MAKING A DIFFERENCE As we close out 2016…we should reflect on the great success of our Board and Members. In our ever-changing real estate market, we must keep on our toes and keep up with the most current trends and technology. With President Jeff Perry at the helm of our ship, we were able to exceed many of the challenges set before us. Thank you Jeff for your hard work and dedication to our Association and our Profession. Each year the incoming Board of Directors meet and strategize for the upcoming year. In September 2016, we did just that! Recognizing 155, YES One Hundred Fifty-Five existing AND new challenges. Each item was addressed and will be assigned to the appropriate committee for 2017. My platform for 2017 is “Make A Difference” and now IS a great time for each of you to get involved with the committee of your choice. With 155 challenges before us… we will need your help. “Make a Difference” Leave the past…. Engage the present….Create the Future…. - Julio Malaro I will leave the past, taking everything I have learned, things of joy and things of hardship, and I will engage the present. We are what we are because of our past. Every person and challenge we encountered made us the person we are today. As we engage our present with positive differences, we are creating our future. A future we can be proud of.

I guess a good question to ask ourselves would be “Are we happy with our present?”. Every action creates a reaction. Do our actions create a positive reaction? Do you make a positive difference? 2017 Board President, Wanda Linscott When was the last time you made a difference? Every day of this next year, I vow to make a difference. A simple smile to a neighbor, opening the door for a stranger, helping my fellow REALTOR® in need, or buying someone a cup of coffee, all of these little tasks will make a difference. Here are a few of the differences your 2017 Executive Board, Board of Directors and Committee and members plan to make: Construct handicap ramps for Seniors and Veterans, Orchestrate a suitcase drive for foster children (pulled from their homes in the middle of the night for their own safety, given a trash bag to fill with their belongings), and scholarships for the graduating Seniors of Osceola County. MAKING A DIFFERENCE

IN THE COMMUNITY

REALTORS® VOLUNTEER

FOR IDIGNITY OSCEOLA REALTORS® with the OSCAR REALTORS® Care Committee convened to show their support for the IDignity Osceola program this past October. Through their volunteer efforts, these individuals assisted the project in securing identification for homeless citizens in the local area. Drives such as these, allow disadvantaged locals to work with volunteers to gain access to documents like social security cards, birth certificates, and state identification cards. These documents are required for entry into schools or work positions, and are necessary to open bank accounts or even gain access to shelters. And demand has proven to be high given the attendance of these monthly events. Each event is set up to service 225 clients and at times must turn people away due to capacity limitations. These events require roughly one hundred volunteer personnel and typically include a team of attorneys, representatives from social security, the driver’s license bureau, and the Community Hope Center. With community betterment a major focus of OSCAR’s mission, and a desire to help residents with their goals of homeownership, reaching out to these disadvantaged citizens to help them on their way back up was an extraordinarily fulfilling endeavor. Sue Vasquez is a member of the REALTORS® Care Committee for OSCAR this year. “These events are so

important to people living on the street. The necessity of identifying documents is pervasive, and not having access to these forms of ID can be a major hindrance to getting reestablished after falling on hard times,“ she stated, adding, “The Committee and our other OSCAR volunteers really came together in support of this cause, and I’m so proud we were able to make a difference in helping these people in our community take those first steps to getting back on their feet again. OSCAR DIRECTOR ON NAR PANEL AT CONFERENCE AND EXPO

OSCAR Director Danny Hernandez was invited to speak on an all Spanish Panel at NAR’s Conference and Expo earlier this past November. “I am proud to be part of the very first panel in Spanish at the NAR convention. This was an historical event and the beginning for many more conferences offered completely in Spanish. It was an honor to be selected to be a speaker/panelist. NAR has made a huge effort in bridging the gap between the Latino community and International community in having a presence in their National conference. The session was about sharing best practices and knowing when to shift with the market. We had representatives from Spain, Mexico and myself.” Danny stated. Stated OSCAR CEO, Carol Platt on his panel placement, “OSCAR is fortunate to have leadership involved in the state, local and national REALTOR® organizations.”

RPAC GOALS MEMBERS MET IN 2016! INVOLVED IN THE COMMUNITY

OSCAR met it’s RPAC goal by 101.7% this year to raise $51,377 thanks to the generous contributions of members. There were 426 donors this year and 17 major contributors who helped us meet our goal. Thanks to all for their support of RPAC and our industry! Watch for new fundraising social events in 2017 to build your network and help out our PAC!

