Since Nan Krigbaum acquired her interior design degree in 1992, her work has taken her to clients’ projects in Seattle, Honolulu and Palm Springs. As manager of the furniture department at Interior Trade Cartel, Krigbaum’s goal is to help the interior designers of San Antonio and Austin find aesthetic solutions that work within their budgets.

In her hometown of Chicago, Rita Zenzen Heck was a newspaper and magazine editor and TV copywriter. She currently lives in San Antonio and volunteers with the Majestic Theatre, the San Antonio Sports Association, the San Antonio Conservation Society, the San Antonio Council for International Visitors and the San Antonio Downtown Residents Association. Heck worked for Stars and Stripes, Overseas Weekly and Made In Europe magazine, as well as in advertising and PR, before opening her own Creative Overflow. She added The Green Connection in 1995, also producing green building showcases and her own green building and education magazine and events. Since 1995, she has hosted and produced The Green Connection television show on digital cable channel 20, which airs Wednesdays at 7:30 p.m.

n a business world traditionally occupied by men, Jana Ward, owner of Clear Choice Remodeling, stands out, and I was eager to know her story. Fortunately, I had an opportunity to visit with her about Clear Choice Remodeling and it’s “sister company” Jana Ward Interiors. tion and awesome wood-working cabinet skills, for patience and care in explaining things that the client didn’t always understand, for Mary for wondrously orchestrating all the working crews with great calm! Thank you to Jana for the precious camaraderie she has helped create in her staff, for her guidance and gentle nudges toward tastefulness, for her ability to “read” her clients; and for the genuine care she gave us. We are very truly grateful!” Clear Choice Remodeling has a team of over 50 skilled craftsmen in the field. Most of them have been with the company 10-18 years. The construction team is lead by Mary Sanchez, the director of operations. She insures that every detail is taken care of and never overlooked. Sanchez started with the company as receptionist/administrative assistant. She was, many times, the first point of contact, but her talent and leadership skills quickly elevated her to the leader of the entire team. Ward insists that it's all about the team, “I couldn't do it without these people. Our specialty is kitchens and bathrooms which encompasses flooring, painting and leads to furnishings. Jana Ward Interiors offers furnishings for commercial and residential clients.” Clear Choice Remodeling has been in the current location on 1604 for 12 years. Jana Ward Interiors has been at 111 W. Rhapsody for 3 ½ years.” Ward’s love of construction and design developed at an early age. She fondly talked of her dad, who is still in the building business to-

day. As a child she remembers being in awe of the homes he built and loved seeing them when completed. Still to this day, her favorite part of the process is the final walk through. uly proved to be another banner month for home sales in the San Antonio area. A total of 3,275 homes sold during the month, which is an 11 percent year-over-year increase. The average sales price went up two percent to $261,889 and the median increased five percent to $229,800. The city coming together to attract new businesses to San Antonio is a big factor in keeping a hot housing market. One of the draws for any business is affordable housing solutions for its workforce and all areas of San Antonio fit the bill. Homes spent only 49 days on the market and the area has 3.7 months of inventory available, which translates to a more favorable market for sellers. So how can you make sure that the offer you submit is the one that is accepted? Put your best foot forward. In a seller’s market, you are more likely competing with multiple bidders. In a competitive market like this, buyers need every advantage they can get, and working with a REALTOR® to make the best purchase offer is a smart move. And, believe it or not, the bid with the highest price is not always the one that wins. Of course sellers want to get the best price for their home, but that isn’t always the deciding factor. Eliminating or reducing the number of contingencies with your bid can help make your offer stronger. The bid that causes the least amount of hassle for the seller is the one that will probably win. That doesn’t give you license to submit a below market offer with no contingencies. When you are going up against more than one potential buyer, it’s the time to put your best foot forward. This might be your one chance to convince the owner to sell their home to you, so it’s all the more important to submit your best possible purchase offer. Make an offer they can’t refuse. If you can pay cash for your home, chances are your bid will be accepted. Sellers appreciate all-cash offers as they usually mean a quick, streamlined purchase. Be prepared to make an offer. Most people can’t make a cash offer, so you need to get preapproved for a mortgage before you begin the search process. With loan preapproval, you’ll be able to make a solid commitment to buy, and your offer will be more appealing to the seller. Hire an expert. The most important thing that you can do to give yourself an advantage is to hire a REALTORÆ. Underestimated Value: The Garage Door SPECIAL TO NHOME

