a note from the publisher

EARLIER THIS YEAR, U.S. NEWS & WORLD REPORT PRESENTED ITS 2017 LIST OF THE 100 BEST PLACES TO LIVE. THE ALAMO CITY, ALONG WITH AUSTIN, DALLAS AND HOUSTON, MADE THE LIST. Quality of life, desirability, and job and housing markets were among the criteria used, with quality of life given the most weight. San Antonio (SA) offers big city amenities and a comfortable living environment. The Hill Country and its surrounds provide an additional reason why living in SA and Hill Country continues to be favorable to most. Well-known builder, Frank Sitterle Jr., has been building in San Antonio for 50 years, earning a well-deserved reputation for building beautiful, quality homes and achieving enviable customer satisfaction, as evidenced by repeat buyers. In recent years, Sitterle and his business partner, Jeff Buell, have extended their building presence in Austin and Houston. In San Antonio alone, Sitterle Homes offers buyers 18 communities, in addition to their build-on-your-lot program. With so many options in so many areas, Sitterle provides one of the best affordable home options that make living in SA a huge plus! We all know it’s hot in Texas but we love it here — heat and all! Award-winning Texas Pools and Patio, founded by Jim Crites, has some amazing options in pool design, along with the most current technology features with which to customize your style. Not only will a pool keep you cool during the hot summer months, but it will help you achieve a look that complements the Texas outdoor living lifestyle we all love. While enjoying their beautifully designed outdoor living amenities, ITC can also create the contemporary and modern interiors so in demand now. These lighter and brighter interiors, which are quite different from the usual Texan design look, are sought by the most discriminating homeowners. Peggy Zettner of ITC and the entire design team can help achieve your design dreams, transforming and updating the interior of your home to personalize your style. No matter the design style, “luxury” and “big” are still the preference for San Antonio and most Texas residents. For example, a home elevator is truly an indulgence in lux! In years past, however, the home elevator was utilized out of necessity in order to meet the physical needs of its resident(s). Don Zimmerman of Home Elevators of Texas has found that his clientele in SA, Austin and Houston have increasingly been interested in elevators for new home builds or as part of home improvements in existing homes. With so many great options and reasons for living in SA and other great Texas cities, SABOR’s timely article on real estate sizzle offers expert tips and advice for buyers and sellers wishing to obtain the best values and quality of life that Texas offers. As always, we would love to hear from you! In much appreciation,

S

ignature, Inspired by Chef Andrew Weissman, expands its offerings to include weekday Signature Hour with a rotating menu of hand-crafted specialty cocktails, beer and wine; and French-influenced weekend brunch on Saturday and Sunday. Each week offers a new discovery for guests as the cocktail menu at Signature Hour changes to showcase mixology mastery of the restaurant. “We offer both interesting twists on classic cocktails, and drinks that are unique in San Antonio. The presentations are bold and exciting, including the garnishes pulled from our own garden.” Signature Hour also features a savory selection of menu favorites such as the ever-popular Deviled Egg Potato Salad; Gold Leaf Risotto; Signature Petite Burger with fried egg and pickles; charcuterie and new items such as Mumbai-Style Lamb with curry and Black Truffle Laneh and La Reve Wasabi Oysters. Prices range from $5 to $15. The knowledgeable Signature staff can make recommendations on wine pairings with your food selections, such as a Cape Mangelle Sauvignon Blanc from Australia, or a French cabernet, Domaine de Pallus. Or, if you prefer, order a Ballast Point Sculpin IPA or a Hoegaarden wheat beer perfected over the course of 500 years by Belgian monks. The Signature bar boasts approximately 50 scotches from single-malt to blended, including the rare Gaelic scotch Ice God, with only 30,000 bottles existing in the world. The vast bourbon and rye collection includes many hard-to-find selections, including Hibiki 21-Year-Old and Whistle Pig Boss Hog Single Barrel. Signature Hour is 4:30 to 6 p.m., Tuesday through Friday. A rotating selection of beers is $5;

wine and hand-crafted Signature cocktails is $7. Chef Andrew Weissman teamed with Executive Chef Laurent Rea to create a French-inspired weekend brunch menu with Texas influences. The menu offerings include an authentic French toast made with challah bread, a true New England-style lobster roll and French style omelette, whipped so the egg is light, a little wet, almost colorless. Diners can choose between mixed-mushroom, lobster, crawfish or smoked salmon, prepared with fresh herbs grown in Signature's garden. A surf-and-turf Eggs Benedict also is being perfected for the menu. Texas influences include a breakfast burger stacked with

