We introduce this section of NHOME with a customer satisfaction driven manufacturer designer, San Marcos Iron Doors. Many know and recognize the business name but we have taken a step further to give you the inside scoop. Kim Young, a native Texan and second-generation realtor, is a broker/associate with BH&GRE Bradfield Properties. She has been assisting luxury homebuyers and sellers in the San Antonio/Hill Country area since 1999. She is a four-year recipient of the coveted National Five Star Professional Award and a four-year past recipient of the Platinum Top 50 Award. She is a certified Texas Real Estate Commission MCE instructor and a CARTUS-certified buyer/marketing specialist, and she serves on the Texas Association of Realtors Professional Standards Committee and the SABOR Education/ Instructor Committee. In addition to her real estate career, she is an author and co-author of the Creating Machine series, and she writes for various publications and websites.

Few people will confess a love of eating, but Angela Clack lists eating among her hobbies. She believes life is best experienced in the enjoyment of great food with family and friends. Her tastes range from casual street foods to exotic selections and fine dining. Clack enjoys traveling and uses it as an excuse to immerse herself in the local cuisine and culture. Raised on highly seasoned traditional Southern fare, she seeks out authentic food and dining experiences and documents her discoveries for other food lovers.

RITA ZENZEN HECK In her hometown of Chicago, Rita Zenzen Heck was a newspaper and magazine editor and TV copywriter. She currently lives in San Antonio and volunteers with the Majestic Theatre, the San Antonio Sports Association, the San Antonio Conservation Society, the San Antonio Council for International Visitors and the San Antonio Downtown Residents Association. Heck has worked for Stars and Stripes, Overseas Weekly and Made In Europe magazine, as well as in advertising and PR, before opening her own Creative Overflow. She added The Green Connection in 1995, also producing green building showcases and her own green building and education magazine and events. Since 1995, she has hosted and produced The Green Connection television show on digital cable channel 20, which airs Wednesdays at 7:30 p.m.

Diane DuPont-Marlow is the engaging managing partner of Palazzo Reale Furnishings – the go-to person in the Hill Country for interesting personal interiors. As a Texas native with a background in the television and modeling industry, DuPont-Marlow earned her bachelor’s degree at the College of Charleston in South Carolina. After college, she came back to Texas and started Socialite, an event design company that eventually received the Entrepreneur of the Year award. Event decorating eventually led to real estate, so DuPont-Marlow attained her real estate license and became a successful agent, receiving the Rookie Realtor of the Year award from the Board of Realtors. In her current position with Palazzo Reale Furnishings, she continues to let her travels and southern roots inspire her. She has a passion for customer service and bringing her clients’ visions to life, and she can furnish any kind of property from large ranch homes to urban lofts with ease and timeless taste.

JOYCE BRYANT Joyce Bryant is the daughter of a Spanish immigrant residential contractor, and she was born in New York. At 2 years old, she came to San Antonio, where she was introduced to the world of construction and design. With a degree from Texas Woman’s University, she is a Texas Board of Architectural Examiners (TBAE) registered designer with more than 30 years of professional experience. Bryant manages a successful interior design practice, and she served as the director of professional studies in the interior design department at St. Mary’s University until its closure. She is currently the president elect of the ASID San Antonio Design Community and the Texas state chapter coordinators of the Institute of Classical Architecture & Art.

ERIN O’BRIEN

AMY MARIE LEDERMAN Amy Marie Lederman is a devoted and enthusiastic professional within the real estate industry. As she is the director of business development for the Schrader Group, her core responsibilities include marketing, maintaining and building new relationships with various builders around the city, creating and participating in local events and media relations. As an expert in public relations and interpersonal and intercultural communication, she has proven to be able to provide the best service to all transaction partners. Lederman is a graduate of Texas A&M University-Corpus Christi, with a master's degree in communication and a bachelor's degree in psychology.

Erin O’Brien is the executive editor of NHOME Texas magazine. She graduated magna cum laude from the University of the Incarnate Word (UIW) with a bachelor’s in communication arts, and she is currently working toward her master’s in communication at the University of Texas at San Antonio (UTSA). She has received a number of professional honors, including the Monahan Media Studies Award for Journalism, as well as a UIW alumna spotlight and a place in the Irish Echo’s Top 40 Under 40 (2011).

San Antonio native Peggy Zettner has been in the wholesale interior design industry for more than 21 years. As president of Interior Trade Cartel Inc. (ITC) for the past 17-plus years, she has seen many changes in the local interior design market. And business has never been better. Zettner has always felt there was a need to bring more design product to the trade in San Antonio. ITC currently represents more than 100 lines of product. ITC is an ASID industry partner, and it is very involved in the community. As a wife, mother, daughter, sister and aunt, Zettner stays pretty busy. She loves entertaining family and friends, and her newest passion has been getting involved personally in the community. Her two biggest passions are CASA and Wounded Warriors.

