Bonnie Hudson, the Regional Director for South and Central Texas for Decorating Den Interiors, has been serving the home furnishings industry for over 30 years. Her many roles in the 45 year old franchise system have included Franchisee, Sales Coordinator, Divisional Manager and Regional Owner. She is responsible for placing franchises in the region and providing training and support to the franchisee in her region. RITA ZENZEN HECK

In her hometown of Chicago, Rita Zenzen Heck was a newspaper and magazine editor and TV copywriter. She currently lives in San Antonio and volunteers with the Majestic Theatre, the San Antonio Sports Association, the San Antonio Conservation Society, the San Antonio Council for International Visitors and the San Antonio Downtown Residents Association. Heck has worked for Stars and Stripes, Overseas Weekly and Made In Europe magazine, as well as in advertising and PR, before opening her own Creative Overflow. She added The Green Connection in 1995, also producing green building showcases and her own green building and education magazine and events. Since 1995, she has hosted and produced The Green Connection television show on digital cable channel 20, which airs Wednesdays at 7:30 p.m.

ANGELA CLACK

Few people will confess a love of eating, but Angela Clack lists eating among her hobbies. She believes life is best experienced in the enjoyment of great food with family and friends. Her tastes range from casual street foods to exotic selections and fine dining. Clack enjoys traveling and uses it as an excuse to immerse herself in the local cuisine and culture. Raised on highly seasoned traditional Southern fare, she seeks out authentic food and dining experiences and documents her discoveries for other food lovers.

CHINYERE OKORO

Chinyere Okoro is a junior English major and psychology minor at Howard University in Washington, D.C. She is a former editorial intern at NHOME who has contributed to articles for NFit magazine in the past. She plans to attend law school after graduation, focusing on intellectual property, and she hopes to then begin a career in fashion law or corporate law.

Mike Hollaway enjoys a well-earned reputation as one of the San Antonio area’s most prestigious builders of fine custom homes since 1992. One of his many well-earned awards was the 2008 Builder of the Year. He is a past president of the Greater San Antonio Builders Association; he holds graduate master builder (GMB) and certified green professional (CGP) designations from the National Association of Home Builders (NAHB); and he is a voting director of the Texas Association of Builders and the NAHB. Hollaway currently builds throughout San Antonio, as far north as Austin and Horseshoe Bay and as far south as the Eagle Ford Shale. Some of his community involvements include being a past member of Rey Feo court, and was chosen to build the 2015 St. Jude’s Dream Home.

Belinda Vela-Reyna is originally from Corpus Christi, Texas. She earned her undergraduate degree from the University of Texas at San Antonio and a Master of Science degree in Educational Guidance and Counseling from Texas A&M University Corpus Christi. She retired from an 11-year career as a U.S. probation officer for the Western District of Texas San Antonio Division to stay home with her two beautiful daughters, Alexandria and Mia. She also has two amazing stepchildren, Danielle and John, and a wonderful husband. She has always had a passion for design, and she recently enjoyed renovating her new home with the help of Trent Hultgren.

San Antonio native Peggy Zettner has been in the wholesale interior design industry for more than 21 years. As president of Interior Trade Cartel Inc. (ITC) for the past 17-plus years, she has seen many changes in the local interior design market. And business has never been better. Zettner has always felt there was a need to bring more design product to the trade in San Antonio. ITC currently represents more than 100 lines of product. ITC is an ASID industry partner, and it is very involved in the community. As a wife, mother, daughter, sister and aunt, Zettner stays pretty busy. She loves entertaining family and friends, and her newest passion has been getting involved personally in the community. Her two biggest passions are CASA and Wounded Warriors.

Kristal Powell is the cofounder of CKC Custom Homes who serves as the driving force behind the beauty and elegance that is evident in the company’s finished homes. She uses a hands-on approach, personally assisting clients in the selection of paint, tile, cabinets and all aspects of design. Much of CKC’s success can be attributed to Powell’s passion for perfecting the unique style of CKC Custom Homes.

