Occupying a prime position on one of the busiest shopping streets in the world. This is the first time in the property’s 41 year history that its exterior has been altered.

The department store has been revitalised using an innovative over-cladding system. NORR worked with world renowned artist and sculptor Ned Kahn to create a captivating interactive façade in keeping with the site’s prominent location next to the upgraded Bond Street underground and Crossrail station. The design showcases a new approach to public art by incorporating it within the fabric of the building itself. The ‘Kinetic Façade’ is a first Ned Kahn concept for the UK. The building’s façade will appear to ripple fluidly as the wind activates thousands of suspended aluminium panels. As it responds to the ever-changing patterns of the wind, the façade will create a direct interface between the built and natural environments. The store will continue trading throughout the works, which also include the instllation of two full height glass towers at each principle Oxford St corner, and the removal of the existing canopy to increase the height of the shop-front glazing. The effect will simultaneously enhance the shopping experience and the presence of the building in the streetscape.

BUCHANAN GALLERIES GLASGOW, UK COMMERCIAL: RETAIL The Buchanan Galleries Shopping Centre, situated in the heart of Glasgow, is Scotland’s largest city centre shopping development. The client’s brief was to provide a quality City Centre shopping development and multi-storey car park, which encompassed three city blocks North to South. The design responded with an elevational treatment with strong rhythm and modelling and an ‘internal street’ with simple, clean lines, providing an effective arcade-like backdrop to shops. The design makes reference to Glasgow’s architectural and engineering heritage but does not resort to pastiche. The large expanses of planar glazing emphasise the building entrances and allow views of the building interior, encouraging a dialogue between internal and external spaces. Internally, the ‘arcade’ approach and limited use of materials assist in creating a straightforward, cool interior. Orientation and circulation are kept deliberately simple. The effect of strong, natural daylight is deliberately controlled by the restrained design of the roof light and the adjacent shaped planes, formed to reflect both natural and artificial lighting. The south atrium in particular, was conceived of as an architectural sculpture, illuminated by bridge and escalator handrail lighting and high-level, fibre optic lighting, set into a feature curved stainless steel ceiling. The overall effect is an inviting responsive building, even when closed. The project provides 600,000 ft² of net, lettable, shopping space and 2,000 car parking spaces.

CLIENT Richardson Cordwell SCALE 20,000 m² VALUE £70 million COMPLETION 2005
THE ROPEWALK NUNEATON, UK COMMERCIAL: RETAIL This £70 million development for Richardson Cordwell, was designed by NORR to build on and enhance the traditional forms of the historic market town of Nuneaton. The high quality specification of materials and finishes was chosen to meet the standards expected by top retailers and the shoppers whom they serve. In total, Ropewalk provides over 20,000 m² of retail space, designed to create a vigorous and thriving street scene. There are 35 new retail units, ranging in size from 50 m² to 400 m², as well as 525 parking spaces. Retailers include BHS, Next, TK Maxx and HMV. The development was conceived to recreate the historic route that was used for the manufacture of ropes and more importantly formed a circulatory route for shoppers within the town. The aesthetic of the development was derived from the historic forms in the town, with shopfronts emulating the varied streetscape within a covered mall. At the heart of the development, is a public square which forms the hub for vertical and horizontal movement and provides linkage to the car park. The project creates a new striking development that is highly visible from the ring road which was a key factor to secure British Home Stores as the anchor tenant.

WESTGATE RETAIL CENTRE IPSWICH, UK COMMERCIAL: RETAIL Launched as a developer competition in 2006, NORR supported Turnstone Estate’s successful bid for the redevelopment of the former Civic Centre site, in Ipswich. The design proposals include for 11,200 m² of retail floor space on three levels over basement car parking. It also includes for an extension to the adjoining new Wolsey Theatre, together with the creation of a new public space over an existing underground spiral car park.