Kristal Powell is the cofounder of CKC Custom Homes who serves as the driving force behind the beauty and elegance that is evident in the company’s finished homes. She uses a hands-on approach, personally assisting clients in the selection of paint, tile, cabinets and all aspects of design. Mike Hollaway enjoys a wellearned reputation as one of the San Antonio area’s most prestigious builders of fine custom homes since 1992. One of his many well-earned awards was the 2008 Builder of the Year. He is a past president of the Greater San Antonio Builders Association; he holds graduate master builder (GMB) and certified green professional (CGP) designations from the National Association of Home Builders (NAHB); and he is a voting director of the Texas Association of Builders and the NAHB. Hollaway currently builds throughout San Antonio, as far north as Austin and Horseshoe Bay and as far south as the Eagle Ford Shale. Some of his community involvement includes being a past member of Rey Feo court, and he is honored to have been chosen to build the 2013 St. Jude’s Dream Home.

DALE PONDER

Dale Ponder is the owner and operator of Cozy Outdoor Escapes, an outdoor living retail center focusing on customer service and high-end equipment. His career started in the electrical trades, where he held various positions in a large, non-union shop in San Antonio, where he was raised. He later entered the international market, project managing the construction of drug interdiction radar sites throughout South and Central America and owning and operating a telecommunication construction service company in Caracas, Venezuela. Ponder left the business in 2010 to pursue his passion for the outdoor living retail sector. He developed a business plan, and Cozy Outdoor Escapes opened to the public in March 2011.

Belinda Vela-Reyna is originally from Corpus Christi, Texas. She earned her undergraduate degree from the University of Texas at San Antonio and a Master of Science degree in Educational Guidance and Counseling from Texas A&M University Corpus Christi. She retired from an 11year career as a U.S. probation officer for the Western District of Texas San Antonio Division to stay home with her two beautiful daughters, Alexandria and Mia. She also has two amazing stepchildren, Danielle and John, and a wonderful husband. She has always had a passion for design, and she recently enjoyed renovating her new home with the help of Trent Hultgren.

Gabriel Diego Delgado is an art consultant at J.R. Mooney Galleries of Fine Art. He has spent almost a decade in nonprofit art management, serving as a curator of exhibitions at the Station Museum of Contemporary Art; the project manager of research and development at the Museo Alameda (a Smithsonian affiliate); the community outreach/ communications director for an art and education nonprofit; and a working professional artist. He is a freelance curator and arts reviewer for several publications. His artwork has been shown in Arco 2012 (Madrid, Spain), New York, New York and MOCA (Museum of Contemporary Art) D.C., as well as numerous galleries and venues.

Edna De Saro is the senior vice president of Lone Star National Bank. As marketing director of one of the fastest growing banks in Texas, De Saro is involved in the development and implementation of all strategic marketing objectives that include corporate branding, public relations and market positioning.

As a realtor and certified luxury home marketing specialist, Trish Najim prides herself in providing her clients a service to best assist them with their real estate needs regardless of whether they are sellers or buyers. Najim is with Keller Williams Realty Luxury International in San Antonio, and she is also a certified staging consultant and an interior design consultant. With her design background, she is able to work with buyers to visualize themselves in the home of their dreams, and to help sellers make their homes appealing to buyers.

Easton Crafts is the CEO of Directions Equity LLC. He has been in the mortgage industry since 1995, and in that time, he has closed thousands of loan transactions of all types, including Conventional, FHA, VA, Texas Vet, USDA, Jumbo and Construction Loans. He co-founded Directions Equity in 2007, along with his business partner Marc Spitzer, and together they have helped the company increase production more than 20 percent per year since its inception. WHEN GOING THE EXTRA MILE FOR A GOOD MEAL IS WORTH IT // BY: ANGELA CLACK

T

he end of the super-hot days of summer and the transition to the comfort of the fall opens the door for adventurous dining options. If, like me, you enjoy driving, going the extra mile for a good meal is no big deal. South Texas offers diners who are willing to drive an assortment of options in authentic eats. If you’re willing to venture to historic Gonzales, Texas, where the first shot was fired in the battle for Texas independence, you’ll discover a well-kept secret of the residents of this town of around 8,000. Matamoros Taco Hut on North St. Joseph Street is a sure bet for delicious Mexican cuisine in an unobtrusive setting. Don’t let the plastic tablecloths fool you. What’s happening in the kitchen is amazing. Old-school cooks expertly prepare enchiladas, as well as warm