Dale Ponder is the owner and operator of Cozy Outdoor Escapes, an outdoor living retail center focusing on customer service and high-end equipment. His career started in the electrical trades, where he held various positions in a large, nonunion shop in San Antonio, where he was raised. He later entered the international market, project managing the construction of drug interdiction radar sites throughout South and Central America and owning and operating a telecommunication construction service company in Caracas, Venezuela. Ponder left the business in 2010 to pursue his passion for the outdoor living retail sector. He developed a business plan, and Cozy Outdoor Escapes opened to the public in March 2011.

As a realtor and certified luxury home marketing specialist, Trish Najim prides herself in providing her clients a service to best assist them with their real estate needs regardless of whether they are sellers or buyers. Najim is with Keller Williams Realty Luxury International in San Antonio, and she is also a certified staging consultant and an interior design consultant. THREE CAN’T-MISS CHOICES FOR SAN ANTONIO FOODIES

SUMMER DINING IS GENERALLY LIGHTER

THAN THAT OF ANY OTHER SEASON. DINERS INTENTIONALLY CHOOSE MORE NUTRITIOUS FARE FOR MYRIAD REASONS. MANY HAVE SPENT HOURS IN THE GYM PREPARING FOR A SEASON THAT DOES NOT AFFORD FALL AND WINTER COVERUP FASHION OPPORTUNITIES.

O

ne can officially be considered a ”foodie” when he or she writes about food and travel, trying many different cuisines and taking artful plate pictures. I own that I am a foodie; my family, friends and acquaintances know it so I’m often asked questions about food and dining. One of the most common queries is: “If you knew you were only getting one more meal in your life, what would you choose?” I know what they want to hear, a favorite dish from a favorite restaurant.

SMOKE That particular question crossed my mind as I dined with my family at Smoke, the downtown location, on a Sunday. The brunch menu is an imaginative collection of barbecuethemed selections. It’s a beautiful restaurant, with a casual

yet modern vibe. It feels open and very much a part of the Sunset Station scene. There is a DJ, who on our visit was spinning old school favorites. When we order, we keep our standing family rule in mind; we can’t order the same thing -no two dishes may be alike. Part of the conversation at the table is “I won’t order that if you want to order it, but if you don’t order it, I’m going to order it.” We’re courteous people. We also always order appetizers: on this visit, we chose Smoke’s braised pork belly with apple butter and their brisket deviled eggs. An odd selection, but we take turns choosing and that’s where we landed. I had high expectations, and they were exceeded. Smoke’s menu is clever, this is not a barbecue joint--although they have great barbecue and an interesting selection of barbecue sauces. Smoke is something more. It’s a hybrid. They care about presentation as much as they care about offering a broad selection of unique dishes. The general consensus concerning appetizers was a unanimous “yes.” They left us anxious for our meals, which, in keeping with our policy, were all different brunch menu selections. When a server other than the person who took our order brought our meals and we immediately dug in. Fantastic. When our original server returned, she noticed that we’d mistakenly been served another table’s order. We hadn’t noticed; all we knew was that whatever they’d put in front of us was amazing. As we sorted out who had ordered what, our actual order arrived. So here we are, three people with a total of six meals, six exquisite meals, one of which was their Texas Fried Chicken and Donuts. Seriously. It’s spicy chicken paired citrusy donuts. I mean . . . okay. They have their own version of eggs benedict and we also tried a beef short rib and their sausage and a smoky sweet potato dish. Dessert comes with a jar of homemade ice cream. Yummy. Go to

THERE IS A SENSE OF ELEGANCE TO TONY G’S THAT STRIKES THE RIGHT BALANCE BETWEEN THE TRADITIONAL TASTES WE EXPECT FROM SOUL FOOD AND WHAT WE DESIRE IN TERMS OF HIGH QUALITY CUISINE. Smoke

