a note from the publisher
WE HAVE ALL HEARD THE SAYING “IN TEXAS, WE DO EVERYTHING BIG!” One area in which that is true is homebuilding. Many people from the east and west coasts say that in Texas one gets more house space for their money. Yes, it’s no secret that Texas homes are big; your average home in Texas has more square footage than the average home in either the east or west coast. Our Texas Parade of Homes are not only larger, but are built with particularly luxurious amenities. The Greater San Antonio Builder’s Association (GSABA), in partnership with Southerland Properties, hosted a successful Parade of Homes in the beautiful development, The Canyons at Scenic Loop. These unique homes were built by eight well-respected builders. We are honored to have one of them, Broll Homes, on our cover. The philosophy of this client-focused builder, Bo Broll, and his team is to treat their clients like friends, encouraging their involvement and keeping their best interests in mind. Broll Homes 2017 Parade Home is described as a “modern organic” home, which is a combination of contemporary design with elements of a rustic style home with a “Casita.” The Casita makes a perfect mother-in-law/guest house, designed for privacy and comfort. The interior designer chosen to decorate this luxurious modern Hacienda-style home is Catrina Hoelke of Catrina’s Interiors. Catrina is an award-winning interior designer with almost 40 years of experience and is best known for her imaginative, customized Hill Country-style furniture pieces. Catrina wowed us with her new modern twist in the interior decor of the Broll Parade Home. There is also a modern, lux, new look at the showroom in her new location further west on IH-10 in Boerne. Included in this issue are several other articles about the 2017 Parade of Homes. Randy Oliver, of Hollywood Crawford Garage Doors & Openers, is not only a genius, but is a highly personable and committed business owner who keeps current with the latest trends. His article and his knowledge and years of experience with Garage Doors justifies why five of the eight 2017 Parade builders chose Hollywood Crawford for their Parade home garage door. Another article focuses on the green sustainability options found in the Parade homes. We are learning that green options are practically expected in luxury homes built in Texas. Builders are sensitive to options that will save the buyer money and create a higher quality environment in the home. We hope you enjoy our features and if you missed this year’s Parade of Homes, contact GSABA to get on their mailing list for Parade of Homes 2018! PROUD MEMBER OF:

a gracious, timeless, relaxed Hill Country experience for those looking for a quaint, non-traditional alternative to upscale dining. Rea was featured in Best Chefs in America in 2013 and his culinary career highlights include stints in Venice, Italy; Strasbourg, France; and Great Britain before settling stateside in New Mexico and later Texas. Bean is a San Antonio native, “Signature is the capstone of my career. My management skills and food industry expertise complement Andrew’s culinary vision which is founded on classic techniques and Texas touches.” The beguiling menu includes the world’s finest ingredients, sometimes culled from Signature’s own back yard, where the herb garden brings freshly-picked flavor to the table. A beekeeper is on staff to cultivate La Cantera’s own signature Texas honey and a forager will harvest wild ingredients already growing on the grounds, such as lavender, rosemary and prickly pears. Local and organic ingredients change the menu as the seasons
peak and wane, but the constants are quality, flavor, artistry in the kitchen and superlative southern service. Signature crowns Andrew Weissman’s 25-year culinary career, which began in Europe, moved to New York City and finally came home to San Antonio, where he has opened seven popular and critically acclaimed restaurants, including the fondly-remembered Le Rêve. That first restaurant gained national recognition in the pages of The New York Times, Bon Appetit, Food & Wine magazine, Gourmet magazine, Texas Monthly, and other illustrious publications. ■

It’s Parade of Homes season and it’s our pleasure to focus on parade home builder, Bo Broll. Like many successful builders, Broll was born, and grew up in a family in the construction trade. Speaking about the family lumber company Broll said, “I worked there my whole young life.”