MARKET STREET CENTRAL ARCADE LEEDS, UK COMMERCIAL: RETAIL This redevelopment of an existing shopping arcade in Leeds City centre has transformed a run-down, single storey, 1950’s arcade into a vibrant, new retail environment with shopping on three levels beneath a glazed roof. The Arcade forms an important link between Leeds premier shopping street and the Markets and Corn Exchange areas. The redevelopment provides a range of size of retail units with the first floor accessed off a gallery walkway with bridge links across the central mall. The works include the development of basement areas to form additional retail and ancillary space and, during the design development stage adjoining premises fronting onto Central Road and Duncan Street have been incorporated into the scheme, to create two feature restaurant units and further street frontage retail. NORR worked in close consultation with Leeds City Council’s City Centre regeneration team to ensure that the Arcade will create a finely detailed and robust shopping environment that will link in with the existing and developing network of streets and Arcades in the heart of the City.

NEW QUEENS SQUARE WEST BROMWICH, UK COMMERCIAL: RETAIL This £35m project will create over 12,000 m² of new retail space and refurbish 13,000 m² of existing space. The development will integrate the extended centre into West Bromwich’s existing fabric and provide an enhanced retail experience, thus contributing positively to the public realm of the town centre.

PRINCES MALL EDINBURGH, UK COMMERCIAL: RETAIL NORR designed internal refurbishments and a new food court for the 1980’s Princes Mall shopping centre. The refurbishment creates extra usable space within the centre by extending the perimeter shop units forward creating a new mall environment on both levels and linking the atria space at the east end and the west end. The alterations to Princes Mall are designed to rationalise the mall at both levels, removing the internal retail islands, improving shop depths and forming a major user space on the east site at the upper mall level. All major plant and life safety systems have also been upgraded and replaced. All this within the confines of an underground shopping centre with trading continuing uninterrupted throughout the contract period. To compliment the refurbished mall, the escalators have been relocated and replaced, new floor and ceiling finishes installed throughout and a new glazed feature entrance canopy and new granite steps will be formed to Waverley Bridge.

OMNI CENTRE EDINBURGH, UK COMMERCIAL: MIXED USE NORR was involved in the development of this mixed-use building, on a prominent site in central Edinburgh, adjacent to The Playhouse Theatre, from scheme design to completion. The site comprised an existing car park on five levels, built of reinforced concrete and a Grade-A listed church faรงade. NORR was appointed Lead Consultant to complete production information for the leisure building, comprising a health and fitness suite, a 12-screen cinema and a 100-bedroom hotel. This major project was located entirely within the Edinburgh World Heritage Site and the development was, therefore, subject to a high degree of public scrutiny. The building features a roof garden, which was treated as a fifth elevation as it is fully visible to pedestrians on nearby Carlton Hill.

BON ACCORD CENTRE ABERDEEN, UK COMMERCIAL: RETAIL The Bonaccord Shopping Centre was originally designed by NORR in 1990 and was a shopping centre amounting to 32,000 m² of retail space and 1050 car parking spaces The Scottish Retail Partnership acquired land adjacent to their Centre and commissioned NORR to expand the Centre to make provision for a new retail tenant and additional car parking spaces. The retail space was designed on two floors with four floors of car parking above, this provided 4,600 m² of additional retail space and additional car parking for 300 cars . The project involved reconfiguration of the mall shop frontages , escalator re-alighnment , replanning of the service yard and car park and the formation of a street frontage. The street frontage received an award from Aberdeen Civic Society for its Architectural Design. The extension and alterations were successfully carried out, adopting traditional procurement, with minimum disruption to the operation of the shopping centre.

GLASWELLS, ORWELL RETAIL PARK IPSWICH, UK COMMERCIAL: RETAIL Extensive remodelling and refurbishment (including new roof, facades and mezzanine floor) to a 30 year old retail park store has created 6,000 m2 of retail space on two floors. The furniture and home furnishings store includes a restaurant with 80 covers and escalator to the first floor. The project programme was accelerated to ensure the store was open for the January 2009 sales. Glasswells wished to create a quality retail environment which matched the company’s reputation for quality of product and service. The new store has reinvigorated a previously run-down retail unit and created a focal point on a main approach into Ipswich. The project was the winner of the Major Alteration and Extension category of the Suffolk Association of Architects Craftsmanship Awards 2009.

