A major factor in successful industrial and logistics planning and design is site utilisation and infrastructure integration which is undertaken at initial feasibility stage as part of our masterplanning services. BUCKFAST ABBEY WINERY DORSET, UK COMMERCIAL: INDUSTRIAL + ENERGY

It is nearly 1,000 years since Benedictine Monks founded Buckfast Abbey. Throughout its history, the Abbey has seen many fine buildings constructed which have been redeveloped and adapted as needs have changed.

The Abbey is located on the southern boundary of Dartmoor National Park and its grounds are bisected by the River Dart. As well as being home to a community of Benedictine Monks, Buckfast Abbey is also famed for its beautiful church, its beekeeping, its conference centre, its stunning setting, which welcomes many visitors, and its tonic wine. Buckfast Abbey commissioned NORR to design a new winery which had to: sit well in the beautiful parkland setting adjacent to the River Dart; live up to the Abbey’s fine architectural standards; be a modern production facility capable of meeting current hygiene standards; allow better vehicular access and protect and enhance the environment. The design team was further challenged by the selection of the site as, whilst it provided better vehicular access possibilities and allowed the building to be laid out to modern standards; it was on an almost inaccessible hillside, sloping down into the River Dart. The engineering solution required the creation of extensive retaining walls in order to create a plateau on which the building could stand. Views of the historic Abbey buildings had to be respected, as did the landscape within the National Park. The design team developed an engineered earth solution, banking up towards the building. As a result, the building appears to have been tucked into the natural landscape, with the curved gables, green roof and curving canopy roof helping to soften the impact of the development. The project features many sustainable details including: locally sourced Gabion stone; external lighting, designed to avoid impact on the large local bat population; extensive wildlife conservation and the provision of natural ponds.

CLIENT BAE Systems / Highbridge Properties / Bowmer & Kirlkand SCALE 32,000 m² VALUE £35 million COMPLETION 2011

BAE BUILDING WASHINGTON, TYNE & WEAR, UK COMMERCIAL: INDUSTRIAL + ENERGY The new £35 million facility provides BAE Systems with a state-of-the-art production facility at the heart of the new Radial 64 Business and Industrial Park, in Sunderland, which was developed by Highbridge Properties. NORR was involved in extensive feasibility studies of BAE’s existing facilities, alternative site appraisals, the creation of in-depth Employers’ Requirements, Tender Action & Contractor selection over a five year period. This considerable manufacturing facility features a deliberately practical and pragmatic design to meet the requirements of large-scale production lines, together with contemporary office and welfare accommodation. Featuring a modern forge and incorporating robotic machining cells and environment-friendly paint and treatment capabilities, the Wearside plant will carry out machining and treatments of large-calibre tank, mortar and artillery ammunition. The design rationale for this facility has now been put forward for multiple BAE sites across the country. It incorporates many environmental considerations such as rainwater harvesting, sustainable materials and working initiatives that will assist in the longevity of the building and the business. The design and building has ensured longevity of an historical business in the area and ensured new skills continue to develop within a new facility that helps attract the highest calibre of personnel.

CLIENT Arla Foods PLC SCALE 55,000 m² VALUE £35 million

DAIRY PRODUCTION CENTRE LEEDS, UK COMMERCIAL: INDUSTRIAL + ENERGY NORR was involved with the design work for one of Europe’s largest dairy production facilities in Leeds, West Yorkshire for the UK division of international organisation, Arla Foods PLC. The new high tech production facility is located on an 8 hectare site at Stourton and comprises: – 45,000 m² Dairy Production – 9,294 m² cold storage area with 30 dock loading/unloading positions – 12 metre high pallet store (with a storage capacity of over 11,540 pallets) – The facility will incorporate high standards of hygiene control, together with specialist testing facilities and laboratories – Parking for 45 HGV’s and 110 cars

