Gasper Sifuentes was once a SA Finest Cop. With both a military and law enforcement background, Gasper has made it a point to share his leadership skills to help others succeed. He is also very open about his faith. When I initially visited his office, I was so moved to see that he actually has a bible study invitation to staff or anyone interested. He doesn't impose on anyone but freely makes his knowledge and experience available to all. His story is inspirational and motivating. At NHOME, we are passionate about business helping the community, and we know many did a little something extra to help after Harvey. We called our friends at GSABA to learn who went the extra hands-on mile to make a difference for Harvey and Irma victims. You'll enjoy reading about Texans helping Texans. We've shared their stories, as well as what President and CEO, Paula Gold-Williams and her staff at CPS Energy did to put people and communities first. With the recent devastating hurricanes, many of us have began to value the simple things we take for granted, and my hope is that most of us are now taking more time to focus on family and on helping people in general, with or without a catastrophe. Randy Oliver started installing garage doors for HollywoodCrawford Door Co. in 1981 and worked his way up through the ranks to eventually become president of the company. Oliver also is currently the President of the International Door Association, the world’s largest association of professional garage door and access systems dealers and installers and has trained home inspectors across the country on how to properly inspect a garage door system.

Lynn Darden, Account Executive at The PR Boutique, is a Texas native who specializes in digital marketing, media relations and social media. Lynn has an extensive background in marketing and digital advertising and honed her skills at several Dallas-based marketing agencies. Lynn is a graduate of Texas Christian University and in her spare time enjoys traveling, photography and the Texas art scene.

Nora Castro is a public relations strategist with extensive experience in the public and private sectors. She has been engaged in community, government and media relations; corporate communications; events and communications planning; issues and crisis management; marketing; social media and website content management. Nora has held various communications and PR positions within the municipal environment and has directed media relations efforts for a major health organization. She has a Bachelor of Arts in Mass Communications from Texas State University.

RITA ZENZEN HECK

In her hometown of Chicago, Rita Zenzen Heck was a newspaper and magazine editor and TV copywriter. She currently lives in San Antonio and volunteers with the Majestic Theatre, the San Antonio Sports Association, the San Antonio Conservation Society, the San Antonio Council for International Visitors and the San Antonio Downtown Residents Association. Heck worked for Stars and Stripes, Overseas Weekly and Made In Europe magazine, as well as in advertising and PR, before opening her own Creative Overflow. She added The Green Connection in 1995, also producing green building showcases and her own green building and education magazine and events. Since 1995, she has hosted and produced The Green Connection television show on digital cable channel 20, which airs Wednesdays at 7:30 p.m.

KIM YOUNG

Kim Young, a native Texan and second-generation realtor, is a broker/ associate with BHGRE Bradfield Properties. She has been assisting luxury homebuyers and sellers in the San Antonio/ Hill Country area since 1999. She is a five-year recipient of the coveted National Five Star Professional Award and a four-year past recipient of the Platinum Top 50 Award. She is a certified Texas Real Estate Commission MCE instructor and a CARTUScertified buyer/marketing specialist, and she serves on the Texas Association of Realtors Professional Standards Committee and she is a board member of the 2017 SABOR board of directors. In addition to her real estate career, she is an author and co-author of the Creating Machine series, and she writes for various publications and websites.

BONNIE HUDSON

Bonnie Hudson, the Regional Director for South and Central Texas for Decorating Den Interiors, has been serving the home furnishings industry for over 30 years. Her many roles in the 45 year old franchise system have included Franchisee, Sales Coordinator, Divisional Manager and Regional Owner. She is responsible for placing franchises in the region and providing training and support to the franchisee in her region. T

