BUSINESS PARKS Cambridge Science Park was established principally to meet Government requests for a greater interchange of ideas, people and facilities between universities and high-technology industry. Our original commission with Trinity College Cambridge involved us in all negotiations that led to the submission for Outline Planning Consent in 1970. The first planning permission was granted in 1971 and the park officially opened in 1975. Since its inception the site has expanded from its original 14 to over 130 acres. NORR was employed by Trinity College to develop the entire 130 acre site:

— T o co-ordinate the design team responsible for College projects and to ensure compliance with established design standards and planning criteria. — T o provide independent and professional advice to the College and its agents with respect to the stated needs of prospective tenants and purchasers and the requirements of external authorities and contractors. — T o provide architectural services to the College and its existing and prospective tenants and purchasers with respect to building design, planned maintenance and refurbishment. These projects included:

— U NIT 418 Cambridge Science Park for Trinity College/ Ionix Pharmaceuticals Ltd. New 3,500 m² two storey laboratory/office building featuring a dramatic curving roof, central atrium and tapering barrel vaulted roof. 2002 – 03, £7.5 million — U NIT 410 Cambridge Science Park for Trinity College/ Lorantis Ltd. New 3,066 m² building comprising two storey laboratory block with office facilities located either side of a double height entrance atrium. 2002 – 03, £6 million — U NIT 436 Cambridge Science Park for Trinity College/ Astex Technology Ltd. New 3,345 m² building consisting of two blocks – one for administration, the other a state-of-the-art laboratory facility, linked by a central reception area. 2002 – 03, £7 million — U NIT 406 Cambridge Science Park for Trinity College. 3,330 m² gross area of research and development office accommodation arranged on three floors around a central entrance atrium. 2002, £4.8 million — U NIT 400 Cambridge Science Park for Trinity College/ Cambridge Silicon Radio. New 2,800 m² research and development facility featuring central double height atrium area containing the reception, meeting areas and dining area. 2000 – 01, £4.2 million

— U NIT 314 Cambridge Science Park for Trinity College. 1,400m² building designed to allow total flexibility for future occupant needs, ranging from highly serviced laboratories to R & D office users. 1999, £2 million — U NIT 316 Cambridge Science Park for Trinity College/ Xaar Ltd. New 2,000m² facility developed closely with the client incorporating large clean room and offices on the ground floor with staff and office facilities above. 1997, £2.5 million — U NIT 310 Cambridge Science Park for Trinity College/ Xenova Research Ltd. New 4,000m² consisting of two blocks for labs and offices. The admin block was designed as a bold drum with the reception area forming the link. 1997 – 98, £4 million — U nit 332 Cambridge Science Park for Trinity College / Uunet Pipex. Purpose built facility for internet service provider featuring impressive central atrium to low set two-storey building incorporating solar shading. 1995, £4 million — U NIT 29 Cambridge Science Park for Trinity College / Cambridge Consultants Ltd. Design featured large central atrium and automatic climate control, enhancing the entrance and adjoining extended building with matching expressed concrete frame. 1990, £2.6 million

BABRAHAM RESEARCH CAMPUS BABRAHAM INSTITUTE, CAMBRIDGE, UK PUBLIC BUILDINGS: SCIENCE + RESEARCH In 2003 NORR developed the masterplan and guidelines for the Babraham Research Campus at the Babraham Institute. The campus will provide approximately 24,000 m² of bio-incubator research facilities set within the Greenbelt and a Conservation Area. Key considerations include: — Sight lines of existing listed buildings — Building heights of new development — Re-establishment of the Country Park — Green Travel Plan to reduce car parking on this sensitive site — Site access, circulation and car parking — Site security — Archaeology — Infrastructure

NORR’s design team (Roger Parker Associates and Colin Toms) initially came to work together by association through separate appointments at the Babraham Research Campus but have since developed a close working relationship based on trust and understanding of each other. The team has subsequently worked together on the following projects at the Babraham Research Campus

Due to the servicing / deliveries / spatial adjacencies required the 3,100 m² facility is of single storey construction. 2005 – 09, £17.6 million

AXIS POINT BUSINESS PARK HEMEL HEMPSTEAD, UK COMMERCIAL: MIXED USE A joint venture between a developer client and the local authority to provide a Small Business Enterprise Centre. Incubator Building with 18 units and an Innovation Centre with small office spaces to be let to startup businesses. The Innovation Centre also houses the administration office for the development and business resources and advisors. The location on the edge of a major industrial estate but adjacent to a residential area meant that the local authority planners were looking for a high quality design, which NORR delivered. A particular feature was made of the entrance to the Innovation Centre with a 2 storey atrium space and large over-sailing roof. Named the Maylands Business Centre and opened by the local MP who is also Secretary of State for the Environment the development was praised as a model that other local authorities should follow and has proved very successful with the majority of units let or under enquiry prior to the completion of the scheme.