ALLIANCE RECEIVES PLATINUM ACHIEVEMENT AWARD The Global Alliance Committee of the Osceola County Association of REALTORS® has been awarded the Platinum Global Achievement Award for its exemplary work in 2016. This marks the third consecutive year that OSCAR members in the committee have earned the Platinum Award. The purpose of the Global Alliance Committee as stated on the Association’s website, is to position OSCAR members internationally as the most influential and authoritative representatives of the Florida real estate business and profession; to provide members with exposure within the international arena as well as an opportunity to be part of an international network that will generate business and contacts; to open new international real estate markets for members; to raise awareness among members of the impact and opportunity of international real estate within their domestic markets and of the tools available to them to support this business and help them recognize risk; and to minimize barriers to U.S. REALTORS® operating abroad and foreign investment in Florida real estate. The Global Alliance Committee has done much to reach out to membership on the topic of international business, just recently hosting a luncheon with guest speakers enlightening attendees on topics such as ‘Estate Planning for International Buyers’, and the ‘Nuances of Qualifying Buyers From Puerto Rico’. They also pen a quarterly column on related topics within the reView, and maintain a regular presence at the Florida REALTORS® expo during their annual conference each year. These are just some of the ways the committee interfaces with other

members and industry professionals to highlight the importance of thinking globally in real estate business dealings. Efforts such as these and more have garnered them the distinction of earning the Platinum Global Achievement Program Award. As Platinum Council awardees, the Osceola County Association of REALTORS® is entitled to special benefits, including: Acknowledgement on realtor.org, the Certified International Property Specialist (CIPS) page, NAR Global social media pages, and on signage at NAR Global Meetings and the upcoming conference; an association feature and profile within NAR’s site on realtor. org/global; and an invitation to the REALTORS® Conference and Expo for a photo and champagne toast during the award ceremony. Always looking to improve on past successes, the OSCAR Global Alliance Committee is on track for an even more distinguished level of achievement – the newly established Diamond award. This award is granted to Platinum awardees who have received 5 consecutive platinum awards. If they can maintain their top standing for another two years, they will qualify for this prestigious new award. Angel Ortiz, who serves as Chair for the Global Alliance Committee offered his praise for his fellow members’, saying “I work with a passionate and committed group of professionals who appreciate and celebrate the diverse make up Osceola County. Being a source to help other REALTOR® professionals be an asset to those from different backgrounds is what we strive to do. 2017 begins another year of opportunity in our real estate profession and within our association. It’s extremely satisfying to know that everything we achieve at OSCAR directly benefits our dues paying members! Our leadership, volunteers and staff live our vision, mission and values every day. Our members respond by renewing their memberships, attending professional development classes and networking events, investing in the REALTORS® Political Action Committee and helping on our community projects. Our leadership and members also respond by living the very reason that on May 13th, 1908 the National Association of REALTORS® was founded, our Code of Ethics. When real estate licensees join a REALTOR® association they fully volunteer to hold themselves accountable to each other, buyers, sellers, tenants and the law. They want other members to be able to trust them and they want their potential clients and the community they serve to be able to trust in

their professional capabilities and integrity. Each year, I get the opportunity to work with a fifteen member Board of Directors plus additional Committee Chairs, Vice-Chairs and members who are willing to hold themselves to an even higher level of commitment and accountability to their peers and to the laws that govern us under Sarbanes-Oxley and as a Florida REALTORS® and National Association of REALTORS® charter association. These leaders are not only willing to be accountable to you, but to each other. I have every reason to believe that there are more leaders who are willing to step forward when their professional schedules allow them to and the passion to give back to a profession that gives so much calls! The year of “Trust” was 1908 as REALTORS® signed up to trust each other and brand themselves as professionals that clients could trust. I think that if “trust” was a month, it would be January. The mark of a trusted person is one that keeps commitments, shows loyalty,

transparency and delivers results. That is what our leadership will do. Sarah Hopwood said, “Trustworthy people keep their word, avoid gossip, act right, tell the truth and they’re generous and honest, often reaching out to help others as giving is the reflex action to right reasons and motives.” Leadership will not be preoccupied with WIIFM (What’s in it for Me) because they are busy responding to what’s in OSCAR, what can we do, for you! I hope as we reach out to you this year, you will respond by stepping up, dropping by, attending, contributing and sharing your success with us. You are truly our valued member! SIX TOP ETHICS ISSUES TODAY MEDIA CONTACT: BRUCE AYDT

