Farm Credit Employee

Wins Agriculture-Environmental Leadership Award MEDIA CONTACT: Nannette Cherry

PHONE: 407-846-0117

Farm Credit employee, Shane Platt was recently awarded with the Commissioner’s Agricultural-Environmental Leadership Award by the Commissioner of Agriculture, Adam H. Putnam. Shane was among three winners to receive this distinguished award. The Commissioner’s Agricultural-Environmental Leadership Award has been presented annually since 1994. The program spotlights the environmentally innovative farming practices of the state’s growers and ranchers. The winners will be recognized at the Florida Farm Bureau’s Convention at the Commissioner Ag Environmental Leadership Breakfast on October 25 at the Sawgrass Marriott in Ponte Vedra. Shane Platt heads Kissimmee Park Properties, LLC, in St. Cloud. Kissimmee Park Properties’ goal has been to protect the ranch as both an economic source and as a sustainable wildlife habitat and ecological component to the region. The ranch has been under the same family ownership for 135 years and operates a 250 head cow-calf operation. The ranch has always operated in an environmentally and economically sound method to ensure the natural environment can be passed on

to the family’s sixth generation of ranchers. Kissimmee Park Properties recognizes both the economic and ecological value of a well-run cattle operation and represents Florida cattlemen well. “These recipients represent the best of the best in developing and implementing progressive techniques to safeguard the environment and conserve natural resources,” Commissioner Putnam said. “All three share a commitment to protect and preserve Florida’s resources while continuing to provide top-notch agricultural products for our state, our country and across the globe.” OSCAR president Susie Graves chimed in on this success, saying “OSCAR would like to congratulate Shane Platt (the husband of our Association Executive, Carol Platt) for being one of the three winners of the state’s AgriculturalEnvironmental Leadership Award, which recognizes agricultural enterprises that are at the forefront of developing and adopting environmentally innovative farming practices. As realtors often quote, ‘Under all is the Land’. Thank you, Shane for protecting that land, and congratulations again.”

OSCAR has partnered with the Education Foundation of Osceola County to further the scholastic ambitions of several local youths. Association Executive Carol Platt gave enthusiastic praise to the students, saying “These students are about to embark on a journey into bright futures. Its goals are to help provide quality education to local youths. The scholarship program has been in effect since 1992.

I would like to sincerely thank everyone at OSCAR who made this all possible for me. Without this financial assistance it would’ve been a greater struggle to further my education. Fortunately, that is no concern of mine. I promise to make great use of such a generous gift. - Alexandria Suarez

IRS EXTENDS VOLUNTARY DISCLOSURE OF OFFSHORE TAX ACCOUNTS MEDIA CONTACT: Peter Pappas

EMAIL: ppappas@pappaslaw.com

The Internal Revenue Service (IRS) announced the indefinite continuation of an IRS amnesty program called 2012 Offshore Voluntary Disclosure Initiative (OVDI). The program is available for taxpayers with unreported foreign financial accounts, entities, or income. The OVDI limits the potential penalties associated with the failure to disclose foreign accounts, assets, and foreign income. The 2012 OVDI limits taxpayers with undisclosed offshore accounts and assets exposure to civil penalties. If you do not participate in the OVDI program and are discovered with unreported foreign bank accounts, unreported foreign income, and certain undisclosed foreign assets you will be subject to criminal prosecution and the following extremely harsh penalties: 1. Failure to report a foreign account. This penalty is the greater of $100,000 or 50 percent of the total balance of a foreign account for each year held. 2. A fraud penalty equal to 75 percent of any unpaid tax 3. Penalties for the failure to file information returns. Individuals with undisclosed foreign income and accounts face the possibility of criminal prosecution. Taxpayers who want to significantly limit their exposure to criminal prosecution and overwhelmingly burdensome penalties must act fast. Offshore Banking is currently under great scrutiny by the United States Department of Justice (the “DOJ”) and the IRS. Offshore bank accounts and offshore income require special IRS and Department of Treasury reporting. Owning an offshore account is not illegal but taxpayers

WEB: www.pappastax.com

are required to declare and report any offshore bank accounts and income each year with their tax returns. The Foreign Bank Account Report (the “FBAR”) is used to report a taxpayer’s financial interest in or authority over offshore accounts in a foreign country. The willful failure to disclose offshore accounts, or to report all of the information required on an FBAR, can result in severe civil and criminal penalties.