he best thing about writing for NHOME Magazine is the people I meet and the places and products I learn about. My meeting with Bryan E. Smith of Vision Design and Build couldn't have come at a better time. Ever since I bought my garden home, I’ve needed help visualizing a new kitchen. My kitchen is functional, especially since I am not a cook, but, as a realtor, I know what sells. Kitchens, bathrooms and outdoor living/entertainment spaces sell a house. When I had the opportunity to interview Bryan, I jumped at the opportunity to pick his brain. It was like having a contractor in the family, or a favorite brother-in-law. He is the real deal. It’s obvious that he loves what he does. There are not enough words to describe how creative, innovative and visionary he is. While ‘one-stop-shopping’ may have become a worn out expression, Vision Design and Build truly is the only stop you need to make. There is a reason that his team is the “go to” of detail guys for many home builders and designers. Bryan is currently the President-elect of the Greater San Antonio Builders Association. He has been involved in the industry for almost 20 years, and a local custom builder for well over 14 years. He has an impressive background with a degree in mechanical engineering, which attributes to his ability to be detail-oriented. He and his team back up everything in written form; from spec drawings, plans, selections, schedules to billing and more. “Scheduling and hiring quality contractors are something I pride myself in,” Bryan said. “We had twice as much business in the first six months of this year than we did last year. events take place, such as the passing of one of his project managers, the need for a replacement arose. Bryan is the type of business owner who doesn't just settle for average, so it took several months to find the right person to fill the position. hen Sidney Francis bought the fading 1891 home at 425 King William in 1972, he had one idea in mind: “to bring this misused structure back to its royal beginnings.” The spacious castle-like home known as the Kalteyer House backed up to the San Antonio River. It was designed by nationally famed architect, J. Riely Gordon, who created several homes and commercial structures in San Antonio, including the Bexar County Courthouse. Original owner John Kalteyer died in 1897, just six years after moving in. German immigrant Ed Seeling, a successful young (21) entrepreneur, purchased the King William property, in San Antonio’s then most fashionable neighborhood, in 1907 with profits from selling Austin’s Driskill “WHEN SIDNEY Hotel which he purchased for $80,000. We located the architect’s daughter and she had drawings and information to guide us,” he added. The best restoration keeps and repairs what is already there: original wood windows, lighting fixtures, marble sinks, claw-foot bath tubs, floors and any embellishments,” Francis advises.

“Some of the curved wood window frames had to be duplicated. I found the Koehler Company’s architectural millworks division in Sequin and they reproduced them. Finding a glass company to produce the curved glass was more difficult. I haunted architectural antique shops around the city for authentic replacements and found Architectural Antiques near the Alamodome most helpful. Lighting fixtures, doors and other items there were really authentic,” Francis said. Fortunately, the magnificent parquet and other wood floors were mostly undamaged. The apartment owners had covered them with linoleum. They just needed some sanding and general cleanup. To replace damaged burl walnut interior paneling, Francis purchased one-quarter inch burl walnut veneer plywood, glued it down and applied wet brown paper bags over it which he heated with an iron to straighten out the bubbles caused by the glue (a good idea for any of your similar projects). Exterior limestone features were restored, retaining their original color. Since electricity was in the infant stage in 1891, architect Gordon wasn’t sure it was here to stay so he fitted all fixtures, appliances and fireplaces with

Historic Home Restore Tips According to Nicole Curtis, host of HGTV’s Rehab Addict, quoted in an article by Marni Jameson for the New Orleans Times-Picayune, “The biggest mistake people make when improving an old home is try to do what’s hot right now. But what’s hot right now won’t be in ten years. What will always be hot and will maintain the home’s value is keeping within the era of the home.” Unobtrusive walk-in closets, updated heating/ cooling/plumbing systems and new appliances should be the only updated changes. Curtis suggests keeping the cabinets (most are solid wood), refinishing tubs and sinks, saving wood floors, cleaning old tile, but NOT moving walls or replacing windows. The San Antonio Conservation Society and the King William Neighborhood Association have useful information on the history of many homes in the area and contacts for available professional restoration assistance. gas alternates. “The gas is still connected but could be turned off in the basement,” Francis said. According to Andrew Esponosa, City Office of Historic Preservation, gas and other original elements in a historic house are covered by San Antonio’s Code Compliance office. It is recommended that historic home owners contact that office for complete clarification. Gas lighting may also be used in other properties but requires Code Compliance inspections and permits. The Preservation office has information on tax credits, grants and other financial benefits for owning a historical home, plus guidance to restore it. Heating and cooling a three story home with full basement can be a problem (and expensive), but Francis learned that by opening all of the downstairs windows and the third floor skylight, the hot air rose to the top and made a tremendous difference in hot weather. “Restoring a historical home is not easy,” Francis admits, “but it is a challenging and satisfying adventure that you will never regret…or forget!” 425 King William is currently on the market, listed by Kristin Kellum, Historic Home Specialist at Phyllis Browning Realty.