Swiss hash browns, apple-smoked bacon atop a house-made brioche roll. Another southern specialty on the menu are creamed chipped beef on a house-made biscuit. Diners will also find blueberry buttermilk pancakes with warm maple syrup and apple-smoked bacon. Fresh cocktails include a house-made Bloody Mary made with yellow tomato juice, designed to complement brunch offerings. “We put careful thought and hard work into the addition of our Signature Hour and weekend brunches,” adds Bean. “Chef Weissman and the team have put together some exciting offerings, and we can’t wait to share them.” Signature features a menu of contemporary interpretation of classic dishes – fresher, brighter versions of traditional cuisine enlivened with unconventional Texas spirit – developed and inspired by award-winning Chef Andrew Weismann. For those looking for a quaint, non-traditional alternative to upscale dining, enjoy a gracious, relaxed Hill Country experience at Signature, open Monday through Saturday for dinner, from 6 to 10 p.m.; Signature Hour, Tuesday through Friday, 4:30 to 6 p.m.; and brunch on Saturday and Sunday from 10:30 a.m. to 2 p.m. Reservations for dinner and brunch are recommended but not required, call (210) 247.0176. ■

Sitterle Homes A HOUSE HOLD NAME // SPECIAL TO NHOME

JULY//AUGUST 2017 NHOME /

S

itterle Homes is a household name in San Antonio and beyond. I'm not sure if it's possible to find another local builder with the longevity of Sitterle Homes. You might even say they are legendary; it certainly feels that way when you step across the Sitterle emblem on the front porch of every Sitterle home. People move to San Antonio for a number of different reasons. Many Sitterle homeowners are active or retired military. Once you've lived in San Antonio it's easy to make the decision to come back for good. And once you've had a Sitterle home ... well, you get the point. Sitterle Homes doesn't have to boast about their quality homes or superb customer service; the repeat business and second and third generation buyers do that for them. The nationally recognized customer service of Sitterle enabled them to expand into Austin in 2009, and then Houston in 2012. Frank Sitterle, Sr. began 50 years ago as a custom home builder in the San Antonio area. His passion for building a beautiful home, built to last, established Sitterle, as one of San Antonio’s premier builders. Frank Sitterle Jr. and Jeff Buell are now the partners and continue the legacy.

28

He learned early how to meet the lifestyle needs of his clients. Whether his homeowners are retired and looking for a lock and leave garden home so that they can travel, or they have an active family needing five bedrooms in a good school district, there are 18 Sitterle communities from which to choose. The Sitterle reputation extends to the Build On Your Lot program where the buyer can build from a selection of award

winning home designs that will fit on an individual's homesite. The Build On Your Lot program is available for custom homes in San Antonio and the surrounding areas. When choosing a builder and a location, a prospective homebuyer should start with a list of criteria, must have criteria; for example, special needs, features and budget. Donna Williams, a happy Sitterle homeowner in Settlers Ridge, chose this garden home community off 281 and Borgfeld Road to be closer to family for retirement but with a desire to be away from the hustle and bustle of the city. She and her husband wanted to downsize. Even though downsizing required getting rid of many non essentials, they love the lock and leave garden home living and that the lawn maintenance is taken care of. Sitterle offers buyers the lifestyle they dream of. Someone who loves to cook wants a double oven, five or six range top burners and maybe even a gourmet professional chef kitchen. Those who love to entertain or enjoy an outdoor lifestyle are looking for outdoor living spaces that encompass an

outdoor kitchen, fireplace, refrigerator, sitting areas and room for TVs. And then there are the details you'll find in every Sittlerle home - designer tile work, open floor plans, large master suites, spacious cabinets and fine craftsmanship. â–

light, some designers speculate that with the gravity of current global issues, people react with a desire to “keep it light,” both figuratively and literally, in their lives and spaces. Furnishings and Accessories Classic and mid-century modern still play a big role, but clean, contemporary designs are taking center stage in Texas interiors. Famous fashion designers are also inspiring furniture collections. And many Texas interiors are embracing their feminine side, as seen in

