In her hometown of Chicago, Rita Zenzen Heck was a newspaper and magazine editor and TV copywriter. She currently lives in San Antonio and volunteers with the Majestic Theatre, the San Antonio Sports Association, the San Antonio Conservation Society, the San Antonio Council for International Visitors and the San Antonio Downtown Residents Association. Heck has worked for Stars and Stripes, Overseas Weekly and Made In Europe magazine, as well as in advertising and PR, before opening her own Creative Overflow. She added The Green Connection in 1995, also producing green building showcases and her own green building and education magazine and events. Since 1995, she has hosted and produced The Green Connection television show on digital cable channel 20, which airs Wednesdays at 7:30 p.m.
MARCOS SOTO
“My doors are truly hand-made” explains Marcos Soto, owner of San Marcos Iron Doors. “We are a one stop shop for your metal needs from design and materials to finish out and installation”. Soto was born, reared, educated and skilled in Mexico, by a father who was an engineer, also became an engineer and worked in Monterrey for 10 years before taking over his father’s growing fabricating metal business. Before long, Soto turned the family business and grew until what is now with more than 80 artisans making custom iron doors, railings, fencing and light fixtures. The eldest of four, three boys and one girl, Soto plans on sharing his skills with his own sons one day. Currently San Marcos Iron Doors spans three generations, including Marco’s grandfather, father and himself, all named Marco or Marcos, and all sharing the same birthday, April 25, which happens to fall on the anniversary of Saint “San” Mark’s feast day, giving Soto the perfect name for his family venue. A name that melds the old into the new, just like the awesome doors he and his artisans make with old-world skills and modern designs.
RANDY OLIVER
Randy Oliver started installing garage doors for Hollywood-Crawford Door Co. in 1981 and worked his way up through the ranks to eventually become president of the company. Oliver also is currently the President of the International Door Association, the world’s largest association of professional garage door and access systems dealers and installers and has trained home inspectors across the country on how to properly inspect a garage door system.

Mike Hollaway enjoys a well-earned reputation as one of the San Antonio area’s most prestigious builders of fine custom homes since 1992. One of his many well-earned awards was the 2008 Builder of the Year. He is a past president of the Greater San Antonio Builders Association; he holds graduate master builder (GMB) and certified green professional (CGP) designations from the National Association of Home Builders (NAHB); and he is a voting director of the Texas Association of Builders and the NAHB. Hollaway currently builds throughout San Antonio, as far north as Austin and Horseshoe Bay and as far south as the Eagle Ford Shale. Some of his community involvement includes being a past member of Rey Feo court, and he is honored to have been chosen to build the 2015 St. Jude’s Dream Home.
Belinda Vela-Reyna is originally from Corpus Christi, Texas. She earned her undergraduate degree from the University of Texas at San Antonio and a Master of Science degree in Educational Guidance and Counseling from Texas A&M University Corpus Christi. She retired from an 11-year career as a U.S. probation officer for the Western District of Texas San Antonio Division to stay home with her two beautiful daughters, Alexandria and Mia. She also has two amazing stepchildren, Danielle and John, and a wonderful husband. She has always had a passion for design, and she recently enjoyed renovating her new home with the help of Trent Hultgren.

San Antonio native Peggy Zettner has been in the wholesale interior design industry for more than 21 years. As president of Interior Trade Cartel Inc. (ITC) for the past 17-plus years, she has seen many changes in the local interior design market. And business has never been better. Zettner has always felt there was a need to bring more design product to the trade in San Antonio. ITC currently represents more than 100 lines of product. ITC is an ASID industry partner, and it is very involved in the community. As a wife, mother, daughter, sister and aunt, Zettner stays pretty busy. Kristal Powell is the cofounder of CKC Custom Homes who serves as the driving force behind the beauty and elegance that is evident in the company’s finished homes. Dale Ponder is the owner and operator of Cozy Outdoor Escapes, an outdoor living retail center focusing on customer service and high-end equipment. His career started in the electrical trades, where he held various positions in a large, nonunion shop in San Antonio, where he was raised. He later entered the international market, project managing the construction of drug interdiction radar sites throughout South and Central America and owning and operating a telecommunication construction service company in Caracas, Venezuela. Ponder left the business in 2010 to pursue his passion for the outdoor living retail sector. He developed a business plan, and Cozy Outdoor Escapes opened to the public in March 2011.

