contributors ANGELA CLACK Few people will confess a love of eating, but Angela Clack lists eating among her hobbies. She believes life is best experienced in the enjoyment of great food with family and friends. Her tastes range from casual street foods to exotic selections and fine dining. Clack enjoys traveling and uses it as an excuse to immerse herself in the local cuisine and culture. Raised on highly seasoned traditional Southern fare, she seeks out authentic food and dining experiences and documents her discoveries for other food lovers.
KIM YOUNG Kim Young, a native Texan and second-generation realtor, is a broker/associate with BHGRE Bradfield Properties. She has been assisting luxury homebuyers and sellers in the San Antonio/Hill Country area since 1999. She is a four-year recipient of the coveted National Five Star Professional Award and a four-year past recipient of the Platinum Top 50 Award. GABRIEL DIEGO DELGADO Gabriel Diego Delgado is an art consultant at J.R. Mooney Galleries of Fine Art. He has spent almost a decade in nonprofit art management, serving as a curator of exhibitions at the Station Museum of Contemporary Art; the project manager of research and development at the Museo Alameda (a Smithsonian affiliate); the community outreach/communications director for an art and education nonprofit; and a working professional artist. He is a freelance curator and arts reviewer for several publications. His artwork has been shown in Arco 2012 (Madrid, Spain), New York, New York and MOCA (Museum of Contemporary Art) D.C., as well as numerous galleries and venues.
DIANE DUPONT MARLOW Diane DuPont is the engaging managing partner of Palazzo Reale Furnishings – the go-to person in the Hill Country for interesting personal interiors. As a Texas native with a background in the television and modeling industry, DuPont earned her bachelor’s degree at the College of Charleston in South Carolina. After college, she came back to Texas and started Socialite, an event design company that eventually received the Entrepreneur of the Year award. Event decorating eventually led to real estate, so DuPont attained her real estate license and became a successful agent, receiving the Rookie Realtor of the Year award from the Board of Realtors. In her current position with Palazzo Reale Furnishings, she continues to let her travels and southern roots inspire her. She has a passion for customer service and bringing her clients’ visions to life, and she can furnish any kind of property from large ranch homes to urban lofts with ease and timeless taste.

San Antonio native Peggy Zettner has been in the wholesale interior design industry for more than 21 years. As president of Interior Trade Cartel Inc. (ITC) for the past 17-plus years, she has seen many changes in the local interior design market. And business has never been better. Zettner has always felt there was a need to bring more design product to the trade in San Antonio. ITC currently represents more than 100 lines of product. ITC is an ASID industry partner, and it is very involved in the community. As a wife, mother, daughter, sister and aunt, Zettner stays pretty busy. She loves entertaining family and friends, and her newest passion has been getting involved personally in the community. Her two biggest passions are CASA and Wounded Warriors.

Kristal Powell is the cofounder of CKC Custom Homes who serves as the driving force behind the beauty and elegance that is evident in the company’s finished homes. She uses a hands-on approach, personally assisting clients in the selection of paint, tile, cabinets and all aspects of design. Mike Hollaway enjoys a wellearned reputation as one of the San Antonio area’s most prestigious builders of fine custom homes since 1992. One of his many well-earned awards was the 2008 Builder of the Year. He is a past president of the Greater San Antonio Builders Association; he holds graduate master builder (GMB) and certified green professional (CGP) designations from the National Association of Home Builders (NAHB); and he is a voting director of the Texas Association of Builders and the NAHB. Hollaway currently builds throughout San Antonio, as far north as Austin and Horseshoe Bay and as far south as the Eagle Ford Shale. Some of his community involvement includes being a past member of Rey Feo court, and he is honored to have been chosen to build the 2015 St. Jude’s Dream Home.
DALE PONDER
Dale Ponder is the owner and operator of Cozy Outdoor Escapes, an outdoor living retail center focusing on customer service and high-end equipment. His career started in the electrical trades, where he held various positions in a large, non-union shop in San Antonio, where he was raised. He later entered the international market, project managing the construction of drug interdiction radar sites throughout South and Central America and owning and operating a telecommunication construction service company in Caracas, Venezuela. Ponder left the business in 2010 to pursue his passion for the outdoor living retail sector. He developed a business plan, and Cozy Outdoor Escapes opened to the public in March 2011.