and fresh flour tortillas, beans and rice. These mildly seasoned meals are served with both green and red salsas that allow you to change the flavor profile to suit your taste. The modest setting is in keeping with Gonzales’ historic focus. A couple of delights for fellow soda-holics: Their refrigerator features Big Red, Big Blue, Big Peach and Big Pineapple. Sure, some meals are enhanced with a great glass of wine or a sip of tea, but every once in a while, a cold soda is just right with a home-cooked meal. Not far from Gonzales is Lockhart, Texas, the location of more than one of the highly recognized joints that are part of the Texas Barbecue Trail. My favorite, Kreuz Market, serves a brisket worth driving one-and-a-half hours for. Here, again, you’ll need to set aside the desire for an elegant setting

in favor of an authentic experience, including having your meat served wrapped in butcher paper. If you’re dining in at this massive building, don’t even think about asking for a fork or sauce. They don’t have either. Kreuz’s considers sauce a cover up. Their meat (my favorite is the fat beef brisket) is so good that sauce is simply not necessary. It is the only restaurant in the world where I feel it is acceptable to consume slices of white bread – straight out of the bag. Many will claim that Smitty’s or Black’s is better. This writer unapologetically favors Kreuz. Brunch diners will enjoy the experience at Cibolo Moon at the J. W. Marriott. The Sunday buffet features the usual fare with a few twists. You can choose to enhance your sweet biscuits with their jalapeno jelly or top your waffles with their whiskey syrup. Their made-to-order omelets also feature fresh jalapenos for brunchers who like it hot. You’ll find a selection of pastries and fresh fruit, great coffee and juices and of course, mimosas, along with margaritas made with their fruit- and pepper-infused tequila. The drive down Stone Oak Parkway and over to Highway 281 and beyond is worth it to dine in this resort setting with impeccable views that feel worlds away from the city. Pencil in a few fall evenings to spend on Boerne Stage Road dining at The Grille at Leon Springs. The Grille’s understated exterior gives way to a lively environment of good food, good wine and great music. It’s a place to return again and again to enjoy an extensive and evolving menu of delicious, casual European cuisine. After a late afternoon, drive up Interstate 10 into the scenic Texas Hill Country, and stop at The Grille for happy hour – the sangria is wonderful. Happy hour is seven days a week from 4 to 7 p.m. You can also stop by to enjoy live music on Thursday, Friday and Saturday evenings. You’re certain to become a regular at this unique and relaxing sanctuary catering to discerning diners. Don’t want to drive? You can make it to downtown San Antonio for the best of San Antonio’s Riverwalk restaurants. I like Biga on the Banks, with its ever-evolving menu of eclectic fare artfully prepared by Chef Auden. Everything is so pretty at Biga, including the view from their patio tables. Another hot spot for wine, Biga has an impressive selection of appetizers. I just had their smoked salmon nachos. By now, you know how fond I am of Lüke, the San Antonio restaurant of New Orleans chef, John Besh. I recently stopped in for brunch and enjoyed the shrimp and cheese grits served in a jar with poached eggs and hollandaise. This is another spot for a great cocktail, and their raw bar is

LÜKE SAN ANTONIO (in my opinion) one of the best in the city. You’ll enjoy a stunning view of the Riverwalk from their patio. Plus, parking for Lüke is easy and inexpensive – it’s just $7 to valet park. Bohanan’s Prime Steaks and Seafood reigns as downtown’s premier steakhouse. Its classic great service, phenomenal cocktails and exquisite cuisine are perfect for diners celebrating a special occasion or enjoying an expertly prepared steak before a show at the Majestic. As another great spot for live music, Bohanan’s is an empty nester’s date night paradise – quiet and romantic. Linger there. MEET WARRIOR CHEF CHARLIE HUFFSTUTLER. // BY: RITA ZENZEN HECK

SERVING AS AN ARMY COMBAT ENGINEER from 1998 to 2009 (rank), Charlie Huffstutler was in a vehicle that exploded from an IED strike in Iran while on his way to Iraq. This caused physical and mental disabilities and a medical discharge from the service. Attending Wounded Warrior meetings, he always took food for lunch, but when it came time to eat, it had disappeared. His buddies devoured his creations, loved his unique take on food and encouraged him to share his talents with the world. “I couldn’t go back to driving heavy equipment, couldn’t find any other job, so I decided to take their suggestion and become the warrior chef,” Huffstutler explained. “I wanted to teach warriors and their families how to eat well and experience the joy of cooking and eating to ease their pain as it did mine.” With a knack for combining healthy ingredients into diverse dishes, Huffstutler has come up with a series of tasty items from evacuate avocado/cayenne pepper brownies to a three-ingredient/two-minute microwave omelet that challenges even the best of chefs. His secret ingredients: spices (especially ginger), various peppers/hot sauces and lots of heart. “I put my heart into everything I create,” the 34-year-old chef admitted. “From teaching veterans a new skill (cooking), how to eat well or simply mentoring, I’m paying back for all of the good my country has done for me. Teaching wounded veterans and their families how to eat well and healthy has actually reduced my own pain.”

