THE ATHLETES HOUSE A private bespoke extension in Hampshire The Athletes House is a private bespoke extension located in Hampshire completed in Autumn 2021 by award-winning, Winchester-based Architects AR Design Studio. The clients came to the Studio with the brief to extend and transform their 1950s home. Though the clients describe themselves as “polar opposites in the things we like and the way we live,” spatially they both wanted to extend the living space at ground floor to open the house up to the garden and achieve an extra bedroom on the first floor. They are also both extremely active and regularly compete in triathlons. Fuelled by lock-down, a crucial element of the design was a gym and 25m external lap pool where they could train for events from their home. 4

The couple were divided on one key point, whether to keep the existing 20th-century house and its low-quality, piecemeal additions to the sides and rear. AR was posed with the question “What to do when a couple wants two different things; one wants to live in a traditional house and one wants to live in a contemporary dwelling?” AR's strategy was not so much to extend the existing dwelling, but rather to build a new house on the back of the old one. This way, both parties received what they wanted. This entailed reorienting the internal layout, with the key spaces now sitting within the new build physically connected to the garden.

The new build contrasts the old, box-like, house with a series of walls and roof planes that define spaces without enclosing them. Brick planes stretch out into the garden and focus the views, while the open plan kitchen, dining, and living area flow between them. The continuation of the masonry from inside to out, large format glazing, and a continuous floor finish are all used as design tools to blur the threshold between inside and out. The planes also read on first floor, with the gaps between infilled with glazing and timber slats for more privacy in the bedrooms. This results in the outside coming into the house and the inside reaching out to the garden.

The pool and gym are situated in their own bay, with one end of the pool recessed into the building façade. Its form both projects into the building massing and extends into the garden, further contributing to an obscured threshold. These planes also provide the floorplan with a clear organisational structure. Where the previous layout lumped spaces wherever they would fit, the new plan provides a clear circulation corridor that runs along the intersection of the new and old dwellings. This is repeated on the first floor to create a rational and logical spatial structure throughout.

EDITOR'S CHOICE A horizontal roof plane sails out to create covered external areas at the ground floor, breaking up the verticality of the brick fins and provides solar shading and much-needed shelter from the British weather allowing the external areas to be used year-round. A volume of the existing house has been opened up to create a bold double-height entrance space. This houses a folded steel staircase and bookcase, contrasting with the period sash windows while giving a hint of the contemporary palette to come. The remainder of the Georgian-style property house has undergone a more traditional renovation with every room updated to a 21st Century standard of living. Bathrooms, bedrooms, and a snug have all been remodelled, maintaining the period features and sash windows in line with one of the clients’ preferences.

By carefully consolidating the client’s differences the extension and refurbishment has transformed the 20thcentury house into a spectacular family home, creating a dwelling completely bespoke to their active lifestyle and individuality. Just four kilometres from the city centre, a former quarry has been redeveloped in true contemporary style and is now home to The Edge House, a luxury property defined by its extreme architecture, angular slate roof and minimalist aesthetic. With a quarry edge measuring 8 metres high, the extravagant plot location proved to be a major design challenge, which was amplified by the planning restrictions as pitched roofs are a legal requirement in this exclusive neighbourhood. However, the homeowners wanted an original and creative solution for the plot and so their search for the perfect design took two years. 10

Several architects were commissioned, but the design concepts never quite met the clients’ expectations. Architect Przemyslaw Olczak from the internationally acclaimed studio Mobius Architekci in Krakow, finally won their trust and was awarded the contract. His idea was to build the house on the quarry edge. He placed the building on the rugged cliff, adapting it to the contours of the slope with steeply inclined façades and using dark slate to offset it against the existing pale limestone. The exquisite building is made truly extraordinary through the architect’s ingenuity with differences in height. Viewed from the south, The Edge House looks like a single-level

home, whilst the cliff side to the north reveals three storey’s that appear to be integrated into the rocks. The homeowners wanted a wildflower meadow to be incorporated into the design. In order to prevent the house from overpowering the meadow-rich plot, Ofczak designed parts of the site to slope slightly downwards towards the south and west sides of the building. This reduced the height, whilst simultaneously creating a private living space and pool area out of sight. Several balconies and terraces ensure that the residents can enjoy the sunshine or the shade as much as they wish. The understated architecture continues inside with 850 square metres of living space on three levels: a basement, ground floor and first floor. The entrance is at ground level and leads into a spacious kitchen and open plan living and dining area. To the right of the entrance, there is a media room and one bedroom with a guest bathroom. The upper level boasts two large bedrooms with bathrooms and dressing rooms, in addition to a work and office space.

