In her hometown of Chicago, Rita Zenzen Heck was a newspaper and magazine editor and TV copywriter. She currently lives in San Antonio and volunteers with the Majestic Theatre, the San Antonio Sports Association, the San Antonio Conservation Society, the San Antonio Council for International Visitors and the San Antonio Downtown Residents Association. Heck has worked for Stars and Stripes, Overseas Weekly and Made In Europe magazine, as well as in advertising and PR, before opening her own Creative Overflow. Since 1995, she has hosted and produced The Green Connection television show on digital cable channel 20, which airs Wednesdays at 7:30 p.m.

Bonnie Hudson, the Regional Director for South and Central Texas for Decorating Den Interiors, has been serving the home furnishings industry for over 30 years. Mike Hollaway enjoys a well-earned reputation as one of the San Antonio area’s most prestigious builders of fine custom homes since 1992. One of his many well-earned awards was the 2008 Builder of the Year. He is a past president of the Greater San Antonio Builders Association; he holds graduate master builder (GMB) and certified green professional (CGP) designations from the National Association of Home Builders (NAHB); and he is a voting director of the Texas Association of Builders and the NAHB. Hollaway currently builds throughout San Antonio, as far north as Austin and Horseshoe Bay and as far south as the Eagle Ford Shale. Some of his community involvements include being a past member of Rey Feo court, and was chosen to build the 2015 St. Jude’s Dream Home.
Belinda Vela-Reyna is originally from Corpus Christi, Texas. She earned her undergraduate degree from the University of Texas at San Antonio and a Master of Science degree in Educational Guidance and Counseling from Texas A&M University Corpus Christi. She retired from an 11-year career as a U.S. probation officer for the Western District of Texas San Antonio Division to stay home with her two beautiful daughters, Alexandria and Mia. She also has two amazing stepchildren, Danielle and John, and a wonderful husband. She has always had a passion for design, and she recently enjoyed renovating her new home with the help of Trent Hultgren.

San Antonio native Peggy Zettner has been in the wholesale interior design industry for more than 21 years. As president of Interior Trade Cartel Inc. (ITC) for the past 17-plus years, she has seen many changes in the local interior design market. And business has never been better. Zettner has always felt there was a need to bring more design product to the trade in San Antonio. ITC currently represents more than 100 lines of product. ITC is an ASID industry partner, and it is very involved in the community. As a wife, mother, daughter, sister and aunt, Zettner stays pretty busy. She loves entertaining family and friends, and her newest passion has been getting involved personally in the community. Her two biggest passions are CASA and Wounded Warriors.
Kristal Powell is the cofounder of CKC Custom Homes who serves as the driving force behind the beauty and elegance that is evident in the company’s finished homes. She uses a hands-on approach, personally assisting clients in the selection of paint, tile, cabinets and all aspects of design. Dale Ponder is the owner and operator of Cozy Outdoor Escapes, an outdoor living retail center focusing on customer service and high-end equipment. His career started in the electrical trades, where he held various positions in a large, nonunion shop in San Antonio, where he was raised. He later entered the international market, project managing the construction of drug interdiction radar sites throughout South and Central America and owning and operating a telecommunication construction service company in Caracas, Venezuela. Ponder left the business in 2010 to pursue his passion for the outdoor living retail sector. He developed a business plan, and Cozy Outdoor Escapes opened to the public in March 2011.
As a realtor and certified luxury home marketing specialist, Trish Najim prides herself in providing her clients a service to best assist them with their real estate needs regardless of whether they are sellers or buyers. the garage door opener’s close button. The door should not close. 3/ Lay a 1.5-inch high object on the ground in the door’s path and press the close button. The door should reverse off this object. If the door fails any of these tests, call a reputable, professional garage door service company. Questions to ask: does the business have a local brick-and-mortar office? Are they well established in the community, with recent referrals from satisfied customers? Are they insured? Research their reputation with the Better Business Bureau, Angie’s List or other review services. See if they are members of the industry’s most reliable trade associations, such as the International Door Association, which has strict ethics policies, or the Institute of Door Dealer Education (IDEA), which offers certification for door technicians. Make sure you have a firm estimate before authorizing any work. arage doors are the largest, heaviest moving devices in most homes, yet many homeowners rarely think about them until something goes wrong. In fact, most homeowners neglect basic maintenance and simply ignore their garage doors until they don’t work properly, according to one survey. Experienced in both landscape and concrete design, his work is showcased at many San Antonio locations; for example--Sea World and Six Flags Fiesta Texas, where he created lush landscapes and attractive retaining walls. Recently, he and his staff took on an almost impossible project involving a deep-sloped lot in a hilly region of Huebner and Bitters Road with limited front access. Not only did the steep slopes and drainage issues need to be addressed, but an outdoor living area needed to be created with privacy from neighboring residences located on a much higher elevation overlooking the property. Other challenges were “very limited and difficult access, existing limestone boulders which we reutilized with dry stacked stone at the back to redirect drainage and provide planting areas,” explained Gerald Wilson, who co-designed the project with Rodgers.

