CRIPPS COURT, MAGDALENE COLLEGE MAGDALENE COLLEGE, CAMBRIDGE UNIVERSITY, UK COMMERCIAL: HALLS OF RESIDENCE The development forms a self-contained annexe to the main Magdalene College site, and comprises en-suite rooms for up to 41 students along with associated social facilities, teaching spaces, IT facilities and a 140 seat auditorium. Two existing houses have been enhanced and integrated into the main frontage on Chesterton Road and this, along with the use of carefully chosen high quality materials, has resulted in buildings which are both modern and in sympathy with their surroundings.

RADIUS PRESTWICH, MANCHESTER, UK COMMERCIAL: HALLS OF RESIDENCE NORR have been involved with the design of a major new mixed residential and retail development in Prestwich, Manchester after being appointed by nationwide group ‘Countryside Properties.’ Working with Carillion Building, the multi-million pound scheme will incorporate 145, one and two bedroomed apartments over nine floors. Known as ‘Radius’, the development provides stylish, contemporary apartments with excellent amenities retail and leisure facilities. The ground floor, with mezzanine level, comprises retail and leisure accommodation, covering an area of 2,800 m².

SELWYN COLLEGE, UNIVERSITY OF CAMBRIDGE CAMBRIDGE, UK COMMERCIAL: HALLS OF RESIDENCE NORR were appointed by Bluestone as Design and Build Architects, to develop and deliver Porphyrios Architects’ award winning designs. This first phase expansion to Selwyn College was successfully completed in 2005. The project provided a new 35-unit student accommodation and administration block for the college. Phase 2 was completed in April 2009, and provides the college with a further 30 units of student accommodation in a new wing and common room facilities.

NORR were retained to design student accommodation to provide 190 bedrooms for Unite Group Ltd on a very difficult urban site adjacent to University of Exeter, Stretham Campus.

The accommodation, which opened in September 2008, is of a modern contemporary design and has its own landscaped grounds. The accommodation is arranged in flats of between three to seven en-suite rooms. Each flat has its own fully fitted kitchen/ lounge area. Lightweight construction, satisfies all current criteria for thermal efficiency, sustainability etc.

ST LEONARDS HOUSE LANCASTER, UK LIFESTYLE: RESIDENTIAL NORR are working with Robertson Property to deliver the conversion and extension of the Grade 2 listed former council offices in the centre of Lancaster into new student accommodation. The scheme consists of 81 individual studio apartments with integral kitchen and shower pod; and 99 cluster rooms arranged in clusters from 4 to 6 bedrooms and each with en suite shower pods and shared living – kitchen spaces. The lower ground floor has been utilized for various shared amenity spaces which include communal living rooms; gymnasium and a party room with integral catering provision. The site forms part of a developing ‘student’ core within the city centre and will assist in regenerating and ‘edge of city’ location. Site works commence February 2017 for completion August 2018.

HALLS OF RESIDENCE, DE MONTFORT UNIVERSITY LEICESTER, UK COMMERCIAL: HALLS OF RESIDENCE Phase I of the scheme is built over the bailey of the Norman castle built in 1068. The castle was in turn built over the remains of the Roman settlement. The accommodation is sited adjacent to the Conservation Area and is on axis with the Grade I Listed St Mary de Castro church. Phase 2 contains undisturbed ground which is over Roman remains and the new development has been designed to protect this area. Victoria Hall and De Montfort University of Leicester are the collaborative clients for the student halls of residence. The scheme provides in excess of 360 bed spaces situated on the inner ring road around Leicester, centred between the city centre and the University. The building is designed to respond to the urban grain of the city, allowing axial views of the cathedral and church spires. The building form creates an inner courtyard, providing a semiprivate space for students to dwell. The mix and blend of modern and traditional materials combined with a gentle elevation rhythm and corner treatments, produce a significant building of its time, with links to Leicester’s architectural heritage.