The Osceola County Association of REALTORS® has recently bestowed a charitable contribution towards the Oklahoma Disaster Relief cause to support relief efforts in the wake of the devastating tornadoes that ripped through the state this past spring. The destruction unleashed on the state left many residents displaced, and the Oklahoma Disaster Relief organization exists to help these people relocate and rebuild their lives. The Oklahoma Association of REALTORS® is working with local boards within the state as well as neighboring state REALTOR® Associations to help with the collection and dispersal of funds. They further assist by compiling a list of REALTORS® directly impacted by the twisters and another list of potential rental

RISING us hOME pRICES COULD BOOST WORLD ECOMONY

MEDIA CONTACT: Shelley Freeman

PHONE: 407-392-4616

More than five years after collapsing housing prices and rising levels of distressed properties led to a U.S. financial crisis, properties in some areas are returning to pre-recession values. That may bode well for economies outside of the United States too. Because of the global interconnectedness of finance, an improving housing sector here could be a boon for capital markets across Europe and Asia. In May, average US home prices had returned to spring 2004 levels. New home sales have climbed to a five-year high in June, according to the US Commerce Department. “There’s been a sharp turnaround over the last 18 months,” said economist Dean Baker, co-director at the Center for Economic Policy and Research, a Washington DC-based think tank. It may not be only US homeowners that benefit from the real estate rebound. The shift may also translate into benefits for Denmark, Greece, Argentina, Norway and dozens of other countries in Europe and Asia that experienced similar real estate price collapses after the US decline, say experts. For example, in Dublin, Ireland, which fared badly during a real estate bust, prices have risen by 8% since last year. In

EMAIL: shelley@frontlinerealty.com

the UK, July housing prices rose 1.9% year-over-year in June, their fastest pace since 2010. With the housing sector making up a large part of the US economy, housing cycles in America can impact the economy on a global level because of the country’s size, said Susan Wachter, professor of real estate and finance at the Wharton School at the University of Pennsylvania in Philadelphia. The impact of US real estate on the rest of the world is a relatively new phenomenon that came about in the 1990s as global markets became far more intertwined, said Wachter. Nowadays, with real estate assets making up roughly 20% of private wealth and interest rates that are more closely matched set on a global level, real estate cycles around the world have become more correlated. One key ingredient: the world’s integrated financial sector. As the world’s largest banks, including US-giants JP Morgan Chase & Co and UBS return to profits, homeowners benefit on the margins. “Their recovery indirectly affects their ability to lend not just in the US, but worldwide,” Wachter said.

Thank you for your thoughts & prayers. The Flowers were in her room and she could enjoy. -Richard & Nancy

TOP 10 EMAIL SUBJECT LINES THAT GET OPENED

REPORTER: Chris Florence EMAIL: chris@abrandaid.com

Email marketing has been, by far, the best tool around for connecting with existing and potential customers. It’s also a tool that goes unused or used incorrectly by so many businesses. When you send email out to your existing customers or subscribers it makes your business seem more credible and adds that personal touch that is usually missing through electronic communication. However, before you can even nurture that connection, you will need to get the customers. This means creating emails that won’t get dumped in the spam folder and actually get read. The phrase “The first impression matters” was never truer than it is with email subject lines. A perfect subject line will grab the users attention and entice them into wanting to find out more.

free stuff) 3. This is like cheating (Implies a secret to make something easier for the reader, like making money). 4. Are you making this 100 year old mistake? 5. Less than a minute to huge amounts of website traffic. 6. I’m sharing info they don’t want you to know about. 7. Do you suffer from<...>? 8. Fwd: Private invitation 9. I really need to share something important/ amazing with you. 10. The amazing secret to (losing weight, making money, living happily…the options are endless).

