CARE In addition to attributes valued in any community – vitality, health and safety – the NORR approach to Care Home Design emphasizes connectivity, integration, and most importantly – community building. Today’s care homes for the elderly encourage interaction of residents both internally and with the greater community – creating opportunities for inter-generational exchanges that are meaningful and give residents a sense of community. This is accomplished through planning for proximity of services (retail, health and transportation), or through their direct incorporation into living facilities programming. Continuing education opportunities, recreation facilities, civic engagement and group amenity areas for social events are often included. Intergenerational programming may include child day care, community activities and adult day programs. NORR senior’s communities frequently offer a full continuum of care, whereby the full spectrum of care is accommodated within one development, creating a stable, long term residential experience that minimizes the disturbances associated with transfer between different levels of care. RIVERVIEW EXTRA CARE SCHEME WITHAM, UK EXTRA CARE HOMES The 55 unit Extra Care scheme is designed in the form of a standalone, three storey building with a low ‘green’ pitched roof. The green roof will provide a sustainability benefit of providing water storage, temperature regulation and habitat creation. The building also has a biomass boiler and water harvesting. The accommodation consists of 40 one bedroom apartments and 15 two bedroom apartments, together with communal facilities. The communal facilities consist of: main lounge, hobbies area, IT/café, restaurant, main kitchen, beauty suite, treatment room, multi-purpose rooms, laundry, mobility scooter store, manager/care offices, guest suite, library, staffroom and sleepover facilities. The overall ground floor footprint is 1,763 m², with a site area of 0.464 hectares and an overall floor area of 5,133 m².

DODDINGTON EXTRA CARE SCHEME DODDINGTON, MARCH, UK LIFESTYLE: RESIDENTIAL + CARE Proposed extra / intermediate care facility to provide joint facilities for Sanctuary Housing Group and Cambridgeshire NHS. The proposed scheme provides accommodation for 59 apartments divided into 50 extra care and nine intermediate care units. Communal and shared facilities include lounge, restaurant / bistro, hair and beauty suite, fitness suite, treatment rooms, assisted bathrooms plus carers’ and managers’ offices. The intermediate care facilities will also incorporate consulting rooms, therapy / treatment rooms and residents’ lounge.

COGGESHALL ROAD EXTRA CARE SCHEME BRAINTREE, UK EXTRA CARE HOMES NORR was retained by the Abbeyfield Braintree and Bocking Society to design an Extra Care facility for frail older people involving the retention of the existing farmhouse linked to a new courtyard extension comprising 34 one and two bedroom self-contained flats built to wheelchair accessible standards. Facilities incorporated into the scheme include a communal lounge, dining room, hair & beauty suite, kiosk adjacent to the foyer, multi-purpose area for hobbies / treatment / library, main kitchen, staff area with ensuite sleepover facilities, laundry, assisted bathrooms and guest suite. Outside of the communal lounge / dining room a large patio has been designed as a seating area with raised planters and soft landscaping.

COTTAGE HOMES MASTERPLAN FEASABILITY STUDY

NORR completed a detailed feasibility study on behalf of Retail Trust for the Extra Care accommodation located at the Crookfur Estate on the outskirts of Glasgow. The overall masterplan included demolition of existing buildings, the major upgrade of 52 existing cottages, the upgrading of six blocks of the existing Fraser Court accommodation (including lift installations), a significant new build accommodation block along with fundamental site infrastructure works to rationalise the circulation through the site and to maximise the potential of the existing landscaped environment. The new buildings are to provide, Extra Care Flats, Care Home Accommodation as well as communal facilities. NORR investigated three separate options based on varying levels of client funding and compliance.