ORANGE TIGER BEEF 1. Mix the following in a bowl: - 4 slices Milanese beef - 2 garlic cloves - 1 dash Worcestershire sauce - 1/2 teaspoon salt - 1 tablespoon pepper 2. Set aside, and add: - 2 carrots sliced on bias - 2 bell peppers, chopped - 4 tablespoons basil leaves, finely chopped 3. Heat 2 tablespoons of oil in skillet, and sauté on low heat for 10 minutes. 4. Turn heat to medium, and add: - 1 teaspoon sriracha chili sauce - 4 tablespoons orange sauce 5. Cook for 5 to 7 minutes. Reduce heat to low to thicken sauce. 6. Roughly chop 4 cups of kale. Push veggies and meat to the side for the last 30 to 45 seconds of cooking (wilts kale). 7. Serve stir-fry on bed of kale, and garnish with lemon and sriracha chili sauce.

Soto and his family named the company, “San Marcos Iron Doors,” in Monterrey, Mexico, before they knew there was a town named San Marcos near San Antonio. According to Soto, “When we came to the U.S. in 2003 and learned about that, instead of changing the name, we just went to San Marcos and opened up a store over there. SAN ANTONIO IS RICH WITH HISTORY. We have the Alamo, the Missions and the King William District. It’s sometimes easy to forget about the east side. But San Antonio's newest mayor, Ivy Taylor, turned the east side revitalization into a passion that included the renovation of a historic home. Swiss-French architect, designer and urban planner, Le Corbusier (18871965), would have had much to discuss with Taylor. Le Corbusier wrote, “The home should be the treasure chest of living.” The Taylors have certainly put heart and soul into their east side home. The east side can thank Ivy’s husband, Rodney, for bringing Ivy and her vision to San Antonio. Growing up in New York City, she loved the hustle and bustle of urban living. They tried country living on 19 acres close to Pleasanton for a time, but Ivy longed for a return to the urban lifestyle. Growing up on San Antonio’s east side, Rodney had a true love for the area and its historic homes. After he shared that with Ivy, the two of them made the decision to move. Ivy then became imbedded in the culture and

history of Dignowity Hill, San Antonio’s first exclusive residential suburb. The Dignowity Hill neighborhood is named for Dr. Anthony Michael Dignowity, who emigrated from Czechoslovakia in 1832 and settled in San Antonio in 1846. He was a physician, writer and public official. According to historical record, he supported human rights and held anti-slavery beliefs. His homestead, Harmony House, is now home to Dignowity Park. Only a few of the original homesteads are still standing. Having an appreciation for historic homes myself, I was excited for the opportunity to visit with the Taylors and receive a tour of their home. Their story reveals a true labor of love and a dream come true. They originally had their eye on a home down the street built in the 1880s, but they decided it needed more work than they were prepared to complete.


Rodney had always had his heart set on this house built in 1911, but it had never been for sale. He would stop and look at it when he was in the neighborhood. Finally one day, he rang the doorbell, and thus began his friendship with the elderly spinster who had been born there in 1917. One day, he took Ivy with him. They were thrilled to be invited in and even more thrilled to hear the story of a girl and her sister who had lived their whole lives in the same home. Rodney would often stop and offer to help with little projects. One day, he received a call from friends in the area that his sweet friend had died. Much to his concern, she was the last of the family, and he didn’t know who to contact about possible purchase of the house. Extensive research led him to Frost Bank and a sealed bid with proceeds going to charity. And the rest of the story is this beautiful

home with a modern kitchen, bathrooms and the addition of a master bedroom suite that looks original to the rest of the house. The Taylors added central heat and air and insulation, installed sheetrock, refinished the original wood floors and addressed the numerous other details that come with a restoration like this. The Historic Design and Review Commission must approve renovations of historic homes, which is a process that comes with labor-intensive attention to details. They provide background history, “…promote predictability and ensure compatibility between new development and the existing historic environment.” The Taylors worked with architect, Charles Schubert, who is well versed in the commission’s guidelines and permit process. When I asked Ivy if she had any concern about over-improving the neighborhood, she SEPTEMBER//OCTOBER 2014 NHOME /

said, “This was a labor of love. Resale value wasn’t at the top of our list. We wanted to make it work for our family.” Mayor Taylor is excited about living in a historic home, especially so close to downtown. The family enjoys walks to the park, events at the Convention Center and their favorite restaurants. Ivy loves to stand on the 1881/1910 Hays Street Bridge and visualize the improvements that have taken place and will continue to do so in the area. You can see several of these historic homes if you take the San Antonio neighborhood tour, Echoes of the Eastside. The tour shows off a delightful mixture of architecture and styles such as Classical Revival, Queen Anne and Italianate, and you might even discover that you’re passing by the home of San Antonio’s new mayor. ■