COALVILLE RETAIL DISTRICT LEICESTERSHIRE, UK COMMERCIAL: RETAIL The proposed redevelopment of Coalville town centre is designed to invigorate and complement the existing style, character, and feel of the town centre. Emphasis is placed on traditional materials and detailing, low rise domestic scale respecting existing street patterns and providing a variety of townscape requirements. The creation of a new public square at the junction of the new and old retail, and incorporation of a cinema and A3 uses will put the HEART back in town.

GILTBROOK RETAIL PARK NOTTINGHAM, UK COMMERCIAL: RETAIL British Land purchased the Ikea site at Giltbrook in 2006, with outline consent for redevelopment. The scheme comprises 14,300 m² of new retail space, plus ancillary A3 uses, and creche together with the formation of a total of 2,364 parking spaces including 44 spaces in semi-basement parking. In addition, the scheme includes 2.15 Ha of employment land to be developed in parallel for industrial/trade park uses. Solar collectors pre-heat water for the hot water system, ‘grey water recycling’ sourced from shower and washbasin waste is used for flushing toilets, a 50,000 litre tank is used to harvest rainwater from the roof for landscaping use and wind turbines feed into the National Grid.

NORR was appointed by JJ Gallagher Ltd to design this development located midway between Leeds and Bradford. The original brief for the development was for a 13 screen Multiplex Odeon Cinema and 2,325 m² of Leisure Centre, albeit that the original brief for the Leisure Centre did not require the inclusion of a full Health + Fitness Suite. The final selection of the Health + Fitness Suite was only realised late into the detailed design of the scheme, and the final brief from ‘Indigo Fitness’ required major modifications to the structural design of the building in order to accommodate a 25 metre swimming pool.
On completion, the development boasted the largest multi screen cinema complex in Leeds, with on site car parking for 750 vehicles.
Britsh Land have overseen the regeneration of this 1,700 m² retail park in a prime location on the outskirts of Leeds.
This demonstrates that with our expansive experience we are able to deliver beyond the brief, when changing schemes demand.
The scheme involved the demolition and re-building on part of the site, the creation of additional floor space and the re-cladding of the remainder to present a unified development.

CONGLETON RETAIL PARK CONGLETON, UK COMMERCIAL: RETAIL NORR has been working with Metric Properties since they acquired the retail park in September 2010. Our brief was to examine the design opportunities and potential asset management improvements to the retail park that would enhance the overall visitor experience. The design team identified several areas where the Client could enlarge the total lettable areas of the units, sub-division opportunities, traffic flow and branding/signage improvements. The masterplan for the site was implemented over a number of phases and involved detailed liaison with the tenants.

WM MORRISON STORES NATIONWIDE, UK COMMERCIAL: RETAIL NORR has acted for Morrisons for over 30 years, has completed over 25 new stores and over 45 refurbishment projects in this period. New superstores include those at Newark, Mansfield, Banbury, Shrewsbury, Barnsley, Ellesmere Port, Blyth, Wrexham, Newcastle under Lyme, Brampton, Makerfield, Rhyl and Speke in Liverpool. New developments for Morrisons have ranged from single use, out of town sites with petrol filling stations, to major mixed use and multi-level town centre projects such as Newark, which was a competition winning entry submitted by NORR and selected by the Royal Arts Commission as the outstanding entry and the only entry which ‘answered the brief in all areas’ to produce ‘an outstanding urban design solution’. This project included a superstore with multi-storey car park, offices, library, other retail units, bus terminus and residential development which has regenerated the town centre of Newark in Nottinghamshire. The store at Speke was part of a £30m urban regeneration project promoted by Liverpool City Council to replace the old Speke District Centre and consisted of superstore and petrol filling station, store and town centre car park, bus terminus, large retail units for TK Maxx, Dunns, Halfords and Superdrug, as well as 12 smaller shops and a library. Morrisons asked NORR to assist with their ambitious roll out programme of store conversions when Morrisons acquired Safeway, susequently rebranding and upgrading the stores.

