LANCELOT PLACE KNIGHTSBRIDGE LONDON, UK LIFESTYLE: RESIDENTIAL + MIXED USE As befits its location at the heart of London’s most fashionable district, 10 Lancelot Place has been thoughtfully designed to create spacious and bright apartments with a remarkably high level of specification. Formed part of a larger mixed use complex to include 10,000 m² Offices and 3,000 m² Retail space. There are dramatic views over west London from many of the upper apartments, from where the urban skyscape of The Natural History Museum, Harrods, Royal Albert Hall, Hyde Park and Victoria & Albert Museum can be seen. The elegant entrance is manned 24 hours a day by a uniformed concierge. Secure underground car parking is available and four lifts (in two cores) serve the fifty apartments and two penthouses. The complex offers cosmopolitan calm in the capital. There are five types of apartments available from one to three bedrooms, and there is also the security of a concierge plus a gym, exercise room, swimming pool, sauna and Jacuzzi.

151 CITY ROAD HOXTON, LONDON, UK LIFESTYLE: RESIDENTIAL + MIXED USE NORR were commissioned to Design a new facility at 151 City Road, which is a 43-storey mixed-use tower (hotel/residential/offices/retail) on the edge of the City in central London. The main elements of the tower are the 17 levels of hotel on the middle- lower part of the building and the 20 levels of residential apartments, on the top part of the building, split by a residents sky lobby, a public panoramic bar and a plant area at levels 21 and 22. In addition, three levels of offices and community public space as well as 300 m² of ground floor retail form the base of this tower with a tight footprint, together with the lobbies of the various uses.

WALSALL WATERFRONT WALSALL, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING In December 2006 NORR won Planning Permission for the first phase of its strategic framework plan for the 17 acre site in Walsall, right in the heart of the West Midlands. Walsall Waterfront is the hinge between busy Park Street, Walsall’s main thoroughfare and shopping street and significant living and working communities to the west of the town centre. It is envisioned that a series of architectural gems will be interspersed within a quality public realm featuring a diversity of rich spaces. The bespoke landscape design acts as the ‘glue’ merging these individual components into one coherent entity. Positioned either side of the canal, the largely residential Oysters are so called because of their distinctive curved shells.

DOLPHIN QUAYS POOLE, UK LIFESTYLE: RESIDENTIAL + MIXED USE + MASTERPLANNING Dolphin Quays is a prestige development, located on the Quay in Poole - a significant centre for tourism. The project was highly commended in the 2002 International Property Awards – Best Waterfront Development Category. The scheme seeks to maintain and enhance commercial and tourist provision, provide additional residential accommodation and improve pedestrian facilities and links, forming a major landmark on The Quay - a major tourist thoroughfare in Poole. The scheme provides a mix of 365 apartments, 22,500 m² retail space, a 100 bed Hotel and car parking. The scale, materials and proportion of the building make a significant design impact forming a modern landmark in the existing street scene. Phase 1 was completed, including the new yacht haven harbour of buildings – all designed by NORR.

FRUITMARKET EDINBURGH, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING A residential development of up to 500 flats, including 71 affordable units, for Applecross Properties Ltd. The scheme, which accommodates 6 separate blocks, has been using sustainable design principles. NORR have been at the forefront of the innovative ‘5d technology’ which has been used for all aspects of the project. The ‘5d’ philosophy includes a working 3d design model, which endeavours to avoid design clashes at an early stage and can provide more certainty on costs and construction programming. All of the residential blocks have been designed with contemporary materials and the landscaping incorporates a ‘home zone’ road treatment and public square to enhance the amenity of the development.

MATRIX APARTMENTS GLASGOW, UK LIFESTYLE: RESIDENTIAL

COMPLETION 2004

NORR won the Glasgow City Council Competition for the McPhater Street site in the Cowcaddens area of the city centre.

The brief was to create an urban housing intervention which recognised the power of its position and allowed the sculptural nature of the piece to be read in the round. The conceptual approach sought to provide an experience of contrast. Residents pass from one realm to another – from vibrant city rumble to relaxed urban tranquillity. The scheme, dubbed ‘Matrix’, gave NORR the opportunity to collaborate with landscape architects City Design Co-operative and visual artist Richard Wright. The result blurs where art, architecture and landscape start and stop.