o you ever wish you could see what your children are doing or visit with your guests while you put the finishing touches on dinner? Do your shoes peek from a pile of bulky boxes crying out for a space of their own? These are just a couple of daily inconveniences a well thought-out remodel could resolve. Every family has a unique set of needs and patterns of living that make demands on living spaces. Your home may have been designed by a master architect to meet general market needs, or it may have been custom built for another owner. Even if you contributed to the plans for your home, once you actually live in a space, you may discover details that were overlooked or that do not function well in the manner in which your family makes use of the space. One of the most significant benefits from a well-planned remodel is the opportunity to customize your space to overcome any lapses in function and aesthetics. Whether you purchased a fixer-upper or are upgrading your original space, careful planning is the key to a successful outcome and a happy homeowner. Almost nothing is impossible to achieve, but the time and budget you have to devote to the project are critical factors that must drive your decision-making. Initial estimates from several qualified contractors can help you evaluate the feasibility and scope of your project. Contractors also have experience with skilled tradesmen and are familiar with the quality and level of expertise they might bring to a project. Although professional fees may seem high initially, costs for mistakes and re-dos are higher. Premier contractors are bonded and carry insurance for workers and the work site. Many homeowners plan to supplement professional services with their own “sweat equity,� tackling many of the improvements themselves. Significant cost savings can accrue if you have the

time and skills to devote to the effort. Often, however, even the most dedicated DIYer gets burned out juggling a fulltime job with every spare moment devoted to remodeling. Life balance matters, too, so include a hard look at personal expectations when you evaluate the bottom line. Many projects are too difficult for the average homeowner to successfully plan and execute, which leads to awkward and unsafe installations that will actually decrease the value of the home or simply lead to an inability to finish the job. Remodeling is a process, not an activity. It evolves as the work goes on. At times, unforeseeable challenges such as faulty plumbing, rotted beams and permit/code requirements delay projects and add significantly to the cost and time required for completion. The initial budget is just a plan that will be modified as the process moves forward; therefore, it must include flexibility. Planning to complete your remodel three days before you have planned a wedding or a huge event to be held in the space is an invitation for disaster. Budget also must have room to grow. Expect some cost overruns, and plan for them – many will be because you decide to add additional elements to the remodel as it progresses. In the beginning, it is wise to identify your “must-haves” for the remodel. If budgets swell, some projects may need to be cut back or postponed. If you have focused on the key elements you really want from the remodel, you will be able to adjust other details without compromising your vision. Mind reading is not really part of the contractor’s job description. Weigh your choices carefully during the planning process. Measure spaces carefully, and experiment on paper or online with various arrangements and changes within the constraints of the existing floor plans. Research how costly deviations from those original footprints will be, and make informed decisions that will not suddenly escalate the budget and the construction time. Test color samples, floor products and wall coverings, and make your design decisions before you consult the contractor. Product availability may require some substitutions, but generally, your plan should not be substantially changed. Jobs are scheduled in sequence to allow for drying time, setups and work sequencing. Any changes the homeowner makes due to simply changing their mind will result in product waste, labor overruns and an inefficient task schedule that can impact the overall quality of the work. Experiment in the planning, rather than the execution, phase of your remodeling project. Remodeling is a temporarily disruptive and messy task. Families need to critically evaluate their tolerance for living in a space that is being remodeled. Lack of water, electricity or safety at some periods during the remodel will require dislocation of the family for periods of time. Optimally, displacement can be well planned and minimal, but it must be thought out and any costs involved should be considered. It may be necessary to block of parts of a home from the remodel area to help confine dust and noise. Kitchen and bathroom remodels can be the most disruptive to family life, and staying in your home during the remodeling may not be best for all family members. Even pets can become endangered with open walls, constant traffic and large equipment. The most rewarding aspect of the remodeling project is that it is yours! This is your chance to customize your space and make a personal statement. Think of how you can infuse your remodel with your taste and inspirations. Colors, textures, graphics and arts can make your home an extension of you and your family. Remodeling your home to contain elements that accommodate how individuals in your home use a space or organize their interests will make it just right for them. “There is no place like home,” and a sensitive remodel can make that saying a reality. S

ome of the most intriguing shows on TV are home-remodeling programs. After seeing them, you might be tempted to tackle your own renovation or flip a property. But before you pour your savings into a project, you should know these two little words: restrictive covenants. Also known as deed restrictions, restrictive covenants are a set of rules that apply to property and are often enforced by neighborhood associations. You’ve probably heard of common restrictions designed to keep the architectural look of a neighborhood consistent. Restrictive covenants might also limit the number of pets at a home or the use of yard signs. But did you know they could limit the square footage of a house? While Texas law requires property sellers to disclose the existence of a homeowners’ association (HOA/POA), many buyers don’t

