As autumn arrives, the luxury property market is experiencing a resurgence. New Zealand is attracting more high-net-worth, well-qualified individuals to our shores, including expatriate Kiwis returning to Aotearoa to establish new, permanent bases for the future.

Many of these Kiwis are bringing their incredible skills and talents home, and amongst the standouts of these is entrepreneur Anna Mowbray. As one of the founders of multi-billion-dollar global toy company ZURU, there’s no-one who quite understands innovation and what it means to be a disruptor like Anna.

Her latest venture, ZEIL, is on a similar trajectory for success, as the Anna effect shakes up the HR sector. She discusses business, leadership and balancing it all on page 6.

We also delve into the international and domestic rise of sustainable homes. The advantage Anna

Anna Mowbray’s curious obsession with innovation, connection and globalisation is an asset to Aotearoa, writes Rebecca Williamson.

Anna Mowbray thinks fast, moves fast, talks fast. As one of New Zealand’s most influential business leaders, her infectious enthusiasm not only permeates her entrepreneurial endeavours: it’s eminent throughout all elements of her life.

She uses the term ‘constructively dissatisfied’ as somewhat of a motivational mantra – and it clearly works. After all, by the young age of 30, Anna had reached a level of success that most can only dream of achieving in a lifetime, as one of the founders of the global multi-billion-dollar toy company, ZURU.

But now, as she settles into a new decade and a new chapter of life, Anna is out of the toy game and into the realm of HR. Specifically, cultivating Kiwi talent and connecting it with the right businesses. Although in its infancy, ZEIL – an innovative digital job marketplace – is already on the Mowbray trajectory for world domination and is injecting some ingenuity into the previously stale job marketplace.

“After 15 years living and working in China and Hong Kong, I wanted to come back to NZ and make a difference,” she says. “I wanted to add value to society, so I started looking into the broad spectrum of HR tech and discovered there were some exciting things happening in that space.”

During her time at ZURU, Anna interviewed the first 500 people to work for the company. Finding the right skills base and cultural fit for the brand was deeply important to her, and Anna considers it to be one of the most challenging aspects of business.

The fact that NZ’s youth unemployment rate was over 300% higher than the national average confirmed to Anna that something meaningful needed to happen in the HR space.

“One of the big goals I had going into this project was to help democratise the path to employability for everyday Kiwis,” she explains. “If you look at the divide that we have between a child growing up in South Auckland compared to a child going to more privileged schools in central Auckland, you’ll see there’s a massive cavity of differential between those kids and their ability to get into employment. I wanted to build a platform that could help break down some of those barriers in one place. It was one of my guiding lights.”

More than 150,000 people have downloaded the ZEIL app and six million roles have been viewed, but there’s still another mountain or two to climb before Anna is ready to introduce ZEIL to the global market.

“We’ve got some of the best technicians in the world at ZEIL and I’m keen to ensure that talent is part of building something exceptional, something that does go global and opens up a world of opportunity for our team,” she says. “But it’s important to us that we do the best job we can by Kiwis first.”

Impressively, and with no formal business training, Anna’s leadership skills were honed on the job while she and her brothers built their toy empire. She has a degree in food technology (“mainly to get one up on the boys, as my brothers never got a degree”) which came in handy with the manufacturing side of the business. But it’s clear that working with people has always been Anna’s happy place.

Approachable and ever the optimist, Anna has a natural knack in obtaining the best-possible results from people, whether on the factory floor at ZURU in Guangzhou, China, or the ZEIL office in Freemans Bay, Auckland. Although, she says, her leadership style has evolved in line with the size of her staff. With less than 100 people, she knew everyone by name and what they were working on. But by the time ZURU grew to 10,000 employees, it became more about empowering other leaders within the business through a shared vision and aligned goals.

“You get the best from people by bringing them on the journey with you – evoking a level of transparency, and even vulnerability, enables people to do their best work,” she says. “It’s important for a business to be run by ideas and not hierarchy, as well as staying curious and being constructively dissatisfied; we are always asking ourselves, “What can we do better? How do we delight this week? What can we try?

“The culture at ZEIL is one of trusted psychological safety. If you want to disrupt the big dogs and do something different, you need to have a team that’s well positioned to unlock that potential in a safe and supportive environment.”

Setting people up for success is Anna’s modus operandi. Originally a country girl from Tokoroa, she has a genuine desire to see others achieve, particularly on the global startup stage.