CLIENT Milliken Developments SCALE 5,447 m2 VALUE $15 million COMPLETION 2013

MAISON SENIOR LIVING CALGARY, ALBERTA, CANADA LIFESTYLE: RESIDENTIAL + CARE NORR was engaged with Milliken Developments in designing and planning this senior living community project which combines multiple levels of comfort and care. Supportive Living is on Level 4, residents are on half of level 1, levels 2 and 4, and Memory Care residents are located on Level 3. The main floor has most of the amenity and common programmatic space – including a large open dining area for residents to intermingle, a more personal and private dining room, a kitchen, multipurpose activity spaces, admin offices, and the nurses station; the filing and medication rooms are provided on the second and 3rd floors. The dining space for memory care residents is on the 3rd level. Each floor has ample activity and lounge space for all residents. The Parkade houses service and staff space including office, house keeping, commercial laundry, employee lounge and change rooms, storage and mechanical areas. There is relatively high security standards and residents are not be permitted to freely leave the building for their own safety, as this is higher care living facility. Memory care residents on floor 3 are especially highly supervised and technological systems are in place to ensure residents cannot wander off the floor. Lock down timers on fire doors, paired with security tags on residents whose movements throughout the floor can be monitored, ensures their safety. Outdoor spaces for Memory Care residents are contained within full height railings to allow them free access to gardens, whilst keeping them secure.

DANBURY GARDENS EXTRA CARE SCHEME LEICESTER, UK LIFESTYLE: RESIDENTIAL + CARE This Extra Care development, designed by Archial, consists of 57 one and two bedroom apartments with associated communal facilities, linked to a single storey Day Centre. Accommodation is grouped around a ‘Community Street’, which is pivotal to the grouping of shop, hair & beauty salon, bistro / café, fitness / IT suite together with guest lounge with its own kitchenette facility. The street continues to link the treatment suite, faith room and catering kitchen to the main Day Centre / common room with its own independent entrance and landscaped garden. The upper floors around the atrium incorporate separate seating areas with internal landscaping, which links to further communal areas such as meeting room, library and further guest lounges. The external garden areas have been formed into separate landscaped courtyard areas linked by footpath access.

IRDL/DINNINGTON/ETAL LANE EXTRA CARE BYKER, NEWCASTLE UPON TYNE, UK LIFESTYLE: RESIDENTIAL + CARE NORR and Keepmoat submitted the winning design bid for the redevelopment of several brownfield sites, across Tyne and Wear, for Leazes Homes and Your Homes Newcastle, consisting of private sale and social housing; including apartments, bungalows, semi detatched/detatached and terraced houses, as well as Extra Care facilities for various uses from elderly housing to dementia care. NORR was commissioned to provide the architectural services for the design of these domestic properties in response to ITT Affordable Sale housing requirements to Newcastle City Council, which comprises in the region of 35% affordable housing, with a minimum 20% affordable sale products. The former IRDL site in Byker incorporates 80no. domestic properties and assisted living Extra Care Centre comprising 36no. single and double apartments, and 12no. semi-detached single-storey bungalows. The Dinnington site incorporates 133no. domestic properties, plus assisted living Extra Care Centre comprising 22no. single and double apartments, and 8no. semi-detached single-storey bungalows, as well as 5no. Dementia Care assisted living apartments and two storey flats. The site had a series of transportation and archeological issues that had to be carefully integrated into the scheme. The mix included extra care, affordable housing and homes for the open market. The Etal Lane site comprises 253no. domestic properties. The scheme incorporated inventive landscape features running through the site encouraging green links with the wider context and positive enhancements of neighbouring areas. NORR supported extensive public consultation exercises and received a positive planning outcome with the project now on site. This project involved a complex design process to facilitate the provision of 3 different elements for 3 separate clients. The design balances these complexities, whilst seeking to maximise economic return for one party to cross fund the 2 others. The majority of the units were completed late 2015; with some being handed over in phases early 2016. The design incorporates Home Zone principles to provide safe streets with significant open space provision.

