SO, HOW OLD ARE YOU TRISTAN? I’m 11 years old. I’m currently in fourth grade, I go to Rockenbaugh Elementary and I’ve been playing the violin since I was 3 years old. WOW, THAT’S A LONG TIME! HOW DID YOU START PLAYING? Some of my cousins used to play violin, and they were really good. My mother saw them playing a classical Suzuki violin and wanted my brother and me to try it. We eventually started fiddling and have had fun playing ever since. YOU SEEM TO HAVE A LOT OF INSTRUMENTS. HOW MANY DO YOU OWN? My family owns 18 instruments, including five violins, eight guitars, a mandolin, two flutes and a couple of ukuleles. Plus I rent a saxophone. But the violin is my favorite. WHAT DO YOU LIKE MOST ABOUT IT? I really love the contests. They can be in all kinds of places, like courthouses, schools, fire stations, fancy auditoriums or even in fields where people camp in tents and RVs. People just stay up all night long and jam. It’s like a big fiddler’s reunion.

HOW MANY CONTESTS HAVE YOU BEEN IN? I compete in around 5-8 junior contests a year, so I’ve participated in around 20-30 contests throughout my fiddling career. Last year, I placed first in all youth divisions except for one, where I finished second. I play against kids older than me all the time since sometimes there’s only one division for kids. DO YOU HAVE A PARTICULAR CONTEST EXPERIENCE THAT’S SPECIAL TO YOU? Last year, a fiddler named Wes Westmoreland took a $2 bill around and had three fiddle legends sign it — Dale Morris, Roberta Rast and Marty Elmore. Then he stuffed it in my cowboy hat, put it on my head and told me to never lose it. I carry that $2 bill in my hat with me at every contest I go to. WHAT DOES YOUR PRACTICE ROUTINE USUALLY ENTAIL? Every morning, I wake up at 5:30 a.m. and start practicing. I play each of my songs, then I’ll do 3-5 reps on a new song or a song I’m having trouble with. If I don’t finish, I’ll come back after school and finish my reps with my instructors, Sherry and Joey Mackenzie. I’m always practicing.

CSHS ANNOUNCES 2022-2023 GREEN JACKETS Carroll ISD’s Green Jackets have been announced for the upcoming school year. Sporting green blazers and serving as ushers for graduation, musical and theater performances, sports games and civic events, the Green Jackets are hand-selected to represent Carroll ISD’s excellence in the community. Recommended by their teachers and chosen based on their essay submissions, the Green Jackets for 2022 include Danial Alkhoury, Josephine Brown, Madeline Byrne, Claire Carrick, Avery Chang, Corey Clarke, Grant Doby, Hannah Fonseca, William Gornell, Olivia Jacoby, Zachary Lacy, Caden Orr, Aidan Riney, Samad Rizvi, Camryn Tade, Thien-Tri Tyler Vu and Annabel Yu. CARROLL ISD HONORS CLASS OF 2022 The 654 seniors from Carroll’s class of 2022 threw their caps last month during the district’s graduation ceremony on May 27 This year’s senior class saw Katy Lin as this year’s valedictorian, while Justin Sasek was named salutatorian. The district also recognized its top honor graduates including Abhimanyu Aggarwal, Kellen Ducey, Andrew Eaton, Saif Khan, Surina Kishinchandani, Kendall Lyman, Natalie Sanders and Jayme Thompson. Congratulations to all of the senior graduates from the class of 2022!
LOCAL ROWERS QUALIFY FOR NATIONALS Six Southlake rowers qualified for nationals during the U.S. Rowing Central Youth Regionals at Oklahoma City in early May. Representing the Founders Rowing Club, sophomore Olivia Knight earned second place in the U17 1X race and earned first place in the U17 2X event alongside sophomore Samantha Rietbroek, finishing 18 seconds ahead of the second-place finisher Hockaday. Meanwhile, seniors Ashley Hall and Camille Egger and juniors Maile Nelson and Sophia Rhodes finished second in the Youth 4X event. Sophie and Maile also earned third place in the Youth 2X event. These six Dragons will now head to Sarasota, Florida, to compete at the U.S. Youth Rowing National Championships on June 9-12.