Different Styles

Here are some of the top email subject lines that get opened. Keep in mind that personalizing them and customizing them can make all the difference.

There are a few different styles or categories that email subject line fall into as well. Used wisely, these could help get your emails noticed.

1. Warning (add enticing info like “reading this email can change your life”) 2. Free offers just for you (People like to get

How-To -– This one grabs the reader’s attention because it promises to show them how to achieve a certain goal or benefit. Take an irresistible benefit

013 or offer and add “How To”. It’s that simple. “How to make…” has come up as the top opener in this category.

Fascination - This one can use the words “discover”, “amazing”, and “secrets” in the subject line and work because they grab the reader’s curiosity and make them want to learn.

List - Using a subject line like “10 reasons why…..” shows your audience that you have taken the time to compile a convenient list about a subject that interests them.

Announcements -– Sharing news is a great way to make people feel like you are including them in something special or that they are one of the first to hear about something new.

Curiosity -– Use a subject line that suggests the they may be missing out on something great. For example “Mark, are you making a common mistake?” Time sensitive -– “Only 3 days left” or “Only 20 copies available

TIPS Above are just some examples of the top email subject lines. You can easily craft your own by following a few simple tips.

Personalize it -– A subject line that is personalized is like calling someone in a crowd of people. It will grab the attention of the reader. It’s a pretty

standard step and you can take it one step further by adding other personal details like the city the receiver lives in. Example: Chris, want to do something fun this weekend? Now make it extra personal: Chris, want to do something fun in Tulsa this weekend? Keep your subject lines short Take a look at your own inbox. Does any one subject line really stand out to you? I bet the subject line is a short one. You need to make the subject line short but mention the most important elements in the first couple of words.

Keep your subject lines short. Use simple

formatting. Make use of some

compelling angle

Use simple formatting that is understated – What this means is not sending out a subject line in all caps or with too many exclamations. It looks too much like a hard pitch sales method and will end up getting ignored. Write like you would to a friend or family member and keep it professional and personal. Make use of some compelling angle that will grab your reader’s interest. Make sure your subject actually has to do with the content of your email. No one likes getting an email with a specific subject line that grabs their interest www.osceolarealtors.org just to find out that the actual email has nothing at all to do with the subject. It’s misleading and makes you look untrustworthy.

DocuSign’s e-signature software is also included with some plans. www.cartavi.com Price: There’s a free plan, a basic plan, and a premium plan. The free plan gives you 1 GB of storage and lets you create only three transaction rooms. It does not include DocuSign e-signature or faxes. The basic ($10 a month) and premium ($20 a month) plans include DocuSign, an unlimited number of transaction rooms, and inbound and outbound faxes. With the basic, you get 10 GB of storage; the premium offers 20 GB of storage.

2. Ink Cut out a trip to the store for thank-you cards. Ink has a collection of more than 100 designs that you can customize by adding photos from your phone or iPad and choosing color schemes and photo filters. Once you’ve typed out a message, enter the recipient’s name and address, and the card will be delivered via U.S. mail in three to seven days. Janine Armata, an agent with Realty Connect USA in Huntington, N.Y., uses Ink for quick follow-ups after meeting new or potential clients. “After an appointment or meeting a new contact, I can immediately send out a note as soon as I get in my car,” she said. “I avoid getting distracted by everything else that is going on that day.” www.sincerely.com/ink Price: The app is free to download; each card costs $1.99 to send.

