LOCHGARRY, 40 CLEVEDEN DRIVE GLASGOW, UK LIFESTYLE: PRIVATE RESIDENTIAL A stunning conversion of a luxury five bedroom period villa in the west end of Glasgow. The former boys’ home has undergone a dramatic transformation that has seen the NORR extend and convert the property to better suit the requirements of the owner. Our approach to the conversion was to delicately restore the original classical features of the house whilst placing modern insertions where the existing fabric was absent. The original layout of the house in the middle two floors was largely restored, including the re-introduction of a bespoke designed timber stairway to the basement, replicating the original servant’s route from the garden level kitchen. In contrast, the basement and upper floors which were bereft of historical features were completed in an entirely modern aesthetic in terms of both finish and layout. Externally extensive stone repairs were carried out and re-claimed stone cobbles form the front entrance driveway and provide a historical footnote to the development.

99 BANKS ROAD SANDBANKS, POOLE, UK LIFESTYLE: PRIVATE RESIDENTIAL A luxury, beach front, five bedroom house with living accommodation on the upper floors and bedrooms below take advantage of the sweeping views from the Isle of Wight to the east, across to Studland Bay and the Purbeck hills to the west. The three-storey high limestone-floored hall and staircase provide a dramatic entrance with the large roof light above flooding the centre of the house with natural light. Full width glazing to the living and dining room takes maximum advantage of the stunning views. All glass balcony balustrades allow unobstructed views from all water front rooms and from the rooftop sunroom and sun terrace. A silent operation hydraulic lift serves all floors. A detached double garage with its own study/garden room fronts onto Banks Road with bespoke entrance gates and high quality landscaping. The through-coloured render, buff brick, powder-coated aluminium windows, rainwater goods, cladding, fascias and oak doors were selected for their weather resistance and/or natural weathering properties and to provide a subtle and restrained palette appropriate to its beachside setting. The careful retention of existing trees balances the visual impact of this highly contemporary addition to the Sandbanks coastline.

LANCELOT PLACE KNIGHTSBRIDGE LONDON, UK LIFESTYLE: RESIDENTIAL + MIXED USE As befits its location at the heart of London’s most fashionable district, 10 Lancelot Place has been thoughtfully designed to create spacious and bright apartments with a remarkably high level of specification. Formed part of a larger mixed use complex to include 10,000 m² Offices and 3,000 m² Retail space. There are dramatic views over west London from many of the upper apartments, from where the urban skyscape of The Natural History Museum, Harrods, Royal Albert Hall, Hyde Park and Victoria & Albert Museum can be seen. The elegant entrance is manned 24 hours a day by a uniformed concierge. Secure underground car parking is available and four lifts (in two cores) serve the fifty apartments and two penthouses. The complex offers cosmopolitan calm in the capital. LAKE VILLAS, AAMBY VALLEY CITY MAHARASTRA, INDIA MASTERPLANNING This ambitious project is one of twelve separate designs being undertaken by NORR and its sister company NORR in India, on a site which is situated in the mountainous country beween Pune and Mumbai. The land extends over 30,000 acres and will eventually incorporate residential, leisure, hotel, retail and commercial facilities – which will total over 1,000,000 m². This part of the development extends to circa 40,000 m² and features a newly formed lake, a retail and leisure complex on the dam and 70 villas around the perimiter for the luxury market.

MACCALMAN HOUSE KILMARDINNY AVENUE, BEARSDEN, UK LIFESTYLE: PRIVATE RESIDENTIAL The site is an elevated south west facing slope, heavily wooded. The challenge was to tame the access to the site and build a contemporary villa flooded with light and access to private outside space both covered and uncovered where one can sit and enjoy the view rain or shine. Cutting into the site and the entrance level brings you into a double volume entrance hall flooded with light this links ground and first floors. At first floor the use of full height sliding and folding doors allows the circulation space to extend through the house out into the garden. The master suite has large north east facing windows which flood the en-suite with light in the morning. Living, dining and kitchen on the upper floor of the house access an enclosed roof terrace. This has covered areas for sitting out on wet summers evenings watching the sun go down. The building is timber frame construction. All SE and SW glazing except bedrooms are sun cool glass controlling heat gain.The cantilevered roof terrace shades bedroom windows from summer sun. Argon filled low E glazing has been used on other elevation. While the property is very much individual it has been designed to be as future proof and flexible as possible. A restrained palette of materials help to create a timeless quality to the design. All internal doors are floor to ceiling aiding the feeling of opulence and uninterrupted flow of space. The main feature of the house is the roof terrace which allows the occupants to take advantage of the southerly views from this elevated site in complete privacy. With sauna, outdoor shower, hot tub and covered areas the terrace can be enjoyed anytime day or night irrespective of weather, all that changes is the way it is experienced.

Carrot Developments appointed NORR to carry out detailed design and working drawing packages for the conversion and extension of an existing Victorian College.