carefully look at restrictions in these documents. Sometimes restrictions lie dormant, but a “concerned” neighbor can enforce them with a lawsuit and recover attorneys’ fees. As a result, covenants can cause legal issues that might not be so obvious. For instance, the casual investor inspired by “Flip This House” might purchase a “fixer-upper” two-bedroom home and add two more bedrooms to increase the resale value, only to lose the “profit” by being forced to restore the property to its original state to comply with neighborhood covenants. Yes, covenants can limit the number of rooms in a house, too. Before you tackle a remodel, here are some things you might want to do. First, tell your realtor you’re interested in remodeling the home. Then get a copy of and carefully study the restrictive covenants. A title company can help you find the

document, or an experienced real estate attorney can help you find the restrictions and translate any jargon. If you are remodeling or adding structures on your property, you should also get approval from the HOA – and get it in writing. If there are restrictions, but there isn’t an active HOA, talk to a real estate attorney. Also, don’t presume that because your neighbors were able to do something, you can do it, too. It’s best to err on the side of caution and check first. You may realize that your dream home will have to be in a different neighborhood. ■

e’re here: the dog days of summer. The mercury seems to enjoy sitting at 100 degrees. Actually, we’ve had a relatively cool summer, and it hasn’t been nearly as brutal as summers in the past. Even with the mild summer, 59 percent of Texas is still in moderate to extreme drought. Given the drought conditions facing Texans today, more and more homeowners all over the state are scrambling to save every drop of water they can. Many Central Texas areas are in Stage 2 water restrictions. Limiting recreational use, like watering your lawn, is one approach, but did you know that going solar can actually save water? It may sound strange, but the truth is installing solar panels on your home is an excellent way to not only reduce the cost of your next energy bill, but also lower water usage across the state. In the 1800s, the United States saw massive expansion, partly

due to construction of the railroad and steam locomotive. Coal was used as fuel to boil water to generate steam, which was pressurized and used to power the steam engine. Guess what technology was used as the largest source of energy in the United States in 2012? That’s right: coal-fired steam turbines. The next largest source of power was natural gas-fueled steam turbines, and in third place was nuclear-powered steam turbines. What is the common denominator of the top three sources of U.S. energy? Water. By going with solar-created power, you are not relying on the traditional power generation methods. Thirty-two percent of the energy in Texas comes from coal-fired power plants. In addition to turning steam turbines, traditional power plants use large quantities of water for cooling in the final stages of the process. Large quantities of water are also frequently needed to remove impurities from coal at the mine. Texas power plants used about


450,000 acre-feet of water to cool their plants in 2010, according to the Texas Water Development Board. The average family uses about half to 1 acre-foot of water a year, according to the Texas Comptroller’s Office. Currently, Texas is the nation’s leading energy producer of crude oil and natural gas. Almost 20 percent of wells in the United States reside in border territory, making the Lone Star State responsible for nearly 35 percent of U.S. oil production and 27 percent of U.S. gas production. Its numbers are so high, it outpaces entire nations with yearly production figures. Texas also happens to be the largest consumer of oil and gas in the nation. Unfortunately, our methods for extracting these resources work in direct opposition to the greater green initiatives of sustainability and water conservation within this overly parched state. The process of oil and gas extraction begins with a hole being drilled into the earth’s surface. Cement-encased pipes are then fitted down into the well. A

fresh water mixture of sand and chemical additives is pumped thousands of feet underground. The intense pressure of the water creates cracks within the shale formations, unlocking the hidden deposits of crude oil and natural gas. This hydraulic well fracturing, or “fracking,” method has become so successful, many older wells with dwindling production rates are now able to exceed previous projections. All of this, of course, means big money for the state, but the amount of water used per single well can be measured in the millions of gallons. Although water demand for this kind of mining is quite low in comparison to municipal demands, it has been estimated that more than 40 billion gallons of water are required for hydraulic fracturing in Texas alone. Add this to the fact that Texas reservoirs have lost 240 billion gallons of water over the past year due to droughts, and it becomes clear: We are not living a sustainable existence. Interestingly, Texas has long been said to have the highest solar potential in the country next to California. Its potential,

however, comes in part from its sunny disposition, as well as its ever-growing population. Unlike what we see with nonrenewable resources, consumers of solar energy do not stay consumers; they themselves become energy producers, with every solar-powered home enjoying its own power supply. Any excess energy generated by that system can be sold back to the grid for a small profit to be used by others at a much lower cost to the surrounding ecosystem. Why not take advantage of what is right above us, not below? Utilizing a far more environmentally friendly, cost-effective energy option, like solar energy, will lower your demand for non-renewable resources, put money back in your pocket and help keep a few more drops of water in the Texas water supply. The more homeowners install solar panels, the more we can save water and the greener we can keep our future – even in a drought. It's time to go solar and save water! ■

