As 2023 comes to a close, there’s plenty to celebrate. Like the weather, the property market is steadily warming up, and we’re seeing some great sales results around the country. Despite the general election – an event which historically has a cooling effect on the market – prices are climbing and stock levels are increasing. It seems that this year, the promise of change and better days ahead are instilling confidence in both vendors and buyers, and this is expected to rise well into 2024. Confidence is an inspiring attribute, and noone knows this better than the effervescent broadcaster Brodie Kane. As a veteran of the New Zealand Sotheby’s International Realty Queenstown Marathon, Brodie is well versed in setting goals – and achieving them. We speak with her about this on page 6. Amidst the chaos, it grounds me and keeps me sane, and no matter how the run goes, I feel that each experience makes me a better person.”

It’s been a big year for broadcaster, podcaster and businesswoman Brodie Kane. As the end of 2023 draws near, she is reflective on the highs and lows and the excitement and successes of the year. While her professional highlights include presenting at the Rugby World Cup in France, soaring podcast ratings and a starring role on a reality TV series, there are a few personal milestones and bucket-list ticks she’s proud to achieve this year, too. When we catch up with the Auckland-based, awardwinning journalist, she’s packing her bags for the Sydney Marathon the following weekend, and preparing for the 60km Kepler Challenge in Fiordland in December. Her passion and dedication to longdistance running is somewhat infectious, and it was bolstered by her second-ever marathon at the New Zealand Sotheby’s International Realty Queenstown Marathon in 2020. Although it didn’t quite go to plan, it was, Brodie says, a sharp lesson in resilience and mental strength. “What I love about running and competing in events is that my experience continues to evolve,” she says. “For my first Queenstown Marathon, I’d overtrained and went out too hard. It went horribly wrong but it

These days, finding time to train is a challenge that Brodie has accepted. Since launching her own business, Brodie Kane Media, in 2020, Brodie has founded and produced five popular podcasts, has regular gigs on prime-time TV and is a sought-after MC for events around New Zealand.

“There will always be anxiety and self-doubt and freak outs but if you can push through that, risk can be rewarding – whether that’s in business or running marathons.”

“It’s really difficult to train for an ultra with professional commitments and overseas work trips,” she says. “But I try to make time. For me, it’s my down time so I diarise my training and I don’t overcomplicate it. A long run on the weekend and a couple of shorter runs mid-week is usually my go-to routine. It’s a juggling act with work and life but when you can achieve something under those circumstances without putting too much pressure on yourself, it’s an awesome feeling.” Pressure is something Brodie has become accustomed to with such a fast-paced career, but she’s a firm believer in being the architect of her own success. Brodie Kane the business, the woman and the brand are doing exceptionally well – The Girls Uninterrupted podcast (delightfully unfiltered discussions between Brodie and friends) and Out the Gayte (three Kiwi men discussing life through a LGBTQ+ lens) have had millions of downloads and are staples on the NZ podcast charts. “I have a real passion for going a million miles an hour and getting up and ripping into the day,” she says. “Being in control of your own success is crucial. I look at a lot of successful women around the world, particularly in this kind of new media and broadcasting space, who have been so passionate about a project that they're working on. And they've been told ‘no’ but they’ve gone and done it anyway – and nailed it. “It just goes to show that if you believe in something, you should go for it. There is room for everyone to be successful. There will always be anxiety and self-doubt and freak outs but if you can push through that, risk can be rewarding – whether that’s in business or running marathons.”

Enduring the elements Award-winning architectural designer David Maurice discusses the design distinctions for New Zealand’s varied environments. As a mountainous island country, the diverse natural landscapes of New Zealand can often inspire some of the world’s most spectacular architecture. The geography, topography and position of a site – as well as the weather – influence the shape and design of a structure. Whether it’s a new home in Hamilton, a remote bach on the West Coast, a beach house in the Coromandel or an alpine abode in Queenstown, all scenarios have different environmental and architectural elements to consider.

