Happy Ne… Wait – What?
Yes, the annual calendar shows October and January is 3 months away.
For your REALTOR® calendar, however, your 2025 business year starts now – with what you do today!
Those of us in residential markets find the life cycle of transactions have historically run an average of about 90 days. During the frantic market of 2020-2021 our average days on market for homes compressed radically - in some cases just a week or two. It was not uncommon to list, go under contract, and close all within 1 month! News flash - the residential market has moved on. It has cycled back toward more historic average time frames. So, what you do today will very likely define the results you will receive 3 months from now. Happy New Year!
Those of us in commercial markets may find that 2025 started back in July! Three-tosix month time frames are not unusual. So here in October we may actually be a little bit late to the party! Larger commercial investment groups, individuals,
and institutional investors are already into their financial planning and budgeting for 2025. Nevertheless, as the saying goes - ‘Better late than never’. What you are doing today will absolutely be impacting your 1st Quarter 2025. Happy New Year!
Those of us in property management commonly move on much more rapid cycles with rent collection, vendor billing, lease renewals/moveins & move-outs, all happening every month. Yet this is the time of year that owners begin considering continuing with their investment properties or divesting. Tenants begin thinking about perhaps buying in the coming year – especially as interest rates move down thereby making ownership more affordable. So, getting more engaged with owners and tenants now will definitely influence your 2025. Happy New Year!
