PALESTRA LONDON, UK COMMERCIAL: OFFICES + COMMERCIAL Palestra is NORR’s first contribution to the rapidly developing Bankside quarter, south of the Thames. The opening of the Tate Modern and better communications – the Jubilee Line Extension and NORR’s forthcoming Thameslink 2000 station at Blackfriars (with links to Luton and Gatwick airports) – make this potentially one of the most dynamic cultural and commercial growth points of London. The key idea of this bold speculative commercial scheme is the provision of big, straightforward and highly flexible floor plates, which can be used in open plan or cellular formats. The building takes the form of a raised box, with retail and restaurant space at ground level, where public routes penetrate the development. The offices are arranged in two distinct planes, separated by an open level of ‘social space’.

SIMCOE PLACE OFFICE TOWER TORONTO, ONTARIO, CANADA COMMERCIAL: OFFICES + COMMERCIAL This major downtown development, designed for Cadillac Fairview Corporation Limited, consists of a 30-storey office tower on a 3-storey (plus mezzanine) podium, for a total of 33 storeys. The podium, finished in grey granite and stainless steel highlights, fills the site and includes in its design a continuous arcade at street level. The ground floor consists of street-related and mall retail with four public entrances into the retail area and office tower. An extensive retail area and food court are located on the concourse level. This development shares a full city block with the CBC Broadcast Centre and a proposed luxury condominium for which NORR is the Architect of Record.

The 45 Church Street project involved the £22 million redevelopment of a city centre site to create a headquarters building, designed to provide the highest quality of contemporary office accommodation.

From the outset, the intention was to provide a piece of contemporary architecture: this created particular challenges in the approach to the town planning system. Recognising the need to secure the backing of the City Council in bringing forward the development, NORR liaised closely with them as the design evolved. By actively and openly engaging interested parties throughout (and, crucially, well before the planning application was made) a direct dialogue was established, enabling stakeholders to contribute on key aspects of the design and, where appropriate, for their concerns to be addressed. This approach was wholly new to Birmingham City Council and was extremely well received. In particular, the normally vociferous Conservation Group was very supportive, welcoming the opportunity to be engaged at an early stage. Similar support was garnered from the city’s Head of Urban Design. A noteworthy benefit of the trust gained through this unconventional approach, was that the NORR team was able to secure a relaxation of the height restriction, whereby the Planning Authority would accept the same number of storeys rather than the same overall height. This allowed for a taller building with appropriate storey heights. Without the relationship established with the Planning Authority, it is unlikely that the height restriction could have been overcome, thereby limiting the development potential of the site. Further dialogue resulted in the provision of rooftop plant in addition to the storey height increase. Again, this was only possible due to the support created by the innovative approach to the Planning process.

BRITISH HORSE SOCIETY STONELEIGH, UK COMMERCIAL: OFFICES + COMMERCIAL NORR has designed the new headquarters for the British Horse Society; the prestigious landmark building and exemplary workspace sits in the heart of the Warwickshire countryside. It offers 1,965 m² of highly effective, light and airy workspace, promoting improved communication between staff. The very latest sustainable technology has been incorporated, such as natural ventilation, thermal chimneys and heat pumps. Analysis of the building in use shows that energy consumption has been reduced by 50% compared to a typical office building. Crucially, the building has been designed for longevity and the building’s flexibility ensures that it can adapt to future work practices of its occupant. The building represents flagship design and construction which sets a design benchmark and has acted as a catalyst for other developments within the site.

FORD MOTOR COMPANY CANADIAN HEADQUARTERS OAKVILLE, ONTARIO, CANADA COMMERCIAL: OFFICES + COMMERCIAL
This headquarters office building was built to replace the original 40-year old headquarters on the same site delivered under a construction management contract. The scope of the project included a complex relocation and demolition strategy. The building features a cylindrical tower at the entrance, curtain wall on the north and south sides and white aluminum panel siding on the east and west ends. Giffels provided project management, mechanical and electrical engineering services, while affiliate firm, NORR, provided programming, architectural and interior design. The facility includes distance learning studios, paint shop, receiving dock and archives in the basement. The ground floor provides all employee amenities including a full cafeteria, fitness centre, games room and corporate services. The main entrance features a large showroom with a vertical folding wall opening into the cafeteria to facilitate large gatherings for company functions. General office areas include wide floor plates with a 42 ft. clear span to facilitate the maximum flexibility in office furniture layout. This will serve Ford in the future to allow office reconfiguration to suit changing business needs. Other facilities include classrooms and computer labs for training and state-of-the-art boardroom with electronic connections for video conference and multi-media presentations. The date wiring and telephone infrastructure has been designed for flexibility in the office layout with minimized cost.