MINIMALIST YET MULTIFUNCTIONAL: GIRA SMART TECHNOLOGY COMPLETES THE CONCEPT. The Gira Esprit Design Line is the perfect complement for the elegant interiors and as the homeowners wanted extra comfort and sustainability, they chose a KNX system from Gira to install many complex functions. At the heart of this wired bus installation is the Gira HomeServer, which enables the household to control the building technology thanks to a range of different devices. By adding the extra power of the Gira FacilityServer to the Gira HomeServer, the KNX system at Edge House links everything together: from door communication, the security/alarm system, blinds, electrically-operated windows and doors to the audio system, lighting, heating and climate control technology. Wherever they are, the residents can enjoy all the benefits of mobile smart home control on the go via the Gira interface on the Gira HomeServer app. At home, they can call up defined functions and individual scenes in any room using the Gira pushbutton sensors. With dimmed lighting and the blinds down, the living area can be transformed into a home cinema. The KNX installation in the Edge House not only offers an incredible range of functions and enormous flexibility, but it can also evolve in the future – because an electrical engineer can reprogram the system to add new functions at any time, without any complex building work or additional cables. 11

THE GLASS CABIN In the sunshine it glistens like a marble. From the front, an inconspicuous cabin, one of the last ones before you arrive at Jizerka. But the other side of the building reveals that something extraordinary has transpired here. Behind the curtain of the original cabin, a glittering glass extension has sprung up and the house is ripe for the next act of its play.

The cabin has stood here, in a meadow in the Jizera Mountains, for over a hundred years. The world around it has changed since it was built from the timber and granite of the surrounding forests. Two world wars had swept through Europe, the Czech Republic through the dark period of communism and the frenzied post-revolution years. Humanity had managed to land on the moon, which today continues to shine over the meadow behind the cabin as if nothing had happened. Even the mushrooms in the forest behind the house are still growing and the birds are chirping like mad in the mornings. The world has become faster and more connected, but some things remain the same. The mornings here are beautiful. Dewdrops glisten on cobwebs in the clearing outside the windows, and the cold kitchen floor welcomes the early birds in the sitting room. Wood cracks in the fire, tea brews on the stove. We refurbished the house with the future in mind, but at the same time, we didn't feel like letting go of all the wonderful, wild and unwieldy aspects of its past. It was essential that we didn't strip the cabin of its intangible soul, the fragrance of the timber and the stark chill of the granite blocks. We kept what we could. What remained, we've complemented with a new quality that doesn't seek to compete with the past.

The oven and the stove in the sitting room became the heart of the cabin's layout. Walking around the chimney is like spinning a time machine back and forth between the past and the future. It takes a second to go through a century. I zip through the old sitting room, slide past the staircase to the first floor, slam the door, and I'm in the living space that was built in place of the original shed. It's a spectacle. A lightweight transparent structure filled with glass panes defines a slightly sunken spacious living room that combines a modern kitchen and plenty of free space. The rather unusual layout captivates with a multitude of vibes and atmospheres. The glossy brass-clad ceiling reflects

The downstairs area has been fitted out with the essentials that are part of any cabin. The stone bathroom built between the original walls is a cleansing machine. The water from the showers hits the concrete islets and vanishes below the perforated floor grating. White steam is condensating on the stones, over which the spring waters of the nearby Jizera River may once have flowed.

EDITOR'S CHOICE From the entrance corridor we climb to the first floor on subtle steel stairs past a round skylight that illuminates the entire space. The old beams smell of history and above is the original thatched roof, which we managed to preserve. It offers a glimpse of what the house looked like before we took over. Where the planks of the original floor could not be salvaged, there is now glass floor. The glazed elements replacing the decayed wood link the interior space into a surprising ensemble and provide unexpected views through the house. The upper floor is dedicated to slumber. Four bedrooms offer the snoozers a wide range of experiences. The glass-walled master bedroom is a charmer. At night, in the hours when the house falls silent and you're drifting into a dream, it becomes the captain's bridge. The round skylight shines like the moon over the sea, and the sailors in bed have the whole ocean of the interior at their fingertips. The large children's bedroom is also a playroom, where all the children's activities can be moved, should the weather outside turn rough. If there's any place for mischief, it's here. For the other two bedrooms, the classic rooms of the mountain cabin have been reimagined. They're the kind of places where the sun tickles you in the morning and you say: "God, it's so good to sleep here!" We furnished the interior in a subtle way. It concludes the overall philosophy of our approach to the refurbishment. We didn't want to forcefully place pieces of global design into the house. Most of the new equipment consists of original furniture and accessories that we designed ourselves. They reflect the quality of the handmade work of the craftsmen from the Jizera Mountains who still live and work here. The new pieces are complemented with old furniture lovingly selected by the clients themselves. 18

