In her hometown of Chicago, Rita Zenzen Heck was a newspaper and magazine editor and TV copywriter. She currently lives in San Antonio and volunteers with the Majestic Theatre, the San Antonio Sports Association, the San Antonio Conservation Society, the San Antonio Council for International Visitors and the San Antonio Downtown Residents Association. Heck has worked for Stars and Stripes, Overseas Weekly and Made In Europe magazine, as well as in advertising and PR, before opening her own Creative Overflow. She added The Green Connection in 1995, also producing green building showcases and her own green building and education magazine and events. Since 1995, she has hosted and produced The Green Connection television show on digital cable channel 20, which airs Wednesdays at 7:30 p.m.

Kim Young, a native Texan and second-generation realtor, is a broker/associate with BHGRE Bradfield Properties. She has been assisting luxury homebuyers and sellers in the San Antonio/Hill Country area since 1999. She is a five-year recipient of the coveted National Five Star Professional Award and a four-year past recipient of the Platinum Top 50 Award. She is a certified Texas Real Estate Commission MCE instructor and a CARTUS-certified buyer/ marketing specialist, and she serves on the Texas Association of Realtors Professional Standards Committee and she is a board member of the 2017 SABOR board of directors. In addition to her real estate career, she is an author and co-author of the Creating Machine series, and she writes for various publications and websites.

I've been a successful mortgage banker for at least a decade. I come from very humble beginnings. Born in El Paso as a son of an Air Force Veteran and a mother who is originally from Mexico and eldest of two siblings, we all moved to San Antonio in 1985 seeking new opportunities. I speak Spanish fluently. A diploma from Judson ISD was proceeded by an education in Pre-medicine and Mechanical Engineer at the University of Texas at Austin followed by a BBA in Economics at the University of San Antonio. I’m first a devoted Christian and a member of Christians on Campus at UTSA since it originated, a husband to a beautiful and intelligent wife, and father of two wonderful little ladies who too often I wake up seeing to be a little taller and wiser.
Few people will confess a love of eating, but Angela Clack lists eating among her hobbies. She believes life is best experienced in the enjoyment of great food with family and friends. Her tastes range from casual street foods to exotic selections and fine dining. Clack enjoys traveling and uses it as an excuse to immerse herself in the local cuisine and culture. Raised on highly seasoned traditional Southern fare, she seeks out authentic food and dining experiences and documents her discoveries for other food lovers.

Mike Hollaway enjoys a well-earned reputation as one of the San Antonio area’s most prestigious builders of fine custom homes since 1992. One of his many well-earned awards was the 2008 Builder of the Year. He is a past president of the Greater San Antonio Builders Association; he holds graduate master builder (GMB) and certified green professional (CGP) designations from the National Association of Home Builders (NAHB); and he is a voting director of the Texas Association of Builders and the NAHB. Hollaway currently builds throughout San Antonio, as far north as Austin and Horseshoe Bay and as far south as the Eagle Ford Shale. Some of his community involvements include being a past member of Rey Feo court, and was chosen to build the 2015 St. Jude’s Dream Home.
Belinda Vela-Reyna is originally from Corpus Christi, Texas. She earned her undergraduate degree from the University of Texas at San Antonio and a Master of Science degree in Educational Guidance and Counseling from Texas A&M University Corpus Christi. She retired from an 11-year career as a U.S. probation officer for the Western District of Texas San Antonio Division to stay home with her two beautiful daughters, Alexandria and Mia. She also has two amazing stepchildren, Danielle and John, and a wonderful husband. She has always had a passion for design, and she recently enjoyed renovating her new home with the help of Trent Hultgren.

