of warmer weather, summer is fast approaching, and NOW is the time to act to get your home ready for bush fire season. Preparation is key and all advice (Page 3) is courtesy of the NSW rural fire service website. We also want to give a shout out to everyone effected by the catastrophic bush fires destroying New South Wales and praise our Rural Fire Services and other supporting bodies (Vinnies, Salvos etc) for the extraordinary work they do. Watching the anguish unfold is all too close to home but we are heartened by the amazing show of community and country we live in. PREPARING YOUR HOME FOR A BUSHFIRE Preparation is key and advice is courtesy of the NSW rural fire service 1. Clean your gutters of leaves and twigs 2. Install metal gutter guards 3. Attach a fire sprinkler system to gutters 4. Cut back trees and shrubs near buildings 5. Clean up fallen leaves, twigs and debris around the property 6. Have hoses long enough to reach around your house 7. Check and maintain adequate and current levels of home and contents insurance 8. Change dryer & oven filters 9. Repair damaged or missing tiles on the roof 10. If you have a pool, tank or dam, put a Static Water Supply (SWS) sign on your property entrance
A LANDLORD'S GUIDE TO FINDING A GREAT PROPERTY MANAGER Finding a competent property manager can be tricky but you are ultimately looking for someone who will attend to the small details & have your well-being at heart. Here is a guide to snagging the dream management team:
Is it part of a RE Agency // Look for a property management team that is part of a Real Estate Agency rather than a standalone firm. This means they are well supported and backed by a sales department
Experience matters // We say this all the time but it's true! Look for agencies with a wealth of knowledge and experience; they can sniff a bad tenant from a mile away
Fee's and Charges // Price shouldn't be the main criteria but getting a fair deal is important. You ideally want to go with an agency that is the best, not the cheapest
Meet in person // Interview at least 3 property managers before you make a choice. Trust your instincts and go with the most professional agency
Modern Technology // A good property management department should have state of the art technology that tracks real time rental arrears, tenant communication, inspections, advertising, maintenance schedules and effective communication with tenants
Property to Manager ratio // Always ask for the ratio of properties to managers? Having the biggest rent roll in town isn't any good if they aren't adequately staffed to care for your property well Services on offer // You want to know exactly what's on offer from your potential property manager so make sure t's clearly outlined
Tenancy database & screens// Ask about their screening procedures. Ensuring that your property manager screens for credit worthiness, rental history and current employment is essential

MARKET LOWDOWN The momentum of the busy Spring period looks set to continue into the start Summer. With good stock levels and strong buyer demand, the market should remain strong for sellers whilst still offering some choice for buyers. Investors are showing strong interest in bricks & mortar despite the banks are offering barley more than a cheap glass of wine on investments at the moment. Vacancy rates remain low which has kept upward pressure on rents which is also appealing to investors. This is creating some competition between those looking to purchase to live in which is a strong sign for sellers over the next quarter. Purchasers are advised to have their finances in order before house hunting as the extreme delay in approvals are seeing some buyers miss out on their dream compared with organised purchasers who are ahead of the curve on the buying process.

BAND TOGETHER2 MUSIC FESTIVAL On Sat Nov 30th, 2019 a number of Aussie music legends will perform at the Band Together Music Festival in Wolumla.