CLIENT Siemens (UK) VALUE £185 million

SIEMENS MICROELECTRONICS NORTH TYNESIDE, UK COMMERCIAL: INDUSTRIAL + ENERGY For this £185m Microelectronics Waferfab Production Facility, designed for Siemens (UK) at a site near Newcastle, NORR provided a cost-efficient, world-class plant while meeting all technical, environmental and safety requirements. The plant went from groundbreaking to production-ready in only 17 months and to full qualification in 21 months, four months ahead of schedule. The development includes a five-storey office building, a four storey support building, a production facility (Module 1) based on the ‘ballroom’ clean room concept and ancillary buildings. Unified materials, consistent detailing and the careful alignment of elements, both vertically and horizontally, convey clarity of purpose while retaining a human scale to the building form. The development occupies a prominent location adjacent to a major route into Newcastle and a crisp, modern industrial aesthetic was adopted, to reflect and symbolise the very rational approach Siemens takes to its product design. It has since taken on multiple uses, and different tenants demonstrating our design intent of flexibilty and future proofing.

CONCEPT PARK POOLE, UK COMMERICIAL: INDUSTRIAL & ENERGY Concept Park is a new build employment area which is located at Yarrow Road, Poole. The scheme provides a long term framework for a new estate with 183,000 sq ft / 17,000 sq ft of accommodation for employment uses. The phased development is being realised and provides an employment core within the town and will enhance the borough’s employment and economy with high quality flexible accommodation. – Site approx. 5.3 hectares (13.09a) – Providing class B1 offices/light – Industrial, B2 general industry and B8 warehouses – Energy efficient – Contemporary design – Steel frame construction with – masonry office accommodation and colour coated steel cladding to warehouse facilities. The development is divided into zones that provide varied buildings set in a landscaped setting. Target site coverage is in the order of 42% per zone. The park is one of the foremost employment centres in Dorset

CLIENT Suda Maja and Helios SCALE 210,000 m² VALUE €110 million

AMERICAN CORNER TALLINN, ESTONIA MASTERPLANNING NORR were appointed by the Joint Venture between landowners Suda Maja, the Tallinn based development company and Helios Properties to masterplan their strategic site at the southern junction of the Tallinn Ring Road and Tartu Expressway known as American Corner to provides a mixed use scheme for retail, industrial and logistics occupiers and operators. The site has complex infrastructure and highway access considerations which were planned in consultation with the local Municipality and Estonia Road Authority. The layout concept was designed to reflect known occupier requirements and to be phased for development over a long period providing a total of approx 210,000 m² of floorspace.

AMERICAN CORNER MASTERPLAN TALLINN, ESTONIA MASTERPLANNING Forming part of their Titan Project with developments in Schonefeld, Berlin and Ingolstadt, Munich, Grosskugel Business Park on the outskirts of Leipzig provide the largest currently planned logistics and distribution scheme in Germany by CBRE Investors. NORR are acting as Executive Architect and Lead Consultant to both masterplan the three locations and provide detailed design services for tender stage and monitor the construction on site. A German consultancy was engaged to assist on the Building Permit process and NORR co-ordinated the design team consisting of engineers, infrastructure consultancies, and specialist fire authorities.

CLIENT Argon Properties Ltd SCALE 60 Ha VALUE £32 million

FOLLINGSBY PARK NEWCASTLE, UK COMMERCIAL: INDUSTRIAL + ENERGY NORR are commissioned by Newcastle based developer Argon Properties Ltd of a 60 hectare former UK Coal site at Follingsby Lane, Wardley in Newcastle and develop a 1m sq ft rail linked cross-docked high bay distribution warehouse for an international retailer. The build cost is approx. £32m. The remainder of the site will be developed as a Logistics/Industrial Park to suit bespoke occupier requirements


CLIENT Capitol VALUE £85 million COMPLETION 2005-2015

CAPITOL PARK GOOLE, UK MASTERPLANNING Following completion of the Tesco Regional Distribution Centre, Sterling Capitol commissioned NORR to masterplan the whole of the land at Capitol Park to provide an additional 240,000 m² of floorspace for logistics, industrial process and mixed use development with potential expansion of the site by a further 40 hectares and laying out the adjacent Country Park. Detailed planning consent was obtained for a further phase of 65,000 m² of logistics space, which allows a co-ordinated and considered masterplan to be developed as the end tenants interest is realised.

