MOTEL ONE NEWCASTLE COMMERCIAL: HOTELS NORR are lead designers for the new £12 million, 222 bed boutique hotel in Newcastle. The hotel is a combination of a new build bedroom block and refurbishment of historic buildings within Newcastle’s medieval quarter for the front of house facilities. NORR’s design for Motel One retains the existing frontage of High Bridge Court and creates a new-build block behind the street in Half Moon Court. The site is located within minutes of the city’s theatres, restaurants, shops and business quarters.

PREMIER INN NEWCASTLE COMMERCIAL: HOTELS NORR are providing architectural services to Interserve Developments for the former 1930’s Co-op building in Newcastle city centre. Construction is now well underway on the Grade 2 designated heritage building and when completed in December 2015, the £18 million new Newcastle Premier Inn hotel will include 184 rooms along with A3 outlets to include Turtle Bay and a large basement gym for ‘The Gym Group’. Scope of work also involves the refurbishment of the existing deck car park to the rear.

Contemporary New build hotel with 150 bedrooms within Edinburgh’s Georgian quarter. Works have progressed on site January 2015.

Hub is a relatively new concept from Premier Inn and could be loosely classified as ‘budget boutique’ and is aimed in part at the business traveller whom requires a single occupancy room with a double bed albeit, conventional double rooms are included within the hotel as well. The rooms are extremely well designed to give a compact room with a very high standard of IT provision and a compact work station within the room. The hotel at Edinburgh is likely to be the 4th completed as part of what will become a much wider role out by Premier Inn across the country and works have now progressed on site. The design includes contemporary elevations which make use of natural sand stone, aluminium windows and feature metal channel details to match the window fenestration. The ground floor of the hotel includes the usual front of house meet and great areas and also a branded coffee shop which is open to the public - but also makes provision for the hotel guests at breakfast time.

PREMIER INN MILL STREET, PERTH COMMERCIAL: HOTELS The redevelopment offers sympathetic conversion of a vacant building which is located in a prominent position within an important Conservation Area. The property is situated next to Perth Concert Hall and is contained within the shell of the 19th century mill and its later 1930’s extension. There was minimal exterior interventions to the front whilst to the rear windows have been replaced to create a more symmetrical appearance. The shell was completely redeveloped to incorporate an 83 bed Premier Inn with restaurant and conference facilities.

SLEEPERZ HOTEL NEWCASTLE COMMERCIAL: HOTELS NORR were commissioned by Sleeperz Hotels to deliver this ÂŁ6 million scheme from Stage D onwards. Situated on a tight inner city site adjacent to, and incorporating the arches belonging to, the Grade I Listed Newcastle Central Station, this 98 bed compact quality hotel provides views across from the station down towards the Castle Keep and Tyne bridge. Construction methods include precast and pre-finished concrete structural frame; and dividing walls and floors, giving full acoustic and fire separation properties ready for decoration. The regeneration of this NWR owned inner city site creates an opportunity to give a new lease of life to a plot which has been vacant for a number of years. Working closely with Network Rail the site includes lettable units on the ground floor, as well as the hotel reception, and five floors of hotel accommodation above.

SLEEPERZ HOTEL LIVERPOOL COMMERCIAL: HOTELS NORR Newcastle are currently working with Network Rail and Sleeperz Hotels to develop a mixed use retail and 90 room hotel scheme on land immediately adjoining Lime Street Station, Nelson Street, Liverpool. The project involves the conversion of part of an existing building and new build extension adjoining the multistorey car park and station. The site is on the boundary of the conservation area and will physically join the listed Lime Street Station and is tightly sandwiched between back of pavement, the station and the multi storey NCP car park, in addition to this a major entrance to the station passes through and under the proposed site and building – this will be incorporated and enhanced as part of the project.

Turnstone Estates appointed NORR for a major leisure complex in Cambridge.

Part of the development included an architectural competition organized by NORR for the hotel element. A highly unusual and original concept design by Proctor Matthews was selected as the winning idea and this was then taken forward to construction in conjunction with the NORR team. Situated to the edge of the city, the site has a high public profile. It requires the highest level of professional design management, in order to satisfy the ambitious and environmental concerns of the local authority, and work within the client’s commercial constraints. The development provides the facilities of a nine screen multiplex cinema, 28 lane bowling alley, health & fitness club, restaurants and children’s play area and 40 luxury flats are planned within the site. Car parking is provided in a multi storey car park.