CLIENT North Tyneside Council SCALE 16 Ha COMPLETION 2011-2018

NORTH TYNESIDE REDEVELOPMENT NEWCASTLE, UK MASTERPLANNING NORR have been commissioned by North Tyneside Council to masterplan 16 Ha of Industrial Quayside. The proposals will create a Centre of Manufacturing Excellence related to the renewable energy sector. The current scheme includes manufacturing space, vocational training accommodation with supporting ancillary space all with direct Quayside access.

OPPORTUNITY OKEHAMPTON OKEHAMPTON, UK COMMERCIAL: OFFICES + COMMERCIAL Opportunity Okehampton is a Rural Business Park Development sited on the edge of Dartmoor National Park. NORR has prepared a Master Plan for the site for the South West Regional Development Agency and West Devon Borough Council. The project is a flagship development for West Devon and is at the forefront of sustainable development. Features include; 6KW wind turbine, which will provide a significant percentage of the building’s energy needs; a roof solar system to provide clean energy; and a woodchip biomass boiler for heating. Building materials have also been selected for low environmental impact and the building structure and fabric is designed for low energy consumption, incorporating natural ventilation, maximising the use of daylight. A system to collect rainwater has also been installed to be reused in toilet facilities. The building is designed to be entirely carbon neutral.

VALUE £13 million

Refurbishment of a 1976 Arup designed office building forming part of the IBM complex at North Harbour comprising 32,000 m² of office space.

COMPLETION 2008

The brief was to upgrade the internal finishes to current standards and provide flexible office accommodation for multiple tenancies. The anonymous appearance of the original building was significantly altered by the addition of a 1,000 m² glazed atrium, with circular architectural steelwork and structural planar glazing. This incorporated a black marble entrance and reception feature. New external works incorporated level access, planted areas and parking. Internal floors were divided into a maximum of 12 independent units per floor with fully refurbished office areas together with fully new lifts, WC’s and lobbies through the GF circulation areas.


CLIENT Warwickshire County Council SCALE 7,000 m² VALUE £8 million COMPLETION 2007

SALTISFORD OFFICE PARK WARWICK, UK COMMERCIAL: OFFICE + COMMERCIAL This £8 million development provides over 7,000 m² of Grade A office accommodation in the town centre. The office park consists of three buildings designed and built to a high specification, each with an open plan layout and an entrance atrium with galleried balconies. The development is occupied in its entirety by Warwickshire County Council, including the Children, Young People and Families Directorate. This is an excellent example of regeneration, converting a redundant gas works and waste transfer depot into a premium business location. This project sits adjacent to a busy railway line, allowing us to understand fully the processes in obtaining permission for works carried out near to railways, and the possible restrictions as to works permitted. We are also conversant with the health and safety implications of works near to mainline railways.

CLIENT Opus Land SCALE 36,500 m²

OPUS 40 WARWICK, UK COMMERCIAL: OFFICES + COMMERCIAL NORR were retained by Opus Land for the major B1 office development on the outskirts of Warwick. Two of the three existing buildings on the site are retained by neighbours IBM and the third building has been completely refurbished to provide 9,500 m² for Telent. A further 27,000 m² of new high quality office accommodation will be provided in four separate buildings together with 860 parking spaces. Sustainability has been a key factor in the design development. The development came as a result of NORR’s close relationship with the planning authority and our innovative approach to challenging planning policy. The site had already been fully developed to maximum development capacity, however through intelligent planning we were able to integrate an additional 36,500 m² of accommodation on the site.

BROADLANDS BUSINESS PARK NORWICH, UK COMMERCIAL: OFFICES + COMMERCIAL Located in a elevated position on a major business park on the outskirts of Norwich this prominent development comprised the construction and fitting out of a pair of buildings providing a total of 13,000 m² of office space for a major international insurance company. The slope of the site was exploited with the entrance and some office space at the lower level with a semi basement plant room behind and 3 full office floors above. Glass walled cellular offices and meeting rooms were grouped internally around the building core with the perimeter areas fully open plan. A cafe/restaurant and breakout spaces are located on the upper floors with access onto an external balcony giving views over the countryside to the South.