T

exas interiors have changed dramatically in the last few years. Once heavily laden with dark, rustic, leather, stone and iron decor, also known as the “Texas Tuscan” or “Hill Country look,” Texas interiors are now lighter and brighter. Lines are cleaner; finishes are more polished but not fussy. Metals are mixed, plentiful and have not been this prominent in interiors since the 1970s when the last of the Baby Boomer generation was growing up. And while it is a fact that Baby Boomers’ aging eyes require more

In many spaces, neutrals are used throughout the home and are only punctuated with bright colors in art and accessories and an occasional, dramatic accent wall. The overall effect is a unique blend of calm but invigorating energy. Swivel chairs are a favorite in modern, open floorplans in Texas because they allow users to take full advantage of views, conversation groups and media without leaving one’s favorite chair! Recliners that don’t look like recliners are as popular as ever.

INTERIOR DESIGNER, MARY BETH EDGERTON, OF “I CAN ARRANGE IT”, HAS BEEN CREATING CLEAN LIGHT SPACES FOR SAN ANTONIO CLIENTS FOR DECADES. WHILE FAVORING THE CALM THAT A NEUTRAL PALETTE OFFERS, MARYBETH EDGERTON USES ACCENT COLORS FOR SOME WALLS AND ACCESSORIES.

Plum and Deep Marine Blue. Colors, in general, are cooler. Grays still dominate in large areas of floors and walls, while blues in every hue are treated as a new neutral. Black is used by designers to add drama or interest. Pale pink has traveled from the fashion runways to bedrooms and even living room fabrics. From acidic to mustard, green and yellow are strong accent colors in modern Texas homes.

Colors Walls are no longer shades of beige and brown and are being replaced with true whites and light values of warm or cool gray. Accent walls are painted in, for example, Dark Forest Green, Truffle, Burgundy,

Textures Textures have changed from rustic stone and iron in dark bronze, to clean, white marble or quartz, and light stacked stone cut in rectilinear forms. greens, yellows and pearly whites. Cow and deer hides are now used in sophisticated and complex geometric, mosaic patterns and are found in area rugs, upholstery and wall décor. The newest use of real and faux furs is in the form of lamb skin and alpaca, which are bohemian and exotic. Acrylic and mirrored pieces add glamour.

Bed Linens Bedding landscapes are cleaner and simpler with fewer pillows and less pattern. Where pattern is used, it is often bold and graphic. Bedroom sheeting is still fresh and white but often embellished with crisp embroidered patterns on sheets and cases in every imaginable color. Bed skirts are all but gone because of the use of clean-lined, low platform beds and the popularity of adjustable mattresses. Wood Finishes Wood finishes are changing to lighter, more polished surfaces. Limed oak is popular with a dark overall finish and a white “hang-up” highlighting the grain. Lacquered wood in a low to high luster sheen and in a variety of colors is on trend as well. Fabrics/Upholstery For fabric, linens predominate. However, they have been updated with subtle animal or reptile patterns, and metallic threads have been woven into the ground fabric, adding sparkle.

“BEDDING LANDSCAPES ARE CLEANER AND SIMPLER WITH FEWER PILLOWS AND LESS PATTERN. WHERE PATTERN IS USED, IT IS OFTEN BOLD AND GRAPHIC.”

Window Coverings Soft window coverings are becoming almost obsolete except for clean panels comprised of mostly linens, sheers, or silks with little pattern and are set off from the windows to maximize light and views. The biggest trend in hard window coverings are designer roller shades and screen shades that control the light with new, motorized technology that can be operated with a phone app. This allows users to maximize the light 24 hours a day. Interior Trade Cartel South Texas interior design professionals use Interior Trade Cartel as their best resource for fabric, wallcoverings, furnishings, window coverings and flooring to help them create light and soothing spaces that are a haven away from the world. ■