CITY WORKS ON NEW PUBLIC LIBRARY Southlake is working on bringing a new library to the city. Last December, the city council appointed a task force designed to research and develop a new public library. At town hall meetings on May 11 and 16, the task force presented three recommended locations for new facilities at Bicentennial Park, Carillon Parc and Parkwood Drive. Residents reviewed potential site plans and provided feedback on the upcoming project. “This task force has invested a lot of time researching and gathering information,” says city councilwoman and task force lead Kathy Talley. “To present it to residents, receive their feedback and work those insights into our recommendations is the best way to ensure that it’s a library for all.” You can learn more about the upcoming library online at CityOfSouthake.com/ LibraryTaskForce. CARROLL ISD NAMES K-6 AND SECONDARY TEACHERS OF THE YEAR During its End Of Year Awards reception on April 27, Carroll ISD named its K-6 and secondary teachers of the year. Working at Carroll ISD for 15 years, Carroll Middle School teacher Jenny Wilson was named as this year’s secondary recipient for teaching her kids advanced algebra and geometry. “As I’ve grown as a teacher, I’ve realized that math gives me the ability, but it’s the kids that keep me there,” Jenny says. “I love building that relationship with them.” But Jenny wasn’t the only award winner — Erica Hayden was also named as this year’s K-6 teacher recipient for teaching first grade at Rockenbaugh Elementary. “The best part of teaching in Carroll ISD is definitely the students,” Erica says. “They make it worthwhile.”

COMMUNITY MEMBERS CELEBRATE EID AL-FITR Friends For Southlake Unity came to Southlake Town Square to celebrate Eid al-Fitr with the community last month. Organized by Noor Mithwani, the festival saw the town abuzz with cultural performances, food, games, henna tattoo artists and much more. With choreographers dancing to Bollywood, Arabic and English music, Noor says the festival was a resounding success and is grateful to Southlake for its support. “Just a few years ago, we couldn’t have imagined that we would be having an Eid festival of this magnitude at Southlake Town Square,” Noor says. “Everyone in the square, from performers to volunteers to attendees, felt like part of one big family.”

SOUTHLAKE WINS TREE CITY USA AWARD Southlake was recently recognized for its outstanding arbor preservation. Presented by the Arbor Day Foundation, Southlake was named one of 3,400 communities that received the Tree City USA Award. To receive this recognition, the city needed to form a tree board or department, create a tree-care ordinance, have an annual community forestry budget of at least $2 per capita and celebrate Arbor Day in April. With this year marking the city’s 24th occasion to receive the honor, Southlake also won the Tree City Growth Award for its community engagement and public education programs. “The city offers a number of programs related to trees, from education to permitting to tree removal,” says Ken Baker, Planning and Development Services director. “We have a strong tradition of promoting trees in the city, protecting trees and integrating trees into our development.” TOWN HALL PRESENTS ART SHOW EXHIBIT Art lovers rejoiced last month as Southlake celebrated its local arts scene. On May 1, the Southlake Arts Council and the APEX Arts League presented the firstever art show reception at town hall, where residents came and appreciated work from local artists while listening to music and enjoying refreshments. 