BO BROLL IS A QUALITY HOME BUILDER WITH A PASSION FOR CUSTOMER SERVICE AND HIS COMMUNITY. MAY//JUNE 2017 NHOME /
31
I know from experience that when real estate is in your blood, you'll find a way to satisfy your passion. Broll shared his journey. “I started a career in real estate after graduating from college which put me in the position to start flipping homes. From flips I started building specs and then building customs.” Broll Homes was established with the belief that custom home building in Texas needed a more client focused approach. With that belief, Bo Broll founded Broll Homes in San Antonio. Building since 2002, Bo Broll knows quality construction. He prides himself on customer service and giving back to the community. When you buy a Bo Broll home you’re getting more than just sticks and bricks. “Our reputation for quality, construction and price as a custom home builder is well established throughout the South Texas region,” he said. Broll Homes has been a Summit Award winner for Best Product Design for several years which is exemplified by their philosophy and mission statement. “For over a decade, our primary goal has been, and will continue to be, to provide homebuyers exceptionally wellconstructed homes at competitive prices and a hassle-free building process,” he explained. Their goal is to consistently provide the highest quality homes available at a fair price supported by outstanding client support and on-going service. A new home is an exciting opportunity but choosing the wrong builder can result in poor workmanship and materials, missed deadlines and budget overruns. All of this can make the process of building your dream home a total nightmare. Broll Homes has earned the trust and respect of families like yours by providing well constructed, custom built homes on time and on budget. Not only does Broll build a unique and high quality home, but he shares a passion with his wife

for the March of Dimes. “Our children were both born premature, so the March of Dimes is very dear to us. We participate in the March for Babies and help raise awareness when possible.” The 2017 Broll Homes parade home is located at 10112 Carter Canyon. Early in the design process Broll decided on a modern-luxury design with an old-world, hacienda feel. He needed multiple levels to accommodate the unique topography of the lot in the Canyons at Scenic Loop in order to showcase the incredible views that the lot offers. “What transpired is what we are calling Modern Organic, with a mixture of contemporary design and rustic elements.” Their designer, Catrina, with Catrina’s Interiors, and her associate Judy, did an amazing job with the interior design work, and the many vendors really came through by providing top-notch products to showcase in the parade home. From the countertops from Greg Storm at Wilsonart, to the cabinets from Michael Edwards and the one-of-a-kind furnishings Catrina brought, Broll brags, “this home is truly oneof-a-kind and proves that just about any lot is buildable.” Broll Homes works with each client to clearly understand their unique needs and their lifestyle in an effort to design and build a dream home they will cherish for years to come. They will show you why so many families have chosen to work with them. ■

Garage Doors TRENDING: MODERN AND CONTEMPORARY STYLES // BY: RANDY OLIVER
T
Wayne-Dalton Garage Doors “At Dale Sauer Homes we are always looking for what’s new in the market that we can share with our homeowners,” says Debbie Sauer of Dale Sauer Homes. “As we began designing our 2017 Parade of Homes house for the Canyons at Scenic Loop, we knew we wanted to focus on a contemporary-modern exterior with the windows and garage doors complementing each other. During our search for the perfect garage door, we discovered the Wayne-Dalton 9600 Insulated Steel Back garage door in the Contemporary Panel Design, and we fell in love with it! We opted for the satin edge privacy glass with the windows in the vertical column position. This design offered flexibility that fit perfectly on a single door as well as a double door. These new and cutting edge designs for garage doors are a big hit! Thank you, Wayne-Dalton!” In addition to Wayne-Dalton’s 9600 Contemporary Panel Design with vertical windows, the company developed a unique frameless glass door called Luminous. This one-of-a-kind garage door is striking in appearance and is available with opaque white, opaque black, mirrored gray, mirrored bronze, and translucent black glass. Clopay Garage Doors Brian Box with Ashton Custom Homes stated, “At this year’s Parade of Homes we chose to use the Clopay Contemporary Modern Steel garage doors with frosted windows by HollywoodCrawford to stay consistent with the transitional architectural style. We felt it was important that the garage door blend perfectly and harmoniously with the home since it represents up to 40% of the right side look and feel.” Clopay Garage Doors showed off several new contemporary and modern style garage doors at this year’s National Association of Home Builders’ show in Orlando. Some of the new styles exhibited were in their Canyon Ridge Modern Series Collection with aluminum

inlays, horizontal planks, and frosted and reed glass. Partners in Building chose to use the Clopay Avante Full View Aluminum garage doors with black anodized frames and frosted glass for a very sleek and modern look on their Parade home this year. Full view aluminum garage doors, which were once only used for service stations and fire stations, have become extremely popular not only in the garage but also to separate the inside living space from the outside. he garage door is no longer just a functional necessity for the home. It has become a distinct architectural feature that adds curb appeal, style and value. In many homes the garage door can represent as much as 40% of the front elevation of the home. There is a national trend toward modern and contemporary style garage doors that complement today’s contemporary style homes. Garage door manufacturers have capitalized on this trend by creating extremely attractive and diverse garage door styles and designs. Many of the new homes in San Antonio have a contemporary style, including several featured in this year’s Parade of Homes.