“Kiwis have got great ideas and a huge amount of ability,” she says. “We have seen some amazing tech businesses across agritech, fintech and the likes of Xero and Rocket Lab making waves on a global spectrum. We’ve got the talent, we’ve got the entrepreneurs, we’ve got the desire to get ahead as a nation. But it’s about investing, and the Government investing in the startup space and not being afraid to get outside of the comfort zone. It’s also about

international entrepreneurs coming to NZ and feeling safe to set up here, as well as retaining our own talent. We’ve got some great software engineers doing amazing work in AI and blockchain and a lot of emerging technologies, and we want to keep that talent. But that’s difficult to do when companies in NZ aren’t always as well positioned to pay the international salaries.”

Most of all, however, she wants to see her children succeed – in whatever way, shape or form that may be. Anna and her husband, former All Black Ali Williams, share five children in their blended family, but the couple are conscious of instilling good values and a strong work ethic, rather than handing them life on a silver platter courtesy of their parents’ success.

“My biggest legacy in life is going to be my children and I want to ensure that I raise them to find their passion and survive and thrive in a world that is not fair,” says Anna.

The Mowbray-Williams abode, although strikingly beautiful, is busy, homely and relaxed. One non-negotiable they have is a family dinner at 6:30 every evening. All devices are turned off and stories of the day are shared.

"It's about understanding each other and what matters to each of us and the children at different points in life, particularly as they enter the teenage years," she says.

Anna’s ability to be wholly present in any situation –whether it’s family life, work or even a rare media interview – is one of her many admirable traits as a leader. She’s learnt to forgive herself for not being everything to everyone, something she wrestled with in her early days as a leader. Instead, she focuses on being present for the task at hand; if there’s a critical meeting at work, she is there, 100% engaged. On the contrary, if she’s at a school sports day, she’s enjoying the moment as a mum.

A venture where the lines are slightly blurred, however, is Anna and Ali’s investment into Auckland FC. Their family is passionate about football (perhaps nearly as much as rugby) and couldn’t pass up the opportunity to be involved.

“Auckland was one of the last major cities in the world without a professional football team,” she says. “There are four billion football fans and 2.2 million people playing the sport across Australasia – so there is a huge opportunity there. And, as a distinctly multicultural city, Auckland was primed for it.”

Auckland FC has been an instant sporting and commercial success, with tens of thousands of football fans filing into stadiums for game days.

“It truly has changed the sporting landscape in NZ and how Kiwis look at sporting fandom,” says Anna, who co-owns the club with Ali, and American businessman Bill Foley. “It’s on us now to make sure we harness that and keep on delivering the family-friendly experience that we’ve been able to build so far.”

It’s more than enough to keep Anna busy – but with that unwavering entrepreneurial streak, she’s always on the lookout for the next opportunity.

“Every story and every journey is completely different but I always hold a lot of pressure within myself,” she says. “A fear of failure and a fear of not doing as well as I have previously is always there, and it’s one of my biggest motivators. I will always have that desire to do something great again.” ◊

Why luxury property buyers are balancing sustainability with convenience.

While electric vehicles have long been lauded as a consummate symbol of sustainability, in practice many eco-conscious buyers are taking a more tempered approach. By and large, they are choosing hybrid models over fully electric options.

In fact, S&P Global Mobility data released in April 2024 reveals that U.S. registrations for hybrid vehicles rose by 48% in the first quarter of 2024, but by just 5.2% for EVs.

Some luxury-home buyers are taking a similar approach when investing in real estate. Hybrid homes – which include sustainable design features such as solar panels, rainfallharvesting systems or green roofs – are becoming increasingly common. According to the 2025 Sotheby’s International Realty agent survey, eco-amenities, sustainable materials and solar panels are the top environmentally friendly extras buyers are seeking.

Ryan MacLaughlin, owner and principal broker, Island Sotheby’s International Realty in Maui, Hawaii, says, “100% of the homes we’re selling at the high end have some sort of sustainable feature.”

Saving Money While Adding Value

When asked why luxury clients invest in hybrid homes so reliably, Sotheby’s International Realty agents say the answer is two-fold: eco-friendly design features help lower utility costs over time and add value to the property. For financially savvy homeowners, being environmentally conscious is typically a win-win.

“The high-end homeowner is still the most price-conscious on the market,” says MacLaughlin. “Even though they have money to spend, they have been successful for a reason. They don’t want to waste money and sustainable features help them feel confident they can run their homes as efficiently as possible at a lower cost.”

Darlene Streit, global real estate advisor at Sotheby’s International Realty - Santa Fe Brokerage in New Mexico, finds that her buyers are often willing to pay a premium if sustainability features are already in place.

“There was a craze with people renovating their homes to be more sustainable during the pandemic and now I find that more people want that done for them,” she says. “Renovating is not as easy as it appears, nor does it cost exactly what the contractor tells them. They will pay more to have it done, rather than have to worry about doing it themselves.”