T

here are a plethora of high-end conveniences offered to the luxury home buyer today, but none can compare to the home elevator. No longer a necessity added for physical needs or the aging homeowner, the home elevator represents the ultimate in convenience. It is this market that inspired Don Zimmerman to establish his company, Home Elevator of Texas, over 30 years ago. After graduating from college with a Bachelor of Science Degree in Business, he went to work for a major elevator company. After a transfer to San Antonio, the company decided not to offer residential elevators in the area, so Zimmerman struck out on his own. His brother, Douglas, joined him in 1991. A Texas registered elevator contractor with 25 employees, they now have offices in San Antonio, Austin and Houston. Local installation and service technicians live in each locale. The San Antonio office is the corporate headquarters with two divisions, residential and commercial. They belong to several national industry organizations, including AEMA, an association of members of the accessibility industry, of which Don Zimmerman is 2017 President. Zimmerman estimates that 50-60% of his business is luxury elevators for new homes and about 40-50% relates to accessibility for those with disabilities or health reasons. Says Zimmerman, “This is a very specialized industry. We have created a well-established, full service organization. Our reputation is built on satisfying our customers’ needs to the best of our ability.” A home elevator offers much more than a novelty indulgence. They provide tangible comfort and convenience. Many forward thinking homeowners install elevators so that they can remain in their homes later in life and improve the home’s future marketability. Architects and builders are now offering this option more often to their clients, acknowledging that the convenience is well worth the investment. A pre-pan design for future elevators allows homeowners to construct a completed elevator shaft, modified as in-line closets enabling conversion when the elevator is desired. This concept saves thousands of dollars in remodeling costs. Often the younger or middle-age buyer is building a dream home and wants the elevator to be the centerpiece. It becomes an expression of their lifestyle and decor, designed by the experts at Home Elevator of Texas. There is a wide variety of styles in cabs,

entries, doors, and fixtures with fine finishes such as rich woods and glass enclosures. A residential elevator can be the most luxurious yet wisest investment homeowners make. They are an affordable access solution, providing optimum convenience and freedom, and they enable the homeowner to plan for their family’s needs for the future. Elevators come in a variety of sizes and applications to fit budgets and desires. Home Elevator of Texas installations ensure smooth rides and quiet operation. Their advanced systems offer features such as gates, handrails, normal and emergency lighting, and automatic lowering in a power failure. Zimmerman emphasizes, “We not only strive to provide the best quality and service; we are helping people help themselves.” Home Elevator of Texas offers many other helpful products. Residential dumbwaiters are designed to carry everything from glassware to laundry, firewood or groceries. Storage is always a challenge for today’s homeowner, and they also offer an efficient material lift for garage attics. They also offer stair lifts, an alternative to home elevators. Knowing that this is not a purchase you make every day, the staff at Home Elevator of Texas walk you through each step of the process and provide you with a free, detailed estimate. Whether you are an architect, contractor, building or home owner, Home Elevator of Texas can help you determine the best model to fit your needs. ■

The development will include The Arts Residences’ 66 luxury condominiums atop San Antonio’s first Thompson Hotel, a collection of design-forward, boutique lifestyle hotels and resorts in locations such as Manhattan, Chicago, Nashville, Seattle, Playa del Carmen and Los Cabos. Three new Thompson hotels – The Beekman New York City, The Thompson Nashville and The Thompson Seattle – were included on the Conde Nast Traveler “Hot List 2017: The Best New Hotels in the World.” The Beekman also took home the award for “Best Lifestyle Hotel” at Hospitality Design magazine’s 13th Annual HD Awards in New York City on June 12. With architecture by Powers Brown and interior design by Amass & G., The Arts Residences will boast dazzling views of downtown, the River Walk and the Texas Hill Country. Condominiums will feature soaring 10-foot ceilings, European-style kitchen appliances, Italian cabinetry in kitchens and baths, natural stone and porcelain surfaces, and fine hardwood floors, among other high-end options. Owners will enjoy round-the-clock security and an array of onsite amenities, including a restaurant with a world-class chef and sky bar; a 5,000 square-foot pool deck with cabanas and pool bar; a lavish, relaxing spa; a state-of-the-art fitness center; and 24-hour room service and concierge service. The Arts Residences owners and guests will be steps away from the Tobin Center for the Performing Arts and the worldfamous San Antonio River Walk, with its picturesque network of walkways in the heart of the city, lined with unique shops, restaurants, bars, and music and entertainment venues. San Antonio has long been known for its storied history and rich blend of cultures, but in recent years an infusion of energy around technology, real estate development, entrepreneurship and creative enterprise has fueled the city’s growth. Companies moving to San Antonio are attracted to the river for corporate headquarters, and housing occupancy rates are more than 90 percent, driving up demand for downtown residences, especially among millennials. Today, San Antonio is among the top 10 tourist destinations in the United States and one of the fastest-growing economies in the nation. San Antonio’s cultural arts district is about to become the most coveted residential address in the downtown center. ■

