Buying Hints & Tips
Searching for homes on offer will quickly lead into inspecting prospective properties. Below are some tips to help you when inspecting properties.
Make notes Because you are likely to see many properties, it is a good idea to record your impressions of each house you visit. This will help you to compare houses easily and assist your recollection of property features. Print out “Property Scorecards” and take these with you when viewing properties. Record the property address, date of visit, agent’s details and price range.

Perform a Do-ItYourself inspection It is imperative that you properly inspect any house you intend to purchase so that you know the exact condition of the property. This way you will not be surprised by costly repairs found to be necessary after you take possession. • Check that all the floors are level • Jump lightly on wood floorboards to assess their stability • Look for signs of rising damp, including mould on the walls or ceiling and musty odours • Assess whether doors and windows are square. • Make sure all light switches work. • Inspect fences and gates for stability and rot • Check that the land’s water runoff drains away from the house • Inspect all outside walls. Are they straight, cracked or rotten? • The condition of the mortar between the bricks must also be assessed • Check the condition of the eaves. Water staining may be an indication of damaged gutters • Check the stumps for rot, borer or termite attack Arrange a professional inspection Professional inspectors will
examine every accessible part of the home, including the roof space and sub-floor. They will check for poor structure, leaking roofing and guttering, subsiding footings, rot and many other faults. Inspections are not designed to disclose cosmetic deficiencies (e.g. paint chipping in the kitchen). You should be provided a written Inspection Report following the inspection. This will inform you of any property faults, how bad these are and give you a guide to probable repair costs. Handy Tip! - If possible, be present at the inspection so that you can discuss any concerns you may have with the inspector.

Gen Ys at home for longer There’s bad news in the air for baby boomer parents hoping to prise their 20-somethings out of the family home. It’s the conversation coming up at backyard BBQs across the nation. Just when will the kids fly the coop? Baby boomers, desperate to convert their kids’ bedrooms into home gyms, mini-theatres and hobby rooms wake in hope (and fright), only to find that their Gen Y offspring – and in some cases Gen X – are still there. Data from the Australian Bureau of Statistics shows young people are more likely to live with their parents than in previous decades. Instead of kicking back in their soundproofed home theatre, boomers may instead find themselves adding extra floors or bedrooms to accommodate their oversized ankle biters. . Jason Anderson, senior

The factors converging to keep young adults in their 20s and early 30s living at home are many. Delayed marriage, extended study, later house purchasing and mum’s seemingly automatic washing machine – over chasing the home ownership dream that was popular with older

Generation Xers and the boomers. It’s been said in the past that Generation Y could afford to buy – they just need to lower their expectations. BIS Shrapnel’s Jason Anderson believes a rental squeeze is a big factor keeping young people at home. More young people are also likely to opt to stay at home longer as a means of saving a deposit. “It’s not that you’re forced to stay at home relative to renting, it’s just that if you do want to buy, that pressure is probably now even greater now that the deposit, the loan restrictions, have been tightened. Because they do need to accumulate those savings.” That, coupled with a continuing tight rental market, could mean those backyard conversations will be going on for a while yet.

Rate reprieve for borrowers Borrowers can breathe easy - for a few months, anyway
Borrowers can expect a reprieve from interest rate rises in the next few months, analysts say, after the Reserve Bank gave strong signals that rates are on hold. After six rises in official interest rates since October, minutes from last month’s Reserve board meeting show mortgage rates were back to their long-term average. “Members felt that this would leave monetary policy well placed for the present,” say the minutes, published yesterday. At the meeting, the Reserve raised official interest rates to 4.5 per cent. Economists said the comments suggested rates would remain at this level for a few months as the bank assessed the effects of its actions.
A senior economist at the Commonwealth Bank, Michael Workman, said the Reserve would probably keep official interest rates on hold for a few months as higher rates were already dampening spending.
In the longer term, the bank is expected to push up rates to control inflation stemming from the mining boom. The Reserve has also warned that a failure to build enough houses to keep up with surging population growth could unleash a speculative boom, undermining economic stability. Speaking in Sydney, the bank’s head of Financial Stability, Luci Ellis, said the number of new homes was lagging well behind a recent surge in population, pushing up prices. If nothing was done, Dr Ellis said, the shortage could lead to price
growth that becomes built into buyers’ expectations. In the three months to March, house prices in the big cities jumped by a yearly rate of 12 to 15 per cent, raising fears of a housing bubble. Dr Ellis said there was no “credit-fuelled speculative boom” at the moment, but further price surges also could threaten household spending. “The more that housing prices rise, the more that some people might feel that they must stretch their finances to buy a home. And if household balance sheets were to become overstretched, household spending would become overly sensitive to income shocks,” she said. The Reserve Bank is urging banks to retain prudent lending standards, particularly for firsthome buyers who have a greater dependence on debt.
What are “median” property prices? Having an understanding of median sale prices can add an extra dimension to your property purchasing skills. Take care not to confuse median sale prices and average sale prices, the two numbers can vary
Averaging adds up property prices in a list and divides by the number of properties. The median price is the figure in the middle of a range of numbers arranged from lowest to highest.

So, if you have 11 properties, the median price would be the price of the 6th property from lowest to highest. There will be 5 properties below it in value and five properties above it in value.

Median and average prices can be quite similar if the prices form an even range from high to low. However, if the list of 11 properties has eight low priced and only three high priced properties, the median value will look low compared to the average value.

Median prices are usually quoted by suburb/area or by a time
period. Suburb figures are usually calculated on the previous 12 months. Areas with less than ten sales during that time don’t give enough data to generate relevant figures. Comparing different areas with similar median prices can help make better sense of what median prices are all about. Capital city medians are a good guide for suburban house prices; however houses within five kilometres of the CBD will have a much higher value than the median price for that city. While median prices can assist as broad indicators and allow comparisons between cities, looking at recent comparable property sales in specific areas will always give the clearest understanding of the market you are in.