Growth is nothing new for KHAMILA Furniture Boutique. The company was founded by architect Hector Meneses Pedrozo. Meneses decorated the first gallery with his own furniture and added in furniture and crafts of various States of Mexico, including Guadalajara, Oaxaca and Puebla. The gallery was aptly named “Puerta del Sol”, and for five years that small space was home. Eventually, the space became too small to display all of the products available to customers, and Meneses moved to a gallery with a showroom of more than 10,000 sq. ft. The number of customers coming in began to double, thanks to word of mouth recommendations. High quality designs, customer satisfaction and demand dictates growth. To meet the demands of customers, KHAMILA continues today to create more designs and merchandise. And as from the beginning, it quickly leads to a lack of adequate showroom space. “We moved from a 5,000 sq ft. space to an almost 18,000 sq. ft. space which allows us to show all the variety of furniture that we offer,” said Georgina Aguilera. KHAMILA offers services to help people decorate their spaces. All of their product is in stock, no need to wait. 80% of their furniture is designed and manufactured by them. KHAMILA has been blessed with projects in Kerrville, New Braunfels, Houston, and of course San Antonio, with customers from Alamo Heights to The Dominion and everywhere in between. No project is too small or too large, from one room to an entire house of furniture. Designers flocked to them for their new and innovative designs. AIA SAN ANTONIO 18TH ANNUAL HOMES TOUR
The original house at 303 Cedar was constructed with lumber from Steves & Sons in 1910. The recently completed remodel reflects a local architect’s 22-year residency in the house. The exterior of the house has been restored with the goal that it last at least another 100 years. At the rear, layers of poorly constructed additions were removed and replaced with a new addition of about the same square footage, but with a new roof line and a deep screen porch. The interior of the house has been subject to many remodeling in its 105-year life. The new design holds onto and highlights the original, special aspects of the home— the long and wide central hall and the generous proportions and arrangement of the public rooms.

Rooms that had been extensively altered over time—the kitchen and bathrooms—were rethought to suit a modern lifestyle. The kitchen was redesigned to include a new window wall, a walnut topped island, integrated appliances and a generous pantry. It is open to a den in the new addition with a bookcase/media wall which incorporates doors into a laundry and a home office. The master bath reuses elements of the original house, the long leaf pine on the vanity and refinished claw foot tub, into a contemporary design. One of the goals for the remodel was to accommodate the display of the work of local and Texas contemporary artists, many of whom are friends of the owners. This new home, incorporating an existing structure dating from the 1940’s was designed for and built along the bend of the Antonio River at the corner of Crofton and Constance Streets in the King William Historic District. With porches all along the back and multiple sets of French doors with transoms above, the house takes full advantage of the coveted riverfront while fitting the character of the historic homes around it. With multiple roof heights and angles, it gives the appearance of having been added to over time. The pre-existing structure was transformed into a master suite. A garage was added to the west of the original home, and to the east, a two-story kitchen was added, along with a living room with stone fireplace and a dining area that overlooks the river side of the property. The exterior of the home is limestone veneer, although with its solid rock corners, it presents as having stonewalls. Rustic pine posts, used as columns in both the interior entry and back porches, harkens to an earlier period. The floors are reclaimed wood, except for the entryway, which is floored with mission tile, and the wet areas, which employ one-inch marble tiles. Beyond the kitchen, the guest wing of the home houses two guest bedrooms and a guest bath, along a windowed hallway that opens up to the river.

ing Room to balance the Entrance. This allows the dining table to expand into the serving alcove for large family dinners. The Living Room is a sunny room, fully open to the large Kitchen. A small East Porch and Garden Room beyond serve as entry points from the driveway and garage. The Master Suite beyond has lots of east light and a view of the small rear garden. Upstairs in the “attic� bedrooms, shed dormers provide clerestory light and extra headroom, maintaining some of the charm and intimacy of attic bedrooms, without the head-knocking inconvenience. The clients served as their own general contractor, and consistently hired excellent sub-contractors. A great deal of love and attention went into the design and construction of this house, and it was a great joy for the architect to be a part of that process.