Technology is raising a host of ethics issues, such as what’s okay and what’s not to say on social media. But the biggest ethics issues continue to be those that recur year after year such as matters involving property disclosures and settlement procedures. Here are the biggest ethics issues today along with how to handle them. 1. ‘COMING SOON’ PROPERTIES. To put up a sign or advertise to let consumers know a property is coming on the market, you have to do it the right way. First, you have to have the owner’s authorization before you can provide notice of sale of a property or advertise the property, and “coming soon” would constitute both a notice of sale and an advertisement. Second, you need to check your state license laws, because they might require you to have a listing agreement in place before advertising a property, and saying a property is “coming soon” would constitute a form of advertising. Third, you can’t let other associates in your firm show the property if you say in the MLS that it’s not available for showing. If they do, that could be construed as a misrepresentation of its availability. Conversely, if it’s listed as available for showing, associates from any firm have to be able to show it. Fourth, if buyers are interested in the property, you have to direct them back to their exclusive representative, if they have one, and not provide them any substantive services. 2. MULTIPLE OFFERS. With prices rising and interest rates low, multiple offers are becoming more frequent in many markets. Here’s the right way to handle them: First, present all offers as objectively and quickly as possible. Second, if you’re asked about them by a buyer or cooperating broker and if the seller has given you approval, disclose the existence of all offers, as well as their source. Third, If you have a signed agreement to act as the buyer representative, you have to let the buyer know that the seller or the seller’s representative might not treat the existence, terms, or conditions of their offer as confidential. Only if the seller or seller’s agent is required to by law, regulation, or an agreement do they have to treat the offer confidentially. 3. UNAUTHORIZED ACCESS. It’s not always convenient to meet clients when they want to look at a house, but you need to be there or you risk violating the terms and conditions the seller has set for viewing the property. You also can’t give a prospect a key, a lockbox combination or use of a lockbox key. And allowing any unauthorized user, whether a member of the public or a broker without a lockbox key, the use of that lockbox key

is a violation of common lockbox system rules through MLSs or associations. 4. SOCIAL MEDIA. Public? Personal? Professional? Anything you say on Facebook, Twitter, or any other social media platform about real estate, even if you’re just giving your informal opinion, must be accurate to the best of your knowledge. That’s because social media posts, for all practical purposes, are treated as marketing under the NAR Code of Ethics and Standards of Practice. That’s the case even though it’s typical in social media to blur the lines between what’s personal and professional. What’s more, anything you say must present a true picture of the market or a property. And your professional affiliation must always be clear. That means either including the name of your firm in your post or tweet or linking to it. On platforms such as Craigslist, where there is no link to another display, you have to include the firm name in the communication. Check your license law for any additional requirements. 5. SETTLEMENT PROCEDURES. There are important differences between the Real Estate Settlement Procedures Act (RESPA) and the NAR Code of Ethics. The Section 8 anti-kickback part of RESPA prohibits the giving and receiving of a thing of value in exchange for a referral, with one exception: if the referral is to an affiliated business, like a mortgage originator or title company properly set up under RESPA, and that business arrangement is disclosed. The Code of Ethics and Standard of Practice 6-1 require disclosure of any financial benefit you receive for referring someone for something. 6. PROPERTY DISCLOSURE. Each year property disclosure disputes are the top complaints filed by consumers and the past year has been no different. You are not obligated to discover latent defects with the property or provide advice on matters that are outside the scope of your license. For example, when asked about roofing problems, you should direct your client to a roofer. What you must disclose, though, are matters you observe within the scope of your license. Brown water stains on the ceiling, for instance. Even if the owner doesn’t include that on a seller disclosure form, you should disclose that as a sign of possible water intrusion. HOW TO GAIN ATTENTION FOR YOUR BLOG

Generating buzz for your blog can be a difficult task given how much noise is out there. To make your blog stand out, there are many things that you can do. Generating buzz that drives traffic is not easy, but it is doable given the right vision. If your blog is your business, then every potential visitor is a customer. This is both good and bad news. The good news is that your new content will be noticed by both repeat and prospective customers. This provides the opportunity to engage prospective clientele. For example, if there is a news story that comes out and is pertaining to your industry, then people will come to you as an authority. There are 3 important concepts to keep in mind when generating buzz. 1. OFFER CONTENT THAT PROVIDES INSIGHT INTO CURRENT EVENTS This is a strategy that is very applicable in some businesses. It allows people who are interested in a given news story to use your blog as an authority source. Depending on your relationship with your audience, you may want to stay away from content that is too controversial. Though this has to be evaluated on a case-by-case basis. One of the bigger advantages to offering content in current events is that you never run out of things to say. The only downside is that this kind of content is not applicable to every business. You have to fit your approach to the customers you are trying to reach. 2. GAIN ATTENTION FOR THE INSIGHTS THAT YOUR CONTENT PROVIDES