Accessibility for the Visually Impaired HOME ORGANIZATION TIPS // BY: JACKIE WATERS
A
n unorganized home makes it virtually impossible for a person with a visual impairment to function independently. When everything is in its place, people have a much easier time navigating the home, finding items, and completing daily tasks. Home organization also helps people with visual impairment go about their days with less stress and more confidence because they know they will be able to find things without hassles or obstacles. The following home organization tips will help you prepare your home and make it more accessible for someone with a visual impairment.
v
Use Clear Food Containers Storing food can pose challenges for people with low vision. If you opt for clear storage for various pastas, cereals, and dry goods, it may help the person identify what is inside. It’s also helpful to place labels with large print on each storage container and make sure they are printed in colors that

u
Label While You Organize Labels are just as important as organization when it comes to preparing the home for a person with a visual impairment, but if you wait to label, you may forget or label items incorrectly. That’s why labeling while organizing is key. As soon as you bring home groceries, label canned goods and boxed foods that may be confused because of their similar sizes and shapes. There are many labeling methods that work for people with low vision, and it may be helpful to experiment to see what works best for your loved one. Some people use self-adhesive letters to label shoe boxes when organizing shoes in closets. Others use a series of tactile dots or Velcro strips to label canned goods. When it comes to labeling clothing, people often use index cards with large print or safety pins to keep track of items.
contrast with the food being stored inside. One other tip for storing food is to place items in alphabetical order or to place items that are used frequently near the front of the pantry or in cabinets close to food preparation areas.
w
Add Dividers to Kitchen Cabinets If it is difficult to locate spices, bakeware, or kitchen tools in your cabinets and drawers, add dividers to provide a space for each item or groups of items. Making custom spaces for items ensures that your loved one with a visual impairment will be able to locate each item quickly and easily and will know where to put them after using them.
It’s also important to make sure that you don’t combine food with cleaning supplies even if you add dividers to kitchen cabinets. Being proactive about food safety is a good practice to follow, and preventing accidents with cleaning supplies protects the entire family.
x
Use Bins to Organize Linens The linen closet is one space that needs a makeover in nearly every home. Bulky sheets and blankets, fluffy towels, and extra pillows take up a great deal of space and can cause an organization headache for anyone, regardless of vision impairment. One fix is to purchase bins from a
home goods or dollar store and label them with index cards or Braille labels. Colorful bins are an ideal choice if your linens are white or beige; alternatively, light-colored bins are ideal if your linens are dark. Labels should contrast with the bins to make it simple to locate them, and the large print on them should contrast with the labels themselves. When organizing linens, you have a few options. Some people separate them according to the rooms in which they are used. Others separate them by size; for example, twin sheets in one and queen sheets in another. Some people prefer to organize linens by time of year, with flannel sheets on higher shelves and light cotton sheets on lower shelves in
summer. Again, the method of organization should suit your family’s needs. In summary, home organization is key to preparing a home for a person with a visual impairment. Consider labeling while you organize, using clear food containers, adding dividers to kitchen storage areas, and using bins for linens to make your home more accessible to a visually-impaired loved one. If your organization efforts just don’t seem like they’re going to work out as you hoped, it might not be a bad idea to start looking into large-scale home modifications or for a more accessible home in the area. ■