FOR THE BIRDS According to Bill Svelan, fondly known as ‘Wild Bill’ and owner of Wild Birds Unlimited, “birds are looking for food, feeders, water, habitat locations and safety. If you provide these, you'll be rewarded with [anywhere from] 15 to 50 wild bird visitors that are in the area including lesser gold finches, hummingbirds, cardinals, blue jays, bluebirds, titmice, house finches and mockingbirds.“ Most wild birds prefer black sunflower seeds, but will eat a wild birdseed mix which includes millet, a pigeon favorite. “So if you don't want pigeons, avoid millet,” Svelan advises. “Most squirrels will eat any seed, but can be deterred with a variety of safe squirrel repellants,” Svelan noted. “Placing seed and water on a balcony will bring the wildlife to you, even in a small area,” he added.

Franchise owners and their team members submit professionally photographed room designs, along with the before photos, and presentation boards showing fabric and color chips for judging by interior design journalists from throughout Canada and the U.S. This year, for example, there were nearly 300 entries in 12 room categories. The journalists select the top three in each category. In a subsequent round of judging, they select the top three from among the best in each category. The room that is judged the best of the best results in that decorator being named the company’s Decorator of the Year, the most

prestigious design award presented by the firm. In the past five years, an online judging by the public has been added, which drew more than 30,000 online votes over a twoweek period. That voting resulted in People’s Choice awards for several designers and gave greater exposure to the Dream Room designs. “What makes these makeovers more relatable to more people is that they are real rooms for real people with real budgets,” say Sue Pelley, who coordinates the competition each year. “These are not staged photos in which furnishings have been brought in just to show a design concept. FROM DRAPERIES TO FULL-SERVICE As evidenced by the work of any of the company’s U.S or Canadian design professionals, they are able to provide clients with a wide range of home furnishings. That’s a long way from the firm’s beginnings as a drapery company that enabled dry cleaners to expand their business by replacing draperies that could no longer be cleaned. This year, furniture has overtaken window treatments as the company’s top sales category. “People want custom furniture, something that is special to them, and we do that,” says Haseley. Window treatments of all sorts continue to be an important design element in pulling a room together and are the second highest sales category for the company. “But, we also provide lighting, wall and floor coverings, accessories, and even closet systems,” he says. “We have a two-fold mission,” says CEO Bugg, “help clients have beautiful rooms. avid Weekley Homes is rolling out a new concept in San Antonio that emphasizes the advantages of urban living, and is intended to boost San Antonio’s inventory of infill development. Infill development, or land recycling, is the process of re-developing open land and existing infrastructure within urban areas. David Weekley Homes’ Runge Project is all about Central Living in quality custom homes. The homebuilder calls them City Homes -they’re neither too large nor too small. These are thoughtfully designed homes in or near the city’s core, accessible to an array to amenities. Each development offers unique features for people who want to own a home and enjoy an urban lifestyle. According to David Weekley Homes, these developments will maximize space and clean lines. All of the developments are also “lock and leave”, meaning maintenance of landscaping and common areas is provided.