San Antonio native Peggy Zettner has been in the wholesale interior design industry for more than 21 years. As president of Interior Trade Cartel Inc. (ITC) for the past 17-plus years, she has seen many changes in the local interior design market. And business has never been better. Zettner has always felt there was a need to bring more design product to the trade in San Antonio. ITC currently represents more than 100 lines of product. ITC is an ASID industry partner, and it is very involved in the community. As a wife, mother, daughter, sister and aunt, Zettner stays pretty busy. She loves entertaining family and friends, and her newest passion has been getting involved personally in the community. Her two biggest passions are CASA and Wounded Warriors.
Kristal Powell is the cofounder of CKC Custom Homes who serves as the driving force behind the beauty and elegance that is evident in the company’s finished homes. She uses a hands-on approach, personally assisting clients in the selection of paint, tile, cabinets and all aspects of design. Dale Ponder is the owner and operator of Cozy Outdoor Escapes, an outdoor living retail center focusing on customer service and high-end equipment. His career started in the electrical trades, where he held various positions in a large, nonunion shop in San Antonio, where he was raised. He later entered the international market, project managing the construction of drug interdiction radar sites throughout South and Central America and owning and operating a telecommunication construction service company in Caracas, Venezuela. Ponder left the business in 2010 to pursue his passion for the outdoor living retail sector. He developed a business plan, and Cozy Outdoor Escapes opened to the public in March 2011.
As a realtor and certified luxury home marketing specialist, Trish Najim prides herself in providing her clients a service to best assist them with their real estate needs regardless of whether they are sellers or buyers. f you love the movies like I do, you’re thrilled with all that is now offered in theatres. Going to the movies is now more efficient and more comfortable than ever before: you can buy your ticket days before you plan to go, you can choose a setting completely free of children, you can also choose how you want to see and hear the movie, there's standard, 3D, AVX and IMAX viewing. Even the seating has changed at some theaters. Now, you can reserve the exact seat that you want, it’s no longer a free for all. You can get seat 7 on row F and depending on the theatre, you can reserve standard seating, or choose a D-Box experience that adds the motion of the movie to your experience. In a D-Box you can recline, and at some venues, you have the additional comfort of one of the theatre’s blankets. Going to the movies has become a luxurious, customizable experience. As a movie addict, I love it. The other element that is vastly improved is movie fare. Popcorn is still king and all of the traditional offerings are still there, including the overpriced, underfilled boxes of Raisinettes, the pretzels, the soda pop, some sort of pickle in a
bag, nachos and the one item I've never agreed was appropriate for the theatre, ice cream. There’s always been a selection of midway quality food items sold as singles and in combos. Competition has driven theatres to a place where they recognize that they must offer high quality meals and include top of the line cocktails. Here are my thoughts on some of the best items offered by local and regional theatres: The Bijou Cinema Bistro at the Wonderland of the Americas Mall. It sounds a little schmancier than it actually is. It's candidly in need of a remodel, but it is a great place to see movies not showing at most of the bigger theatres. Thankfully, kids aged twelve and under are barred so there's no risk that someone's infant will cry out as you are immersing yourself in Natalie Portman's riveting portrayal of Jackie. Best of all, the Bistro has San Antonio’s best frozen margarita. It's not simply the best movie theatre frozen margarita, it is the best frozen margarita, period. The Bistro's café puts out good quality meals which you can order from a wait person after entering the theatre or enjoy in their small café lobby. The Alamo DraftHouse Cinema really embraces movies often theming their preshow presentations and lobby visuals to match the film you'll be enjoying. Known for their impressive selection of draft beer, the Draft House menu is amazing. Non-alcoholic items include brown sugar lemonade and an amazing ancho chocolate shake. Odd as it sounds, you can get a brussel sprout pizza but don't panic we're talking brussel sprouts with smoked bacon and goat cheese. There's

a Philly cheese steak prepared properly with rib eye. You can customize a wrap or salad choosing chicken steak or tofu then select a style from Greek to Mexican to Caesar simply by jotting your choices down on a slip of paper and placing it so that the servers can see Menu specials are updated every three months. Alamo Drafthouse Cinema has a zero tolerance rule for cell phones during movies. They pride in turning doing PSA's for great causes because they do not want anything to disrupt their customer's show experience. I-Pic Theatres bills themselves as "your ultimate night out" and I have to agree. Entering the IPic is like entering a club. The setting is chic, far removed from a typical movie theatre, with a full and elegant bar. There's intimate high boy and couch seating alongside a number of tables with mini-screens embedded showing movie trailers. Besides the extraordinary movie experience that includes a fully reclining chair, storage for your handbag, a blanket and pillow and what I like to call "the magic button." It is a button that summons a member of the staff to bring another bag of fresh, warm popcorn, another craft-quality cocktail or another item from their menu which was crafted in conjunction with top chefs. I don't know any other theatre that serves lobster rolls. IPic's Austin location also serves a Filet Slider Trio with filet mignon, caramelized onions, arugula, crumbled blue cheese on garlic toasted brioche buns. There's lots of the really good "bad" stuff that we all love. Truffle fries. Who thought of that? And, there's the very best of the dessert transgressions, red velvet bread pudding. Casa Blanca is Santikos latest San Antonio area theater, located near the growing Alamo Ranch area and referred to as an "entertainment epicenter" featuring 16 movie screens. The theatre not only includes dining but has a 16-lane bowling alley and an arcade and high energy sports bar. Casa Blanca's exciting features include being house of the largest theater screen in Texas and oversized