ARMY & NAVY CHELMSFORD COMMERCIAL: HOTELS

VALUE £8.5 million

Completed in December 2008, and located on the edge of Chelmsford, the £8.5 million Army & Navy site is regarded as one of the most important developments for the city.

The development includes an 80-room hotel, 12 high-quality luxury flats and a total of 23,500 ft² retail space. The design of the project does not only try to respect the existing context and history of the site, but also enhances the townscape quality of the area.

TRAVELODGE, DUKE STREET IPSWICH COMMERCIAL: HOTELS New 87 bedroom hotel designed to meet the requirements of Travelodge (who will lease the building) consisting of five accessible bedrooms, 16 family bedrooms and 66 double bedrooms, café plus separate 160 m² A1/A2/A3 unit at ground floor level along with 58 car park spaces. The £3.95 million, 2,950 m² scheme is designed to enhance the improving public spaces and the waterfront in this area. Colour rain screen cladding and timber panels are used on the elevations to bring visual interest, life and vibrancy to Duke Street. Signage is incorporated into the fundamental design of the building and used as a focal point in the street scene. The building will be built in timber frame components on a steel frame ground floor deck using fast track building methods. The design aims to achieve a BREEAM ‘Very Good’ rating. Feature gabion walls are proposed to the rear car park and south seating area for screening and enhanced site biodiversity. The facility is very close to the waterfront and detailed flood evacuation systems have had to be designed into the scheme from an early concept stage.

CLIENT Kier Ventures SCALE 67 bedroom VALUE £3 million COMPLETION 2011

TRAVELODGE DONCASTER COMMERCIAL: HOTELS NORR were approached in June 2010 by Kier Ventures to design and submit a planning application for a mixed use development that included a Travelodge and restaurants on a vacant site at Lakeside, Doncaster, close to the Keepmoat Stadium and Junction 3 of the M18. This achieved planning permission in October 2010 and began trading in early December 2011. The principal contractor is Kier Northern and the value of the project is circa £3 million. The Travelodge forms part of a four storey mixed use development that includes two A3 restaurant units on the ground floor (although this may become single occupancy subject to confirmation of tenant) and a three storey Travelodge accommodation above. A portion of the ground floor has been designated to accommodate the hotel’s entrance lobby, lift lobby, accommodation stair, linen intake room and plant room. The Travelodge itself comprises 67 bedrooms, of which four are accessible rooms. The site also includes 107 parking spaces (of which 67 are four the Travelodge and 40 for the A3 restaurants), a public walkway connecting the main street with the Lakeside promenade and associated hard and soft landscaping areas. The internal layout of the hotel element is based very closely on the standard Travelodge approved plan.

TRAVELODGE YORK COMMERCIAL: HOTELS NORR designed a new 60 bed, £2.5 million Travelodge in York’s historic city centre. The site offered a challenge in how to respond to the existing urban environment and rich history of the city whilst creating a practical new build ‘budget’ hotel to suit the commercial requirements of the operator. The design completed in 2007 for the hotel remains contemporary in its execution but draws upon the context of its surroundings, visually restoring the lost section of the city wall and acting as a foil to the existing medieval tower. In this way it provides a positive addition to the existing city fabric, complementing the forms in its urban scale and providing new life, activity and urban space to this once neglected area. The four storey building is orientated around a central courtyard, which is penetrated by a pedestrian route providing views through the building and access to and from the river.

DARESBURY PARK HOTEL RUNCORN, CHESHIRE COMMERCIAL: HOTELS The project included the refurbishment and remodelling of De Vere Hotel’s ‘Daresbury Park Hotel’ which is situated beside the M56 motorway in Runcorn, Cheshire. NORR was appointed as project architect, interior designer and landscape architect to remodel the 165 bedroom hotel. The project involved redeveloping of the reception areas, dining areas, sports and recreational facilities and hotel bedrooms together with new conference facilities. The main aim of the redevelopment was to link the hotel in with the new business park and science parks in the area.