Belinda Vela-Reyna is originally from Corpus Christi, Texas. She earned her undergraduate degree from the University of Texas at San Antonio and a Master of Science degree in Educational Guidance and Counseling from Texas A&M University Corpus Christi. She retired from an 11year career as a U.S. probation officer for the Western District of Texas San Antonio Division to stay home with her two beautiful daughters, Alexandria and Mia. She also has two amazing stepchildren, Danielle and John, and a wonderful husband. She has always had a passion for design, and she recently enjoyed renovating her new home with the help of Trent Hultgren.

Easton Crafts is the CEO of Directions Equity LLC. He has been in the mortgage industry since 1995, and in that time, he has closed thousands of loan transactions of all types, including Conventional, FHA, VA, Texas Vet, USDA, Jumbo and Construction Loans. He co-founded Directions Equity in 2007, along with his business partner Marc Spitzer, and together they have helped the company increase production more than 20 percent per year since its inception. am not a fan of dining trends. I believe that we're asking restaurants and chefs to do too much. Gone are the days when dishes were prepared simply to satisfy or comfort. Now, so much more seems to be required. Cuisine has to elevate and enlighten. Diners must come away as better people. Chefs can no longer be good cooks with training. They have to have an approach to food, some sort of quirky philosophy. They have to be winners too. Some diners expect an executive chef's bio to include that he or she was a runner up on Top Chef or the second to the last person to be chopped. Is that really important. I don't think so. Okay, rant over. Diners craving a new experience can look to a number of

restaurant openings in San Antonio and two unique choices in Houston. A growing trend that I do endorse that will hopefully become even more widespread is the use of locally sourced, fresh ingredients. The establishments highlighted in this article have, to some degree, embraced this approach in their unique presentation of American, Mediterranean, Tex Mex and Eclectic cuisine. We were thrilled to attend the opening of J-Prime Steakhouse in Stone Oak recently. The menu is a mouth watering delight and the extended wine list provides diners an international selection. The elegant ambiance is enhanced by the layout which allows patrons not only to network in the bar or host private business gatherings or small events upstairs but to also enjoy all the fea-

tures of fine dining. San Antonians can add Whiskey Cake to their list of dining options at The Shops at La Cantera. Just across from Perry’s on the second WHISKEY floor, Whiskey Cake CAKE Kitchen and Bar offers KITCHEN diners “farm-to-kitchen” AND BAR cuisine that is evident outside their front door where you’ll find a garden of herbs and greens that the restaurant uses along with other locally sourced ingredients to create imaginative dishes served in a setting that is a study in contrasts. Patrons seated at the bar get a bird’s eye view of the intense activity in the kitchen and the alchemy