push button reclining seats. And if that is not enough to convince you, Santikos Casa Blanca prides itself in being the first theatre in the world with 100 percent laser digital projectors. Casa Blanca was the last theatre designed by John Santikos, whose legacy of giving back continues with this theatre, as well as other Santikos theatres You've missed a real treat if you haven't seen a movie in the VIP room at the Palladium IMAX. VIP theatres are located upstairs which is reserved for adults only. This setting often features live music and always features their impressive bar. The Oscar for Best Supporting Cocktail goes to whoever mixes up their sangria. It's a deep rich red wine based fruity cup of wonderment. Choose the Palladium VIP when want to go to the movies alone. It's a smaller setting, with a higher quality leatherish chair and tablette. I sat comfortably alone to enjoy Emily Blount as the Girl on the Train. Diners can choose from the Palladium's eclectic, extensive menu that includes everything from quesadillas and gyros to paninis, burgers and pizza. Selections are all over the globe. The lobby has a gelato bar and a scaled down Starbucks. The Palladium is massive making the upstairs, adults only option the best choice for a relaxing evening or matinee. Take time out during this awards season to see some of the nominated films and visit these theaters and let them know what you think of the experience. These are my nominees in the best food and film combination category. â–

On the greenery side, tight building envelopes (but not too tight), duct sealing, reflective barriers, roof sheathing, reflective shingles and high SEER (18 to 20) heating/ cooling systems were encouraged for a more comfortable healthy house. Reducing waste, water conservation and recycling systems (and habits) were encouraged. Size wise, smaller square footage that is left open for a variety of uses can turn a family room into an office or bedroom with a flick of a sliding panel or screen. The now generation is looking for more flexibility in their home to adjust to whatever they need to accommodate: a new baby, visiting parents or boomerang kids. Wood cabinets, long reigning in the kitchen are being painted for a fresh new look in 2017 and busy-patterned granite is being replaced by quartz or other simpler, more durable and easy maintenance countertops. Clean cool wall colors (shades of white and grey) add to the calm beauty of the 2017 home with over-the-top garden tubs being replaced with frameless glass surrounded giant-sized showers, dual-flush low flow toilets, easy clean large-tile floors and simpler vanities. On-demand water heaters, low-flow shower heads and faucets and peaceful wall colors complete the picture. Indoor air quality, not often thought about in the past, is a 2017 requirement. The Dunn Team 2017 MORTGAGE QUESTIONS
T
he Dunn Team at CrossCountry Mortgage is here to help you walk through the process of financing your home, as we have helped hundreds of families buy, build or refinance their homes in Texas. Over the last 10 years that we’ve been growing our business, we’ve seen our share of changes of how we borrow money for a home. However, changes pale in comparison to all the changes that we’ve seen in this new administration’s first week in office. We’re educating our realtor's as certain regulations change and as they make their way to affecting home owners. What does 2017 have in store for a family looking to finance their next home? As we have seen with the new administration, the sprint to repeal and roll back current executive orders and policies will have a profound affect. Repealing DoddFrank means many things to us as consumers, but how will this affect you as a future home owner? Before the banking crisis of 2008, there was hardly any accountability for the actions of banks. Now, stress tests are enforced by the FDIC which require banks to
hoard their money rather than lend it. In the event of an economic down-turn, this is meant to curtail a future bailout. Dodd-Frank and the Consumer Financial Protection Bureau now regulate and enforce banks to protect the consumers from unethical lending acts by fining banks if they do not meet certain guidelines. While the stream of available money has slowed and the costs of fines for not meeting regulations are

being paid by the banks, the costs have trickled down to you, the consumer, in more ways than one. As economic professors often remind us, there isn’t such a thing as a free lunch. What does 2017 have in store for the average borrower? It’s hard to believe that amidst increasing interest rates and higher home prices that something good will come from deregulation. If Dodd Frank is repealed and the CFPB is dismantled or downsized, deregulation will mean that the stream of money will finally flow to the consumer by alleviating the stringent requirements on the lending institutions and minimizing the fines and fees imposed by these regulations, which is a savings to the client. Where once money sat idle, it will begin empowering the consumer to help build a home or a business. Money will be available for more creative products of financing to meet the majority of families whose loan applications don’t “fit in a box.” My team is ahead of these changes and we see it regularly in the smiles on family faces when we lend responsibly and look to lending outside of the box. This has enabled many families to obtain the American dream of home ownership. These products include 12 or 24 month bank statement only loans, one day out of foreclosure loans, and low down payment jumbo loans to name a few. Lending is a delicate matter of balancing consumer rights with making loans available to most families at a reasonable cost. What’s your opinion about deregulating banks? SABOR also recognized seven award winners across several categories for outstanding achievements in real estate. Michele Bunting Ross was sworn in as SABOR’s 2017 Chairman of the Board. With a term beginning January 1, the chairman steers the Board of Directors and works in concert with SABOR’s President and CEO to implement the policies and vision set forth by the members. With a membership numbering over 10,000, SABOR looks to its members to drive its strategies that, in turn, affect the real estate industry in San Antonio and the surrounding areas. “Michele will play a crucial role in the coming year by continuing