Movement towards and through the architecture and landscape of the Matrix reveals a sculptural piece which is dynamic and kinetic. The Matrix is in constant flux, everchanging in its reaction to external and internal influences. Its responses are spontaneous – changing with the quality of light, the rain, dawn and dusk.

CHIPS NEW ISLINGTON, MANCHESTER, UK LIFESTYLE: RESIDENTIAL

Quirky, bold and robust, ‘Chips’ forms the first major development for the NORR designed masterplan for New Islington in Manchester.

COMPLETION 2009

Commissioned by Urban Splash in 2002, Chips presents the first new apartments for sale in New Islington and was inspired by three fat chips piled on top of one another. The building comprises three equal-height, long, thin new build masses (Chips) approximately 100 m long by 14 m wide stacked and staggered upon one another creating an elevated ground floor and eight levels comprising. 142 one, two and three bedroom apartments. The design provides a mix of living and studio units and commercial space within a single project. The project defines a quality of living by combining outstanding design with technological innovation while embracing key concepts of sustainability, integration into the urban landscape and the provision of inspirational and sensational apartment units.

CLIENT St Modwens & The Bird Group SCALE 2,500,000 m² COMPLETION 2009 – Masterplan

MIDDLE QUINTON ECO TOWN WARWICKSHIRE, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING The design envisages an innovative ecotown, with 6,000 homes – including 2,000 affordable homes – offering employment, an energy centre, retail, community uses and green space. The design concept promotes five distinct districts, which are created in Middle Quinton, each with its own character, design philosophy, scale and urban personality. — A Town Centre, in the eastern part of the site, would be the main focus for retail uses, community facilities, leisure, an education campus and office/workshop-based employment, also providing over 800 homes. — A Station Quarter is included, around a new transport hub, with a greater emphasis on larger scale employment and benefiting from proximity to the station. The Station Quarter connects to the Town Centre with a short, direct link for pedestrians, cyclists and buses. — The Lakeside is in the northern part of the site; here water is used creatively to provide a stunning residential environment, with its own local centre. — An Allotment Village sits in the central part of the site; a strong street pattern promotes solar orientation and is surrounded by a crescent of community allotments. — Finally, The Woodside, in the western part of the site, is a lower density, village environment with its own primary school and local centre. Clusters of family houses are set within a strong landscape framework of woodland and open space. The average density of the development (excluding mixed-use areas) is 41 dwellings per hectare, allowing a wide mix of family housing, starter homes, sheltered housing and apartments. The density is comparable to elements of local towns such as Stratford-upon- Avon.

BRISTOL ROAD GLOUCESTER, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING NORR was commissioned to create a detailed master plan for the regeneration of this contaminated former industrial site on the periphery of Gloucester City Centre. The 22 acre scheme will provide a mix of houses, flats, employment uses and a health centre. Designs were developed in conjunction with the landowner, City Council and Urban Regeneration Company. This scheme required significant community engagement which has proven to have been of great use in developing the master plan. One hectare of employment land has been integrated into the design to ensure that offices and houses sit together comfortably. The scheme gained outline planning permission in 2009.

CLIENT Jelson Ltd SCALE 130,000 m² COMPLETION 2000-2016

HALLAM FIELDS LEICESTER, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING This development contains 900 homes, 25,000 m² commercial space, fire station, school, roadside service, community and retail centre and significant open space together with a park and ride station. Work started on site March 2005 and will be completed in 2016. A considered collaborative approach involving Leicester County Council, Charnwood Borough Council, the landowner, developer and the consultant design team has been a key factor in achieving an exemplar scheme. NORR’s design statement received a special commendation award from Charnwood Borough Council and the process of stakeholder involvement and approach methodology wasrecognised by the Office of the Deputy Prime Minister as an example of best practice. Hallam Fields is an example of positive planning in partnership, which will provide an environment of the highest quality for a thriving successful community of which the future residents can take pride.

NEW CENTURY PARK COVENTRY, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING NORR were commissioned by British Land / Goodman International to masterplan the former Telent site in Coventry. The masterplan establishes a mixed use site with a combination of residential, commercial and industrial uses. The commercial element provides over 28,000 m² of headquarters office accommodation, whilst the residential element blurs the edges of the masterplan into existing residential quarters.