POLICE FEDERATION HQ LEATHERHEAD, UK PUBLIC BUILDINGS: GOVERNMENT The Police Federation made the decision to relocate from its headquarters in an old mansion near London, to a new location at nearby Leatherhead. Working closely with the Federation, NORR developed the brief, which grew considerably as the project progressed. Although security was a major consideration, the client wanted the new headquarters to have the character of a modern, sophisticated hotel and conference centre, rather than a fortified institutional building. Part of the Federation’s function is to provide training and assistance to all members of the police force in England and Wales. They also host residential visits from other forces from all over the world, hence the need in the new building for residential accommodation and a fitness spa. Federation staff offices, a conference centre and a restaurant complete the programme. The Police Federation was conscious of delivering value for money from the outset. Enhancing working conditions for staff was important, but so was affordability and improving the service offered to members. Saving money on training and also making money formed part of the business case from the outset. The building complex was conceived as three units, with offices and service spaces, guest accommodation and meeting spaces placed around a top-lit atrium. The atrium houses a restaurant and bar; the fitness spa and swimming pool are located in an undercroft beneath. The front wall, facing the street, is fully glazed to allow glimpses into the atrium past the various meeting rooms – expressed as floating objects, some of them partially projecting through the glass façade. The three units are further articulated by differing materials: timber for the hotel wing, metal panels for the offices and glass for the meeting suite / third side of the atrium.

The building has been designed to reflect the occupier’s activities and to integrate with the rural location and the adjacent Stoneleigh Abbey, using red sandstone and natural Welsh slate.

QUADRUS SOUTH TYNESIDE, UK COMMERCIAL: OFFICE + COMMERCIAL This managed workspace facility is a landmark building which provides a visual gateway to South Tyneside. The scheme was an Overall Winner at South Tyneside’s Good Design Awards 2006. The distinctive structure also won the ‘Best New Building’ category. The development contains 2,800 m² of varied office space with central management and administration facilities for use by new and small businesses. The building is sustainable in its approach, flexible and adaptable to changing requirements and responsive to user needs in terms of range of unit sizes, technology and support facilities.

VICTORIA HOUSE LONDON, UK COMMERCIAL: OFFICES + COMMERCIAL Victoria House is a Grade II listed building occupied until recently by the insurance company which built it. Located between the Georgian Bloomsbury Square, close to the British Museum, and the busy Southampton Row, Victoria House is monumentally Classical in style (though steel framed) and contains some impressive interiors, particularly its entrance lobbies and staircases. The building was considered as the headquarters for the new Greater London Authority. NORR’s brief was to create a large space for the client, Garbe UK as well as lettable offices to modern standards and ancillary areas. The scheme balances preservation and innovation. Working with the local planning authority (LB Camden) and English Heritage, NORR identified interiors of historic interest, which have been carefully retained and restored. In terms of core commercial accommodation, the building has been substantially remodelled. Two full floors of offices have been added, and former circulating areas such as the central tower altered to provide additional office space. The internal lightwells have been remodeled as environmentally controlled atria with ‘pod’ meeting rooms suspended in the space.

NORR provided architectural service to this fast track project to renovate the exterior envelope and all public spaces of this 35-storey office tower at the intersection of Yonge and Bloor.

The project, located above the Yonge-Bloor Subway station, occupies one of the premier corners in the city. A new entrance on Yonge Street provides an identity for the office building, while a new entrance on Bloor Street opens into the below grade concourse via a multi-storey atrium. Large expanses of glass provide greater transparency to retail areas, and a barrier free entrance has been provided. A new material pallet of green glass and clear anodized aluminum has replaced the existing brown pallet and complements existing precast concrete components that have remained. Elevator cabs, including 5 high rise and 6 low rise, lobbies and washrooms were refurbished and all perimeter fan coils, ceilings and interior surfaces of exterior walls were replaced. In addition, building systems have been brought up to current standards. Two existing escalators were also modernized.

ELIOT PARK INNOVATION CENTRE NUNEATON, UK COMMERCIAL: OFFICES + COMMERCIAL Built on a brownfield site, sustainability motivated the design of EPIC (Eliot Park Innovation Centre) at every level and the building has achieved a BREEAM ‘excellent’ rating as well as enjoying overall energy consumption of 50% less than a traditional office. Breaking new ground in environmentally sound design, EPIC incorporates a major photovoltaic energy system which is now used as a demonstration project in the UK. Furthermore, an enhanced TermoDeck design (the fan assisted heating, cooling and ventilation system that uses structural hollowcore floor slabs to provide radiant heating or passive cooling), recycled materials and innovative mechanical and electrical systems have all ensured that EPIC has become a showcase for environmental design in the Midlands and across the UK.

