18,000 Queensland Homes Needed Each Year Up to 18,000 homes may need to be built in new residential estates in SouthEast Queensland each year for the next two decades if the region is to meet the forecast growth projections, developers say.

The Bligh Government’s SouthEast Queensland Regional Plan, released in July, has called for 156,000 additional homes - only about 7,090 each year - to be built in Brisbane, of which 138,000 will be units and flats, also known as infill developments.

Urban Development Institute of Australia policy director Martin Zaltron has predicted 45,000 additional hectares of land is needed for new “greenfield” residential estates across Queensland - equivalent to two master-planned communities similar to North Lakes, north of Brisbane.

Yet figures revealing Queensland homes rank among the largest in the world suggested new residents would be at least reluctant to trade the backyard for a balcony.

Sixty per cent of future building activity will need to be centered in the south-east corner, Mr Zaltron said, with the remainder sprinkled along the coast.

“The land that the State Government has set aside for development in the latest SEQ Regional Plan review was barely enough, if not short, of what is probably required to house the projected population,” Mr Harris said.

He estimated 18,000 new freestanding dwellings may need to built in Greater Brisbane each year in order to house up to 1.6 million new residents by 2031. But current construction rates will not suffice, with just 11,000 houses built in Greater Brisbane - including areas of Ipswich and Logan - in the last year. UDIA president Warren Harris said increasing infrastructure prices were slowing development in the south-east, while industry sources say rising infrastructure charges are adding $20,000 to the cost of developing a block of land.

Mr Harris said the revelation highlighted further flaws in the SEQ Regional Plan.

“We have seen retractions of the previous land set aside in 2005.” He said up to 30 per cent of the urban footprint had been eaten

by tracts of land now set aside for koala conservation. “We believe it is absolutely essential to implement long term integrated solutions to ensure that healthy koala populations are maintained and nurtured, but we are gravely concerned that the Draft Plan, as released, will do nothing more than prevent future development while doing nothing for koalas,” Mr Harris said. “We have seen a very Swiss cheese-approach to conservation, which has taken away land previously nominated for development. “We are very concerned that there were desperate attempts made to connect conservation areas, which left less land available to achieve the (housing) densities required to deal with population growth.”

The First National network has aligned itself with environmental group, Greening Australia, and building advisory service Archicentre, to help educate the general public on becoming energy conscious. “This is just the beginning of what we see as a major process for First National Real Estate “ said the networks CEO Ray Ellis, “we have launched an energy efficiency programme to our members across Australia and are including sustainability reporting as part of our Best Practice Quality Assurance accreditation. We will give an award each year to the First National member that has made a significant change in their energy efficiency.” First National Nerang has introduced online documentation to educate

local homeowners about how to reduce energy consumption around their home and create more appropriate Australian gardens. It has also instituted a policy of recycling all office waste paper, as well as replacing all internal paper forms with digital versions – all tracked and managed through an internal intranet. “All of our advertising is now managed digitally and we report to our clients about the progress of their sale using sophisticated software that incorporates inspection feedback, activity summaries and copies of advertisements” said Mike Gray, Principal from First National Real Estate Nerang. “As First National Real Estate members, we are involved with communities on the ground and are ideally placed to spread the message about energy efficiency” said Mike. We now offer the “Energy Saving Guidebook”, developed with Archicentre, and an “Australian Native Plants for your Backyard” booklet,

It’s not just about an ETS or a global agreement at Copenhagen. Making a difference starts at home and nobody needs to wait for a global or national policy to begin making a difference” said Mike. “We are looking forward to be able to work in our office, with our clients and tenants and with our community, to help people understand that energy efficiency is the beginning of more sustainable business and more sustainable living” said Mike.

Girls take property plunge MORE Gold Coast women are taking the plunge, but not into marriage.

Even women in relationships were choosing to invest without their partner for their own financial security.

Data collected by national consulting group Splash shows the number of women planning to buy property on their own increased from 16 per cent in 2007 to 29 per cent this year.

