Quintessentially London Theatrical Living

The property consists of nos. 409–410 The Strand. It occupies an enviable position next to the Adelphi Theatre, a stone’s throw away from The Savoy and the River Thames. It’s a site steeped in history, and the Architects, PEEK Architecture + Design, felt a duty to bring the property back to life while staying true to its architectural principles. Georgina Turvey of PEEK Architecture says ‘’We wanted this building to have something of the eccentric about it. These rooms were the dining rooms above the theatre restaurant, so imagine the after parties that went on there, full of actors and London luvvies. We wanted to bring that fun back to life.’’ The History and Inspiration - The building was opened in 1885 by The Gatti Brothers, as The Adelphi Theatre Restaurant, and the upper floors housed the private dining rooms. The Strand had become a newly fashionable address, and was one of the most elegant streets in London. Many avant-garde writers and thinkers gathered here, among them Thomas Carlyle, Charles Dickens, John Stuart Mill and Herbert Spencer. ‘’But the past dies very hard in the Strand. It puts up a struggle. There still remain buildings which are as our grandfathers knew them..’’ (From ‘Ghosts and Greasepaint’ by W. Macqueen Pope 1951)

The Building –To this day, the ground floor retains the form of the old restaurant frontage, with polished granite pilasters. On the upper floors, the elaborate, decorative plasterwork and woodwork testify to the decadence of the private dining rooms, which inhabited these spaces. The first and second floors had existing elaborate hardwood doors, featuring carved architraves, some incorporating cats’ heads (as reference to the Gatti (cat) Brothers). Walls consist of panels above dado rails, which still integrate the large mirrors on the first floor.

PEEK Architecture’s mission was to celebrate the ornate style of this building, while providing well-proportioned and comfortable accommodation. With the addition of rooftop extensions, and insertion of a lift, the upper floors now house 4 spacious and unique apartments. As credit to the development, they achieved record sale prices last year for the location. The scheme has been designed to work with the characteristics of the building, and to ensure minimum intervention in rooms with historical value. A strategic

method was followed while working with Westminster Council planning department, who could immediately see the benefits of restoring this property and making it a vibrant destination once again. The building was awarded a green plaque last year, to celebrate the Gatti Brothers endeavours there, and to acknowledge Enstar Capital, the buildings latest beneficiaries.



Apartments 1 and 2, are housed within the historic old dining rooms. The ornate array of plasterwork and timber detailing, had to be carefully brought back to life. It was a pleasant surprise when the entrance stairs were uncovered to reveal white marble. Painted timber kitchens were installed, and Versailles style parquet flooring laid. Bathrooms continued the aesthetics of the front rooms, by using traditional details, mixed with more eccentric marble and tiles. Apartment 3 is housed in a smaller mansard extension above the Nell Gwynn pub, behind the main building. The old rafters were reused in the living space, and a more industrial look was used,

reminiscent of the ‘back of house’ facilities it would have had, back in its restaurant days. It has reclaimed style timber floors, and brick tiles mixed with concrete hue stone in the shower rooms. Apartment 4 inhabits the new roof top extension, and is the largest of the apartments. The circulation spaces are generous, and a new black metal and glass stair leads up to the opening plan living spaces. The dark blue of the kitchen, contrasts with the golden brass worktop of the island. Weathered style chevron floors offer up a soft surface underfoot, and the large sliding doors give long reaching views up and down The Strand.