2GR EQUITY FIRM TO REVITALIZE SOUTHLAKE MARKETPLACE The retail center by Davis and Southlake Boulevard is getting a much-needed makeover which is set to begin later this year. Last month, the Grapevine real estate investment firm 2GR Equity entered into a joint venture with the Dallas-based SHOP Development to revamp the 132,000-square-foot shopping center that houses businesses such as Hobby Lobby and Urban Air. According to a media release, renovations will include landscape and parking lot improvements, new paint and LED lighting and signage upgrades throughout. “This asset is long overdue for a repositioning given its location and visibility,” 2GR Equity co-founder David Gregory says. “That, coupled with the amount of discretionary household income in the surrounding area, makes this center an ideal location for any upscale retailer.” The renovations are expected to be completed by 2024. NEW LUXURY HOUSING DEVELOPMENT COMING TO SOUTHLAKE A new subdivision made up of $3 million homes is coming to Southlake. During its meeting on May 3, the Southlake city council unanimously approved rezoning 5 acres of land at the intersection of N. White Chapel Blvd. and Bob Jones Road to allow for the construction of a new residential subdivision
named Rainey Court. According to city documents, the 5-acre subdivision will be made up of four 43,500-square-foot residential lots, along with sidewalks and a cul-de-sac. The new development will be constructed by custom homebuilder Hawkins-Welwood Homes, which recently built the Metairie luxury neighborhood in Southlake. RUSH BOWLS OPENS IN SOUTHLAKE A new fast-casual fruit bowl eatery opened in Park Village last month. Opening at 1151 E. Southlake Blvd., Rush Bowls is a Colorado-based food concept that offers a variety of customizable fruit bowls and smoothie selections. With four other locations in the DFW area, Rush Bowls blends all-natural fruits and veggies with crunchy organic granola, a drizzle of honey and your choice of protein and vitamins to create a flavorful and nutritious treat. “The healthy menu that Rush Bowls has to offer is what impresses us the most,” says owner April Fuchs. “As the importance of health and wellness continues to grow, we’re extremely proud that we’re bringing an additional nutritious meal option to our hometown.” MODERN FIT MENSWEAR COMING TO SOUTHLAKE A new menswear retailer will soon call Southlake home. n 2021, the real estate market boomed, with Tarrant County seeing 28,903 home sales totaling over $10 billion dollars, according to the Texas Real Estate Research Center. Luxury realtors all over the area experienced record-breaking sales while they were working hard for their clients. Southlake Style is excited to recognize their efforts from the past year with our 2022 Super Agents. Using brokerage-provided 2021 sales data, the field of qualified realtors was narrowed down to 83 individuals and 51 teams by recognizing those individuals who had sales of $8 million or more. For teams of two, three to five and six-plus agents, the minimums were $16 million, $24 million and $48 million, respectively. or the past few years, Southlake-area home buyers have relished in record-low mortgage rates consistently hovering around 3% for a 30-year fixed rate. Now, the pendulum appears to be swinging back. In April of this year, 30-year mortgage rates surpassed 5% for the first time since 2011, according to FreddieMac. As this article goes to press, rates have more than doubled from those historic lows of last year. And it looks like it’s just the beginning. With interest rates rising and inventories reaching record lows, many are left wondering exactly how to prepare to buy or sell their homes. To help shed light on the question at the forefront of our collective minds, we’ve brought together some of the area’s top housing experts who have a combined 80-plus years of working in the Southlake real estate market. With over $201.7 million in sales last year according to 2021 brokerage-provided sales data, these local professionals will show you how to buy and sell in Southlake.