NEW ISLINGTON AND CHIPS NEW ISLINGTON, MANCHESTER, UK MASTERPLANNING

SCALE 12 ha (masterplan) 16,200 m² (Chips)

NORR prepared the strategic framework scheme design for New Islington, east of Manchester city centre.

The plan was developed from an extensive community consultation exercise and envisages a rich mix of house types, distinct architectures and multiple activities which will promote a sustainable and varied community – an urban development which is a destination for visitors, as well as home to its residents.

On a site between the Rochdale and Ashton canals, the proposals incorporate new waterways, linking these historic navigations, and give the new quarter a waterside, parkland identity. Hard and soft banking, including narrowboat mooring, creates opportunities for leisure activities and wildlife havens.

Having completed the framework scheme, NORR was commissioned to design the first of the proposed residential buildings, ‘Chips’, by the Ashton Canal at New Islington’s southern periphery.

Carrot Developments appointed NORR to carry out detailed design and working drawing packages for the conversion and extension of an existing Victorian College.

COMPLETION 2007

The project is in a prominent historic position within Bristol City centre, within meters of the Cathedral and adjacent to the Grade 1 listed Lord Mayor’s Chapel. Built in the early 20th Century, the existing brick and stone shell have been retained up to fourth floor level with each existing storey converted into two and three level apartments with double height spaces. The existing fourth floor mansard has been replaced with a three storey lightweight steel and glass structure with a shallow curves standing seam roof. The development provides accommodation for 49 contemporary apartments, car parking for 33 cars and two commercial units.

OER HOUSING DINGWALL, UK LIFESTYLE: PRIVATE RESIDENTIAL

VALUE £15 million

NORR have designed 36 new homes and 12 affordable units on a Greenfield site north of Inverness.

COMPLETION 2015

All of the homes at the OER housing development, Dingwall have been designed to meet three levels of environmental specification up to ‘passive house’, and have worked with a specialist sustainable developer to achieve this. Stage One, Infrastructure, of the three stage development is currently on going. The client group demanded the design of houses that went far beyond the traditional development, and thus were designed with environmental performance at their core, without the usual ‘bolt on’ additions. With the Client’s own experience and interest in the performance of similar projects in Europe, it was important that our own understanding of modern technologies and their implications, combined with best practise design could meet their expectations for the houses not only now, but when the project is eventually delivered in the future. Funding has been secured to take the prototype forward onto site with a view to using it as a living model to test and refine the house type with potential buyers, offering them the opportunity to stay in the house and experience it for themselves. Active monitoring of the energy usage of the house is to be streamed back to the developer’s website giving real time evidence of the houses environmental performance rather than relying on test models. Work has already begun to deliver the roads and infrastructure that will allow the prototype house to be constructed along with the Local Authority housing to the North East of the site.

CLIENT Cambridge Affordable Housing Framework COMPLETION Competition Entry 2011

LATIMER CLOSE CAMBRIDGE, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING This scheme was a successful competition entry for the Cambridge Affordable Housing Framework – of which NORR is now a member. The scheme fulfils Code for Sustainable homes 3, Lifetime Homes, and the Housing associations employers Requirements. It also efficiently utilises a tight redundant site to the rear of existing housing stock. The aim is to create a place which integrates with the existing environment and helps to ‘regenerate’ the locale. A clear pedestrian link has been created, it is carefully landscaped to provide an ameitity in which residents can be proud. The competition was jointly entered by NORR and Bramall Construction. Each house type was carefully designed in conjuction with the contractor to ensure that an efficient and value for money solution was found. The result is an exciting and vibrant scheme that will help to transform a tiring housing estate.

