Facts

• Higher ability to withstand temperature differentials: In comparison to soda-lime glass, tempered borosilicate glass can better withstand temperature differentials and can therefore be glazed with normal edge covers (20±2 mm).

• Higher softening temperature: Because the glass is selfsupporting for more than 30 minutes, large panes and simple frame constructions are now possible.

• Higher viscosity: The glass flow rate is low due to the high viscosity and durability of borosilicate glass, so with more edge cover, greater fire resistance times in excess of 90 minutes can be achieved.

• NiS crystals do not form: Due to the chemical composition of borosilicate glass, nickel sulphide crystals cannot form. Spontaneous glass fracture due to embedded NiS crystals cannot happen with PYRAN®.

Our panels are made up of two 11mm OSB/3 sheaths sandwiching a PU (Polyurethane) core. Using a PU core means that the OSB/3 sheaths are chemically bonded together

producing a panel that is 3 times stronger than brick.

Warmer

Our PU SIPs have a high-density polyurethane core creating a closed cell structure this give the SIP panels its phenomenally high insulation values.

We ‘press’ various depth of SIP panel so can meet most thermal requirements. Our Extension Kitz Wall System will give you a ‘U’ Value of 0.15 W/m2K finished with Brick Slips or Render, whilst a composite Cladding finish is 0.16 W/m2K. If it’s a flat roof system that is required our Orangery Kitz flat roof will return 0.09 W/m2K. Both systems well below Building Regulation requirements for England, Scotland and Wales.

Smarter

If looking for a high performance A2 FIRE RATED facade cladding to finish off the SIP panel, we now offer Hardie Panel and Hardie Architectural Panel. Hardie Panel comes in a natural fibre cement surface whilst the Hardie Architectural Panel comes in two textures, Brushed Concrete, and Smooth Sand. All the textures are available in 6 colours and custom colour. No need to use traditional render finishing.

HOW DO YOU HEAT A LOFT CONVERSION?

A lack of wall space can make fitting radiators into loft conversions problematic

However, with the very latest designs from The Radiator Centre, it’s possible to find a solution whatever the space.

Loft conversions have been a huge trend over the last few years, with many people choosing to renovate and make the most of the space they have, rather than move house. These once wasted areas have been transformed into an array of useful spaces from practical guest bedrooms, often with en-suites, to handy home offices or much loved gaming rooms. However, with their often limited wall space and sloped ceilings, finding radiators to heat the space can prove a challenge.

LONG & LOW

One solution is to opt for a long, low horizontal style of radiator, such as those shown above and below. These fit brilliantly on dwarf walls under sloped ceilings and there are some great options available to choose from in both traditional and contemporary styles. The BDO25 pictured directly below is a great example of a new breed of horizontal towel rails. Formed of 25mm round tubes set on 35mm vertical collectors it gives great heat outputs due to it’s surface area.

TALL & NARROW

In areas where the wall height is greater, the overall space is often still limited and in these cases a vertical option such as the Arcadia, may be the answer. Featuring oval tubes aligned in an aesthetically pleasing formation, the Arcadia is a sleek and stylish model, perfect for contemporary interiors. The Arcadia can also be hung horizontally when needed and is

available in a wide range of RAL colour as well as a choice of 17 special finishes such as historic gold, silver or copper, for those wanted to add some metallic shine to their renovation.

Ideal for tight spaces in ensuites, the Teso is a designer towel rail that provides all of the functionality you would expect from a conventional towel rail such as storage, drying and hanging, without looking anything like the standard models of the past.

As with the Arcadia, this elegant design can also be hung horizontally and comes in a myriad of colours. Customers can choose to pick a contrasting or matching colour for the handle, depending on personal taste and how much of a statement they wish to make.

THE MIRRORED CHOICE

Mirrored radiators are another fantastic choice for converted attic rooms. As Nick Duggan, MD of The Radiator Centre explains, “It’s the practicality of mirrored radiators that makes them so popular; they are a stylish space-saving option that allows you to heat a room whilst adding a design feature at the same time. They also help to bounce light around the room, creating a feeling of added space,

FLOOR-STANDING OPTIONS

Where wall space simply isn’t an option at all, a floor standing design is a good choice. As the name suggests, the Old Skool Bench pictured below combines functional heating with a practical seat in the form of a solid oak bench.

