VENICE HOUSE BY FINNE ARCHITECTS The Venice House creates a garden sanctuary in the city. Located on a long, narrow lot in the Venice neighbourhood of Los Angeles, the house comprises a dramatic series of folded roof planes and a collage of textured metal and wood exterior surfaces. The bulk of the house has been placed on the eastern side of the lot, making a linear garden on the western side.

The wood living pavilion projects into the garden space, with a soaring hyperbolic paraboloid roof formed by exposed Douglas fir beams. A pool has been placed directly outside the living area, allowing this prominent part of the house to be mirrored by water. The bedroom wing of the house frames the triangular living pavilion, which projects into the long garden space on the west side of the property. The living area is enclosed by a continuous glass wall, protected by a 6-ft roof overhang. Oversized 8-ft by 10-ft sliding glass panel doors open directly to the pool, creating a seamless indoor-outdoor environment. The living pavilion itself is constructed with wood, both exterior and interior, establishing a contrast of warm wood to the cool metal siding that wraps the bedroom wing. The living roof is a hyperbolic paraboloid composed of tightly-spaced Douglas Fir beams. The beams gradually reverse their slope from one end of the living space to the other end, creating a curving interior line where the beams frame into the wall of the bedroom wing. The curvature of the hyperbolic paraboloid is made entirely with straight beams.

Simplicity rules the choice of interior finishes. Whitebleached rift-sawn white oak cabinets and floors are combined with calm, white plaster walls. Other FINNE design elements include a sculptural quartz powder room vanity, the spare steel and wood main stair, and the dense wood screen wall located outside the second-floor master bath. The crafted approach continues on the exterior with a unique handmade Danish brick, creating accent walls at the front entry and the living room fireplace. The house was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural

lighting, water-conserving plumbing fixtures, LED lighting, locally sourced materials, and drought-tolerant landscaping. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The house roof has been planned for future photovoltaic panels and hotwater solar panels. Deep roof overhangs, built-in shades, and high-operating clerestory windows are used to reduce heat gain in the summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the floor. Low VOC paints and stains have been used throughout the house. KEYSTONE LINTELS TURN ARCHITECTURAL VISION INTO REALITY AT POOLE HOMES The thermal properties, structural performance and lifespan of Keystone’s standard lintels played a crucial role in the design of two bespoke modern homes in a prime coastal position in Dorset. The neighbouring properties in the sought-after Lilliput area of Poole Harbour offer views over Parkstone Golf Club and have been designed to an exceptionally high standard. With double and triple-height ceiling voids, rooflights, high ceilings and over-sized doors, the five-bed homes have been designed by Trinity Architecture in collaboration with developer Towncourt Homes to offer residents a strong feeling of space and light. With the correct specification of lintels, a critical element of a project such as this, the design team turned to Keystone Lintels to meet their structural and thermal requirements. Keystone provided comprehensive technical support and a fast turnaround to ensure the correct lintels were made available onsite via merchant Sydenhams. Manufactured from high quality grade pre-galvanised mild steel, Keystone’s single leaf BOX/K 100, BOX/K 75 and SK-90 lintels were specified in accommodating lengths and masonry loads to achieve the architectural vision.

The elevations of both properties are arranged to visually break up massing by the stepping up in scale from the left to the right when viewing the front elevations. The off-white render, TBS Portland Blue facing brickwork, timber horizontal boarding and aluminium power coated windows, roof and fascia helped to adjust the building mass and ensured the homes provided a positive contribution to the street scene. Available in a variation of wall thicknesses and used for internal or external openings, Keystone's steel lintels are specially designed with a steel plate on the underside of the lintel providing superior structural stability to avoid twisting of the lintel during installation. Keystone's patented design enhances the structural performance of the lintel without compromising the thermal performance. The innovative thermal break plate features intermittent tabs that connect the outer leaf to the inner leaf resulting in a 90% reduction in thermal bridging. This simple yet brilliant innovation significantly reduces thermal bridging while adding vast improvements to the structural integrity of the lintel.