Q: HOW WOULD YOU DESCRIBE THE CURRENT REAL ESTATE MARKET IN TARRANT COUNTY? Roxann Taylor: Our local real estate market is very robust in the element of high demand and low inventory, so prices are rising. It’s a great time to be a seller. Susan Mathews: We currently have an inventory shortage in Tarrant County. In addition to local buyers, we have many out-of-state buyers looking and not enough properties. Homes often go under contract within a weekend in multiple offers and usually go for more than 20% over the listing price. Randy White: I have never seen such a high demand for homes in our market. I’ve never seen so many buyers contacting us to help them from so many other states, nor have I ever seen the inventory of homes so depleted. What I have seen is that it’s been a really great time to buy, despite the healthy appreciation we’ve had, because the rates have been historically so low. It’s also been one of the best times to sell because of the way properties have appreciated. Neal Calhoun: Right now, there’s not enough inventory of new homes and new custom homes, especially in Southlake. They’re just being bought as soon as they get listed because there are so many people who want to move into this area and don’t have time to build one. We can’t build them fast enough. Q: HOW DOES THIS COMPARE TO LAST YEAR? Roxann: A year ago, there was definitely more available inventory, but it was still a tight market. Since I’ve been in business, I have seen three major recessions, with the most recent one lasting much longer than anyone ever imagined. Coming out of the recession, buyers did not want so much to take care of anymore, and the thrust of the economy was more of the right sizing for your lifestyle. Q: HOW HAVE INCREASING INTEREST RATES AFFECTED THE OVERALL HOUSING MARKET IN SOUTHLAKE? Randy: Interest rates are the No. 1 factor in home affordability. They were at a low of 2.8%. Now they’re almost at 6%. That’s going to really affect the velocity of sales and slow down the frequency of the market. Sellers are already noticing that bidding wars are calming down, there’s not as much competition and they’re getting record-pricing for their houses. They know the market is big. Only time will tell how much the market really starts to slow down from here. Q: HOW DO HISTORICALLY LOW INVENTORIES ADD TO THE COMPLEXITIES OF THIS MARKET? Susan: Buyers are under tremendous pressure in this market. They are having to move quickly, become liquid and prepare to pay above asking [price], regardless of current comparables. Sellers have the upper hand and are selling their homes for top dollar. JUN 22 • 57
Randy: From the buyers’ standpoint, I would tell them to be prepared to grant 5-10% in liquid cash above what they’re listed at, and be prepared to make a decision and jump on something quick. Don’t consider your purchase your long-term home — consider it a place to serve your immediate needs until things settle down.
Neal: [Clients] really are shifting towards this mindset that they don’t have to have a huge amount of square footage. They just want to make sure they have the spaces they want and that the design intent and quality are going to be met exactly how they want. We love to get into the art and craftsmanship of luxury design and living spaces.
Q: WHERE ARE MOST HOME BUYERS COMING FROM?
Q: WHAT ARE THE BENEFITS OF BUILDING YOUR OWN CUSTOM HOME INSTEAD OF BUYING?
Susan: A large majority of buyers are coming from out of state. Personally, I have a high percentage of clients from California, with others coming from Arkansas, Illinois and the East Coast. Roxann: California, Florida — all over, really. Our global firm has shops in 34 countries around the world, and we see many people moving around a lot buying multiple properties. Q: WHAT DO NEW BUYERS MOST LOOK FOR IN A TEXAS HOME? Randy: Buyers here are no different from buyers anywhere else. Interiors that sell the fastest are more edgy and contemporary — very California, updated with open light and space and with work-from-home ease. Walkability is also a feature that cannot be talked about enough. If a home has a high walkability rating, it’s going to be extremely covered by buyers. The schools are still towards the top of the list for today’s buyers, and our proximity to DFW Airport and reasonable working commutes are another plus. 58 • JUN 22
Neal: There’s a lot more sense of pride with it being your own than when you buy a home that’s already built. When you get to the end and see that the project is done, you can stand back and think about what happened to bring that to fruition. Q: WHAT ARE SOME OF THE BIGGEST MISTAKES PEOPLE CAN MAKE WHEN SELLING THEIR HOME? Susan: Overpricing your home, even in this market, can be dangerous. A seller that decides to overprice their home risks their property becoming stale and encourages buyers to assume that the seller will take a lower offer. Instead, sellers should price their home in accordance with the market and get a higher price because of multiple competitive offers. Roxann: Not picking a seasoned professional to do the job for one thing, but also when they’re not doing the things the professional suggests, it can affect the outcome of a sale. Q: WHAT SHOULD HOME SELLERS DO NOW TO OPTIMIZE THEIR SALE IN THE FUTURE?