transpiring behind the bar. I tried their deviled eggs. I know what you’re thinking . . . big deal. As a matter fact, they are. They vary the recipe depending on what feels good to them. That evening, they included Verde and bacon among the surprise ingredients. The highly-seasoned Thai BBQ Duck Wings were also a treat. Their list of burgers is a bit misleading in that it includes typical choices however, you’ll discover that they’re done with a unique flair. Another reason to visit, the bar. They offer a wide selection of wine and beer and of course whiskey. Seeing your cocktail prepared at Whiskey Cake (including some very intriguing non-alcoholic selections) is a delight. The sheer number of ingredients required to complete the Hulk was astounding. I watched as the chemist turned bartender mixed, muddled and poured basil, pineapple, cucumber, lemons and honey. have and an unspecified scratch recipe dessert. The Dominion Ridge Shopping Center is home to Cuppencake Espresso Bar Bakery Lounge. The Espresso Bar at Cuppencake exists to remind us all of what we love most about espressobased beverages. Drinks are visually stunning but more importantly expertly prepared. As much as it is about beverages, Cuppencake is a dessert lover’s paradise. The display case offers something for everyone including sweet and savory selections. Their specialty, as the name suggests, is cake in a cup (cupp). When Torchy’s Tacos opened in San Antonio, I told myself that I would now have an easy time accessing Texas’ most creative casual Tex-Mex cuisine. No more driving to one of the Austin locations to enjoy The Democrat (shredded beef barbacoa, avocado, queso fresco, cilantro and onions) or The Republic (grilled jalapeño sausage, shredded cheese and pico de gallo) or
a Brushfire (Jamaican jerk chicken, grilled jalapeños, mango, sour cream and cilantro). Torchy’s, with their Damn Good tacos are as close as Lincoln Heights. Well, the secret is out. It seems all of San Antonio now knows what the folks in Austin have known for years. Torchy’s tacos are mind-blowingly delicious. On a weekday evening visit, I encountered an out-the-door line of patrons patiently waiting to partake. Who can blame them. There’s not a disappointing selection on the menu. Choose an odd off-hour to visit or wear comfortable shoes for the long wait - it’s worth it. Zoës Kitchen, with four San Antonio locations, boasts a selection of healthy Mediterranean menu items that originated in the kitchen of founder, Zoë Cassimus. Diners can expect to have their nutritional needs met from an extensive menu of very satisfying selections. Hummus and pita, quinoa salad, chicken, steak, salmon, shrimp or
veggie kabobs are full of flavor. Unique ZOE’S sides include rosemary white beans KITCHEN and rice pilaf. Zoës offers full discloCHICKEN sure on nutritional content including KABOB PLATE calorie count making it a delicious way to keep that New Year's resolution. Dining in Houston is improved with the addition of two new restaurants. Cook and Collins has put their own spin on American cuisine offering Midtown diners clever starters like their fried oyster fondue with spinach and bacon and duck tacos with black eyed peas. Burgers at C&C exceed expectations. The Bleu Burger isn’t just topped with bleu cheese. Arugula, candied bacon and truffle mayo are added. C&C’s buffalo meatloaf is bacon wrapped. A highlight on the Sweets menu, their caramel apple bread pudding. The favorite stop on my last visit to Houston was White Oak Kitchen and Drinks on the 3rd floor in the Neiman Marcus wing of the Houston Galleria Mall. White Oak offers a unique brand of comfort food including lamb sliders, herb rib eye with wild mushrooms and gluten free green tea lacquered salmon. White Oak is everything a diner would want. Dishes on the eclectic menu are expertly prepared. Plating is exquisite. The service is top notch and prices are more than fair for the generous portions. White Oak is far removed from the Galleria food court. It seems in a separate wing of the mall, well away and far above other dining choices in the area. ■

legance describes Khamila Furniture Boutique, a family owned and operated business in San Antonio and the newest store of Meneses Design Inc. - the first location opened in the United States. Meneses Design has been in the furniture industry for more than 25 years. The manufacturing facilities are located in Cuernavaca, Morelos, MĂŠxico, where they