ny real estate professional will tell you curb appeal matters, a lot. If prospective buyers don’t like what they see from the street, they won’t waste time going inside. A new garage door is an easy upgrade that can boost a home’s curb appeal and asking price without breaking the bank, and these numbers prove it. Garage door replacement claimed the top spot in REMODELING magazine’s 2018 annual Cost vs. Value report, which ranks home improvement projects by their return on investment at resale. The 2018 report says the approximate $3,470 cost for an upscale garage door replacement delivered an estimated $3,411 when the house sold, equating to a 98.3 percent ROI on average, nationwide. In 46 of the 100 individual markets, an upscale garage door replacement actually recoups more than 100 percent of its cost. In a 2017 study done by the National Association of the Remodeling Industry, 65% of homeowners surveyed said that replacing the garage door gave them a feeling of great accomplishment. 44% said they experienced a greater sense of enjoyment when they are at home after replacing their garage door, and 41% said they have a greater desire to be at home since replacing their garage door. In January 2018, Clopay, a major garage door manufacturer, partnered with an independent research firm to conduct its own nationwide survey; the responses allowed them gauge realtor perceptions about the garage door category determine if garage door appearance made a difference in the listing price they would assign to a house. Here’s what they said:


• 70 percent of Realtors agree that a new garage door helps sell a home faster • Over 80 percent of Realtors believe a new garage door can impact home value • Realtors estimate that upgrading a garage door can increase the perceived selling price of a home by up to 4%, depending on the style* • With the average U.S. home price estimated at $206,300 in 2017, this can mean an incremental increase of $8,000 to $14,000, just because of the garage door. Randy Oliver, president of Hollywood-Crawford Door Co. and immediate past president of the International Door Association, states “The garage door is a very important architectural feature of most homes and special attention should be given to the selection of a garage door for any home whether it is being installed on a new home or replacing an existing garage door on an older home. By working with a good designer, the client can feel assured that their vision is realized in concrete terms. Designers have exclusive sources for quality

or anyone who is building a home, remodeling, or taking on a decoration project, it makes good financial sense to hire a professional who will ask all the pertinent and important questions: How will the home be used? Are there kids, pets, accessibility issues? Do you entertain? What are your storage needs? Will this be an “age in place” home? A trained and educated designer can utilize the client’s budget in the most efficient ways and prevent costly errors. One of the most common errors made by well-meaning homeowners is purchases they make on websites – buyers beware! Without being familiar with brands of tile, plumbing, lighting, furniture etc, it’s easy to find out “the hard way” that things aren’t always as they appear. Also, if an item is damaged, defective or otherwise wrong, it can be a nightmare to rectify the situation without the help of a professional. Many manufacturers will not allow returns or will do so for a restocking fee of 25% to 50% and the buyer is still responsible to pay shipping both ways. Designers know the dimensions and scale of pieces and can quickly ascertain what will and won’t work without you, the client, buying it first, only to find out it isn’t suitable for the project.

Accent tables can have a great look for less money than one might expect; if the piece is used mainly as a surface for a lamp and a drink, it’s less likely to wear out, so they might be a sliver on the same pie chart. Home Design and Decorating shows can be wildly misleading when it comes to costs. Everyone loves Chip and Joanna Gaines, but their budgets on “Fixer Upper” usually only include the construction and materials – their design fee and the furniture costs are not factored in. And D.I.Y. programs have given home decorating consumers a tad too much confidence! The general rule of “You get what you pay for” applies to building, remodeling and decorating. San Antonio Interior Designer Betsy Homan shares her view on the popularity of Home Improvement programs and their ability to distort the reality of what is involved in a remodeling project: “Remodeling TV shows make everything look so easy and fast. ‘Get a sledgehammer and tear down the wall!’. But that's not reality.