This is another popular approach. Though engaging in this method of marketing may cause you to take sides on some issues. For example, a business that provides information to new mothers may have to take a stance on (unfortunately) controversial issues like vaccinations. Taking sides on these issues will gain you great favor among a certain core audience. This will help you gain a following as well. Again, this depends on who you are trying to reach and what type of message you are getting across. But it is important to note that almost any content will have political implications in some way- even content that is meant to be completely neutral. Pay attention to the message that you get across. 3. ATTEMPTING TO GO VIRAL OFTEN FAILS Companies often strive for content that goes viral. This may sound good in theory, but rarely does it yield the desired results. The introduction of viral content into the mainstream has allowed for plenty of blogs to try their hand with attention seeking content. Paradoxically, things that are designed to go viral often flop. This leaves resources tied up, as well as money and time wasted. Instead of attempting to generate viral content, look for what your customers are demanding. This requires an understanding of customer demographics, as well as a propensity to take feedback. Overall, it’s best to avoid the viral “trap”. As long as your content generation is solid, you will get the attention that you deserve.

2017 INSTALLATION OSCAR hosted its annual Award and Installation dinner on the 9th of December to recognize the accomplishments of members within the organization while also inducting its 2017 Board of Directors. The event, which took place at the Embassy Suites hotel in Kissimmee joined REALTOR® members and affiliates to celebrate industry peers who had been nominated for awards in various categories. After recognizing the accomplishments of these members, the evening concluded with the induction of the incoming leadership who make up the 2017 Board of Directors. These directors are: President, Wanda Linscott; President-Elect, Becky Chirillo; Past-President, Jeff Perry; Secretary, Patrice DeNike; Treasurer, Danny Hernandez; and Directors Tim Weisheyer, Joe Johnson, Maria Flores-Garcia, Marge Eddy, Jason Daugherty, Donnie Martinez, James Williams III, Alexandra Arena Gil, Jose Ortiz, and John Goldsborough. DON’T JUST FOCUS ON FINDING THE RIGHT PROPERTY BUILD LIFELONG RELATIONSHIPS MEDIA CONTACT: Imran Mohamed

A client was in town looking for a short term rental near the beach, and we had pretty much looked at the Tampa / Clearwater/ St. Pete area. So with the weekend approaching it occurred to me, why don’t I go and explore some not so familiar areas? I convinced my wife to come along, and together with the client’s family we headed off north. I’ve always wanted to visit Amelia Island but never got around to it, so I thought this will be a good opportunity. So here I was setting out to - as the saying goes “kill two birds with one stone”, or maybe in my situation I was going after the flock. I will able to spend some time with my wife, I will see a part of Florida I’ve never been to, I will expose the clients to something different and unique, and they will certainly have life-long memories. We stayed at the OMNI Amelia Island Plantation Resort, a four star hotel with 3 championship golf courses, 9 restaurants spas, etc. and since I made reservations the same day I was lucky to get a great deal of $126.65 + taxes per room. With the REALTOR® charm I was able to get a free upgrade to a villa and late check out… So I’m already looking like a winner.

Island is the only territory in the United States to have been ruled under eight flags of sovereignty. After the Civil War, Fernandina became a bustling and thriving seaport town. It relied on the shipping industry, shrimping, and the tourist trade. Thousands of Northerners voyaged to Fernandina on the Mallory Steamship Line from New York. Fernandina was hailed as “The Queen of Summer Resorts” by an 1896 edition of American Resorts magazine. Golden Age prosperity prompted a building boom. This attracted visitors such as the Vanderbilts, DuPonts, and Carnegies. Fernandina was home to the First Customs House in the United States. The oldest newspaper in Florida was started in Fernandina. During the Spanish-American War (the Cuban war for independence from Spain) Amelia Island played another historic role. Soldiers were again housed at Fort Clinch. Freedom fighter Jose Marti was overheard plotting strategies in the Florida House Inn (Florida’s oldest surviving hotel) in Fernandina. This helped lead to the end of the war.