A few of these sites are already under construction. One is The Gardens at Urban Crest, featuring 46 single-family home sites at Urban Crest and Harry Wurzbach. It stands in the footprint of a former apartment complex. The Gardens at Urban Crest has four different floor plans. The sizes of the homes range 1,800 to 2,200 square feet, with an optional elevator on some plans. The first floor has a two-car garage and a bedroom with a full bathroom. The second floor features a kitchen and dining room with a study. The third floor contains master bedroom and full bathroom. Sale prices begin in the high $300,000s. “I think it’s priced well,” said Mark Zacharias, Central Living Project Manager for David Weekley Homes. “Originally, I thought our target market would be younger professionals for this community. It turns out to be emptynesters who are already used to some kind of high-density living.” Brackenridge Court is under development near the Doseum, one block off Broadway. The community will have 22 homes, measuring 1,700 to 2,100 square feet. There will be rooftop deck options with views of Brackenridge Park and the golf course, Joint Base San Antonio-Fort Sam Houston, and downtown. Prices will start in the $400,000s. The homebuilder hopes to begin construction on all homes by the end of this year and finish up in summer 2017. Zacharias said Brackenridge Park should complement the surrounding Mahncke Park neighborhood. “Since Mahncke Park is a conservation district, the homes facing Broadway will be sharplooking with columns. There will be wrought iron fences and courtyards,” he added. “People who love that area want to stay in that area,” Zacharias said of the target client base. Seven homes are planned for St. Mary’s Place, a community that will arise at North St. Mary’s Street and East Locust, two blocks from Pearl. Homes here will measure 1,800 to 2,100 square feet, and include roof decks with downtown views. Construction is to start on all seven homes this spring, and the homebuilder aims to get in a couple of homeowners by the end of this year. David Weekley Homes has not yet set the prices for St. Mary’s Place homes, but expect them to be similar to Brackenridge Court. “It’s a really interesting community. Zacharias said David Weekley Homes enjoys being part of a revitalization process in the heart of San Antonio. More central living developments are planned. “We’re helping to revitalizing these areas. Participation in the build is part of ongoing efforts from REALTORS® to give back with their time and resources to the local community. “Quite literally, REALTORS® are helping bring a home to life and assisting a family with achieving their dream of homeownership,” said Bob Jacobs, SABOR’s 2016 Chairman of the Board. “REALTORS® are passionate about helping people find the right place to call home, and this is a great way for them to do that in a very tangible way.” With Habitat for Humanity, REALTORS® have participated in all stages of home builds, including roofing, painting and siding. At the April 1st build, REALTORS® primarily worked on landscaping, which included preparing the ground for sod. Helping to beautify the property is one of the last steps of the building process, and it gives REALTORS® the opportunity to add some finishing touches to the yard that the homeowners will enjoy for years to come. Because of Habitat for Humanity’s commitment to building simple, decent and affordable houses without interest or profit for people in need, SABOR selected the organization as a “Charity of Choice” in 2014. As a designated charity, REALTORS® have pledged to commit to participating in build days as well as to promote the services of Habitat’s Home Centers to clients throughout the year. Building homes with Habitat for Humanity is of particular interest to REALTORS® because their careers are dedicated to supporting the value of home ownership and guiding home buyers and sellers to achieve their real estate goals. Working alongside a family to build their home gives REALTORS® the opportunity to show compassion and care for their community by rolling up their sleeves and giving of their time. “REALTORS® know first-hand how emotional it can be to find the perfect place to call home because they assist people with their buying and selling needs every day,”