Other possibilities include energy-saving designs such as the Mini Fixed Feet, pictured below left. Utilising LowH20 technology with the super conductive and ultra-fast heat exchanger, he Mini Fixed Feet gives maximum heat, for minimum energy consumption. It comes in a choice of 4 heights, 4 depths and lengths of up to 2.6m, allowing customers to choose just the size needed for their space, with the smallest option starting at just 80mm high.

Alternatively, for those looking for a more retro design, consider the floor-standing Vienna, shown below right.

12 FEBRUARY 2025: A new area of public realm creating a ‘front door’ to Reading and linking the mainline station with the town centre has opened as part of the £850 million redevelopment of Station Hill, delivered by Lincoln MGT, the joint venture between Lincoln Property Company (‘Lincoln’) and MGT Investment Management (‘MGT’).

Covering around two acres, the landscape and public realm of Station Hill run from Friar Street in the south – across a site which previously contained Friars Walk shopping centre, a car park, bus depot and office buildings dating from the 1970s – to the main entrance of Reading station in the north. The area incorporates a new pedestrian bridge link over Garrard Street and offers seating areas set within generous planting where members of the public can meet and relax.

The public realm gives visitors a significantly improved welcome to the town on arrival from the station, with a pocket park providing an inviting and attractive solution to the four-metre level change between the station underpass and Station Hill. The connection from the station through to Friar Street and the town centre beyond is step free, ensuring all-inclusive access for users.

Councillor Liz Terry, Reading Borough Council Leader, said: “Reading’s standing as a major economic player - both in the region and nationally - compels it to have a gateway to the town which is befitting of that reputation. I’m pleased to say that has now become a reality with the opening of this hugely impressive public space between Reading Station and Station Hill, which is now effectively the town’s new front door. The creation of an attractive green space

and accompanying public square, complete with seating, sculptures and artwork, will likely quickly become a destination in its own right, and the level access from the Station towards both Friar Street and the Town Centre will be of huge benefit.

The design of the public realm has been undertaken by leading landscape architects LDA Design, who worked closely with Arcadis on the Placemaking vision for Station Hill. The design for the public realm has been inspired by its location between the two rivers on which Reading stands – the Thames and the Kennett—which were fundamental to the establishment and growth of Reading. Taking cues from the forms and terminology associated with rivers—currents, eddies, banks and boulders—the landscape is laid out to respond to the movement of people (currents), create active frontage (eddies) at the edge of the buildings (banks) and provide areas to sit and dwell (boulders). The design seeks to create a sense of belonging for anyone who visits.

A main square has been created adjacent to ONE Station Hill, a new best-in-class 275,000 sq ft London grade office building. This square

will be a major destination where people can meet and relax, acting as focal point for pedestrians and helping to drive footfall between the station and the town centre. Pathways flow around the central area of the square showcasing the ‘Seed’ sculpture and a playful water fountain feature.

As a key attraction in the public realm – particularly on warm, sunny days – the feature will provide opportunities for children of all ages to play in the water spray while those looking on can watch from a distance – and stay dry.

The central seating edge is the largest continuous terrazzo seat in Europe, providing definition and function to the central space. Seating has also been incorporated along the pathways which converge as they meet the new pedestrian link bridge to the south, with planting and trees continuing along the full length of Friars Walk.

A stepped pocket park has also been created across the station forecourt to the north, close to the main reception of ONE Station Hill. This incorporates a significant amount of terraced planting – including

trees and shrubs – and seating areas, punctuated by dramatic new sculptures and murals which welcome people to the town as they exit Reading station.

From the arrival at the station and across a new pedestrian bridge linking to the high street, the landscape and public realm welcomes people from all walks of life to Station Hill. Nature is in abundance with biodiverse planting and trees, while seating areas will create spaces for people to dwell and admire the public art and enjoy the playful water feature. Inspired by the ‘Rivers of Reading’, the public realm provides space for life to unfold for the growing community.”

The lighting design has been developed by dpa lighting consultants. It responds to the human experience, seeking to create a sense of place and belonging and encouraging the use of the public realm during the evening hours. As well as providing visitors to Station Hill with safety and security, the lighting also serves to highlight the architectural design of the neighbouring buildings, helping to express the overall character of the space as well as complement the dedicated lighting designed used for the new murals and sculptures. A curated palette of warm white light sources has been used, reinforcing the welcoming nature of the new public realm to visitors.