We got there late, and after dinner and some chit chat we headed off to get some rest. The next day we explored some of what the resort had to offer and left to look at some properties and do some sightseeing in historic downtownFernandina.

Today, an original 1899 railroad depot and a 1920s-era railroad sleeper car serve as the Visitor Center on Amelia Island. The area is the home of an early plantation, an international port, a Civil War fort, a turn-of-the century playground for rich tourists, Florida’s first cross-state railroad, and world headquarters of the shrimping industry.

Saloon (1878). The state museum at nearby Fort Clinch State Park adds to the history visitors can relive when visiting Fernandina and Amelia Island. (Excerpts from http://fcit.usf.edu/FLORIDA/lessons/fernandina/ fernandina.htm) I also took the opportunity to meet with other REALTORS® in the area but when I stopped in on a REALTOR® colleague in the area my work was pretty much done. She explained about the areas that were zoned short term rentals, average prices, provided some valuable local knowledge of the Island, etc. even recommended some good places to eat, etc. We left that evening for St. Augustine – America’s oldest city and during the Holiday season, St. Augustine becomes a truly magical place with millions of tiny white lights adorning the city. Holding the distinct honor as one of the 10 Best Holiday Displays in the World by National Geographic, this years’ 24th Anniversary Nights of Lights event begins on November 19th and runs through the end of January 2017. (http://www.oldcity.com/st-augustine-nights-of-lights/) The many small shops in historic downtown made the wives happy and after looking at the lights, etc. we headed back to the hotel. We stayed at the World Golf Village Renaissance St. Augustine Resort, again a last minute check in and got a great deal. As an added bonus the hotel was kind enough to provide us with an early wakeup call … there was a small fire at the hotel and we all got evacuated at 6:00am. We couldn’t leave America’s oldest city without visiting some of the historic buildings and late that evening after our whirlwind tour we headed back to Kissimmee… tired but it was an experience that will not be forgotten. This may sound a bit lavish but in reality it’s time and money well spent. I was able to build rapport and connect at a personal level, the wives hit it off so you know that’s always good, and I’ve etched into my clients’ memories an experience that they will talk about to their friends and families and who knows to how many other people. Maybe they will become a walking-talking billboard for me abroad…. Ask your CPA or Tax Advisor how to use your business expenses to your best advantage when traveling and entertaining clients. Remember, like you I am a REALTOR® licensed in the state of Florida, so why not expose our clients to other areas and use those comparisons to justify why Central Florida is a great place to invest. If they like what they see in other areas and decide to buy there instead then that’s great. They may encourage their friends and family members to invest there also and that will open up a new aspect for growing your business.

INNOVATIONS IN MODERN CARTOGRAPHY OFFER NEW TOOLS FOR REAL ESTATE PROFESSIONALS TO CONNECT WITH CURRENT AND FUTURE CLIENTS. Mapping technology has come a long way since the days Mapquest and Garmin ruled the lot. A host of open-data and proprietary tools offers real estate pros—both residential and commercial—new ways to share data about properties, local economic trends, and neighborhood amenities. Free and low-cost products, including Leaflet, Google’s My Maps, CARTO Builder, and BatchGeo, can help you create custom maps of favorite neighborhood haunts, walking tours, or even comparable listings. The results will surely get the attention of prospective clients, both online and offline. You don’t have to be a master coder to make the tools your own, says Christopher Coté, R&D lead lab engineer for the National Association of REALTORS®’ Center for REALTOR® Technology. He says tech-savvy agents may be able to create their own customized maps, or they can rely on their regular web designer, who doesn’t have to be a mapping specialist. “An entry-level web developer can create stylized map views that match the look of your brand, or if you’re [focused on] an individual property, match the style of the home,” Coté says. “You can adjust the controls or even customize buttons or overlays so that the map ties into your information.” Real estate professionals can take advantage of data that more and more municipalities are making publicly available about city services. For example, Chicago’s open data portal offers location--specific information about new business licenses, bike-share rentals, and average electricity use, among more than 200 other sets