BARKER & STONEHOUSE SHOWROOM ST JAMES RETAIL PARK, KNARESBOROUGH, UK COMMERCIAL: RETAIL Located on an ‘island’ site at the entrance to both St. James Business Park and the town of Knaresborough this project redeveloped a redundant car showroom site to provide a new furniture showroom for Barker and Stonehouse. The development provides a landmark building on this ‘Gateway’ site that has enhanced the visual quality of the existing retail environment whilst sitting sympathetically within the natural landscape. The design realises the potential of the site by responding positively to the adjacent road network and by linking the development visually with the existing Retail Park buildings. The proposal utilises the site’s geometry, topography and location to its fullest-extent, to achieve a truly a stunning commercial solution.

The Brief was to increase the selling space by transforming the first floor domestic property into further trading space to double the size of the store. NORR’s solution was to maintain a contemporary but welcoming environment, complementing and subtlety enhancing the ambience of the original store. The finished scheme has proved successful for both the client and its many customers, establishing Morgan Clare as a significant retailer of British fashion in the UK.

PRINCES SQUARE GLASGOW, UK COMMERCIAL: RETAIL The award-winning Princes Square is a unique, five-storey shopping centre, created around a cobbled Victorian Square, dating from 1841. It is located in the historic centre of Glasgow and creates attractive public environments which complement the commercial efficiency and investment value of the shopping centre. The original cellars of the buildings were excavated to provide an additional level of shopping areas and add to the impression of height, with the entire space being covered by a clear glass dome roof. The design sought to preserve and restore the original sandstone buildings and yet transform the space into a modern shopping centre that would provide an attractive meeting place: ‘a new Rialto’. New galleries were carefully designed to afford generous movement and allow as many shops as possible on all levels to be seen from any one vantage point. The later addition of ‘The Glasshouse’ extended the centre into Springfield Court, providing a further 20,000 ft² of retail area and a new retail frontage to the east.

MCDONALDS RESTAURANTS NATIONWIDE, UK COMMERCIAL: RETAIL NORR have been involved with the new McDonalds re-imaging since February 2008. In a bid to update every one of their 1,206 UK sites and encourage new customers. McDonalds recognised the need to update their image and existing restaurants. Working closely with McDonalds, NORR have helped shed the red and yellow image and implement the contemporary up market look with the use of leather chairs, intimate booths, key graphics and feature lighting. NORR have completed some 80 projects to date for the client, and have helped assist in sourcing and procurment throughout the roll-out programme.

BEAUTY 360 CVS / PHARMACY USA COMMERCIAL: RETAIL CVS / pharmacy has awarded NORR the opportunity to develop and maintain a prototype for its Beauty 360 program. Partnering with prestige and niche beauty brands, CVS / pharmacy has created an innovative store concept that introduces prestige cosmetics to a new market in local neighborhoods. Adjacent to, and accessible from, existing CVS / pharmacies, Beauty 360 will bring high-end cosmetics to areas where people shop most; a strategy that has proven itself in Europe and Canada.
NORR is responsible for designing the prototype based on two existing test stores. The prototype features a consultation room, fragrance counter, make-up tables and innovation stations. The space is designed to allow for maximum interaction among product, staff and clientele. In this prototype, coordination between architectural and lighting design is crucial.
CVS / pharmacy plans to introduce Beauty 360 across the country in markets where beauty performs exceeding well. NORR will maintain this prototype and will work as Architect of Record on several new projects.

AL FUTTAIM JEWELLERY DUBAI, UAE COMMERCIAL: RETAIL Al Futtaim Jewellery, specializes in the sale of gold, diamonds and pearls. It was important to the client that each category be separately presented and displayed. The retail focus was to also appeal to a midlevel retail market. Inspired by pearls resting on a sea bed floor, NORR designed the interior space with waved spatulato walls which lead the customer onto an elevated platform which features the more exclusive diamond section. Gold and other merchandise is displayed at the store entrance. An unusual requirement by Al Futtaim Jewellery was to accommodate a private viewing room for women. The program also includes a jewellery repair facility. The concept devolped for this store was carried through to three additional locations.