UK CONSTRUCTION WEEK LONDON TO FOCUS ON CULTURE CHANGE IN CONSTRUCTION UK Construction Week (UKCW), the country’s largest live show for the construction industry and all its related professions and trades, is running in London at the ExCeL centre on 3-5 May. The fundamental issue of culture change in the construction industry is the focus of a major event in May this year, with more than 25,000 people expected to come together to explore how the industry implements new behaviours, best practice and a true cultural shift in how it builds for the future. LATEST REPORT FROM TRITON SHOWERS SHOWS SUSTAINABLY DESIGNED HOMES WANTED BY HOMEBUYERS It's clear that the market is ripe for change. Just over half (53%) of those asked said they were using an electric shower to manage their energy and water consumption. Triton is encouraging more homeowners, along with housebuilders and specifiers, to switch to electric showers. By doing so, this can lead to a significant drop in a home’s overall demand. For example, by opting for an electric shower instead of a mixer, an average family of four could save over 48,000 litres of water a year and reduce the home’s carbon footprint by 0.31 tonnes. With all of this in mind, Triton is moving the dial on sustainability. Electric is the future of water heating, as only the water that is used is heated, helping to bring down energy and water use. Sustainable use of the planet’s resources is now a widely acknowledged issue, and there’s been a big shift in public awareness around the challenges. Research undertaken by Triton Showers has revealed a growing clamour amongst homeowners for products and appliances that minimise their impact on the environment. The findings, which are outlined in Greener UK Showers: lowering the water and energy consumption of showers in residential properties, highlight that 86 per cent claim water wastage is an important concern to them. However, Triton’s survey, which was across 2,000 people in the UK, also found that 64% were unsure how to monitor their own usage. Alongside this, 55% of respondents said they expected to pay more for eco-friendly products – highlighting a lack of consumer knowledge as this is rarely the case. As many as 80% of people said they expect housebuilders to now develop homes that are environmentally friendly.

ROMAN'S LIBERTY BLACK GRID: THE PERFECT FIT FOR AN INFLUENCER Shower enclosure designer and manufacturer Roman was delighted to support Instagram influencer, Frankie Walsworth, with her walk through shower area during the renovation of her 1850’s farmhouse. Frankie, a veterinary physiotherapist and influencer, lives with her husband, Jack, and her 3 dogs, Bonny, Bear and Bodhi in the Yorkshire countryside. AUTOMATED HOME Mark and Helen McCall have always been advocates for smart home living. Running the website ‘Automated Home’ for 25 years, the couple constructed their first self-build in 1999, building on their love and knowledge of home technology as the sector grew.

Then in June 2019, the couple started their journey toward building their second self-build, a fully automated property that would prioritise low-energy and low running costs, all integrated into one smart home system. After finding the perfect spot in the drumlins of County Downs, close to family and already complete with planning permission for a traditional style home, the McCalls had to change the permissions to their own contemporary design and get to work on the build. Working with 2020 Architects, based in County Antrim, the property was designed to be south facing in order to take advantage of solar gain in the main living areas, specifying six Keylite roof windows in ‘the barn’ – an open plan living, dining and kitchen area – and one in the first-floor landing. The build had taken place with no major issues until March 2020, when the site closed for ten weeks during the COVID-19 outbreak. However, despite this, the project only fell behind schedule by a few weeks, and the couple moved into their brand new, fully automated home in July 2020.

Homeowner, Mark said: “We incorporated a lot of smart home tech into our first self-build home, which was a more traditional style, but each piece of hardware was running off a different system or app. We knew that this time round we wanted everything to be as integrated and automated as possible, controlling the whole home all from one place.