MACCALMAN HOUSE KILMARDINNY AVENUE, BEARSDEN, UK LIFESTYLE: PRIVATE RESIDENTIAL The site is an elevated south west facing slope, heavily wooded. The challenge was to tame the access to the site and build a contemporary villa flooded with light and access to private outside space both covered and uncovered where one can sit and enjoy the view rain or shine. Cutting into the site and the entrance level brings you into a double volume entrance hall flooded with light this links ground and first floors. At first floor the use of full height sliding and folding doors allows the circulation space to extend through the house out into the garden. The master suite has large north east facing windows which flood the en-suite with light in the morning. Living, dining and kitchen on the upper floor of the house access an enclosed roof terrace. This has covered areas for sitting out on wet summers evenings watching the sun go down. The building is timber frame construction. All SE and SW glazing except bedrooms are sun cool glass controlling heat gain.The cantilevered roof terrace shades bedroom windows from summer sun. Argon filled low E glazing has been used on other elevation. While the property is very much individual it has been designed to be as future proof and flexible as possible. A restrained palette of materials help to create a timeless quality to the design. All internal doors are floor to ceiling aiding the feeling of opulence and uninterrupted flow of space. The main feature of the house is the roof terrace which allows the occupants to take advantage of the southerly views from this elevated site in complete privacy. With sauna, outdoor shower, hot tub and covered areas the terrace can be enjoyed anytime day or night irrespective of weather, all that changes is the way it is experienced.

CLIENT Cairnduff Developments SCALE 820 m² VALUE £3 million COMPLETION 2009

LOCHGARRY, 40 CLEVEDEN DRIVE GLASGOW, UK LIFESTYLE: PRIVATE RESIDENTIAL A stunning conversion of a luxury five bedroom period villa in the west end of Glasgow. The former boys’ home has undergone a dramatic transformation that has seen the NORR extend and convert the property to better suit the requirements of the owner. Our approach to the conversion was to delicately restore the original classical features of the house whilst placing modern insertions where the existing fabric was absent. The original layout of the house in the middle two floors was largely restored, including the re-introduction of a bespoke designed timber stairway to the basement, replicating the original servant’s route from the garden level kitchen. In contrast, the basement and upper floors which were bereft of historical features were completed in an entirely modern aesthetic in terms of both finish and layout. Externally extensive stone repairs were carried out and re-claimed stone cobbles form the front entrance driveway and provide a historical footnote to the development.

DUNDONALD HOUSE GLASGOW, UK LIFESTYLE: PRIVATE RESIDENTIAL This project was for a boutique private developer who specialised in high end residential development in Glasgow’s salubrious west end. NORR were commissioned to design an individual speculative house that capitalised on the potential of the site. With elevations of granite sandstone and glass it was a play on light and dark , solid and void. Terraces provide external space on this very tight sight.

HOUSE ON STILTS STRATFORD UPON AVON, UK LIFESTYLE: PRIVATE RESIDENTIAL NORR designed this award winning new house on a beautiful riverside site. Seen from across the River Avon, the impact of the house on the landscape has been softened by extensive glazing and by the crisp, pareddown design, with the external balustrades made from structural glass, and the sheet glass windows being set in slender aluminium frames. The residence was built on stilts because of its close proximity to the River Avon which is liable to flood and burst it’s banks.

PRIVATE DWELLING WEST KILBRIDE, UK LIFESTYLE: PRIVATE RESIDENTIAL This contemporary house occupies a prominent elevated site between two Edwardian villas in the Ayrshire Village of West Kilbride. The house has been arranged with bedrooms to the lower level and an open plan living space above in order to capture the magnificent westward views toward the Isle of Arran. A simple mono-pitch section with clerestory glazing ensures that the first floor spaces enjoy not only the wonderful view, but also the morning and evening sun.

LAKE VILLAS, AAMBY VALLEY CITY MAHARASTRA, INDIA MASTERPLANNING This ambitious project is one of twelve separate designs being undertaken by NORR and its sister company NORR in India, on a site which is situated in the mountainous country beween Pune and Mumbai. The land extends over 30,000 acres and will eventually incorporate residential, leisure, hotel, retail and commercial facilities – which will total over 1,000,000 m². This part of the development extends to circa 40,000 m² and features a newly formed lake, a retail and leisure complex on the dam and 70 villas around the perimiter for the luxury market.