F

or those who enjoy the relaxed pace of living in a small town but crave alluring cultural activities, world-class entertainment and award-winning dining, a new masterplanned community in Schertz and Cibolo may be your ideal spot. Just 20 minutes beyond San Antonio and a short drive to Austin and the Texas Hill Country, Homestead is ideally located along the I-35 corridor, the area Forbes Magazine named “America’s next great metropolis.” Developed by Freehold Communities, Homestead is based on a unique design concept founded on healthy living and an architectural style that reflects the rustic charm of the farms and homesteads of the past combined with contemporary styling and

the modern features demanded by today’s lifestyles. Freehold Communities’ Vital Communities™ approach incorporates amenities and outdoor activities that encourage healthy living, fitness and bridging the gap between neighbor and community. “The idea is to develop amenities that motivate residents to be active, to enjoy outdoor living and to engage with the community,” said Suzanne Maddalon, vice president of marketing for Freehold Communities. “Market research conducted locally and nationally revealed that the average American is seeking to achieve and maintain a healthy lifestyle and is searching for neighborhoods where recreational activities and fitness amenities are offered as well as a community with which to share them.”

The Art of Healthy Living At Homestead, amenities that allow healthy living to be an everyday routine include: • More than 88 acres of open space, including an open air pavilion with fireplace, grill stations, outdoor play area with Kompan™ equipment, sports court, gathering spaces throughout the community and an adjacent pet park. • Nearly five miles of hiking and jogging trails, ponds and parks. • 14-acre City of Schertz park with direct access from the community. • State-of-art fitness center with innovative equipment and a resort-style pool with kid’s splash pad.

Model homes are open. The Appeal of Schertz and Cibolo Because of its proximity to Randolph Air Force Base and Joint Base San Antonio, Homestead has proven popular with both current and former military. The location, supportive spirit of Schertz and Cibolo residents, and a

strong job market are the main reasons the area is nationally ranked among the best places in the United States for military families, particularly military retirees. Schertz has also been named among top small towns in America by CNN Money and Money Magazine, as one of the safest places to live in Texas and one of the fastest growing small towns in the state. In addition, the area’s cost of living is ranked lower than the national average. Such accolades are attracting new businesses and residents alike. ■ For more information: visit LiveHomesteadTX.com to learn more about Homestead and to sign up for their Founders Club to receive exclusive information. Sizzling in South Texas! IT’S NOT JUST THE TEMPERATURE // BY: SAN ANTONIO BOARD OF REALTORS®

T

he housing market in San Antonio and surrounding areas is hotter than ever with both buyers and sellers jumping in and realizing their goals. This area is home to some of the best prime real estate in the state. While prices have continued to rise year after year, the area still remains more affordable than other major metros in the state and around the country. In the San Antonio-New Braunfels metropolitan statistical area (MSA), the median sold price of a home was $220,685, in June, while the median in the Austin-Round Rock MSA was $314,000. Across Texas, the median price was $235,000. At the same time, the number of homes sold continues to rise throughout the San Antonio-New Braunfels MSA – up 4.6 percent from the same first six months last year. With prices remaining affordable in many areas and new listings coming on the market every day, buying and selling property can be exciting as you prepare for a new stage of life or simply want a change of scenery. Yet while you might feel prepared for this giant step, there’s a lot of planning and prep work that goes into the process. Some basic tips can be crucial to success.

term and know there is no such thing as a perfect sale. Buyers and sellers should also determine their priorities. For a seller, do you need to sell your home quickly because you are moving out of town or already have a new home and don’t want to pay two mortgages? Buyers will want to consider their timelines, as well. For example, they may want time for the kids to settle in before the new school year begins. Buyers will also want to think through the type of neighborhood, location and amenities that are “must haves” in a new home and would be deal breakers if the home or community doesn’t have them. Be sure to share your priorities with your REALTOR® so he or she can help you stay on track.