an Antonio-based Cloche Designs recently announced the grand reveal of the historically renovated Jackie’s Playhouse, located on the grounds of The Argyle. The reveal took place with a private event on the evening of September 17, 2017, with all proceeds benefiting The Generations Fund at Texas Biomedical Research Institute. “Time had taken quite a toll on this treasured playhouse, so we volunteered to bring it back to its original glory. Carefully balanced with practical updates, we preserved its beauty and charm so that future generations of children can continue to make priceless memories at The Argyle,” said Laura Nell Burton, co-founder of Cloche Designs. “Cloche Designs assembled a best-in-class team of San Antonio artisans to contribute to this endeavor. After a year of working together, a great gift has been walking alongside each member of our extraordinary team and witnessing the discovery of their own individual passions for this magical project.” Located on the historic grounds of The Argyle, a prestigious private dining club in Texas, Jackie’s Playhouse is the childhood retreat of Jacqueline Beretta, a sixth-generation Texan. Jackie’s parents— Mary Austin, a descendant of Stephen F. Austin, and Jack Beretta—designed the playhouse to honor their daughter’s birth. In 1953, they commissioned an artistic woodworker from their ranch to build it in Olmos Park, surrounded by an enchanting, perpetually blooming garden. Mary Austin, an accomplished designer and collector of antique dollhouses, lovingly appointed Jackie’s Playhouse with furnishings, linens, china, art and other treasures from her favorite New England shops. It became Jackie’s castle and sanctuary,


a place where she played for hours, hosting tea parties by her fireplace and gardening with her mother. In 1974, Jackie donated and relocated the playhouse to The Argyle, where it has been a prized attraction ever since. At the helm of this project and donating their services to transform vision into reality is Cloche Designs, a San Antonio-based lifestyle brand specializing in full-service occasions and special projects that celebrate details. Mauzé Construction and a talented team of artisans curated by Cloche Designs worked to carefully restore and update Jackie’s Playhouse. Intoto Interiors, Chesney Morales Architects, John S. Troy Landscape Architect, Stone Standard, Virgini Paint and Design, and artist Gina Langford, among others, all generously contributed to the remodel. “This entire project, including the theme of our grand reveal event, has been inspired by beloved Beatrix Potter children’s books, specifically The Tale of Peter Rabbit and The Tale of Two Bad Mice,” said Christin Gish, co-founder of Cloche Designs. “The primary goal was to preserve the playhouse’s history, including original furnishings and design elements; yet, interior appointments, including the wallpaper, upholstery and other whimsical design features, are a fresh update.” Characterized by a fanciful nod to the Victorian era including a steep pitched roof, decorative trim and authentic furnishings, the expert craftsmanship of Jackie’s Playhouse has withstood the test of time. The original archi-

tecture complements The Argyle and exterior paint colors continue to exactly match those of the main house. Renovations include a new slate roof with copper detail, a porch extension and the addition of “Mr. McGregor’s Secret Garden,” captured inside a charming white picket fence to give children more real estate for play. Inside the playhouse, rare black and white nursery rhyme themed tile was preserved sur-