PROJECT 141 GLASGOW, UK COMMERCIAL: OFFICES + COMMERCIAL NORR has created a new 10 storey office development in the heart of the International Financial District of Glasgow. The building provides large floorplates of up to 1,850 m², giving a total of 16,750 m² of high quality office accommodation. Designed to allow flexibility and sub-division of floorplates, the development was aimed at occupiers requiring 1,000 m² upwards, all benefiting from the impressive double height reception area, five high speed passenger lifts and 18 metre column free spans. High quality external finishes, including ashlar stonework, polished granite and high performance curtain walling are matched internally by generous ceiling heights, raised access floors to 350mm, high quality toilet facilities, 60 parking spaces and archive storage, and future tenant roof plant areas.

CHEVRON HOUSE ABERDEEN, UK COMMERCIAL: OFFICES + COMMERCIAL The brief for Chevron House was to take the shell of the three storey building (two storeys above parking and one on the ground floor) and prepare and execute a full internal fit out to provide open plan office accommodation, internal service cores around toilets / stairs already constructed, meeting / conference facilities together with a kitchen and restaurant / café bar facility. The building comprises two fully glazed buildings which are joined by a substantial glazed link which houses meeting / main conference facilities on the first floor with kitchen / café bar on the second floor. The service cores, computer suite and meeting facilities within the main floor plans are expressed as curved elements employing a large amount of full height glazing.

Refurbishment of a 1976 Arup designed office building forming part of the IBM complex at North Harbour comprising 32,000 m² of office space.

The brief was to upgrade the internal finishes to current standards and provide flexible office accommodation for multiple tenancies. The anonymous appearance of the original building was significantly altered by the addition of a 1,000 m² glazed atrium, with circular architectural steelwork and structural planar glazing. This incorporated a black marble entrance and reception feature. New external works incorporated level access, planted areas and parking. Internal floors were divided into a maximum of 12 independent units per floor with fully refurbished office areas together with fully new lifts, WC’s and lobbies through the GF circulation areas.

This phased, fast track, project allowed for the consolidation of staff from several sites, and included the sequential planning, design, construction and fit-up of floors, starting from the 8th and moving downwards to the 5th. Ground floor modifications include a new lobby, reception area and support functions. The project incorporates Celestica’s corporate standards for maximum open workstations and the design team have prepared numerous sketch options to develop a model that will satisfy the Client’s requirements.

PICCADILLY GATE MANCHESTER, UK COMMERCIAL: OFFICES + COMMERCIAL The former Rail House building on Store Street, next to Piccadilly train station, was refurbished and a new extension was added to create a glazed mall/atrium space. NORR worked with Government-owned company BRB (Residuary) to strip the existing building back to its concrete core and re-build to create the 12,000 m² office scheme to be known as Piccadilly Gate. The project was designed around the spatial needs of the ‘Global Crossings Network’ Infrastructure for NW transportation hub. The connection with the main line Piccadilly Station concourse had to be maintained throughout the works. The building achieved excellent sustainability criteria and is rated at ‘BREEAM Excellent’. Sustainable Credentials are: – Green roof on top of annex – PV Solar on main roof – Chilled beams throughout – Greywater rain water – harvesting from the roof areas – for flushing toilets.

NORR were retained to design and implement a unique masterplan for Parkside, a major 60 acre Business Park in Coventry.

Situated on the business park is the new headquarters for the Learning & Skills Council. A distinctive central atrium provides an attractive yet practical focus and the building has been designed to project a strong corporate identity. The 6,500 m² scheme has high quality finishes, is fully air conditioned and designed to be environmentally friendly and energy efficient.

BROADLANDS BUSINESS PARK NORWICH, UK COMMERCIAL: OFFICES + COMMERCIAL Located in a elevated position on a major business park on the outskirts of Norwich this prominent development comprised the construction and fitting out of a pair of buildings providing a total of 13,000 m² of office space for a major international insurance company. The slope of the site was exploited with the entrance and some office space at the lower level with a semi basement plant room behind and 3 full office floors above. Glass walled cellular offices and meeting rooms were grouped internally around the building core with the perimeter areas fully open plan. A cafe/restaurant and breakout spaces are located on the upper floors with access onto an external balcony giving views over the countryside to the South.