David Maurice, design director at LTD Architectural Design Studio in Auckland and Nelson, says the key is to ensure that the existing ecosystem of the site remains as intact as possible. “Often the first move is to minimise the building’s size and footprint,” he says. “However, the problem is then fitting everything in, which is where good design becomes so important. It means getting every element of the design working as hard as possible so that nothing is poorly or seldom used. Redundant space equates to a waste of resources.”

Abiding by the mantra of ‘simplicity without sterility’, David uses natural materials wherever possible to add texture and beauty to simple spaces and forms in any landscape. “I’m especially interested in the conversation that happens between a sculptural, built structure and its natural setting,” he says. “While working with budgets both small and large, it’s important that the cost of any design element adds genuine value and is not just expensive for its own sake. Ultimately, it’s about designing right for the people, the place and the planet.”

Remote wilderness “For me, designing a house in this type of location is an extension of the landscape, both functionally and sculpturally. In other words: the house isn't the star of the show. That doesn’t mean it can’t stand out but there should be some humility about it. Most people who live here want to be connected to their environment and the design needs to help them do this, so this type of house is outward facing. On the practical side, there are additional things to consider such as on-site water storage, power generation and wastewater treatment, plus storing the extra gear that’s usually required for living or holidaying in this environment.”

Sea change “When designing a home on the coast, there’s always the threat of over-exposure – both to the elements and the view. There’s a temptation to throw up large expanses of glazing without taking a more considered approach and giving some nuance to the spaces and outlooks being created. It’s also important that outdoor areas provide comfort in varying conditions and not just serve as a grandstand for the view. Crucially, materials need to be durable and low maintenance for this type of environment.”

Suburban sanctuary “As opposed to a home in the wilderness, a suburban residence tends to be more inward facing. The main consideration is the quality of the interior space – the way it feels. This can be sabotaged by too much focus on the layout and function of the plan which is the reason why some suburban houses become bland. The proportions of the spaces, the quality of natural light, the texture of the finishes and even acoustic qualities should be considered. These are all items that don’t necessarily add more cost to a project.”

Mountain high “The elements are a crucial consideration when designing a home in alpine landscapes. Subject to both freezing and stifling hot temperatures, extra attention needs to be directed at the use of building materials to keep the home warm in winter and cool in summer. A connection to the surroundings is often important for homeowners here, whether that’s through the use of appropriate natural materials or maximising the views. The home needs to be positioned correctly to harmoniously blend with the environment.”

In her stride Hannah Berry shares her tips, tricks and training advice ahead of the New Zealand Sotheby’s International Realty Queenstown Marathon. Armed with Red Hot Chilli Peppers classics on her Spotify playlist and a healthy dose of nerves, pro-athlete Dr Hannah Berry (née Wells) is tackling the New Zealand Sotheby’s International Realty Queenstown Marathon once again. The last time she competed in the event was at the 2016 Half Marathon, when she took the top spot in the female category with a blazing time of one hour, 28 minutes. On Saturday, November 18, Hannah will be digging deep for her second win. We catch up with the full-time athlete – who also has a doctorate in engineering – ahead of the world’s most beautiful marathon. What do you enjoy most about the NZSIR Queenstown Marathon? Two things make the Queenstown Marathon event extra special; one is the location and beautiful scenery and the other is the atmosphere at the finish line. The organisers do a great job of putting on a fun finish line area with stalls and food trucks. It’s nice to sit down after the race and enjoy the scene.

What’s your advice for improving speed? One simple way to improve a runner’s speed is to incorporate strides into the end of some runs. Strides are short bursts of running (15-30 seconds) where the athlete focuses on good run form at a faster pace. It is not an all-out sprint, though – an athlete should be aiming to run as fast as they can while remaining in control of form. Doing four to eight strides, with a walking rest in between, twice a week, will help improve speed. What are some of the most common injuries experienced by runners? Unfortunately, injuries are common in running due to it being such a repetitive and high-impact sport. Some common running injuries include runner’s knee, shin splints, plantar fasciitis, and calf or Achillies strains. All usually occur due to increasing load too quickly.