99 BANKS ROAD SANDBANKS, POOLE, UK LIFESTYLE: PRIVATE RESIDENTIAL A luxury, beach front, five bedroom house with living accommodation on the upper floors and bedrooms below take advantage of the sweeping views from the Isle of Wight to the east, across to Studland Bay and the Purbeck hills to the west. The three-storey high limestone-floored hall and staircase provide a dramatic entrance with the large roof light above flooding the centre of the house with natural light. Full width glazing to the living and dining room takes maximum advantage of the stunning views. All glass balcony balustrades allow unobstructed views from all water front rooms and from the rooftop sunroom and sun terrace. A silent operation hydraulic lift serves all floors. A detached double garage with its own study/garden room fronts onto Banks Road with bespoke entrance gates and high quality landscaping. The through-coloured render, buff brick, powder-coated aluminium windows, rainwater goods, cladding, fascias and oak doors were selected for their weather resistance and/or natural weathering properties and to provide a subtle and restrained palette appropriate to its beachside setting. The careful retention of existing trees balances the visual impact of this highly contemporary addition to the Sandbanks coastline.

NORR was successful in gaining Planning Permission for this prestigious development which takes maximum advantage of outstanding views of one of the largest natural harbours in the world. In accordance with design guidelines for the Sandbanks Peninsular, the proposal successfully blends contemporary design with 1930s Modernism, in keeping with the local vernacular, and enhancing the ístreetscapeí of Sandbanks Road. A Flood Risk Assessment was coordinated by NORR taking into account the close proximity of the harbour and estimated future rises in sea level.

The quality of build and finish is of exceptionally high-quality, with extensive use of natural Portland Stone and sustainably sourced hardwood. Located on the shore of Poole Harbour, the steeply sloping site presented many technical challenges, not least the construction of the retaining wall undertaken from the waterfront using a temporary platform. The interiors feature many bespoke fittings designed by NORR such as the solid Portland Stone shower trays and fireplace surrounds. Extensive research was undertaken to ensure external materials and finishes were resistant to the marine environment and to deterioration though UV exposure.

BLANDFORD PHASES 1,2,3 BLANDFORD, DORSET, UK LIFESTYLE: RESIDENTIAL + MASTERPLANNING An inventive approach to the design of a large housing development was used for this prominent site in Blandford. The Georgian urban historic fabric of Blandford was combined with the ‘Dorset’ vernacular of brick and flint to produce a housing scheme with real identity and a scale similar to that of the historic built environment locally. The scheme has a mix of 3, 4 and 5 bed houses in terrace, semi detached and detached form. NORR worked closely with the planning and highway departments in developing the scheme. Permeability of the scheme was essential in terms of view, aspect, pedestrian and cyclist movement. Key buildings are located in primary positions. They front onto ‘event’ areas such as the squares and green spaces and help generate a local identity.

CONVERSION OF CLOCKTOWER CITY QUAY DUNDEE, UK LIFESTYLE: RESIDENTIAL + CONSERVATION The conversion by NORR of a former barrel vaulted warehouse into a 12 luxury flat development at the Clocktower, City Quay Dundee has seen the retention of the cast iron structure together with many of the original features, including cast iron columns and brick barrel vault ceilings. Whilst individual roof terraces have been created for the penthouses and copper clad balconies have been added to the gable end to afford spectacular views over the River Tay, the disused clock mechanism and clock faces have been restored to full working order. The conversion of the Clocktower marks the latest stage in the evolution of NORR’s development masterplan, prepared some years ago, aimed at regenerating the City Quay area and inviting people to renew their relationship with the river. As part of that masterplan, this quality development helps transform, energise and reconnect the city to the waterfront, threading the city and water together to create a special sense of place.

95 MORRISON STREET GLASGOW, UK LIFESTYLE: RESIDENTIAL + CONSERVATION NORR has carried out an innovative and sensitive redevelopment of the 19th Century B-listed former headquarters of the Co-op in Scotland. Originally built as a warehouse and offices, the building has been converted to a high quality, predominantly residential development. Luxury apartments and penthouses are set around the exterior of the building and the newly formed internal landscaped courtyard. The loft-style mezzanine apartments have been created by inserting gallery floors within the old warehouse. This has enabled the formation of spacious double height living areas adjacent to the new sash and case windows that flood the apartments with natural daylight and provide views over the city. Spaces for kitchens and bathrooms are contained below the bedroom galleries. The successful combination of creativity and quality and of innovation and sensitivity has resulted in new life being breathed into one of Glasgow’s landmark buildings.