SOUTH COURTS, UNIVERSITY OF ESSEX ESSEX, UK COMMERCIAL: HALLS OF RESIDENCE NORR with the D&B Contractor completed Phases 2 and 3 of The University of Essex’s new student accommodation. Both schemes followed the University’s masterplan and involved extensive negotiations with the Local Authority’s Planning Department. Phase 2 comprises of 470 single and 30 double rooms in three storey linked houses in a series of intimate courtyards. With six rooms and shared kitchen per floor. The bedrooms are well equipped for conference use with IT links to central facilities. The student rooms feature the use of prefabricated GRP pod toilet/shower units for speed of construction and quality of finish. Phase 3 provides 508 single student bedrooms and four disabled flats on four storeys, completing the ‘circus’ started in Phase 1 and framing the mature trees on site. As with Phase 2, there are six bedrooms and a shared kitchen per floor.

STATION GARAGE STUDENT ACCOMMODATION CRANFIELD, BEDFORSHIRE,UK COMMERCIAL: HALLS OF RESIDENCE Our design proposal for the Burrell Road site will be the catalyst for the regeneration of the area, creating a stimulating, vibrant and exciting environment for students and bringing the local community into the site, whilst retaining secure private spaces. The accommodation provides 200 student bedrooms (including disability facilities) in grouped flat arrangements all in accordance with UCS space and technical standards and Code of Practice, as confirmed by the UCS Accommodation Officer. The scheme can be developed out in two phases if required. Phase 1 consists of 104 student bedrooms, office, cafe, supermarket and ancillary accommodation in a five storey development. Phase 2 consists of 96 student bedrooms, two retail units, fitness gym and ancillary accommodation and operational parking. The scheme is an efficient, simple and sustainable design well suited to modular construction methods. Externally the design is deliberately contemporary and ‘funky’ to give style and individuality to the development in a cohesive manner. We want this site and its accommodation offered to be highly desired by students and we can envisage that the external café/bar areas, waterfront walk and high level walkways will be places of social interaction.

We have been commissioned by Opal Property Group to carry out the detailed design of student housing on a former Builder’s Merchants site in Cowley Bridge Road, Exeter.

The site is located adjacent to one of the main arterial routes into the city and the mainline railway provides the opportunity to design a high quality, contemporary building which greatly enhances the approach into Exeter. 219 bedrooms, timber framed construction giving lightweight, well-insulated and thermally responsive building. Accommodation arranged in clusters of standard, deluxe and wheelchair accessible bedrooms with spacious communal kitchens and living area. The scheme is currently submitted to the local authority Planning Department and is awaiting determination. We have provided architectural service to Planning on this project.

STUDENT ACCOMMODATION, JOHN MOORES UNIVERSITY LIVERPOOL, UK COMMERCIAL: HALLS OF RESIDENCE Situated on the I.M.Marsh Campus at John Moores University, Liverpool, the brief was to design a modern student village, providing accommodation for 250 students for the expanding educational centre. The solution was to design an attractive residential complex in seven blocks (two to three floors) which has been modelled on an Italian Hill Town theme. The accommodation has been arranged in clusters of six bedrooms with shared communal area / kitchen, and a central stairway and lobby.

UNDERGRADUATE HALLS OF RESIDENCE, UNIVERSITY OF NOTTINGHAM NOTTINGHAM, UK COMMERCIAL: HALLS OF RESIDENCE Leading on from a concept design by Sir Michael Hopkins the scheme was awarded following a competition, and developed into a Design and Build Contract with John Laing Construction. The project valued at approximately £9 million provides 600 student ensuite bedrooms, with ancillary bars, common rooms on the reclaimed site of a disused cycle factory. The Scheme embodies the Hopkins derived aesthetic of simple elegant spaces arranged around monastic cloistered courtyards.

Located within a conservation area on the outskirts of Leeds city centre, the development will include 720 bed student accommodation, approximately 160 studios and also include over 1,000 m² of A3 retail and leisure space.