Splash managing director Amanda Stevens said despite their numbers, women were not being treated equally by real estate agents and shared many ‘horror stories’.

Home ownership among the fairer sex also increased slightly

Relationships Australia vicepresident Anne Hollonds said the recent spike was most probably attributable to the Federal Government’s First Home Buyers Grant. She said for years the social trend had been for women to delay marriage and childbirth in favour of the workforce.

The only recent change was the doubling of the grant which has since reduced. Although she lives with her ragdoll cat Haru, 30-year-old Yukari Okano, is technically single and has just moved into a $405,000, two-bedroom apartment at Surfers Paradise. She said it had been her goal to buy a home when she hit 30 and it didn’t worry her that she would have to carry the weight of a mortgage alone. “Instead of paying the rent, which is getting higher and higher and paying off someone else’s mortgage, I’m paying off mine,” she said.

What Are Valid Reasons For Ending A Tenancy Agreement? It is a busy time of year with many tenants moving in the next couple of months which is common during this period. It is important for both tenants and landlords to know the different reason why a lease can be broken, and how much notice needs to be given. Without grounds Either party can end an agreement without giving a reason. However, a fixed term agreement cannot be ended before the agreement’s end date, unless both parties agree. The lessor/agent must give the tenant 2 months notice.The tenant must give the lessor/agent 2 weeks notice. Non-livability Either party can end the agreement if the premises are partly or wholly destroyed or if they can no longer be used legally as a dwelling. The notice must be given within 1 month of the premises becoming uninhabitable and the agreement ends on the day the notice is given. Sale of premises The lessor/agent can end a periodic agreement if the lessor has entered into a contract to sell the premises with vacant possession. However, they can not end a fixed term

agreement before the end date, unless the tenant agrees. The tenant can end the agreement if the premises are for sale within the first 2 months of the tenancy and they hadn’t been informed in writing, at the time they signed the agreement.The tenant has until 2 weeks after the first 2 months of the tenancy to advise they want to leave. Breach of agreement Either party can end the agreement if the other party does not remedy a breach after the Notice to Remedy Breach process has been followed. The lessor/agent must give 7 days notice to leave for rent arrears, or 14 days notice to leave for general breaches.The tenant must give 7 days notice of their intention to leave. Mortgagees in possession A mortgagee such as a bank or financial institution that is entitled to take possession of the premises, can give the tenant at least 2 months notice and end a periodic or fixed term agreement if it has not agreed to the tenancy. Death of a sole tenant If a sole tenant dies, the tenant’s personal representative or relative can negotiate with the lessor/agent to end the tenancy. The date the

agreement ends depends on the action taken. If a written notice is used, the tenancy ends 2 weeks after the notice is received. If the parties agree on another end date, then the tenancy ends on that date. If no notice is given or no agreement made, the tenancy ends 1 month after the tenant’s death. Terminations by Tribunal The lessor, agent or tenant can apply straight to the Tribunal for a decision about when a tenancy agreement should end, but only for certain reasons, and only after correct processes have been followed. • Outdoors – does the garden need a good tidy up. Less means less to look after and therefore it usually looks and is better maintained. • Check all the fencing from a safety point of view and for pests. Good tenants like to live in good surroundings. Provide that for them and you are more likely to get better tenants. Good overall property management is essential for growing your investments.

It’s definitely an age thing…. as you get older the years just seem to fly and here we are again at the beginning of the year. Remember when you were sixteen and waiting to turn seventeen to get your drivers license? It seemed like a five year wait the time went so slow. Not any more unfortunately. This year, we decided as a company to give $1000.00 to the Mayor’s Christmas Appeal instead of sending our clients a Christmas card. FSG (Family Support Group) Australia is the recipient of this year’s annual appeal. FSG provides valuable respite care for children with disabilities and mental illness, offering them a home away from home while their carers get a much needed break. This is something that a lot of other businesses have done in the past few years and I cant help but think

how much better off the charities would be if everybody adopted this policy. Thank you sincerely for your understanding in this matter as jointly we all continue to make a small difference at Christmas to the less fortunate.