SCHAW HOUSE BEARSDEN, UK LIFESTYLE: RESIDENTIAL + CONSERVATION Schaw Hospital was a large 19th century B-listed Tudor gothic building in Bearsden. The four-storey building, which was gifted to Glasgow as a convalescence home, has now been converted into 23 flats aimed at both retired and young couples. Historic Scotland was keen to retain the external fabric, but supported the subdivision of the interior. The internal volumes are arranged in such a way as to pro¬vide as many main-door-entry apartments as possible. There are five duplex apartments, while the gothic tower forms one single property with accommodation over three levels and a roof garden. In what was once the dining room, an original cupola now floods the new circulation staircase with natural light. The interiors are open plan – a typical floor plan has the kitchen sitting like a piece of furniture within the main living space. The kitchen walls stop below the original ceiling height allowing light and a visual connection with the living area and the existing cornice to run through.

SHERIFF COURT GLASGOW, UK LIFESTYLE: RESIDENTIAL + CONSERVATION

VALUE £14 million

This project saw the conversion of Glasgow’s landmark Sheriff Court building into a mixture of luxury apartments, shops, bars and restaurants, and Britain’s only custom-built Youth Theatre.

COMPLETION 2005

The building, with a B-listed neo-classical façade, occupies a full block in the inner city, and the project was a milestone in the ongoing residential renaissance of the area. The 62-apartment project retains the building’s exterior, but blends it with a completely contemporary interior including an open-air central courtyard dramatically spanned by an elevated walkway. Each apartment is set over two levels, most with spiral staircases, and all the penthouses open onto private terraces. At the street level, the project provides a number of commercial units occupied by high-end retailers, along with restaurants and bars, while the basement of the building contains the headquarters of the Scottish Youth Theatre.

RHYND CHURCH NEAR PERTH, UK LIFESTYLE: PRIVATE RESIDENTIAL The property is a B-listed T-plan Tudor Gothic Church by architect William Mackenzie in 1842. Situated approximately 3 miles south of Perth in the small village of Rhynd, the Ecclesiastical building had been lying vacant for a number of years before being purchased by the client with a view to converting it into a family home. The 19th century of the exterior remains largely unaltered, but internally provides a modern flexible living environment. The Church was split into 2 levels, with sleeping accommodation at ground level and the living area on the upper level. The lower level has 4 bedrooms, 2 of the bedrooms have large pivoting walls, which can be opened up to provide a large open space at the entrance. Throughout the upper level the windows continue to floor level providing beautiful views across Rhynd and the adjacent farmland. The stone tapestry of the windows have been retained and restored, and new double glazed windows with the low profile steel frame have been sympathetically introduced.

NORR was involved in the preparation of layouts for the entire layout of 42no. affordable houses, in a mixture of house types but all to HFVN standard and with dedicated disabled houses.

NORR was able to look at the whole site and prepare a comprehensive layout to meet the clients’ requirements in terms of numbers and break it down into manageable phases. Improvements in service during the life of the project by forming a good working relationship with the client and other consultants and taking onboard changes in house types and layout to meet the needs of those on the waiting list of the various authorities. The project experienced difficulty with planning with regard to zoning with Roads Department and their aspirations for access which were at odds with the Planning Department. This led to delays during the planning process.

GRANDHOLM ABERDEEN, UK LIFESTYLE: MASTERPLANNING + RESIDENTIAL In 1859, Messrs J and J Crombie Ltd acquired Grandholm Mills, a former linen works beside the River Don in Aberdeen. In time, Grandholm Works grew to become Scotland’s largest and best equipped woollen mill and producer of the famous Crombie cloth. In the early Nineties, the Aberdeen mill was closed and production moved to the Borders. Cala Homes purchased the 16.90ha site in 1998 and commenced the design of one of Scotland’s first 21st Century Urban Villages. This ultimately included 290 homes, consisting of detached, semi-detached, terraced and flatted homes. It also included a care home, office building, retail space, restaurants and a museum. The oldest four-storey mill building was retained along with the mill lade and turbine hall and this formed the centre of the village. The mill building was converted to loft apartments with offices and restaurants at the ground floor and these opened on to a public space incorporating the lade which continued to flow with water from the River Don taken off upstream. The plan radiated from this central space to connect with a crescented loop road encircling the centre. The area within the loop road contained the more dense parts of the development and included the mixed use portion consisting of flatted accommodation, retail areas and office space. The areas beyond the loop road were less dense and consisted of terraced, semi-detached and detached homes.Townscape opportunities have been seized with the clever use of crescents, vistas and avenues and whilst the car has been respected, pedestrians and cyclists have been given priority. The Development is now complete and most areas of accommodation are occupied. The village has been deemed a success and it is referred to as the model to follow for further villages in the North East of Scotland in their inception.