COMPLETION 2007

The project is in a prominent historic position within Bristol City centre, within meters of the Cathedral and adjacent to the Grade 1 listed Lord Mayor’s Chapel. Built in the early 20th Century, the existing brick and stone shell have been retained up to fourth floor level with each existing storey converted into two and three level apartments with double height spaces. The existing fourth floor mansard has been replaced with a three storey lightweight steel and glass structure with a shallow curves standing seam roof. The development provides accommodation for 49 contemporary apartments, car parking for 33 cars and two commercial units.

RHYND CHURCH NEAR PERTH, UK LIFESTYLE: PRIVATE RESIDENTIAL The property is a B-listed T-plan Tudor Gothic Church by architect William Mackenzie in 1842. Situated approximately 3 miles south of Perth in the small village of Rhynd, the Ecclesiastical building had been lying vacant for a number of years before being purchased by the client with a view to converting it into a family home. The 19th century of the exterior remains largely unaltered, but internally provides a modern flexible living environment. The Church was split into 2 levels, with sleeping accommodation at ground level and the living area on the upper level. The lower level has 4 bedrooms, 2 of the bedrooms have large pivoting walls, which can be opened up to provide a large open space at the entrance. Throughout the upper level the windows continue to floor level providing beautiful views across Rhynd and the adjacent farmland. The stone tapestry of the windows have been retained and restored, and new double glazed windows with the low profile steel frame have been sympathetically introduced.

OER HOUSING DINGWALL, UK LIFESTYLE: PRIVATE RESIDENTIAL

NORR have designed 36 new homes and 12 affordable units on a Greenfield site north of Inverness.

COMPLETION 2015

All of the homes at the OER housing development, Dingwall have been designed to meet three levels of environmental specification up to ‘passive house’, and have worked with a specialist sustainable developer to achieve this. Stage One, Infrastructure, of the three stage development is currently on going. The client group demanded the design of houses that went far beyond the traditional development, and thus were designed with environmental performance at their core, without the usual ‘bolt on’ additions. With the Client’s own experience and interest in the performance of similar projects in Europe, it was important that our own understanding of modern technologies and their implications, combined with best practise design could meet their expectations for the houses not only now, but when the project is eventually delivered in the future. Funding has been secured to take the prototype forward onto site with a view to using it as a living model to test and refine the house type with potential buyers, offering them the opportunity to stay in the house and experience it for themselves. Active monitoring of the energy usage of the house is to be streamed back to the developer’s website giving real time evidence of the houses environmental performance rather than relying on test models. Work has already begun to deliver the roads and infrastructure that will allow the prototype house to be constructed along with the Local Authority housing to the North East of the site.

MATRIX APARTMENTS GLASGOW, UK LIFESTYLE: RESIDENTIAL

COMPLETION 2004

NORR won the Glasgow City Council Competition for the McPhater Street site in the Cowcaddens area of the city centre.

The brief was to create an urban housing intervention which recognised the power of its position and allowed the sculptural nature of the piece to be read in the round.

AWARDS 2005 GIA Award

The conceptual approach sought to provide an experience of contrast. Residents pass from one realm to another – from vibrant city rumble to relaxed urban tranquillity.

2006 Scotland Civic trust Award: Commendation

The scheme, dubbed ‘Matrix’, gave NORR the opportunity to collaborate with landscape architects City Design Co-operative and visual artist Richard Wright. The result blurs where art, architecture and landscape start and stop.

2005 Dynamic Place Award – built Environment: Highly Commended

Movement towards and through the architecture and landscape of the Matrix reveals a sculptural piece which is dynamic and kinetic. The Matrix is in constant flux, everchanging in its reaction to external and internal influences. Its responses are spontaneous – changing with the quality of light, the rain, dawn and dusk.

PRIVATE DWELLING WEST KILBRIDE, UK LIFESTYLE: PRIVATE RESIDENTIAL This contemporary house occupies a prominent elevated site between two Edwardian villas in the Ayrshire Village of West Kilbride. The house has been arranged with bedrooms to the lower level and an open plan living space above in order to capture the magnificent westward views toward the Isle of Arran. A simple mono-pitch section with clerestory glazing ensures that the first floor spaces enjoy not only the wonderful view, but also the morning and evening sun.

DUNDONALD HOUSE GLASGOW, UK LIFESTYLE: PRIVATE RESIDENTIAL This project was for a boutique private developer who specialised in high end residential development in Glasgow’s salubrious west end. NORR were commissioned to design an individual speculative house that capitalised on the potential of the site. With elevations of granite sandstone and glass it was a play on light and dark , solid and void. Terraces provide external space on this very tight sight.

ISLAND HARBOUR HOMES COWES, UK LIFESTYLE: MIXED USE: RESIDENTIAL + LEISURE Island Harbour is located south of Cowes on the Medina River on the Isle of Wight. It forms a large complex of residential/sporting & leisure facilities in a sensitive and attractive setting of SSSI status. Phase 1 – 48 timber frame dwellings on water front wharf – value £12 million. Phase 2 – hotel, restaurant, bar, yachtsman facilities + ancillary office space overlooking the Medina Estuary – value £12 million. Phase 3 – relocation and expansion of marina trade services including boat building, repair, maintenance, marine engineering and support services – value £5/6 million. Phase 4 – provision of new holiday units a mix of town houses and cottages with views over the water front + key worker accommodation for the marina staff – value £20 million. Phase 5 – redevelopment of existing marina development – replacing and redeveloping existing lock and associated ancillaries – value £3 million. Phase 6 – leisure amenity and facilities for local residents with landscaping and public open space – value £3 million.