rounding the fireplace. Original kitchen cabinetry, longleaf pine flooring and all existing hardware have been salvaged and resurrected. Interior walls are appointed with Farrow & Ball paints in a mint green and pink palette. The new garden is home to a hand-forged “Mr. McGregor’s scarecrow” sculpture by Ted Voss Metals, incorporating salvaged elements from the interior’s fireplace andirons and other brass fixtures original to the playhouse. asper Sifuentes, owner of San Antonio’s Finest Realty, like many successful businessmen, reached a stage in his life where a new direction was needed. After 20 years of military service and 25 years in law enforcement, leadership and training was who he was. Due to some life changing circumstances, the question, “Where do I go from here?” had to be answered. With phase I of Cinnamon Shore 85 percent sold out, Sea Oats Group last month announced it is embarking on a $1.3 billion, 300-acre expansion featuring distinctive new home designs and a wide array of appealing amenities. The phase II expansion will take place over 15 to 20 years and will more than quadruple the size of the existing community. It will encompass Cinnamon Shore South, an $800 million investment, and Cinnamon Shore Bay Shore, projected to be a $500 million buildout. Sea Oats Group envisions four primary pillars of distinction for phase II: (1) home craftsmanship and a lifestyle unrivaled on the Gulf Coast, (2) a dining district with dozens of restaurants to please any palate or mood, (3) enticing destination retail, and (4) a health and wellness center. Phase II will include a 3,300-foot wide beachfront, maintained daily – almost three times the size of the beach at Cinnamon Shore North. Eventually, the development will lie on both sides of State Highway 361, about a mile south of Cinnamon Shore North, with a golf cart bridge enabling residents to easily access amenities on both sides of the roadway. Plans include multiple swimming pools and lakes to provide refuge and enhance the landscape. A key feature of phase II –

an approximately 10-acre lake, one of the largest on the Texas Gulf Coast – will be encircled by a mile-long boardwalk. The development will also feature honeymoon cottages, town centers for retail within each phase and a boutique hotel opening in 2018. Site work is already underway, and Sea Oats Group expects to begin building homes on the property in mid- to late-2018. “With Five Town Center, we are taking a significant step toward fulfilling our vision of making Cinnamon Shore an unparalleled place to live, work and play on Mustang Island,” said Lamkin. “Phase I has already been extremely well-received, but as we roll out our phase II plans over the next several months, we anticipate an exponential increase in interest in our development as an ultimate coastal destination.” Construction of Five Town Center will be completed in late 2017. Its retail establishments will open in the first quarter of 2018, in time for spring break. ■

Responding in the Time of Need CPS ENERGY TRAVELS FAR AND NEAR TO PUT PEOPLE FIRST // BY: NORA CASTRO

atastrophe can arrive in a number of ways: fire, tornado or earthquake. But for the residents living along the Texas and Florida coastlines, it arrived in the form of hurricanes. Hurricanes Harvey and Irma unleashed their fury to these areas and caused severe damage to countless homes and businesses in their path. These coastal communities were among the hardest hit by these super storms, bringing wide-spread devastation, flooding, downed trees and powerlines. The destruction caused extended power outages that posed problems for small towns and big cities alike,

including Victoria, Texas and Jacksonville, Florida. Restoring electric service is the crucial first step in the recovery process. Even before these communities lost power, CPS Energy was preparing to assist where needed. Once

the request for mutual assistance was received from American Electric Power Texas (AEP) and the Texas Mutual Assistance Group to assist with restoration efforts, CPS Energy dispatched a crew of 53 men and women with a variety of skillsets to provide a diverse layer of support, ranging from safety experts to linemen and fleet teams. “It’s important that when we arrive, we have all the equipment and support services we need so we can focus on the work ahead,” said Rudy Garza, Senior VP Distribution Services & Operations. “So there’s a significant support system that needs to go on any mutual aid effort.” The team arrived in Schulenburg, a command center and staging area set up by AEP Texas, on a mission to help restore power to the victims quickly and safely. They were then dispatched to Victoria and later to Bloomington, where they repaired lines, replaced poles and transformers, and trimmed trees to not only restore power but help restore order to the stormravaged communities. Despite the 15-hour work days, often amid heat, mud and mosquitos, the crew was happy to be able to help their neighbors in need. “Overall, we restored power to over 3,000 Texans and repaired miles of distribution lines,” said Richard Lujan, director of Northwest Service District. “Our team’s work ethic, skill, efficiency and productivity stood out among our sister utilities and contractors. We were recognized by American Electric Power for our performance throughout the duration of our stay.” A couple of weeks later, Hurricane Irma made her debut in Florida, leaving the coastline devastated.