The company was founded by the architect Hector Meneses Pedrozo and formally established in 1989. It started as a hobby at first with a showroom in the garage and a modest workshop with a carpenter located in the back of the house. The style of furniture was then colonial, true pieces of art carved and built by hand, the style was suitable for the type of construction that began to be built within the city of Cuernavaca, large outdoor halls houses, huge gardens, rooms with walls of stone and wooden ceilings. The first gallery was decorated with his own furniture and complemented with furniture and crafts of various States of Mexico, including Guadalajara, Oaxaca and Puebla. The gallery was named “Galería La Puerta del Sol” and for five years those 2,500 sq. ft. bore witness to the beginning of this company. The original space eventually became too small to display each and every one of the products available to customers so he moved to a gallery with a showroom of more than 10,000 sq. ft. manufactured under
a colonial roof and a very Mexican architecture. Customers began to double by word of mouth recommendations. They now have three furniture stores that are among the most exclusive and beautiful stores in México. “We are firmly committed to be different bringing a superior and exclusive product to our customers,” said Victor Meneses. “Our goal is to create products to enjoy, that makes you proud about your good taste and elegance.” The Meneses family has gotten it right from the looks of their elegant boutique and beautiful furniture. “Only well executed objects can be beautiful. The aesthetic quality of a product is integral to its usefulness because products used every day have an effect on people and their well-being,” according to Dieter Rams, Industrial Designer. “Khamila Furniture Boutique in San Antonio was opened at the request of many of our clients, Mexicans, who as a result of the crisis and insecurity in Mexico, have emigrated to the United States, especially Texas. Despite the large

furniture chains, they have not found those products with the quality and the unique designs to which they were accustomed”, added Meneses. Khamila began in January of 2015 being backed by several years of work of our other galleries, we want to offer a new line and similarly learn from the likes of other cultures to adapt to them without losing our touch of exclusivity and quality that has characterized us for many years. With this world that moves faster and with the great mix of cultures that today can be found in every part of the United States, the market of furniture should be increasingly more versatile, furniture must be of better quality and designs, more innovative designs that suit all kinds of tastes and architecture. “Khamila in a few years will be one of the favorites in the taste of the public and our products will be complemented with a service quality customer, treat our customer as the most important for us to our business by demonstrating that they are people and not numbers as many companies treat them,” said Victor Meneses. ■

f you ask a San Antonio native, “Who is the oldest locally owned home builder in town?” I’m sure the answer will be Sitterle Homes. This family owned business has been building in the San Antonio and Austin area since 1964. Making news in San Antonio, Austin and now Houston new home markets, Sitterle has opened their newest model home in The Bluffs at The Dominion. These luxury lock and leave garden homes start from the $490,000s. At this price point I was excited to go check them out. As I entered the majestic rocked front entrance of The Bluffs I thought to myself, here’s another Sitterle winner! Getting out of the car my eye caught the colorful exterior tiles that bordered the front windows. Intrigued, I approached the front door of the model looking forward to seeing what sur-

prises await the potential buyer. I stepped across the emblem that every Sitterle home boasts, with pride for the quality it stands for. Shaking hands with the onsite sales rep, Nicole Pietramale, and ogling what I came to learn was puccini natural stone - black magic and white pear marble mosaic bordered by black tumbled marble on the entry floor, I couldn't wait to take the tour. As we walked further into the house my head spun trying to take it all in at once; 20 foot ceiling, open floor plan, spacious kitchen, stainless appliances and the large expanse of granite on the center island. And even though it was freezing cold outside, the view of the decorative small-sized swimming pool had me dreaming of summer sun and fun. Having worked with picky buyers, I looked carefully at the floor plan and finish out - it was great. And to top it off, the design center had created a look with lighting fixtures, colors, locksets,

Heading into the master bedroom I stopped to look out the side patio seating area and pictured a roaring fire in the outdoor fireplace. It was definitely the day for a fire. It was a Cinderella’s dream with built-in vanity, three-sided mirror, a master closet fit for a queen, large tub, shower, natural lighting; and did I mention the size of the master closet? Erika Ramon, the Sales & Marketing Coordinator for Sitterle Homes told me, “Sitterle went into The Dominion because of everything The Dominion has to offer. hristine and Erik Simpson loved the design integrity of their architect/owner built home in the secluded Grey Forest area of San Antonio, but found it did not adequately meet the needs of an active, busy family that includes two teen-aged girls. The decade old, architect-designed home was meticulously planned to take advantage of the spectacular view. The current owners wished to respect the architectural legacy of the property while adapting it to a more contemporary lifestyle. The couple sought to enhance the functionality and enjoyment for their family as well as to make astute investments in the property for resell value purposes. Lead designer Jamie Henderson working with the Bravi Design team was selected to envision and execute an appropriate remodel. After assessing the functional and lifestyle needs of the family, Jamie worked through the design process to develop a design concept that reflected the personality, taste and interests of the well-educated, well-traveled family. A combination of sleek European modern and abstract Native American influences reflects the very