The clients, a young couple with a small child, requested a design for a four-bedroom family house, not too large, and in keeping with the spirit of the Alamo Heights Cottage District. A small bungalow occupied the 50 foot wide lot they had selected, and while everyone loves old houses, this one was so small and insubstantial, that it seemed pointless to try to add on. The decision was made to build new. Alamo Heights has new design guidelines for the Cottage District, which proved to be practical and effective. These guidelines established an envelope in which to work. The height restrictions were a special concern, due to the slope of the lot, and dictated a front gable structure, with bedrooms tucked under the eaves. The South-facing orientation made a front porch a must. The driveway was placed along the east property line, in order to maximize the area of morning light coming in to the house. The garage was to be placed at the rear of the property, as all proper garages should be. The architect borrowed the exterior design from an early Atlee Ayres house, circa 1906, in Monte Vista Historic District. The Craftsman style seemed just right for the Alamo Heights neighborhood in vintage and in spirit. The exterior treatment and column capitals were borrowed. The architect simplified the design a bit, with a lighter wood structure, and casement windows, hoping that Atlee Ayres would not be totally displeased with the result. A generous Entry was important to the clients, as was a real Dining Room. Given the 30-foot wide limit at the front elevation, we decided to place the entrance on the east side, the Dining Room in the center, and a quasi serving alcove on the west side of the Din-

TOBIN SMITH, AIA 119 LAFAYETTE ALAMO HEIGHTS This one-story 1954 house by architect Otto Ransleben was compromised by a clumsy two-story 1970’s addition that blocked eighty percent of the public core’s daylight leaving it a cave-like shaft. Also, the overhangs of the addition were stubby relative to the height and offered insufficient protection from the elements causing this portion of the house to deteriorate more rapidly than the better-protected original structure. The design challenge was clear - transform the unsuccessful addition into a compositional and functional asset, re-connect the original living room to the garden, delineate the original mass from the addition, and celebrate the spirit of the mid-century design while creating something new and fresh. The design process was informed by collage – the art of re-using and composing disparate scraps into a meaningful whole. Operations including cutting, flipping, folding, and layering were used during the transformative process. To address the daylighting issue a D’Hanis block exterior wall on the east end of the living room was cut open and replaced with a full width glass sliding door. This spatial “uncorking” allows a visual release and returns the living room to a state similar to the original intent with a connection to an exterior patio and garden. Next, the tower’s west overhang was extended to 78” conceptually folding up from the original structure and over the two story addition stitching the masses together and creating a moment of unity as well as protection at the entry. Redwood siding on the original one-story bar, painted barn red at some point, was removed, flipped, and re-installed virgin side out. The cheaper pine siding on the tower addition, largely rotten, was removed and replaced with stucco to articulate this vertical piece as a separate element. Finally, a salvaged aluminum shade scrim from a demolished office building of the same era was incorporated as an axial entry sculpture and walkway lantern. Held off of the stucco surface as a suspended layer, shadows projected on the building skin register the path of the afternoon sun. At night, light is broadcast behind the scrim illuminating the slots between the fins, brightening the entry path. While a complete dedication to the re-use and rehabilitation of the structure was the most basic and impactful sustainable decision, energy performance was also deeply considered. In addition to the obvious – high performance glazing, spray-foam insulation, and reflective roofing – a split-ductless cooling and heating system utilizing inverter technology was installed and the home was made “solar ready” for a 6.24 kilowatt roof-mounted array when the budget allows.

The 4,200 square foot home is located in the north San Antonio prestigious neighborhood of Inverness. Inverness is a unique development located with close proximity to the medical center, shops, and a main east west corridor linking the north side of San Antonio. The neighborhoods winding streets host a collection of fine homes predominantly in a traditional or European influenced architectural style. Select architects and builders are tasked with executing well-crafted homes true to the style which they emulate. This is the setting for an empty nester client with a desire for modern architecture. The narrow lot gently slopes to the rear and is closely flanked on both sides by two story residences. The goal was to create an open residence that has a strong connection to the outside yet maintains privacy for the residence and its close neighbors. The front of the house presents a reserved private faรงade with limited openings leading to understated entry. Upon arrival, a large window introduces the viewer to the U-shaped design which blurs the line between interior and exterior spaces. Metal clad walls buttress the main living space which further emulates this connectivity.