Roxann: Taking better care of your home on a daily basis and always taking care of the little things before they become big things help add value to it in the long run. Remember that your home is just like the human body — there is always room for nips and tucks along the way.
Susan: Some sellers feel that with the market being so demanding that they do not have to prepare their home for sale. I strongly encourage all my sellers, even in this strong market, to declutter, make any repairs, paint if needed and present the home at its best as this will encourage stronger offers. With everyone's lives being so busy, buyers want a home that they can enjoy as soon as they move in.
Neal: One thing that we do in any renovation is get an interior designer involved. Part of the reason we do that is because there are so many decisions that need to be made… [and] to make sure that you’re not just going after something that’s current today from a style standpoint. A really good interior designer will do things that are timeless and can not only work for your family and your needs but will work for somebody else as well. Susan: I always advise my clients to do a project in their home every year. When the time comes to put their home on the market, they already have an updated home ready to sell. Q: WHAT RENOVATIONS HELP ADD VALUE TO A PROPERTY? Neal: The thing we always hear from not only realtors but also clients when we talk about a remodel is always the kitchen. The kitchen is No. 1, and then usually the master bath and master bedroom. Beyond that, I would say a really nice office space at your home and maybe even two separate office spaces… and an exercise or a health and wellness space. It’s so great to have something that’s brand new, even if it’s just your kitchen or your master bath.
Q: WHERE DO YOU PREDICT THE REAL ESTATE MARKET WILL GO FROM HERE? Randy: DFW has undergone a reset due to being so undervalued for so long. We’re now being discovered nationwide. We have great schools, a nearly non-existent crime rate, low taxes, great proximity and a commerce-friendly environment. The floor on the market will continue to increase from here. Roxann: I learned a long time ago that I do not have a crystal ball, and I cannot foretell the future. I always tell everyone that you deal with the market you have today when making decisions. Hiring a professional, seasoned realtor with intimate knowledge of the area and the process with great negotiation skills gets you the best results for your transaction.

Q: WHAT ELSE SELLERS CAN DO TO GENERATE BUYER INTEREST? Susan: I always advise sellers to invest in staging. Staging homes help buyers see the full potential of a given space or property. Staging makes it easier for buyers to visualize the property as a future home for their families. Randy: Definitely. You always want to make sure the positives are accentuated to your potential buyers. Q: WHAT FINANCIAL STEPS CAN SELLERS TAKE TO PREPARE THEMSELVES TO SELL THEIR HOME? Randy: I would begin any sale by having the family discuss potential capital gains and tax ramifications with their certified public accountant. I also advise working with a toplevel bank to get fully approved, provide any necessary proof of funds and bring in a top-level agent to execute the family’s plan. Q: WHAT MISCONCEPTIONS DO YOU THINK BUYERS AND SELLERS HAVE ABOUT THE HOME SALE PROCESS? Roxann: That it does not matter who they work with. Because all homes are in Zillow, they assume that the home value is correct and they do not need a realtor to walk them through the process, negotiate, handle inspections and all of the steps in between. ried chicken comes with its own extra kick of spiciness over in Nashville. Now those spices have found their way to Texas through Hattie B’s, a family-owned hot chicken franchise with restaurants in Tennessee, Georgia and Nevada. “I grew up in and around restaurants,” says Nick Bishop Jr., who co-founded Hattie B’s with his father. “My dad has run, operated and owned restaurants my entire life. Both of his brothers are in the restaurant business. His father — my grandfather — was in the restaurant business for 40-plus years. It’s just in our blood.”
Fans of fried and spicy chicken can sink their teeth into the flavorful hot chicken Hattie B’s serves up daily at the Deep Ellum location, which opened in late February. “It is equal parts pleasure and pain. There’s a little bit of heat to it, a little bit of sweet to it. It’s super savory,” Nick says about his hot chicken. “It really [has] got this addictive quality that has made it a popular thing.” Before testing your tastebuds, sip on a cocktail or two. Besides having its largest restaurant, the Dallas location is also the only Hattie B’s with a proper bar and cocktail menu.