My clients had an enclosed dining room that they wanted open to the family room and kitchen. Through my design education, I knew that a large span may require a laminated beam or a restricted opening due to the 2nd story. I contacted a contractor who in turn hired an engineer to calculate what type of beam and support would be needed to determine size of the opening. Yes! It required a laminated beam and a column. I opted for a "corner" doorway to the kitchen as my column to define the edge of the dining room and fit the style of their home. oday’s home design trends display stunning contrasts! Pale, upholstered pieces with clean lines share spaces with BOLD, dramatic, richhued walls. Starkly modern pieces mingle with antiques and Asian casegoods. Clean lines are merged with organic and curvilinear pieces. Expect the unexpected in home furnishings! Here are her thoughts on current trends in residential design: “In kitchens, we’re using fewer upper cabinets. Quartz is becoming a strong contender to replace granite and other countertop finishes because of its’ durability and less maintenance. The newest quartz countertop products are looking more real and mimicking granite, but with less upkeep. For lighting above kitchen islands, pendants are fewer and larger. Flat or polished black finishes for lighting will be coming on strong in the next 3-6 months. Home automation is growing rapidly; smart homes are getting smarter. Automated shades, drapes, lighting scenes, TV’s that show artwork on the screen until a homeowner wants to watch TV, are coming into homes. TV’s over


A blend of pastel and vivid colors is a current theme in residential design. Larger areas are remaining neutral and free of pattern while smaller pieces add more texture, pattern and vivid hues. fireplaces to help open up space in a room are becoming the norm. Entertainment centers are going by the wayside. Cleaner lines in furniture and cabinetry, even in traditional style homes, are coming to the forefront. In the bathroom, much larger showers, wet rooms, and free-standing tubs are becoming very popular. Closet design is often requested by clients to include islands, furniture, better lighting and often, seating areas. Outdoor living, especially in Texas, is becoming like a second Great Room with furniture that looks like it could live inside the house because of great weather resistant fabrics by companies like Sunbrella. Lighting for outdoor living spaces has advanced to the point that lamps look nice enough to place inside. Area rugs that are used to define specific seating/eating areas on covered porches and decks abound. Outdoor sound systems and TV’s specifically made for outside are included in updated designs. The NEW One-Touch Electric Attic Stairway SPECIAL TO NHOME

T

he 21st-century technology designed for a more efficient home storage solution and improved home value was recently redesigned to accommodate all retrofits. After many requests for the ability to retrofit rough openings of 54” and provide remote control operation, the transformation was made. S

ince the beginning of time, man has relished his outdoor living space: a cave, a tent, or, in more modern times, porch, balcony, patio, or luxury outdoor kitchen with pool, water features, comfortable furniture…and outdoor cooking on the grill.

PORCHES Porches were probably the first American designated outdoor living space, an architectural concept that developed through history and has had a major cultural, social and structural influence ever since the pilgrims arrived. In prehistoric times, cavemen erected overhanging rock structures for shade. Ancient Greece and Italy installed columned verandas around walkways for shade (piazzas) which evolved into the American “greet your neighbor and enjoy the outdoors” All-American porch. Homes in older neighbors feature covered porches, many with sky blue painted ceilings to trick our feathered friends away from the area. Today in San Antonio, builder and CEO of CVF Homes Juan Fernandez has been restoring historic homes and front porches and adding them to his new modern constructions in a variety of forms: decks, covered breezeways and covered patios. A few years ago, Fernandez purchased a 1904 King William home for his family. “We got a photo of the original front porch from a neighbor and rebuilt it and the upper porch to their original splendor using a metal structure covered with new wood columns. Bill Ayler, associate partner at Lake/Flato architects, leads the firm’s “Porch Studio” which includes a series of home designs featuring some form of porch. “The porches connect rooms to each other and to the landscape. The application of this simple idea can be quite varied,” Ayler noted.

BALCONIES Apartment and condo dwellers who don’t have porch space opt for the balcony, possibly inspired by the ‘Juliet balcony’ featured in Shakespeare’s Romeo and Juliet. Most of San Antonio’s multi-family high rises include some sort of balcony, from a small walkout to a luxurious, expanded area with stunning city, hill, lake or river views. Blue Heron architect Jerry Wilson opted for luxury on his 19th floor Enclave apartment overlooking the city. Lush plants and stunning furnishings including clear plastic chairs, lush plants and a sparkling crystal sculpture are all visible from his inside living area with downtown views including the Tower of the Americas. The more typical tiny walk-out balcony can take on big time glamour with herb and decorative plants, scaled down furniture and inventive clip-ons (bars/ tables, planters) and mini BBQ grills.