OPUS 40 WARWICK, UK COMMERCIAL: OFFICES + COMMERCIAL NORR were retained by Opus Land for the major B1 office development on the outskirts of Warwick. Two of the three existing buildings on the site are retained by neighbours IBM and the third building has been completely refurbished to provide 9,500 m² for Telent. A further 27,000 m² of new high quality office accommodation will be provided in four separate buildings together with 860 parking spaces. Sustainability has been a key factor in the design development. The development came as a result of NORR’s close relationship with the planning authority and our innovative approach to challenging planning policy. The site had already been fully developed to maximum development capacity, however through intelligent planning we were able to integrate an additional 36,500 m² of accommodation on the site.

Scottish Media Group’s new Headquarters building sits at the gateway to Pacific Quay, between two listed structures, the Four Winds Pavilion and the Southern Rotunda.

SMG was a pre-let tenant for this new building; the objective being to to relocate their 400 strong television division from existing dated premises in Cowcaddens. The design is a response to SMG’s wish for a “sleek and contemporary image”, and both the form and materials reflect this principle. The building is an elegantly proportioned rectangular form, with a flat roof that overhangs the façade on all four elevations. A restrained, balanced palette of materials has been used; natural stone and flat metal cladding panels with full height curtain walling to all open plan office areas. The building is arranged over 4 storeys with a roof level plant room and is set on a plinth 1.6 metres above quay level to provide a degree of security from the public quayside walkway while taking account of future river level predictions. The main entrance leads to a dynamic atrium space, which extends vertically through all floors and is capped by a roof-light, which allows natural daylight to penetrate into all levels. The atrium provides a direct connection to the specialist studio areas to the east, and open office floors to the west. The building has been planned over four 30m deep-plan storeys, with flexible open-plan and cellular accommodation in the main areas, and to the east of the main entrance, television studios, conference suites, technical areas and canteen. The lower level provides accommodation for specialist areas including technical workshops, camera stores as well as the archive library, all of which have a lower requirement for natural daylight.

This project is a refurbishment of a 1970s building to form a new 14,000 m² headquarters for the travel company TUI.

The brief from the client was to design an energy conscious building that would create a ‘wow factor’ for the 1,200 strong workforce. Dramatic bridge links cross the new atrium which floods natural light into the heart of the offices, designed as open plan for maximum flexibility, creating a lively and stimulating environment and encouraging interdepartmental integration. The drive in this building was to create an environment that facilitated increased collaboration and productivity. The space was developed to provide ’I Space’ (desks/open plan) and ‘We Space’ (breakout/ meeting) The format has been so successful that we are now revisiting the project to reduce ‘I Space’ and increase ‘We Space’ despite an increase in staff levels within the building.

The building has been stripped ‘back to basics’ and the shell and core redeveloped to provide arguably the most individual suite of offices in the city centre, located at the top of the Tyne Gorge with postcard views out and over the River Tyne to include all Tyne Bridges and the Gateshead Sage.

GODDARD BUILDINGS HINCKLEY, UK COMMERCIAL: OFFICES + COMMERCIAL NORR was retained for the refurbishment of the Grade II listed former hosiery factory in Hinckley. The new hub for creative industries provides managed work spaces; exhibition, gallery and performance space; retail and a café bar area; conference and meeting space; and general office units for creative enterprises. The building’s simple, open floor configuration allows the multitude of new activities to be accommodated with flexibility for incremental or radical change in the future. The tall windows continue to flood the interiors with daylight and sunshine throughout the day and the refurbished opening vents will maintain natural ventilation. The thermal mass of the building fabric assists in the balancing of the internal temperature. New arrangements for external access and internal circulation incorporate the retention of the distinctive central archway for the main reception, a direct entrance to the retail and café bar area adjacent to the College main entrance and new lifts to provide access for all. The buildings are a major regenerator in the town and they reached full occupancy within six months of completion.

TWO PACIFIC QUAY GLASGOW, UK COMMERCIAL: OFFICE + COMMERCIAL This modern building, comprising 70,000 square feet of office accommodation, continues the tone set by its sister building, One Pacific Quay, for the revitalisation of an important inner city waterfront site at Pacific Quay. Flexibility has been a key consideration together with full compliance with current energy and envelope airtightness criteria. A BREEAM Very Good pre-assessment has been achieved. A predominantly glazed elevation faces north across the Clyde towards the Armadillo and SECC, while on the entrance side glazing is alternated with solid panels of metal cladding.
