WHERE PROPERTY IS HEADING Mike Gray from Nerang First National Real Estate predicts the property trends for the next decade will be driven by Australia’s ageing and increasing population, global warming and technology. Mike Gray says the shifts and changes in our nation’s population will drive key trends in the property market. “Baby boomers are increasingly choosing to live out their retirements in their family home, elevating issues about accessibility and safety for elderly people in their homes and demand for manageable and efficient housing,” Mike said. According to research, the overwhelming majority of older Australians, nearly 90%, want to stay in their own homes in neighborhoods they are familiar with. “Most homes are designed to accommodate larger, younger families rather than the needs of people as they age,” Mike said.
“So there will be a growing trend for specialized renovation services that focus on modifications to traditional home designs, to help older people be more comfortable and safe and able to stay in their own homes for far longer and for homes to accommodate a blend of generations. “New residents to Australia on the other hand, will probably seek to rent until they get themselves established, which will place greater pressure on rental markets.” With their parents staying in their homes longer, and migrants renting, the property market will be harder and harder to enter, particularly for Gen Y-ers who are becoming more discerning and demanding their own unique set of ‘home’ requirements.
“That’s a lot to ask for in your first home, especially if it’s an established home.” “Higher petrol prices will also drive demand for homes that are in close proximity to public transport and with the state governments’ current infrastructure plans this will prove a trend too strong to ignore.” Mike said the challenge for the housing industry and home owners will be to balance these competing needs, balancing traditional home ownership with retiring people’s independence and Gen Y-er’s desire for technologically savvy homes with maximum energy efficiency.
“Gen Y-ers want properties that are wired to capitalise on today’s modern technologies, be close to their friends and social networks and, at the same time, want their home to be good for the environment,” Mike said.

The new hot water systems must replace an electric storage hot water systems which can save a family up to $700 in each year. Green Loans Home owners now have access to a low interest or interest
free ‘Green Loan’ to improve energy and water efficiency in their home. Under the scheme hundreds of thousands of working families will be eligible for loans of up to $10,000 specifically for the installation of solar, water and energy efficient products in their homes. Examples of what could be purchased using these scheme includes solar power or solar hot water, updating your old fridge to a new energy efficient one, even window tinting or natural lighting (skylights).

UNDERSUPPLY A PERENNIAL PROBLEM One of the factors insulating Australian property values from the catastrophic falls experienced in the UK and USA is high levels of immigration combined with an historic shortage of supply. The volume of new residential construction fell in the June 2009 quarter for the sixth consecutive time, indicating that this supply problem and its upward influence on prices won’t be easing anytime soon. Australian Bureau of Statistics (ABS) figures show that work on new residential dwellings fell by 1.2% in the June quarter to an annualised worth of $33.2 billion – down 6.5% on last year. Comparing each state reveals where new construction performance has fallen: • South Australia fell 1.8% • NSW fell 0.4% • Western Australia fell 0.2%
However, two states benefited from lifts in new dwelling construction: • Victoria increased 5.5% • Tasmania increased 5.6% With official interest rates tipped to rise at each of the next three Reserve Bank of Australia (RBA) meetings, new housing supply is likely to be further constrained in the immediate foreseeable future. This is just another problem in a mix that incorporates projects that are bogged down in the approvals process, a lack of available finance, plus the perennial issue of residential land shortages and skilled labour shortages Australia-wide. Any recent gains in affordability may soon reverse as a result.
Even though interest rate increases will probably be between 1.5 and 2 percentage points in the next 12-18 months, they’re still historically low. The recent fall in unemployment means the economy is traveling better than expected and this will positively influence confidence in
job security – something previously considered a threat to the property market’s stability. However, if increased spending is the result, inflation may also increase, thereby convincing the RBA to keep lifting interest rates in an attempt to keep inflation under control. With first home buyers expected to be less prevalent in the marketplace in the coming months, due to the phasing out of stimulus, there will be less demand and hence less pressure in the $250,000 to $450,000 price range. Sales may therefore decline marginally, but not noticeably until the first quarter of next year. While Australia’s chronic supply problem remains a threat to affordability and the great Australian dream of home ownership, this endemic problem has shielded Australian homes from potentially large losses and looks set to continue to do so for the foreseeable future.

Selecting a good investment property is a complicated process and shouldn’t be left to chance, Brisbane buyers agent Meighan Hetherington says. Hetherington, the director of Property Pursuit, says too many investors are missing out on the best returns because they don’t do enough research before buying an investment. “Many investors mistakenly think the process of building an investment