From a historical perspective the development represents a true success story. The quality of the development has ensured the retention and future safe keeping of the historic building fabric, and the result is a resplendent property, a veritable haven on one of London’s most historical streets. BLURRING THE LINES new life for a georgian beauty


13 At the end of a gracious Georgian terrace in London’s Belgravia is a five storey, Grade II listed townhouse, its serene facade silent as to the radical transformation it has undergone. The original townhouse follows a classic Georgian structure with two well-proportioned rooms on each floor, but extensions over time had incorporated a garage and staff accommodation within the rear mews and further spaces at half landings and different levels to the original house. For the owner this presented a unique opportunity: to restore the architectural grandeur to the house while carving out a functional and architecturally inspiring home for him and his family, that answers all the questions of modern life. The integration of these spaces into a cohesive whole presented a design challenge to PEEK Architecture + Design and interior designers Staffan Tollgård Design Group. How to realise a spatial arrangement which flows through the building whilst accommodating the constraints imposed by both the structure and the listed status? “The client understood the importance of being respectful of the building’s history, but also needed the property to work as a Twenty First Century family home” says Creative Director, Staffan Tollgård. Thus, there is a difference in architectural detailing between the old and new parts of the house but it very much fulfils the functional requirements of the client.

Traditional architectural details were sensitively reinstated in the refurbishment of this grade ii listed georgian townhouse The listing of the property meant that changes to rooms of the original Georgian townhouse were restricted and the plan form needed to remain intact. The entertaining spaces are on the ground and first floors in the original house and embrace historic detailing. Intricate cornices, stone fireplaces, panelled wall mouldings and original wall niches were revealed and new decorative details were carefully selected and reinstated to complement those that already existed. At ground floor level an intimate reception room provides a framed view of the mature Magnolia tree at the front and extends to a formal dining room with curved walls towards a view over the private courtyard garden and terraces at the back. The first floor reception stretches the full width of the house with two full height sash windows flooding the room with light and leading through to a study. A sensitively detailed infill extension to the courtyard created a new kitchen and family dining space and provides an important link between the garage and mews rooms to the entertaining spaces within the townhouse. Georgina Turvey, Principal of PEEK Architecture + Design, says “Together with the client, we made a conscious choice to put the kitchen at the centre of the house on the ground floor, even though it is often perceived as a more formal space.” A cantilevered, textured stone breakfast area, sleek appliances and warm, dark wood combine in these new areas in a style which is clearly contemporary. The location of new kitchen and family dining rooms allowed exterior terraces to be lifted up to make the most of the sun and light at the higher level.

The central light well is a vertical axis connecting the interior and the exterior and giving glimpses of green from the inside. For the architect the greatest success of this project is the central light well, which is enclosed by a green wall: a vertical axis connecting all the interior and exterior spaces. This forms a hidden oasis and glimpses of the greenery can be enjoyed from almost every room. Turvey confirms that “Bringing light into this new centre of the building was crucial.” Light is filtered into the kitchen and family dining rooms through the glass roof lights and exterior terraces, opening up the heart of the home. Glass continues outside with an exterior glass bridge linking the formal dining room to the kitchen, seeming to float, lightly touching the old and the new and further integrating the spaces. The lower ground cinema room and sub-basement wellness area continues this contemporary mood. Accessed by a minimal glass, bronze and timber staircase, dark natural stone envelopes the gym area, leading to a sauna and steam room finished in luxurious metallic tiles. The upper floors of the Georgian townhouse contain bedrooms, with the master suite covering the entire second floor and encompassing the bedroom, along with a dressing room and bathroom. Built in joinery maximises storage space and large windows let in light and views to the gardens from both elevations. “The considered use of materials was hugely important in the sensitive integration of the spaces,” explains lead designer Rosalind Calow-Harris from Staffan Tollgård Design Group.

“A consistent palette of materials was used to eliminate the thresholds that are clearly there between the old and new parts of the house and between the many different levels.” Natural stones and woods in subtle tones are combined with a richer, more textured palette of leather, decorative plaster finishes and wall coverings to create calm, timeless spaces. Interest and colour is provided in the details of the scheme. Warm bronze is a repeating theme within the interior, it is used on joinery, ironmongery and the details of the lift; it speaks to both the historic and contemporary elements within the property. The bathrooms also use consistent materials, marble and warm grey decorative wall finishes combine with contemporary fittings.