TONY G’S SOUL FOOD I have this thing about soul food. I feel like there are a lot of imposters out there, calling some stuff “soul food” that’s not really soul food. I am highly critical of these imposters being a southern girl raised by a southern girl married to man from the country. I know what real soul food is supposed to taste like. I know what the setting is supposed to feel like. It’s supposed to feel like family, like home, like Sunday after church. Those of us ‘in the know’ know that Tony G’s Soul Food is the real deal. A few bites and what? I had to ask to look in the kitchen just to check and see if my mama was back there. Part of me knew she wasn’t because Tony G’s breaks a few rules. The chef departs slightly from the traditional, kicking up some dishes, making them over for Soulful Sunday. Yes, there are wings and waffles, but there are also oxtail tacos and chipotle grits. There is a sense of elegance to Tony G’s that strikes the right balance between the traditional tastes we expect from soul food and what we desire in terms of high quality cuisine. This is soul food for all generations. It preserves the best of the past and includes some forwardthinking, imaginative, and locally focused eats. Rest assured that all of our favorites are on the menu and they’re done well. There are collards, yams, okra and tomatoes. The dessert essentials are there as well: sweet potato pie, pound cake and peach cobbler. The drink selection took me back. Any time I see a drink menu with “red kool-aid” on it, I know. They did pull up enough to put “grape koolaid” instead of what I called it back in the day, “purple.” Tony G’s Soul Food is the truth.

tive of cuisine. I am a sushi-fanatic and Chef Goro is largely to blame. I have always considered Godai to be a bit of an optical illusion, a study in contrasts. It’s an unobtrusive building, an intentionally casual setting that yields some of the city’s most beautiful dishes. On a busy evening, you’re likely to see patrons standing in the small entryway with pleading looks on their faces desperately waiting to be seated, and Godai Sushi Bar and Japanese Restaurant is worth the wait. The menu is extensive and there are a number of traditional Japanese dishes, but the experienced and adventurous go for the specialty rolls and the sashimi. My family is a house divided when we visit because we choose both the Longhorn and the A&M rolls. A platter at Godai with both rolls is perhaps the only instance where the two universities can peacefully coexist. Other favorites, the Pokemon and the Heart Attack are illustrative of the chef’s mastery. He has simply perfected these combinations so that they are more than meals; they are experiences. There are some fun options for dessert including tempura ice cream, deep fried Oreos and a chocolate espresso crème brûlée. “I was disappointed with Godai,” said no one ever! These are my thoughts on tasty choices in San Antonio. Visit and decide for yourself. I think all three are amazing in their own very unique ways. ■

With the revitalization of Southtown, Steel House Lofts emerge as the epitome of urban living. Owner Dennis McDaniel is a pioneer in the investment of the Southtown area; he recognized the potential of the trendy, artistic area, and because of his love of historic preservation, he felt compelled to bring life to it. “Artists are here,” McDaniel says. “There is such a creative, cool vibe in Southtown. And that attracts professional, creative people, like architects and engineers, web designers, and more.” McDaniel explains that once art galleries and restaurants arrive, an area explodes. The gorgeous Peden Iron & Steel building, located at 1401 South Flores St, is a historic part of San Antonio that sat empty for years. It was built in 1913 by Atlee B. Ayres, one of the most prominent architects in Texas in the 20th century. Ayres was involved in more than 500 architectural projects in and around San Antonio. “I really like the architectural details of the building. That kind of significant architecture cannot be duplicated,” explains McDaniel. “I wanted to create a unique living space and a community in this emerging area.” Owning a condo at Steel House Lofts is far from ordinary. While the lofts might have a “New York” feel, they definitely do not have the notorious small spaces or large prices characteristic of New York. We all know that everything is bigger in Texas, and the Steel House Lofts are no exception. They are surprisingly spacious with superior design and openness. Walking into many of the lofts, feels like walking into a roomy home, and the three bedroom unit has enormous living space – more than 2,000 square feet. Many of the lofts have outdoor spaces with small yards, patios or balconies, and there is additional storage available for residents. A refreshing lap pool with a beautiful waterfall is just outside the back of the building. It’s wonderful for cooling off on those frequent steamy south Texas days, or to get an all-over workout. There is also a 24-hour private fitness center, and a charming pet area. Prices range from $180,000 to $450,000. These luxury lofts are affordable now, but are expected to quickly increase in price. They haven’t been on the market long – since November, and half are already sold. McDaniel calls it a “lock and leave” lifestyle, perfect for busy singles, couples and empty-nesters. Everything from changing a light bulb to changing an air conditioning filter is taken care of for you. Residents feel secure with controlledaccess, covered parking areas. The walls of the building are lined with artwork. Some residents describe it as “walking through an art gallery.” McDaniel and his wife Jill are both artists and run an art foundation. Their love of history and art is evident. “It has been a labor of love,” says McDaniel. “Jill and I are really proud and pleased to see how