BUPA CARE HOME BEARSDEN, GLASGOW, UK HEALTH: CARE HOMES The main focus of the brief was to create a forward looking, modern and relaxed residential accomodation, for elderly people, some with dementia, who wish to live within a facility capable of providing 24 hour live-in care within an attractive, safe and secure environment. The £4.3m facility comprises 64 en-suite bedrooms complimented by activity, lounge and dining spaces, hairdressing salon, reminiscence area, assisted bathroom and shower facilities, ancillary accommodation such as dedicated kitchen and laundry facilities and staff facilities. The plan and elevational treatment is a study in proportion and scale which has informed the materials chosen, a subtle blend of natural and neutral tones of light brick and white render. The south facing courtyard elevations have vertical larch cladding which will weather to mirror the natural form of the mature trees. This larch is separated by areas of glazing in a simple repetitive pattern with both enclosed within an aluminium clad canopy which holds the communal day spaces and provides solar shading and shelter for the residents. The simple L-shaped plan opens the building up to the south affording an open garden space towards the existing mature landscape. The external space has been carefully considered for the enjoyment of the residents. Paths which loop around sensory gardens with a series of signal markers enable residents to maintain way finding through recognition. The interior has vibrant colours used throughout, diluting the clinical and institutional feel frequently associated with traditional care facilities. Memory boxes are inset adjacent to bedroom doors and colour coding is used as way finding. The spaces are bright, airy and welcoming with corridors broken in their midpoint by day spaces allowing daylight to penetrate deep into the building. At the end of each corridor are destination points providing focus and daylight as well as allowing views onto the gardens.

RUBISLAW PARK ABERDEEN, UK HEALTH: CARE HOMES NORR’s 66-bed Care Home is a flagship for the Church of Scotland and includes both a main-stream and dementia unit arranged around an internal secure courtyard. Day rooms are split into various lounges throughout the scheme, each accessing attractive 180-degree views into the wooded site. The southerly facing secure garden captures summer sun and views of the woodland beyond and includes a fully glazed conservatory which invites residents to utilize the exterior space and interact with their surroundings. The building incorporates Geothermal boreholes, CHPs and solar ventilation as energy efficiency measures as well as fully integrated services required for a care home of this size.

The existing ‘Aigburth’ residential home is to remain operational during the formation of a new 60-bed dementia care home with associated communal facilities and car parking.

COMPLETION 2012

The existing home will then be converted back to its’ original state to form new flats and service areas linked to the new care home. The site lies within the Oadby Hill Top Conservation Area and therefore the proposed new development will be designed in a manner that preserves and enhances the character of the area.

Development of a 50-bed nursing home on a restricted corner plot within an area subject to close scrutiny by the LPA.

The brief was to provide enhanced nursing facilities in a premium area within a building envelope that reflects the Dorset vernacular and is reminiscent of a country hotel. After extensive consultation the project was advanced towards a detailed planning application in July 2009.

In May 2005 Lorimer Homes purchased the vacant site for the purpose of a care home for the elderly. Planning approval was granted after quite a lengthy process with the planners in April 2006.

A planning condition stated that works to the Mill Building had to be started before the 80th house was finished and as such the Mill Building convertsion was completed late summer 2005. The site sold on to Aviemore Homes in the spring of 2007. NORR was novated to Thermabuild Construction for a design & build contract and work started autumn 2007 with completion in July 2008. The care home consists of 3,633 m², 79 bedrooms with en-suites, kitchen, laundry rooms and associated facilities necessary for running a care home of this size.

BISHOP O’BRYNE HOUSING FOR SENIORS CALGARY ALBERTA, CANADA CARE HOMES NORR initially provided feasibility study and an associated Concept Plan for the purposes of achieving highest and best use on the site with a Senior’s housing component. The scope of services included site analysis, floor layouts for area determination, image studies, building pro forma analysis and final concept plan. NORR was subsequently engaged to prepare Development Permit Drawings for Planning approvals. This independent living for Seniors development is part of an anticipated future development as an affordable housing campus. The project was carried out by Poon McKenzie Architects, now NORR Architects Planners.