While there’s debate about exactly how much value sustainable features add to a home, an October 2024 article published by Freddie Mac, one of the largest buyers of mortgages in the U.S., found that energy-efficient homes typically sold for 3% to 5% more than less-sustainable properties. What to

Invest In

When building or converting an existing property into a hybrid home, increasing its overall value requires the careful selection of sustainability features tailored to the building’s size and the local climate. In Hawaii, for example, solar panels are hugely popular, says MacLaughlin.

According to the U.S. Energy Information Administration (EIA), in 2023 solar panels accounted for just 3.9% of the electricity generated in the U.S. However, as attitudes toward climate continue to change, that number is expected to grow rapidly. The EIA estimated in January 2024 that solar panel energy generation will grow 75% by the end of 2025, accounting for 286 billion kilowatt-hours (kWh) that year. Solar panels are typically installed with a storage system, such as a battery, which can save excess electricity for later use.

EnergySage, a solar-power marketplace funded by the U.S. Department of Energy, estimates that the average solar panel installation costs around US$33,763. Because Hawaii receives an average of 25 to 30 inches of rain each year, MacLaughlin says that water-catchment systems are also a common hybrid home feature.

Rainwater harvesting involves collecting and storing water from a home’s gutters for later use around the house. Unlike tap water, it has not been filtered or chemically treated, so it should not be consumed or used for cooking, bathing or watering edible plants unless a proper filtration and disinfecting system is also installed. However, stored rainwater is safe to use for purposes such as irrigating ornamental plants or washing cars.

In Sweden, green roofs – which feature vegetation planted over a waterproof membrane – aren’t just a popular way to be more sustainable. At their most basic level, these living roofs act as additional insulation and also help to manage stormwater runoff, particularly in cities where concrete and paved surfaces prevent it from being easily absorbed into the ground.

According to a September 2024 report in The Guardian, homes with features like green roofs typically use 80% to 90% less energy. With the optional inclusion of a rainwater-harvesting system, green roofs can contribute significantly to household water needs.

While a green roof’s insulating properties can help to naturally maintain a hybrid home’s interior temperature, a smart thermostat gives a homeowner precise control. These Wi-Ficonnected, AI-driven devices automatically switch the heating system on or off according to a set schedule and can be remotely adjusted using an app. They save energy and money by avoiding unnecessary heating or cooling.

Peace of Mind

Innovative technologies harnessing renewable resources are becoming increasingly prevalent. Yet luxury homeowners, who are often early adopters of new innovations, have been gradually embracing these advancements. Sotheby’s International Realty agents say their clients’ preferences for hybrid homes, rather than full self-sufficiency, comes down to reliability and peace of mind.

“Some homeowners don’t fully trust the technology yet,” Streit says, adding that some of her clients feel these advances are simply too new. “I think people are still a little nervous about abandoning what they’re used to,” she says. “They like having the ability to switch back and forth, say, between solar power and the grid, as needed. It gives them the best of both worlds.”

In other cases, hybrid living offers an added layer of security, given that sustainable features are often weather dependent. MacLaughlin agrees that homeowners, particularly those in the luxury market, want to know that their assets will be protected, no matter what nature throws their way.

Looking to the Future

That said, the limitations – real or perceived – of sustainable homes may eventually fade. Global real estate agents feel that sustainability will continue to have a growing impact on the real estate market, largely due to a shift in cultural attitudes.

“At the end of the day, it’s not about the money you can save or what your home can do,” says Streit. “It’s about caring for our planet and our ecosystem. People are becoming more conscious and I think the sentiment is only going to get stronger.” ◊

A welcome investment

Mark Harris tells why recent visa rule changes means New Zealand’s luxury property market is back on the radar for international investors – and what that means for high-end home sellers.

Over the years, I’ve had countless conversations with international buyers keen to invest in New Zealand. They see our country as a safe haven – a place with a stable economy, stunning landscapes and a high quality of life. However, previous immigration policies often discouraged investors, limiting the flow of global capital into our country and, ultimately, the property market.

A recent shake-up to the Active Investor Plus Visa – aka the ‘Golden Visa’ – is set to change that, alleviating the program’s exceedingly stringent investment requirements that resulted in minimal uptake from potential applicants.

The new scheme, which took effect on April 1st, offers a more flexible and investment-friendly framework, with a focus on attracting high-net-worth individuals seeking faster access to residency. For those in the high-end real estate sector, this presents a potential opportunity. We’re already seeing a climb in our overseas website traffic and a significant increase in international enquiries from those looking to invest in property as part of their residency pathway. Wealthy individuals are taking a renewed interest in what New Zealand has to offer.