tech-savvy collectors of Native American artifacts. Jamie brought together a sleek, modern look warmed by earthy colors and organic motifs. The outcome was a design concept that found a happy balance between the architecture of the home, the individuality of the clients, and the environment. After a lengthy dialogue with her clients, Jamie concluded the kitchen presented the most pressing problems with the home and was the logical place to begin the transition to a more functional living space for the family. It was too small with too little storage and was outdated and not user friendly. Jamie took a very analytical look at space limitations and opportunities in the kitchen in order to maximize function while updating and enhancing the ambiance of the kitchen. The unique angles and multiple window placements in the kitchen

presented functional optimization of the space. Multiple windows in the kitchen were walled over to facilitate movement of the refrigerator to create a more efficient work triangle without losing the amazing view. New Thermidor appliances were put in place. Cabinetry was updated. Glass fur downs hide upper cabinets while lower cabinets are Euro-chic with walnut inserts. Back-painted glass doors with streamlined metallic hardware was installed for a more modern look. A custom designed glass backsplash inspired by the geometric patterns of Native American textile designs personalizes the space. A white pot filler was installed in the backsplash on the wall behind the range. White, gray, and pewter tones were used throughout the space. The floor is of porcelain tile. Unfortunately, changing dye lots of the tile presented a problem for the tile installation, resulting in a major project delay. The cornerstone of the kitchen remodel was a custom designed island. Design challenges to the island project were multiple as it was designed to meet many needs. It provides additional storage, adaptable
dining space with comfortable seating for four, and flexible workspace with multiple plug-in capacity. An angled edge was incorporated into the island design to reflect the room angle as an homage to the home’s architect. What began as a simple request for an icemaker ended up as a sophisticated beverage station. A comfortable window bench upholstered in a sun and pet resistant fabric designed by Lee Josa was added to encourage family use of the room. The result is a state of the art modern kitchen that is both a functional workspace and cozy family gathering spot. Effective use of lighting was critical to the clients requiring an extensive electrical design team. Layers of lighting include task lighting for work areas, effective management of ambient lighting, and accent lighting for artwork were a

critical part of the design plan. In the kitchen, the below and above the cabinet lighting changes colors constantly adding excitement and drama to the space. In addition, Nicole Michaud Project Manager/ designer replaced lighting fixtures throughout the home incorporating modernistic sconces, chandeliers, spherical lighting in the formal dining room. Cabinetry was replaced in the master bath, laundry room, and downstairs foyer and the flooring upstairs was replaced with exotic hardwood floors. And finally, a display wall was reconfigured to include a large panty concealed by sliding barn doors that reveal a central display area housing artifacts from the couple’s Native American Art collection. ■

Included is an arts and education center as well as an artist-in-residence program. The Institute of Texan Cultures, located in HemisFair Park, chronicles more than 25 ethnic groups that made the Lone Star State what it is today. Their stories are told through words, photos and fascinating displays that include eclectic items such as a Native American teepee, an old-time barbershop, a frontier dentist’s office, a town square band gazebo, an African-American sharecropper’s house and even a working post office.