DECKS/PATIOS/POOLS Backyards, garage extensions and concrete slab patios joined the American porches as major gathering spots for outdoor eating and entertaining with more elaborate raised decks and embellished patios facing pools, gardens and hot tubs. Choices and costs are endless--options include a vegetable or herb garden, citrus trees, creative lighting and cooking facilities from a simple BBQ grill to an elaborate complete kitchen or outdoor fireplace. Specially designed pools can include surrounding features such as waterfalls, hot tub, fireplace or fire pit as a part of the overall deck/patio design. Considering San Antonio’s ideal weather, outdoor amenities can be enjoyed for most of the year making outdoor living investments a wise choice. What could be greener than enjoying nature, maybe turning the a/c down a notch or two saving energy and…smelling the roses. ■

he 2018 Culinaria Wine + Food Festival held at La Cantera Resort & Spa was a raving success. It makes a foodie giddy with delight to see their favorite chefs, meet culinary visionaries, and spy the who's who of San Antonio in attendance, and dance. Yes, the perfect side dish to it all was the band. After receiving my imprinted souvenir glass, I purchased a wine glass holder plate (highly recommended), and preceded to delight my taste buds with San Antonio's finest in food and wine. The opportunity to taste both new and old favorites was thrilling. My first stop immediately inside the door was Bohanan's for their Creamy Macaroni and Cheese, oh my! It was hard to move from there, but I pushed on, eager to explore what awaited me. HEB had a large assortment of cheese, crackers and olive assortments, Grey Moss Inn sliced a delicious prime rib roast, and once I made it through the room I found a fabulous Shrimp Scuzzi. And of course, we can't forget the wine, wine and more wine. My keen eye also found tequila, mezcal, coffee and lots of chocolate delicacies. There are many other events scheduled. SHE FACED TRAGEDY WITH HUMOR, COURAGE AND FAITH. SHE LIVED IN THE MOMENT AS BEST SHE COULD. SHE FIERCELY LOVED HER FRIENDS AND FAMILY. SPECIAL TO NHOME

arol Merritt was a much loved and respected interior designer in not only San Antonio but about a dozen other U.S cities during her 53 year marriage to Lyn Merritt. Over 33 years, the Merritts moved eleven times, had sixteen addresses, lived in nine houses, and raised two children. In 1980, Carol founded Design Directions, an award-winning interior design firm that specialized in serving as a liaison between builders, architects, and clients, which continued to grow and flourish despite their frequent moves. Carol was passionate about helping others and chose to apply her gifts for organization to a number of causes. When Carol and Lynn settled in San Antonio following Lynn’s

retirement from Ford, Carol continued to donate time and attention to charitable causes, including the San Antonio Food Bank and Haven for Hope. In 2004, Carol was first diagnosed with cancer. For the next 13 years, she fought with grace and courage. Complications from spinal surgery in 2014 left her in a wheelchair, but could not touch her determination or her positive attitude. Carol Deane Kalteyer Merritt passed away peacefully at home surrounded by family on October 3, 2017. She will be dearly missed by scores of people whose lives she made better and brighter. picturesque Hill Country nature trail on the west side of La Cantera Resort & Spa is now a classroom where children can get an up-close and personal introduction to flora and fauna. La Cantera Resort has launched its Kids Club Naturalist Program. Children will learn about the different trees, cactus, birds, and native wildlife — such as raccoons, armadillos, deer, wild pigs and possums — that share the 550-acre grounds of the resort. Children enrolled in the daylong Kids Club Naturalist Program will scout animal tracks, observe and categorize trees and wildflowers, and even learn to identify different kinds of animal poop! And they will do this under a curriculum co-developed with San Antonio Zoo and San Antonio Botanical Gardens. For their partnership, La Cantera Resort & Spa will donate a portion of the registration fee to the non-profit organizations. The Kids Club Naturalist Program is designed for children ages 4 to 12 and is available to resort guests for $70 per child. A trained resort staff member will accompany 8 to 10 children on a quarter-mile tree-shaded nature trail for the start of a four-hour adventure. Children will have the opportunity to see deer, road runners, lizard, hummingbirds and more, and to walk among the cedar, oak and cactus on the trail. Young naturalists get a backpack with tools to support their adventure, such as a magnifying glass, notebook to log observations and a booklet with naturalist-themed puzzles and games. On the trail, resort staff place molds of various animal