16 The client had an existing collection of contemporary art which is displayed to dramatic effect, but all the furniture was chosen for this property. The selection of furniture plays an essential role in the success of the scheme; the room sizes are relatively modest, so furniture is lifted off the floor for a lighter feel. The consistent style of furniture is used as a link between the old and new parts of the house, so although the pieces are contemporary, they are in softer, more curvaceous shapes that echo the gentle curve of the Georgian walls in the old house. The Grade II listing meant that innovative solutions to lighting were required which are both functional and beautiful. The lighting was also used to bridge the contemporary and historic within the property and so the decorative lighting pieces, are a modern take on more traditional forms. Simple lanterns light the halls and landings with chandeliers in the main living spaces. These sculptural pieces evoke craft traditions of the past with their fine workmanship and use of hand crafted materials and techniques. The more obviously new parts of the building use more architectural lighting features, therefore the basement cinema combines joinery lighting with a decorative ceiling coffer.

“Modern technology should whisper in an nineteenth century townhouse” and so is concealed within the decorative scheme While there are many details the team is pleased to show, there are some which remain hidden, as Staffan Tollgård explains. “Whilst every contemporary family home must meet the functional needs of the inhabitants, modern technology is something that should whisper in a Grade II listed Nineteenth Century townhouse. It should be heard but not seen, unless it absolutely needs to be seen”. The joinery in the first floor reception uses beautifully decorative metal screens to conceal the TV until it is needed. When it is called into use, automated doors slide open to reveal the screen.

Similarly, air conditioning equipment is concealed in joinery and in the decorative wall panelling in the ground floor reception room. This was a complex client brief which called for an impressive, functional home that was respectful of the traditional architectural envelope. In blurring the lines between old and new, this family home has proved to be more than the sum of its parts.

The real facts about natural stone There has been a real surge in popularity in using natural stone tiles in recent years, no longer is it seen as something that only the wealthy can afford. To create a concept for a residence is to understand your client: their life, their values and what they want when they’re at home and when they entertain. Aspen is an exclusive mountain resort in the mountains of Colorado, home to a high-end clientele, expensive private clubs, restaurants and hotels. This house was originally a classic 15,000 square foot log house that we transformed into a contemporary chalet à la ‘Mies Van der Rohe’ with transparent views from the interior to exterior. Now, it is a villa where contemporary art finds its place with studied perspectives between each room and material contrasts between wood, leather, cashmere, silk and a subtle lighting scenario. Luxe details such as closets inspired by the codes of Hermès using leather stitching and Sycamore wood details, cashmere walls in the bedrooms, a Calacatta marble island in the kitchen and back walls with intricate details of stainless steel and leather have been incorporated throughout. A state of the art staircase with floating walls connects the lower and upper floors of the house.


DRAG N SLAYERS Fresh from Dragons’ Den, we talk to Steve Noyes & Duncan Summers about the Worlds’ only covered recessed tv point. Why you decided to go on Dragons Den? After a year of trading, Sync-box was growing quickly. We had sold 5,000 units worldwide with large enquiries coming through from major developers. We had designed and prototyped other products to run with the Sync-box product range and realised we required funding to take Sync-box to the next level. Having approached various investment channels, it was proving to be a long and painful process. We considered applying to Dragons Den for investment as we were confident of the product and thought, it can’t be anymore long-winded or painful than the other avenues of investment we had tried!

Tell us about your experience in the Den To our surprise we were called by the BBC and invited to the London Television Studios for a screen test. This was a few months after the initial application, so as you can imagine, it was a shock when the BBC called. The screen test was a brilliant experience! The BBC were just fantastic. The actual day of filming Dragon’s Den was amazing. The format has changed this year as we were interviewed before and after we went into the Den. Despite, the hard time we received from the male Dragons, Peter Jones was a true gent. He congratulated us afterwards and had a nice chat with us. It’s a day we will never forget!