CLIENT Kensington House

KENSINGTON HOUSE APART HOTEL NEWCASTLE COMMERCIAL: HOTELS Kensington House is now fully operational and is regarded as one of the most luxurious Apart Hotel scheme in Newcastle. The scheme consists of 24 apartments with full front of house provision provided on site. The original 19th century buildings consisted of a series of town houses that had latterly been converted into a single office space over four floors. The scheme restored the original fabric; whilst adapting and enlarging the floor plates to incorporate the requirements of a high end hotel. NORR have now been commissioned to complete an annexe hotel to Kensington House which will be located in Newcastle city centre within an attractive listed disused office building.

121-123 PRINCES ST EDINBURGH COMMERCIAL: HOTELS This ambitious development marks the first new hotel on Edinburgh’s main shopping street for more than 50 years. It comprises some 2,600 m² of retail space on basement, ground and first floors, already pre-let to clothes chain New Look, and a 97-bed Premier Inn, with bar and restaurant, taking up the second to sixth floors. The project will largely retain the Georgian building at 123 Princes Street and the gable ends and chimneys of the Victorian building at 121-122 will also be kept. This is the first significant consent at this end of Princes Street to compliment the Council’s ‘String of Pearls’ concept.

The state-of-the-art ‘destination spa’ at the Gleneagles Hotel is a contemporary environment, carefully designed to create a perfect place to unwind.

A palette of natural materials and feature lighting has been used throughout, with a spacious heat experience zone and vitality pool, complemented by adjacent relaxation lounges. The new reception area, changing rooms, and 20 treatment rooms, with a generous covered courtyard, complete the spa experience. The Gleneagles Spa is in the series of projects designed by NORR, upgrading and expanding the hotel’s leisure, function and bedroom accommodation. The construction work required careful planning and programming to minimise disruption to the normal operation of the hotel, swimming pool and leisure club.

CALEDONIAN HILTON EDINBURGH COMMERCIAL: HOTELS The master plan for the five star Caledonian Hotel, Edinburgh prepared by NORR proposed to expand the hotel by creating two new bedroom wings to match the exisitng Listed Building, over the exisitng courtyard car park, and forming a new enclosed guest atrium space. The intial phases of the development, including the new energy centre for the hotel, built below the restored decorative arched gateway, new premium bedrooms with direct views to the castle; and a completely new leisure centre incorporating gymnasium, dance studio, cafe, swimming pool and male and female changing facilities were completed before the hotel changed ownership.

THE GEORGE WASHINGTON RUNCORN, CHESHIRE COMMERCIAL: HOTELS The project included the refurbishment and remodelling of De Vere Hotel’s ‘Daresbury Park Hotel’ which is situated beside the M56 motorway in Runcorn, Cheshire. SKIBO CASTLE DORNOCH, INVERNESS COMMERCIAL: HOTELS

VALUE £3.5 million

As part of the Estate and Castle created by Carnegie at Skibo, the swimming pavilion was housed in a state of the art conservatory built by MacKenzie and Moncur Limited.

The original building contained a 25 yard long pool, its own heating system, a minstrel’s gallery and extensive changing rooms. Seawater was pumped from the Dornoch Firth for bathing and treatment. NORR were commissioned to recreate a swimming pool pavilion that matches all modern aspirations, whilst retaining and reflecting the original building’s history. The new building is slightly shorter than the original to allow for external decking and accommodates a 21m x 10m pool. Special glass to the roof has been used to deflect the sun’s rays to ensure against overheating. In addition, a thermal system has been installed to ensure the temperatures can be controlled automatically.

THE MARCLIFFE HOTEL AND SPA ABERDEEN COMMERCIAL: HOTELS Ambitious multi-million pound plans to upgrade and extend the city’s only 5-star hotel have been submitted to Aberdeen City Council. The proposed £50 million development at the internationally renowned Marcliffe Hotel, close to the west end of Aberdeen, would retain the original 18th century building as the focal point. More than 200 luxury bedrooms would be built with an international standard conference centre created for up to 400 delegates. Dining, leisure and modern spa facilities would further enhance the new facilities. Built in 1858, the original house was converted into a luxury hotel in the early 1990s. The Marcliffe Hotel and Spa was officially opened by the former Soviet President, Mikhail Gorbachev in 1993. Since then it has attracted a host of international stars and provided a popular wedding and dining venue for the city.