The specially-commissioned series of sculptures and murals, which have been delivered by predominantly local artists, collectively form an ‘art trail’ through the Station Hill estate and include:

The Station Hill mural: ‘Royals, Residents & a Rock Festival’ featuring celebrities like Kate Winslet, Ricky Gervais, Kate Middleton and Marianne Faithfull, alongside local figures such as businesswoman Tutu Melaku and Neil Papworth, sender of the first-ever SMS message

‘Seed’ sculpture, referencing Sutton’s Seeds and 19th Century Reading, merging botany, history and image microscopy. It sits on a plinth honouring Reading’s brickmaking heritage and its surface is embellished with nine bronze reliefs of magnified seed textures, chosen through a public engagement programme

‘Pivotal’, forming a monumental kinetic artwork outside ONE Station Hill, inspired by flags and symbolising a bright and creative era for Reading. It is comprised of more than 70 brightly coloured fins, each with a surface that moves in the wind, creating a dynamic and everchanging display during the day and at night

The colours of the two murals will shift and animate throughout the year to celebrate different events, providing a dynamic, ever-evolving visual experience. These works are part of the Station Hill public art programme, devised by cultural placemaking agency Futurecity. The public realm and artworks represent an investment of £1.5 million by Lincoln MGT and provide a new ‘gateway’ destination in the heart of Reading. Michael Jones Architects, in collaboration with Linda Boronkay Design Studio, has masterfully transformed a Victorian home on Kew Green into a striking forever home with brass arched doors and internal brass framed sliding glass doors. This sophisticated three storey residence, complete with a basement, has been reimagined to seamlessly blend heritage with modernity, elevating its grandeur through the installation of bespoke brass arched doors and references the 1970’s era with bold artwork and tactile furnishings.

Key to the timeless and meticulously designed home are the tall brass arched doors to the rear elevation which serve as both functional double leaved opening doors to the patio and a beautiful architectural feature.

The internal bespoke brass arched Mondrian sliding doors span an impressive 3810mm wide and 1986mm high, elegantly positioned above the kitchen island. These refined doors provide a subtle yet effective division between the kitchen and dining area, ensuring that noise and aromas are controlled while allowing seamless conversation flow as a personal chef masterfully prepares culinary delights. The Mondrian bronze framed sliding system comprises two fixed panels and two discreetly locking, opening panes, ensuring both style and practicality.

Following the flow of the home’s sophisticated design, the statuesque brass arched doors open from the sunken lounge to the patio blurring the boundaries between the indoors and outdoors. Their bronzed

finish and precise craftsmanship create a harmonious link between the living spaces, reinforcing the home’s bespoke design narrative.

The rear extension is punctuated by five bespoke brass arched Mondrian double doors, each soaring to 3159mm in height with a structural opening of 1535mm. These stunning biparting doors boast individual leaf widths of just under 80cm, framing the garden with an air of classic Parisian elegance. Their burnished brass handles, subtly rounded to follow the curvature of the arched forms, contribute to the industrial chic aesthetic of this Kew extension, embodying a timeless elegance.

The extensive remodel and extension of this distinguished residence which featured in Elle Decor & Sotheby’s magazine

enhance its status as a Building of Townscape Merit. The approved design replaces dated rear extensions with a refined and modern interpretation, meticulously proportioned to complement the home’s historic character while catering to the evolving needs of the family.

This grand renovation is underscored by the inclusion of these five arched glazed doors crafted from burnished brass, a deliberate homage to the Libertystyle interior envisioned by Linda Boronkay Design Studio. CONCRETE The Game-Changer for Architects and Designers

Its industrial roots lend it remarkable durability, a quality that suits interior environments well. The advantage of concrete extends beyond strength; its designs can range from minimalist to elaborate, with each piece tailored to enhance its surroundings.

Common concrete surfaces include flooring, wall panelling, kitchen countertops, and even lighting fixtures. Its understated style and neutral colour make it an excellent contrast for monochrome

Concrete is also an eco-friendly material, which is a significant advantage for architects and designers operating in today’s environmentally aware market, where sustainable sourcing is paramount.

Like many materials, concrete requires care and maintenance to retain its appealing qualities. Each concrete piece is often custom designed, so proper upkeep is essential. One effective way to treat interior concrete products is by using Osmo Concrete Oil. This oil combines the benefits of natural oils and waxes without

forming a film on the surface, which is particularly crucial for concrete. Instead, it penetrates the material, making the microporous surface water and dirt-resistant as well as stain-proof. This treatment is especially beneficial for concrete wall panels and flooring in kitchens and bathrooms, as well as for tabletops and windowsills.