In such a tight suburban space openings were carefully considered, not only for privacy, but to provide connections to the exterior views of the homes architecture. The multi-use sitting room with large retracting doors appears to hover over the pool. The main Living space opens to a covered outdoor room and beyond to the pool and green wall. The master bedroom looks directly onto the pool and a floating spa just outside the glass sliding wall. Private space such as the Master Bath opens to a private courtyard with a water wall to further set the intimacy of the space. An honest use of materials, dimensional native stone, hard troweled cement plaster walls, and flat metal panels set a modern yet refined palette. To achieve open spaces steel framing was employed to maximize spans and further articulate the open concept. The steel framing is thoughtfully, but subtly expressed throughout the residence. As a firm, JMS Architects was tasked with the unique responsibility to not only design, but also to build the home, insuring that from concept to fruition, the vision is maintained.

The sun-soaked landscape of South Texas is put on display in this 3,200 square foot house designed for a couple with Mexican roots looking to establish a home in northwest San Antonio. Designed as both a gathering place for their large extended family and a personal retreat, distinct architectural features and rustic finishes combine to create a contemporary residence with highlights of Mexican influences. The project was built by Elite Homes. To give the home a comfortable level of privacy, the western face is shielded from the street with an exterior living green wall and a limestone mass wall. When coupled with the home’s unique rooflines, these walls help form a façade that stands out from the more conventional architecture of neighboring properties. Bedroom suites bookend the north and south sides, focusing the main view to the east while selectively placed windows in the rest of the home take advantage of the best views in every direction. The master suite occupies the south wing of the home and has its own private deck that looks out over Crownridge Canyon Park. The interior of the master suite features two cove-lit wood accent walls made from the same wood as the flooring found throughout the house, bringing extra warmth into the master bedroom. The master bath is finished with cement mission tile flooring and keeps the warm color palette

established throughout. Beautiful stone and marble slab countertops are found throughout the house, selected for their simplicity of maintenance as well as their aesthetic attributes. The most dramatic architectural element of the house is the main living space, big enough for the extended family, and features a large butterfly roof supported by walls of native Texas Limestone. The open kitchen and dining space beneath the sloping roof is enclosed by a wall of sliding glass doors that look out over a two-level pool deck and the surrounding hills to the east. A staircase leads down from the main pool deck to a secondary deck, where mission tiling, river rocks, stucco and wood all come together to create a secluded piece of Mexico in the San Antonio hills.

CPS Solar Program ENERGY SAVINGS IN 2016

olar energy is nothing new to San Antonio, but CPS Energy wants to increase access and the affordability of solar for all! The utility has extended its solar offerings for those who want to take advantage of lower utility bills, clean sun energy, energy rebates and tax rebates while protecting the planet for future generations. CPS Energy’s free Honeywell Smart Thermostat program, initiated last year, has been extended through 2016 but the rebate has been reduced to $85. With it you can control home temperature anytime, anywhere (internet, smart phone, computer or tablet) with the Total Con-

Although the Community Solar program, or “Roofless Solar” is still in the planning stages, CPS now offer solar panels to consumers for around $300 each to be located at an existing solar farm. Panel owners will earn 14 cents per KW hour generated by their panels for up to 25 years based on an agreement with the Clean Energy Collective. It applies to apartment owners as well as single family home owners. So get on the CPS solar bandwagon and save money while using clean energy.

GETTING SOLAR Solar powered homes are scattered throughout San Antonio, some with panels some with solar shingles. Although Texas legislature passed HB 362 which restricts home owner associations from prohibiting solar panels on roof tops, it still may be difficult to overcome HOA objections, especially in historical districts where historical preservation issues are enforced: any building modifications, including solar panels, must not be visible from the street. Recently, Rose Kanusky and Joe Sheldon added seven solar panels to their King William home and are enjoying fossil-free comfort and energy savings. They received a $10,000 CPS Energy solar rebate, were assigned to SmartWorld Energy for installation and will receive a federal tax credit which will end this year. The 7.56 KW system, invisible from the street, will service their 1400 square foot house. It is too early to calculate savings since the system has been in operation for only a few months. “It took about a month to get approval from the city’s Historic and Design Review Commission which governs modifications of historic homes like mine.” Kanusky said. However, this time is expected to be reduced in the near future, according to a City Office of Historic Preservation representative. Graf installed solar panels over a reflective standing seam metal roof in an non-historic district neighborhood without HOA objections. Combined with blown foam on the bottom of the roof deck, solar film on all windows and adding energy star doors, Graf calculates a 70% decrease in home energy costs.
LITTLE SUN GOES A LONG WAY
CPS Energy Solar Incentive rebates, originally scheduled to end in 2015, have been extended through 2016. The new up front rebate is $1.20 per watt for the first $10 million paid out, dropping to $1.00 per watt for the second $10 million and 80 cents for the last $10 million available for the program. CPS’s creative SolarHost San Antonio program provided by PowerFin, solar design/installation experts, has been extended through 2016 with the first few homes already fitted with free roof solar panels that are maintained by PowerFin for 25 years and also earn energy rebates for their owners. Thirty-five homes will be added by the end of February with hundreds more to follow. All CPS Energy customers, regardless of financial status or home size, are eligible for the program which began installations on the South Side last year and will eventually cover all areas of the city. To qualify, applicant’s roof must be in good condition, face south or southwest and not be ob-