A Vision of Excellence KRISTALLI REAL ESTATE COMPANY
T
// SPECIAL TO NHOME // PHOTOGRAPHY: JASON ROBERTS
here are times in life when reaching your goals, or even getting through the day can feel like a struggle. And then there are times when it is as if a light opens up from the heavens and the path is clearly laid out before you and you never want to look back. That moment of clarity was what has driven local Stone Oak real estate Broker Terri Saari, to open her own real estate company, Kristalli Real Estate, earlier this year. “What I wasn’t seeing with other real estate companies,” Saari explained, “was a focus on all of the benefits that well rounded agents bring to their companies, clients and communities… well, other than the mighty dollar.” Saari’s goal with her own company was to bring a fresh new business strategy to the agents whom she would sponsor, and to have those concepts translate to a whole new level of service to the clients and communities they all serve. With this new business model, real estate agents are rewarded with better commission splits for things like civic engagement, charity, education, and their ability to set and reach their own personal business goals. “Becoming a part of the community, learning about industry changes, city infrastructure updates, new businesses, new loan programs - it is all a part of our job as REALTORs®,” notes Saari, “and when we have agents that are this involved and this dedicated to their field, our clients feel the benefits for years to come.” Saari has dedicated herself to living these principles that she preaches to her company of six agents (and growing!). After 12 years in the industry Saari has obtained nearly twenty illustrious professional designations solidifying her knowledge and expertise in a variety of areas in real estate. Examples include Master Certified Negotiation Expert (MCNE), Accredited Buyer Representative (ABR), Certified Military Residential Specialist (CMRS), Broker Price Opinion Resource Specialist (BPOR), and Graduate, REALTOR® Institute (GRI). She has also been named a Platinum Top 50 REALTOR® for many years. Service is the cornerstone of the Kristalli business model, with company sponsored charity workdays scheduled monthly throughout the year. Since opening its doors earlier this year, the whole company has already spent hundreds of hours giving time and energy to causes like the Susan G. Komen Foundation, Texas Diaper Bank and Habitat for Humanity. Saari is no stranger to service, having personally served for 22 years before retiring from the United States Air Force, her last assignment to the Air Intelligence Agency. Through these experiences, not only did Saari learn time management, organization,
confidentiality, and strategies for effective communication and negotiation that translate seamlessly over into the “battlefields” of the real estate industry, but she also was forced to relocate a family of six, dozens of times over many years. “I understand the stresses of a move, both buying a new home and letting go of the memories of an old one, simply because I’ve done it with my family so many times”, Saari explains. To her, these experiences make her a better REALTOR® overall. In 1995, it was the military that brought the Saari family to San Antonio. All of Saari’s children graduated from the highlyacclaimed Reagan High School and have gone off to successful careers in fields like accounting, computer science, home inspection and military service. But in many ways Kristalli remains a family business. Saari’s husband Bill, also retired military serviceman, has been working alongside her for years running the Property Management division, now known as Kristalli Property Management. While many of Kristalli’s clients are concentrated in the Stone Oak area where its leader has both a home and the Kristalli offices, Saari and her company of agents serve clients across the city and the area, from New Braunfels to Pleasanton, Boerne to Bandera, and nearly everywhere in between. And now to answer the question you’ve probably been asking yourself from the beginning of this article, what does the name Kristalli mean? “Kristalli is the Finnish word for crystal,” Saari explains. Her husband’s family is from Finland, and this was a way to pay tribute to them. She explains that she wanted to have the word crystal because it embodies those qualities she hoped to exemplify in her company’s business practices. “When you think of crystal, you think of prestige and luxury; you think of the angles and reflections of light and of sophistication and success. I want my agents and my company to be sophisticated, luxurious, elite and a grand reflection of the possibilities we bring for a better real estate experience. In the same way that crystals and diamonds are rated and cut, we aim to be a cut above the rest.” Terri Saari and Kristalli Real Estate: The Clear Cut Choice For All of Your Real Estate Needs. ■

In addition to its cushioning and sound resistant qualities, cork air cells help trap heat, acting as an insulator. Ideal indoor temperatures are maintained with 15 SEER HVAC equipment and blown-in foam insulation in the attic and walls, exceeding building standards. s green options have become better recognized by home buyers and builders over the past few years, the idea is becoming more of the “norm” than an option. The Greater San Antonio Builders Association (GSABA) sponsored 2017 Parade of Homes at Canyons at Scenic Loop, May 20-29, was a major example. According to GSABA president Wayne Moravits in a recent San Antonio Express-News article, the National Association of Home Builders is encouraging builders to include the following in their projects: low-e glass windows, high efficiency HVAC systems, programmable thermostats, Energy Star appliances and energy efficient duct systems. However, many of the Parade home builders have expanded the list to include foam insulation, indoor air quality consideration, minimum construction waste, tankless water heaters, recycled/earth-friendly flooring and countertops, and shaded outdoor spaces with trees to filter sunlight for cooler, more comfortable, less expensive living both inside and out. In addition to the “recommended” green amenities, Broll Homes’ owner Bo Brolls noted that they offer a variety of sustainable options including cork, tile and/or hard wood flooring, all environmentally friendly and easy