How has the industry responded? Since appearing in the Den, the phone and email enquiries have exploded. We have received multiple calls from various distributors, worldwide. We are talking to a large distributor, based in Dubai whom approached us after seeing the show. This is with regard to supplying Sync-box to three brand new Trump Hotels in India and one in Dubai! The AV industry’s reaction has also been fantastic. We have received so many kind words and congratulation messages! What does Sync-box hold for the future? Initially we are looking to grow the Sync-box product range. This includes a dry wall version (for plaster board walls) and high end metal cover plates for the multimillion £ complexes. It is our intention to grow the business by gaining a large presence in the US as well as EMEA. We also have other product solution ideas which we would like to take to market.

What did Dragons’ Den Deborah Meaden see? “For me to invest, I have to understand why anyone would want to buy a product or service and at the price it can be produced for. Having been through a major refurbishment recently, I could see exactly why the Sync-box would have been a real asset in terms of saving time and looking good.”

Posh Hotels Deserve Posh Grilles How often have you noticed the rather utilitarian looking diffuser on the wall of the otherwise beautifully designed hotel bedroom and thought: ‘Surely they could have done better than that?’ Ventilation is often out of sight out of mind, but in the rarefied world of four and five star hotels almost nothing is left to chance in terms of the look and feel of the interior finishes. Apart, it seems, from the diffusers. A stark, metallic grille can be a glaring eyesore among the fine fabrics and gleaming chrome or wood work that defines the interior design. Well, the self-same thought had occurred to senior managers at Ruskin Air Management. The ventilation grilles might be doing their job very well, but surely they can look a bit better; or even become a design feature in their own right. The company decided they had the fundamental design of distribution grilles right, but they needed something more aesthetically pleasing for high end projects, particularly four and five star hotels. So it was decided to embark on some research to develop a grille design that continued to ensure the right level of treated and tempered air entered the hotel room, but just looked a bit (or even a lot) better. The company believes that if it can get this right, there is a huge untapped market out there. Ruskin began in the London area cross questioning hotel managers and systems designers to establish the parameters. Initial findings revealed that the design of many hotel ventilation grilles meant they

were prone to noise and attracting dust. They were also difficult to access so were hard to clean and maintain. Ruskin also wanted to see how the room occupants will react to a new style of grille, as well as how they look, they wanted to know how people feel; do they want control over their environment; how they assess noise and whether they perceive the room to be too hot or too cold. Ruskin looked into the impact of humidifying the air supplied by the fancoil and how the Coanda Effect determines the route of air around the furniture and occupants within the bedrooms. Using the Ruskin Air Management Development Academy Test centre they tested the effect of airflows at floor level and also at the average heights for people standing and sitting to establish what people perceive as pleasant air velocities and temperatures. This is vital for a new product design as air must not be sent into the wrong areas. Maintenance issues were taken into account. There will always be some dust on the products, but if the periods of time between cleaning are extended that will prove a big positive for the hotel maintenance staff and the guests.

After various designs, trials and tests Ruskin would like to present “The Dreamcatcher”. The product concept replaces the aesthetically unpleasant grille face currently used for ventilation outlet systems. The new product is not only aesthetically pleasing; it also has superior airflow performance, a unique design feature in its own right as a result of the three dimensional pattern. It functions as a jet diffuser and reaches every one of the desired values concerning airflow performance. LED lighting elements can be integrated within, emphasizing the three dimensional design and can be combined a with movement sensor to provide an additional innovative feature within the design. My problem a few years ago was that I wanted a contemporary painting of my parents’ house for their ruby wedding anniversary. Without a spare few grand in the bank I was struggling to find an artist and I got tired of trying to find on one Google and getting them to reply! One glass, endless possibilities Elegant enough to combine with formal dining settings yet durable and simple enough for everyday use, Carat glassware is suitable for every cold beverage – from cocktails to fine cognac, from juice to red and white wines, or even just for water. The diamond shape of the glasses allows them to be held in different positions, which can be varied according to the drinker’s preference or the type of beverage it contains. Without a stem or sham, Carat’s equiangular and equilateral polygon form is designed to rest on any of its many sides. When in this inclined position, the glass increases the surface of the liquid exposed to air, enhancing aromas and allowing for oxygenation of fine spirits.