ARTISTIC HAVENS
Hotbeds of contemporary artistic expression include the Blue Star Contemporary Art Center in Southtown, ArtPace on Main Avenue, and the Southwest School of Art, a lovely complex built on the banks of the San Antonio River as a French convent in 1848. Throughout the city, galleries abound and offer the serious collector a wide range of styles and topics including Texas landscapes, Latin American folk art and contemporary genres, as well as western and Native American pieces. The Guadalupe Cultural Arts Center provides a venue for Hispanic artistic endeavors – literary, dance, music and drama. Signature events of the center include a celebration of conjunto music, the San Antonio CineFestival, and the San Antonio Inter-American Bookfair and Literary Festival. The Carver Community Cultural Center mounts a stellar season each year, showcasing performing groups from around the world with an accent on African-American artists.
HISTORIC ART DISTRICTS
LA VILLITA
Eclectic art districts adorn city streets with legendary histories and cultural offerings. Two must sees for art lovers are La Villita and Market Square. La Villita, “the little village,” was one of San Antonio’s original settlements. It became a hub of Texas revolutionary activity in 1835 and 1836. Today, La Villita is a National Historic District and a haven for artists and craftsmen selling jewelry, stained glass and other handcrafts, as well as fashions from Mexico and Guatemala. Dating to 1840, Market Square (El Mercado), the largest Mexican marketplace north of the Rio Grande, is a festive combination of Tex-Mex cuisine, music, entertainment, products ranging from pearls to piñatas, and the anchor Museo Alameda. On the southern tip of downtown, Southtown is a trendy arts community flourishing with individuality. This rare neighborhood is composed of historic houses, converted warehouses, artists’ lofts, shops, galleries and restaurants. Also just south of downtown, the King William Historic District reflects San Antonio’s German heritage in a gracious residential area settled in the late 1800s. These beautiful mansions are considered to comprise one of San Antonio’s most treasured neighborhoods. Among them are the Steves Homestead mansion and Villa Finale which are open to the public.

LEGENDARY ARCHITECTURE
Explore Spanish colonial architecture at San Antonio’s five 18th-century missions. Among them is The Alamo, which has become permanently etched in the annals of history. In 1836, 189 defenders of Texas independence held The Alamo against some 4,000 Mexican troops for 13 days. Four other Spanish colonial missions founded in the early 1700s form the San Antonio Missions National Historical Park – a marvelous place to explore the city’s roots and Spain’s influence on the southwestern part of the United States. The visitor center at Mission San José is an excellent starting point. Drive from mission to mission or take Mission Trail, perfect for hiking and biking.
THEATERS
THE ALAMO
The opulent Majestic Theatre, built downtown in 1929, is a memorable setting for touring Broadway shows, concerts and the San Antonio Symphony. The neighboring Charline McCombs Empire Theatre reflects the beaux-arts grandeur of the 1920s and hosts touring musical acts and other entertainment headliners. The art deco Alameda Theater, currently under renovation as part of the Centro Alameda affiliation program with the Kennedy Center, will reclaim its status as the centerpiece of Latino arts, culture, and entertainment in downtown San Antonio. The Aztec Theatre is a beautifully restored Meso-American themed masterpiece built in 1926. Today, it’s home to the San Antonio Rose LIVE – a Grand Ole Opry-style show that celebrates the masters of country music from the 1950s through the 1970s. s we welcome in 2015, the New Year is always abuzz with the obligatory New Year’s Resolutions, predictions and forecasts. With the eclectic mix of art professionals in San Antonio, many of these artists and art professionals have various perspectives on what the New Year is going to bring to the local, regional, and international art communities and market. The quotes below are from a range of Fine Art Professionals in the San Antonio metro. The movers and shakers that gave us their perspective include a Curator, a Professional Artist, Project Space and Gallery Owner, and Executive Director. Each person provided a unique perspective on the New Year based on their role in the art world; from high level executive to exhibiting professional. The conversations with these individuals focused on a variety of topics and issues pertaining to the following questions: • What is your art world perspective for 2015? • What art trends do you hope would continue into 2015? • Is the economic climate in Texas driving a pessimistic or optimistic perspective outlook? • How do you see the San Antonio and Texas art community / economy growing or shrinking?