What is your training schedule leading up to a marathon? Because I do triathlon, my training schedule is a mixture of swimming, biking and running. Usually, I run around 60km per week, so less than a pure professional runner by quite a bit. But because I am also swimming and biking for more hours than I run, I get quite a bit of my cardiovascular fitness from those two disciplines. In the lead up to doing a marathon I would increase my run volume to around 80-90km per week but this year I am just doing the half marathon, so I’m sticking to 60km. How do you recommend a beginner-tointermediate runner trains for a marathon? As a ballpark guide, an athlete should not increase their weekly mileage by more than 10 per cent per week. For an intermediate runner, a total volume of around 70km per week is a good volume goal to get to before the race. As an example, if an athlete is currently running around 25-30km per week without any issues, a 12-week build-in might be a good target. If an athlete wants to build in some easy recovery weeks within the build (depending on the athlete’s injury history), then around 15 weeks with a recovery week approximately every three to four weeks is a solid plan.

How can you prevent injuries while training? Injuries can be avoided by managing load correctly, stretching and rolling, and incorporating some strength training into your weekly training schedule to ensure there are no imbalances in the body. If an issue does crop up, consult a good physio as soon as possible.

How do you calm pre-race nerves? Everyone gets nervous before a race. But it’s good to be nervous! It means you’ve worked hard to be there and that you’re about to attempt a personal goal or challenge that has put you out of your comfort zone a little. Be proud to be feeling those emotions, and thankful to be able to take on a challenge like this, regardless of the outcome. If you find you’re feeling a little more nervous than you would like, take a few deep breaths and remind yourself that racing is a privilege.

What is your nutrition plan before an event? I like to eat a plain dinner the night before, like meat and three veg – perhaps a steak and some roast vegetables (potato or kumara) and some greens. Then I’ll eat breakfast two hours before a race. What about after the race? I include protein for muscle recovery and carbohydrates to help restore depleted carbohydrate stores. But unless you need to think about another race coming up, I suggest enjoying a burger and a drink with friends!

What are some of your own personal mantras that keep you motivated? Motivation during a race comes pretty natural, I think – especially when I’m in a race like the Queenstown Marathon with thousands of other athletes. But when things get tough I like to try and distract myself by thinking about my run form, and trying to hold the best, most efficient run form I can. When it starts to really hurt, I tell myself that every step is closer to the finish line. How do you usually celebrate your wins? My favourite way to celebrate a win is with a nice glass of wine and a meal out with friends and family.

Brett Mather Owner of NED Collections

Exotic inspiration Switching a decade-long professional rugby career for curating home décor might not sound like a natural progression, but that’s exactly what happened for Brett Mather.

The former Highlanders outside back now owns NED Collections, a Christchurch-based furniture and homewares wholesaler that specialises in everything from contemporary flugen vases and American oak bench seats to abstract art works and drinkware, all sourced from far-flung locations around the world. “When I finished rugby for good I began investing in property and renovating, both residential and commercial,” he says. “I really enjoyed the interiors side. I have always been quite passionate about interior design. Before that, I completed an interior design course when I was out with a serious injury.” Brett and his partner Sarouen have completed six renovations in Christchurch, varying from small two-bedroom units to a large commercial building. For them, it’s the thrill of transforming a drab space into something amazing, creating rooms that people enjoy living and working in. This rings even more true with older, character buildings – Brett says there’s nothing quite like the challenge of reinventing a property while retaining its authenticity. But when it came to décor selection, Brett soon discovered that he couldn’t always find the pieces he envisioned to suit the space. That’s when he started to look internationally, and NED Collections was born.