Shack Water, the franchise’s take on Ranch Water, features gin instead of tequila alongside grapefruit and Topo Chico. Hattie B’s take on a bloody mary is infused with flavors of hot chicken and dill pickles. And those who prefer wine will always be able to choose from two different rotating varietals, one of which will always be sparkling. When it’s time to dig in, Hattie B’s gives customers plenty of customizable options, including what heat level is best for your tastebuds. The Southern is some classic fried chicken with zero heat, while mild and medium heat levels offer just a touch of spice. Bolder diners can up the temperature with Hot!, Damn Hot!! and the hottest option available — Shut The Cluck Up!!! Once your spice selections have been made, it’s time to choose your chicken. The hot chicken sandwiches and tenders are some of the most popular items, which come either grilled or fried and with up to two sides of your choice. Those who enjoy the classics, however, can order the fried chicken with the bone in, choosing dark meat, white meat, wings or an entire half of a chicken. “There’s a little something for everybody,” Nick says. Families can order either jumbo tenders or a whole wings platter. Each comes with a choice of ranch, blue cheese or honey mustard on the side, and customers can order their platters in any quantity, ensuring no one will leave the table hungry. Lack of time also shouldn’t prevent a visit to Hattie B’s from happening. The franchise has several snacks on its menu, perfect for a quick stop or an easy midday pickme-up. The crinkle-cut Dirty Bird Fries are topped with pimento mac and cheese, dark meat tender bites and what Hattie B’s calls “comeback sauce,” which is made with mayonnaise, honey and a bevy of spices. Fried pickles are another recent addition to the snacks portion of the menu, while Little ‘Uns are jumbo tender or dark meat nuggets with a side and a drink, perfect for smaller appetites or as a precursor to your main course. “I love welcoming people into our spaces, and I think there’s a lot of joy you can pass along with good food and good service,” Nick says. After being subjected to a host of delicious spicy fried chicken, it makes sense to finish off your meal with something sweet. Hattie B’s dessert menu is full of Southern favorites like banana pudding and peach cobbler. Root beer and Coke floats or a couple of scoops of ice cream can also make for a great way to end the meal. “From the type of people that we hire to the music that we play, it’s all been considered and thought about,” Nick says. “We’re really, really pumped to be in Dallas.”

If Biscuits Are Your Jam... Head To Keller’s Newest Brunch Bakery A slice of small-town southern comfort opened in Keller last month. Previously featured on the Food Network show “Guilty Pleasures,” Maple Street Biscuit Company is a Florida-based franchise that serves its own spread of biscuits, gravy, breakfast sandwiches and other homemade brunch delights, all inside an intimate, personalized setting. Guests who walk in through the community kitchen’s doors are immediately greeted with fresh scents of coffee beans roasting and biscuits baking in the oven. Meanwhile, cooks can be seen staying busy in the kitchen, mixing dough, pulling trays out of the oven and serving their plates piping-hot. “You can come, settle in and watch as our cooks make that home-cooked meal fresh and deliver it right to your table,” chief marketing officer Zoe Ralls says. “All of that is tied into the heart and vision behind Maple Street.” Made with artisanal winter wheat and grade-A maple syrup, Maple Street’s extra-flaky biscuits come with a side of sausage or shiitake mushroom gravy, depending on your mood or time of day. Even more pile-ons can be added for heftier sandwiches. The Squawking Goat nestles a fried chicken breast and a goat cheese medallion between two biscuit halves before it's smothered in jalapeno pepper jelly. The Farmer and The Sticky Maple includes even more toppings, like pecan wood-smoked bacon and apple butter, while those who prefer a sweeter option can crumble and mix their biscuits with sweet custard and salted caramel for a toasted bread pudding that is just as filling. The biscuits may literally be Maple Street’s bread and butter, but they aren’t all the bustling restaurant has to offer. Its waffles vary between the lines of sweet and savory, thanks to a batter mixed with either asiago cheese and bacon or chocolate chips. When the cast iron isn’t being used to make waffles, they’re baking eggs and toppings into their signature take on the frittata, or as they call them, Frittaffles. And brunchgoers have no fear, because this bakery takes pride in its signature coffee and Mason jar mimosas. “We’re more than a biscuit — we’re a community,” Zoe says. “We’re excited to grow, expand and welcome more people into the Maple Street family.”