Here’s why: a new ‘Balanced’ category offers less risky investment options compared to the previous framework.

While the upfront investment remains high, with a minimum commitment of NZD $10 million over five years, a key shift is the inclusion of property investment. This change allows investors to contribute to new residential developments – that has potential to boost the country’s housing stock while also

supporting the economy. Though investors cannot reside in these properties, their participation will help strengthen the development sector and drive demand for new-builds and off-the-plan properties, benefiting sellers in the process.

This is where the real opportunity lies. With investors required to commit funds within six months, we can expect to see faster transactions and a possible increase in demand for qualifying developments. Developers and sellers who have investment-ready stock could see increased interest and stronger pricing.

Another game-changing aspect of these reforms is the fast-tracked resident visa option for investors who meet the Active Investor Plus criteria. Once approved, these individuals will also receive permission to purchase residential property for personal use. This is particularly relevant to the premium property market. High-net-worth individuals often look to establish a home base in prime locations like Auckland, Queenstown and Wellington.

For sellers of premium properties, this could mean increased competition among buyers, and potential price growth. We’ve seen similar trends play out in the past – whenever policy changes create easier access for international investors, demand in the top-tier property market spikes. While these changes won’t dramatically impact the mid-to-lower end of the housing market, they do signal positive movement at the upper levels, where overseas investment plays a key role.

Greytown sales consultant Brady Bingham was born, bred and educated in the Wairarapa, and has been ingrained in the region’s property market for much of his life. Today, he lives and works in Greytown and has witnessed the rapid residential growth of the town over the past few years, as well as its rise in popularity with weekend travellers and holiday homeowners.

Greytown is a popular destination for purchasers transitioning out of Wellington, so it is largely affected by what is happening in the capital. In some respects, Greytown has become like another high-end suburb of Wellington, yet it still appeals to a wide range of investors, from first home buyers to professionals and retirees.

Having grown up in Greytown and working alongside my mother Janet, we have seen a lot of exciting change in Greytown in recent years – we are advocates for the community and have a lot of great connections, which is helpful for people looking to establish a home base here. Growing up in the area in which you are trying to

sell is always a distinct advantage – I went to Greytown School, where my seven-year-old daughter now attends, and the local Kuranui College.

A crucial aspect of marketing a Greytown property is that it needs to reach buyers far and wide. More than 55% of our purchasers are from out of town. We’ve also worked with an increasing number of international buyers over the past 12 months, which can be attributed to the strength of the Sotheby’s International Realty global brand.

Overall, our current market is similar to that of our pre-Covid property market. We are carrying more listing stock and, when combined with a longer sales timeframe of 78 days, it is a matter of working the process and repetition to ensure a sale. In more positive news, the current median price of $870,000 has slightly increased on the previous 12 months at a margin of 2%.

When a property is presented well to the market –and priced realistically to meet the market – enquiries and buyer interest are still very strong. For some properties, it’s more about timing and finding the right buyer.

We have found the top end of the market to be slower, but with lowering interest rates and more positive activity in the Wellington market, we are seeing a flow-on effect with more sales transactions now occurring. The market is certainly picking up, and we’re excited to see where it takes us later in 2025.

Locals’ guide to Greytown

Where’s home for you?

I was born and bred in Greytown. My partner and I returned home in 2012, after living in Auckland.

What’s your favourite local restaurant or café?

All the eateries in Greytown offer a very different dining experience. We enjoy the garden at Aperitif Wine Bar & Eatery, and the menu is great. The White Swan is ideal for a larger gathering and is always good when the sun is out. The French Baker has amazing coffee, and Cahoots has the best pies. We are spoilt for choice.

What’s the best location for a scenic walk, run or outdoor activity?

Greytown is a dream for people who love to spend time outdoors. The Rail Trail is a lime track that starts in town and heads out through farmland to the train station, approximately 5km out of town. It is where Park Run is held every Saturday morning, and it’s well used by locals.

There are plenty of other scenic walking tracks around the town fringe and –given the area is flat – getting out for a run is always easy!

What’s your favourite local event?

The annual Greytown Winter Christmas Festival is a fantastic local initiative which started in 2020. This usually runs during the month of July and is well attended by locals, as well as visitors from the wider Wellington region.

What’s the best part about living in Greytown?

I enjoy being part of the community here. I am an active supporter of the Greytown Rugby Club, which celebrates its 150th anniversary next year. I have been a part of the club management team for the past five years and currently manage the premier rugby team.

Regional areas are great. When my partner and I were considering children, we wanted them to have a similar upbringing to what we enjoyed. The recreational activities, sporting community, business community and opportunities here are fantastic, and we couldn’t think of a better place to live. ◊