The beginnings of the business were humble – so humble, in fact, the name is an acronym of “no eye deer”. “I needed a company to import and I was pressed for time to create the company name,” he recalls. “I said to a friend, ‘I have no idea what to call the business’. He suggested I just use that name – no eye deer. “I shortened it to NED and our logo is a deer with no eyes. NED Collections has definitely grown on me now.” Brett travels to China, Vietnam, Indonesia and Australia regularly, ordering exquisite pieces, attending trade shows and visiting NED Collections’ international stockists. Nurturing relationships with international suppliers is a top priority for Brett as it enables him to stay on top of the latest trends. “I would describe our style at NED as minimalistic – we try to keep it nice and neutral with natural finishes – but also on-trend with an eclectic edge. This can be tricky at times, as interior trends tend to move quite quickly,” he says. “I subscribe to a fair amount of international interiors publications to get an idea of what is ‘in’, and then aim to bring that to NZ. I like things that are a little different and love it when they are well received here. It’s very rewarding.”

NED Collections pieces are now stocked with more than 300 retailers, home stagers and interior designers throughout NZ and Australia, as well as online. “Interior design is an exciting industry to be in, particularly when we have the opportunity to work with such high-quality products,” he says. “It’s a completely different lifestyle to rugby but just as fast paced.”

Ōtautahi Christchurch calling The city’s incredible revitilisation is being driven by passionate residents, and the real estate market is following suit.

NZSIR Christchurch Managing Director Rosa Carter gives an insight into the local market and tips on where to eat, shop and have fun. “Christchurch has historically been a stable property market compared to other metro cities, with the exception of the earthquakes and Covid. We don’t see big peaks and troughs with house prices. The region’s year-on-year performance according to REINZ shows Canterbury has seen a slight increase of 0.8% in the median house price, currently sitting at $655,000. On the other hand, Christchurch city has seen a decline of 2.1% year-on-year to $645,100. Despite this, we’re seeing the signs of a more active buyer market: the demand is there for quality homes in sought-after locations, we are seeing many auctions and deadline sale campaigns brought forward and latest month-on-month sales data is showing an increase in the median sale price. Over the past year Christchurch has not experienced big downwards pressure on demand like Auckland or Wellington. Our high-end buyers and first-home

buyers have been consistently active. The middletier price point has softened slightly however we are seeing all price points bouncing back with the onset of the warmer months. The median days to sell in Canterbury has been consistent at around one month for the past year, almost a month less than the national median. From entry onto the market to a sold sticker, that’s a pretty quick result for most homeowners. Christchurch is a strong auction-focused market generally, which will contribute to the shorter days to sell than the national median. In recent months we’ve seen an increased trend of mature vendor couples who are financially downsizing in order to maximise their lifestyle choices so they can travel more frequently, reduce the need to work or buy an investment property. Farmers and lifestyle property owners are also looking to diversify their assets, downsize and future-proof their next stage of life. Christchurch always attracts a lot of buyers from out of region. There has recently been an increase in

Christchurch Where’s home for you? Christchurch is my home city, although I have also lived and worked in London, New York, Auckland and even Timaru. I enjoyed my time living in other cities but it has also given me a great appreciation for what Christchurch has to offer. I love that we have an international-quality inner-city precinct yet parks, beaches and mountains are within reach. It is easy to have work-life balance in Christchurch, which can be harder to achieve in other cities. What’s your favourite local restaurant or café? For a date night, or a night out with friends, it would be a hard choice between 5th Street and Seven Dining. Both have excellent wine and cocktail menus and well-curated menus, offering a mixture of plates or tapas. The flavours are outstanding.

What’s the best location for a scenic walk or run? I never tire of the views from the Crater Rim walkway, at the top of the Port Hills, for a run, walk or bike ride. It stretches from the heads of Lyttelton Harbour right around to Sign of the Bellbird and beyond. What’s your favourite local event? The annual World Buskers Festival in January each year is always a great time to enjoy a mixture of arts and entertainment with friends. The events are held around the inner city – many of them outdoors on warm summer evenings. They’re usually sold out, so it’s best to plan early!