Getting Prepared for Moving Whether you are buying or selling, among the first things to think about are the costs associated with moving. Selling in South Texas When selling, curb appeal is vital because it is the first impression potential buyers get of your home. Spruce up the landscaping and even consider painting the front door and decluttering the porch. In South Texas, yards can fall victim to dead grass as the summer heats up. So pay attention to this detail; you may want to consider hiring a landscaper to help keep your grass looking green. Inside, think about properly cleaning the air conditioner vents and ensuring the unit is running properly. In the hot Texas summer season, the last thing you want is for potential buyers to be uncomfortable in your house or even skip it because it is too hot inside. To show off your house to its best advantage, you’ll want to pare down clutter and pack up your least-used items, such as large blenders and kitchen tools, out-of-season clothes, toys and seasonal items. Getting Expert Advice Home buying and selling can be overwhelming at times. An expert REALTOR® can guide you through the process and answer questions about the necessary legal forms, insurance and mortgage, and can provide buyers with local community information on utilities, zoning, schools, and more. REALTORS® are your best resource for finding the right home for you and helping you stick to your priorities, budget and timeline. Search for property and a REALTOR® at sabor.com. ■

Legacy at Cibolo A LOW ENVIRONMENTAL IMPACT PROJECT // SPECIAL TO NHOME

T

he Carbon Companies today said its plans for Legacy at Cibolo, a luxury high-end retail and residential mixeduse development in Boerne, encompass the most lowimpact use for the 26.6-acre property. The developer also announced they have renamed the property, formerly called The Village at 17 Herff, as a lasting tribute to the pristine beauty of Cibolo Creek, which the project borders. “We are steadfastly committed to maintaining the integrity and native beauty of this amazing site, and ensuring the preservation of Cibolo Creek and the surrounding environment,” said The Carbon Companies Chief Executive Officer Edmund H. Garahan. “Approval of our zoning request will allow for the space necessary to implement critical low-impact development concepts that are part of our company-wide “Green Initiative,” resulting in the most low-impact use of this extraordinarily beautiful, pristine property, which we know is revered by the people of Boerne.” Garahan said The Carbon Companies is pursuing multiple

48

/ NHOME JULY//AUGUST 2017

strategies aimed at being environmentally sensitive in developing the property and respecting the quality of life Boerne citizens now enjoy. The firm has hired a traffic consultant to study the site plan for Legacy at Cibolo to be sure everything possible is being done to minimize the increased traffic on Herff Road. The revised site plan also addresses citizens' traffic concerns with the addition of a public street throughout the site to reduce traffic loads on Herff Road. Furthermore, the new plan would reduce potential peak traffic

counts per hour versus the variety of uses allowed under the current MU-1 (mixed use) zoning. He also said the current zoning of the site, MU-1 requires developers to alter a portion of their original site plan from multifamily housing to commercial or retail use, or a combination of singlefamily and multi-family uses. Either option would hamstring the developers’ ability to control runoff and include low-impact, green features included in their original site plan. As a result, The Carbon Companies recently filed a zoning request asking the City of Boerne to designate a portion of the site RF-4 (residential use) to allow for multi-family housing, which would afford the space necessary to reinstate numerous low-impact, green features into the site plan for Legacy at Cibolo. These low-impact features would include multiple bio-retention features to remove contaminants and sedimentation from collected storm water, roadway and parking runoff. They would encompass approximately 11,000 square feet of space, are designed to San Antonio River Authority standards, and would remove a significant percentage of contaminants from the runoff. They would be aesthetically attractive, create natural habitats, and reduce water flow speed and bank erosion. Other site implementations by the developers include preserving undisturbed areas, installing native and adapted plant species to decrease irrigation consumption, and planting new vegetation along Cibolo Creek to protect and improve water quality. Since the inception of its plans for Legacy at Cibolo, The Car-

