WELCOME Guess who's back AND with a shiny new look. Yep, after a rather long and unplanned hiatus, The Hood 2.0 is back in da house, and we gotta say it feels gooooood! We freshened up the look, introduced a community page The Hood Recommends where we give a shout out to our fellow small biz comrades, and we added some Kudos and Kind words because we understand that you need more than just us telling you how awesome we are at what we do. But other than that, all the good stuff such as the quirky front covers, interviews and hints & tips that you have come to know and love, still exist. Speaking of interview, we caught up with our very own Helen Stewart, who was hilarious and quite specific when detailing something a tenant once left behind (see Page 13). And finally, while we were momentarily off the grid, we were awarded the prestigious 2019 Agent (congratulations Trent Pool) and Agency of the Year for Merimbula courtesy of the annual Rate My Agent Awards. Obviously to take out such an accolade against some stiff local competition is always humbling and something we were very proud to achieve. Although without our wonderful clients and their kinds words, this award isn’t possible so Thank You! As always, we hope you enjoy the issue and welcome back!!!!

HOW TO KEEP YOUR HOUSE COSY DURING WINTER Now that those hot summer nights are sadly in the rearview mirror for the next couple months at least, it’s time to embrace the cooler months and make your home feel warm and cosy. Fortunately, it doesn’t take much effort to turn your living space from cool, minimalist and breezy to inviting and comfortable for winter. Here are our top tips for maximising the snug factor Update your bedding // Sure linen is great for summer months, but flannel or jersey is where it’s at for winter! And while you are at it, throw on a winter quilt or add a wool rug – trust us you will be toasty and warm in no time Add some heavy drapes // Swap your normally thin or sheer curtains for heavier drapes with a thermal lining. Not only will this make the room look cosy, but it will insulate the room from that cool night air

Use your fire correctly // Nothing says warm and cosy quite like chilling by the fire, but before you use your wood fireplace, it's a good idea to organise appropriate cleaning and maintenance to ensure safety Reverse ceiling fans // Try reversing the direction of your ceiling fans so that hot air is pushed downwards. This is especially important in rooms that have high ceilings Just add rugs and fluffy cushions to everything // Drape them over lounges, chairs, on the floor, heck even in the bathroom and the furrier the better but just make sure it’s faux fur, and you’re good to go Seal any drafty windows or doors// Jack frost has a way of inconveniently sneaking through the smallest of cracks so make sure you check your window seals and grab a couple of old skool fabric snake door stoppers to seal up any unnecessary drafts.

Property values decreased slightly in the last 6 months however demand has ramped up since the State & Federal Elections.  April and May were strong, and June is shaping up to be fantastic for both vendors or purchasers. This month we introduce the very amazing Helen Stewart, who takes care of Property Management and all our holiday rentals. Helen kicked off her Real Estate career some 30 years ago (yes, she is super experienced and knows her shit!!) way back when she was a Jindabyne resident. But the allure of the ocean prompted a sea change, and Helen was quickly snapped up by the then Joan Higgins Real Estate. They were later taken over by the Merimbula Lake crew, and this was home for an impressive 17 years. Of course, Helen jumped at the opportunity to join Merimbula Realty when we acquired that business in 2018 and just quietly we are stoked to have Helen and her legendary knowledge and experience on the team!!