Take A Peek Inside The Broadmoor House
T
arrant County resident Stephanie Trantham is right at home with The Broadmoor House. Back in 2019, while living in an airplane hangar, she hopped onto Instagram to chronicle her own custom home build. Today, she continues to share everything from development insights to decor on her Instagram, @The_Broadmoor_House. With more than 340,000 followers and a love for everything home-related, Stephanie is ready to make you feel like you’re at home too.
OUR HOUSE WAS BUILT… pretty quickly. It only took five to six months to build. We got in right before all the supply chain and labor issues. Now, in our neighborhood, they are telling people it’s taking 18 months to build just because things have changed so much. THERE’S A BIG COMMUNITY ON… Instagram for home building. I was following some people on there, and they were like, ‘You should start a page so we can see the progress on your house.’ So I started it but didn’t tell anybody — not my mom, not my husband. IT WAS GREAT TO… document [the building process] on Instagram because I was connecting with others who were doing the same thing. No one in your life wants to hear about your house build as much as you want to talk about it. There’s all kinds of hurdles, problems, issues that you have, making decisions — it’s really nice to have a group of people for you to [communicate with]. YOU ARE MOST VULNERABLE WHEN… you get on Instagram and share pictures, thoughts and ideas. It’s a lot easier to share those ideas with people you don’t personally know. But after getting so many followers, people were starting to see my account and see me. It was super fun and exciting and very unexpected. THE AMOUNT OF WORK THAT I DID… back then was pretty manageable. I could work in the morning, get all of my [LikeToKnow.It] posts done. Things were a little bit easier as Instagram was all about the photos. So I could do, in one afternoon, a whole bunch of photos of my house and have pictures for a couple of weeks. NOW MY WORKLOAD IS… so much more. I have other people who are helping me at this point. I have a lot more content that goes out each day between LTK and Amazon. Now Instagram has changed quite a bit, and it’s not really a photo platform anymore — it’s a video

platform. [It] probably takes as much time to make one video for one day as it did [to make] two weeks of content before. I HAVE DIFFERENT… aspects to my account. I’m not just a DIY account or a deals girl. I do love deals, I do love DIY, [but we also] have a lot of experience with building and what we put in our house. So I get a few different questions in those categories all the time. A GIRL MESSAGED ME THE… other day and said, ‘I wish I found your account before I hired an interior designer.’ Because she said she felt she could have done it way less expensively, and she would have liked it a lot more. So that’s really, really cool for me to hear. I’VE ALWAYS NEEDED A… creative outlet through art, and so this job — God blessed me with this job at a point in my life when I really needed it. It encompasses all of the different avenues I love. I love photography, so I get to [take photos] of our house and my kids. It encompasses graphic design because we have a website, [and] you have to design when you’re creating the collages and different mood boards. I love helping [and] connecting with people, so there is a big aspect in that. There are so many different aspects of this job that are so perfect for me that after two years… the burnout is not here. IT JUST KIND OF… fell in my lap and I realized it was helping some people who really don’t know anything about interior design or just need a sounding board to say, ‘Hey, what do you think about this?’ IT DOESN’T MATTER WHAT… the trends are — you should do what you love. If you find that lamp you love, figure out a way to make it work. Tweak a couple of things, maybe change the decorations around it, but it’s really important to really love what’s in your house.