EXTENSION TO COTTAGE HOMES NURSING WING CROOKFUR, UK HEALTH: CARE HOMES The original core complex and cottages were designed in the mid 1960s by the offices of Sir Basil Spence. Since the initial phase the estate has grown with the introduction of flatted blocks around the southern perimeter. These interventions are worthy, but the sparkle of Spence’s intervention is not apparent. It is into this wonderful context that NORR were asked by Cottage Homes, a Registered Charity, to design an extension to the existing nursing wing. Their brief called for four bedrooms, a dining and lounge space together with ancillary accommodation, all of which were to be barrier free. The nursing wing which is one component of a caring, residential and sheltered community deals with residents whose health is failing through a variety of causes including dementia and other degenerative diseases. It is in this area that the innovation of our scheme exists, not in the introduction of gadgetry or the like but in its form, use of colour and light the architecture provides a safe, secure and stimulating environment for the care of the residents.

Redevelopment of industrial land at Collingwood Road, Dartmouth to provide a 70 bed nursing home, 6 associated specialist care flats and the erection of 44 affordable and open market dwellings.

COMPLETION Design 2008

The proposals were developed after lengthy consultation with key stakeholders, the Council and local people on this sensitive and complex site. The nursing home is of a contemporary design, with light and attractive interiors whilst recognising the local vernacular by utilising classical proportions and local materials.

CLIENT Countrywide Care / Barchester Care Homes SCALE 65 bedroom VALUE ÂŁ1.8 million COMPLETION 1994

MORETON HILL CARE CENTRE STANDISH STROUD, UK CARE HOMES NORR were retained on this project for Countrywide Care, together with Barchester Care Homes which became the initial scheme for Barchester Care Homes. This Care Home is based around a Grade II listed farmhouse and attached barn. The site is in a highly visible position on the Cotswold escarpment. The existing stone farmhouse was, therefore, highly sensitive in terms of Planning. However, with minimal conversion, and using a series of extensions to form three sides of a courtyard, a total of 65 bedrooms were provided. Each bedroom has en-suite facilities. Communal areas include a bar, dayrooms and a therapy plunge pool. The new build elements responded to the character and topology of the site and were completed using natural stone and traditional detailing.

The Seldown Eco Village project was an opportunity for NORR to work with a client, contractors and design team who shared the same vision, commitment and enthusiasm to produce this unique development in the heart of Poole.

COMPLETION 2005

The main focus for the design of the units is one of environmental sustainability. The scheme provides a mix of 44 one and two bed flats and 42 two, three and four bed homes for rent and shared ownership.

The design envisages an innovative ecotown, with 6,000 homes – including 2,000 affordable homes – offering employment, an energy centre, retail, community uses and green space.

DESIGN 2009

The design concept promotes five distinct districts, which are created in Middle Quinton, each with its own character, design philosophy, scale and urban personality. — A Town Centre, in the eastern part of the site, would be the main focus for retail uses, community facilities, leisure, an education campus and office/workshop-based employment, also providing over 800 homes. — A Station Quarter is included, around a new transport hub, with a greater emphasis on larger scale employment and benefiting from proximity to the station. The Station Quarter connects to the Town Centre with a short, direct link for pedestrians, cyclists and buses. — The Lakeside is in the northern part of the site; here water is used creatively to provide a stunning residential environment, with its own local centre. — An Allotment Village sits in the central part of the site; a strong street pattern promotes solar orientation and is surrounded by a crescent of community allotments. — Finally, The Woodside, in the western part of the site, is a lower density, village environment with its own primary school and local centre. Clusters of family houses are set within a strong landscape framework of woodland and open space. The average density of the development (excluding mixed-use areas) is 41 dwellings per hectare, allowing a wide mix of family housing, starter homes, sheltered housing and apartments. The density is comparable to elements of local towns such as Stratford-upon- Avon.