GIBSON STREET, UNIVERSITY OF GLASGOW GLASGOW, UK COMMERCIAL: HALLS OF RESIDENCE NORR designed this new student residence for Unite, one of the UK’s leading developer and manager of purpose-built student accommodation. This student housing complex is designed to act as a ‘gateway’ to the west end of Glasgow and is built on a challenging and landlocked site adjacent to the River Kelvin. University of Glasgow campus is less than five minutes away. This ‘book end’ site had lain empty, overgrown and neglected for a number of years since the dilapidation and collapse due to ground movement and subsidence of the tenement property that formerly occupied the site. Built in a conservation area, local planners insisted on quality external finishes to blend in with the surrounding properties. To achieve this we have utilised sandstone rainscreen, zinc cladding and aluminium curtain walling. Opened in 2009, the student accommodation offers a range of ensuite rooms in three, four, five and six study bedroom flats, and studios. In total there are 32 flats providing 93 bed spaces. The ensuites facilities in all of the standard room types were pre-manufactured ‘pod’ design which standardised each property as well as speeding up the construction process. The property also has common recreational spaces, laundry, secure bike storage, admin office and a standalone retail facility at pavement level.

CALEDONIA COURT, CALEDONIAN UNIVERSITY GLASGOW, UK COMMERCIAL: HALLS OF RESIDENCE In September 1995, NORR completed the first phase of Caledonian Court, providing accommodation for 320 students on the Caledonian University campus. In September 2000 the second phase of Caledonian Court was built to a higher specification, with all 341 rooms having private en-suite facilities. All flats are certified HMOs (Houses for Multiple Occupation) in compliance with Glasgow City Council regulations. Between five and eight students occupy single study bedrooms (and a small number of twin rooms) within each flat with shared kitchen/dining areas for self catering purposes. Some flats are specially equipped and adapted for students with disabilities. The development also contains 24hr security / concierge facilities and common facilities blocks which is home to the central admin, laundry, workshops, computer suites, reading and recreation spaces.

SOUTH CLERK STREET, UNIVERSITY OF EDINBURGH EDINBURGH, UK FURTHER AND HIGHER EDUCATION The NORR designed student residencies at South Clerk Street were provided for The University of Edinburgh. This is a self-catered accommodation situated a short walk from George Square comprising 122 single study bedrooms over eight floors. There are typically four or five single bedrooms per flat all with shared toilet and kitchen facilities. Two commercial units are provided on the ground floor as well as secure cycle storage. The building occupies the site of a former cinema and the rear of the building adopts a saw tooth profile to maximise external wall area for windows while filling the footprint of the former cinema maximising the built form on this tight city centre site. Internally all flats escape via an internally located pressurised escape core serviced by two stairwells.

This project posed architectural challenges since the site is deemed an area of outstanding beauty and the main Britannia Royal Naval College building is Grade II listed, which meant that the new living accommodation block had to be sympathetic to its’ surroundings and in keeping with the Dartmouth waterfront.

Due to the steeply sloping site topography the building was designed to be as compact as possible and our chosen design solution adopted traditional brick elevations with sash-style double glazed windows and a traditional tiled pitched roof.

Phases 4 and 5 of the Single Living CLIENT Accommodation Modernisation HMS Collingwood at HMS Collingwood provide 151 cabins in two buildings; the linear one comprises 26 Senior Officers’ apartments, while the ‘L’ shaped building houses 125 Junior Officers en-suite cabins each with integral baggage store. The site is located adjacent to the main entrance gates creating a ‘front of house’ situation and therefore is perceived as a sensitive area of the Establishment from an aesthetic and planning point of view. The new three storey buildings are constructed from modular pods, with external face brickwork in a combination of multi buff brick with multi red brick detailing.