CLIENT World Wide Fibre Group

CABLE NETWORK STATIONS NATIONWIDE, UK COMMERCIAL: INDUSTRIAL + ENERGY 360 Networks, part of the World Wide Fibre group of Vancouver, Canada appointed NORR to provide architectural services and construction advice in connection with the buildings required for the UK landing and distribution of their Transatlantic Fibre Optic communications cable. The practice designed the UK landing station at Southport, the Ireland station at Dublin, a necklace of 12 relay stations around the UK and administration offices at Manchester and Maidenhead.

MAJOR DISTRIBUTION CENTRE GOOLE, UK COMMERCIAL: INDUSTRIAL + ENERGY

VALUE £40 million

NORR were appointed by Sterling St James to prepare a detailed development plan for this unique site on the outskirts of Goole, in Humberside.

COMPLETION 2007

The completed project provides 79,000 m² of state of the art regional distribution facility for Tesco Plc under one roof. The site is well located for the regional highway network, providing excellent access to the network of Tesco stores within the region. NORR sucessfully balanced the logistical requirements of the user with planning stipulations, buildability, and sustainability issues.

CLIENT Helios Europe and Zagreb Airport Authority VALUE â‚Ź105 million

CARGO CITY MASTERPLAN ZAGREB, CROATIA MASTERPLANNING Following initial presentations to the Zagreb Airport Authority and working with Helios Europe, NORR have provided concept masterplanning services to develop the 320 hectare site adjacent to Zagreb Airport as a strategic freight distribution and commercial park including infrastructure planning, highway network, rail link and airside services. Phase One will comprise a new Hub for the Croatia Post service and cargo terminal for the Airport to handle 10,000 tonnes of annual air freight. The overall concept masterplan has identified zones for private logistics operators, industrial premises and commercial buildings which could have trade links with the airport.


CLIENT Land Securities plc SCALE 13,800 m²

COMMERCE PARK CROYDON, UK COMMERCIAL: INDUSTRIAL + ENERGY Commerce Park is a new-build development for Land Securities plc, comprising industrial, warehousing and office accommodation, on a 6.63 acre brownfield site in Croydon. The development has been designed with units which can be combined, or sub-divided, to accommodate larger or smaller space requirements, making them future proof where possible. Each unit benefits from exclusive car parking and service yard areas which can be individually secured. The scheme includes provision for a Green Travel Plan, with cycle shelters, showers and changing facilities.

CLIENT Wrenbridge Land, Trebor Developments, Dacorum Borough Council SCALE 2,322 m² VALUE £2.5 million COMPLETION 2011

AXIS POINT BUSINESS PARK HEMEL HEMPSTEAD, UK MIXED USE: OFFICES + COMMERCIAL A joint venture between a developer client and the local authority to provide a Small Business Enterprise Centre. Incubator Building with 18 units and an Innovation Centre with small office spaces to be let to startup businesses. The Innovation Centre also houses the administration office for the development and business resources and advisors. The location on the edge of a major industrial estate but adjacent to a residential area meant that the local authority planners were looking for a high quality design, which NORR delivered. A particular feature was made of the entrance to the Innovation Centre with a 2 storey atrium space and large over-sailing roof. Named the Maylands Business Centre and opened by the local MP who is also Secretary of State for the Environment the development was praised as a model that other local authorities should follow and has proved very successful with the majority of units let or under enquiry prior to the completion of the scheme.


CLIENT Kingswood Park Ltd SCALE 11,600 m² COMPLETION 2004

KINGSWOOD PARK HULL, UK COMMERCIAL: INDUSTRIAL + ENERGY NORR were commissioned by Kingswood Park Ltd to masterplan and design the first phase of a new Industrial Park at Kingswood. The site is located on the outskirts of Hull to take advantage of it’s strategic location for motorway network and provide quality floorspace for businesses relocating from development areas in the transforming docklands. The completed phase of 11,600 m² in unit sizes from 1,800 to 4,600 m² on the gateway entrance to the park provided an opportunity for high quality architecture which was a particular requirement of the European Community funding.

METEOR PARK BIRMINGHAM, UK COMMERCIAL: INDUSTRIAL + ENERGY Meteor Park sees the redevelopment of a brownfield former industrial site in Birmingham for Segro by NORR. Situated at Junction 6 of the M6, the development provides B2 + B8 accomodation over 4 new units which represents the regeneration of a former industrial and forge site.