bon Companies has fully engaged with both the City of Boerne and the Cibolo Nature Center and Farm as part of its commitment to protecting Cibolo Creek and surrounding areas, and creating a development that will enhance Boerne residents’ quality of life. As a result of these discussions, they have already made numerous changes to development plans to make Legacy at Cibolo a low-impact project with respect to the environment. These changes, reflected in the current master plan, include reducing the height of the two southernmost buildings along Cibolo Creek from three stories to two and increasing the minimum building setback to at least 150 feet from the centerline of Cibolo Creek— an increase of 50 feet more than the previous plan provided and 50 feet more than the City of Boerne requires. The developer is also adding pervious pavers to the project. Legacy at Cibolo is being jointly developed by The Carbon Companies and Thompson Realty Capital LLC, two Texas familyowned businesses that have been partnering to develop first-class residential and mixed-use communities in and around the greater San Antonio area for more than 10 years. They have designed Legacy at Cibolo to be a modern interpretation of historic Texas Hill Country architectural elements complementing the existing 20th century Herff home, which will be an integral part of the development. ■

Past/Present Perfect THE TEXAS FARMHOUSE // BY: RITA HECK

The Ice House After collecting ice house memorabilia for many years, one client craved a place where he could gather it all together that didn’t impose on his family’s living space. The answer popped up when the couple decided to build their forever home...a house with a separate place for the collection. They presented their ideas to Dibello who looked over their land in New Braunfels and designed a 3400 square foot three-bedroom, three-and-a-half bath main house combining all of their wishes: a children’s wing at one end and a master suite wing out from the public spaces connected by a family room. Other convenient features included a porte cochere at the side entrance to the mud room, a utility/sewing room near the kitchen and covered porches that wrap two sides of the pool terrace. “We designed a separate icehouse which includes a guest suite and a comfortable porch overlooking the pool to showcase the owner’s unique collection. Reclaimed wood siding, brick, stone, tile, tin and timbers were paired with appropriate new materials to add a feeling of age,” Dibello said.

of all materials, even color. But the commonality of the farmhouse was always the same: unpretentious, straightforward and functional. Made aware of this concept while working for a Houston architectural firm, Dale Dibello of Dibello Architects, PLLC, moved to New Braunfels and opened his own architectural firm. He discovered that people in the area were seeking to create their dream farmhouses on their rural land, each with unique personal input. Dibello took on the challenge to create their dreams. Big bonus! Dibello discovered he was a born artist and is now painting nature scenes, many showing the farmhouse complex.

B

uilt by early settlers in the 1700s, the farmhouse (also known as folk house) is not actually a style but rather refers to function and the community where it is located. Built in rural areas, farmhouses usually included one or more additional buildings to meet the owners’ needs. Later, as railway systems developed, the available build-it-yourself mud, stone, or log materials were replaced by lumber, brick and quarried stone which became more easily accessible. Style was added as European influence brought more sophisticated choices...Greek Revival, Queen Anne and others. The building process became what is today called eclectic, a mix and match

His and Hers Farmhouse Like many HGTV home buying couples, this husband and wife team had conflicting ideas about their forever home to be built on their land in San Marcos. “We designed this homestead to match the personalities of the husband and wife client. She dreamed of a simple, lightfilled white farmhouse that fit in and complemented their beautiful land,” Dibello explained. “For his horses, he needed a practical barn with enclosed storage and a central bay that he could pull his trailer through. We designed the 1,585 square foot barn with a drive-through bay on the long axis and a walk-through cross axis, a front porch, covered implement storage porch, tack room, feed room and lawn equipment storage room. We placed the barn adjacent and perpendicular to the house to create a welcoming front court,” he continued. The final result: a stone and white painted board and batten house for her and a barn that pleased him. Dibello Architects, PLLC Although Dibello and his staff have designed all sorts of projects from traditional residential to retail and commercial, they have gained a reputation of including more than one building, or designing a home with multiple facades in the traditional farm/ranch manner, keeping the “past/present perfect.” ■