Don’t Be a Victim GARAGE DOOR REPAIR SCAMS
A
s an independent, professional garage door dealer in San Antonio, Texas, I am very sensitive to consumer fears regarding unethical conduct of a few garage door repair services in my local market. As President of the International Door Association, I am also aware that this type of activity is occurring in most markets in the United States, including San Antonio. We are seeing national television programs such as Dateline, Good Morning America and The Today Show, as well as local news teams across the country, revealing disturbing attempts to rip-off homeowners. These undercover reports, using hidden cameras and actors posing as homeowners, have shown repair persons attempting to charge hundreds of dollars for unnecessary repairs and replacement items, when the actual “problem” was no more than a deliberately misaligned photo sensor – the first thing a professional repair technician would see upon arriving on the property. Typically, these scams are run through national call centers,
which then dispatch an affiliated repair “technician” to the customer. In most cases, the unsuspecting customer thought they were calling a local company. Once the “technician” arrives, he identifies a wide array of problems associated with the door system. Typically, the repair tech will want to replace components that are not broken or in need of repair or replacement, i.e., rollers, drums, photo eyes, the opener, and so forth. The companies that exploit unsuspecting homeowners by grossly overcharging for garage door repairs most often advertise as local companies. Some even advertise under names that are very close to the names of established, reputable, local garage door companies. You can navigate around these disreputable enterprises by arming yourself with information. Here are some simple tips that will help you avoid being ripped off:

easy to do if all you are looking for is a basis for what an ordinary replacement door would cost. If the repair estimate is higher than that, you know you have a better option. You may even decide you want a nicer, newer and safer door system once you see what’s available. • When calling a local company, ask for a general estimate over the phone, if you can generally describe what’s wrong with your door. Also, ask for their physical address. Deal with companies that have a local presence, and not just a phone number. • Look for the “IDA” logo, which indicates the company is a member of the International Door Association. All members of the IDA agree, as a basis for membership, to abide by a Code of Business Conduct that, among other things, prohibits any unethical activities in sales, installation or service. • Look for “IDEA Accreditation” when selecting a repair service. This
designation is the garage door dealers’ only independent, third party credential for companies that install, service and repair overhead garage doors. These accredited door dealers have been tested and proven to be knowledgeable of proper industry practices, guidelines, safety, and professionalism and must maintain continuing education to remain accredited. • Use common sense. If you have broken spring, and your door was previously working perfectly well, does it make any sense for a repair person to then tell you multiple components on your door system are in need of replacement? • Check references. Ask your neighbors who they might have used for garage door service in the past, and who treated them professionally and performed quality work at a fair price. One cautionary note: broken springs are the most common reason for garage door repairs, as they should be. Springs are dangerous and should only be replaced by
trained professionals. Many doors have dual torsion springs, which are mounted above the garage door opening. When one of these springs breaks, a good technician will advise replacing both springs, even though only one is broken. Most springs in residential applications have an anticipated cycle life of around 10,000 cycles, meaning 10,000 openings and closings of the door. Assuming both springs were installed at the same time, when one spring breaks, the other is likely to break in the near future. Replacing them both will save the homeowner a second service call. But don’t let yourself get grossly overcharged for simple repairs on your garage door. he San Antonio Board of REALTORS® hosted the 2016 Housing Forecast on January 7, 2016 at the J.W. Marriott Hotel to an audience of over 800 REALTOR® and Affiliate members. Participants at this annual event heard from a series of locally and nationally recognized speakers sharing their expertise on market conditions, industry trends and community conditions and how those factors will affect the 2016 real estate market. “The local housing market experienced tremendous growth in 2015. Our sales increased 10 percent from last year and in the city of San Antonio alone, the dollar volume of sales increased 7.3 percent year over year,” said Angela Shields, President and CEO of the San Antonio Board of REALTORS®. “This continued strength in the housing market and the caliber of speakers attending the event make it a prime opportunity for real estate professionals to prepare for the coming year.” The 2016 Housing Forecast presenters included Dr. Mark Dotzour, Real Estate Economist, who spoke about the current conditions in the Texas market while offering some insight into the coming year; Bob Jacobs, SABOR’s 2016 Chairman, who shared detailed statistics regarding the market in the San Antonio and surrounding areas; and Tray Bates, 2015 President of the South Texas Commercial Association of REALTORS®, looked at commercial real estate trends. There was also a panel discussing a range of topics including property management, lending and military. Panelists included James Alderson of Atlas Residential Realty, Everett Ives of the National Association of Mortgage Bankers and Donna Jones of Joint Base San Antonio. The panel was moderated by Cynthia Lee, former local news anchor and licensed REALTOR®. ■

