MIXED USE DEVELOPMENTS The creation of sustainable and balanced communities in both high and low rise, urban and suburban, and rural settings often generates the need to juxtapose different uses alongside each other in a harmonized way. The successful resolution of such uses that often have differing needs and impacts is an architectural skill and specialism. NORR has developed this skill over its 75 year history and this selection of projects exemplifies the balance and concentration of uses to reflect a particular area, its population, its socio economic needs and customs and of course the bespoke aims of the client.

OMNI CENTRE EDINBURGH, UK MIXED USE: HEALTH & FITNESS + CINEMA + HOTEL NORR was involved in the development of this mixed-use building, on a prominent site in central Edinburgh, adjacent to The Playhouse Theatre, from scheme design to completion. The site comprised an existing car park on five levels, built of reinforced concrete and a Grade-A listed church faรงade. NORR was appointed Lead Consultant to complete production information for the leisure building, comprising a health and fitness suite, a 12-screen cinema and a 100-bedroom hotel. This major project was located entirely within the Edinburgh World Heritage Site and the development was, therefore, subject to a high degree of public scrutiny. The building features a roof garden, which was treated as a fifth elevation as it is fully visible to pedestrians on nearby Calton Hill.

The Gate is Land Securities’ flagship leisure development located within the heart of the city centre of Newcastle and its very sensitive conservation area.

The site abuts China Town, faces the Eldon Square shopping centre and has the Grade 2 listed Co op building as its immediate neighbour. The final development solution comprises some 37,000 m² of accommodation located over three levels, consisting of an Odeon 12 screen cinema, bars, retail and health facilities, together with basement parking for 250 cars. The transparent three storey glass façade is a major feature of the building, with the individual glass panels, forming the structural glazing solution, being the largest panels that Pilkington Glass were capable of manufacturing at the time of construction.

121-123 PRINCES STREET EDINBURGH, UK MIXED USE: RETAIL + HOTEL This ambitious development marks the first new hotel on Edinburgh’s main shopping street for more than 50 years. It comprises some 2,600 m² of retail space on basement, ground and first floors, pre-let to clothes chain New Look, and a 97-bed Premier Inn, with bar and restaurant, taking up the second to sixth floors. The project will largely retain the Georgian building at 123 Princes Street and the gable ends and chimneys of the Victorian building at 121-122 will also be kept. This is the first significant consent at this end of Princes Street to contribute to the Council’s ‘String of Pearls’ concept of generating greater architectural quality and better shopping provision by developing the unique character of each block along Princes Street and occupying all floors of development whilst protecting the World Heritage Site status of the City.

DOLPHIN QUAYS POOLE, UK COMMERCIAL: MIXED USE: RESIDENTIAL + RETAIL Dolphin Quays is a prestige development, located on the Quay in Poole - a significant centre for tourism. The project was highly commended in the 2002 International Property Awards – Best Waterfront Development Category. The scheme seeks to maintain and enhance commercial and tourist provision, provide additional residential accommodation and improve pedestrian facilities and links, forming a major landmark on The Quay - a major tourist thoroughfare in Poole. The scheme provides a mix of 105 one, two, three and four bed flats, 7,500 m² retail space and car parking. The scale, materials and proportion of the building make a significant design impact forming a modern landmark in the existing street scene and harbour edge fronting the new yacht haven.

Turnstone Estates appointed NORR for this major leisure complex in Cambridge. Situated to the edge of the city, the site has a high public profile.

It requires the highest level of professional design management, in order to satisfy the ambitious and environmental concerns of the local authority, and work within the client’s commercial constraints. The development provides the facilities of a 9 screen multiplex cinema, 28 lane bowling alley, health & fitness club, restaurants and children’s play area. A 120-bed Hotel and 40 luxury flats are planned within the site. Car parking is provided in a multi storey car park.

The new state-of-the-art ‘destination spa’ at the Gleneagles Hotel is a contemporary environment, carefully designed to create a perfect place to unwind.

A palette of natural materials and feature lighting has been used throughout, with a spacious heat experience zone and vitality pool, complemented by adjacent relaxation lounges. The new reception area, changing rooms, and 20 treatment rooms, with a generous covered courtyard, complete the spa experience. The Gleneagles Spa is the most recent in a series of projects designed by NORR, upgrading and expanding the hotel’s leisure, function and bedroom accommodation. The construction work required careful planning and programming to minimise disruption to the normal operation of the hotel, swimming pool and leisure club.

WHITLEY BAY PLAYHOUSE WHITLEY BAY, UK MIXED USE: THEATRE + BAR NORR were the successful participant in the invited competition for the redevelopment of Whitley Bay Playhouse in January 2007. The original Playhouse was constructed in 1913 close to the sea front, and is at the heart of the current regeneration plans for the whole of Whitley Bay. The redevelopment of the Playhouse will bring it up to modern day standards, including a new auditorium with improved access for all, rehearsal suite and back stage areas, as well as extended public foyer/bar space with an attractive new entrance to draw people to the theatre.

MIDLANDS ART CENTRE BIRMINGHAM, UK MIXED USE: LEISURE + ARTS CENTRE

NORR as project managers for this complex project appointed via a strategic framework with Birmingham City Council.