EUROHOSTEL NEWCASTLE COMMERCIAL: HOTELS The Carliol Square project is designed to provide year round high quality budget accommodation with ensuite facilities close to the city centre in Newcastle. It is ideally situated for both leisure and business purposes and will provide 200 beds in all ensuite rooms, a WiFi enabled modern bar, big screen TV lounges, games areas and a spacious dining room. Euro Hostel aims to fill the gap between ‘Backpacker Hostel’ and ‘Budget Hotel’. The concept is to offer cheap, clean, comfortable, safe and fun accommodation in a convenient city centre location.

RAMADA ENCORE NEC BIRMINGHAM COMMERCIAL: HOTELS

The conversion of NEC House, an administrative building, into a Ramada Encore hotel providing 166 bedrooms as well as reception, dining and ancillary facilities.

The hotel has been designed by NORR to fit into the existing structure of the building and to retain the external envelope.

BLYTHSWOOD SQUARE GLASGOW COMMERCIAL: HOTELS NORR’s design for the new high quality hotel for Blythswood Square, Glasgow required close consultation with Historic Scotland and Glasgow City Planning Department in order to achieve a sustainable and commercial compromise on this particularly sensitive site. The original buildings of the former Royal Scottish Automobile Club comprised an elegant terrace of six Georgian townhouses dating from the early 1800s. In the 1920s the building had been extensively remodelled by James Miller who introduced elaborate Edwardian interiors, a grand stairway and new entrance porticos. The proposal introduced a new bedroom block within the rear courtyard and restored the significant Edwardian spaces as guest circulation and public rooms. Full planning permission and listed building consent was granted by Glasgow City Council in December 2005.

MALLORY COURT HOTEL ROYAL LEAMINGTON SPA COMMERCIAL: HOTELS NORR were retained for this new £2.3 million wedding and conference facility extension, which is connected to the existing Grade II listed hotel building. The eleven new executive bedrooms in the Knights Suite are contemporary in style, with flatscreen televisions and high speed internet access. The magnificent décor and continuing attention to detail create a setting of elegance and modernity. Phase II provides a new brasserie for approximately 80 covers.

TELFORD INTERNATIONAL HOTEL TELFORD COMMERCIAL: HOTELS Designed as an integral part of the Telford International Centre, this new £3.5 million hotel provides high quality accommodation in 101 rooms. The five storey building was designed by NORR to integrate with the contemporary context of the Centre employing a combination of brick and aluminium cladding for the elevations.

MARQUIS OF GRANBY HEATHERSAGE COMMERCIAL: HOTELS

VALUE £12 million

Designed by NORR, the Marquis of Granby is a luxury hotel located in the Peak District, operated by Doubletree Hilton.

COMPLETION 2010

The 121 bedroom hotel features a wedding and function venue hosting up to 250 people, together with quality conferencing and meeting rooms overlooking the river Derwent. The hotel also features a bar and riverside restaurant, a spa, six treatment rooms, sauna and swimming pool. This was the first hotel to be built in the Peak District for a number of years.

PUDDLE DOCK HOTEL LONDON COMMERCIAL: HOTELS Designed for Blackfriars Investments, the 28,000 m² scheme involves the redevelopment of the existing No.2 Puddle Dock office building and the Mermaid Conference and Events Centre. The design creates a landmark, stand-alone building that is intended to rejuvenate one of the few remaining major development sites in the City of London. The site of the new building is in a strategic location in the City, with prime frontages on the River Thames to the south and Queen Victoria Street to the north. To the east and west, the site is bounded by neutral office developments. The site is well served by established transport links, principally the mainline rail and underground services at Blackfriars Station. The 250 bed, six-storey building comprises four floors of hotel accommodation above ground, reception areas on the first floor/ground floor, a conference centre (with a double-height ballroom for up to 400 people) on level -1 and gym and spa facilities on level -2. In addition, the scheme includes bars, two restaurants and an elegant rooftop terrace overlooking the Thames. The roof terracing and the triangulated skin of the building are set out to respond to the height limits defined by St. Paul’s height restrictions. The top floor opens onto a large roof terrace overlooking the river. Its landscaping is composed of surfaces of different materials, incorporating areas of bio-diverse, green landscaping, timber decking and roof terrace paving in a single sustainable integrated design. Sustainability is central to the scheme. The new building will achieve higher standards of environmental quality and sustainability than most good practice, air-conditioned, prestige buildings in the City.