he San Antonio Board of REALTORS® (SABOR) installed its new leadership team as well as members of the 2016 Board of Directors and Executive Committee during its annual Installation and Awards Brunch at the Eilan Hotel & Spa. SABOR also recognized seven award winners across several categories for outstanding achievements in real estate. Bob Jacobs was sworn in as SABOR’s 2016 Chairman of the Board. With a term beginning January 1, the chairman steers the Board of Directors and works in concert with SABOR’s President and CEO to implement the policies and vision set forth by the members. With a membership numbering over 9,500, SABOR looks to its members to drive its strategies which in turn affect the real estate industry in San Antonio and the surrounding areas. “Bob will be a key player in 2016 by leading the largest trade association in the area while strengthening the value of REALTORS® as the most knowledgeable and trusted source for real estate in San Antonio and the surrounding areas,” said Angela Shields, SABOR President and CEO. “His integrity, experience and guidance will allow our growing membership to continue making this the best place to buy and sell real estate.” Other officers installed to the Board of Directors were REALTOR® members Michele Bunting Ross as Chair-Elect and K. Duncan Martin II as Secretary/Treasurer. Altogether, SABOR has 18 members on its Board of Directors.

WHAT LEAD YOU TO REAL ESTATE? As an interior designer, I was always anchored to the business of Real Estate. I was either merchandising new construction for builders, remodeling or staging a home prior to it's listing, or transforming someone’s newly acquired real estate into their dream home. I played this role in Real Estate for just over ten years before I had the epiphany that I need not be type cast into this singular role, but expand my character to play the lead in the exchange of Real Estate. One of my last big projects in Laguna Nigel, CA required six months of design and project management for the home to receive it’s asking price of $1,000,000 after being listed for less than thirty days. It was then I knew, I needed to be a part of the complete process. A year later, after deciding I needed to take my family back to my Texas roots, I found myself with San Antonio Realtor, Carmen Soto, referred by her broker, Spencer Hasch of Ultimate Realty. She became the catalyst to our new start in San Antonio. She showed us about thirty homes in a weekend. That gave me plenty of time to share my story with her, my passion, my knowledge, and she confirmed it, I would be great at Real Estate! Carmen not only was my Realtor, but my mentor and inspiration. She was young in her Real Estate career as well, and already had experienced amazing success. Six months after meeting Carmen, we were in a new home in San Antonio and I was busy acquiring my Real Estate license and she had me off to the races in no time. I sold 29 homes my first year!
WHAT WAS I LOOKING FOR IN A REAL ESTATE COMPANY?
TO WHAT DO I ATTRIBUTE MY SUCCESS? I attribute my success to my drive and ambition. Growing up, I was the daughter of a custom home builder and a hair dresser. My parents were both small business owners in a small West Texas town and I saw their pride in ownership and hard work. They had high expectations of me and encouraged my education and curiosity of the world beyond a small town. My parents worked hard for their kids. My goals are to gain success so I can see my children presented with many opportunities for their future, retire early to enjoy and explore the world with my husband, Robert, and afford a retirement life my parents deserve after all they have given me.