CLIENT Capital & Counties

CAPITAL PARK CAMBRIDGE, UK COMMERCIAL: OFFICES + COMMERCIAL This scheme involved the redevelopment of a former hospital site on the outskirts of Cambridge. The existing Victorian hospital building was stripped of later additions and refurbished to house the offices of the local health authority and nursing school. The grounds were also cleared of all more recent ancillary buildings for development as a small business park providing in the region of 200 square meters of new office space. A masterplan for four similar 3 and 4 storey buildings was arrived at. Each building followed a similar strategy of an ‘H’ plan form with linear office plates either side of a central core. A slope down to the rear of the site gave the opportunity to house all plant at a lower ground level with 2 or 3 full office floors above with views out over the open countryside top the North. To date 3 of the 4 buildings have been constructed.


CLIENT Kingswood Park Ltd SCALE 11,600 m² COMPLETION 2004

KINGSWOOD PARK HULL, UK COMMERCIAL: INDUSTRIAL + ENERGY NORR were commissioned by Kingswood Park Ltd to masterplan and design the first phase of a new Industrial Park at Kingswood. The site is located on the outskirts of Hull to take advantage of it’s strategic location for motorway network and provide quality floorspace for businesses relocating from development areas in the transforming docklands. The completed phase of 11,600 m² in unit sizes from 1,800 to 4,600 m² on the gateway entrance to the park provided an opportunity for high quality architecture which was a particular requirement of the European Community funding.

CLIENT Wrenbridge Land Ltd SCALE 5,435 m²

SUFFOLK BUSINESS PARK BURY ST EDMONDS, UK COMMERICIAL: INDUSTRIAL & ENERGY The requirements of the brief are to provide a mix of uses comprising offices (B1) and light industrial units within a high quality working environment as part of a new business park. — The unit sizes and configuration vary but are generally on a small scale. — The proposals seek to achieve a cohesive solution for these two different uses. — Mono pitched roofs provide continuity across the development.


CLIENT Crantock Developments Ltd SCALE 36 Ha COMPLETION 2008-2018

NEWQUAY BUSINESS PARK NEWQUAY, UK MASTERPLANNING NORR are appointed by Crantock Developments Ltd, part of the Walker Group Trust to masterplan and develop a 36 Ha site on the outskirts of Newquay on the former Trevithick Manor agricultural site. The first Phase for which planning consent has been obtained comprises 120 residential properties for open market sale including provision of the whole allocation of new Affordable Housing within the town, a 66 bedroom hotel with adjacent family pub and restaurant together with 13,250 m² of employment use buildings of varying sizes to cater for growth in the established areas. Further Phases will provide additional employment and community nuses. The Strategic Masterplan has now been adopted by Cornwall Council.

CLIENT Land Securities plc SCALE 13,800 m²

COMMERCE PARK CROYDON, UK COMMERCIAL: INDUSTRIAL + ENERGY Commerce Park is a new-build development for Land Securities plc, comprising industrial, warehousing and office accommodation, on a 6.63 acre brownfield site in Croydon. The development has been designed with units which can be combined, or sub-divided, to accommodate larger or smaller space requirements. Each unit benefits from exclusive car parking and service yard areas which can be individually secured. The scheme includes provision for a Green Travel Plan, with cycle shelters, showers and changing facilities.


CLIENT Pacific Quay Developments SCALE 17.5 Ha COMPLETION Ongoing

PACIFIC QUAY BUSINESS PARK GLASGOW, UK COMMERCIAL: OFFICE + COMMERCIAL NORR prepared the masterplan for this major project designed to rejuvenate a significant part of Glasgow’s historic riverside area. The 17.5 hectare site is bounded by Govan Road to the south and west, the River Clyde and Canting Basin along its northern edges and by a private development to the east. The masterplan calls for the introduction of a balanced combination of leisure, offices and housing, all of a superior standard in a quality, landscaped setting. A number of the project’s major elements are already in place, such as SMG’s new riverside headquarters, while ultimately some 500,000 ft² of offices, 300 apartments and flats, a 150-bedroom hotel and associated retail activities are planned.

EDINBURGH PARK PHASE 2 EDINBURGH, UK COMMERCIAL: OFFICE + COMMERCIAL NORR was responsible for preparation of the Design Guide document and advised at concept stage on the expansion of Richard Meier’s Masterplan for Edinburgh Park. Working in conjunction with Bob Gatje and Tom Phifer, the idea was to create a dense townscape environment providing around 3,500,000 sq ft of high quality office accommodation, a hotel, railway station, Rapid Transport System and associated retail. NORR has also designed two new headquarters buildings on sites F1 and F2 of the Edinburgh Park Masterplan, for Halifax ‘Intelligent Finance’ and Xansa.