The End of an Era

SAYING GOODBYE TO THE ST. MARY’S UNIVERSITY RESIDENTIAL INTERIOR DESIGN PROGRAM AFTER 50 YEARS OF SERVICE TO THE SAN ANTONIO DESIGN COMMUNITY

ho would have thought that in 1958, the St. Mary’s University Adult Education department’s offering of a one- to two-hour course in interior decoration would turn into one of the most recognized and well-respected interior design programs in San Antonio? From this very simplistic beginning, a strong, comprehensive instructional program evolved. Out of this program came knowledgeable, well-trained students with strong design skills who were well equipped to work in the design industry. There are St. Mary’s graduates working in either the retail or wholesale capacity in every aspect of the San Antonio design community. Many of these graduates have contributed a positive influence – to name a few, Diane Flack (Diane Flack Furniture), Gene Yvack (the Genie Design Firm), Mary Ann Guido (Guido Lumber), Sandra Murphy (Sandra Murphy Interiors), Barbara Orner (Carl’s Furniture), Mark Wittig (Wittig’s) and so many more. Some have retired, and others continue to practice in the design profession. The St. Mary’s University residential interior design program evolved from its meager beginning in 1958 to a more comprehensive program in 1962. In 1992, the interior design program met the qualifications to establish an American Society of Interior Design (ASID) student chapter. In 1993, the commercial design program was developed. And in 2005, the program became a National Kitchen & Bath Association (NKBA)-supported kitchen and bath design program. After successfully completing the two-year design certificate programs and meeting stringent

requirements, students could apply for Allied ASID or NKBA membership. The program offered courses and certificates that targeted non-traditional students, most of whom were female. Many of the women who enrolled in this program had degrees in other professions, but had always aspired to have a career in the design field. But due to life situations, marriage, children, etc., it was necessary to put these desires and aspirations on hold. For these students, this program was the vehicle that offered them complete professional interior design courses and certifications they previously could not obtain. To my knowledge, there is not another program of its kind in Texas, and unfortunately, the offering of this program and its courses to women and men who would not ordinarily be able to

fulfill their goal of a design education will no longer exist. The new administrative leadership at St. Mary’s has decided to close the program; therefore, the road of opportunity offered by these courses to women and men who need this type of educational avenue is forever closed. This is a sad time for all those who have been part of the St. Mary’s design program, but we can be proud for all we have accomplished. The program has served a purpose for 50 years to those whose passion was design, and its closing will permeate a significant void in San Antonio’s design community – because it is truly the end of an era. ■

t can be said that salespeople are the easiest to sell because when we see a “no-brainer,” you don’t have to sell us on it. That was my experience recently when I visited the only true Texas beach resort, Palmilla Beach Resort & Golf Club, a Koontz McCombs development just minutes away from shopping and restaurants in Old Town Port Aransas, Texas. Sales Director Tiffany Pritchard met me at the welcome center and showed me a map of the new urbanism, master-planned community. She pointed out the Seagate Condominiums, planned marina access and boat slips and the nearby Mustang Beach Airport. She grabbed two bottled waters, and we hopped in the large, three-bench seat golf cart and headed to the golf course. The breeze blew through my hair as only it does at the beach. Pritchard asked me to visualize a pedestrian-friendly, idealistic American community as we drove over the quaint brick streets. “Picture yourself pulling the SUV into your rear-entry garage,

where it will likely stay parked for the duration of your stay,” she said. The family piles out in a hurry to start their vacation. The man of the house backs the golf cart out and heads to the pro-shop to see what’s new in resort golf apparel and to schedule tee time; mom gets everything unpacked and situated for a stress-free, relaxing break from her mundane world back home; and the kids jump on bicycles and head to the beach, the pool or the amenities center, where the adults will also enjoy the bar and grill. Life is good here. Condominiums start at $365,000 and are currently under construction, with more than 40 percent sold. Construction on several luxury homes is almost complete. Home sites start at $195,000 and there are design standards to ensure architectural conformity and future values. As we traversed the grassy dunes, Pritchard explained, “This is an award-winning 18-hole Arnold Palmer Design golf course.” The course is a links course, which is defined by its location and terrain.

