50-year low reached during the depths of the global recession in April 2009. In recent comments on interest rates, the RBA board has stuck with its cautionary language. The bank said that the “current mildly restrictive stance of monetary policy [was] appropriate”, and that although “year-end inflation was high”, it was most likely caused by “extreme weather events earlier in the year”. But the RBA said measures that better indicate the trend in inflation had “begun to rise over the past six months after declining for the previous two years”. “While they have, to date, remained consistent with the 2–3% target on a year-ended basis, the board remains concerned about the medium-term outlook for inflation,” the RBA said last week. Commonwealth Bank chief economist Michael Blythe was less confident of a rate cut, saying there was “a bit of divergence” between interest rate futures and other views on rate moves. Mr Blythe said that while the odds had shifted towards a cut in the last few weeks, a move downward was still “a long way off”.

Property: A Long-Term Investment The recent falls in the sharemarket here and overseas are a timely reminder of the benefits of a diversified investment portfolio that includes property. In the past 20 years, investment in property brought better returns than the sharemarket, with a recent study by Ashton de Silva and Gavin Wood, published by RMIT University, showing that housing was a solid long-term investment. The study focused on 500,000 sales and the typical rates of appreciation in 108 property-market segments between 1990 and last year.This period included the 1991 recession, the Asian financial crisis, the 2001 recession and the global financial crisis. The result was compared with gains from

a balanced portfolio of Australian shares as measured by movements in the All Ordinaries Index during the same period. The study showed quarter-on-quarter percentage increases for property were 1.6%, compared with 1.3% for shares. Not only were the returns greater, they were less volatile. The study also found that, in more than 80% of the market segments reviewed, there was little or no correlation between the sharemarket and returns from the residential property market. This means broadening an investment portfolio to include property is likely to provide stability and can also help counterbalance significant shifts in the sharemarket.

Renters demand more bang for their buck Australian renters have demanded better conditions and more flexibility when renting a property, according to a new survey.

With the ratio of renters to homeowners becoming greater each year, Woschnak argues that landlords need to shape up.

Rental property website www.rent.com.au has found that a significant proportion of tenants would like more freedom to make a rental property more homely - including the ability to personalise a property, have pets , and create or modify gardens.

“Australia has about 28% of the population that rent, and with this long-term trend, there will be greater pressure on landlords to provide ‘homes” for singles, couples and families, rather than just bricks and mortar,” said Woschnak.

Mark Woschnak, CEO of rent.com.au, said landlords should pay attention to what renters want when choosing potential properties, as it may prove beneficial for them in the long run.

Also high on the agenda are perceived unfair rental increases – especially when basic maintenance is not being carried out. One respondent commented that a recent 25% rent increase was due to the hot water system and stove needing to be replaced – even though this needed to be done due to gas leaks.