NORR has continued their involvement in Forbes of Kingennie Country Resort on the outskirts of Dundee with an exclusive development of 12 family homes.

The New England precendents combined with the traditional vernacular and materials inspire the three 5 and 6 bedroom house types. Each plot of up to 1 acre is orientated to emhance surrounding views of the Angus countryside.

BREEAM Very Good

The homes achieve BREEAM Ecohome ‘Very Good’ rating with sustainable credentials enhanced by utilising green energy means, such as ground source heat pumps and ecological reed bed drainage. The development has recently been awarded Winner in the category of Best Luxury Home The Grand Prix Award in conjunction with the Herald newspaper.

A two-storey, bespoke, luxury house designed for the client as their main residence, with a self-contained single-storey apartment for their older children below.

COMPLETION 2004

The quality of build and finish is of exceptionally high-quality, with extensive use of natural Portland Stone and sustainably sourced hardwood. Located on the shore of Poole Harbour, the steeply sloping site presented many technical challenges, not least the construction of the retaining wall undertaken from the waterfront using a temporary platform. The interiors feature many bespoke fittings designed by NORR such as the solid Portland Stone shower trays and fireplace surrounds. Extensive research was undertaken to ensure external materials and finishes were resistant to the marine environment and to deterioration though UV exposure.

LINDEN HOUSE HORSHAM, WEST SUSSEX, UK LIFESTYLE: RESIDENTIAL Linden House is a 1970’s concrete framed and Portland stone clad commercial office building occupying c 42,000 m² that has been vacant for over 7 years. The recent changes to planning legislation inspired our clients to acquire the buildings and secure consent for residential use. The proposed additional two storey vertical extension will accommodate 14 new dwellings, following an earlier ‘Permitted Development consent for change of use’ for the extant structure will form a total of 79 residential units. The result when completed will be a varied mix of one, two and three bed apartments of differing sizes with under-croft parking for vehicles and cycles to a high level of specification. The development is designed to achieve Code for Sustainable Homes Level 3 and meets a demonstrable need for high quality new residential accommodation in the centre of Horsham. NORR was appointed as the lead consultant to deliver the project at BIM Level 2.

FLETTON QUAYS PETERBOROUGH, UK COMMERCIAL: OFFICE + COMMERCIAL NORR are currently working on the design of Fletton Quays. The £120 million development is located on 20 acres of prime riverfront development on Peterborough’s South Bank. The project is being spearheaded by Peterborough Investment Partnership (PIP), a joint venture between Peterborough City Council and the Lucent Strategic Land Fund. Fletton Quays is the first of a number of regeneration projects the partnership plans to complete over the coming years. The program for Fletton Quays includes: – a five multi-storey apartment blocks containing 265 high quality homes with various numbers of rooms and some with balconies and views across the River Nene, – a 160-bed hotel – two blocks of offices creating 175,000 square feet of office space.

DOLPHIN QUAYS POOLE, UK LIFESTYLE: RESIDENTIAL + MIXED USE Dolphin Quays is a prestige development, located on the Quay in Poole - a significant centre for tourism. The project was highly commended in the 2002 International Property Awards – Best Waterfront Development Category. The scheme seeks to maintain and enhance commercial and tourist provision, provide additional residential accommodation and improve pedestrian facilities and links, forming a major landmark on The Quay - a major tourist thoroughfare in Poole. The scheme provides a mix of 365 apartments, 22,500 m² retail space, a 100 bed Hotel and car parking. The scale, materials and proportion of the building make a significant design impact forming a modern landmark in the existing street scene. Phase 1 was completed, including the new yacht haven harbour of buildings – all designed by NORR.

HOUSE ON STILTS STRATFORD UPON AVON, UK LIFESTYLE: PRIVATE RESIDENTIAL NORR designed this award winning new house on a beautiful riverside site. Seen from across the River Avon, the impact of the house on the landscape has been softened by extensive glazing and by the crisp, pareddown design, with the external balustrades made from structural glass, and the sheet glass windows being set in slender aluminium frames. The residence was built on stilts because of its close proximity to the River Avon which is liable to flood and burst it’s banks.

NORR was successful in gaining Planning Permission for this prestigious development which takes maximum advantage of outstanding views of one of the largest natural harbours in the world. In accordance with design guidelines for the Sandbanks Peninsular, the proposal successfully blends contemporary design with 1930s Modernism, in keeping with the local vernacular, and enhancing the ‘streetscape’ of Sandbanks Road. A Flood Risk Assessment was coordinated by NORR taking into account the close proximity of the habour and estimated future rises in sea level.