Crews once again prepared to deploy after receiving the call for assistance from Jacksonville Electric Authority in Florida. A crew of 58 members left San Antonio and travelled across the country to Jacksonville to join other utilities in a huge effort to bring some normalcy to those affected by Hurricane Irma. “Our response exemplifies our commitment to people and now extends to restoring a community” said Paula Gold-Williams, CPS Energy President & CEO. “In the spirit of helping our neighbors, we are proud to have been asked to support the restoration efforts. It’s great when others recognize our employees’ valuable skills and strong work ethic in restoring power safely, just as they

do for the people of Greater San Antonio every day.” Once our job was completed in Jacksonville, our crew deployed to Key West, one of Florida’s hardest hit areas. This isn’t the first time crews have jumped into action to assist in other parts of the U.S. CPS Energy has helped many times before with restoration efforts following hurricanes, including Rita, Katrina, Ike, Gustav, Dolly and Sandy, just to name a few. Many of our employees have made multiple trips to storm-stricken areas, sometimes spending weeks away from home and loved ones. “I’ve never been away from my family this long,” said Steven Cansino, distribution trainee and one the 58 crew members

deployed to Florida. This deployment could last up to three weeks. During his assignment, Cansino is missing a major milestone in his son Derek’s life. Derek turned 10 and Cansino missed the celebration for the first time. “Dad’s going to miss your birthday party but you know dad is going out there to help these kids that don’t have power and can’t play with their toys, like you can,” Cansino explained to Derek. “It’s heartbreaking that I can't be there,” Cansino said. But like the Cansino family, the rest of the team and the countless number of first responders and volunteers know that though the decision to leave his family is tough, the need to help others get back on their feet is fundamental in putting People First. ■ SEPTEMBER//OCTOBER 2017 NHOME /

ike many in the housing industry, NHOME’S publisher Adaku Okoro, is passionate about giving back. Following Hurricane Harvey and wanting to contribute/aid the people she knows best, she called GSABA (Greater San Antonio Builders Association) for suggestions of those whose companies who were most involved giving aid. Associate GSABA members Colby Duke and Trevor Morton were among those who organized to serve Hurricane Harvey victims, and prove that San Antonio, surrounding area businesses, along with many individuals have BIG hearts. On Tuesday, September 4, Colby Duke awoke at 4:30 in the morning with thoughts of the thousands left homeless and hungry after Hurricane Harvey swept ashore in Rockport. He had to do

something about it. Reaching for his iPhone, he texted a few of his close buddies, Trevor Morton and Patrick and Mathew Holloway. “I just felt like I had to go,” Duke recalled, “and I hoped my friends felt the same way.” By the end of the week twelve trucks and trailers and more than fifty people were on the road to Rockport. The team contacted potential food providers including HEB, Opa’s Sausage and many others to donate enough products to feed thousands. The result: the team fed more than 15,000 grateful Rockport citizens over the weekend. The caravan included five smoke wagons, two refrigerated trailers, five RVs and bathrooms for the participants’ use, supporting all phases of their efforts. They smoked and served 1125 pounds of Opa’s sausage, 430

pounds of food, which included 20 briskets and 20 pork butts, 800 hamburgers and chicken, over 4000 hot dogs and 1200 eggs, which the team rolled into breakfastlunch-dinner tacos for twelve straight hours. “In addition to Harvey victims, we fed many volunteers who had nothing to eat. One of my best moments was stopping at a destroyed house to deliver food. An elderly lady thanked us profusely, but said what would really make her the happiest

in the world was an ice cold Coke. We searched for 45 minutes and finally found one to bring her. The smile on her face was more than enough to pay for our efforts,” Morton explained. When the weekend ended, the good feelings continued. “The team agreed that they wanted to continue our efforts for Hurricane Harvey as well as any other disaster that might hit the area, so we formed the Lone Star Response Team,” Duke, an associate GSABA member said. “We planned

to return to Rockport and other affected areas to feed the hungry.” Morton noted, “GSABA, NHOME Magazine, and others have been very supportive of our work, and are passionate about offering assistance.” Duke added. “And we’re looking to help wherever we are needed.” ■