NORR completed this project in 2009 for Campus Living Villages. The project comprised of the reconfiguration of public areas of the John Lester and Eddie Coleman Court buildings, part of the University of Salford. The project saw creation of new reception, cafe spaces, social areas and recreation facilities within two ground floor areas of two existing 1960s residential towers. There was also improvements to the immediate external environment and upgrading of student rooms. Overall, the two buildings were transformed in order to present a more convivial and welcoming environment to all of the students who live there.

Purbeck House is a new student accommodation facility in Cambridge designed by NORR. The accommodation consists of 151 contemporary studio and onebedroom student apartments to let. The ancillary accommodation comprises a warden’s flat and office, a student common room and laundry.

The student rooms are arranged in clusters of nine on each floor around vertical circulation zones. The arrangement of the clusters is expressed externally in the cladding materials, with a vertical emphasis to the stair/lift towers, finished in Sto render and red facing brickwork to the adjacent accommodation.

NORR have been commissioned by Signpost Homes and the University of Exeter in respect of design proposals for Student Housing at the Rowancroft campus in Heavitree, Exeter. The site is within the Heavitree Conservation Area and also partly adjoins the Mont Le Grand Conservation Area. This has generated a sensitive response to local constraints and proposals will include careful detailing to complement the contextual architectural styles. The proposals include for a total of 220 bedrooms arranged in 62 flats, with the site area of 1.1 hectares.

STUDENTS’ UNION UNIVERSITY OF SHEFFIELD, UK FURTHER AND HIGHER EDUCATION NORR was commissioned by the University of Sheffield to undertake a design for an improved Student’s Union Building. The work comprised a £2.6 million project which refurbished an existing building complex ranging from the 1900s–1970s. The ground floor includes a full refurbishment featuring a new state of the art entrance area and reception, leading through to a primary retail and food core, offering a mix of shops, cafe bars and food outlets. The proposals also looked to integrate student activities at first floor level and provides clear circulation routes through what was previously a confusing amalgamation of dispirate buildings.

STUDENT UNION, HERIOT WATT UNION SCOTTISH BORDERS CAMPUS, GALASHIELS, UK COMMERCIAL: HALLS OF RESIDENCE The design of the Students Union is based on a curved and flowing structure reflecting the more relaxed uses of the building. The all embracing over hanging mono-pitch roof increases in height from a low level at the entrance, providing a more intimate scale of the bar and café environment to a double height space over the Function Suite reflecting the multi-functional use of the space. The Main Area is envisaged as a café/bar, which will be open at all times, with the incorporation of large glass curtain walling allowing views from the courtyard through the café/bar. The use of curving random rubble stone walls to the main elevation and painted roughcast walls to the other elevation reflects the materials used on the existing campus buildings.

UNIVERSITY OF ABERTAY NEW STUDENT CENTRE DUNDEE, UK FURTHER AND HIGHER EDUCATION NORR was commissioned to provide the University of Abertay, Dundee with a new student centre. Located on a city centre site diagonally opposite the award-winning University of Abertay library, also designed by NORR. The accommodation comprises high quality social spaces including bars, centralised food offers and a basement nightclub. Together these buildings provide the University with a legible focus to its overall campus. The project also provides student welfare facilities, a bookshop and University cultural activities including a multi-purpose performance space and an exhibition space with external terrace. Further contributing to the genuine buzz and feel of this city centre campus.

53O STUDENT UNION CENTRE UNIVERSITY OF CENTRAL LANCASHIRE, PRESTON, UK FURTHER AND HIGHER EDUCATION The brief called for a new venue hall to be built on an existing car park adjacent to the existing 1970’s Students Union together with a complete reworking of the existing building to include the addition of retail units, new entrance, union services and a café area. NORR responded to this by providing a distinct yet homogenous group of linked buildings The venue is split into three parts. The largest has a capacity of over 1,000 with a wooden spring dance floor, a 15 metre stage and a mezzanine area. The Club area includes a stage, dance floor and DJ booth. The majority of the events at 53o are open to the public, as well as the vast student population. This enables the University to attract headline acts from the entertainment industry and encourages community use of its facilities.