MERCURY LOGISTICS PARK BUCHAREST, ROMANIA COMMERCIAL: INDUSTRIAL + ENERGY The construction of a Logistics and Distribution Park on a 22 hectare site fronting the A1 BucharestPitesti highway. Existing tenants include 12,500 m² of chilled/ambient warehouse for Minimax (food products distribution), which is now complete and operational; with a further 12,500 m² for Delamonde which is currently at Practical Completion. A further 10,220 m² of speculative distribution space is currently under construction, with a further 32,500 m² of chilled/ambient warehouse for DHL, under discussion with the proposed occupier. All units have been procured by Design & Build using FIDIC Form of Contract administered by UK based Project Managers.

CLIENT John Mowlem & Co SCALE 12,077 m² VALUE £6.1 million COMPLETION 2000

BERTRAM BOOKS NORWICH, UK COMMERCIAL: INDUSTRIAL + ENERGY The development was the first major scheme on Broadland Business Park. This fast-track project included a 9,290 m² book distribution warehouse with office and staff amenity facilities and a linked 2,787 m² office building. The building was designed to be let or sold separately in the future depending on market changes. A key feature of the project was the role of NORR in negotiating complex planning conditions whilst providing Mowlem with production information to construct the scheme within a short timescale. The main office building was constructed of banded brickwork with a striking entrance of with full height glazing, shaded by brise soleil. The design integrated the logistical needs of previously multiple sites under one roof. The layout was driven to suite the unique requirements of the business whilst allowing future flexibility the completed building ensured the efficiency of vehicle and goods movements, safety parameters and personnel wellbeing were interlinked giving the business a strong platform to build from and concentrate on the business needs.


CLIENT International Flavours and Fragrances SCALE 3,084 m² VALUE £1.1 million COMPLETION 1998

PRODUCTION & DISTRIBUTION CENTRE HAVERHILL, UK COMMERCIAL: INDUSTRIAL + ENERGY A 3,084 m² production and distribution warehouse replacing unsuitable premises on and off site. Narrow aisle man-high forklift access is provided. The location of the building is very prominent, and a high quality cladding system was adopted together with a stylish aerofoil eaves detail. The interior of the building is fully sealed to maintain stringent hygiene standards.

CLIENT Asda / Gazely Properties SCALE ÂŁ11 million

MAGNA PARK DISTRIBUTION CENTRE LUTTERWORTH, LEICESTERSHIRE, UK COMMERCIAL: INDUSTRIAL + ENERGY The high bay warehouse was fully racked to provide multi-storey hand picking. Combined with wide guidance systems for automated stacking and sort. The project included a full vehicle wash and fuel system, together with extensive driver and staff accommodation. Critical issues included the flooring specification, in particular, tolerance and specification in relation to flatness and jointing. The integration of sprinklers within the racking systems were carried out as a client sub-contract and demanded particular attention to programming. The scheme follows traditional UK distribution working methods.

VALUE £5.5 million

High bay distribution warehouse of 18,580 m² including 5,500 m² temperature controlled areas, plus 1,858 m² headquarter offices.

COMPLETION 1996

The project included site selection, preparation of Client’s brief, preparation of Employer’s requirements, arranging Design and Build tenders and delivery of the completed project to the client.

CLIENT Altro SCALE 10,207 m² COMPLETION 1999

MANUFACTURING AND DISTRIBUTION CENTRE BEDFORD, UK COMMERCIAL: INDUSTRIAL + ENERGY Altro first employed NORR in 1986 when they bought their present site in Works Road, Letchworth. Since then five major contracts have been carried out on the site. The whole of the site, a redundant manufacturing complex from the 1950s, has been re-developed to create production areas and warehousing 7,528 m², offices laboratories, canteen and other ancillary accommodation of 2,679 m² and car parking. The final phase consisted of the redevelopment of the adjacent western site together with the replacement of the rear storage building to create a new high bay warehouse, new loading bays, a new entrance and a considerable amount of internal refurbishment.