THE MOUNT BISHOPSTOKE, UK CARE VILLAGES This proposed care village within the extensive wooded landscape of a former manor house and hospital sought to deliver accommodation for the full range of ages and needs. It provided for a range of accommodation that responds to the needs of the retirement living sector and those with physical and mental disorders by providing independent living units (house and flats), close care flats and an 80 bed nursing home. The grounds are extensive and comfortably accommodate this proposed new community within a number of distinct character areas. The centrally positioned existing Mount building accommodates the centre management. restaurant, gym, hairdressers, small retail unit and transport hub linking this community to local amenities.

MARSDEN ROAD HEALTH AND WELLBEING CENTRE SOUTH SHIELDS, UK HEALTH FACILITIES Marsden Road Health & Wellbeing Centre was first developed as part of a small refurbishment and extension to the existing Health Centre for South of Tyne & Wear PCT. South Tyneside Council separately saw an opportunity to also refurbish or develop their adjacent community centre on the neighbouring site. Through careful consideration, we worked with the two separate clients and the associated sub-clients, to develop and design a combined community facility, incorporating the Health Centre, Dental, a Pharmacy, bookable community rooms, Youth centre, South Tyneside Homes offices, a Sports Hall, Gym, MUGA and associated changing facilities. This multi-use building represents a successful collaboration through design development to create a new build community centre and a refurbished and extended health centre that is a true community centred facility for all. The building was officially opened by HRH Princess Royal, during a visit to South Shields in January 2014.

CLIENT South Tyneside & Gateshead BSF SCALE 140 units VALUE ÂŁ15 million COMPLETION Design - 2008

STAG CENTRE SOUTH TYNESIDE, UK HEALTH FACILITIES This project was developed under the South Tyneside and Gateshead BSF programme. The team were employed by Shepherd construction who were bidding in a joint venture with Laing. The 12 month ITCD and ITSFT dialogue process was undertaken with a team of ourselves, Shepherds, EC Harris and Equion. The building contains accommodation for two GP practices, a surgery area, treatment suites, a pharmacy, podiatry, speech and language therapies, a gymnasium, mental health accommodation, various therapy services and district & community nursing accommodation. The project also includes a community library, cafe, multi-purpose community rooms and meeting and conference accommodation.

BTG LIFT ASHTON PCC ASHTON UNDER LYNE, UK HEALTH FACILITIES NORR were part of the Consortium established as preferred bidder for the Bury, Glossop and Tameside ‘LIFT’ Project. A Public Private Partnership (PPP) vehicle had been established jointly with the contracting authorities to provide ‘Partnering Services’ and ‘Lease Plus Services’ to the Primary Care Trust which will include the provision of a mixture of new build and refurbished serviced public and community based health, social care and customer service facilities. Such facilities include intermediate care facilities, health centres, resource centres, walk-in centres, dropin centres, customer service centres, outpatient, diagnostic and treatment facilities and GP and dentists’ accommodation, together with other healthcare facilities that may be appropriate for primary care trusts such as pharmacies, facilities for the allied health professionals, community facilities for social care, social inclusion and the voluntary sector, and key worker accommodation. The established capital value of the schemes in the first tranche was in the region of £21 million.

PMCC HEALING GARDEN TORONTO, ONTARIO, CANADA HEALTH FACILITIES The design for the Princess Margaret Cancer Centre (PMCC) Healing Garden was conducted through a highly consultative process involving an ongoing working group and extensive consultation with staff and patients to arrive at the final design. The project involved of the renovation of an existing roof top courtyard area located on the 14th floor. The courtyard is directly visible from the elevator lobby, facing north and it can also be viewed on 3 sides from patient rooms. The courtyard space also includes a large centrally located skylight bringing natural light into the floor below and is open above providing a view of the existing roof top garden on the Centre’s 16th floor. The garden’s design offers a vibrant healing environment for patients, visitors and staff, providing a calming, pleasant visual distraction for all. The response incorporates elements of green nature, multi-sensory experiences, plantings, varying shades & textures of materials including graphic sight lines and lightning. The garden also provides consistent interest throughout the year, as the season’s changes. Led by Janet Rosenberg & Studio, Landscape Architecture and Urban Design Studios, NORR served as the Architects of Record for this assignment.