The Seldown Eco-village project was an opportunity for NORR to work with a local authority, a client, contractors, community and design team to a bespoke development breif. The result was a shared commitment and enthusiasm to produce this unique development in the heart of Poole.

The main focus for the design of the units is one of environmental sustainability and the scheme provides a mix of 44 one and two bed flats and 42 two, three and four bed homes for rent and shared ownership.

RENEWABLE HOUSE, BRE WATFORD, UK LIFESTYLE: SUSTAINABLE RESIDENTIAL NORR’s prototype design for a carbon negative structure is constructed as a three bed Hemcrete show home sited at the BRE Innovation Park at Garston, Watford. The concept was to create an affordable, yet aspirational and environmentally responsible home. The house type can be used in several configurations; detached, semi-detached and terraced, with little alteration to the basic design. It is based on a modular system, with a timber frame and prefabricated panels to be assembled on site resulting in reduced on-site construction periods. The external walls are constructed from a revolutionary sustainable material called Hemcrete, a new product innovation of cast in situ hemp-lime walling. This product is made from mainly natural materials, and the hemp, which forms the key element in these products, is grown and harvested in the UK.

Originally a competition entry, NORR was one of several practices invited to present a proposal for the site to bring forward a high quality residential led development.

One of Cambridge’s principal characteristics is the network of green spaces, the creation of south facing courtyards, has been one of the main design concepts from the outset. The scheme includes a private basement car park with six storeys of residential accommodation above, which provides 112 residential dwellings together with car parking, cycle parking, refuse stores, hard and soft landscaping and inclusive access throughout the design. The site can form an important role as a catalyst to a process of regeneration along this important arterial route into the city with the effect of uplifting the adjoining areas not only the site itself. The new development has the potential to play a major role in improving the environment for people who live, work and shop along Newmarket Road, Cambridge.

ECHLINE SOUTH QUEENSFERRY, UK LIFESTYLE: AFFORDABLE RESIDENTIAL NORR was commissioned to design a development on the outskirts of Edinburgh consisting of 71 units of mixed tenure and type with a 50/50 split between private and affordable housing. The project marks a thoroughly contemporary revival of the traditional Edinburgh Colony style housing, along with a number of terraced houses. The housing has been detailed and specified along sustainable principles. The building envelope comprises a mixture of untreated cedar and local brick cladding built over a timber framed structure with ‘breathing wall’ technology, using recycled newsprint insulation to create excellent U-values and a healthy indoor climate. Much of the accommodation is arranged around a central community garden, while road geometry is based around ‘Home Zone’ guidelines with reduced road widths and level road/pavement surfaces.

CHEVIOT COURT CHRISTCHURCH, DORSET, UK LIFESTYLE: AFFORDABLE RESIDENTIAL Workings in conjunction with Sovereign Housing Group NORR are developing a masterplan for the regeneration of the Somerford Estate. The first manifestation of this plan is the redevelopment of Cheviot Court. Eighteen ‘run down’ apartments have been demolished and are being replaced with a mix of houses and apartments totalling 39 homes. A mix of affordable shared ownership and rented dwellings will be managed by Twynham Housing Association. The scheme has been sensitively designed to provide a distinctive ‘gateway’ building in which residents of the estate will have pride. The design achieves Code for Sustainable Homes level 3 and incorporates innovative elements including Air source heat pumps and Structurally Insulated Panel closed frame construction.

BREEAM Very Good

The homes achieve BREEAM Ecohome ‘Very Good’ rating with sustainable credentials enhanced by utilising green energy means, such as ground source heat pumps and ecological reed bed drainage. The development has recently been awarded Winner in the category of Best Luxury Home The Grand Prix Award in conjunction with the Herald newspaper.