EXECUTIVE DIRECTOR BLUE STAR CONTEMPORARY ART MUSEUM “I can reflect on several positive signals that usher us into the New Year at Blue Star. People are still recovering from the recent economic recession, but there are indications people are ready to support artists and add artwork to their collections. From an economic sustainability perspective, Blue Star was recently awarded an increase in our City of San Antonio operational funding. This is a competitive allotment granted to arts and culture institutions in San Antonio, and the fact that the city increased the amount awarded from last year to this year shows a commitment from the city to our programming and a well-received economic initiative to help us further our mission and continue to cultivate more outreach, more partnerships, and more community involvement. “Plus, our May 2014 Red Dot exhibition and fundraiser was the most successful to date, with the highest recorded income from art sales. There is a real energy for reinvesting in the rich art community of San Antonio and Texas. This recognizable trend of increased sales is again a promising signal of growth. We hope to continue building our supporter base and top art sales at our upcoming 25th Annual

It’s all at our grasp right now. We are in a time of transition. We just need to take advantage of our situation. That means more collaboration and networking.”

I, along with several other artists, have an open to the public studio setting where guests can visit with the artists as well as view all the contemporary art available. I really see exciting new developments here that are very encouraging for the future of the arts. For one, there are many new housing developments surrounding our warehouse. The front space of the warehouse accommodates a small gallery as well as a real estate company and a property developer specializing in the area. Simply by our location we will have new eyes on our work. This means many new people will be coming through that might not ever have come to our studios. In the gallery, we will be featuring different artists throughout the year. We love showcasing up and coming as well as established local artists. The past few years have been a bit lean for artists. I really hope these new developments will bring art loving people looking to fill their new walls with original contemporary art.”

Contemporary Glass Relief Accents ARTIST ROBERT DIX

W
hen an artist creates artwork for an interior space or is filling a custom-ordered architectural enhancement and contemplates the complex constraints of spatial limitations, they leave the realm of fine art to explore an aspect of interior design. This is something not all artists deal with, and those that do often deal with such custom designed artwork that a stylized and unique aesthetic of their art progresses as they tackle such variances. That is exactly what San Antonio artist, Robert Dix has done with his signature contemporary glass relief accents. Not paintings, not stained glass and not fine art sculptures, Dix’s artwork is all his own. His blend of aesthetically pleasing, calm and fluid organic shapes using traditional stained glass soldering on window glass places his artwork in a category all by itself. Having studied stained glass for over 25 years, Dix has experimented with various aspect of this medium from cut and arranged glass layers to organic shapes of glass mounted on the wall to stand alone pieces that become high end home décor. He now specializes in a newly discovered technique of soldered designs on ordinary window glass, tile, granite, and other in-