3. eKEY Supra Systems’ eKEY eliminates the need to carry any property keys around with you. Supra, which developed a line of electronic lockboxes, created the eKEY app to turn your smartphone into a lockbox key. A small eKEY

adapter that plugs into your phone uses an infrared or Bluetooth signal to open the lockboxes. Every time a lockbox is opened, the activity is recorded tothe eKEY app in real time so you can always be aware of how many showings have taken place at your listing. Showing agents can also log comments on the app about a buyer’s interest in a property. www.supraekey.com Price: The eKEY adapter, available for purchase through Supra and most MLS boards, costs $55. The eKEY “basic” plan, which only provides the wireless technology to open the lockboxes, costs $14.73 a month; the “professional” plan adds other features, such as MLS data and instant showing updates, for $25.73 a month.

4. Sales Calls on Fire Set your yearly goals and track your sales activity on the go. With a tap of the screen, you can update how many calls, appointments, e-mails, and sales you made for the week. You can input the sales amount for each transaction and compare it to your yearly goal so you can see how much progress you’re making. The app also includes sales tips. The app’s creator, Sandy Barris, described it as a much simpler alternative to pencil and paper or CRM software . “It takes care of everything for you,” Barris says. “You’ll avoid all the difficult-to-use, frustrating, and confusing CRM tools that most salespeople are sick and tired of using.” www.callsonfire.com Price: $4.99 in the iTunes store; Android version is still in development.

5. REblasts Developed by RESAAS Services Inc., the REblasts app works sort of like Facebook. You can update your status with a new listing or share real estate news and activity in your area with other agents. The platform allows real estate professionals to communicate with each other about up-to-the-minute happenings in the market. It’s a way to generate leads by keeping your network up-todate on your activity. You can like or unlike individual “reblasts” and upload photos. http://corporate.resaas. com/features/reblasts/ Price: Free Reprinted from REALTOR® Magazine Online, August, 2013, with the permission of the National Association of REALTORS®. OSCAR member Sue Vasquez, recently participated in the twoday Leadership Academy in Chicago, IL, on August 3rd-5th, sponsored by the Women’s Council of REALTORS® (WCR), a national professional development organization with 14,000 members. Vasquez is President-elect of the Osceola Chapter. of the WCR. More than 220 elected officials attended the annual, invitationonly Leadership Academy, which provides leadership and chapter management training for incoming WCR local and state chapter presidents and regional vice presidents. As a volunteer leader, Vasquez’s role is to deliver on the Council’s brand promise to provide education, business tools and support that meet the distinct needs of women entrepreneurs in the REALTOR® community. The Academy provided hands-on training in areas like team building, conflict management and effective meetings. Vasquez also learned techniques for developing superior education programs, providing business networking opportunities to chapter members and recruiting and retaining new members to the chapter. “WCR focuses on providing quality training that prepares leaders with the skills and tools required to lead their members to the highest professional level,” said Anita Davis of Baltimore, Maryland, the 2013 National WCR President and Chancellor of the Academy. The Women’s Council of REALTORS® is a nationwide network of more than 14,000 real estate professionals who include many of the best and brightest in the business. affiliate supra keys and cbs (Call before showing)codes Affiliates must first obtain a CBS (Call Before Showing) code from the REALTOR® for each Supra Lockbox in order to gain access. REALTORS® on the other hand, just have to enter their pin code to gain access to keys and a house. Unfortunately, many times REALTORS® are not aware of the CBS code for their lockboxes, which can result in issues for Affiliates who are trying to access a listing property.

The Supra CBS code is given to lockbox owners at purchase along with the shackle code and lockbox serial number. The shackle and CBS codes can also be obtained at www.supraekey. com if you have previously registered your lockbox on this website. By registering your lockboxes at this website you can track lockbox activity as well. If you are the owner of the lockbox, you can also call the Association for shackle and CBS codes.

For Association and REALTOR® insurance liability purposes, our Supra procedures require CBS code entry for Affiliates. REALTORS® are bound by Licensing and MFR regulations and the Code of Ethics while Affiliates are not bound to such REALTOR® or Licensing regulations/ethics.

Due to the potential liability, OSCAR staff cannot give out shackle or CBS codes to anyone except the Owner/Purchaser of Supra Lockboxes. If you have any questions or require assistance, please feel free to contact us.
