A property manager is a kickass third party (like us) who is hired by a landlord or property investor to manage the day-to-day operations at a rental property. Contrary to popular belief Property Manager's don't just collect the rent, they provide a valuable comprehensive management service, which includes the following: Inspect the investment property and recommend any possible works required or issues that may arise due to legislation prior to leasing Provide a comparable rental market appraisal Advertise property for rent & screening of prospective tenants Conduct background checks on prospective tenants & obtain references Provide a tenancy agreement ensuring any special conditions are included Collect 2 weeks rent and lodge 4 weeks bond to secure the rental Complete a thorough ingoing inventory report, photographs & water reading Conduct a 3-month inspection to check tenant has moved in smoothly & that no repairs are required, the property is being maintained in a clean and tidy manner. Report findings to Landlord Collect the rent and ensure the tenant makes payments on time Pay any maintenance, insurance, strata levies, water and council rates on behalf of the landlords, Provide regular financial statements and detailed end of financial year statements Act as the intermediary person with communications and any issues, lease negotiations and rental increases Attend to court to represent the landlord if a dispute cannot be resolved Conduct ongoing inspections to ensure the property is returned to near same condition At the end of the tenancy, finalise the bond and inventory with the tenant Keep up to date with any changing legislation regarding asbestos, balconies, decks, water efficiency tests, any duty of care matters, and foresee probable future damages

This month we got to hang ten with super cool Simon Emms, proud owner of Merimbula's longest standing Surf Shop. In 1987 Simon took over the store and what was only supposed to be a 5-year plan quickly evolved into a 30-year stint (and still counting)! Call it love or call it crazy there is no denying that 30 years in the retail biz is a bloody remarkable milestone. He has survived the GFC, globalisation and the rise of online shopping but amidst all these pressures he still opens the doors 7-days a week. What a local legend! When asked about his key to success it's simple, surfing is his life, and nothing makes him happier than providing his surfing knowledge to generation after generation of grommets. Besides, we think it's impossible to be unhappy in your career when boardies and thongs are your uniform.