Since the first soldier arrived at Fort Sam Houston in 1845, the city’s military presence has blossomed into more than 95,000 employed by military and civilian jobs today. San Antonio is home to one of the largest active and retired military communities in the country and boasts the Department of Defense’s largest medical center at Joint Base San Antonio Fort Sam Houston. But did you know that our city’s military personnel often have unique needs when it comes to buying and selling real estate? For example, they are frequently relocated and only have a short time to get their homes sold. Some have medical conditions as a result of their service and therefore have certain accessibility requirements for their home. It is this dedication to professionalism and the highest quality of care for their clients that caused local REALTORS® to see the necessity for better understanding the needs of those who serve. The Heroes Welcome Home program was created as a result and in its first year in 2012, REALTORS® poured in, eager to enhance their ability to identify and expertly respond to the questions, requirements and interests of military service members. The Heroes Welcome Home curriculum is unique: it changes every year to keep up with the emerging trends in both the real estate and military communities and each session of the program is taught by experts in their fields. Topics have included working with service animals, understanding post-traumatic stress disorder, the military spouse perspective, legislative affairs affecting military, and financial housing options for active and retired military. This powerful training program even

earned the prestigious “Education Program of the Year” award in the Innovation category from the Texas Association of REALTORS® in February 2014. The Heroes Welcome Home program will celebrate its fifth year in 2016, and has continued to draw hundreds of REALTORS® to participate each year. The event also serves a dual purpose: not only does it provide tremendous education to the REALTOR® members, but the revenue made from admission as well as community partners goes toward a local veterans’ organization. The 2015 event raised over $20,000 that was donated to the San Antonio Coalition of Veterans and Families (SACVF), a local organization whose goal is to connect service members, veterans, their families, caregivers and widows with community resources to improve their lives. To date, more than $62,000 has been given to SACVF on behalf of SABOR and its members through the Heroes Welcome Home program. In addition to this valuable education, SABOR also offers further training to continue building the knowledge base for REALTORS® working with military personnel. The best example of this is the Military Relocation Professional certification, this course is a full day of learning for REALTORS® to understand the processes and procedures involved in a military relocation. Buying or selling a property can already be a stressful endeavor, but it doesn’t have to be; with so many moving pieces, having a REALTOR® who has taken the time to understand the circumstances and financial options available can dramatically ease the tension and make the process much smoother for military service members and veterans. ■