According to golf journalists George Peper and Malcolm Campbell, “a course must have sea views, sandy, dune-like terrain with fast-running fairways and be at the mercy of the ever-changing seaside winds.” The smiling faces of the players we passed while zipping along the course were a sure giveaway that Koontz McCombs has created a winner here. And bird-watching residents will appreciate the beauty and ecosystem of the 7-acre certified Audubon Cooperative Sanctuary the golf course borders. As I watched the variety of birds flying overhead, we stopped at the Santolina Dune Crossover. “Most beach crossovers are narrow,” Pritchard said. “This one was built to accommodate a golf cart, as well as pedestrians and bicycles.” I was sold on the community before I met Bart Koontz, president of Koontz McCombs. I can imagine he embodies the typical homeowner who would be attracted to the carefree comfort and luxurious amenities of Palmilla Beach Resort & Golf Club. “Port Aransas is primed for growth up and down Highway 361,” Koontz said. “There is nothing else on the Texas coast like us. You have the beach, the bay, golf, a top-rated restaurant and a marina. py.” I definitely enjoyed good food, good friends, a peaceful setting and a hand-clapping Saturday night concert by the Tejas Brothers during my visit. hose of you who are investors or landlords – and those of you who advise those professions – have heard the horror stories. Yes, I am talking about those tenants who make your life miserable and can make your rental go from a moneymaker to a money loser. Many websites offer steps property owners should take before accepting renters, and 90 percent of them start with this step: Screen the applicants. Here is advice about screening from Sarma, a 100-yearold corporation based in San Antonio that is dedicated to serving individuals and businesses in countless industries that need employment and tenant background checks. There are many factors to consider when accepting tenant applications from potential renters. The information requested on an application can range from basic

There are many instances, however, where details on an application are not accurate or even reported. An applicant can omit particular information on an application such as criminal history, a past employer or an eviction from their rental home or apartment. Screening also alleviates the stress of monetary loss from unfit renters not paying rent and possible subsequent court costs, as well as property damages that may be incurred. or frequent disturbances. Therefore, make sure you are qualifying someone who earns at least three times the rent, no matter the rental price. Contacting previous landlords and obtaining good references are also very important. Pairing certain standards with the information shown on background checks can help you set the bar when qualifying potential tenants. And yes, there are current laws and legislations put into place to protect the landlords. However, there are some cases where landlords are being held accountable for the people they allow to live on their property. For example, if a landlord rents to a registered sex offender, the landlord may be held liable for any injuries the offender causes to other tenants or neighbors. Rules vary from state to state, but the best piece of advice when renting is to gain access to as much background and criminal information as possible. There are also laws in place to rightly protect the applicant. The Fair Credit Reporting Act requires landlords to follow the proper rules and guidelines when screening applicants. Landlords must be cautious about asking questions that are deemed discriminating such as race, religion, age (other than making sure the tenant is of age) or sex. This could give rise to discrimination claims, so it is important to follow the proper procedures when qualifying your tenants. To whom you rent is ultimately based on your judgment, but with background screening, you are armed with the tools to rent to someone who is trustworthy, can make the rent and has a clean record. ■

A COUNCIL ON FIRE

The GSABA Sales & Marketing Council hosts a triumphant “Kendra Gives Back Party” to benefit the San Antonio Food Bank. The Greater San Antonio Builders Association (GSABA) Sales & Marketing Council has been on fire this year. The council brought to San Antonio the first annual Million Dollar Circle event earlier this year, which was a huge success. With all of the great and electrifying things the council is doing, we decided we wanted to host an event where we could give back, and our charity was the San Antonio Food Bank. The sales

and marketing council hosted a “Kendra Gives Back Party” at the Quarry Village location on Sept. 9, with 10 percent of total sales being donated to the food bank. The American Society of Interior Design (ASID) and the National Kitchen & Bath Association (NKBA) San Antonio community have partnered with Operation Homefront in a collaborative effort to help a local wounded warrior here in San Antonio with accessibility issues in his home. Our first fundraiser was held on July 2, 2014, at the home of Kristal and Chuck Powell of CKC Custom Homes. The evening was a wonderful success, and a very big thank you goes out to the Powells, our design community and our industry partners for all of their hard work and participation. We have made several visits to the home and hope to begin work in January 2015. We are soliciting donations and volunteers! WHERE: The Broadway Residences at 4242 Broadway in San Antonio, Texas WHAT ELSE: The Broadway, a 20-story, one-of-a-kind luxury residential high-rise that sits at the southeast corner of Broadway and Hildebrand, has been passionate about the $15.5 million Broadway/Hildebrand improvement project since the onset. The project brings safer and easier driving conditions and a new drainage system, plus significant aesthetic upgrades to the intersection, including buried power lines and improved pedestrian sidewalks. Not only will the intersection provide easy access to downtown San Antonio, but it will also further enhance the exciting development currently happening on Broadway, south of Hildebrand. Between the cultural offerings, new housing options and retail development, the Broadway corridor is seeing rapid improvement. The revitalization of the Pearl Brewery began a new wave of urbanization that is continuing to move up the popular street. The Broadway/Hildebrand project provides a drainage system designed to uphold a 100-year storm event (a storm that has a 1 percent chance of occurring in a given year) across Broadway, thus improving driving conditions and safety along Broadway and Hildebrand. Significant aesthetic improvements from the project include reconstruction of the two major roads with curbs, ADA-accessible sidewalks, hidden power lines and modern street signage. Motorists will benefit from new and expanded turn lanes from all directions. The extensive construction will also improve the city's water quality, as plans include creating less runoff into the San Antonio River. â–