WHAT WOULD YOU SUGGEST TO NEW AGENTS IN THE BUSINESS? First, find a mentor that you can emulate. Second, find a brokerage with a proven system and follow that system. Third, state your goals and measure them as the year progresses. Challenge yourself, you will be amazed at what you can push yourself to do. Last, be thankful, for the opportunity to work for yourself, for the clients who trust you, and the family who supports the career path you have chosen. ■

Other highly successful individuals. At age 40, I didn’t want to wait years before I met my goals. I noticed that Spencer Hasch was highly successful in a short amount of time. Carmen Soto had done the same working under him. I knew Ultimate Realty would give me that same potential. I looked for a brokerage who invested in lead generation for its agents and had a small pool to work them. Ultimate Realty was a perfect fit. It's a small firm that generates big numbers!

he San Antonio Board of REALTORS® (SABOR) hosted an exclusive event at SAMMinistries for deserving families in need of holiday cheer on Saturday, December 5. “Santa at SAMM” festivities included free professional photos with Santa, cookie decorating, letters to Santa and a delicious holiday breakfast. SAMMinistries is an interfaith ministry whose mission is to assist the homeless – and those at risk of becoming homeless – attain self-sufficiency by offering shelter and other services. SAMM is one of SABOR’s Charities of Choice with both striving for the similar goal of helping
people find housing. SABOR members give back to the community year-round through special events and drives benefitting SAMMinsitries. In addition to the Santa at SAMM event, SABOR had a Christmas tree set up for REALTORS® to choose ornaments from with details to provide a specific gift to fulfill a child’s request. The participation was overwhelming. SABOR members provided gifts for more than 80 children

and SABOR’s Board of Directors gathered to wrap more than 300 gifts to be distributed by Santa to the children at SAMM during the shelter’s annual Christmas party. “SABOR wants to help make San Antonio a strong community and one of the ways it does this is by REALTORS® getting involved in local charities,” SABOR President and CEO Angela Shields said. “SABOR members and staff look forward to Santa at SAMM and the continuation of support for these families at SAMMinistries. We get just as much out of it as the families. It’s heartwarming for us when we are told by families how special it was to be able to take a professional photo of their kids with Santa. We are so happy we can make that possible for them. It shows how SABOR cares about our community and wants to give back.” In addition to this holiday event, REALTORS® with SABOR give back to SAMMinistries throughout the year. Each year SABOR holds “Transform with a Uniform,” a school uniform drive for the families at SAMMinistries. Members collect clothes and shoes, this year helping more than 40 children start the school year right. REALTORS® also host an Easter Egg Hunt in the Spring in which children join their families to hunt nearly a thousand hidden eggs. Not only do the kids participate in the Easter Egg Hunt, but REALTORS® also help distribute treats and toys. Another major contribution of the REALTORS® to SAMMinistries is the annual “Sing for SAMM” fundraising event. This event is a ka-
raoke night in which REALTORS® donate to SAMM while singing their favorite tunes. All proceeds go to support SAMMinistries and this year, REALTORS® were able to donate more than $2,500 to SAMM as a result of the event. “It only seems natural for us to give back to the community we serve,” SABOR’s 2015 Chairman of the Board Mary Ann Jeffers said. “Providing cheer throughout the year by offering a few of the comforts of home we all take for granted is the least we can do.” SABOR is the largest professional trade association in San Antonio and represents over 9,500 REALTOR® members. SABOR’s membership services nine counties including Bexar, Atascosa, Frio, Karnes, Kendall, LaSalle, McMullen, Medina and Wilson. SABOR is one of over 1,600 local boards and 54 state and territory organizations of REALTORS® nationwide that make up the National Association of REALTORS®. ■

ouston Street Charities and San Antonio Cocktail Conference 2016 is proud to be donating 100% of profits from this year’s event to support children’s charities. The Cocktail Conference was the first of its kind in Texas, but the concept is nothing new, there are various models across the country. What makes the SACC different from the rest is that 100% of the profits are divided among selected children’s charities. These funds are raised through ticket sales to a variety of events that range from elaborate cocktail parties to guided tastings and educational seminars. The San Antonio Cocktail Conference is not just an opportunity to drink. It’s about learning the art and appreciation for the cocktail, while helping the children of our community. More than $355,000 has been donated in its first four years, and the San Antonio Cocktail Conference will continue to dedicate its profits to supporting children’s charities. Though the majority of our funding to charities comes from the Cocktail Conference, there may be, on occasion, an opportunity to meet other modest needs of individual charities and causes. The beneficiaries of San Antonio Cocktail Conference 2016 are ChildSafe, The Children’s Shelter, Clarity Child Guidance Center, TEAMability and Transplants for Children. ■