Plans for post-production are to market each Smart Table for $450. “Our goal is to create a system that isn’t accessible to only upper class families, but rather a commodity that everyone can enjoy, ”notes CFO Obiechina N. Ezekwesil. What began as a hypothetical conversation between two friends on a hot summer day has today become a reality. iF Tech was birthed from the lack of available jobs for Engineering majors here in San Antonio; this lack of jobs led to the conversation that started it all. Josephine Dike, CEO, explains, “I was quite frustrated with the scarcity of jobs for Engineering majors here in San Antonio. One day while speaking with Obi regarding this issue, he asked me a question that completely refocused my perspective. He asked me, ‘What stops you from establishing your own company? Who said you had to work for someone else?’ That was a few months ago, and here we are today.” Similar to many millennial entrepreneurs of today’s generation, the founders of iF Tech are driven more by purpose than they are by profits. By definition, the term modern, as it pertains to housing, is a style that became popular in the 1980s and was defined as being minimal with clean lines, open space and no frills inside and out. Unlike contemporary style, which uses curves and sweeping lines, modern homes are crisper, sharper and very spare. Today, being green (sustainable) has been added to the luxury modern home mix. Builders, architects and interior designers are no longer considering just the modern look, they are thinking about the overall effect projects have on the environment. Everything from construction materials to interior features: weatherization (heating/ cooling), room layout, flooring, furnishings, site placement and chemical-based items are part of the modern green home plan. The modern home concept includes oversized tiles with rectified edges, sanded wood floors that minimize the grain, bookcases and shelves inset in walls rather than protruding into space, open floor plans with few walls and no moldings. Builder and Architect Go Green In the early 2000s, a few builders and architects dabbled in sustainable projects, but Darrel McMaster was way ahead of the bunch when he formed Sustainable Homes of Texas in the 1980s. He realized then that the environment was being affected by what humans put into it and

Designed with architect Michael Maulden this Sustainable Home showcases the ultimate in sustainability: local rock exterior, solar panels, rainwater catchment system, low voc paint, solid wood cabinets without formaldehyde, open cell spray foam insulation, stained concrete and hard wood flooring. The home was sited for solar panels and windows to catch the southern breeze. Built in 2015, the home also has a generator and batteries that store solar energy.

Since 2013, we have built over 50% of the highest-scoring verified homes (National Association of Home Builders Green Building program) in Texas and 10% nationally,” McMaste notes. But McMaster's commitment to the environment does not preclude his attention to luxury modern home style and features; he also works with environment-sensitive architects and designers like Michael Mauldin, (Mauldin Architects). Mauldin shares McMaster's respect for nature and has been designing modern green homes since graduating from the University of Texas School of Architecture with additional studies covering LEED/Energy green building guidelines and handicap accessibility, health, safety and welfare standards. McMaster and Mauldin have collaborated on several projects like the Point Source Home which features 100% rainwater harvesting for all water needs, on site waste water conversion, net zero energy, geothermal HVAC, increased solar array, solar power and electric vehicle recharge system. “We also place a strong emphasis on maintaining high indoor air quality and the least amount of impact on the

environment,” McMaster added. Mauldin tackles house designs to accommodate all of McMaster's sustainable standards adding his own creative touches. “We've done projects throughout Texas and have met the varied sustainable codes of each city,” Mauldin explains. “One aspect of lowering energy usage in homes is to reduce the heat transmitted from exterior materials to the interior by providing a tight building envelope and a thermal separation such as continuous insulation board or a thermal strip at the metal studs and metal framing before attaching exterior cladding,” he added. Stone seems to be the McMaster/ Mauldin preferred exterior material for their homes, a preference that is reflected in the timeless modern designs. McMasters pairs solar panels with geothermal systems that heat, cool and provide hot water for a zero energy rating which saves energy and money. “A lot of people are not familiar with the unique advantages of geothermal which converts water from below the earth into an efficient heat/cool/hot water system.” McMaster added. On the Inside When shopping for your modern sustainable home, Jennifer Schwab, director of sustainability for the Sierra Club Green Home Green Check validation program for green suppliers, suggests

asking about materials, installation, durability and maintenance. Consider redoing or replacing as an alternative to moving. When selecting furniture for the modern green home, focus on sustainable woods: rubberwood, cork, eucalyptus, bamboo, cork and other fast renewable species in simple styles. Superfluous details such as columns, moldings, cabinet trim, and excessive use of color or textiles should be eliminated in your modern green home plans. Unnecessary home décor items and mountains of throw pillows, rugs or blankets, which might eventually wind up in landfills, are also not part of the modern green home scene. On Tuesday, April 5, 2016, Napa Flats WoodFired Kitchen restaurants cooked up a special day by donating 25% of gross proceeds when customers mentioned the Texas Lions Camp promotion. Hundreds of families and friends came out to eat lunch or dinner at one of three Texas locations in Austin, College Station and San Antonio. Operation Give Back