When applying oil for maintenance, it’s vital to use a thin layer and evenly distribute it. Any excess, such as pooling or streaks, should be wiped away with a pad or lint-free cloth. For larger surfaces, excess oil can be removed with a rubber scraper, followed by polishing with a buffing machine (using a white pad). The oil must be absorbed fully, leaving no residue on the surface. Allow the oil to dry for 8-10 hours in a well-ventilated area, then apply a second thin coat, again removing any excess. For previously oiled surfaces, one coat on a cleaned area is typically sufficient.

“When choosing a living room colour, start by considering the mood you want to create. For a calming atmosphere try soft, neutral tones like beige or light grey, or if you prefer something with more energy and personality, then vibrant colours like teal or mustard yellow might be more to your liking,” says Debbie.

“Next, consider the size and natural light of the room. If you have a small space then lighter shades can help to make it feel more open, whereas darker colours are more suited to creating a cosy, intimate vibe. You may also want to bear in mind any existing furniture, décor and adjacent spaces to maintain a cohesive flow. Another good tip is to test sample swatches on

your walls at different times of the day to see how lighting affects the colour before making a final decision,” Debbie comments.

She continues, “When carefully planned, grey and yellow can work beautifully in a living room. If you are planning to use yellow as your main colour then it’s best to go for a more muted shade to keep the

£1.2b redevelopment breaks ground

Today, Malaysian engineering, property and infrastructure group

Gamuda Berhad, together with London-based real estate investor Castleforge, marked the next stage in their £1.2bn redevelopment of 75 London Wall in the City of London. The occasion was commemorated with a groundbreaking ceremony and the signing of one of London’s largest property development loans in recent years, valued at £500 million and provided by Cheyne Capital, the global alternative investment manager.

The event was led by Dato’ Lin Yun Ling, Gamuda Group Managing Director, and Michael Kovacs, Castleforge Founding Partner.

They were joined by Gus Wiseman, Global Head of Investor Relations for the UK Government and Howard Dawber, Deputy London Mayor.

Over 80 attendees were present, including financiers, property agents, and a range of property development and built environment specialists.

The investment is another signal of support from Gamuda for the UK property market, with the group viewing London as a key strategic destination for real estate investment. Since 2022, Gamuda has committed a total gross development value of £1.4 billion

to the UK market, encompassing prime commercial office assets, residential properties and PurposeBuilt Student Accommodation (PBSA).

The 75 London Wall project is the largest investment for Gamuda in the UK thus far. Complementing this is Castleforge’s commitment to delivering best-in-class workspaces that prioritise sustainability and tenant well-being which set new standards for the adaptive reuse of office buildings in the City of London.

The site received full planning consent in June 2024 and construction has begun. Upon

full redevelopment expected in 2027, 75 London Wall will be a grade-A sustainable top-tier office with a net lettable area of more than 450,000 square feet with the best ESG standardsBREEAM ‘Outstanding’, WELL Core ‘Platinum’, and NABERS UK 5 Star Design.

We recently carried out work on a London site – utilising Bluetooth technology to communicate with 39 on site fittings for emergency lighting, testing, reporting failures and imminent failures. We reduced the emergency lighting units from 82 to 39 – reducing costs for the future utilising Lens technology and lithium batteries -albeit the important component is the LENS - LIGHT distribution. Not only do we achieve specified emergency light levels across the retail area, we also reduce energy and service costs over time.

Over 400 metres of the Unifold® Gutter lining system was installed on London’s iconic venue, The Royal Albert Hall, throughout the summer of 2023.

The Unifold® Gutter Lining System was chosen for its versatility, unfailing ability to replicate existing systems and its long life.

Following a survey by Ampteam personnel, along with Saper Glass Industries Limited, a design solution was provided for the gutters and samples were sent to test fit the Unifold® gutter lining within the gutter cavity, as the throat dimension varied considerably across the profiles.

All runs of the gutter were manufactured to suit the curved nature of the dome which roofs the Hall, and to fit within the minimal throat dimension between the glazing and glazing bars, meaning that bespoke faceted and cranked joint plates were provided so that the new Unifold® lining could follow the profile of the existing gutter.

Full site information was provided including laying sequences, special details and instructions with each delivery of the system.

Ampteam were partnered by Approved Installer, Saper Glass Industries Limited and Faithorn Farrell Timms as contract administrator, and their input and expertise, along with comprehensive discussions throughout, enabled a successful installation of the Unifold® system.

Following installation of the Unifold® every Unifold® gutter run was water tested by flooding the gutter from the top of the run(s) via hose, with additional assistance from the poor weather, and no leaks were detected in any of the installed gutter runs.