An almost invisible sauna was added not far from the cabin. It is patiently waiting to soothe the bodies tired from a day of cross-country skiing. An inconspicuous concrete beauty set into the ground looks out over the clearing behind the house. Diving into the snow is allowed! www.mjolk.cz

FROM ALUMINIUM TO APIARIES by Wojciech Brożyna - MD of Aluprof UK Aluminium, since its commercial debut in the 1880s, has shaped our world in so many ways, in fact, if the metal did not exist, much of what we take for granted today, would never have been possible. Aluminium is the third most abundant element in the Earth’s crust, and makes up 8% of it by parts per million. Once dubbed ‘the wonder metal’ for its light weight and high strength, its discovery continues to elevate human progress today.

Aluminium is infinitely recyclable with no loss of characteristics, using just 5% of the original energy to produce aluminium, recycling is well established. With ‘clean’ scrap value almost that of new prime aluminium, it is fair to say that we cannot get hold of enough scrap aluminium to meet the current recycling demand. With an estimated total discovered and undiscovered bauxite resources across the globe to be in the region of 55 billion to 75 billion tons we will not run out of new, prime aluminium anytime soon. So where is the downside? Like all metals, aluminium carries high embodied energy, described today as embodied carbon. This has been historically quoted as high as 20 tonnes of carbon for every tonne of aluminium produced when energy from fossil fuels is used to produce new prime aluminium from bauxite. So aluminium smelters have traditionally been located next to renewable energy resources, such as hydro power for decades in order to use cheap renewable energy sources. Now the industry is looking at hydrogen power to further reduce embodied carbon.

Aluprof are proud to be leading this low-carbon revolution, using a greater recycled content to prime in aluminium can reduce embodied carbon to a very low parameter of 2.79 tCO2e (Tonnes of CO2 equivalent) for low-carbon billets manufactured at the group’s low-carbon Kęty line at the factory in the southern Polish town of Kęty. These low levels of emissions have been achieved thanks to the use of the company’s cutting-edge plant for the manufacturing process and the high content of secondary raw materials in the form of recycled aluminium scrap at an average level of 65%. Whilst to some this may seem to still be a high carbon price to pay, consider the carbon savings using a product containing aluminium during its long life span, compared to alternative materials which can create more carbon in their lifetime. Architects are understandably wanting to specify low-carbon aluminium for future projects but with global aluminium recycling running at about 33% of all aluminium output, to source 65% scrap for specific projects will often mean extended lead times should be catered for. The Aluprof UK field team are always on hand to advise specifiers on what can be achieved for any given project and how further carbon savings can be achieved through the supply chain. OK, so where do Bees enter the cycle of aluminium production? Many companies in the aluminium supply chain strive to save energy and at the same time protect our fragile environment from climate change. SECOND AVENUE The clients approached ABL3 Architects to provide a side extension and to explore ideas for their “middle” room, which would lose light and risked having little use. ABL3 delivered a side extension, kitchen, dining room, snug and utility room that suited the family of five perfectly. The client was a growing family of five who loved their home but needed more space. With a small garden, they had limited scope for a massive extension. Their priority was a kitchen with room for an island and a dining table that could seat up to 10 for entertaining. However, as there would be only five people using the kitchen during the week, they were concerned about the table taking up unnecessary space.

ABL3 Architects came up with a concept that met both needs. They designed a kitchen island with an integrated dining table that pulls out. During the week, the five family members use the island, while at weekends the table comes out for entertaining. The dining table wasn’t the only challenge that the ABL3 team faced. Due to the way that water comes down from the property’s roof, the team had to pull structure away from it, essentially delivering a wraparound extension and meaning there was exposed steel at the end of the kitchen run, as well as an area with a dropped ceiling. Keen to maximise every inch of space, the team worked within these parameters to turn the end of the kitchen into a reading nook, with a corner window and a bench seat. ABL3 painted the exposed steel pink and made a feature of it, adding a hidden bookshelf beside it at the end of the reading snug. The reading area provided the family with an additional space to enjoy but without eating into any more garden space, while also working with the practicalities of collecting the water on the roof. Outside, meanwhile, the team included a full-length storage run with a bench seat.

There’s a further bench seat within the kitchen, providing plentiful storage and creating yet another area for the young children to enjoy while their parents keep an eye on them while preparing meals. The kitchen bench was designed in the shape of a giant clothes peg. This lovely bespoke feature evolved out of a solid block of timber that the client was able to source from their family business – a builders’ merchant. With a fairly tight budget for the project, the family business came in handy in numerous ways. Offcuts and bits of unwanted wood were transformed into features, while doors were upcycled. There was an emphasis on not wasting wood. Inside the larder door, for example, the timber that was left over from the cut-out for hob was used to carry on the worktop within the larder.