In 1998, Chateau Elan Hotels commissioned NORR to masterplan a 520 acre cliff-top site with panoramic views of St Andrews and the North Sea.

In addition to a 209-bedroom hotel and conference centre, the development included two detached manor homes, and two championship golf courses designed by Sam Torrance and Bruce Devlin. The design retains many of the features found at the clients’ existing resort in Atlanta, USA, reinterpreting them to respond to this unique location. The emphasis throughout is on luxury and spaciousness, and the main design feature is a magnificent glazed atrium, with grand stair and water feature, which links the hotel and conference centre.

HAMPTON INN AND PARK INN HOTELS NATIONWIDE COMMERCIAL: HOTELS NORR have been commissioned by HLH to deliver a portfolio of hotels for Rezidur’s Park Inn brand and Hilton’s Hampton Inn brand. A 115 room, conversion of a former telephone exchange was completed in November 2008. A 130 room new-build hotel in Rotherham is under construction and is due to be completed in June 2009. Hotels in Grimsby and Edinburgh have received planning approval and will start on site in Spring 2009.

EXPRESS BY HOLIDAY INN BIRMINGHAM COMMERCIAL: HOTELS Continuing NORR’s track record in hotel design is this new Express by Holiday Inn in central Birmingham. The 120 comfort-cooled rooms sit on top of Mitchells & Butlers new headquarters building affording excellent views across the city centre. The reception, Great Room and meeting rooms are at street level from which guests travel by fast lift to the four bedroom floors above.

HARBOUR HEIGHTS HOTEL POOLE COMMERCIAL: HOTELS NORR’s role in the large scale refurbishment of this hotel is aimed to bring what was a nondescript building up to a luxury standard for guests to truly enjoy the spectacular views over Poole Harbour. The refurbishment includes a complete refit of guest bedrooms, the whole of the groundfloor ecompassing dining rooms, bars and kitchens. Construction of new outdoor dining terraces and extensions to provide a health spa, additional accomodation and ancillary facillities.

CARLTON HOTEL EDINBURGH COMMERCIAL: HOTELS NORR have worked closely with the hotel and its past and present owners to identify opportunities to expand the accommodation within the existing fabric of the building, and have detailed plans to create 35 new bedrooms, remodelling the conference facilities, and creating an external hanging terrace with stunning views over the Waverley valley.

STIRLING HIGHLAND STIRLING COMMERCIAL: HOTELS NORR were commissioned to look at the hotel by the previous owners. In conjunction with the new owners, detailed plans have been drawn up to increase the number of bedrooms, increase and improve the function and banqueting capabilities, and rationalise the back of house accommodation, all within this landmark Listed Building.

WHITES HOTEL BOLTON COMMERCIAL: HOTELS Built in a unique location within the Bolton Wanderers Reebok Stadium Complex, the De Vere Whites Hotel has 119 stylish bedrooms and six penthouse suites all with high tech amenities including PC and modem points to interactive television. The main body of the hotel is a steel frame extension, containing 100 of the bedrooms plus the central atrium, with the remainder of the facilities constructed inside to existing concourse levels beneath the terraced seating of the south stand. The Whites hotel has two restaurants, a 200-cover brasserie and a 60-cover fine dining restaurant, which also enjoys views over the football pitch.

BATH SPA HOTEL BATH COMMERCIAL: HOTELS NORR were retained as architects for the refurbishment and extension of this Grade 2 listed 5 Star Hotel to provide 120 bedrooms. The £11.5 million project included a new bedroom block and health & fitness centre plus extensive landscaped gardens.

BROWNS HOTEL LONDON COMMERCIAL: HOTELS NORR were retained as architects for this £5.2 million refurbishment of one of London’s most historic hotels. Work included the sequential refurbishment of bedrooms and public rooms whilst the hotel remained in operation, with minimum disruption to guests.