terior surfaces that show off his mastered application of soldered renditions of trees, leaves and other nature based themes. It wasn’t until his recent showing at the spring 2014 Parade of Homes at The Dominion did Dix premier his new series of works. “I just called one of the builders who were showcasing a few of the houses this year and asked if I could put some of my work in the homes for the parade,” he said. “Everyone liked it,” he continued. Dix exhibited about half a dozen glass artworks in the spotlighted homes on the tour. “Ever since then, it has been nonstop," he explained. "I decided to quit my job at the University Hospital and University Health System and to take the leap and investigate my art full time,” he continued. Dix’s new career happened by chance. At the beginning of 2014 over 1,200 pieces of art filled the University Health System. Dix was asked by his fellow manager to show the curator his artwork. As a former employee of the University Health System, Dix was not officially invited into the curated art program of the new facility, something which ultimately launched his career. Curatorial visits to the studio lead to his inclusion of art into this monumental showcase. However, not all was smooth sailing. Mark Webb, Senior Vice President of Facilities Administration of University Health System had to send an official memo to George B. Hernandez, Jr., President and CEO of University Health System to ask for a policy waiver request on Dix’s behalf. As an employee, Dix was not eligible to participate in the program. With permissions granted, Dix’s inclusion enhanced his visibility, his reputation and ultimately showcased his unique style of art. The policy waiver allowed the University Health System to purchase Dix’s artwork and catapult him into unexplored architectural commissions of his signature aesthetic. Dix’s collaborations with the hospital are ever expanding. His next endeavor is the creation of a 9 foot, tree of life sculpture, this tree will be associated with the organ transplant division, and patients who have received transplants through the hospital will have their names stamped into leaves and be added to the tree of life, as an ever changing sculptural element within the hospital with a personal touch
of patient interaction and involvement. In the interior of houses, Dix’s work takes on accentual roles; working within art nooks, mantels, carve outs and other structural elements within the home. Lighted from below, above and behind, the imagery extends beyond the glass, casting shadows on the walls, illuminating the space and bringing a multidimensional component to home décor and fine art. NECESSARY DOCUMENTATION Three to five years of history is what the bank wants in order to know how stable your financial situation is, and how capable you are of paying them back. Your income statement, balance sheet, and cash flow statement are very important, these will show how you managed your operations; where the cash came from and how you used the money. However, numbers can be overstated, so they will ask for bank statements. The other proof of income is tax returns (personal and business). I know, you want to show less profit so that you can pay less taxes; but that will impact you negatively if you want bank financing. The bank needs proof that you actually get enough income – your own check.
HOW DO YOU PAY YOURSELF This is where the real problem is with most small business owners (home based, freelancers, self-employed, etc.). They can’t show that they can actually pay their mortgage. We experts know that you pay your bills; rent, car note, utilities and credit cards, but if you do not provide evidence of where

etting a mortgage for a home as a self-employed person may seem near impossible, but you can get financing when you plan ahead. Keep in mind you are no longer getting a paycheck from an employer, it’s all on you now. Generally, banks offer loans to people with good to great credit scores and proof of stable income. Payment-to-income ratio needs to be less than 29 percent and total debt-to-income ratio should be no more than 36 percent. If your sole income is from your business, then with stable revenues, a profitable business, and a good plan to show that you can afford the mortgage payment, interest, taxes and insurance, you can buy a home of your own.

Here’s how you do it, pay yourself a weekly, bi-weekly or monthly amount from your business—budget for it! This amount should be whatever you need to satisfy your living expenses, make sure it includes rent or mortgage, car notes, school loans, utilities, personal loans, food, internet and cable, and savings. This may be a challenge if you are struggling to generate income into your business – but you can solve that too with some good business planning, up your revenue goals by this amount if you must. This way you can show both business profits and personal income. How you pay yourself depends on the structure of your business for tax purposes but that’s another conversation. Make this practice a part of your business process, you can cut yourself a check from the business account, or sign up to have it handled through a payroll company (I recommend this option, keeping up with payroll compliance laws can be a pain for business owners so outsource it). If your credit is bad, fix it. If you need more revenues, revise your business model. If you need motivation, connect with other small business owners. You get the point. Let the determination to achieve your dream of home ownership motivate you to give the next few years your best efforts as a business owner. There are solutions to your problems, but there are no short cuts – it takes doing the work and time for it to manifest. ■

President/CEO and founder of J-Prime Steakhouse, Joao Ongaratto was joined by General Manager Fernando Arantes and over 250 guests. Samples of their South American influenced menu were served such as coxinha, empadinha de camarao, fried oysters and prime beef carpaccio paired with their signature wine. J-Prime Steakhouse was built on a vision of superb service, passionate employees and original and delectable food. Chama Gaucha Brazilian Steakhouse, their sister restaurant, established these same high standards of excellence and built upon them to introduce their newest offering to San Antonio and surrounding areas. J-Prime combines traditional steakhouse fare with a South American influence. Steaks are prepared on a first of its kind grill in San Antonio, a custom parrilla grill. Elite chefs led by Executive Chef Chris Brooks will prepare each dish with a unique South American touch. Steaks are carefully selected from Midwestern cattle and are aged and butchered in house.