Budgetary constraints also inspired some creative thinking about the window at the end of the kitchen. The client wanted a window that would open. However, glass is expensive, and moveable glass even more so. As such, the ABL3 team came up with the idea to flip the window around. They built a zigzag window with timber cladding and a cat flap, structured so that the timber is the part that opens – a far more cost-effective and imaginative way of meeting the client’s brief. Tamsin Bryant, Architect, ABL3, recalls: “This was such a personal project, as the extension was built entirely around the family’s lifestyle. The budget inspired us to think creatively about design and materials, ensuring we delivered value at every turn, while creating a really special series of spaces with outstanding attention to detail.” 37


PROJECT FOCUS To maximise light in the kitchen, the ABL3 team created long slots in the roof to draw light into the space. The back of the house was previously very dark, so this transformed the feel of the space into something light and airy, which the client very much appreciated. What to do with the middle room at Second Avenue was the other major challenge, as the room would lose light due to the extension. After careful consideration, ABL3 Architects turned half of the space into a utility room and used the other half to add a bar, desk area and storage to the existing living room, via a built-in joinery unit. The design made sense of the darker part of the room, giving it character and functionality, rather than simply creating a dim corridor! The whole family can now use the space without feeling on top of each other. It's not quite open plan – it’s flexible living, with spaces that double up for different purposes. 38

Planning for the Second Avenue extension was originally granted on 9 December 2019. However, the land had knotweed, which had to be cleared completely before any work could proceed. This meant that work on site started on 23 March 2020 – the day the UK government announced the first national Covid-19 lockdown. The lockdown created plenty of disruption and delays, with the steel and glass windows taking longer to arrive and the schedule slipping when the electrician and others had Covid. The ABL3 team flexed around the issues, ordering materials as far in advance as possible and juggling workflows, so that the project was finished in September 2020, six months after work began. www.abl3architects.com

DOES MY SELF-BUILD HOME NEED A STRUCTURAL WARRANTY?

With price increases impacting every aspect of the construction process, self-builders will be looking for ways to manage costs. Hidden defects in newly built properties can happen to the most prepared self-builder, so protecting the project with a structural warranty can help with costly, unforeseen structural problems.

WHAT IS A STRUCTURAL WARRANTY? Self-build homes can experience a range of design, build, or material problems, sometimes years after the house was built. A structural warranty is designed to cover the cost of fixing these problems. Structural warranties are designed to cover the cost of repairing hidden defects that are often expensive and generally excluded from home insurance policies. A structural warranty typically covers the cost of repairing or reinstating newly built properties or new works to existing buildings because of a design defect, faulty workmanship, or materials.

ARE STRUCTURAL WARRANTIES A LEGAL REQUIREMENT? There's no legal requirement to have a structural warranty after completion, but homeowners may find that lenders will require a guarantee for up to ten years (even if they aren't financing the build). A structural warranty may also be needed if the homeowner decides to sell their property in the first ten years to anyone using a lender. Architect certificates and professional practitioner's certificates (PCC), don't generally cover structural defects, leaving the owner to pick up the cost of any structural problems. 40

WHAT DOES A STRUCTURAL WARRANTY COVER? Structural warranties are designed to cover the cost of fixing damage to a property which can include professional fees, the threat of imminent collapse, ingress of water (excluded for the first 12 months), subsidence, landslip, or heave. Other things typically covered include the removal of debris, dismantling, demolishing, shoring up of the property, temporary removal of contents, and resultant damage to non-structural elements.

WHAT'S THE BEST TIME TO ORGANISE A STRUCTURAL WARRANTY? Homeowners can organise structural warranties before construction starts to enable the insurer to assess the build throughout the construction period. Cover can be arranged after construction starts, but the insurer may apply cover exclusions and increase the cost of the premium if the selfbuild is already underway. Insurers may charge a technical audit fee and a small deposit premium, taking the balance of the premium at completion. The premium rate pre-agreed at the start of construction is generally applied to the reinstatement value of the property at practical completion to generate the final premium payable. HELIFIX STRUCTURAL REPAIRS REINSTATE ARCHES AT HISTORIC ALLY PALLY As part of a refurbishment and restoration programme at the world famous Alexandra Palace, structural repair experts, HELIFIX, devised a bespoke repair solution to strengthen an arch window and two adjacent minor arches on the north-west tower. Historic movement of this Grade II listed building had caused loss of compression in the arches, allowing them to relax and move.