The project was funded by the Arts Council, Birmingham City Council and charitable / public donation, with an overall project cost approaching £15 million. The scope of the project included the renovation existing external fabric, and the provision of full DDA access including new pedestrian bridge across the River Rea. A new, high-quality gallery was created, with new ancillary galleries within some of the circulation areas. Existing facilities were then upgraded and refurbished, including two theatres, dance and media studios and cinema. In order to support these arts activities and improvements were made to public facilities including reception, ticketing, bar, restaurant and associated social areas and WCs. The administrative and resource facilities for mac / sampad were also improved.

RADIUS MANCHESTER, UK MIXED USE: RESIDENTIAL + RETAIL + RESTAURANTS NORR have been involved with the design of a major new mixed residential and retail development in Prestwich, Manchester after being appointed by nationwide group ‘Countryside Properties.’ Working with Carillion Building, the multi-million pound scheme incorporateS 145, one and two bedroomed apartments over nine floors. Known as ‘Radius’, the development provides stylish, contemporary apartments with excellent amenities, retail and leisure facilities. The ground floor, with mezzanine level, comprises retail and leisure accommodation, covering an area of 2,800 m².

ARMY & NAVY CHELMSFORD, UK MIXED USE: HOTEL + RETAIL + RESTAURANT + RESIDENTIAL Completed in December 2008, and located on the edge of Chelmsford, the £8.5 million Army & Navy site is located on a very prominent roundabout and is regarded as one of the most important developments for the city. The project includes an 80-room hotel, 12 high-quality luxury flats and a total of 23,500 ft² retail and restaurant space. The design of the project does not only try to respect the existing context and history of the site, but also enhances the townscape quality of the area.

AXIS POINT BUSINESS PARK HEMEL HEMPSTEAD, UK MIXED USE: OFFICES + COMMERCIAL This project is a result of a successful collaboration with a developer client and the local authority to provide a Small Business Enterprise Centre. It contains and ‘Incubator Building’ with 18 units and an Innovation Centre with small office spaces to be let to start-up businesses. The Innovation Centre also houses the administration office for the development and business resources and advisors. The location on the edge of a major industrial estate but adjacent to a residential area meant that the local authority planners were looking for a high quality design. A particular feature was made of the entrance to the Innovation Centre with a 2 storey atrium space and large over-sailing roof. Named the Maylands Business Centre and opened by the local MP who is also Secretary of State for the Environment, the development was praised as a model that other local authorities should follow. It has proved very successful with the majority of units let or under enquiry prior to the completion of the scheme

PRIORY PLACE CHELMSFORD, UK MIXED USE: COMMERCIAL + COURTS NORR worked with Turnstone Estates to develop the Priory Place development that includes tenants Her Majesty’s Courts Service (HMCS). HMCS occupies three floors of the new five-storey building, totaling 2,390 m², which includes the new Chelmsford County Court. Mike Littlewood, area director of HMCS, said: “Today represents another landmark in the creation of our new County Court building which will increase the number of court rooms and enhance facilities and service to our court users for family and civil cases.”

The site on the St. Andrews Links has a distinctly natural landscape and immediate site context are clearly the defining quality of the site; the concept for the building is an extension of the low rolling links landscape. Utilising green technologies, in combination with a sensitive visual building design and a palette of natural materials minimises the environmental impact. A timber glulam arched structure, with a natural sedum roof harmonises with the landscape. The vaulted form provides a flexible column-free volume for storage, dispatch and deliveries while also allowing for two levels of supporting office accommodation with meetings spaces. A cut in the cross-section of the form provides natural ventilation and daylight into the office spaces. The building is screened to the north, west and east and beyond by grass mounds further enhancing the concept. A central strip of roof glazing and louvres allows natural daylight to penetrate deep into the plan footprint and allows the building to draw air across its floor plate and through the building, promoting a low energy strategy.

CARNEGIE PAVILION LEEDS, UK MIXED USE: SPORT + LEISURE + EDUCATION The Carnegie Pavilion is a unique ‘dual-use’ higher education and sports facility which is occupied all year round. It is at one and the same time: a university faculty expanding beyond the campus and embedding itself within the surrounding community, within a working sports ground; and sports facility housing applied higher education – a ‘new paradigm in learning’. Leeds Metropolitan University entered into a unique partnership with Yorkshire County Cricket Club (YCCC) to not only enable the delivery of the Carnegie Pavilion, but also to provide mutual benefits for both organisations, enhancing higher education, sport and the all round sustainability of the development. The Carnegie Pavilion accommodates the university’s School of Tourism, Hospitality and Events, where students will benefit from direct exposure to real life sporting events and hospitality. The development incorporates a full-scale teaching kitchen as well as lecture theatres and faculty offices. Students of digital journalism will also be based in the building, and will work hands on with the hi-tech facilities of the new media centre, designed to meet the latest standards for both TV and radio broadcasting. The dual-use 150 seat auditorium converts into a 100 seat press box for journalists, with uninterrupted views of the cricket action. Co-occupation of the building (over 70% of the rooms have been designed for ‘dual-use’) dramatically reduces its running costs, as well as its carbon footprint, when compared with two separate buildings. The Carnegie Pavilion has achieved BREEAM ‘Excellent’ standard whilst complying with ECB cricketing requirements including the south facing glazed wall providing uninterrupted sightlines.