C

ongratulations to Army Sargent Michael Gallardo and his family! On May 20th Operation Give Back held a ribbon cutting ceremony and officially turned over a newly constructed beautiful handicap accessible master bedroom and bathroom suite to this deserving family. This project was a joint effort between ASID Texas San Antonio and NKBA Texas South Plains Chapter. Sargent Gallardo, a local wounded warrior was overwhelmed with all of the support that he and his family have received from our San Antonio Industry Partners, donors and volunteers as he toured the room and thanked everyone. The amount of support that was received for this project was truly amazing and words cannot express the gratitude felt by everyone involved. T

his past month, 400 interior designers convened in San Antonio for the Annual Design Conference for Decorating Den Interiors, North America’s largest interior design and home furnishings franchise company. Founded in 1969, Decorating Den Interiors has expanded its network of interior design professionals and decorators throughout the entire United States and Canada. Local franchise owner, Jodie Harding of Harding Homes and Interiors and Bonnie Hudson, Central Texas Director led NHOME Texas editor, Adaku Okoro, on a tour of the conference events. The purpose of the conference is to provide an opportunity for franchisees and designers to expand their supplier network, attend seminars, and get fresh ideas from the newest trends in the home furnishings industry. Design seminars, led by industry professionals, cover new products, presentation techniques, and business management tools while education credits for their portfolios. Many awards are presented at the conference honoring accomplishments in design, retail sales, and franchising excellence. Jodie Harding, local San Antonio designer, received the Positive Thinker Award. This award was started by the company’s late chairman, James S. Bugg, Sr., who constantly said: “Any sales organization needs a core of positive thinkers.” Each year, he selected a

number of owners who “had stood out as examples of having a great attitude, which is the foundation of any successful business.” An award for “Most Outstanding Growth of a Region” was presented to Bonnie Hudson, the Regional Director for Central Texas. “The Central Texas area and in particular, San Antonio, is growing rapidly and the need for more home furnishing professionals is growing as well. It’s exciting for me to offer a talented person the Decorating Den Interiors opportunity to own their own business and benefit from that growth.” Vern Yip, author and HGTV host, is pictured here with Harding. Yip appeared as a keynote


speaker for the conference and shared his new collection of fabrics for the Trend line from Fabricut. (see Vern’s Facebook post) Carol Donayre Bugg, ASID, Director of Design for Decorating Den Interiors, paused for a moment from viewing the entries for their annual Dream Room Contest to greet local franchisees, Jodie Harding and Bonnie Hudson. Bugg has authored 6 books on interior design featuring the projects of DDI designers (one being a Book of the Month selection), and is a member of the Color Marketing Group. Local designers Jodie Harding and Bonnie Hudson, touring the “Hall of Dreams ” many entries in the “ Dream Room Contest” for Decorating Den Interiors. This was the company’s 32nd annual International Dream Room awards competition. Judging was done by journalists from across the U.S. and Canada who write about interiors for such publications at Traditional Home, House Beautiful, Design NY, the Canadian magazine Arabella and for national syndication and regional publications. Winners were selected based on their design excellence, creative problem solving, and overall presentation. Over 70 home furnishings suppliers that Decorating Den Interiors represents were showcased in the Market Center. “We’ve added new luxury brands, such as Bernhardt Furniture and more sources for lighting, accessories and even closet systems enabling us to provide our clients all of their home’s need with a complete design service.

Hudson explains: “As North America’s largest design and home furnishings franchise company, we represent some 100 home furnishings suppliers and offer our customers furniture, case goods, accessories, lighting, floor and wall coverings, draperies and other hard and soft window treatments, We bring samples directly to the client’s home or office, provide complimentary design services and personally oversee projects through installation.” ■ MAY//JUNE 2016 NHOME /