hase II of Cinnamon Shore will quadruple the vacation community’s size and bring distinctive new home designs, amenities to Mustang Island Port Aransas, Texas. Sea Oats Group today announced a $1.3 billion, 300-acre expansion of Cinnamon Shore, Mustang Island’s premier new urbanism vacation community, featuring distinctive new home designs and a wide array of appealing amenities. Cinnamon Shore is a pedestrian-friendly planned community nestled behind the protective dunes on Mustang Island along the Texas Gulf Coast. It is the first new urbanism development for Sea Oats Group, which is fulfilling its vision of a traditional seaside village with a wide array of amenities and recreational facilities intertwined with beach cottages, luxury villas and vibrant town centers. Every detail of Cinnamon Shore is designed to embrace the natural ambience of Mustang Island and the slow-paced charm of a walking neighborhood. “Cinnamon Shore North has been enormously successful, with over $200 million in sales, and is now 85 percent sold out,” said Jeff Lamkin, CEO of Sea Oats Group, developers of Cinnamon Shore. “The phase II expansion will take place over 15 to 20 years and will more than quadruple the size of the existing community.” Over the past decade, Port Aransas-based Sea Oats Group has been one of the most successful developers of coastal properties in any market nationwide, including the Texas Gulf Coast, where the value of its beachfront portfolio is unequalled. Nestled behind 300 feet of protective dunes and just minutes from Corpus Christi, Cinnamon Shore is the ultimate expression of coastal living. The vibrant, master-planned new urban develop-

parasailing and charters, all effortlessly booked for residents and guests through Cinnamon Shores’ exclusive concierge services. Sea Oats Group began developing the 63-acre Cinnamon Shore North, phase I of its incomparable Texas Gulf Coast vacation community, in 2007. Its $275 million build out includes home sales on 200 lots, 75 of which are multi-family residences, with a median price point of $1 million. Single-family homes start at around $636,000 and beachfront homes are priced from about $2.5 million. The more than 250-acre phase II expansion will encompass Cinnamon Shore South, an $800 million investment, and Cinnamon Shore Bay Shore, projected to be a $500 million buildout. Lamkin said Sea Oats Group envisions four primary pillars of distinction for phase II: (1) home craftsmanship and a lifestyle unrivaled on the Gulf Coast; (2) a dining district with dozens of restaurants to please any palate or mood; (3) enticing destination retail; and (4) a health and wellness center. Phase II will include a 3,300-foot wide beachfront, maintained daily – almost three times the size of the beach at Cinnamon Shore North. Eventually, the development will lie on both sides of State Highway 361, about a mile south of Cinnamon Shore

North, with a golf cart bridge enabling residents to easily access amenities on both sides of the highway. Plans include multiple swimming pools and lakes to provide refuge and enhance the landscape on both sides of the roadway. A key feature of phase II – an approximately 10-acre lake, one of the largest on the Texas Gulf Coast – will be encircled by a mile-long boardwalk. The development will also feature honeymoon cottages, a spa, town centers for retail within each phase and a boutique hotel opening in 2018. Site work is already underway, and Sea Oats Group expects to begin building homes on the property in mid- to late-2018. “We are proud of the community we have created with phase I of Cinnamon Shore and gratified by how well it has been received,” said Lamkin. “We plan to build on what has been a very successful model with this major phase II expansion. Full details, including the master plan for phase II, will be released later this year.” ■

n Thursday, June 11, 2017, the Briscoe Western Art Museum hosted a VIP preview event for members and invited guests to view a very rare set of George Catlin’s North American Indian Portfolio. Catlin’s Portfolio represents one of the most comprehensive, highly realistic and powerful portraits of the American West during the frontier era and is the result of Catlin’s travels among, and life with, the Great Plains Indian tribes. These tribes include the Mandan, Sioux (Lakota), Blackfeet and Crow, among others. Also included in the exhibit are a reference reading area and an excerpted documentary film produced by the Smithsonian Institution. The exhibit runs from June 23 to September 4, 2017, and is located in the Jack Guenther Pavilion at the museum. Catlin’s Portfolio, one of only three known sets in the world, contains 31 hand-painted color plates depicting the clothing/adornments, culture, and daily living of the Great Plains tribes. For example, Ball Players provides a glimpse into an early version of lacrosse. Catlin spent summers during the years 1832 to 1837 sketching the tribes, finishing the paintings in oils during the winter. During the years 1837-1852, Catlin toured the United States, England, France and Holland, exhibiting his paintings and Indian crafts, accompanied by members of various Indian tribes. It was during this period that he published the North American Indian Portfolio. ■