that developers can incorporate in applications. “You can pull in a lot of extra data around the neighborhood,” Coté says. “All that data is geotagged so you can map it to [a specific] area.” GOING PRO When hiring mapping professionals, Coté suggests looking for a team that understands both data and design. “You need a mix of data scientist, designer, and geographer,” he says. One such company is atlas3D, where programmers use the open-source OpenStreetMap system as a base upon which they stack professionally designed renderings of buildings, videos, interactive 3-D photography, and landscaping, to help tell the story of a place. They can bring in information about comps from an MLS and update data in real time. The maps they build can also easily be embedded on a brokerage’s website, which helps bring consumers back to your site. “The interactive media draws people in and allows them to get a feel for the space,” says Madeline Hennessy, director of sales at concept3D Inc., the parent company of atlas3D. She notes that the ability to embed these assets into their maps is a real draw for the real estate industry. “Real estate pros could easily make a virtual tour of their most recent or most popular properties and send the map out by email to clients and promote it on their websites, social media, flyers, and any other channels they use.” Commercial real estate companies such as Keys Commercial in Boulder, Colo., and Highland-March Workspaces in the southern suburbs of Boston have used atlas3D’s services to highlight the location of available properties within the larger community. And entire cities such as Stapleton, Colo.,

and Ontario, Calif., use the maps to highlight what’s special about their areas in a new, interactive way.

appraisers and other real estate professionals update maps of large tracts of land more frequently.

UNDERSTANDING YOUR MARKET

“Say you want to see trees that have died or a new road being built,” Thompson says. “You don’t need to send the surveyor out; you can do pretty much everything yourself.”

Mapping also provides the opportunity to prospect in smarter ways, using tools such as SmartZip’s SmartTargeting product, which helps real estate pros predict who in a neighborhood is most likely to need real estate services soon, or something like Badger Mapping, which works with CRM software to visualize prospects on a map and helps optimize driving routes for sales pros of all types. Mapping technology can also help real estate pros answer complex questions about their communities. What if you want to know the specific locations in your community where a particular retail store will thrive based on socioeconomic factors and product demand? Or you may want to predict where future development may occur, so you’ll know where to concentrate your outreach efforts. For questions such as these, the holy grail of mapping toolboxes may reside with Esri, a Redlands, Calif.–based company that owns the commercial licensing rights to Google Earth. Esri combines maps with other information such as census data, traffic counts, and consumer spending indices. The company uses that data to help real estate pros and their clients understand the market potential of an area. Esri’s tools are integrated into the commercial segment of REALTORS Property Resource®. The partnership allows users to finely tune their site selection analyses. “Let’s say a commercial real estate professional is working with a developer who is trying to find a location for a mixed-use community with apartments and retail space. With a quick analysis of demographic, psychographic, and spending data, they can target areas with young, successful singles seeking urban lifestyles who spend their disposable income on dining out and shopping,” says Emily Line, vice president of commercial services at RPR. The presentation tools at RPR Commercial allow users to predict how areas will develop and whether that growth looks sustainable according to demographic and economic statistics for the current state of the market as well as projections to 2020. In addition to RPR, Esri has worked with Coldwell Banker Commercial Saunders Ralston Dantzler Realty in central Florida and MacKenzie Commercial Real Estate Services in Baltimore on custom projects. Helen Thompson, Esri’s director of commercial marketing, notes that the software can incorporate the video and tracking efforts from drones into interactive 3-D geographic data to help

AMPING UP OFFICE OFFERINGS Web traffic is nice, but what about bringing more clients into the office? Maybe it’s time your brokerage built its very own map room. New York–based tech development company End Point has installed its Liquid Galaxy mapping display at dozens of companies worldwide. The first real estate firm to use Liquid Galaxy was CBRE, followed by other commercial firms, including ProLogis and JLL. The installations consist of an array of 55-inch screens, generally set up in a darkened area of an office. Users can enter any address and explore the area freely using a joystick. The product isn’t just imagery, either; Liquid Galaxy can display key information of interest to real estate investors and developers, such as population density and nearby transportation. Ben Witten, a strategist at End Point, says the experience feels a little like flying a plane. “It’s definitely an eyecatcher,” he says. Outside of virtual reality technology and actually being inside of a building, “it’s the only large, immersive way to experience a new property.” But regardless of how your clients interact with your maps, be sure to have clear goals in mind. Coté says many map designers are moving away from super-detailed, interactive designs because they have the tendency to overwhelm. “It’s almost too much,” he says. “You need to remove any extraneous information that isn’t going to help tell the story.” As the promise of big data to power decision-making pushes ahead, the potential for mapping out large amounts of information in a way your clients can appreciate visually will similarly expand. After all, if they want to find the right “location, location, location,” they’re going to need an expert guide to get there.