CLIENT Interserve / GKN Augusta VALUE £13 million COMPLETION 2001

AGUSTA WESTLAND AIRCREW TRAINING CENTRES VARIOUS LOCATIONS, UK PUBLIC BUILDINGS: GOVERNMENT, DEFENCE NORR worked very closely with the main contractor, and AgustaWestland to design, and construct the four training centres that are used to train the British Army’s Apache helicopter air and ground crews. AgustaWestland as prime contractor, was awarded the overall contract (valued at more than £2 billion) to supply 67 Apaches to the British Army Air Corps. The four buildings at Middle Wallop, Arborfield, Wattisham and Dishforth, are currently the most advanced helicopter training facilities in the world. They incorporate many specialist features required to overcome potential external problems, from terrorist attack to helicopter noise intrusion, to ensure that the mission simulators and training areas are always available for use.

CLIENT Wallop Defence Systems / Easterline Corporation VALUE £8 million COMPLETION 2010

PROJECT VULCAN MIDDLE WALLOP, UK PUBLIC BUILDINGS: GOVERNMENT, DEFENCE New building for the manufacture of defence pyrotechnic products within the grounds of an existing establishment specialising in explosives. The site lies within a sensitive rural environment, and the building is sculpted below ground to minimise visual impact and assist blast deflection. The building consists of a series of process ‘cells’, with manufacturing & assembly rooms, each separated from its neighbours by blast-resistant concrete construction. Building complies with HSE code of practice for Manufacture and Storage of Explosives (MSER) and American Department of Defence Explosives Safety Board (DDESB), Protective Construction Code TM 5-1300.

LYNX WILDCAT TRAINING FACILITY SOMERSET, UK PUBLIC BUILDINGS: GOVERNMENT, DEFENCE The Lynx Wildcat Training Facility is a unique and specialised project designed by NORR for Agusta Westland (AW) who was contracted directly by the Ministry of Defence to provide an integrated building solution that included complex equipment for training of Army and Royal Navy personnel in the use of the AW159 Lynx Wildcat helicopter. The programme for this 3-storey project was unique and evolutionary as it represented a new era in Defence Training whereby Aviators and Land based personnel training for multiple branches of the Armed Forces were brought together in a single training building located at Royal Navy Air Station (RNAS), Yeovilton. Historically, each of these forces kept their training facilities separate and was further segregated by the hierarchy that existed between land based personnel (the technicians) and air crews (the pilots). Following the UK’s strategic review of the Armed Forces and severe cut backs in defence spending, this project represented the first step towards synergising the Forces under one roof thus creating an innovative and cost efficient building solution. The facility provides the highest quality of training to aircrews and ground crews and is equipped to provide a wide range of synthetic training covering the aircrafts mechanical, avionic and weapon systems. The facility has two Full Motion Simulators, a Flight Training Device and a Cockpit Procedure Trainer. All of the simulators are capable of delivering Army or Royal Navy configurations and mission training. Each of the Full Motion Simulators have six degrees of freedom to provide the acceleration sensations associated with helicopter flying together with a visual system providing highly realistic and cost effective training. Physically the simulators were separated from the building structure and foundations to ensure complete isolation against any vibration or motion being transmitted to other occupied areas within the building. The training centre also contains a suite of briefing rooms, integrated electronic classrooms and a learning management system providing training for the Army and Royal Navy.

CAE FLIGHT SIMULATOR FACILITY PHASES 2-4 BURGESS HILL, UK PUBLIC BUILDINGS: GOVERNMENT, DEFENCE CAE is a leading provider of simulation and training services for civil aviation and defence customers worldwide. The brief was to provide a high quality facility adjacent to their existing UK headquarters in Burgess Hill to enable their civil aviation business to expand over the next few years. The site is located on the fringe of an industrial estate and is bounded to the west by the A273. The new building accommodates 12 new flight simulators, ancillary facilities and a café link to the existing CAE building. Careful consideration was given to the requirements of the new simulators in the design of the building with particular attention to its structural principles, the relationship it would have with the existing building and surrounding area together with sustainability issues such as natural ventilation. Given the prominent location of the site adjacent to the A273 and the high quality of the existing building designed by Lifschutz Davidson and completed in 1999, the Mid Sussex District Council took a keen interest in the design process and emphasised the need for a new building that would respond sensitively to the existing building whilst being a high quality building in its own right. Internally the new building is split into four distinct areas; a glazed atrium, a two-storey central administration core and two large open halls each side, both large enough for four simulators. A further four simulators are accommodated in an extension to the existing simulator hall.