“As a low-energy household, insulation and ventilation are two very important factors for us. 2020 Architects understood that we needed some high-performance roof windows that would complement the extra insulation, air tightness and other low energy features we incorporated into the property. “Being able to open up our roof windows to expel any excess heat has been fantastic, particularly this summer. Yet once the windows are closed, Keylite’s fully integrated expanding thermal collar and triple glazing ensures that minimal heat can escape, which has made the windows perfectly compatible with the rest of the features in our home. “Another one of Keylite’s big selling points was its electric roof windows. These usually come with a standard remote control set up, but Keylite’s technical department went above and beyond. They spoke to our smart home suppliers, Epitome Living, and supplied additional pieces of hardware which allowed us to integrate the windows and blinds into our own system. “We use a smart home automation system called Loxone, which controls everything – our heat pump, lighting, music, security and access, and of course our Keylite roof windows and blinds – all from our smartphones or the wall-mounted tablet in the kitchen.

If the house begins to overheat, the system will automatically open the windows to ventilate the room, and if the weather takes a turn, the windows will close. It’s a fantastic feature and is just one less thing we have to think about.” Gareth Crooks, Senior Architectural Technician from 2020 Architects, adds: “Incorporating the Keylite roof window within the design was not only to allow for additional light to access the open plan kitchen/dining/living area, but also to help ventilate the large open plan space from potential solar gains due to the large gable window and two sets of sliding doors. “When it reached the technical stage, the homeowners wanted to incorporate further automation, so we agreed that Keylite roof windows were the way forward with the introduction Keylite premium electric kit which was further linked into the automation by Epitome Living.” The property’s structure is split into two buildings. Looking towards the house from the front, the left side is a vaulted single storey barn that contains an open plan area with a small utility room and pantry behind, and an integrated double garage beyond that. 40

Although a contemporary home, the stone walls reflect many of the agricultural buildings that surround the area, with floor-to-ceiling windows that look out onto the beautiful County Down countryside. While inside boasts three bedrooms, high and vaulted ceilings, concrete stairs, solid floors and walls, as well as low maintenance finishes, on the outside a roof mounted photovoltaic (PV) solar system will be installed later this year to generate electricity from the sun. 'CHALLENGES WITH DOCUMENT L' by Wojciech Brozyna - MD of Aluprof UK Net Zero Carbon Homes by 2050, a step too far? Well it certainly is a challenge for the Construction Industry and home improvement, but it is possible to achieve? Let's first look at some of today’s facts: 27% of our carbon emissions in the UK comes from heating our buildings, with 18% coming from our domestic building stock. 80% of our homes that will be needed in 2050 have already been built and we are still building homes today that are not in line with net zero. So what do we have to do? Currently our homes range from 90 to 170 kWh/m2 energy usage per year, in 2050 we need to have our homes between 40 to 60 kWh/m2 per year. We will achieve this by taking a whole building approach, increasing thermal insulation whilst reducing air permeability and cold bridging. Obviously we will need to stop using fossil fuels such as gas as soon as practicable and move to heat pumps as the most accessible technology at the moment. Currently over 85% of homes in the UK have gas boilers. A gradual phase out of gas boilers and an increase in heat pump installations will allow the gradual increases required in the electricity grid, which continues to be decarbonised to use more renewable energy.

To achieve our net zero target, our well insulated homes will require less zero carbon energy to run and it is only then when we can claim a ‘Net Zero Carbon’ balance for our building stock. As for windows and doors, it is anticipated that these should achieve 0.8 W/m2.K by 2025. Couple these lower values with increased insulation in walls, roof and floor and we will see space heating demand decrease to 25 to 50 kWh/m2/yr. Whilst it is challenging to increase insulation in the building fabric, either internally or externally, one issue that our industry must tackle is that of cold bridging, especially around the installed windows and doors. With a high performance window or door frame typically 70mm in width, how do we ensure that the structure supporting the window increases in insulation from the frame U value to the full thickness of the wall which will typically be 0.15 W/ m2.K without dipping and creating a cold bridge? Currently many replacement window installations ignore the need to continue the thermal insulation within the window to link into the surrounding structures insulation. Ignoring these thermal requirements around the window reveal can heavily reduce the purported gains of installing a high performance window or door. Basically no one element of the building structure can be looked at in isolation. High insulation building fabric goes hand in hand with high performance windows and doors, with the caveat of careful detailing around window and door openings. The ‘fabric first’ approach is key to achieving our net zero target, indeed, just opting for home insulation now will heavily reduce current carbon emissions by using less fossil fuels. Adding to a well insulated and airtight home, the