This was the sixth annual conference which attracts bartenders from across the country, brands, bar owners, distributors, cocktail aficionado's and regular people who enjoy sampling and learning what's new in cocktails. The conference prides itself on showcasing the art of learning and appreciation of cocktail pairings, the perfect cocktail parties, tastings and educational seminars. Opening night at the DoSeum, "San Antonio’s only museum just for children where kids learn by doing, creating and tinkering.... " was a perfect imaginative start of the 2017 conference which featured a fun filled evening of music, art, balloons, drinks, and food for the kid in all of us. A crowd favorite is the Stroll on Houston Street two blocks of entertainment samples and tastings of various cocktail options and delicious gourmet bites from local restaurants and bars. Guests mingled and enjoyed live orchestra music and the photo booth at the plaza. What is unique about this San Antonio event from other cocktail conferences, is that 100% of profits are divided among selected children’s charities. These funds are raised through ticket sales to a variety of events that range from elaborate cocktail parties to guided tastings and educational seminars. Though the majority of funding to beneficiaries comes from the Cocktail Conference, there may be, on occasion, an opportunity to meet other modest needs of individual charities and causes. Past beneficiaries include ChildSafe, The Children's Shelter, Clarity Child Guidance Center, HeartGift San Antonio, TEAMability and Transplants for Children. ■

San Antonio is blessed to be home of the Najim Family Foundation. Since 2007, the Najim Family Foundation & Mr. Najim, personally have given out in grants and pledges approximately $65 million to close to 200 different children's charitable organizations. “For more than thirty

years, I have been focused on building and creating a successful business,” said Najim. “This foundation allows me to move from being a successful business leader to becoming a community leader focused on the needs of others.” A computer mogul, Najim found himself suddenly blessed with more than he needed. Having experienced a soul searching, personal transformation a few years prior, in the winter of 2006 he wired $75 million into the new Harvey E. Najim Foundation. “I am fortunate to be in this position,” he said. “This community has provided so much for my company, my family, and me. I am excited about being able to give back. Awarding grants to non-profit organizations focused on children is my way of personally contributing to the future of San Antonio. I am hopeful that my foundation will help make a difference in the lives of children and increase the quality of life in our community.” There are many who will attest to the fact that the Najim Foundation has made a difference in the lives of children. n the spirit of the holidays, the entire team at CKC Custom Homes was excited for the opportunity to give back and share thanks with the San Antonio community. This past November we held the first of many to come CKC Gives Back Days! We invited all who were willing – clients, partners, realtors, family and friends – to join us in volunteering at Hill Country Daily Bread Ministries in Boerne and had such an amazing turnout! Hill Country Daily Bread is a food bank located in Boerne, serving San Antonio and many counties in the hill country area. Not only was it a great opportunity to give back, but we loved meeting with and connecting with all who are important in our lives over a great cause. During the event we had the opportunity to bond over sorting cans, folding clothes and making care packages for the families at Hill Country Daily Bread. We were also featured on Kens5, which brought so much light to this amazing organization! The event was such a blast, and we can’t wait to do it again next year and for many years to come. We’re actually already planning next year’s Gives Back Day and are thinking about doing it with the Habitat for Humanity. So be on the lookout, and we hope you join us! ■

he San Antonio Board of Realtors hosted is 2017 Housing Forecast on January 5, 2017 at the J. W. Marriott Hotel to a sold out crowd. Participants at this annual event heard from a series of locally and nationally recognized speakers sharing their expertise on market conditions, industry trends and community conditions and how those factors will affect the 2017 real estate market. In 2016 San Antonio out passed 2015's sales figures, and is expected to carry this momentum into the New Year according to Angela Shields, President and CEO of the San Antonio Board of Realtors. "An event like this is a prime opportunity for our members to prepare for the demands of a busy housing market by staying informed of the factors shaping our industry, " she said. Topics covered this year ranged from downtown living and the luxury market to job growth, company relocations, area parks, water, transportation, land sales and the Texas economy. The keynote speaker, Dr. Mark Dotzour, Real Estate Economist, spoke about current economic conditions in Texas and offered passionate insight into what looks to be a robust 2017 real estate market. Dotzour pointed out that consumer confidence has spiked in the last few months and there is no hint of recession on the horizon. While home prices in the area have risen over the years, Texas remains more affordable than other large states. â–