installation of heat pumps, MVHR (Mechanical Ventilation with Heat Recovery) and photovoltaic panels, will ensure we reach our goal. Who will pay? Over the last few decades we have strived as homeowners to improve our properties, especially by installing new windows and doors, I believe we will continue to improve our properties as part of our goal to have economic and comfortable places to live in. The landscape for the ‘home improvement’ market will likely change in the future, replacement windows and doors rated at 0.8 W/m2.K will be installed hand in hand with external or internal insulation to reach the future homes standard for walls of 0.15 W/m2.K. Furthermore, these improvements will likely go hand in hand with MVHR installations meaning that we will not need trickle vents through windows together, possibly with less opening vents in windows. What seems certain is that over the next couple of decades the home improvement market will become very buoyant as these opportunities present themselves to a well established ‘trade’ supply chain.

K&H DESIGN COMMENTARY ON BRINGING IN THE LIGHT

Finding ways to bring in as much light as possible is one of our first considerations when approaching any project. There are so many ways of maximising light without reconfiguring the space. Choosing colours that enhance the available light can do just the job. Calm, serene colours work well, so long as they aren’t too dull or grey. Gentle yellow or pink works best for north-facing rooms, while soft greens work well with east-facing ones. When working with a small or narrow space, it is best to keep the area feeling as uncluttered as possible and focus on one central light – either a striking chandelier or a hanging pendant. Here we have used LED tracks and spotlights to blend in with the ceiling so as not to detract from the central light. Introducing mirrors and glass will increase light, allowing it to bounce around the room. Our favourite lighting designers include Margit Wittig and Hannah Woodhouse, who we work with to create bespoke designs for our clients. Industrial style decor comprises of stripped back architectural details, including the use of exposed brick, concrete, raw metal and wood, as well as salvaged materials. Industrial design takes inspiration from the lofty look of warehouses and factories, creating the perfect juxtaposition of rustic and modern, rough and homely. In terms of interior design, it is all about achieving a raw edgy style that looks unfinished, yet cohesive and unique.

2. WHERE DID THE AESTHETIC COME FROM? WAS IT A REACTION TO SOMETHING? ANY IDEA WHAT YEAR IT BECAME PROMINENT OR WHEN IT WAS POPULAR? It was back in the 1970s when the now infamous industrial style really took hold. At that point, many warehouses, mills and factories were turned into homes for people to live in and rather than concealing the raw elements such as the rough bricks, exposed metals and pipework, Interiors Designers decided to embrace them. People loved this new honest, authentic look with its clean lines and open spaces, and 50 years on it remains as popular as ever. In today’s busy, frantic world, this pared back, simplistic and 74

unfussy style provides a much-needed calm feel to our homes, something we all welcome at the end of a hectic day. Searches for ‘Industrial Décor’ have doubled in the past 5 years alone, proving the look is certainly standing the test of time – another feature which makes it so appealing.

3. WERE THERE ANY FOUNDING FIGURES OF THE STYLE? Although it’s very difficult to pinpoint, many people often consider the first industrial designer to be architect Peter Behrens, who was noted for his influential role in the development of modern architecture in Germany. Beginning in 1907, Behrens was the artistic adviser for AEG, for which he designed not only industrial buildings but also small electrical appliances. Another influential figure is considered to be Albert Kahn. He led a change in industrial design that brought factories, warehouses, and industrial spaces more in line with what we know them to be today. In the earlier days of manufacturing, different operations were often housed in different buildings. Kahn called for more efficiency and used new building materials to create massive structures that could house all operations under one roof.

Industrial interiors look their best when they embrace a unique finish that highlights individual character. Once you’ve stripped your interior bare, make sure you add touches of your personal style to transform it into a place that reflects you.

Lighting plays an important part in industrial style interiors too and can be used to highlight features such as exposed brickwork, wooden beams or visible pipes. These will all help to create that all-important balance between rough and smooth textures, another key element in industrial style.
